How we work Most buyers will begin their property search online, browsing through homes in their desired area and looking at photos, floor plans and maps to see which properties they like, and which they don’t.They will then contact the appropriate estate agents to arrange viewings on their favourite properties. It’s incredibly simple and saves buyers so much time, that it’s easy to see why Rightmove, Zoopla & Primelocation have become the successes they are. Our philosophy is to cut out all the non essential costs of running an estate agency and to save you money by working smarter. Our experienced estate agents work from a single, central location which means we don’t need your money to pay expensive rents on the high street. A local estate agent might charge you between 1% and 2.5% + VAT of the sale price for selling your home, but all of our costs are kept low and are fixed up front so you only pay for the services that you need. 4

Pricing Information
This is our most popular service where buyers who know their property will sell prefer to pay a small amount to get themselves on to the market, safe in the knowledge that they will not have to pay anything once they have found a buyer.

Some sellers are so confident that their property will sell immediately that they want to pay a marketing fee to get their property on to the websites, safe in the knowledge that it won’t be there too long.
Some sellers are more cautious and do not want to commit to paying anything until they have found a buyer and the sale has completed. They are still saving thousands compared to a local estate agents but have not ‘risked’ anything by paying upfront.

Let your property We will take high quality photographs of your property, measure the rooms and create detailed particulars for your approval. Once you are happy with these, we will upload your property details to online property websites such as Rightmove, Zoopla and Primelocation. With each of the services we provide: We will advertise your property and when offers are made, negotiate on your behalf. Once a tenancy has been agreed we will reference the tenants, take initial payment for the deposit and first month’s rent, register the deposit with the DPS (Deposit Protection Service), create the tenancy agreements, and handle everything up to the day of move in. FAQs What is the difference between you and my local estate agent? Not much, other than the price. A high street estate agency may have a shop window and provide accompanied viewings but they will charge you a larger fee for the privilege. You will need to decide whether you think this provides value for money over our streamlined services. Who handles the offers and negotiations? We handle all offers and negotiations between you and your buyer just as any traditional estate agent would, as this is a crucial part of the selling process. We will always push for the highest price for the homeowner. I can’t see you have any properties for sale in my area, should I still use you? On the whole, buyers are more concerned about whether the house is right for them, rather than which agent it is on with. When a buyer sees a property that is the right size, in the right location and on at the right price then they will arrange to view that property, regardless of which agent it is on with. We have a proven record of selling properties in different areas of the country, and whether we have properties for sale in your area or not really does not affect your chances of selling. 17
