Terms & Conditions Builder reserves the right to accept or reject any application. Once allotted and agreement signed, the prices are firm. All payment by demand draft or by local cheques favouring M/s. Kaninghat Associates payable at Thrissur. Possession shall be given to the customer only after settling all the dues to the firm. Any disputes are subject to Thrissur jurisdiction only. In case payments are not made as per agreement signed, the builder reserves the right to cancel the allotment, in which case the amount liable to be returned will be paid with out interest, only after reallotment to any other party. VAT on works contract, service tax, stamp duties, fees and other expenses incidental to the registration documents, KSEB deposits, other KWA deposits and water connection charges, telephone cabling expenses, building tax, property tax and any other taxes, contribution to labour welfare fund, deposit for the Owners Association etc. will be to the buyers account. Builder is not responsible for any delay in water/electric and other service connection due to the delay with concerned department. The area is inclusive of wall thickness and proportionate share of common areas.
Documentation On allotment of flat, an agreement for the sale of undivided share of land and a contract will be executed between the land owner, the builder and the purchaser and composite value of land and building will be shown in payment schedule. The sale deed of the undivided share in land will be registered in favour of the purchaser on receipt of the entire payment and before handing over. Documentation charges, registration charges and incidental expenses for the registration of the sale deed will be on the buyer’s account.
