THE STORY.......


History Edward Baillie has been involved in a variety of prejects buidling and dveloping in three different sites on Portugal’s beautiful coast line. Ted has a track record of successfully delivering high end hotel / private residence resorts. and has fulfilled a variety of ro;es woithon these developments. The three resorts are: Iberian Villas Joia Das Dunas Peralta Beach


History The first project was at Val do Lobo, where a deal was negotiated with the owners of Vale do Lobo to buy 6 plots of land on one of the golf courses. The transaction was completed with two partners in London with property experience in a new SPV called Iberian Villas. As a result of the work that I did at Vale do Lobo I was introduced to an opportunity just north of Lisbon on Portugal’s “Silver Coast”. Lisbon itself is an ancient city with a modern soul. The Portuguese capital, unlike most other major cities, is contained within an historical city perimeter and therefore extremely accessible, surrounded by famous destinations such as Cascais and Estoril. With Roman, Moorish and European influences Lisbon is rich in architecture and culture with a vibrant city night life; live music, great wine and outstanding cuisine. Joia Das Dunas, which was going to be designed by Vasco Viera who had been Chief Architect at Vale do Lobo. Together with my partner, George Sitwell, we become co-developers with the hotel operators. We bought all 18 villas before the project had even started infrastructure works and worked with Architect Vasco Viera and introduced Hanbury as Project Managers and we worked with a local construction company. Peralta Beach is a plot of land which George and Ted found and acquired and developed a project for a hotel with 10 bedrooms and 27 houses. The whole project has been developed with Vasco Viera as architect and Hanbury as Project Managers.

Iberian Villas Edward Baillie was the project manager in this project building in conjunction with Iberian Villas LLP. In 2005 Iberian Villas LLP identified and then acquired six plots within Vale do Lobo on which to build luxury detached villas with pools. Vale do Lobo, the upmarket golf and beach resort in Portugal’s Algarve, has grown over more than 40 years to become one of the finest and most established luxury developments in Europe. Situated just 20 minutes from Faro International Airport, the resort is approximately three times the size of Monaco, offering a unique haven for home owners and the perfect destination for a holiday. Leisure and sport Leisure facilities are second to none, including two magnificent 18-hole championship golf courses. The Royal & Ocean Golf Courses were designed by the late golfing legend Sir Henry Cotton and redeveloped by American architect Rocky Roquemore. On the Royal Course you will find the most photographed hole in Europe – the 16th, a par three which requires a carry over sea cliffs. The recently upgraded Ocean Golf Course is famous for its beauty and spectacular views of the Atlantic Ocean. The resort also boasts the largest tennis facility in the Algarve with 14 courts, gym, sauna, swimming pool and coaching programmes for adults and children. The Tennis Academy hosts several international tournaments each year, including the annual Vale do Lobo Grand Champions on the ATP Seniors Tour held at the resort every August.


Iberian Villas A flight of steps leads to the beach from Vale do Lobo’s Praca, a complex of luxury restaurants and bars where the air is filled with the scent of warm wood, maritime plants and the ocean. Guests can lie back on a sun chair and enjoy the refreshing seabreeze and all of the Praca’s facilities. For more active visitors there are 25 sports on offer, including many water and beach sports such as pedalos, jetskiing and beach volleyball. Vale do Lobo’s two kilometre beach is carefully maintained by the resort to preserve its natural beauty and has become a popular venue for competitive sports tournaments. For sun-worshippers and swimmers there is the ocean side Rotunda swimming pool, which is conveniently located next to the Praca. From its poolside terrace visitors have a dazzling view over the ocean and younger visitors can enjoy their own children’s pool, complete with a water-slide. All of the plots are within Vale do Lobo’s most sought after Zone 9 area and adjoin the Ocean Golf Course. They each have the benefit of outstanding sea views to the South and, in four cases, wonderful views over the valley to the North. Vale do Lobo’s year round sunshine and accessibility (only 2.5 hour flight from most European airports) makes it the perfect retreat for any season and the ideal bolt hole from Britain’s lower temperatures. The coastline location means there is a fresh breeze from the Atlantic that is welcome in the hotter months of July and August.


Iberian Villas On purchasing a property, owners can join the Proprietors Club which offers many services to take the stress out of owning a second home abroad. The Club looks after the interests of property owners whose staff act as personal client managers and each staff member is allocated a specific number of property owners, co-ordinating management packages to suit individual needs. The services available include account management, housekeeping, garden and pool maintenance, provision of quotations for home refurbishment, insurance and even baby sitting! The resort has its own ambulance and fire service and a family Medical Centre which is open round-the-clock. A camera vigilance system operates day and night in the main areas of the resort and seven GPS linked and first-aid trained security staff patrol the resort at all times 24 hours a day. Visitors are attracted to Vale do Lobo because it has the feeling of an exclusive selfcontained community. Facilities and services are excellent – from the on-site bank, post office and supermarket to insurance brokers, petrol station and car wash, plus a hairdresser, beauty salon, physiotherapy centre, fully equipped gym and a range of designer boutiques are all on site. Vale do Lobo provides everything at fingertip reach to ensure a hassle free existence with little to worry about apart from which golf course to play, when to leave the beach, who to play at tennis and which of the resort’s 15 restaurants and bars to choose from.


Iberian Villas Vale do Lobo never stands still. The resort recently celebrated its 40th anniversary and there is no sign of slowing down with many exciting plans in store for the future. A much anticipated and significant development project is underway following the approval of a €500 million investment in the new Vale do Lobo III area, which is set back from the coast on the eastern edge of the resort. In a phased development program, a range of property solutions will be offered set around the fairways and lakes of the Royal Golf Course. The development will effectively double the size of the resort over the next decade. Plans are in place for 126 plots for 283 luxury villas. In addition, Vale do Lobo III will dedicate a proportion of plots to large semi-detached properties as well as purpose built condominiums. A flagship of the Vale do Lobo III development and one of the first phases of the development, will be the five star Royal Golf and Beach Hotel which overlook one of the signature holes on the Royal – the 9th, a par 3 over a picturesque lake. Iberian Villas worked with Vale do Lobo’s in-house architects and designers to produce six outstanding individual villa designs, which look magnificent both inside and out.

experienced project management team managed the construction process through to completion; using two of their small panels of construction companies to carry out the actual building.


Iberian Villas Vale do Lobo insist on only the highest quality of building materials throughout the construction process, including internal woodwork, floors, kitchen and bathroom fittings. This quality is guaranteed in each construction contract. Vale do Lobo has represented an outstanding place not only to live but for residential property investment. All villas were sold in a price range is from 2.1 to 3.5 million Euros. Three of the six plots adjoined each other, backing onto the 8th fairway of the Ocean Golf course. Each with direct access onto the course in a very quiet part of Zone 9 of Vale do Lobo and enjoy excellent views over the golf course to the valley beyond. All three villas enjoy good sea views and these are maximised by their design. The swimming pools and terraces have all been located to take advantage both of the sun and of the sea views while each plot has a more secluded area designed to offer quiet on the golf course side. The three villas will be built together so that the owner’s will not have to move in with the prospect of construction going on around them. Three of the houses were then sold off plan and the others were built and then sold. All six have now been sold and the SPV closed down and money distributed to the partners.


Joia Das Dunas Joia das Dunas is an award winning development, located on Portugal’s stunning, largely unknown and totally unspoilt West Coast. The architecture is in a fresh contemporary style that incorporates the natural colours and materials of the surrounding landscape. The views to the sea overlook 600 meters of sand dunes which lead to the stunning Seixo beach, with its high cliffs, silver sand and natural waterfalls. Lisbon is only 45 minutes away and Lisbon International Airport 35 minutes away. Nearby, the unspoilt town of Santa Cruz provides shops, bars and restaurants and hosts a number of famous water sport events every Summer. The climate is mild and temperate with short winters and long hot summers ensuring an ideal environment in which to relax all year round. Edward Baillie worked with George Sitwell as co-developers on this project. It was designed in harmony with the environment, Joia das Dunas offers a comprehensive range of first class facilities and services. So you can relax, re energise and have fun all year round. Owners benefit from the facilities and services of the hotel and the skills and experience of its team in all types of occupancy. The villas can be enjoyed as an extension of the hotel, benefiting from all the attendant services and there is a comprehensive rentals programme.


Joia Das Dunas All villas have sea views and are situated amongst pine trees. Designed by the renowned Architect Vasco Vieira, they all have three en suite bedrooms, a pool, barbeque area, terraces, fully equipped kitchen, satellite TV and WiFi, and hidden underground parking. The latest geothermal heating and cooling technologies are used throughout the interiors and external pools. The hotel and spa is called Areias do Seixo. It is managed by Goncalo and Marta Alves, who also manage the villa rental programme, and own a number of local hotels, restaurants and bars. The Hotel will offer 10 guest suites and all residents have access to its stunning facilities, which include a restaurant and bar, pool, state of the art gym and a luxury spa. Set in a protected area, Joia das Dunas has been developed as environmentally friendly as possible using locally sourced materials and geothermal energy. The designs of the villas flow from Architect Vasco Vieira’s philosophy that your home should provide both an interior and exterior living environment. The layout of the floor plans provides a visual and physical link between the interiors and the exteriors. Many of the interiors have double volumes, allowing the rooms to be bathed in light from the inside and the outside. When the doors slide away they unify the floor plans into one space, the effect enhanced by there being no glass or frames on the corners.


Joia Das Dunas There are 10 Villas & 8 three storey Town Houses, each with 3 bedrooms and en suite bathrooms, gardens with pools and barbeque areas, and garages and basements. Many of the Villas have double height living areas and all have stunning sea views. Seven of the 18 Villas were then sold successfully off plan in 2007, mainly in the UK using advertising in the Sunday Times, and the construction of the hotel and all 18 villas was completed in 2010 and the hotel opened and is operating very successfully.


Peralta Beach Peralta Beach is a new development due to be built on Portugal’s Silver Coast, set in a beautiful unspoilt location that looks straight to the Ocean, with direct pathway access to the beach. Lisbon International Airport is only 40 minutes away. In view of the European market we have not yet started construction and are exploring other opportunities for Sales in Brazil and Russia. Peralta benefits from the facilities and attractions of nearby Lourinha & Obidos, & its proximity to Lisbon. Designed in an eco friendly, stunning contemporary style; this is the new face of Portuguese property. The development consist of 27 residences and a 10 bedroom spa hotel, designed by renown Portuguese architect Vasco Vieira. Hanbury are the Project Managers and the Construction Licence has been issued. Peralta Beach is uniquely positioned to maximize the stunning surroundings and ocean views. Peralta

The use of geothermal energy and 21st century technology to heat water and maintain under-floor heating at Peralta Beach is a defining feature ensuring that as well as being environmentally friendly the running costs are substantially reduced. Discrete slip-ways lead to underground parking leaving no cars visible throughout the development. The club will provide first class facilities and services. The facilities include the club’s spa, swimming pool, tennis courts, bar and restaurant. The club also boasts a large poolside terrace, fully equipped gym and WiFi zone in addition to the shoreline Peralta Beach Bar. First class service is available to residents 24 hours a day. The finest in Portuguese and Mediterranean cuisine will be available in the Private Residences, at the club or on the beach. A wide variety of services will be available including babysiting services, an extensive range of health and beauty treatments at the club’s spa, tennis or surf lessons plus the Peralta Beach Bar, outside the club there are excellent golf, equestrian and other sporting and leisure facilities within easy reach that can be arranged by the club.
