Landscaping Grows Up
For over a half century now I have been an eyewitness to the evolution of the Northern Michigan cottage. As a child, I played in plenty of one-story dwellings with windows just big enough to see the lake. As editor of • • ••• • •• • • • • • •• •• • ••• • • for the past 10 years, I have seen the windows grow to sheets of glass that take up almost whole walls—and in some cases, sheets of glass that are the walls. It used to be the kitchen was a tiny room with the worst views in the house—a place where mom missed a lot of what went on outside. Fire rings meant some stones in a circle. A deck was a skinny strip of cedar planks with a wobbly rail attached. But over the years in Northern Michigan, outdoor spaces have become physical extensions of the cottage. Whole outdoor kitchens (including stone pizza ovens) grace generous brick or slate terraces. The fire ring is now a masonry statement, sturdy enough to dance on (not recommended!). No longer does the cook miss the kids splashing at the water’s edge, the water ski boat pulling to unload a group of laughing teenagers, the croquet game on the lawn … As people get busier, more disconnected from the natural world in the rest of their lives, it seems they want to immerse their entire waking hours outside the walls. It’s not surprising that, as the market for more elaborate landscaping has grown up here, our pool of landscapers has become larger, more skilled and more creative. Read on to get the flavor of the scope of what they are up to. In this issue, we bring you landscapes three ways: grandly sloped, sweetly compact and watery. The snow is coming down as I write this. But it’s never too early to lay plans for a spring project.

MAX Just as the Pardingtons were enjoying their newly renovated Leelanau County home, tragedy struck. Now they are learning rebuilding in its deepest meaning. Text by Heather Johnson Durocher

ohn and Lisa Pardington figured the 1950s bungalow off M22 on West Grand Traverse Bay surely was out of their price range, but the young couple decided to stop anyway when they saw an “open house” sign out front. They quickly realized that just maybe they could make it work—if they could only embrace the aging cottage’s numerous shortcomings.
“We came into this place and it was a mess,” John says, citing the 1,500-squarefoot home’s “bad space management” and electrical problems, among other issues. What captured their imagination, of course, was the expansive view of the water beyond the cottage. As the real estate agent described it, purchasing the 410-foot deep property with 100 feet of private frontage was “like getting the home for free.” John and Lisa have never forgotten this statement—“Those words still ring as true for us now as they did 25 years ago,” John says—and after building treasured family vacation moments in the cottage over the past two decades, the couple has created a second home that’s truly their own. “We absolutely love this place,” says John, whose family is from Leelanau County. John and Lisa, who own a grocery store in Canton, rented out the cottage yearround for 15 years, mostly on a weekly basis during the summer months and for longer periods in the off-season. They also traveled north to enjoy the cottage with their four children as much as possible. As their children reached their teens, renting the property no longer was as appealing; the family wanted to spend more time up north together. “The kids said, ‘No more. It’s our time in the sun,’” John says. “They are head over heels, deeply in love with Leelanau County.” Northern Home & Cottage

What also became clear was that it was time to give their beloved cottage some TLC. But it wouldn’t be too over-thetop: “We wanted a very comfortable home–nothing fancy with four kids and two dogs,” Lisa says. They considered their options: tear down the cottage and start from scratch (as some builders suggested) or remodel. Demolishing the cottage and building new proved to be outside their desired budget, so they began to “think outside the box,” Lisa says. “John stayed up all night one night and came up with a plan,” she adds. The Pardingtons shared John’s vision with Mike Collings of MAC Custom Homes in Traverse City. Working with Mike, they developed a two-phase plan that would ultimately result in the Pardingtons’ dream lake cottage. When the MAC team gutted the cottage, they found places where there was no insulation and also a hidden bathroom window. Over the next eight months, the three-bedroom cottage was transformed. “Their living room was very small and they had an even smaller family room—both had glimpses of the water, but not the expansive windows typically on a waterfront property,” says Marcy Hurst, executive assistant with MAC Custom Homes.
CLOCKWISE: Renovations revealed a bathroom window that had been walled-off. The Pardingtons made extensive improvements to the cottage's landscaping. What once was an aging cottage with closed-off rooms became an open, inviting and intimate place for gathering family and friends.

Renovations included opening up the main family room so that it connected with an open dining area as well as an updated kitchen. “You never saw the view,” John says of the original layout. “Now, you walk in and there’s a million dollar view—maybe a $10 million dollar view.” MAC Custom Homes also reconfigured the home’s entrance, from a laundry room/foyer to an airy entryway featuring a built-in bench and separate room for the washer and dryer. A half bath also was added, as was a custom shower in the full bathroom.

“The interior, it turned out just beautifully,” Hurst says. “Then they came up with a plan for the outside. Really without too much structural invasion, we dressed up the front entry and added a little gable over the front door and stone posts that gave it an up-to-date feel.” Outside work also included a new roof, updated siding and windows, a garage overhaul, and lots of landscaping—including the installation of a new deck, wood pizza oven, jacuzzi and beachside fire pit. “They’ve just had such love for the home,” Hurst says. The cottage truly is a haven for the Pardington family, and it’s become an especially important place following the sudden death of their 20-yearold son Max last summer. An outdoor enthusiast known for his zest for life, Max Pardington was an Ironman-training athlete who died from an enlarged heart—also known as athlete’s heart—while sleeping. Max had been staying at the cottage at the time of his passing. He’d been working at nearby Black Star Farms, a summer job in the vineyards. He’s buried next to family in a small cemetery in Leelanau County. The family treasures the time they had with Max at the cottage—photos and mementos of him are displayed throughout the home. On the flagpole near the water the American flag flutters next to a blue-and-white flag emblazoned with the words Live Like Max. Beyond the family mantra, Live Like Max is the name of the foundation the Pardingtons founded both to raise awareness of athlete’s heart and to encourage annual Healthy Heart Check in the hopes of preventing more senseless deaths. A FEW HOMEOWNERS ARE IN THE ENVIABLE POSITION OF HAVING A HOUSE THAT SITS ON A LOT OVERLOOKING LAKE MICHIGAN’S BLUE EXPANSE. FEWER, HOWEVER, ARE FORTUNATE ENOUGH TO HAVE TWO IDENTICAL LAKEFRONT LOTS SPREAD OUT OVER 1.6 PRIME ACRES IN BAY HARBOR NEAR PETOSKEY. Kenneth and Judith Hale are among the lucky ones. The family, who lives in Metro Detroit most of the year, purchased their Northern Michigan residence and the lot it sits on in 2003. When the adjacent lot—both measure 130 by 270 feet—became available in 2010, they jumped at the chance to expand their outdoor living space and parking areas; turning to Scott Philp of Landscape Logic in Charlevoix for help integrating the two properties into one cohesive design. “We wanted to have a playing field for kids, sledding hill and outdoor kitchen and make full use of the additional space,” says Hale. They also hoped to alleviate parking issues for large family weekend retreats, when there can be as many as 10 cars at one time, and create useable outdoor areas for themselves and their grandchildren, the designer says. While beautiful, the site was not without challenges, says Philp. One of the main issues was the change in elevation from the shoreline to the house. “There’s 48 feet of grade change,” he explains. “The Hales wanted to use as much of the land as possible, and to make that happen we had to haul out 1,000 yards of fill and bring in 360 tons of native Michigan granite boulders.” The laborious process took four months to complete. “It was a workout, that’s for sure,” Philp says with a laugh. The boulders serve as retaining walls that define the home’s new outdoor spaces, which include an open lawn for sports, a spacious patio with an outdoor kitchen, fireplace and a playground for the owners’ grandchildren. The stamped concrete patio doubles as a turnaround for GEM cars (the electric mini cars that Bay Harbor residents use to get around their village) and other vehicles, and is accessible from a two-track path/driveway made of exposed aggregate. There, a primitive stone fireplace and outdoor kitchen, made in part from reclaimed granite from a library in Detroit, serves as a favorite gathering place for family members of all ages. Surprises are not unusual during the landscaping process, says Philp, who uncovered a natural spring while digging. The team works to preserve the site’s existing mature trees and natural features while satisfying the homeowners’ goal. “Our philosophy is always to find a way to best blend a client’s lifestyle with natural surroundings,” says Philp.

The transformation has been completed in stages and the property continues to evolve each year with additional plant and hardscape enhancements. This year they intend to add more perennials and flowering shrubs to the beds, says Philp. “We use annual flower accents throughout, but the bulk is roses, perennials and various flowering shrubs with the goal of giving the Hales four-season color.” Among his favorites are Knock-Out Roses, “vibrant re-bloomers that are not a traditional rose like you’d see in grandma’s garden, but more modern with lower maintenance.” While not everyone is lucky enough to have a double lot on Lake Michigan, even homeowners with more modest sites can take lessons away from the project, which won a Merit Award in 2013 from the Michigan Nursery and Landscape Association, says Philp. “Outdoor living environments can be made from even the most challenging sites,” he insists. “Understanding grade changes allow you to turn previously unusable land into functional areas that increase living area and change the way a family can enjoy Northern Michigan. SOMETIMES YOU JUST KNOW WHEN A HOUSE IS RIGHT. DANA REBHUN KNEW WHEN SHE AND A FRIEND TOURED A VINTAGE CARPENTER GOTHIC–STYLE HOME NEAR WALSTROM MARINE IN HARBOR SPRINGS. SHE AND HER HUSBAND, CHRIS, HAD BEEN SEARCHING FOR A HOME IN THE AREA, AND DANA, WHO BELIEVES IN SERENDIPITY, KNEW THE MODEST WOOD-FRAMED HOUSE WAS THE ONE. Three things convinced her, she says—a vintage door handle to the garage emblazoned with a large R, a painting in an upstairs bedroom of Harbor Point, where Chris’s Cincinnati-based family has owned a house since the turn of the last century, and an antique print in the downstairs office (now the master bedroom) of the • • •• • ••• •• • • , a last century Great Lakes passenger steamer. Dana had come across the same image years earlier on a vintage postcard and had it enlarged to an oversized poster that now hangs over the fireplace in the kitchen. Dana felt so strongly about the 2,400-square-foot, threebedroom, 2 ½-bath house near the marina that the couple didn’t even wait for Chris to see it before making an offer. “He loves to sail,” she explained. “I sent him a photo of the outside and he could see the halyards at the marina and he said ‘let’s put in an offer and see if it works out.” The couple also loved the house itself. “We had looked at quite a few, but this one is unique,” Dana says. “I loved the warmth of interior stone, the living room paneling, the quaint upstairs bedrooms and the large bath. It was just perfect for our family.” She says the house is unusual for the area, and that the stone walls in the kitchen, hallway and powder room remind her of Western architecture, including Colorado, where the family lived for 30 years. Luckily for the Rebhuns, most of the serious renovation work had already been done when they bought it. They concentrated on lightening up the rooms with paint and new carpeting, converting the downstairs office to a master bedroom, and adding both a new back porch and a bunkhouse, out of a garden shed. They also painted the house a fresh green, and added new landscaping, working with Amy Brubacher of Vidosh North (for more on Dana’s garden, see sidebar).
LUCKILY FOR THE REBHUNS, MOST OF THE SERIOUS RENOVATION WORK HAD ALREADY BEEN DONE WHEN THEY BOUGHT IT. While they updated both interior and exterior, the family was careful to respect the home’s long history, which includes a move from Third Street to its current location. Some sources claim the clapboard Carpenter Gothic is the oldest house still standing in the city; for years it was known as Ingraham and Sons paint store. During a tour, Dana points to a grainy black and white photograph that shows the house bearing a sign between the two upstairs windows that lists available services
LANDSCAPING FOR A SMALL YARD
In-town gardens such as the Rebhuns’ present their own set of challenges, says Vidosh North manager Amy Brubacher, who worked with Dana on the landscape surrounding her vintage Harbor Springs house. She offers the following tips for others looking to maximize minimal space. FRAME IT: A ring of tall arbor vitae surrounds the Rebhun property and offers both a sense of enclosure and privacy from the nearby marina LOOK FOR LOW MAINTENANCE: Easy-care flowers suited to the site add color to the raised beds with a minimum of fuss, upkeep and cost. “Dana has moved toward oranges and yellows, which we mix with dark purple for contrast,” Brubacher says. FILL ‘ER UP: Packing the beds with flowers means there’s less room for weeds to grow, Brubacher says. PICK PERENNIALS: The Rebhun garden is about 60 percent perennials to 40 percent annuals. Brubacher recently added nepita, a purple perennial “that almost smells like lavender,” and grows well in the area. SHADY BUSINESS: Brubacher used hostas, English ivy, ferns and holly in the shady areas.

LOOK UP: Thinking vertically allows you to pack more into a small space, Brubacher says. She opts for climbing vines and flowers and uses window boxes to stretch gardening space and add color.

and reads “Painting … since 1931.” The home is filled with historic photos, many by Virgil Haynes, a beloved local photographer who worked in the postwar decades. The family of five—including three kids in their 20s—spends as much time in Harbor Springs as they can, usually June through September and the winter holidays. “My kids are fifth generation,” Dana says. “They just love it here.” Based in Denver until recently, Chris and Dana are trying to figure out where to spend the other six months of the year now that they are empty nesters. “About 85 percent of our life is in storage right now,” Dana says. “Our priorities have changed.” One thing that hasn’t changed is the family’s desire to spend as much time in Michigan as they can. From the house, it’s five minutes by bike to Harbor Point, less by boat. Come summer, they love sitting outside on the newly added back porch that looks out over the lush cottage garden. They can see the harbor and Harbor Point from the front porch. Serendipity, clearly, has served them well. The house has turned out to be everything they hoped it would be—and more. “We’re very happy here,” Dana says. “It was kind of meant to be.”

A long-running Benzie County company specializes in designing, building and maintaining water gardens. The Bright family started Waterscapes Unlimited in 1997 after building their own pond. They found information scarce and supplies available only through mail-order companies, so they decided to create a convenient single source for all things related to water gardens. The business has grown in a beautiful way. On a sunny July day, Peggy Bright strolls through her home’s lush eight acres tucked into a hardwood forest just west of the village of Lake Ann. The grounds are an excellent example of how water transforms a setting. Refreshing cool air and low trickling sounds waft among the winding paths. Peggy tells the stories of how the water features multiplied over time. It started when they converted a high-maintenance swimming pool into a low-maintenance fishpond, now home to a school of Golden Orfes, orange streaks darting under a scalloped carpet of lilypads. Years later her son designed a picturesque island gazebo for his wedding. One design led to the next, and now seven ponds and various streams and waterfalls dot the property.

Just as they did on their own property, the Brights are also happy to consult on-site, to design, install and maintain imaginative custom water features. Their hands-on crew uses shovels and wheelbarrows to install everything from a small backyard koi pond to a hillside water garden with cascading waterfalls, underwater lighting and numerous plantings. The shop is a single source for everything related to water features: plants, fish, skimmers, pumps, lighting and beneficial bacteria. Waterscapes uses no chemicals, relying instead on mechanical and natural water filtration methods. “Koi fish are year-round aerators,” Peggy explains as she reaches down to greet her finned pets, some approaching two feet long. “Spring through fall, aquatic plants do a great job of clearing the water.” The ponds and streams, in turn, do a great job of clearing mental clutter. If a hectic day ends too late for a hike to the Platte or a stroll on Good Harbor Beach, just step out the back door and thank the Bright family for bringing the water closer to home. ohn and Lisa Pardington figured the1950s bungalow off M22 on West Grand Traverse Bay surely was out of their price range, but the young couple decided to stop anyway when they saw an “open house” sign out front. They quickly realized that just maybe they could make it work—if they could only embrace the aging cottage’s numerous shortcomings.

“We came into this place and it was a mess,” John says, citing the 1,500-squarefoot home’s “bad space management” and electrical problems, among other issues. What captured their imagination, of course, was the expansive view of the water beyond the cottage. As the real estate agent described it, purchasing the 410-foot deep property with 100 feet of private frontage was “like getting the home for free.” John and Lisa have never forgotten this statement—“Those words still ring as true for us now as they did 25 years ago,” he says—and after building treasured family vacation moments in the cottage over the past two decades, the couple has created a second home that’s truly their own. “We absolutely love this place,” says John, whose family is from Leelanau County. John and Lisa, who own a grocery store in Canton, rented out the cottage yearround for 15 years, mostly on a weekly basis during the summer months and for longer periods in the off-season. They also traveled north to enjoy the cottage with their four children as much as possible. As their children reached their teens, renting the property no longer was as appealing; the family wanted to spend more time up north together. “The kids said, ‘No more. It’s our time in the sun,’” John says. “They are head over heels, deeply in love with Leelanau County.”

SOMETIMES YOU JUST KNOW WHEN A HOUSE IS RIGHT. DANA REBHUN KNEW WHEN SHE AND A FRIEND TOURED A VINTAGE CARPENTER GOTHIC–STYLE HOME NEAR WALSTROM MARINE IN HARBOR SPRINGS. SHE AND HER HUSBAND, CHRIS, HAD BEEN SEARCHING FOR A HOME IN THE AREA, AND DANA, WHO BELIEVES IN SERENDIPITY, KNEW THE MODEST WOOD-FRAMED HOUSE WAS THE ONE.
Three things convinced her, she says—a vintage door handle to the garage emblazoned with a large R, a painting in an upstairs bedroom of Harbor Point, where Chris’s Cincinnati-based family has owned a house since the turn of the last century, and an antique print in the downstairs office (now the master bedroom) of the • • •• • ••• •• • • , a last century Great Lakes passenger steamer. Dana had come across the same image years earlier on a vintage postcard and had it enlarged to an oversized poster that now hangs over the fireplace in the kitchen. Dana felt so strongly about the 2,400-square-foot, threebedroom, 2 ½-bath house near the marina that the couple didn’t even wait for Chris to see it before making an offer. “He loves to sail,” she explained. “I sent him a photo of the outside and he could see the halyards at the marina and he said ‘let’s put in an offer and see if it works out.” The couple also loved the house itself. “We had looked at quite a few, but this one is unique,” Dana says. “I loved the warmth of interior stone, the living room paneling, the quaint upstairs bedrooms and the large bath. It was just perfect for our family.” She says the house is unusual for the area, and that the stone walls in the kitchen, hallway and powder room remind her of Western architecture, including Colorado, where the family lived for 30 years.
