In the Traverse/MyNorth Red Hot Best voting, Realtor Bob Murray pulled in the votes to earn the No. 1 spot, so we asked for his take on trends shaping Northern Michigan real estate now. Murray splits sales efforts among Kalkaska, Grand Traverse and Leelanau Counties, giving him a diverse perspective on the market. How long have you been selling real estate in Northern Michigan? Since 1975. I started at Schuss Mountain selling condos and ski chalets. Michigan seems to be on solid footing now and is moving ahead, what are the most visible trends here that result from that rebound? I’d say the largest trend is seen on the east side of Traverse City, where Meijer’s is breaking ground, and everybody is guessing what other anchors will go in there, like a Tractor Supply or something. Those will bring hundreds of jobs to the area. But the people working retail won’t be able to afford Elk Rapids, Leelanau and Traverse City, so to get affordable housing, I see people moving Kalkaska way. We are hearing a good bit about the shortage of affordable housing, sounds like you agree. Sure. I read the Leelanau Enterprise and it seems like every other week there’s an article in there about families who are just starting out not being able to get a house there. On the plus side for those starting out, the 3 percent interest rate on mortgages is making homes very affordable, so you can buy a $200,000 house for the price of rent. Give us a snapshot of activity, what are you seeing? In Grand Traverse County in particular it has changed from a buyers’ market to a sellers’ market. We are seeing multiple offers on houses and houses on the market for days instead of months or

A conversation with Red Hot Best Realtor Bob Murray. even years. And that happened in the past 12 months, like somebody turned on the switch and never turned it off. We are seeing that in rentals too. I’m probably getting 10 calls a day from people looking for rentals, and they are just not available. What about lakefront properties? We’ve seen dramatic changes there in inventory. I’d guess we have maybe 20 percent of the lake houses on the market today compared to even just a couple of years ago. If you were to take all of Torch Lake, Elk Lake, Skegemog, the whole Chain of Lakes, you might have 50 properties on the market. It is true of all the smaller inland lakes, too. There are lakes with not a single property for sale today, whereas a few years ago there would have been seven or eight. How’s about the North’s other population centers, like Charlevoix, Petoskey … Traverse City is kind of the center of the vortex, pulling everything toward it. The other towns are awesome places, but they tend to still be more resort, three-month economies. Are there any flat parts of the market? The only one is the proverbial Up North cabin in the woods with 10 acres that was so popular for many years. You know, when I was young, we all wanted to move to the woods and roast marshmallows. But that ship has sailed. Millennials want to be where the action is. Are we finally seeing real impacts from the long-predicted trend of remote workers, like, say, software engineers living here, but for companies based in major cities? Definitely. Big shift. That is a big part of the market now, especially in Leelanau County. Ten years ago, that was almost nonexistent. It’s growing every day.

Market Snapshot Take Two
Between them, Realtors Mark and Peter Fisher have a combined 35 years of experience selling properties in Northern Michigan. The father-son team works out of the Glen Arbor office, but their territory regularly extends into Traverse City. We checked in with Peter for his up close and personal look at the current real estate market. You’ve seen a couple definite and somewhat surprising trends this year. Tell us about them: Yes, the primary one that we are seeing is that single family homes in the under-$225K price range in neighborhoods for working families are particularly “hot” right now. The buyers are new to the area or making the move into home ownership after renting. This trend seems driven by a reasonably strong job market in Traverse City and is sustained by low interest rates nationally. This is particularly surprising, because generally when we cover real estate in Northern Michigan the topic is almost always second homes on the waterfront. What’s going on with those properties? What we are seeing there is a little atypical of what we’ve seen in the past. The very best waterfront properties are selling for strong, sometimes near peak prices, but anything not truly Grade A is either taking longer to sell or not selling if not priced appropriately. In the past, middle-class buyers drove much of the middle segment of the second home and waterfront market, say $250 to $500K. However, since the start of the recession they’ve been mostly absent from the market. They seem to be returning in the past year, but now are looking for ways to make owning a second home more affordable—possibly using the property as a summer rental to cover some portion of cost.

How about all those Boomers out there, what are they looking for? Well, since they are either retired or nearing retirement, they are looking for convenience and proximity to doctors, stores and other services. They are also almost demanding homes that allow for single story, first-floor living. We’ve seen beautiful homes at great prices get passed up because they weren’t set up for first-floor living. Okay, here’s where we let you plug your profession. With all the online property listings, why does a flesh and blood Realtor still matter? You’re right, with all of the resources online (Zillow Zestimates, scores of listing websites, community data sites …) and shows on HGTV like Love It or List It and Flip or Flop, buyers are as informed as ever, and everyone’s an expert. But in a market like ours, whether rural, high-end waterfront, or the hot areas in Traverse City, there’s no substitute for a talented agent with local knowledge to navigate the ever more complex purchase or sales process.
