owadays it seems half the Coast surfs. Head to any half-decent break – and even some of the not so good ones – and there is usually someone out there giving it a go. On weekends and school holidays, whether you’re overlooking the bluff, cruising Noosa or searching for a bank in Caloundra, the riders are out, on their short boards, mals, f n-less planks of wood and oversized SUPs. Middle-aged soccer mums (and I can say that because technically I am one), mix it up with tiny grommets and red-nosed teenagers. Corporate types get in before the off ce opens and backpackers choke up the easier breaks with their borrowed blue boards. So it’s easy to forget that a generation or two ago, surf ng was a form of rebellion. A counter-culture that had sprung up overseas, it quickly found its way to Australia,

] attracting a generation keen to defy authority, live a free life, and have fun. It’s these days that Dorothy Drane visits for her cover story, and what a beauty it is. Those who remember the days of Pa Bendall and Brylcreem, of paisley shirts and the bold bathers at Shangri-La, prepare to reminisce. For those new to the beach lifestyle (and let’s face it that’s any of us who arrived here after 1979), you are in for an education. Meanwhile over in Agenda on page 22, Sam Walker has the lowdown on all the development that’s providing a boost to our economy. PREVIEW The Sunshine Coast’s original surfers rode quiet waves on long boards, slept on the beach and surfed by moonlight until the break of dawn. WORDS Dorothy Drane

T was a time of bodgies and widgies, Brylcreem and loud cars; a time to break away from the conservatism of the ‘50s – and the backdrop for the advent of something big on the Sunshine Coast. Surfing. “Surf ng was a subculture. It represented freedom and being the part of the revolution; growing your hair long in def ance of authority; this was the time of hippies and the Vietnam War,” says Jim Mack, who arrived in Caloundra as a 14-year-old in 1964. Caloundra had a population of less than 2000, so most of the local kids knew each other and hung out together. And this is where a generation unknowingly found themselves the pioneers of surf ng on the Sunshine Coast. “We surfed because it was freedom. We were breaking away from the control and stiffness of the ’50s. Surf ng became an easy life,” says grey-haired Mack, who still regularly heads to the beach looking for a wave. By the time Gary O’Donnell arrived in Caloundra as a 12-year-old in 1970, the legendary Pa Bendall had already established the Moffateers, a group of young surfers who were taking their sport seriously. “Pa wanted to draw the young blokes into line,” O’Donnell says. “The kids were the radical free-living people of the era so Pa organised the club where he could keep an eye on them.”

After the Moffateers came other board riding clubs – North Shore in 1969 which covered Maroochydore and Mooloolaba and most famously, the Windansea which came after the Moffateers in Caloundra. But before surf ng became a serious and competitive sport, there was the beginning, when, of all the beaches on the Sunshine Coast, only Caloundra, and in particular Moffat Beach, had surfers out on boards riding waves just for the joy of it. They were young people making a statement. They all rode long boards then, nine-foot-plus. As the ’60s wore on, the boards got shorter. “Everyone started out on a malibu but over the course of about a decade it went down to f ve-foot,” Mack says. “The big mals are for the purists. They are smoother while the short boards are perfect for tube riding in tight and close to the face of the wave. “I think the shorter boards are much more aggressive. It was the evolution to shorter boards that led to more competitive surf ng. “Now they are doing aerials and it has evolved to kite surf ng and stand-up. It’s always evolving but in its purist form it’s the malibu and there are no contests or trophies or professionals. It’s simply an art form.” Mack still surfs a mal and has never lost his passion for catching the perfect wave but for him, it will always be about the freedom more than the sport. surfers, his memories are rich. “Surf ng was an easy life,” he says. “It was an expression. It was not about being better than someone else but about being better yourself.” But, he emphasises, surfers are not to be confused with surf es. “A surf e was a dropout, a bum and nobody wanted to be one. They would bleach their hair with peroxide and put boards on their roof racks and drive around the streets but never go near the water. They were more like the rockers and the bodgies.” Surfers, on the other hand, were looking for peace and freedom and they found it on the beach. While they looked for perfect waves, their girlfriends sat soaking up the sun and waiting. “Rather than walking up and down the main street holding hands, we all went to the beach, the girls too. Everyone hung out at the beach,” Mack says. “There were no nightclubs or anything then so we would surf all day and go to the Alex dance at night.” Regular dances at the Alexandra Headland Surf Club were the only organised entertainment on the coastal strip and the boys would turn up in purple pants with white belts and paisley shirts, their hair slick with California poppy and later, hanging down to their shoulders. Nevertheless, old cinemas such as the Strand in Caloundra, the Beach in Mooloolaba and the Star in Maroochydore could always draw a crowd

screening surf ng f lms such as Hot Generation, Morning of the Earth and Endless Summer. “We grew our hair long and had our bosses telling us we would lose our jobs unless we got it cut,” says Mack of the early surfers. “We listened to music our parents had never known and always criticised. We were breaking away from control and stiffness. We challenged establishment. We joined the revolution.” There was a dirt road linking Caloundra with Maroochydore and very little in between. You could drive along the beach at Currimundi and, famously, behind Bokarina was Shangri-La, a nudist beach that every young person at some time visited just for the fun of it. You could light a f re on the beach when you came in from the surf and even sleep the night on the beach and nobody noticed, much less cared. “Sometimes we would drive to Yamba or to Agnes Waters on a Friday night and surf our way back home, arriving exhausted on Sunday night,” Mack recalls. “Sometimes we would go up to Double Island point and sleep in the Kombi and have the beach to ourselves.” Noosa was not well-known for its surfers then. The very f rst centres were Caloundra, followed by Maroochydore and a sprinkling of surfers at Sunshine Beach. It was Cyclone Dinah in 1967, Mack says, that really set Noosa in motion. <from previous page After the road trip to Noosa, he continues: “From now on the story is legend.” A weather map shows Dinah’s progression and then “on the evening of the 29th of January the eye of the cyclone was 30 or 40 miles directly off Noosa. The centre was at 952 millibars, the most intensive cyclone ever to reach so far south.” When only local surfers f rst visited Noosa a few years earlier, it was a f shing village. “When we started out Noosa was not big, it was a back-woods. Surf ng was in its infancy and Noosa wasn’t really discovered until it was realised there were some waves there,” Mack says. “Everyone went to Coco’s Café in Noosa Heads. You could get a great breakfast or a burger and when the waves were up, Coco’s did really well.” One of his fondest memories is surf ng Noosa by night. “At about 1am, the moon was over the zenith and shining right on the front of the wave. You could surf on the full moon until daylight. We had the world at our feet,” he says. These days, he wouldn’t dream of surf ng at Noosa or go near the National Park: “It’s too commercialised. It’s bedlam.” The local lads marked their territory. In the beginning there were about 60 local surfers in all, more than half of them in Caloundra and they hated it when the boys from Maroochydore

The writer’s brother, the late Dave Drane, relaxes on the beach with Elizabeth Nottidge, circa 1970 came down, but most of all, the North Coast hated it when the ‘Brisos’ came up and crowded the local lads. The words “Brisos go home” turned up on the cliffs at Moffat Beach and that paint was regularly touched up to make the message clear. “We were the luckiest people to grow up at this time and to be part of a period of radical change that continued through to the mid-70s,”

Mack says. “Surf ng just happened to come along at the same time as rock music, as protests and hippies. It was the changing of the guard from the conservatism of the ’50s.” Not so lucky was that it was the thick of the Vietnam War and young men lived with the threat of having their freedom taken away by conscription or National Service. “When I turned 18, there was a ballot to decide those who went to Vietnam. Each month they would draw out a marble with a number on it and if that was your birthday, you had to go,” Jim says. “There was a lot of fear and uncertainty. Some people would pack up and head off around Australia surf ng so they couldn’t be found.” O’Donnell’s father, Michael, had been one of the f rst to discover surf ng at Victoria’s famous Bells Beach in the late 1940s, so it was not surprising the young Gary followed his father to the water soon after they took over the newsagency at Moffat Beach in Caloundra in 1970. “I was in the surf every single day,” says O’Donnell. “This was the start of the short board era. There were malibus but I never used them. There were some big waves off Moffat.” Like Mack, he recites the names of the early surfers. The names coincide and there are too many to list, but all of them played a part in giving the Sunshine Coast its best-known pastime.

he multibillion-dollar Health Hub adjacent to the Kawana hospital precinct reached a new milestone last week with the launch of Pulse Oceanside Medical. Construction of the six-level centre, which will be located directly opposite the proposed entrance to the Sunshine Coast University Hospital and diagonally opposite the private hospital, will be handled by developer Evans Long, which has a history of building medical suites on the Sunshine Coast. Evans Long director Matthew Evans says Pulse will provide an exceptional opportunity for those in the medical industry looking to secure space within the Kawana precinct, which is home to Australia’s largest investment in health infrastructure. “We are delighted to be the f rst to offer freehold space in the Oceanside Health Hub to those in the medical profession wanting to provide easy access to the hospitals and other service providers for both their staff and their patients,” Evans says. Construction of the centre, which will feature 2640 square metres of medical accommodation

Greens senator Larissa Waters says there are many unanswered questions about CSG, yet the state and federal governments have approved major projects regardless. “We need to press pause on this industry until we actually understand what it’s doing to our land and our water, and our climate,” Waters says. “I’m afraid it’s both of the big parties that are complicit in allowing this dangerous industry to steam on ahead.” Liberal senator Simon Birmingham says mining and CSG projects are important for Australia’s future, but it’s crucial they include environmental protections. The Greens would always oppose any mining project no matter how good the science was, he says. Parliamentary secretary Matt Thistlethwaite says planning, assessment and land-use management issues are the domain of the states. But he says the Federal Government introduced changes to national environment law in March so any projects that are potentially harmful to water would need the assessment of an independent expert scientif c committee. Thistlethwaite says the government has listened to the concerns about the possible negative impacts of CSG on groundwater. “We’ve moved as far as we constitutionally can to ensure that we’re listening to the concerns of rural communities,” he says.

But those views are even more pronounced in the country’s semiautonomous tribal region. Life for women in the tribal region has become even more diff cult in recent years with the growing presence of Taliban militants. BUILDING BOOST PREVIEW The Sunshine Coast is entering a new growth period, with major infrastructure projects happening almost everywhere you look. So how will the new boost in building affect our local economy? Sam Walker asks those in the know.

T

he Coast’s construction industry is showing signs of revitalisation with more than $2.5 billion of development and expansion projects approved or underway. It’s not quite the heady days of a decade ago when construction on the Coast was at its peak, but momentum is building and we’re seeing promising signs of recovery across the region. The recent council approval for a $350 million expansion of Sunshine Plaza is the latest in a long list of signif cant developments kick-starting the region’s economy. It adds to the recent approval for a $20 million redevelopment of the Big Top Shopping Centre at Maroochydore, about $50 million of new buildings slated for the Sunshine Coast University, a $73 million expansion to Kawana Shoppingworld, construction of a shopping centre and Coles and Aldi supermarkets in Nambour and a GP super clinic at Sippy Downs. Then there’s the $1.8 billion Sunshine Coast University Hospital at Kawana and the health hub surrounding it. Sunshine Coast University pro vice-chancellor

for engagement Mike Hefferan says it will all have a signif cant impact on the region, particularly with the bulk of labour and materials being sourced on the Sunshine Coast. “A lot is done locally and because it’s done locally, the impact into the local economy is profound,” Hefferan says. “Also, the scale of these [projects] means that they’re not just short-termers. These are truly massive projects.” Sunshine Coast Council mayor Mark Jamieson welcomed the council’s unanimous decision to approve the expansion of the plaza, saying it’s a vote of conf dence in the region’s retail future. “This investment will create conf dence, jobs and a high class retail experience for residents and visitors,” Jamieson says. “This region is undergoing a remarkable transformation with work underway on the region’s biggest infrastructure project – the Sunshine Coast University Hospital, planning well progressed for the new Maroochydore CBD and the airport expansion at the EIS [Environmental Impact Statement] stage.”

Lend Lease head of retail – development and asset management Gary Horwitz says the redevelopment of Sunshine Plaza proposes an additional 120 speciality stores, 1500 car spaces and an additional 37,000 metres squared overall. The expansion will extend the centre along Cornmeal Creek and will continue the indoor/ outdoor shopping experience. “There are a number of additional milestones to be satisf ed before redevelopment plans progress,” Horwitz says. “Conf rmation of a commencement date will be subject to meeting these milestones.” In Nambour, the town is buzzing with the prospect of a shopping centre with Coles and specialty stores on the old sugar mill site and an Aldi Supermarket on Howard Street. Construction of Aldi gets underway this week with completion expected at the end of the year, while Coles is due for completion mid-year with a grand opening expected in September. Rhonda Billett, chair of the Nambour Retailers Group and Nambour Alliance board member, says the development is giving the town a new lease on

She says new businesses have already started to open in the town. Everyone is in agreement that the amount of investment in the region is great for the economy But is it enough or do we need to think more creatively about our future? Hefferan says it is all “terrif c news” and he expects the big developments to attract smaller developments creating a ripple effect throughout the region.

“But if there’s a danger it’s still relying on the traditional sectors of retail and construction and they’re f ne … but they’re very cyclic and we’ve got to remember that we’ve got to broaden the economy,” he says. He believes we need to be less dependent on those sectors notorious for boom and bust trends. Sunshine Coast Business Council chair Sandy Zubrinich says the development projects are great economic stimulants but we need to see an economic strategy offering a vision for the region to work towards.

She says transformational projects such as construction of the hospital, expansion of the airport, upgrading the Bruce Highway and introducing f ve-star hotels are essential for our future. “All of this development is very useful in that it will create jobs, but the transformational projects are critical because they stimulate economic activity outside of these projects,” Zubrinich says. She is looking forward to seeing the council’s economic strategy in the near future and the vision it puts forward for the region.

• 6 tablespoons oil • 4 white f sh f llets • 1½ cups coconut milk • ½ cup ground roasted peanuts • 2 cups green beans, sliced thinly diagonally • 1 tbs f sh sauce • 2 tsp sugar • 4 kaff r lime leaves, deveined and julienned

• 2 dried chillies, soaked and seeded • 1 tbs lemongrass • 3 cloves garlic, chopped • 2 shallots, chopped • 2 tsp galangal, chopped • ¼ tsp turmeric • ½ cup water

METHOD

First make the kroeung paste by pounding the ingredients in a mortar and set aside. Heat 4 tablespoons of the oil in a fry-pan over medium-high heat. Fry the f sh until golden brown, turning once, about 5 minutes per side. Set aside and keep warm. In another fry-pan, heat the remaining oil and add ½ cup of the coconut milk and cook over medium-high heat until the coconut milk separates from the oil. Add the kroeung paste and stir for 2 minutes to release the aroma. Add remaining coconut milk, peanuts, green beans, f sh sauce and sugar and cook for another 5 minutes, stirring all the time. Remove from the heat and add the f sh, spooning the sauce over the f llets to cover fully. Carefully transfer the f sh and sauce to a serving plate. Sprinkle the kaff r lime leaves over the top of the f sh. Serve with steamed rice and sliced cucumbers on the side.

FUN FASHION FUNDRAISER FOR HOSPICE

T

he Katie Rose Hospice Charity Shop at Mapleton is hosting a morning of fashion, food and fun to raise funds for the Sunshine Coast Community Hospice. Manager Val Smith says the fashion parade will feature a large range of secondhand clothing and goods, and is designed to raise awareness of the charity shop and its work in supporting the hospice. “We’re a fully f edged op shop with everything from ladies clothing, shoes, jewellery and handbags to bric-a-brac, books and a retro section,” Smith says. “One-hundred per cent of the funds raised from the shop go to the hospice.

“So this will be a fun morning out to let people know the wide range we keep – I’ll even have a few ladies coming out in dressing gowns and nighties, to show we stock those – and to raise some extra funds and awareness for Katie Rose Cottage and the hospice.” Smith says all the fashion is good quality and very reasonably priced, with a number of secondhand designer items on offer. There will also be a fun ‘remember when’ section of the parade, which will showcase one-off retro pieces. “One model will be coming out in a ball gown and stole, and my daughter is modelling a crimplene and lurex pantsuit that I wore to a wedding in Canberra in 1970,” she says. The fashion parade will kick off at 10am on Thursday April 18 at the Mapleton Hall. Tickets are $10 and include a home-cooked morning tea on arrival. There will be lots of extra bargains available for purchase on the day, with EFTPOS facilities on hand, as well as raff es, competitions and lucky door prizes. W

ith cars, as with comedy, timing is everything. And for German maker Opel, the timing of their launch in Australia – and more particularly the launch of their flagship model the Insignia – could probably have been better. After much waiting and a few false starts, Opel finally arrived in Australia as a stand-along brand late last year. Previously some of their models had been rebadged and sold as Holdens, but this time, Opel is going it alone. And, as with any endeavour, no doubt they’re keen to make a good first impression. That’s

where the timing part comes in. You see, some of their models, such as the handsome Insignia, are getting closer to the end of their model life than the beginning. The Insignia replaced the Vectra (yes, the same one that was sold here as a Holden) in Opel’s European and other markets way back in 2008. It’s been updated a bit since, but it’s still fundamentally the same car as the Germans, and others, have been driving for five years or more. It’s been an unqualified success. More than 400,000 have been sold around the globe (mostly in Europe).

In fact, during a visit to Europe over Christmas, I spotted them everywhere. When the moment arrived to test drive the Insignia, it was a bit of a let-down. It’s hardly a bad car – far from it, as its booming sales record would suggest – but it arrives in an Aussie market against a welter of new, cutting-edge machines selling for similar or lower prices. Not great timing. One of these competitors, the stunning new Mazda6, was our test drive the week before getting into the continued page 32>

<from page 30 Opel. Perhaps even worse timing. While the Insignia impressed us in many ways, when compared to the high-tech new Mazda, the Opel is starting to show its age a bit. We drove the entry-level diesel sedan, which can be had for a touch under $40-grand, putting it squarely into one of the most competitive sectors of the Aussie market. Against a tough f eld, the Opel offers impressive looks, a reasonable list of standard equipment and a strong safety package. But mechanically the Insignia felt a half-step short of some of its rivals. The 118-kilowatt performance of its two-litre turbo-diesel was a little uninspiring, as was its good-but-notgreat six-speed auto transmission. A combined 5.7 litres per 100-kilometre thirst is some consolation for what is fairly mundane performance for such a sophisticated machine. The Insignia also offers a two-litre turbo petrol version, with a punchier 162 kilowatts. The Opel’s interior, while eminently comfortable and

functional, also looked a little dated. The more upmarket Select sedan and sports tourer, which add about $7000 to the price, offer substantially more pampering with the likes of satellite navigation, leather trim, bi-xenon headlights and LED daytime running lamps. And we’re also looking forward to the OPC high-performance variant, with a turbo V6, which we’ll be testing soon. On the positive side, the Insignia steers and handles with the assurance and ref nement we’ve come to expect from high-end European brands, being quiet, comfortable and conf dent in most things it does. Interior space is also impressive and the boot soaks up as much load as most families could want. And while the interior left us a little nonplussed, the exterior is crisp and shapely. So it’s likely the Opel will attract its fair share of interest and no doubt its fair share of buyers as well. At least until the new model arrives in a couple of years.

WHERE TO STICK YOUR SAT-NAV The old-fashioned street directory is going by the wayside as more and more drivers turn to satellitenavigation devices to find their way around. And while it is easy to attach them to the windscreen, the RACQ is warning drivers this action could be endangering themselves and other road users and could cost them in hefty f nes. RACQ’s Joel Tucker says it is illegal to position GPS devices in places that obstruct driver vision. “Incorrect positioning of your sat-nav or GPS device could cost you a f ne in excess of $250,” Tucker says. “The most common type of sat-nav at the moment is the ‘hang on aftermarket device’, which attaches to the windscreen with a suction cup. “Unfortunately, a lot of drivers stick them in the centre of the windscreen, with no thought about what effect it could have on their view of the road and potential traff c hazards.

Formula One car that was “forgotten aboutâ€? in a warehouse for almost three decades is expected to fetch more than ÂŁ5 million ($7.31 million) at auction. The 1954 Mercedes-Benz W196 was driven by f ve-time world champion Juan Manuel Fangio. The German-made car contains many features innovative at the time, including a fuel-injected engine, lightweight chassis and improved brakes. Racing historian Doug Nye says, “The f rst time I saw this car I needed oxygen. It’s landmark technology and it was driven by a landmark driver.â€? The car, unveiled by auction house Bonhams at its New Bond Street sale room in London, will be sold in its current condition with noticeable blemishes and dirt. “What’s so special about it is that it has this wonderful, untouched patina,â€? Faulty wiring sparks Mazda6 recall Mazda Australia has initiated a safety related recall program for Mazda6 to rectify a potential quality issue with the vehicle’s electrical system. The recall will eliminate a potential fault with a component in the DC/DC convertor that is located under the front passenger seat. ustralia’s population is rapidly ageing. The maturing of the country’s demographic profile is changing the nature of our living arrangements and driving a boom in the retirement living sector. At the time of the last nationwide census in 2006, there were almost 2.7 million Australians aged over 65, making up around 13 per cent of the population. Looking forward to 2016, the Australian Bureau of Statistics estimates that this age demographic will grow dramatically in every state, with a nationwide average increase of 54 per cent. The ageing population will present many challenges for governing authorities, but also opportunities for entrepreneurs and investors around health, aged care and housing. It is estimated that around f ve per cent of Australia’s population aged over 65 years lives in a retirement village, compared with seven per cent in New Zealand and 13 per cent in the US, demonstrating plenty of room for growth in the domestic market. The retirement living sector provides accommodation for older, retired people. Most accommodation in Australia has been targeted to the elderly, low and middle socioeconomic demographic, with village-style accommodation and additional services such as meals, cleaning, or nursing. New facilities, however, now cater to more aff uent retirees and offer luxury accommodation, pools, gyms, spas and well-appointed clubhouses.

The retirement living sector is distinct from the aged-care sector, which offers aged-care or hospice facilities to individuals who can no longer live independently. The majority of operators of these facilities are not-for prof t entities such as religious or charity organisations. It is estimated around half Australia’s retirement communities are owned by corporations such as investment banks and large property companies, with the remainder owned by private individuals or the not-for-prof t sector, including church groups and benevolent associations. The entry of corporations into retirement living has brought an increased level of sophistication to the industry, but also greater complexity. These organisations have spent millions of dollars on tax lawyers and accountants to structure occupancy agreements that operate within the retirement village’s legislative framework, but also maximise the tax and prof t outcomes for the village owner. Retirement living accommodation is typically either an independent living unit (or ILU) or a serviced apartment. Modern retirement living communities try to offer a mix of accommodation styles and care options, which allow the village owner to manage residents in the complex as their needs increase. For example, residents may initially move into an independent living villa or townhouse in the community. As their independence and mobility decrease, they have M Y W EEK LY PREVIEW.C OM .A U

the option to move into a smaller, more easily maintained apartment in the community. Retirement homes are procured and occupied by residents through f ve main types of arrangements. An ‘arrangement’ describes the way in which an individual purchases and lives in a retirement living unit and it is not unusual to f nd variations of each type, particularly between different states. Here are the f ve types of arrangements:

FREEHOLD The freehold scheme is usually strata-titled and similar to any freehold property purchase that uses a community title scheme, such as a block of units or townhouses. A body corporate governs the complex within the limits of the corporate charter and the relevant legislation. The corporation has a committee made up of unit owners, who hold the various positions of off ce such as chairperson, treasurer and secretary.

LEASEHOLD

COMPANY TITLE SCHEMES Under company title schemes, a corporation owns the complex and a resident purchases shares in the company at a market value that is ref ective of the property value. Ownership of the shares deems the right to occupy the premises attached to those shares.

RENTAL A rental village operates under standard residential tenancy agreements, whereby the owner or operator of the unit leases a residence to a tenant. The rent payable under the lease is generally determined by the level of government benef ts received by the residents, from programs such as the age pension and rent assistance allowance.

DEFERRED MANAGEMENT FEE The f nal and most complex of all purchase schemes is the deferred management fee or DMF scheme. Most units in retirement villages

in Australia are occupied through DMF schemes. The DMF scheme is also known as a ‘loan/lease’ or ‘loan/licence’ scheme. In essence, it is an annual fee charged to the resident for each year of occupancy, capped at a set number of years, and calculated as a percentage of either the original sale price or subsequent re-sale value of the licence. The fee is accrued over the duration of the resident’s tenure in the property and is physically received by the operator only upon departure of the resident. It is important to note that under a deferred fee scheme the resident does not actually own the freehold title to his or her unit – this remains with the owner of the village. Instead, the resident purchases a ‘right to occupy’, usually in the form of a lease or licence. Retirement villages are governed by the Queensland Retirement Villages Act, however other state or Commonwealth legislation may also apply, such as the Body Corporate and Community Management Act, the Corporations Act, the Queensland Manufactured Homes (Residential Parks) Act or the Queensland Residential Tenancies and Rooming Accommodation Act.

A snapshot of who’s doing what in the industry DEMAND FOR BEACHSIDE HOMES RISES Alex Headland buyer’s house-hunting days are f nally over.

D

espite a population of more than 315,000, you’ll often hear people joke that everyone knows everyone on the Sunshine Coast. This was recently the case for John Anderson from Property Today, when he sold a prestige property in Alexandra Headland through six degrees of separation. “Often that’s how real estate works,” Anderson says. “My father has a unit in Platinum at Maroochydore, and he was talking to his nextdoor neighbour who mentioned he had a milliondollar-plus house at 36 Tantula Road East in Alex, that he was going to sell in a month after he did some repairs. “I have just had buyers who bought three other prestige properties in Alex and thought I may have had the perfect buyer for his house.”

Anderson says the buyer had inspected one of the three sold properties, and had been looking at another house in Tantula Road East. When Anderson heard that contract hadn’t come to fruition he mentioned he had John Anderson a new listing coming up. “I got the buyer through last Tuesday in the middle of the renovations and he bought it on the spot – and paid the asking price,” he says. “The vendor is over the moon and so is the buyer, as it is just what he wanted. After looking for f ve years and going through over 200 houses he was happy his house hunting days were over.” Selling a house two weeks before it goes to market is unusual, but Anderson says he’s experiencing a strong renewal in interest in beachside properties at the moment. “Some things I’ve had on the books for over a year are starting to move,” he says. “The upper end of the market is def nitely starting to pick up again.”

NEW INCENTIVES TO INVEST IN RENTALS The announcement last week of a new round of the National Rental Affordability Scheme (NRAS) has been welcomed by the Housing Industry Association (HIA). The NRAS started in 2008 with the aim of addressing the shortage of affordable rental housing. The scheme offers f nancial incentives to individuals and organisations to build and rent dwellings to low income households at a rate that is well below the market value rent. The f fth round of incentives for 10,000 affordable homes will open on May 7, reports the HIA. “The NRAS has proved an important measure for bringing rental properties online at below market rents, which would otherwise have not been available,” says the HIA’s Graham Wolfe. “Housing affordability remains a signif cant and growing problem in Australia and as a consequence, pressure on rental markets means that renting is becoming an equally unaffordable proposition. Access to affordable housing, and improved rates of home ownership in the community, must be high priority issues for both the government and opposition in this election year.” Wolfe adds, “NRAS is one important measure to foster more private investment in rental housing and we will be encouraging the industry to take up these new opportunities.” To f nd out more head to fahcsia.gov.au and search for ‘NRAS’.

SURF REPORT with MWP’s man in the water

Doh! My bad! Okay, okay, last week I got the prediction wrong – not sure what swell charts I was looking at as the Easter break delivered heaps and heaps of fun waves! This weekend more waves are forecast with Friday being the peak. It appears that early sessions will be blessed with light offshore winds before SE winds kick in, so sleeping in should not be an option. The points will be worth checking as the tide pushes in, so get on it!

FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Quality whiting are taking yabbies on the rising tide opposite the Bli Bli oyster leases. Catch f athead on lures slow trolling the banks around the goal posts. Mud crabs and mangrove jack are up in Petrie and Eudlo creeks. Get tailor and trevally at Maroochy Bar using poppers. SURF: Sand whiting and dart are in low tide gutters from Mudjimba to North Shore with pippies and worms best. Take tailor right on dark. Catch bream off the rocks at Alex using fowl gut. OFFSHORE: Grassy sweetlip, footballer cod and moses perch are being taken from the Gneerings and Coolum using squid and mullet f llet. The Barwon Banks are working for pearl perch, parrot and squire using pillies. Spanish mackeral are working bait from The Blinker off Mooloolaba to Brays Rock, Caloundra with trolled lures and pillies the best baits. There are heaps of frigate mackeral and mac tuna at 10 Mile. FRESHWATER: Somerset Dam is returning bass and golden perch on trolled deep divers and spinner baits cast beside timber near the power lines. Lake Baroon is good for small bass and spangled perch around both boat ramps using f oated baits.
