veryone needs a little guidance. At school and university we have people to teach us, lead us and advise us. If we do an apprenticeship we have, sometimes for years, a dedicated adviser to show us the way. As junior members of the workplace, we learn our craft from older, more experienced workmates. It’s funny, then, that as we get older, we forget to ask for help. We think we don’t need guidance, even if our lives or our careers aren’t heading in the direction we’d like. This week Leigh Robshaw explores the concept of the mentor, and f nds that there are people out there more than willing to take another’s advice, and sometimes pay very handsomely for it. Leigh has spoken to three such people who guide and inspire Sunshine Coasters. If you are feeling like you need a

] helping hand, hopefully we will inspire you to f nd out more. Speaking of those who are here to help, this week in My Property Preview, I take a look at the role of a property manager when it comes to renting out your investment home. f you think achieving incredible success and happiness in your professional or personal life is beyond your reach, do what the world’s most successful people do and hire a mentor or life coach. What separates those who thrive from those who merely survive is the choice to step out of the daily grind, take a look at what’s not working, and do whatever is needed to achieve their goals. A mentor or life coach is invaluable in this process, because they can offer the life experience of someone who is already where you want to be, help you work out a strategy for moving forward and importantly, hold you accountable. Mooloolah sales trainer and growth coach Peter Gilchrist says, “One of the things I f nd is that top people just routinely seek out coaches and mentors. I have a friend who pays seven or eight mentors at a time. Top people use us and know how to come towards us. Their bar is set at that level. “If you join a netball team you get a coach, if you join a cricket team you get a coach. If you go into business, why would you not take on a coach?” Gilchrist began his career in real estate and now

coaches top salespeople and sportspeople, as well as teenagers. “If you want to improve your business, you have to work on yourself,” he says. “Business is so busy. It’s important to just take a breath, stop and sit, and check how you’re feeling about where you’re going, what’s happening for you right now. “I like to think I’m a good bridge, because I’m really practical as well. I can coach people on marketing, branding, sales, prospecting and getting results, and that’s what everyone is after, but it starts with the base – and the base is you, so we get that right f rst and work from there.” Buderim author and businesswoman Rachael Bermingham achieved enormous success as co-writer of the bestselling 4 Ingredients books, and now runs her own publishing company, Bermingham Books, as well as mentoring women on a daily basis. In her latest book, Savvy, she shares her personal success strategies, but says working one-on-one with a mentor is paramount for those wishing to fast-forward success. “Mentors give you a great game plan, it’s very strategic and tailor made, with timelines and benchmarks,” says Bermingham. “They can get you M Y W EEK LY PREVIEW.C OM .A U

You have to do the personal development f rst or you won’t do what it takes.” Gilchrist also cites personal development as key, so he teaches meditation and uses techniques like NLP (neurolinguistic programming), Gestalt therapy and hypnosis to delve into the deeper emotional issues that hold people back. “You have to be prepared to do some work and make change, not do what you’ve always done, and that can be confronting,” he says. “I’ve got people I’ve coached for 15 years and they’re incredibly successful – multimillionaires,” says Gilchrist. “You’ve got to look at it and say, ‘If I engage this person for a year and I end up paying them $15,000, what effect will it have on my life and my business?’ I’d say take a punt, get started and don’t lock yourself into long contracts. You know within yourself whether you’re moving, whether things are changing for you. You should know quite quickly.” “For some people it’s a real stretch to pay for it,” says Ashley. “Those people get the biggest result, because that investment means more to them.” Ashley says it’s important to have respect for your coach and be willing to be “mouldable” or “guidable” by them. “I don’t do it for my client, they have to do it,” he says. “It’s not a democracy, it’s a dictatorship. That’s where the results are. I know the right questions to ask in order to f gure out a strategy. Everybody should have a coach. I have coaches, too. Your wife or your husband, they’re not really supposed to be your coach. If they’re going to hold you accountable, you’re going to have problems in your relationship. You need somebody you respect and when they tell you, you have to do this, you’ll do it. “Most people have stagnated, whereas successful people keep building, keep evolving. They understand the natural order in the universe is for everything to seek its highest potential. In life, you either evolve or your dissolve.” Ashley says people are a lot closer to their goals and dreams than they know they are, but there’s often just a small gap holding them back. “It’s not crazy, what you have to do. If you think about a gold medal, it’s 1/100th of a second faster than anybody else on the f eld. That’s all,” he says. “People think it’s very hard to go from the place they’re at to the place they want to be at,” says Bermingham. “They think it’s too big, too unachievable, it’s never going to happen. $1.2 million housing project for people with disabilities will be constructed at Pelican Waters as part of the Endeavour Foundation’s self-funded At Home With Choices project. Endeavour Foundation CEO David Barbagallo was joined last week by clients, carers and Caloundra MP Mark McArdle to turn the f rst sod at the development site, which will be home to two f ve-bedroom houses. Barbagallo says the new houses will be universally accessible and equipped with f ve-kilowatt solar power systems to reduce carbon emissions. “Assistance living technologies such as entry and exit sensors, help alarms and panic buttons will promote greater independence for residents,” he says. “Including the land purchase, construction and furnishings, these two houses represent a $1.2 million commitment in the region by the Endeavour Foundation. This year we expect to spend around $8 million on building and refurbishing houses and services.”

Five events across the Coast will raise awareness about domestic and family violence prevention as part of the State Government’s Make the Call campaign. Centacare/Scope domestic violence team leader Karen Marsh says each event will carry the united message Our Community Says No to Violence. The events, which range from marches to family days, will be held throughout Domestic and Family Violence Prevention Month in May. “It’s really important because the more awareness we have the more we can prevent it,” Marsh says. Centacare is seeing an increase in family violence cases across the Coast and Marsh says it’s important that people understand they can say no. Communities Minister Tracy Davis says domestic and family violence is not just physical abuse but also includes controlling behaviours such as stalking, threats, intimidation and isolation. “These behaviours can quite often be unseen and can quickly turn into physical abuse, which can tragically result in serious injury or death,” she says. “From 2006 to 2012, 44 per cent of all homicides

in Queensland, or on average of 23 deaths a year, resulted from domestic and family violence.” The Make the Call campaign is designed to help people overcome the social barriers that discourage them from seeking help and urges friends and family, colleagues and neighbours to make the call if they sense someone needs help. The f rst of the Coast awareness raising events will take place on May 1 and will begin with a march from the Alexandra Headland memorial to the Loo With a View at Mooloolaba. Other events will be held at Caloundra, Maleny, Tewantin and Gympie throughout the month. Transport Minister Scott Emerson says the laws are expected to be in place by the end of the year and follow the lead of Victoria, South Australian, and Western Australia. The change comes after a Queensland Sikh successfully challenged a f ne last month because his religion requires him to wear a turban. hat an interesting week it has been for our favourite metal. It all started on Friday April 12, when the price of gold fell four per cent. That was bad enough, but then we got a total capitulation last Monday with the price dropping 10 per cent to $US1352 an ounce. That is the biggest percentage fall in the precious metal since 1980. Why, you may ask? Well, one of the more plausible reasons, is the mass of money that was f owing into gold exchange traded funds (ETFs) has now started to be withdrawn. Second, news out of Europe

suggesting that Cyprus may look to sell its gold reserves to shore up its own balance sheet exacerbated the woes. Some pundits believe that it may not only be Cyprus that will need to sell gold to recapitalise sovereign balance sheets. Third, and probably of equal importance, is technically related selling due to ‘stop-loss’ orders. Selling begets more selling. The interesting thing about the sell-off is that gold bugs (those who like gold) will tell you that gold normally rises during periods of global uncertainty. Furthermore, they will say that gold is an alternative currency, a store of wealth, and during periods of currency devaluation (quantitative easing or money printing), it should rise. Not only has the gold price fallen sharply, but gold equities have also signif cantly underperformed the physical price of gold. Regardless of the reason for the sell-off, the question now becomes whether it is a good time to buy gold stocks.

Interestingly, our research team initiated coverage on a handful of junior gold miners last week, with an overall bullish recommendation. Foolhardy? Well, bear in mind their thesis is based on a long-term gold price forecast of $US1300 an ounce, compared to current levels of $US1396 and the average over the last two years of more than $US1600 an ounce. So, if you are brave and have a long-term horizon, gold stocks may have a place as part of an overall balanced portfolio. With the six new gold stocks under coverage offering an estimated 65 per cent upside to their target prices (on average), they are certainly worthy of consideration. WHITE CHOCOLATE PARFAIT WITH A STRAWBERRY AND BASIL SALAD SHOPPING LIST

125g good quality white chocolate 60g caster sugar 5 egg yolks 400ml of fresh cream 30ml Malibu

STRAWBERRY SALAD 6 fresh strawberries diced 45 ml strawberry liquor 15 ml balsamic vinegar 10g icing sugar

METHOD

Melt white chocolate in a bowl and set aside. Place sugar with 100ml of water in a saucepan and simmer until the sugar turns into a thick syrup. Place egg yolks in a mixing machine and whisk on high. Slowly add all the thick sugar syrup until mixture is light and f uffy. Fold through the melted white chocolate. Add the cream and Malibu and whisk until the cream reaches soft peaks. Pour into dariole moulds or a brûlée mould and place in the freezer overnight. To make the salad, add all the ingredients together. Place three-quarters of the white chocolate parfait in hot water to loosen it out of the mould and turn out onto a plate. Place the strawberry salad next to the parfait and serve. CHEF PROFILE Adam Lugg, executive chef, Montegos

Montegos’ executive chef Adam Lugg began washing dishes at the age of 13 at a restaurant at Mollymook on the NSW south coast. After a year, the chef recognised his passion for cooking and started teaching him how to make entrees and desserts. By the age of 16, he had started his apprenticeship and was on the way to a brilliant career. His apprenticeship was at a restaurant called Cookaburras. “It was one of the best restaurants on the south coast of New South Wales,” says Lugg. During that time, he won a number of

cooking competitions and when he f nished his apprenticeship, decided to try his hand at running his own kitchen. “At 20 I was head chef at Millard’s Cottage in Ulladulla, and it was then I realised I wasn’t learning anything. I sent my resume to all the best restaurants in Canberra and a couple weeks later, I was working at a chef hat restaurant called the Chairman and Yip, an Asian fusion restaurant in the centre of Canberra.” Following a stint in London, where he opened his own award-winning restaurant, Lugg returned to Australia, working at

Kingsleys and other top restaurants in Brisbane. Having conquered Brisbane’s dining scene, he moved to the Sunshine Coast to work at the Loose Goose, then took the head chef’s position at Montegos. “My favourite foods keep changing,” he says. “As it gets colder, I like to cook cheaper cuts of meat for long periods of time to really get them tender and full of f avour. Montegos is special because of the team of chefs we have employed there. Every one of the kitchen brigade is extremely passionate about food and I think this shows in the product we serve.”

e’re all striving to be our best. But sometimes, there’s not a whole lot of room for improvement. Take Mercedes-Benz’s all-conquering C-Class, for example. First in sedan form, and more recently with a swoopy coupe, the German mid-sizer has generally swept all before it – lifting Mercedes right back into the thick of a category perennially dominated by BMW’s 3-Series. It was even good enough to hold its own when an all-new version of the Beemer was rolled out last year. Most judges continued to rate the

baby Benz marginally ahead of its newer, fresher rival in the most recent round of best-car awards. But as we know, those who stand still quickly find themselves going backwards, so Benz has been forced to come up with another round of improvements on the C-Class. The answer is a new Sport version of the volume-selling C250, which delivers a slightly sharper, edgier version of the car that has already brought a sharper, edgier buyer into the Benz fold. The differences are fairly subtle at first glance, but impressive nonetheless.

Most of the improvements are beneath the surface – a touch more performance, a smidgin better handling and slightly better brakes. This Sport package will be restricted to two-door versions of the C250 – which can be had in either turbo petrol or turbo-diesel configuration. As a consolation to sedan and wagon buyers, Mercedes will also offer an upgraded version of the AMG Sports body-kit package on those, although they don’t get the full suite of suspension, exhaust, transmission and engine-management continued over>

Basically, the changes on the sedan and wagon are more cosmetic; on the coupe they mean improved handling and acceleration – perhaps in keeping with their slightly racier appearance. The C250 is not the cheapest version of the C-Class but is the most popular – and is in fact the German brand’s most popular model in Australia. For a car costing upwards of $70-grand that’s no small feat. We tested the C250 Sport coupe in petrol form but there’s also a C250 diesel, which is more powerful but probably gains a bit less from the performance tweaks. For an additional spend of $8150, the Sport package brings AMG sports suspension, sports brakes with larger discs, speed-sensitive sports steering, sports exhaust with a sound generator, revised engine mapping and a tweaked transmission with faster shift times in sport and manual mode. Inside, there’s some nifty red stitching on the black leather sports seats, and some slightly garish red seatbelts. The result is a car that looks, and most importantly feels, markedly quicker and edgier in just about every way than the standard version. Ride is a little harsher than the standard C-Class, and the beefed up engine note adds an

appropriate soundtrack to what is a very engaging little machine. It can even be had with a unique matt paint f nish exclusive to this model. If the Coupe doesn’t f t your style, you can get similar looks, if not quite the same performance, from the AMG Sports Package PLUS. The kit costs $6350 on top of the $69,100 starting price for the C250. What doesn’t change, of course, are those things that have established the C-Class as a volume seller for Benz – great looks, beautifully resolved ride and a classy interior. Our C250 Sport Coupe’s 1.8-litre turbocharged engine is unlikely to challenge its potent sibling, the 6.3-litre V8-powered C63 AMG, but at less than half the price, its 150 kilowatts and 310 Newton metres are surprisingly adequate. The engine loves to rev and the transmission changes give it more opportunity to do so. The seven-speed auto adds some quite aggressive shift patterns and a noticeable blip on the throttle on downshifts – further tempting the driver to squeeze a little more out of this fetching little machine. It gets the same excellent dash layout we’ve come to admire in the C-Class, including an instrument cluster with a colour graphic display, colour sat-nav centre screen and voice-activation system for accessing everything from navigation

controls to changing the radio station. The coupe gets seats with integrated head restraints and individual bucket seats for rear passengers, meaning the coupe’s capacity is four people. My wife had only one gripe with the coupe – those sweeping rear pillars that enhance its graceful shape also block out a fair bit of rear vision. She’d much prefer the sedan, thank you. For an additional cost you can have a blindspot warning system in your exterior mirrors and a reversing camera that partly mitigates that issue. Occupant safety is a feature; the Benz gets a staggering 11 airbags, plus seatbelt pre-tensioners and force-limiters in all seats. The lengthy Mercedes-Benz options list also includes attention assist (with a lane-departure warning) and Distronic Plus – a radar-guided cruise control that sets a constant distance between you and the vehicle in front. Identical in name and looks, but not in performance or thirst, is the C250CDI, with a twin-turbocharged 2.1-litre diesel, which pumps out a brawny 500 Newton metres of torque while sipping just 5.1 litres per 100 kilometres. In standard form it probably out-muscles the petrol version, although the tweaks of the Sport model perhaps tip the balance the other way. Either way, it’s a case of the best getting better.

COMMODORE WINS BEST CAR sophistication, the Commodore took the award ahead of the Ford Territory, launched in 2004, and the BA Ford Falcon XR6 turbo, launched in 2002. “More than a good honest car, this was the Commodore that proved, beyond doubt, that Australia’s got talent,” the judges said. The judges also favoured modern Australian cars in their top 10, although the original Holden from 1948 was ranked seventh and the 1934 Ford Utility ranked tenth. Also in the top 10 were the revamped Holden Monaro from 2002 in fourth spot and the legendary 1966 Ford Falcon XR GT at f ve. The only non-Ford or Holden to make the cut was the 1971 Chrysler Valiant Charger. HANDS PREVIEW Managing a rental property is a big job. As a new investment property owner, MPP tells you why you need to get a manager on board. WORDS Jemma Pearson

f you’ve just taken possession of your new investment property, you might be wondering what the first step is. If you take the advice of the Real Estate Institute of Queensland, the first thing you should be doing is engaging the services of a property manager. But surely being a landlord is something you can DIY? If it’s just a matter of collecting rent every week and f xing those little things that go wrong around the house, why pay someone else to do it? Well, there are many good reasons why. Karen Stehr from Next Property Group has been in the property management industry for almost 25 years. She is passionate about her job and with almost 200 properties on the Next rent roll, she’s kept busy conducting open homes, managing paperwork and chasing up unpaid rent. For those who are considering going it alone and managing their rental properties themselves, she has a few warnings. “Just the legislation is scary,” Stehr says. “I have just taken over one where the owner was managing the property themselves and the tenant was 47 days behind in their rent. What do you do when things go wrong?” And it is when things go wrong that DIY property managers become unstuck. James Smith* is a property owner who has learned this the hard way. A few years ago he bought a property in Maroochydore and advertised for tenants straight away. “I met these prospective tenants at the house and my gut said maybe not, as they didn’t have references, but they seemed like battlers and down to earth so I thought why not.” There were many reasons why not. “After a few hassles with rent not coming in, I handed it over to

a property manager,” Smith says. “The tenants didn’t seem to appreciate that.” It was months of more rent arrears, several abusive phone calls to Smith and plenty of disturbed nights for the neighbours due to f ghts that broke out in the home, before the property manager was able to evict the tenants. While it cost Smith several thousand dollars in lost rent and the eviction process, he was reasonably lucky. Apart from a few holes in the walls and a very dirty home, the tenants left the property relatively unscathed. Smith now has tenants in place that pay rent on time, care for the house as if it were their own and get on with the neighbours. So really the question isn’t ‘should I get a property manager?’ But ‘which one should I get?’. Stehr has this advice for new property investors looking for a manager: “My biggest recommendation is f nd someone who has been in the industry for more than two years, who knows the area and knows the market. The Sunshine Coast market is very f ckle.” A good property manager, she adds, is someone who thinks of the property as their own. “Find someone who really does care,” she says. It’s a small price to pay for peace of mind. Stehr says that on the Coast the average charge for engaging a property manager is f ve to nine per cent. “I try hard to get the highest [rent I am able to] and then charge 7.5 per cent of whatever the rent is plus GST,” she says, adding many agencies around the Coast charge about 8.5 per cent. “For 30 or 40 dollars a week, why would do it yourself?” Stehr asks, “And [the cost] is tax deductible.” *Name has been changed M Y W EEK LY PREVIEW.C OM .A U

How to choose a property manager:

I have just taken over one where the owner was managing the property themselves and the tenant was 47 days behind in their rent. What do you do when things go wrong?

• It’s usually a good idea to go with an agency that has a dedicated rental department or property manager, rather than one that just gets the receptionist to handle the rent roll. • Head to an open homes conducted by the property manager to see how professionally he or she goes, and how well the manager answers queries and presents the home. • Meet the prospective manager in your rental property and see what kind of advice that person offers. If he or she simply says “yes, I’ll manage it for you”, without looking at the property and offering advice on how best to present it to tenants, keep looking. • Ask the manager how the agency handles checks for prospective tenants – how well are tenants screened for credit worthiness and rental history? • Ask about the systems in place if something goes wrong, such as the tenants not paying rent or not adhering to lease conditions. • Ask the property manager how many other properties she or he has on the books. If the agency has too many, will the staff have time to adequately look after yours?

What does a property manager do? Qualified property managers know not just the marketplace and the area they work in but also the relevant legislation that covers property management and paperwork that is required to rent a home in Queensland. According to the REIQ, property managers conduct many activities, including: “negotiating rents and leases on a lessor’s behalf; signing and completing all documentation required by legislation; attending to maintenance issues, organising quotes, attending to the payment of maintenance accounts; completing routine inspections; disbursing funds to the lessor monthly or twice monthly; providing a written f nancial statement of rental funds; and completing f nal inspections when tenants vacate.”

While the skills of a property manager really come into their own when things go wrong – such as the tenant not paying rent or a major maintenance issue that damages the home – even those smoothly running tenancies require a property manager to get it right. The legislation that covers property management can be a minef eld and non-compliance can result in f nancial penalties for owners. There are rules and regulations governing how rental bonds are handled, how maintenance issues are dealt with, rules regarding access to the property and what to do about emergency repairs.

Selling Tenanted Properties! In this edition I wanted to point out the importance of having your managing agent sell your tenanted property. They are the best agent for the job. In my experience choosing an agent that is interested in the relationship of everyone involved is essential. Look for the agent that takes into account what’s best for all parties, not the ones just interested in earning a commission. If your managing agent is doing the job right they should always have a relationship already formed with your tenant, which makes it so much easier to sell your investment property with a tenant in place. It makes sense that keeping a tenant in place on a fixed term lease ensures that the property is still income producing and if your agent knows the market well, then the rental return should look attractive to a prospective purchaser. In my experience most agents will recommend that the tenant be evicted and the property left vacant whilst on the market. This is poor advice as there is no income generated on the property whilst on the market for sale, and it will not look appealing to prospective investors. Choose an agent that wants to work with you and your tenants to sell your tenanted property. If another agent manages your property and you want to sell, transfer to an agent that wants to make the transaction sweet, smooth and nurturing. Until next time……

Wow! How good was last weekend? Woo-hoo. Absolute cracker. Great waves, offshore all day Saturday and f nished with spectacular afternoons. It appears everywhere was good, real good. Now if you missed it, I am sorry, but I did warn you. Now, as for this weekend it looks like it will be ESE winds – the worst kind. So crack the golf clubs out and smash a few balls. For a bit of escapism I can tell you Asu in North Sumatra is 3.5 foot offshore all day. Just sayin!

FISHING REPORT

ESTUARY: Grunter bream are on the night high tides from Bli Bli to the old oyster leases using yabbies and prawns. Catch f athead on the drift using whitebait and lures from the Motorway Bridge to the bank along Twin Waters. SURF: Tarwhine and bream are along Maroochy Beach using fowl gut with whiting and dart taking pippies and worms. Tailor are at Pincushion and along Maroochy North Shore. OFFSHORE: Expect some fantastic catches of mixed reef f sh from the close-in reefs off Coolum, The Gneerings and Murphy’s with squid and pillies the best bait. Head to the Barwon Banks and beyond for snapper, pearlies and rosy job f sh. FRESHWATER: There are good reports of golden perch and bass from Somerset where both deep divers and live shrimps are working. Red Claw are also being taken in opera house traps on all kinds of bait.
