TH E CO N C E PT A superb retrofit of this stunning historical building, incorporating the beautiful original colonial architecture with a contemporary and luxurious design. The project will bring a high end spa, hotel and members club to the forests of Rio. TH E CO N C E PT - t h e h ot e l Renowned architect Vasco Vieira will be transforming this building with a strong focus on style, comfort and luxury. He will be creating stunning light rooms, a rooftop pool, contemporary design nestled amongst the colonial architecture and lush forest. The tower is to be fully restored, whilst the wall of the building is to be converted into a living wall to soften the impact of this large structure, allowing it to blend into the surrounding forest. Penthouse apartments will have large suspended boxes with full frame glazed panels to maximise the stunning views. The floor heights will give great flexibility to the architects in design and use of space. A new multilevel pathway will be created that will lead to the gardens and the tree villas.

All the suites will be equipped with the latest communication and technological devices. The second group will be a small collection of “water villas” which will be located on and around the man made lake that will be created for this project.



SIX SENSES - shared element This section of the Six Senses City Club will be accessible to members and their guests as well as hotel guests. Six Senses will create a multi-restaurant bar concept. The design and cuisine of the different areas will be dramatically different. The Gastrodome will provide a dining experience never seen before. The wide range of cuisine and the different atmospheres created within this Gastrodome will meet all customers and members demands. It will include Organic and healthy food on the go; Sophisticated world flavors; Raw food and organic salad bar; Juice bar, Wine cellar with a degustation menu; Lounge bar.

As at all Six Senses properties, there will be a Six Senses gallery where various Six Senses merchandise will be made available. The galleries offer a range of unique products specifically sourced and created from environmentally friendly materials. They include handcrafted stainless steel items, wood ware, apparel and accessories, furnishings, decorative items and exclusive skin-care products. The galleries also carry a range of personal care amenities, souvenirs and reading material for guests.

The club will have it’s own special clubhouse in the original Baron’s House as well as access to the Spa and other special facilities which Six Senses will bring. Providing comfort, fun and excitement for a fast growing, more international group of Brazilians, as well as international people with fast growing interest in Brazil. The members will also have privileged access to the Centre for Applied Sustainability with its links to cutting edge technologies, corporate and political strategies, researching and applying economic, social and environmental solutions.



S I X S E N S E S - p r i vat e e l e m e n t THE LIBRARY & MEMBERS ENCLOSURE / MEMBER ZONE This section of the Six Senses City Club will be accessible only to the very privileged and limited members of Six Senses City Club. They will be situated in a private Chamber accessible only with full membership, and incorporating all the traditional value of an exclusive members club, such as one of the best wine sellers and champagne bars of world, the best chocolate bar in the NEW world, privileged access to all facilities of the hotel, SPA, restaurant, work areas and conference rooms. The chamber will then have an open space, with excellent contemporary lighting and chill out music, and in one of the walls there will be an eye or finger print scan that will recognize the member and activate a second door leading to the “Hidden Element”.

Private Working Spaces Within the central Select area, there will be an area that will completely redefine members clubs as they are known today. It will incorporate the most contemporary elements of design and lighting, providing and meeting all the needs of members, surpassing any previous experience of true values of service and discretion. Due to the very limited number of Six Senses Select members, this area will never be crowded, and each member will be guaranteed to have access to all areas 24 hours a day, 365 days of the year. There will be a Library, plus a host of other specifically designed areas for work and relaxation. There will be meeting areas, where members will be able to hold meetings with non-

members. Members will be able to meet their guest through arrangement with the members PA, and will have exclusive access to the meeting rooms from the Select side. Private Wine Cellar With a special stock of fantastic wines, this will be available for private tasting upon request. Our sommelier will contact top vineyards and iconic wines world-wide (both old & new world) and reserve small amounts that are exclusively at our members’ disposal.



S U STA I N A B I L IT Y Sustainability will be a central theme of the Club. Members will be able to learn, interact and engage as much as they choose. The book and video library will have a wealth of information on Sustainability, in the broadest possible way. Whatever is not physically on site at the Barron’s House, will be made available to the Member who requested it in a short period of time. This will be one of the commitments of the Club’s library. With a track record of over 30 years of experience in organising and leading expeditions, Marcelo de Andrade, member of the below mentioned institutions for over 25 years and his wife, Andrea Fasanello a Director of ProNatura and a Founding Member of the TIjuca Centre of Applied Sustainability will be developing expeditions in association with some of the most renowned organisations of the world,

such as the Royal Geographical Society (UK), the Explores Club and National Geographical Society (US), Natural History Museum (France). The Members who wish to get more involved in Sustainability, have the privileged access to all such projects. Initially with a visit to the urban projects in the “Pacified Favelas” in Rio de Janeiro, engaging as volunteer, donor, teacher, etc. In addition Members will also be able to get involved with other projects covering the four corners of the globe for example; Brazilian Amazonia, Atlantic Forest and Pantanal; Agentinean and Chilean Patagonia; highlands of Peru; African Savannahs; frozen Alaska and Siberia, the most distant archipelagoes such as Vanuatu; exotic islands such as Madagascar or Marajo, etc.

CA STE LO A N D T H E COM M U N IT Y The restoration and renovation of the Castelo will serve as the anchor for the rebirth of the whole village and community of Alta da Boa Vista. Having a hotel and condominium which is truly world class will encourage the renovation and renewal of private houses, shops and restaurants in the village itself.

Pro Natura are already helping develop skills and creating small businesses in those communities. This is part of the central goal of the developers to develop a financially sustainable community and Six Senses share this objective totally and will play a very full part in it’s execution from the recruitment phase onwards.

We hope that Founder Members also want to be a part of this process and that will be promoted and assisted.

The Tijuca Centre for Applied Sustainability and Pro Natura will of course also be at the heart of our determination to develop the whole Castelo site using sustainable materials and with sustainable sources of energy. They will have a base within the grounds of the Castelo which will be a training centre in the Castelo during the development stage and then become a resource centre and conference centre once development is complete.

In addition the Castelo will be providing a large number of new jobs which will be very significant to the local communities and the development of a programme of recruitment and training is already underway and the focus will be on recruiting staff from the local communities whenever the skills either exist or can be developed through training.



D EV E LO P E R S ELEMENTS CLUB AND MERITO Elements was founded in 2008 by Edward Baillie a British citizen, who is now a permanent resident of Rio de Janeiro. After creating some special resort developments in Portugal he has been building a niche development company in Brazil. This company combines the best of European and other international experience with Brazilian flair and imagination. The team that he has now built up is based partly in London and partly in Brazil and has developed a philosophy based on delivering the highest possible standards, while endeavouring to be at the forefront of environmentally sustainable and ecologically responsible development.

The first three projects in Brazil, the Castelo, a Fazenda in the South of Bahia and the Sao Paulo City Club. In the Castelo project Elements is working in partnership with the team who have acquired and started to develop the concepts around it’s driving force, Marcelo de Andrade who will be Chairman of the Castelo operating company and the financial planning and control will be carried out by Merito with Manoela Arashiro as CFO. The emphasis of Six Senses on protection of the environment and on stainability will complement the existing emphasis on these issues from Marcelo de Andrade and his his wife Andrea Fasanello and their Merito Financial Stainability business.

Andrea’s passionate support of the work of NGO Pro Natura and their work both on protecting the environment and on regenerating the economies and Societies of the local communities which were blighted for so long by drugs and drug dealers. There will be a Pro Natura center in the development and an explorers club available for members who wish to get more involved and learn more about their work.

Operator Six Senses The international hotel operator Six Senses, having recognized that there is an extremely high demand for exclusive, membership led city clubs, in the leading international cities of the world is to launch the first club of this kind in South America’s leading city - São Paulo.

Target The execution of this project will be very much a Brazilian operation. All the technical aspects of the project will be managed by Target Desenvolvimento Imobiliário through its team, coordinated by Miguel Giacummo and Ricardo Borges, who are advising the developer, Elements Club, in the identification, negotiation and development, enabling the implementation of Six Senses City Club in São Paulo. Target will be responsible for liaising with the architects, controlling the project costs, time lines, planning and management of works and also for the selection and supervision of construction work.

Architects Vasco Vieira Having studied and trained in South Africa, Vasco Vieira has been creating quality architecture for the last 15 years in the Algarve. Prior to setting up his own practice ARQUI+, Vasco Vieira was chief architect at the prestigious Vale do Lobo Resort. ARQUI+ was set up with the aim of creating innovative, high quality designs for the client searching for a unique product that reflects their personality and character. Having set up the practice


in 2004 Vasco Vieira was immediately rewarded for the quality of his architecture by being listed as one of the top 10 architects internationally by the Homes Overseas Magazine. As the practice has developed more awards have been given for the quality of the designs and built product.

De Fournier & Asscociados Founded in 1986 based on vast international experience of its chief architect. With offices in Rio de Janeiro and Sao Paulo serving both domestic and international markets. It is one

of the leading architects in Brazil involved in all segments of the real estate market, including hospitality, tourism, and large urban projects. De Fournier is recognised for its strong entrepreneurial vision, efficiency and total commitment to achieving goals set by its clients in an environmentally sustainable and socially responsible manner. Environment Eduardo Lins One of Brazil’s leading environmental consultants and has advised for many years about florestal issues and reforestation.

Sales & Marketing Sotheby’s Elements has already established agreement with Sotheby’s International as Sales Partners who have a strong prescence in Brazil and wide experience in property marketing in the international market.


TH E F O U N DAT I O N S The foundations of the Castelo project began many years ago starting with the two historical buildings. We intend to inject the best of modern architecture and technology which will go hand in hand with the orignal features. We hope to create a community which will be truly extraordinary both in terms of quality and exclusivity. The architects both in Europe and Brazil are already working on developing the basic concepts producing detailed and specific development plans. Discussions are already underway with the local planning authorities and we are operating under the special rules which have been created by the “Pacote Olimpico” which will speed up the planning process. The official house of the Mayor of Rio de Janeiro makes him a neighbour of the Castelo and the owners have had his enthusiastic support since the birth of the project.

Six Senses have already enthusiastically endorsed the project and a Memorandum of Agreement is currently being negotiated and agreed. The Membership Committee of the Club is now being finalised and they will soon start the process of inviting Founder Members and assessing applications of those who are referred to apply for membership. Elements and Merito have already formed a joint management team which is now operating out of Merito’s Rio de Janeiro base. Many other things are already underway and the developers are very confident of comfortably meeting the City’s core objective for new hotel accommodation of “lights on” by the end of 2015.
