$2.3m sale raises East Cott bar Highest price for over a year in ‘overlooked’ section of Cottesloe , writes SCOTT WOODSIDE

A STUNNING new property located at 3 Gordon Street, Cottesloe, has achieved a selling price of $2.3 million for the eastern section of Cottesloe bounded by the railway line and Stirling Highway. Caporn Young Estate Agents principal Richard Young said the sale – which was the highest price achieved for a property in the area during the past year – would draw attention to this section of Cottesloe which had been historically overlooked by the real estate market. “The solar passive home with a five-star energy efficiency rating sets a new benchmark for architecturally designed homes in WA, and is a major first step in the renaissance of this area of Cottesloe,” he said. “This precinct of Cottesloe offers buyers fantastic value for money when you consider that many of the home sites in the area are elevated and within easy walking distance to all of the amenities in the surrounding area. “Land here is currently selling for around a quarter of the price – up to $10,000 per square metre – around the oceanfront area of Cottesloe.” The seller of 3 Gordon Street is Conrad Oma who purchased the old Anglican

Lower interest rates, higher rentals forecast And sale times will quicken, according to Property Group director Adrian Ballard THE downturn in the world stock markets will result in lower interest rates for the Perth property market, Jones Ballard Property Group director Adrian Ballard says. He said a number of major banks had already dropped their long-term fixed interest rates in response to the downturn in the global stock market. “If events of 2008 are repeated when there was also a major fall in stock market values, then interest rates in Australia should fall significantly over the coming months,” he predicted.
“Rises in interest rates during 2010 had an adverse effect on the Perth property market by making property less affordable especially for first-home buyers. “This resulted in a major blowout in the number of properties listed for sale in Perth, which now totals 17,000.” Mr Ballard said it now took on average 82 days to sell a home in Perth – an increase of 16 days compared to 2010. “Lower interest rates should see the number of properties listed for sale begin to fall over the coming months as the buyers
become more active. “Jones Ballard has recorded a rising number of inquiries over the last month due to the fact that interest rates were forecast to remain stable. If they fall as expected, these inquiries will now turn into actual sales. “In particular, our company expects greater activity from property investors – our property management department is now recording rental vacancy rates below 2 per cent in recent months and as a result weekly rents are beginning to rise.” Mr Ballard said lower interest
rates would encourage more investors to purchase properties in Perth especially as the underlying fundamentals of the WA economy still remain strong. “In times of economic uncertainty, investors focus on safe investments and one of the safest is property, particularly in WA which is one of the strongest economies in Australia,” he said. “Despite the uncertainty in the stock market, the prospects for the Perth real estate market look very positive during the coming 12 months, especially if interest rates fall significantly.” ■
