Whether it’s putting your hand in your pocket for a flood appeal or passing the hat around at the club to help out a mate, we do like to give. And when someone asks for any volunteers, we’re a nation that is happy to put our hands up.

A few years ago a British-based organisation took a look at the ‘giving’ habits of the world’s citizens and found that Australia and New Zealand residents were the most generous nations in the world in terms of giving time and money to a good cause. It was evidence of what we’ve always prided ourselves on – that we are a nation of givers.

This week we are bringing you a feel-good cover story, in celebration of some particularly

] generous locals. Leigh Robshaw has been chatting to those who offer their free time to volunteer. For Sunshine Coasters who have never volunteered for a charity or organisation, you might be surprised to learn just how much time some locals give up to give something back. Dave has gone back to his previous love – real estate – and is already busy listing and selling properties. PREVIEW If you think volunteering means giving your time for nothing in return, think again. If happiness was a currency, volunteers would be the richest people on the planet.

ustralia currently has more than six million people volunteering, which is 35 per cent of our adult population. In Queensland alone, volunteering was worth about $13.4 billion to the Queensland economy in 2010, and volunteers did work equivalent to almost 300,000 jobs (ABS).

Clearly, volunteering saves organisations and taxpayers a lot of money, and the good news is, it’s on the rise. The estimated number of volunteers in Australia doubled from 1995 to 2010.

But that’s not its only benefit. Volunteering – or offering your services or skills to society for no monetary reward – makes people feel happy and studies are showing it’s not only good for the soul, but for the heart.

Researchers at the University of British Columbia in Vancouver wanted to find out how volunteering might impact a person’s physical condition, and discovered that it improves cardiovascular health, study author Hannah Schreier wrote in the journal JAMA Pediatrics recently.

“The volunteers who reported the greatest increases in empathy, altruistic behaviour and mental health were the ones who also saw the greatest improvements in their cardiovascular health,” said Schreier.

Seventy-five year-old Caloundra man Roy Weatherley has been volunteering consistently since 1974, when he immigrated to Australia from the UK, and he’s not stopping any time soon.

He has recently started a volunteer role as a mentor with STEPS, a not-for-profit community organisation that supports people with disabilities, injuries and barriers to employment.

“Right now I’m really happy with what I’m doing

with STEPS,” says Weatherley. “I have a gentleman I see twice a week; I just go and sit with him. He’s got a problem with short-term memory, so I just help him to remember what he’s got to do at his job. Occasionally, when he’s got a lot on, I turn my hand to helping him because I can do it. I’ve gotten to know the man quite well and become friends with him.”

STEPS Sunshine Coast has hundreds of clients.

Mentoring program coordinator David Lindsay says one of the main benefits STEPS mentors provide is the kind of supportive relationship that develops naturally through regular contact.

“They’re not didactic or preachy in any way,” says Lindsay. “One of the biggest talents we ask of mentors is that they have the capacity to just listen and be there.”

It’s a role people like Weatherley relish.

“I just like helping people – I’m a people person. I love meeting new people.

“In Queensland, there seems to be quite a strong volunteering presence. You’ve just got to look at what happened with the floods. It’s the Australian spirit – somebody’s down so you do your best to help.

“If you talk to government circles you’d find the country wouldn’t run without volunteers – I don’t say that lightly. If you go around hospitals and community organisations and non-government organisations, if they didn’t have volunteers they couldn’t afford the workforce they need.”

Cheryl Harris, who is the manager of Volunteering Sunshine Coast, agrees. “Volunteers do an incredible job and I don’t think they get half the recognition they deserve,” she says. “Australia is such a country of extremes,

Queensland economy. and volunteers contribute a tremendous amount. Essential services like the SES and the helicopter rescue service, the coast guards, surf life savers, services for people with disabilities – they all require volunteers. We couldn’t survive without them.”

Volunteering Sunshine Coast is a not-for-profit organisation that matches volunteers with various groups in need on the Coast. The organisation deals with more than 140 organisations requiring volunteers, and 1400 people a year who want to volunteer.

“The jobs can vary from administration positions through to environmental groups, hospitals and libraries,” says Harris. “We deal with so many across the board, and we try to marry them up with the skills of people who say they’d like to volunteer.

“The majority of people say they’d like to give back to the community. The second highest group of volunteers on the Coast are people trying to keep their skills up, because jobs are so scarce.”

Another large volunteer sector on the Coast is retirees looking to stay active and social. Denise Warner volunteers as a receptionist for eight hours every Wednesday at seniors group Sunshine 60 and Better in Maroochydore.

“Once you’ve retired you get into volunteering because you miss that involvement with other people,” says Warner.

“I was a medical receptionist in Brisbane and we’ve retired up here. I like the social side – you’re helping out and you meet other people. I don’t play golf so I volunteer.”

INTERNATIONAL VOLUNTEERING Volunteering overseas is a wonderful way to experience another country in a way that may be more fulfilling than the average tourist trip. Groups like Australian Volunteers International, Latitude Global Volunteering and Sunshine Coast-based Destiny Rescue can match volunteers with the right jobs and destinations.

Stephanie Love of Cotton Tree worked in a women’s shelter in Fiji, spent two months in Costa Rica with Youth With a Mission and worked with victims of sex trafficking in Thailand and Cambodia with Destiny Rescue.

“Working with prostitutes who had been trafficked was definitely the most impacting experience I’ve ever had,” says Love. “I’d heard about human trafficking but actually meeting the girls it had happened to – I felt really burdened by it and I felt like I almost had a responsibility to do something if I could.”

Love is 21 and has just completed a journalism degree.

She works as a barista at Mojos in Cotton Tree, and says while making coffee is “nothing special” in Australia, it’s a skill that can give girls and women a way out of their dire situations in poorer nations.

“Over there, to be able to share those skills of making coffee, it really did make a difference,” says Love. “The girls I was teaching to make coffee in Cambodia and Thailand continued over >

<from previous page were between the ages of 13 and 16 and had been rescued out of sex slavery. I was thinking, ‘Oh man, I need to come back with an army’. I was feeling like there was nothing I could really do about it, but I could help in a small, practical way.

“Going to places like that gives you a greater perspective on our lives here in Australia – it makes you appreciate our lives. We went and stayed in a hill tribe village and it was one of the poorest places I’ve ever been to, but the people were so happy. They’re happy and they’ve got absolutely nothing.

“I’d say to anyone who wants to travel for an extended period of time, they should do volunteering. It’s the best way to experience a country as opposed to staying in a backpackers.

You get to know the people and it’s a much more authentic and rewarding exchange.”

Laura McGuire from Currimundi has just started a Bachelor of Business at the University of the Sunshine Coast, but before the 19-year-old embarked on three years of study, she wanted to do something different, so she joined Latitude Global Volunteering and taught English at a school in Hanoi, Vietnam.

“It was awesome, I was there for five months with another girl from Tasmania,” says McGuire.

“We had 50 to 60 students in our classes and we just had to practice conversational English with

She describes being extremely nervous about teaching her first class, and being shocked at the size of the room she shared with her fellow volunteer.

“We had a really tiny room for the two of us and beside that was our kitchen, bathroom and laundry all in one tiny room. Our kitchen was on top of our washing machine.”

She adjusted quickly, however, and says the school was experienced with Australian volunteers and any issues were quickly ironed

out. It helped that it wasn’t her first overseas volunteering experience – she also went to Borneo in year 12 and worked in a village digging trenches and putting in piping so the houses could have running water.

“The Vietnam trip was more long-term and I got to know the students and make friends with them. In Borneo it was only five days’ work and then we went travelling in the jungle. It was great to know they were going to have running water because of us. We had to live without running water while we were there, so the only time we showered was when it rained. Other than that we just swam in a muddy dam.”

Like Love, McGuire can’t recommend the experience highly enough to other young people.

wo big-hearted Palmwoods residents have organised a fundraiser to support friends who are raising a toddler with a rare disease.

Kara Taylor and Dave Holmes are staging Limed Off, a four-wheel drive family fundraiser day at Landcruiser Park, in conjunction with The Dirty Ones 4x4 club.

All proceeds from the day will be donated to Naomi Tague and Jack Gray to help with ongoing medical costs for their daughter Sophie. The two-year-old has a rare and undiagnosed condition which has the symptoms of protein-losing enteropathy, resulting in multiple reactions when she eats protein, which is in all foods.

“We just wanted to help the family out,” Taylor says.

“We’ve watched them struggle with appointments and struggle in general with an unhealthy child.

“It just broke our hearts to see her growing up and not having any results or any diagnosis.”

Tague says the fundraiser will help take some pressure off their

ongoing medical expenses now and into the future.

The fundraiser has received massive support from local businesses keen to get involved, with $8000 donated for prizes and giveaways on the day, and an additional $5000 contributed towards services and equipment.

Coast mayor Mark Jamieson says the people of Noosa have an important decision to make.

COAST NEEDS CULTURE SHIFT The Coast’s economic future depends on strong leadership, a strategic vision and a new economy.

That was the message given to attendees at an Urban Development Institute of Australia breakfast last week by international business consultant and LNP candidate for Fairfax Ted O’Brien, Sunshine Coast Business Council director Gwyn Jarrott and mayor Mark Jamieson.

The presentation included startling figures from an Australian Local Government Association report showing the Coast’s net migration has declined from an annual average of 7500 in 2006/07 to less than 1000 today, adding to the region’s economic burden.

O’Brien believes the region’s leaders need to devise a strategy for a new economy to drive growth rather than follow growth.

“We need united leadership to make this happen,” O’Brien says.

“We need the leaders of the community at large – 30 to 40 key

Ted O’Brien leaders on the Sunshine Coast – agreeing to that vision then we can orchestrate a transition to a new economy.”

Jarrott sees this as a chance to embrace innovation: “I think we’ve got a tremendous opportunity coming up. I think it actually could be a very important turning point for the Sunshine Coast, for the council, for business and for the community to say let’s reinvent ourselves now.”

He says this will mean a cultural shift within the community and in our approach to economic growth.

Supporting FIFO workers For many Sunshine Coast businesses and families, the mining boom is providing jobs and lucrative supply contracts – even though the mining activity is hundreds of kilometres away.

Sunshine Coast Council, the Maroochydore Chamber of Commerce and Cleantech Industries Sunshine Coast, will be placing our region on show at the Central Queensland Transport, Trades and Mining Expo in Rockhampton on March 13 and 14.

Mayor Mark Jamieson says the Sunshine Coast is well-placed to provide ancillary services, supplies and materials, and enable fly-in, fly-out to Central Queensland.

“Many regions across Australia are benefiting from the growth and investment in the resources industry and we want to ensure that opportunities that exist for Sunshine Coast businesses can be tapped into and expanded,” he says.

“At the same time, we have an increasing number of people living in the region but working in Central

Queensland mining locations, so we need to be able to showcase this if we are to secure regular fly-in, fly-out flights from the Sunshine Coast Airport.

“At the end of the day, the airline operators will only base their decision on the numbers – we need to take every opportunity to demonstrate that this region can put the backsides on the seats in their aircraft.

“I have said it before, and I’ll say it again – the Coast’s share of the resources industry’s employment is little more than one per cent; but if we increase our market share to just two per cent we can develop another 5000 jobs.”

Teens unite to give blood Coast high school students are gearing up to take part in a life saving program – they’re signing on for the 2013 Schools Blood Challenge.

The Blood Service needs 28,500 new youth donors this year and is calling on more students to sign up for its Youth Ambassador Program.

The program encourages community education and aims to be a fun, educational way for schools to introduce blood donation to students.

Coast recipient Adem Crosby says being a Youth Ambassador and on the receiving end of blood products, he encourages other students to roll up their sleeves and give blood.

“Some are nervous their first time but being able to donate blood alongside friends soon conquers their nerves,” Crosby says.

A

massive new Great Barrier Reef resort is another step closer to being built after the Queensland government approved the plans.

The $600 million Great Keppel Island resort would become one of the largest tourism developments in the country if the federal government gives it the green light.

“This decision is a major milestone to getting this new eco-tourism plan delivered,” Queensland Deputy Premier Jeff Seeney says.

The resort would create hundreds of construction jobs and once it was built, about 1000 people would be employed permanently to work there, Seeney says.

The project would use 3.5 per cent of the island for infrastructure compared with the eight per cent suggested in a previous plan rejected by the Commonwealth in 2009.

The Australian Greens have previously opposed the project, calling it a “white elephant” and scoffing at its eco-tourism label.

The Queensland Tourism Industry Council said the sector had been anticipating the Great Keppel Island resort for a long time.

Gschwind says it has broad support in the local community and if it goes ahead, it would become a major attraction for Queensland.

“It can leverage off what is probably Australia’s single most important national attraction, the Great Barrier Reef,” he says.

Seeney says the previous state government had allowed the project to languish for many years and added that it had also been hindered by the Commonwealth.

he United States thinks the United Nations has a drinking problem.

Ambassador Joseph M Torsella, who represents the US on the UN’s budget committee, says that the tense process of negotiating the world body’s annual budget is made more complicated by the number of diplomats who turn up drunk.

The UN budget is finalised in December, when holiday parties apparently lead to some revelry spilling over into budget negotiations.

Torsella has told the UN General Assembly’s budget committee the US is making “the modest proposal that the negotiating rooms should in future be an inebriation-free zone”.

Some tipsy negotiating partners have left the US “truly grateful for the strategic opportunities”, he says.

But Torsella says annual talks on how much the global body spends have become increasingly tense as western nations call for spending cuts and the committee should “save the champagne for toasting the

The assembly’s budget body, the Fifth Committee, holds marathon negotiations in December on spending and national contributions.

Their employers, however, may see things differently, especially if they are of the same

remotely. That’s up from 34 per cent in 2005.

But while an occasional day at home is fine, being in the office is usually more productive.

In our high-tech world, several macro-level factors come into play. IT managers handling sensitive data – health care, banking, law, government – may not want it transferred over public wi-fi networks. Some computing systems are accessible only from within a company’s internal network.

The efficacy of working remotely is also job-dependent. Customer service agents spend almost all of their time on the phone and in front of a computer, rarely needing face-to-face interaction with other agents, making them ideal candidates for remote work. Freelance designers or coders can take the specifications and get most of their work done without setting foot in an office.

Even radiologists, for instance, can review films from the comfort of a home computer, without having to set foot in the hospital.

But until retail stores are fundamentally redesigned, the sales staff needs to be on the floor.

Pace’s Pastore notes that all that really should matter for a business is whether managers can take an analytic approach to the difference in an employee’s impact and output.

“When you’re deciding if it’s good or bad, you just have to look at the results,” he says.

Increasing petrol prices and crowded highways may make commuting more painful, but in the end, most managers will default to the bottom line, he says.

“The mere fact you’re saving a little money and time (by employees staying home) won’t supplant the fact you’re not getting the job done.”

That any company in 2013, let alone one whose business is connecting people through the internet, would make such a decree set off a debate on the wisdom and usefulness of such seemingly old-school thinking.

But at bottom, the real question seems to be: Considering the technological tools available to today’s workers – instant messaging, email, Skype, Facetime, Hangouts – why is working from home is still considered such an ‘alternative’ solution?

Joseph Pastore, a professor at Pace University’s Lubin School of Business in New York, says it’s nearly impossible to supplant the basic unit of communication in an office setting: the efficacy of a simple conversation.

Working remotely “is not always going to work as effectively as you think,” he says. “Most of life’s experiences are human experiences.

There’s so much about what we do – to the extent that it’s conversational and interactive.”

It’s what some term the ‘watercooler’ phenomenon: The truly critical details of a job are the in-between moments where casual conversation spurs projects and initiatives that end up delivering real value for the business.

Another reason the workplace remains the work space of choice is simple personal preference. Some people just work better around others. From a policy point of view, statistics seem to be on telecommuting’s side. The 2012 National Study of Employers, a report backed by family and workers’ rights advocacy groups, notes that some 63 per cent of companies allow – though not necessarily encourage – at least some employees to work a portion of their time

A case of double standards?

Academics, feminists and journalists were outraged by Yahoo CEO Melissa Mayer’s decision to ban telecommuting at the company. A recent mother herself, she built a nursery in her executive suite so that if her baby needs attention, she is there to offer it.

While some feminists defended Mayer, saying she made her decision not as a woman but as a CEO, others criticised her for enjoying a f exible work arrangement herself, while denying it to others. A classic case of double standards.

So while Mayer can breastfeed instead of sitting up late at night or rushing in the morning to pump milk before work, other mothers employed by Yahoo will not have the same luxury. There is no onsite daycare for the rest of Yahoo’s working parents.

The issue most working parents grapple with is f exibility. It’s not just a woman’s issue – it’s a human issue.

In stripping Yahoo employees of their current f exible work arrangements, which were offered at the time of employment, she is minimising the choices of her fellow working parents, while maximising her own.

BREAKFAST WITH CAROLYN Carolyn Cresswell was just 18 when she paid $1000 for a half share in a failing homemade muesli company.

Today, the mother of four is the sole owner, managing director and CEO of that business, Carman’s Fine Foods, and is celebrating 20 years at the helm.

She admits the first five years were pretty tough going, but her perseverance and hard work have paid off and last year she was awarded the Telstra Business Woman of the Year.

She was a full-time university student and working part-time for the previous owners when she bought the business.

“I was really just buying my job,” Cresswell says.

She continued with her studies, doing paperwork at the library and deliveries before her university classes and says having no money was one of the biggest challenges.

“It took me five years to make a profit.”

From those humble beginnings she has grown the business to employ more than 130 people and export products like muesli bars, nut bars, oats, clusters and biscuits to 32 countries.

She admits exporting is a challenge, especially with the high Australian dollar.

“I don’t think we can rely on the dollar going back to what it was, so you have to adjust your business model,” she says.

In celebration of International Women’s Day, Cresswell will be the keynote speaker at the Sunshine Coast Business Women’s Network breakfast next week.

Coast businessman is calling on the council to take leadership of the Kawana health hub to ensure the region can capitalise on the development into the future.

Sunshine Coast Business Council director Gwyn Jarrott says the development of the $2 billion Sunshine Coast University Hospital should create a ripple effect through the economy.

He says case studies from overseas indicate we can expect a multiplier effect of 1.7 amounting to a financial benefit of $3.4 billion for the Sunshine Coast.

SOLID EARNINGS SEASON REPORTED

T

his has been a solid earnings season in terms of delivery against expectations, with ‘beats’ outnumbering ‘misses’ quite comfortably on our estimates. Outside the resources sector, earnings revisions during February have been more resilient than a typical month.

That said, the market has rallied far and fast without any support from earnings. The ASX200 Industrials price index has returned 14 per cent since the end of December. Outside the 2009 recovery, this is its strongest three-month return since the postrecession rally of 1993. The standard deviation of three-month index

returns since 1992 is 7.1 per cent, making this close to a rare twostandard-deviation event. When the market is running this hard it seems invincible, but if the rally continues it will be in truly exceptional territory and we struggle to see what makes that a likely outcome.

We do not think that a relatively calm results season says too much about the longevity of a rally that needed little help from earnings in the first place. We maintain the view that second half conditions will be tougher, mainly because the local economy will struggle to validate the market’s sense of security around earnings prospects for FY14-15.

This view chimes with the corporate conservatism and in particular cost cutting demonstrated in earnings season: a relaxed view of Australian growth prospects is in our view out of whack with what the employers are doing.

One factor supporting earnings hopes is cost reductions. Many

examples of cost control programs were announced by companies during results season or prior to it. Some of these (banks, TLS for instance) are a case of keeping operational expense inflation below slow top line growth.

Others reflect a more radical problem in doing business in Australia at a high exchange rate and with rising energy costs.

These forces could cap the Aussie market even if local fundamentals are stable. If the labour market does weaken as the year wears on, the early discounting of recovery in domestic cyclical sectors should give way to a more cautious appraisal and bank shares should be priced for more earnings risk. We certainly wouldn’t be surprised by a market pull back in the coming months of the year.

ctress Cate Blanchett, known for her porcelain-like skin, has revealed that a cream containing emu oil is her essential beauty product.

“When I’m in duty free, I always stock up on Emu Oil Well Emu Skin Cream,” Blanchett revealed to the British edition of Elle magazine.

Blanchett rated products by luxury beauty brand SK-II as her make-up bag musts. The 43-year-old says her busy schedule, which requires international travel promoting her movies, can take its toll on her skin.

Man Flu: Is it all in the mind?

Bedridden, pale, weak and unable to speak unless asking for something, the man is clearly suffering from a serious condition.

He’s got man flu. An illness that can fell even the most virile, it’s also capable of causing serious irritation to female partners and is the source of many sexist jokes.

But while men claim it makes them feel truly awful, many sceptical women insist man flu doesn’t actually exist and is in fact nothing more than a cold that they would easily be able to cope with themselves.

So what’s the truth behind man flu? Some studies have suggested differences in men’s and women’s immune systems that might help explain differences in the way they cope with minor illnesses.

For example, research from Ghent University in Belgium last year found women have a built-in advantage to their immune system linked to them having two X-chromosomes rather than the one that men have.

Aside from possible physical explanations, the difference in men’s

and women’s minds is also key, says Eccles.

“Women are different from men psychologically. Maybe men do like to be pampered more, and women like to pamper men.”

He points out that women’s ability to multitask and get on with things could be a factor.

Dr Clare Gerada, chair of the Royal College of General Practitioners, thinks the evidence is clear: “Contrary to popular belief and, I’m sure, the disappointment of half the population, there is no such thing as man flu,” she says.

SUGAR-FREE AVOCADO CHOCOLATE MOUSSE PREVIEW It’s rich, it’s creamy, it’s sweet and it’s healthy – what more could you ask for in a dessert? This chocolate mousse is quick and easy to make, kids love it and you can easily adapt it to your own taste.

• 1 very ripe avocado • ½ cup coconut cream • 1 tbsp cocoa powder • 2 tsp vanilla extract • 2 tsp raw honey

Place all ingredients in a blender and blend until smooth. Change quantities of cocoa powder and honey to suit your taste. Spoon into glasses, top with chopped berries or nuts, and place in the fridge for 20 minutes. Serves two.

‘WHY NOT’ HELP ENDEAVOUR

T

he recent rainy weather has made for some muddy conditions, but it’s nothing compared to what local woman Heather Christie has driven through in the past few years.

‘Why Not’ will set off on their fourth Great Endeavour Rally, taking Christie’s 1966 HR Holden on the road for another eight-day stint – this time starting right here on the Sunshine Coast, from the Caloundra RSL car park.

The Endeavour Foundation supports people with disabilities and the Great Endeavour Rally has been

one its major fundraising initiatives since 1988. Christie says she was inspired to take part because of the foundation’s strong support for adults living with disabilities.

“I wanted something different to do when I turned 50 a few years ago, and a few friends convinced me to buy a rally car,” Christie says. “I went on a charity bash in 2009 and then heard about the Great Endeavour Rally and thought, that’s more like what I want to do.

“My brother, who passed away in 2001 when he was 44, was intellectually disabled, and so I

wanted to support an organisation that looks after not only children but also people in their adult years and provides aged care as well. I thought, I now need to do something that helps other people with family members who are disabled.”

Christie says while the rally is always plenty of fun, a highlight is getting to meet some of Endeavour’s clients, who often set up camp alongside the rally teams.

“I love meeting clients, and we know our funds are going directly into providing different things for them – it might be workshops, or independent housing, and so on,” she says.

The rally starts and finishes in a different location each year, and this year will see Team ‘Why Not’ set out from Caloundra and travel north via the beach and bush to Port Douglas, which means their sponsors and friends can watch them head off for the first time.

“Previous years we’ve started way out bush, so to be starting here is exciting – we’ve already had a few sponsors say they’ll come down and see us off.”

To raise money for this year’s rally, Christie will be hosting their

third annual Rock & Roll-a-Rama at Caloundra RSL. The event will be on Sunday March 24 and will feature entertainers from the ‘50s and ‘60s and tributes to Elvis Presley, Johnny Cash, Buddy Holly and the Beach Boys. There will also be plenty of raffles and auction prizes, and the chance to donate to Team ‘Why Not’ in the lead up to the rally. All the funds raised go directly to the foundation, and any costs associated with participating in the rally come out of Team ‘Why Not’s own pockets.

“We’ve got some good talent coming and people will have a ball, whether they want to have a dance, listen to the music, or just have a fun afternoon out,” Christie says. “Every cent raised at the Rock & Roll-aRama does go to Endeavour.”

Not the sexiest marketing campaign you’re likely to hear.

But the Subaru Liberty 2.5X is not your typical family sedan. The justreleased model is a mild variation of the popular Liberty sedan, but one which fills a fairly specialised niche market.

With a jacked-up suspension that gives it an additional 50 millimetres of ride height and ground clearance, the 2.5X (it also has a six-cylinder sibling, the 3.6X) is a Liberty built for those who don’t need a full-blown 4WD, but who find a typical sedan a little too

close to the ground.

Subaru says these new Liberty models will be popular with those who live in rural and regional areas or “for those who need extra clearance in negotiating driveways”.

It says another key attraction of the high-riding Liberty is ease of access – a major issue for the elderly or infirm for whom climbing into and out of a car is a chore.

Building go-anywhere cars is nothing new for Subaru. Its off-roaders like the Forester have a reputation for blending sedan-like comfort with impressive ability in the soft and soggy conditions of the bush or beach.

The company’s all-wheel-drive sedans and wagons – like the cultish WRX sports sedan – can outperform their rivals because of the balance and grip of their symmetrical all-wheel-drive system. The 2.5X is a little bit of both, and a bit of neither.

It looks and feels like a regular Liberty – the ever-more refined and urbane flagship sedan of the Subaru range.

But its jacked-up suspension delivers genuine off-road capability and a total ground clearance of 200 millimetres – thanks to underpinnings that resemble those of its rugged sibling, the Outback. continued over>

Nobody can accuse Subaru of not catering for niche markets. The Liberty range also includes the Exiga, a seven-seat wagon version which, once again, seems to be catering for a fairly small and specialised market. I didn’t dislike the 2.5X – quite the contrary – but it does seem a slightly odd thing.

It lacks the focused handling of most of its conventional sedan siblings, yet I’m not certain that those who fancy the softer, higher-riding style of the Outback wouldn’t also prefer its wagon practicality over the Liberty’s sedan shape.

What is beyond argument is that the Liberty 2.5X is a beautifully-built, immaculately-behaved thing – as we’ve come to expect from this maker.

The 2.5-litre, four-cylinder engine, which at first glance might seem a little undersized for such a substantial vehicle, surprised us with its low-down punch and willing acceleration.

Keep in mind this is a biggish car with the added burden of driving through all four wheels – so 127 kilowatts is a modest helping of power – yet at no stage did the Liberty appear to be lacking in responsiveness or willingness.

It gallops happily away from the traffic lights and always feels to have a decent reserve of torque on hand when you need to accelerate quickly. On the open road it cruises with quiet assurance.

Of course, if you’re keen on more power there’s

a six-cylinder variant of this car – the Liberty 3.6X – which enjoys 191 kilowatts and 350 Newton metres of torque thanks to its horizontally opposed Boxer engine – but that will set you back an additional $11,000.

The 2.5X utilises Subaru’s ever-improving Lineartronic transmission, a constantly-variable ratio gearbox which keeps the engine spinning at a fairly steady rate, even though the car is gathering speed all the while.

I’ve been a bit critical of this type of transmission in the past, but this latest iteration from Subaru seems to have struck a nice balance between fuel

efficiency and acceptable performance.

Progress is unerringly smooth and, unlike some CVTs, didn’t at any stage seem to be grabbing too low a gear ratio, which typically tends to dull engine performance. Instead, it always found a sweet-spot to give the Liberty adequate punch to match the silky drive.

One drawback in giving a car added ride height, of course, is a compromise in handling – and that’s a price you pay for the Liberty’s lifted suspension.

It rides comfortably, without question, but didn’t deliver the flat, rock-solid cornering ability we’ve come to expect from this brand. Rather, the 2.5X tended to lean and wallow a little around tight bends and even felt a little doughy in general driving.

On the plus side, the ride is particularly comfortable (once again a plus for those older, rural-based owners) and, as has become a growing trait with Subaru, road and engine noise suppression is excellent.

There’s also a generous amount of kit for the money, which helps give the Liberty 2.5X plenty of buyer appeal.

VENDORS HOLDING OUT FOR MORE MPP’s newest columnist and Jason Andrew Group auctioneer Gordon Macdonald takes a look at the February auction market.

A

pervading air of excitement is continuing in the South-East Queensland property market, which is welcome relief after an extended challenging period.

But regardless, vendors need to be aware that the improved sentiment has not yet translated to an increase in clearance rates or any real pressure on prices.

The overall February auction sale rate was recorded at 49 per cent, which was actually somewhat lower than the 56 per cent recorded in February last year. Underlying activity numbers were also down this year, with the average number of registered buyers falling from 1.99 to 1.36. Conversely, crowd number and inspection numbers remained relatively consistent between the two years.

In contrast, when we compare

this summer to the last, there has been a stark increase in the number of inspections prior to auction day, with the 2013 result around 50 per cent higher than that of 2012.

Despite the increase, the clearance rate for summer 2013 was recorded at 45.7 per cent, almost identical to the 45.4 per cent recorded in summer 2012. Again, average buyer registrations fell from 1.3 to 1.1.

One of the most interesting indicators in our most recent data relates to vendor motivation, which appears to be one of the key factors underpinning the decline in the overall sales result from last February to this February. The percentage of vendors with an above-average motivation to sell, including financial pressure, divorce, purchased elsewhere or selling for health reasons, has fallen. In

February 2012, 69 per cent of vendors described themselves as highly motivated, whereas in 2013, that number fell to 55 per cent.

In addition, the average percentage shift a vendor has made from their original reserve price to achieve a sale has also fallen – from 7.49 per cent last year to 3.81 per cent in February this year. Essentially, vendors appear to be holding firm to their price expectations far more often at the moment.

This may be due to the air of optimism leading buyers to be more willing to pay what the vendor expects; or it may be leading vendors to set above-market price expectations; or it could be related to a lower motivation to sell. In any case, the only real context in which good property decisions can be made is in the now – not how things were or might be in the future.

he Reserve Bank of Australia chose to keep interest rates on hold at 3.0 per cent on Tuesday, with the Board taking what it called an “accommodative stance” toward monetary policy given the current economic outlook.

“During 2012, there was a significant easing in monetary policy,” RBA governor Glenn Stevens said in a statement following

the decision. “Though the full impact of this will still take more time to become apparent, there are signs that the easier conditions are having some of the expected effects.

“On the other hand, the exchange rate remains higher than might have been expected, given the observed decline in export prices, and the demand for credit is low, as some households and firms continue to seek lower debt levels.

“At today’s meeting, taking into account the flow of recent information and noting that there had been a substantial easing of policy as a result of previous decisions, the Board judged that it was prudent to leave the cash rate unchanged.”

However, the Housing Industry Association (HIA) labelled the move a “missed opportunity” for Australia’s housing industry.

“Yesterday’s building approvals release from the ABS reinforced that a sustained residential construction recovery is some way off,” says HIA senior economist Shane Garrett.

“What’s good for the residential construction market is good for the wider economy. International factors have squeezed many sectors of the Australian economy and this calls for further action from the RBA.”

A GOOD COMMERCIAL DECISION PREVIEW Elders Palmwoods has launched a new commercial arm headed by agent John Magrath.

E

lders Palmwoods has expanded its real estate operations to include the commercial property sector, focusing on the Sunshine Coast hinterland region.

Principal Mike Burns says a move to embrace the commercial side of the business made sense given there was no shortage of commercial experience in the office.

“It has been apparent for some time that commercial, retail and industrial property in the hinterland has generally been sold by local residential agents, or major agencies located on the coast or in Brisbane,” Burns says.

“John Magrath has worked at Elders Palmwoods for over a year now, and comes from a background of predominantly commercial, retail and industrial agency and property development, spanning some 30 years.

“It is obviously a perfect fit for John to employ his 30 years’ experience – including a senior director’s role at Jones Lang La Salle for almost half of this period, plus his valuation background – to service current and potential clients, property owners and purchasers in the hinterland.

“John has, during his time with us, provided residential development advice and potential upside to clients who may not have readily identified this possibility.”

Burns says past projects under Magrath’s control have ranged from medium density residential developments of under $1 million to mixed use developments of more than $100 million, and have included greenfield and refurbishment projects.

LOCKWOOD STILL A LOCAL

Commercial agent John Magrath Macgrath agrees there is definite need for a highly experienced commercial agent in the hinterland region.

“Even for property owners not wishing to sell, a fresh set of eyes with the relevant expertise can generally identify opportunities to improve rental returns and capital value,” he says. “This could not be more important in the current economic climate.

“Consistent feedback received to date reaffirms that property owners are striving for the best returns and therefore maximum cashflow from their investments.”

Magrath will head up Elders Palmwoods’ special projects division and is happy to discuss any topics related to commercial, industrial or retail property, or medium density residential marketing and development.

There’s also a fresh face in the Elders Palmwoods off ce, though the agent certainly isn’t new to the area. Darren Lockwood has been selling real estate on the Sunshine Coast for 17 years and lives in Palmwoods with his family. He says a move to join the Elders team was a natural progression.

“I live in Palmwoods and I really like the size of the team here – it’s def nitely a thriving off ce,” Lockwood says. “I’ve also known Mike for around eight years through real estate and more recently the local AFL club. Elders is the primary junior sponsor and I’m the chairman, as well as having three boys who play there.”

Lockwood says Palmwoods is a great place to live, and also a good place to sell real estate.

“There’s a good mix in Palmwoods of residential and acreage-sized properties, which I like,” he says.

SURF REPORT

Autumn has well and truly kicked off in the same way summer ended: blowy! Which would be fantastic if we had a few more sheltered surf spots on the Sunny Coast, but alas, there will be few options over the weekend. Swell will remain in the 1 to 1.2-metre mark, with the winds – while not quite as strong as what we had earlier in the week – being fresh in the 10- to 20-knot range from the ESE on Friday and all weekend. So with this in mind, forget the open stretches and join the masses heading to the more protected north-facing beaches, with Noosa being smaller but the best quality by far.

FISHING REPORT

ESTUARY: When conditions allow, bream in good numbers from Cotton Tree to Picnic Point and along Bradman Avenue using prawns, yabbies and fowl gut.

Whiting and f athead on worms on the drift through the Cod Hole area. Mud crabs in deeper water.

SURF: When the water clears, jew in the deeper gutters near Twin Waters surf club using mullet f llet just after dark. Tailor and sea bream taking pillies at Pincushion with whiting and dart along North Shore with pippies the best bait.

OFFSHORE: Close in reefs are the only place to work due to the rough conditions, but grinners are in plague proportions. Grassy sweetlip and morwong just inside Point Cartright and down to Currimundi when conditions allow.

FRESHWATER: Water levels are at 100 per cent at local impoundments. Check with rangers before venturing out to the dams to see if that dam is open.

Lake McDonald is one dam that is returning bass and Mary River cod on lures that dive to about three metres, with blade lures from TT producing quality f sh.
