Foundation Systems Excavation, Demolition and Footings Soil is tested by geotechnical engineer to ensure bearing capacity. When demolition completes, excavation commence. Trenches will dug hole for footings and keep the site to same level. Footings are foundation for the site.

Ground Floor slab The waffle slabs (Ploythylene void) and reinforcements are constructed underground. Pipework for gas, electricity and sewage is installed.

1. SITE PREPARATION AND FOORING

2. GROUND FlOOR SLAB

3. VERTICAL STRUCTURE ABOVE GROUND

4. INTERMEDIATE FLOOR STURCTURE

1.1 The relevant permissions are required including building permit and demolition permit before starts constructing. 1.2 Site clearing to achieve good site condition, old existing landscapes and buildings are demolished. 1.3 Site survey is done by the surveyor to identify the building blocks and helps determining the proper site boundaries. 1.4 Designing the pipes and plumbing system and other fixtures. 1.5 Site soil condition is tested and summaried in soil report. 1.6 Excavation of earthwork in trenches for foundation footings.

2.1 Depending on the soil condition, choose appropriate foundation type and contruct footings underground. 2.2 Laying underground pipework for sewage, gas and electricity. 2.3 Formwork and installation of the spacers. This is to maintain the concrete cover and garantee the durability of the building. 2.4 The reinforced steel is installed before the concreting the floor slab. 2.5 In concreting step, exposed aggregate concrete is poured and dried usually around 20 days.

3.1 Steel type is selected and painted with corrosion resistant paint. 3.2 The steel framing system is constructed both in vertical and horizontal direction. Beams and trusser are bolted onto steel columns. 3.3 Exposed finishings are dealt with covering material. 3.4 Scaffolds are constructed on the ground for workers. 3.5 Ground floor timber stud framing is installed. 3.6 Structural bracing are installed to stud frames to support the structural systems.

4.1 After the installation of the vertical structural systems, intermediate floor structure construction starts. 4.2 Joists spacing and beam span are checked refer to construction drawings. 4.3 Scaffolding extends to the first floor to achieve the construction of first floor. 4.4 Floor substrate is installed by nails. 4.5 Timber trusses are bolted on steel beams. Joist hanger are fiexed on the timber trusses.

5. ROOF SYSTEM: ROOF STRUCTURE, SHEETING AND COVER 5.1 The scaffolding and barriers for safety are extending to the roof level for safety purpose. 5.2 Timber roof rafters are installed on the stud wall and connected by galcanised metal straps. 5.3 Breathable sarking is constructed above the timer roof battens to improve thermal performance through decreasing the flow on the roof structure. 5.4 Metal roofings are used for cover the roof top for bathroom, living room and kitchen part, refer to Stramit Speed Deck 700 (BMT: 0.42mm). 5.5 Box gutter 600mm are installed to guide the rainwater to the ground. 5.6 Support frames required for solar panels on the roof.

6. EXTERNAL WALL, WINDOW SYSTEMS, EXTRNAL DOORS 6.1 Brick wall (BL-01) Grampian blue dark blend is selected for cellar and store construction, and stairs as internal walls. The wall of bathroom is two layers of brick wall and one lay of stud wall. 6.2 Scaffold is reassigned to external of the house. 6.3 The insulations are used between the space of every stud inside wall to keep temperature stable. 6.4 Gap between stud wall and internal brick wall is filled by foam plastic. 6.5 Crane is necessary for placing the large glazing windows on the accruate position. Windows are nailed to the internal stud wall. External windows are double glazed to reduce noises

7. INTERNAL PARTITIONS, CEILING STRUCTURE, ROUGH IN SERVICES, WALL LINING 7.1 Internal timber stud walls and brick walls are constructed in area 3. 7.2 Basic services are set inside house like air condition in the kitchen and also some electronic devices. 7.3 The thermal insulation are intalled in the roof and also on the ceiliings of house. 7.4 Intalling the cladding starts after checking the windows positions. The cladding will be cut depending on the size of windows and doors.

8. FINISHING TRADS, JOINERY, APPLIANCES 8.1 All basic services are well organised and well set including heating and cooling equipments such as air condition and heating system. 8.2 Joinery: Use select textured timber and intalled on site. 8.3 All the walls are painted refer to material schedule. 8.4 Furnitures are placed in the correct positions and in good condition. 8.5 Recheck the pipework like gas and electricity if they work in right way. 8.6 Clean the house and put clean carpet and ready for living.
