When you’re a little kid, you don’t know how the simple act of building sand castles on the beach can have such a dramatic impact on your life. As I sit here gazing at what remains of this summer sunset over the lake, I can smell what must be the first night’s bonfire rising, and nostalgia nearly overwhelms me. Our family came “up north” in the summer like so many other families. For some of us kids, the water, the waves and the sand left impressions deeply ingrained in our consciousness. Over time, those feelings grew seductive enough to draw us back. I have never seen myself as the overly nostalgic type. But as I close my eyes while sitting here on the porch, it all comes racing back to me as an unforeseen gift. All the sights, sounds, and smells of those family vacations long ago swim through the warmth of a magnificent sunset.

editor’s note
Let the Sunshine in! When I took the position as managing editor of Northern Home & Cottage 13 years ago, highlighting green building in our region was an important objective of mine. That was in 2003, and it was an exciting time to watch the home construction industry make environmentally conscious strides. There were Energy Star ratings, LEED ratings, a focus on natural, sustainable materials, and our own Home Builders Association of Grand Traverse Area touted the local green-certified builders. Then came the recession of 2008, and new construction came to a screeching halt. When it came to life again a couple of years later, we were all, myself included, grateful that builders were finding work again, but also left wondering if the green-building ethos was a victim of the crash. It turns out, there were visionary builders, designers and homeowners who never gave up. On last year’s Northern Home & Cottage home tour we were able to invite tourgoers into the Depot Neighborhood—one of the first netzero developments in the nation. Basically, net-zero refers to homes hooked into the power grid, but that also produce their own energy. The tightly insulated homes of the Depot Neighborhood produce all the energy they need using solar panels. Still, I wondered if the Depot Neighborhood was a flash-in-the-pan, a noble one-off that only existed through the charity of area nonprofits Habitat for Humanity and HomeStretch … After all, construction of all types has become vastly more energy efficient given energy codes and smarter building materials and appliances, why bother dealing with whatever complexities come with your own personal alternative energy source? But as our home tour reveals this year, alternative energy sources are steadily making their way into the broader construction market. Two highend, gorgeous homes—both net-zero (or close to it) and both powered by solar panels—presented themselves to our home tour panel, and we accepted them with joy. Read about the homes (#3 and #8) and the builders and designers behind them in our tour guide. And make sure to stop by so you can better understand how completely achievable it is to build a home powered by the sun in Northern Michigan. The 2016 Northern Home & Cottage Tour promises to be better than ever. I look forward to seeing you on it!

a hilltop lot on Wayne Street, close enough to downtown to bike there, but with the peace of the rolling hills and trails of Hickory Hills Ski Area behind. The bonus: The partial summer view of Grand Traverse Bay opens up wide when the leaves come off the trees. For the most part, the couple has leaned toward a Craftsman style in the homes they have built. And while this new home has the custom woodwork and detail of a contemporary Craftsman, Molly stepped out with bold finish choices that give the home a sophisticated urban-modern look. The boldest is her use of black—black doors, black cabinetry and black railing on the open upstairs loft-hallway. That black is contrasted and complemented by glossy white woodwork and walnut floors. A bank of floor-to-ceiling white-trimmed windows and double doors flood the great room with natural light and views of the woods behind the home. Bay Cabinetry Design worked with the black accent theme skillfully, creating a kitchen that is sleek, comfortable and über efficient. A 5-by-8-foot island topped in black granite and supported by white legs and built in cabinetry sets the tone for this open kitchen. The perimeter cabinetry is a mix of white and charcoal gray—colors that bounce off the blue-gray glass subway tile backsplash. Double ovens, a wine

Rosanne says. Soon after their daughter and her husband purchased a home in the quiet, wooded Cedar Valley Ridge subdivision west of Traverse City, Grandma and Grandpa Holmes made their move around the corner and through the woods from their daughter’s home. The Holmeses’ original plan was to build a timber frame house, and so they brought their ideas to a company that specializes in timber frame construction—only to come away disappointed at the cost. That’s when they turned to builder Scott Norris, who told them that a hybrid timber frame would give them the Northwoods look they were dreaming of but be within their budget. Norris could even provide the timber trusses from his company Grand Traverse Timber Frame. The couple was game for the idea, and Scott and his team went to work. In the finished home, a pine-paneled vaulted ceiling spanned by twin 20-foot arched white pine beams rises over the foyer and living room, creating a grand rustic statement. A stacked stone fireplace that meets the ceiling puts an exclamation point on the style. While traditional ceilings are used in the rest of the home, pine trim and mountain ash flooring echo the living room’s rustic style. The Holmeses are fond of pointing out their handcrafted knottypine heat vents are courtesy of Scott’s ace carpenter, DJ Schaub, who told them: “You don’t want pieces of painted metal on the wall.” In the kitchen, knotty alder cabinetry and exquisite granite countertops continue the natural theme. But the truest

rustic-style statements are the generous views of the Northern Michigan forest that surround the home—views that are magnified in the four-season sunroom off the kitchen and living area. While maintaining a cozy feeling, the home is outfitted with five bedrooms and three baths—a master suite and bedroom on the main floor, and three bedrooms and two baths on the lower level. That’s plenty of room for the couple to easily welcome a steady flow of old friends from Howell as well as their son and his family who live downstate. Bill and Rosanne pretty much feel like they have it all. And with their daughter expecting a third baby boy, well, life in their rustic dream home promises to be even more happily full. the design of their home, the Wesleys worked with Scott’s son, Caleb Norris, who is as dedicated to green building as is his father. The home sits on the rim of a deep glacial kettle—so that the view out the generous windows is of the tree canopy where songbirds, raptors and ravens flit, dip and glide. Down below, in the kettle’s grassy bowl, deer browse, turkeys strut, and one day several weeks ago, a coyote trotted by. The home’s interior perfectly captures that natural spirit. Maple beams (taken from trees on the property), maple trim work and an oiled wide-planked white oak floor are set against white walls for a fresh, modern take on rustic. Pendant lights that feel like hanging sculpture add an unexpected aw-factor. Carefully crafted details are everywhere, from the custom-made craftsman-style bannister to custom-made pocket doors—all designed and made by Scott’s star carpenter, DJ Schaub. The master suite, an opus to relaxed country living, moves from a three-season room, through the bedroom and into a luxurious bathroom with its soaking tub overlooking the forest below. A custom walk-in closet rounds out the suite. The open kitchen marries black and white cabinetry with pops of spring green in the backsplash tiles. A black hood and a charcoal-gray textured granite island countertop pull it all together. Expect beautiful art and a careful sense of detail in this lovely, easy-on-the-earth home. Make a special point to check out the handmade, tile backsplash. The tiles are decorated with renderings of ravens. Serendipitously, the Wesleys purchased the tiles on a trip to Argentina years ago, long before they knew they’d build a home on Ravens Roost lane— just one bit of magic in a home that just plain feels magical.

But the home hadn’t been updated since it was built in 1988 and Pat felt the price was a bit high considering how much work it would need. The next February, the home was still for sale

Yes, it has a view of East Grand Traverse Bay. Yes, it has a swimming/workout pool in the backyard. And a gorgeous kitchen outfitted with top-of-the-line appliances. But guess what else it has? Thirty-two 270-watt solar panels on the garage roof. The black-framed panels blend in so well with this traditional-styled home that you have to look twice to see them. As much as the couple was interested in pursuing renewable energy in their new home, the decision was still a big one—mostly because the upfront costs are higher, and the payback in the form of lowered energy bills can take years. But the Straights credit Ryan for educating them that solar power was a viable option. Not only did Ryan have the knowledge and expertise to provide the home with a very efficient energy system, but he also showed them how the system would end up paying for itself, and more, over the course of years. Of course solar power isn’t the only energy efficiency feature Ryan installed in this home. The home has been built with high performance insulation and a precast insulated foundation system, resulting in much lower heat loss than a traditionally built home. What’s more, the home is heated and cooled with an air-source heat pump that works like a refrigerator,

bigger refrigerator—into the very small kitchen without making any structural changes. But Erica figured a way to make it all work, along with new appliances and cabinetry and even adding more voltage for a new range-top microwave. New Corian countertops and an integrated sink help bring a flowing look to the tight space. Flooring was the next issue. The condo still had its original wallto-wall ceramic tile on the first floor—a look that felt cold and dated. The homeowners opted for a new luxury vinyl floor that looks like wood but holds up heroically to dogs, kids and sand. Beyond the kitchen, the oak mantel on the gas fireplace was exchanged for white-painted wood. The last big change was replacing the old steep staircase to the loft with a new one that jogs to create a landing— making it much safer. New bedroom carpets, bathroom vanities and tile and lovely coastal color palette for the walls and furnishings complete this fresh, simple, fun redo. Stop by and get ideas for sprucing up your own home without turning it into a demolition derby!

From your patio you’ll spot the many amenities open to property owners: three grill stations— gassed up and ready for cooking—fire rings stocked with wood and the fixings for s’mores, pontoon excursions on the bay, and the lodge’s private moorings … maybe even your own boat bobbing at one of them? Like all the residences at Tamarack, the one you’ll see on the tour has a long list of callouts: 1,521 square feet of fully furnished condominium that includes granite countertops in the Northern Home & Cottage
