And a pretty dress with a touch of lippy is just not enough. These women go all out. Actually, the boys have been known to make quite an effort too. We are dedicating a good chunk of this week’s My Weekly Preview to Oaks Day. Yes, I know it’s not for a few weeks, but you need to be prepared. In our cover story we are taking a look at the link between racing and racewear, and we’re not talking about a jockey’s silks. As a nation we aren’t generally celebrated around the world for our outstanding fashion sense, but no other country mixes horse racing with looking fabulous quite like we

Fashion’s great race PREVIEW There’s an old-fashioned charm about dressing up for a day at the races, where tradition and elegance reign supreme. e. IMAGES AAP
A
day at the races means two things: horses and fashion. Those who enjoy a flutter might spend all day studying the form guide and placing bets, but for others it’s simply a chance to while away a few hours admiring gorgeous hats and frocks. Fashions on the Field is a uniquely Australian event which arose out of our nation’s love of horse racing. According to the off cial Melbourne Cup Carnival website, the f rst reference to Fashions on the Field was in the November 1957 issue of The Australian Women’s Weekly, when a roundup of fashion at the 1957 Melbourne Cup was printed with the headline ‘In the Fashion Field for Flemington’. Over the next few years the term grew in popularity, and in 1962 the Victoria Racing Club held its f rst Fashions on the Field competition in an attempt to attract a larger female audience to the
previously male-dominated carnival. the The competition’s aim was to f nd “the smartest dressed women at the Carnivall hree within economic restraints”, with the three original categories including outf ts under er £30, over £50 and Most Elegant Hat. The prize pool was worth almost £7000 0 and included the grand prize of a Ford Falcon Futura. The event faltered in the 1970s due to poor economic conditions, however various fashion-related days continued over the decade, and the event came back ck into vogue in the early 1980s with an increased prize pool of $20,000. Categories became broader and sponsors more prominent (including New Idea, Qantas, Crown and naming ort sponsor Myer, which continues to support the event today). Last year the Myer Melbourne Cup Fashions on the Field event celebrated its 50th anniversary. SOURCE: melbournecup.com
Long line of celebrity judges Over the years, celebrity judges have included French model Christine Borge ( 1965), US fashion public ist and founder of the International Best Dressed List, Eleanor Lambert (1969), UK designer Zandra Rhodes (1979), Madame Nan Legeai, director from the House of Christian Dior (1985), and television personalities Eva L ongoria (2005) and Carson Kressley (2007). In 2001 the late Heath Ledger judged the inaugural Men’s Fashion on the Field event.

Members only The Victorian Racing Club upholds a strict dress code for the Members Enclosure at all its Flemington meets. For the ladies, shorts, jumpsuits and playsuits are out, as is any outf t that displays the midriff or leggings worn as pants (though footless tights are acceptable if a suitable dress is worn over the top). Thongs, gumboots, slippers, beanies and peaked caps are all no-nos, and there’s a strict ‘no denim’ policy. Any gentleman over the age of 14 is required to wear a suit – including tailored slacks, a blazer or sports coat, collared shirt and tie – and jackets may be removed only during the period between December and May. And while some gents like to dress as though they were heading to a costume party, think again: there’s a specif c prohibition against brightly coloured or safari-style suits.
Fit for a queen Any serious F ashions on the Field competitor knows it’s all about the headwear, whether that means a stunning hat or strik ing fascinator. In 2006 the invitation-only Millinery Award, held on Crow n Oaks Day, was introduced. The Queen ’s own milliner, Frederick F ox, is one of many famous hat-makers to make an appearance at the event.
Observing the unwritten fashion rules The Spring Racing Carnival is made up of a number of day-long meets, and each presents a different opportunity for ladies (and stylish gents) to showcase their fashion savvy. The unoff cial (but always adhered to) dress code for Derby Day is smartly tailored monochrome – Jean Shrimpton’s famous black and white minidress was for Derby Day in 1965. Cup Day itself is all about bold, vibrant colours, statement heels and striking hats. As Oaks Day is renowned as a special day for female race-goers, it is the most glamorous event, with ultra-feminine, ladylike fashion on display – so it’s only f tting the national f nal of Fashions on the Field is held on that day.

SCHEME WILL EASE PRESSURE

he Federal Government’s move to introduce a national scheme to fund disability services has been welcomed by Sunshine Coast Children’s Therapy Centre director Frank Martin. Under the government plan, DisabilityCare, formerly the National Disability Insurance Scheme, is to be partly funded by a 0.5 per cent increase to the Medicare Levy. Martin, who was on the Queensland co-ordinating committee for the NDIS, says a national, united approach to disability services will be much more effective. “It’s very important and I think that the main advantage with the NDIS is that it’s going to put the people that use the services in control,” Martin says. Under the current system, organisations like the Children’s Therapy Centre are funded to provide services to a certain number of families and that funding comes with some conditions. Under the proposed system, he expects everyone will be assessed using the same set of criteria and that will determine how much funding they will receive. Those funds will go to the families, who will then be able to buy the services they need. “A lot of families that have children with disabilities at the moment desperately need services but they don’t have any funding to pay for them.” About 60 families access a range of physiotherapy, occupational therapy and speech

The Medicare levy increase will raise about $3.3 billion a year – less than half the $8 billion or more required to run the care scheme each year when it begins full operation from 2018/19. It will add $350 annually to the tax bill of a person earning $70,000 a year. Prime Minister Julia Gillard says the government will move to introduce legislation when parliament sits later this month.
New USC parking fees to fund future parking infrastructure An annual traffic count at the University of the Sunshine Coast has found the university is providing enough car parks to cater for peak parking demand this semester. The traff c count, conducted by national traff c and transport data analysis f rm Austraff c in a high-volume teaching week from March 18 to 24, shows USC’s allocation of 2403 parking bays is suff cient for the number of vehicles that are on campus. The results come on the back of complaints
from students about the introduction of regulated parking on campus. USC’s vice-chancellor Greg Hill says the regulated parking system was introduced in February to manage demand for parking on campus and fund future parking infrastructure. “It was a critical step to take now, as the university’s student population of 9000 grows to a planned 12,000 by 2015,” Hill says. “Parking is a big issue on almost every university campus in the country and USC has been no exception.”

DR DINGLE TO SPEAK AT EXPO

ood health is not rocket science. But it is a combination of good science and common sense, according to motivational health speaker Peter Dingle. Popularly known as Dr Dingle, the scientist has devoted the past 25 years to researching and educating people about health and the environment. This month he will be sharing his insights to living a healthy life, at the Heal Yourself Expo in Caloundra. “We’ve got the sickest society in human history, right here, right now,” Dingle says. “We’re not living longer. The generation I’m in and the one coming up are living shorter and shorter.” He says we have an increase in diseases that once didn’t exist or occurred very rarely, such as infant cancers and type 2 diabetes. And he is seeing more and more people looking for solutions outside mainstream medicine and pharmaceuticals, because
Dr Peter Dingle they are “sick of being sick”. “The three candidates that are apparent in every single form of chronic illness are inf ammation, oxidation and acidosis.” The solution, Dingle says, is really obvious. Coast schools team up to promote tennis Forty students representing six Coast schools took part in an eight-week tennis tournament aimed at developing grassroots tennis and increasing participation in the sport. The competition, supported by Sunshine Coast councillors Tim Dwyer and Christian Dickson, culminated in the f nal play-offs for the Dwyer-Dickson Shield. The competition was played at Mooloolaba Tennis Centre. Elite Tennis International Mooloolaba manager Tristan Brown says the competition, based on Tennis Australia’s MLC Hot Shots Program, was a huge success. “The idea was to increase participation and to target students that were at the entry level of tennis,” Brown says. Unlike most inter-school tournaments, the children who took part were not the top sporting students. “We selected kids that enjoyed

ost teenagers own a mobile phone, but they need to become more savvy about how much it’s costing them, the corporate regulator says. The Australian Securities and Investments Commission (ASIC) this week launched a series of multimedia classroom activities to help teenagers navigate the costs of mobile phones. The aim is to teach students in years f ve to eight to be smarter phone consumers. “Mobile phones give us unprecedented access to information, entertainment, and our friends and family,” ASIC chairman Greg Medcraft says. “But their features can be expensive if they are not understood and used responsibly.” Australian Bureau of Statistics
f gures show one in f ve nine- to 11-year-olds own a mobile phone, jumping to almost three in four 12- to 14-year-olds. “We need to teach young people to use their mobile phones responsibly now, so they can make more conf dent and informed decisions, prevent costly mistakes and avoid falling into debt later in life,” Medcraft says. Downloadable activities help students choose a mobile phone plan based on usage and budget and understand the cost of uploading videos and downloading pictures on social media. Almost half (43 per cent) of 1 8- to 24-year-olds admitted overspending on their phone plan on average nearly three times a year. AAP
EAR PRESSURE WHILE FLYING OR DIVING? The air pressure in the middle ear is usually the same as the air pressure outside the body. The Eustachian tube is an opening originating from the back of the nose and throat to the middle ear. Its primary function is to ventilate the middle ear space, to equalise environmental air pressure with middle ear pressure. This tube is normally closed and opens when a person swallows, yawns, or chews. When conditions cause a change so that the pressure outside becomes greater than the pressure in the middle ear, an uncomfortable and sometimes painful popping or clicking sensation might be experienced. Damage can occur in the middle ear. When no equalising occurs during scuba diving, the eardrum bows inwards and may ultimately rupture if the pressure differential becomes too great. To maintain comfort when you travel by air, make sure that the Eustachian tube opens frequently and wide enough to equalize the changes in pressure. This is especially true when the airplane is landing, going from low atmospheric pressure down closer to earth where the air pressure is higher. Swallowing activates the muscles that open the Eustachian tube. Swallowing occurs more often when chewing gum or when sucking on hard candies. During decent, if yawning and swallowing are not effective, pinch the nostrils shut, take a mouthful of air, and direct the air into the back of the nose
as if trying to blow the nose gently, you should feel a pressure build up but do not let the air out your mouth. The ears have been successfully unblocked when a pop is heard. This may have to be repeated several times during descent. Babies cannot intentionally pop their ears, but popping may occur if they are sucking on a bottle or pacif er. Feed the baby during the f ight, and do not allow him or her to sleep during descent. Children are especially vulnerable to blockages because their Eustachian tubes are narrower than in adults.

MARS EXPLORATION ACHIEVABLE, EXPERTS AGREE

ASA and private sector experts now agree that a man or woman could be sent on a mission to Mars over the next 20 years, despite huge challenges. The biggest names in space exploration, among them top off cials from the US space agency and Buzz Aldrin, the second man to walk on the moon, will discuss the latest projects at a three-day conference starting on Monday in the US capital. Renewed interest in the red planet has triggered the launch of several initiatives in recent months. The American public also favours sending astronauts to Mars, according to a survey by non-prof t group Explore Mars and aerospace giant Boeing. The poll in March of more than a thousand people found that 71 per cent of Americans expect that humans will land on Mars by 2033. Seventy-f ve per cent say NASAâ&#x20AC;&#x2122;s budget should be doubled to one per cent of the federal budget to fund a mission to Mars and other initiatives. NASA receives only 0.5 per cent of the US federal budget, compared to the four per cent it got during the Apollo project in the 1960s.

But the US f nancial crisis is a major obstacle to such a project. â&#x20AC;&#x153;If we started today, itâ&#x20AC;&#x2122;s possible to land on Mars in 20 years,â&#x20AC;? says Scott Hubbard of Stanford University. â&#x20AC;&#x153;It doesnâ&#x20AC;&#x2122;t require miracles, it requires money and a plan to address the technological engineering challenges,â&#x20AC;? adds Hubbard, who served as NASAâ&#x20AC;&#x2122;s f rst Mars program director and successfully restructured the entire Mars program in the wake of mission failures. Placing a mass of 30 to 40 tonnes â&#x20AC;&#x201C; the amount estimated to be necessary to make a habitat on the red planet â&#x20AC;&#x201C; would be one of the greatest challenges, along with the wellknown problem of carrying or producing enough fuel to get back, Hubbard says. The Curiosity rover took a nail-biting seven minutes in August to make its descent on Mars. But it only weighed one tonne. The $US2.5 billion (about $2.45 billion) Curiosity mission, which is set to last at least two years, aims to study the Martian environment and to hunt for evidence of water in preparation for a possible future manned mission. n April 5 the Minister for Financial Services and Superannuation, Bill Shorten, and the Deputy Prime Minister and Treasurer, Wayne Swan, announced the Federal Government’s proposed changes to the superannuation laws. As has been the case in relation to superannuation over the past few years, the noise leading up to any announcement has been deafening. As it turned out, the harsher components of the proposed changes would affect a minority and some grandfathering provisions would ensure a delayed impact. Most interesting is that these changes may not be considered by the parliament until after the election in September. Therefore, assuming the Coalition is successful on September 14, these proposed changes will never see the light of day. Nonetheless, the following is a selected summary of the announced changes to superannuation: Firstly, from July 1, 2014, earnings on assets supporting income streams above $100,000 per year will be taxed at a rate of 15 per cent. This should be a per member test. For example, two members of a super fund with an equal balance and identical return could each earn up to $100,000 before being levied with the 15 per cent tax. The measure grandfathers the capital gains tax (CGT) treatment of existing assets supporting income streams until July 1, 2014. Those assets held as at April 5, 2013 should be grandfathered from a CGT position until 2024. Assets purchased after April 5 will be subject to new tax provisions. Secondly, the concessional contribution cap (for example, employer or salary sacrif ced contributions) will be increased so that from July 1, 2013 taxpayers aged 60 and over will have a $35,000 cap; from July 1, 2014 taxpayers aged 50 and over will have a $35,000 cap; and the general concessional cap will reach $35,000 by July 1, 2018.
Finally, the government has proposed to extend the normal deeming rules to superannuation account-based income streams for the purposes of the pension income test. From January 1, 2015 the standard pension deeming arrangements will apply to new superannuation account-based income streams assessed under the pension income test rules. All products held by pensioners before January 1, 2015 will be grandfathered indef nitely and continue to be assessed under the existing rules for the life of the product so no current pensioner will be affected, unless they choose to change products. BELOW THE LINE PREVIEW Could you live on $2 a day? It’s a challenge that this week many Australians are taking on, all to raise awareness of the globe’s impoverished people.

o-name oats, rice, potatoes, some pasta and tinned tomatoes. Comedian Stephen Curry and Home and Away’s Rhiannon Fish were earlier this week compiling their shopping lists. The challenge to live on just $2 a day is a familiar one for millions of people worldwide, but not a predicament these Australian celebrities are used to. “All you can really afford is rice, and a little bit of noodles, and a bit of noname oats,” says Curry, who played Dale Kerrigan in the movie The Castle. “It’ll be a nice carb-fest. “I’m a bit of a shameless carnivore but you can’t afford to eat meat on this – but it’s only a week.” Curry joined more than 8000 Australians this week who are living on $2 a day – the equivalent of the extreme poverty line – for f ve days to help raise funds and awareness of poverty. Other Australian celebrities taking the challenge alongside Curry include actor Mandy McElhinney, and former contestants from Big Brother, Celebrity
Apprentice, MasterChef and My Kitchen Rules. “Choosing to live on $2 a day is a meaningful way to help those living below the poverty line and to experience in a small capacity the enormous hardships of extreme poverty,” says McElhinney, who played Rhonda in the AAMI Safe Driver commercials. The participants aim to raise $2.5 million for anti-poverty initiatives in South-East Asia. Fish says she’s honoured to be a part of such a relevant cause. “In life it’s incredibly important to take the time to put things into perspective and never take anything for granted,” the 22-year-old says. “The truth is people are living on $2 a day, but that’s including things like medicine, travel and schooling. It’s hard to imagine what they are going through but this gives you a small taste of what it’s like.”

Last year, Live Below the Line raised $1.9 million for charity. The campaign, run by the Oaktree Foundation, began in 2010 when two Melbourne housemates wanted to f nd a way to engage with the issue of poverty. The campaign has since gone global with the likes of Hollywood actors Ben Aff eck and Hugh Jackman living on $2 a day to highlight the predicament of the 1.2 billion people worldwide who live below the extreme poverty line. (makes three meals, lunch or dinner) INGREDIENTS: For soup: • 20g butter • 500g pumpkin, peeled, de-seeded and diced • Salt
For damper: • 2 cups (300g) self-raising f our • 1 teaspoon of salt • 50g butter
Method 1. Preheat oven to 200 degrees. 2. For soup, melt butter in a baking tray. Toss the pumpkin in the butter and bake for 20-25 minutes or until golden and soft. Remove from baking tray and place in a bowl with 2 cups water. 3. With a hand-held blender or in a food processor, blend the soup until smooth and season with salt. 4. For the damper, combine the f our and salt in a bowl. Rub the butter through with your f ngertips until the mixture resembles breadcrumbs. Add 1 cup water and mix into a smooth dough. Divide the dough into 3 or 4 portions and roll into balls. Place on a greased baking tray and bake for 20-25 minutes or until golden brown and hollow-sounding when tapped. Serve hot and buttered, with soup.

– the solution is closer than you think! Although dentures have been around for hundreds of years, with advances in dental materials and clinical techniques, they continue to be very problematic. Denture wearers usually choose foods according to what they can eat rather than what they want to eat, reducing quality of life. Lower dentures are usually the most troublesome. They have a small footprint (the area on which they sit), have no suction and float in a sea of saliva, along with whatever nuts, seeds and other food you’ve eaten. Full upper dentures may cause gagging, instability and sometimes poor chewing ability. After all the expense of both time and money, some people simply don’t wear their dentures as they are just too uncomfortable. Did you know that after teeth are lost, the supporting bone begins to shrink? This bone loss continues for the rest of your life, very slowly, resulting in less and less bone being available to support a denture. Once advanced bone loss has occurred, the area on which a denture can sit is greatly reduced, making it very difficult to create a functional denture. This requires the dentures to be relined when they are about 3 years old. As more time passes dentures need to be remade entirely. As the upper and lower
jaw bones shrink away from each other, the distance between them increases. At this stage the upper and lower dentures need to be remade at an increased height. This generally happens at around 7 to 8 years. However the news is not all bad for denture wearers. The biggest revolution in dentistry is dental implants. First used clinically in the mid 1960’, implants are a well-practised treatment option, with consistently positive and predictable results. Implants are used to stabilise removable dentures or to fix a dental appliance permanently. Typically, two implants can be placed in the lower jaw or 4 implants on the upper jaw for removable dentures. This greatly improves stability and chewing efficiency, leading to greater comfort and confidence for the wearer. SPICY CARROT AND GINGER SOUP This soup is spicy, tangy and fresh, and makes a warming meal for a cold night. Serves 4 to 6
SHOPPING LIST • 5 tablespoons olive oil • 1 large white onion, cut into 2cm cubes • 1 head of celery, trimmed and cut into 2cm cubes • 2kg carrots, peeled and cut into 2cm cubes • 3 garlic cloves, whole • 2cm piece fresh ginger root, peeled and cut into 1cm cubes • Salt and pepper
• 1 tspn crushed red chilli • ½ cup white long-grain rice • ¾ cup medium-dry white wine • 8 cups vegetable stock • ¾ cup milk • 1 tspn freshly grated nutmeg • Juice of 1 lemon To garnish: • Sour cream • Parsley or coriander leaves
METHOD • Heat the olive oil in a large saucepan, add the onion and celery, and cook over medium heat for 5 minutes, stirring occasionally. Add the carrots, the whole garlic cloves and ginger, then season with salt and pepper and add the red chilli. Cook for 15 minutes, stirring occasionally so that the vegetables don’t stick to the base of the pan. Add the rice and cook for an additional 5 minutes, stirring frequently.

OAKS DAY LEADS THE WAY IN STYLE PREVIEW Ladies Oaks Day is off and racing for 2013. So what is it and how do you get involved? MWP finds out.
S
ince its inception in 2004, Ladies Oaks Day has been a highlight on the Sunshine Coast social calendar. Held on the Caloundra Show Day it’s a day at the races for the more than 5000 people from the Sunshine Coast and surrounding area. Some come for the horse racing and the live entertainment, but for many it’s more about the frocks than the fillies. The Oaks Day name is synonymous with style and fashion
and on the Sunshine Coast it’s no exception. The annual Fashions on the Field is highly contested and it’s the great prizes as well as the prestige that attracts such a high participation rate. The cooler autumn weather brings out some great winter race wear and the hats and fascinators can rival some of the best on track at Flemington. A live performance from one of Australia’s hottest musical acts is always a highlight of the day. In the past artists such as Rikki Lee, The Potbelleez and 1927 have entertained the crowds. This year X Factor winner Samantha Jade will perform live, singing her hit singles Heartless and What You’ve Done To Me. In addition, the support act is the dynamic country rock trio known as Dozzi. These three Brisbane-based sisters will have the crowd on their feet. Aside from the fashions and live entertainment on stage, Ladies Oaks Day is also a treat for race fans with a full race program guaranteed to excite. The Sunshine Coast Turf Club is

acing is in the blood for 21-year-old Alisha Taylor – her father is a trainer and her brother is a jockey. The Sunshine Coast local is following in her brother’s footsteps and hopes to ride in her first Ladies Oaks Day on May 31. The apprentice jockey has been racing professionally for four years. It’s a busy schedule, and though the days are long, Taylor wouldn’t have it any other way. “It’s a six-day working week for me and most weeks I’ll race on four of those days,” she says. “On race days I’m generally awake at 2.30am to run the horses until 8.30am, then take a short break before being back on track about 1.30pm. I love it though and have been lucky to ride over 100 winners now. Nothing beats that feeling.” Taylor is just one of a growing number of female jockeys taking to the sport and she says some races can comprise an even mix of male and female jockeys. “It’s great to be

They’re all such an easygoing bunch and it makes the long days and early starts much more manageable.” The sport has come a long way since the 1960s, when female jockeys were allowed to race only in ‘ladies only’ events. Though there have been women involved in racing since the 1850s, it wasn’t until the late ’70s that a few tenacious women forced jockey club off cials to allow then to compete with men. In 1979 Pam O’Neill and Linda Jones became the f rst female jockeys licensed to ride in Australia’s metropolitan races on a professional footing with male jockeys. And while a generation of jockeys
has come and gone, there are still many hurdles for female riders – according to Wikipedia women account for about 17 per cent of Victoria’s jockeys, but when it comes to racing, they are often overlooked for their male counterparts.

hey say familiarity breeds contempt. I’m not so sure. Sometimes, familiarity can be comforting, reassuring. Change is good, without doubt. But stability is sometimes just as valuable, which brings me to Subaru – one of the most consistent, stable brands on the automotive market. It’s a fairly safe bet that, when their market research reports come in, words such as trust, reliability and quality are fairly high on the list. Not boring, mind you. The wild Impreza WRX-STI is proof of that. And Subaru’s newest models, the BRZ coupe and the XV soft-roader, both also ensure the brand has its fair share of cutting edge, groundbreaking machines. But it is cars such as the Subaru Liberty, and its slightly more rugged sibling the Outback, that underpin Subaru’s large and faithful
share of the Australian market. We tested both machines in the space of two weeks – it was like catching up with a couple of old friends after too long apart. Both models are a couple of years into their current model life, but Subaru is working hard to keep them fresh and attractive to an ever-more-fussy market. While the basic formula remains much the same – a competent and eff cient four-cylinder engine, all-wheeldrive grip and high standards of build and f nish – the Outback and Liberty have both enjoyed
some tweaks around the margins. The Liberty, in particular, seems to have sharpened the value equation. Of course, more for less is never a bad formula if you’re keen to attract buyers. And Subaru delivers it in a couple of ways with the Liberty. There’s more equipment for less money – not a bad starting point. Despite entry-level pricing being dropped by as much as $2000, the Liberty picks up a bit of extra gear, continued over >

including cosmetic and practical enhancements. And theyâ&#x20AC;&#x2122;ve extended the morefor-less theory to the drivetrain, as well â&#x20AC;&#x201C; with more power and torque with less fuel consumption. The eff ciency gains f ow from an updated version of the 2.5-litre, horizontally-opposed Boxer engine so familiar to Subaru devotees. Some tweaks to the ultra-smooth Lineartronic CVT (constantly variable) transmission have also helped deliver this decreased thirst. Despite that, the Liberty remains a spirited thing. Although Iâ&#x20AC;&#x2122;ve never been a fan of these CVT gearboxes â&#x20AC;&#x201C; which deliver a constant, droning hum from the engine in just about every version weâ&#x20AC;&#x2122;ve tried â&#x20AC;&#x201C; the Subaru CVT is a good one and seems to squeeze a pleasing blend of performance and eff ciency from the modestly-sized engine. It moves eff ciently from take-off and builds speed almost imperceptibly. But once it reaches cruising speed, engine noise all but
fades away and the CVT manages to keep the Liberty nicely on song. This car is a sturdy, reassuring cruiser on the open road, yet compact enough to still be more than manageable in city traff c. We drove the entry-level Liberty 2.5i â&#x20AC;&#x201C; which can now be had for an accessible $32,990, and the Outback in Premium form â&#x20AC;&#x201C; meaning, like the Liberty, it gets Subaruâ&#x20AC;&#x2122;s clever EyeSight system as standard on the high-end model. EyeSight has been upgraded slightly to improve its operation around corners and with slow-moving obstacles â&#x20AC;&#x201C; including pedestrians. Itâ&#x20AC;&#x2122;s sophisticated stuff for a car that remains well within the reach of most Aussie families. Itâ&#x20AC;&#x2122;s interesting to note that almost 140,000 Libertys have been sold in Australia, as well as a further 80,000 Outbacks. Subaru says Liberty sales are up more than 10 per cent year to date, which only goes to show that Aussies know what they like â&#x20AC;&#x201C; and they also like what they know.

Maserati to offer V8 diesel While many manufacturers in the luxury sector have phased out diesel V8 engines, Maserati is reportedly looking to introduce a new one, according to Carsguide. Apparently the automaker sees a void in the market now that the likes of BMW and Mercedes-Benz are no longer offering a diesel V8 option on their cars. The engine is expected to be a turbocharged V8 unit displacing 4.0 litres and producing as much as 268 kilowatts and 623 Newton metres of torque.
An Audi Q8 designed to take on the Range Rover Sport is headed for production, according to the research and development boss of the German luxury brand. Audi technical development chief Wolfgang Durheimer is quoted in UK publication Autocar conf rming the company’s interest in expanding its future SUV line-up. “We can go bigger than we have with the Q7, and we can all see that this sector is growing,” Durheimer says in the magazine.

Suzuki is the latest vehicle brand to announce a capped-price service program in Australia. According to carsales.com, the plan, applicable to all new Suzuki vehicles sold from May 1, guarantees the cost of scheduled services at authorised workshops for a full f ve years. Suzuki Australia’s general manager also announced new vehicle warranties will be extended from three to f ve years as part of the plan. Suzuki now offers a f veyear/140,000 kilometres extended warranty, which beats Mitsubishi’s warranty offer but doesn’t match the industry-leading f ve-year/ unlimited-kilometre warranties of Hyundai, Kia and Renault.

An auction is good for everyone, particularly in today’s market – it brings sellers together with every possible interested buyer

AUCTION T PREVIEW Jason Andrew Group auctioneer Gordon Macdonald looks at what improving market conditions mean for different methods of sale.
here’s a tangible positivity in the local real estate market, with many agents reporting record numbers of property sales. But the rapid shift begs a question – are all these sales actually resulting in the best possible outcome for buyers and sellers? An overall shortage of stock is prompting buyers to make early offers more often, which in many cases is proving tempting for vendors. It’s understandable, given those same vendors would not long ago have been facing far more challenging conditions. But the result is clandestine transactions happening before many buyers are even aware the property is up for sale, when current conditions actually present the perfect opportunity for vendors to maximise the sales outcome via public auction. Here’s the trap: after extensive preparation including professional photographs, copywriting and the design of a full marketing campaign, great properties are being launched to the market via private treaty. Typically, at the f rst open home, or sometimes even before, buyers are queuing up, clamouring to make an offer. In a matter of days, the seller has accepted the best offer and contracts are quickly exchanged. The cooling off period begins, building and pest inspections occur, f nance is f nalised, and if all goes well, the sale becomes unconditional f ve or so days later. If not, it’s back to step one, without the early momentum. Compare this to a well-conducted auction campaign. It’ll start the same way, with the same excitement and same opportunity for buyers to inspect and even make early offers. But all

buyers know from the get-go that the auction date is four weeks later. A skilled agent will be able to keep interested buyers focused on that date, while the anticipation builds. The 28-day campaign allows anyone looking to buy time to discover the property and fall in love with it. The campaign is also a window for buyers to organise f nance, conduct any inspections they might require and ensure they are ready to buy with no conditions. On auction day, a crowd gathers. A skilled auctioneer will build momentum as the bidding starts and negotiate with the parties. Bidders battle it out to see who is prepared to pay the most and if the top price exceeds the vendor’s reserve, the hammer falls and the sale is made – unconditionally. Even where a sale doesn’t happen on the day, expectations on both sides are publicly clarif ed and a sale will normally be f nalised in the following days or weeks. I couldn’t count the number of times in the last few weeks I’ve heard someone say, “Oh I can’t believe that sold for xxx, I would have bought it for that!” Every time, it’s been a private treaty sale that’s occurred before the general market was even aware the property was for sale. An auction is good for everyone, particularly in today’s market – it brings a seller together with every possible interested buyer in a transparent way, where everyone can see what everyone else is prepared to pay or accept. Price Conditioning: What this means and has it happened to you? Telling a client what they want to hear with regards to price is often used in the real estate industry to secure a listing. Once the listing is secured, the agent then conditions the seller down to the price they will get, which often is not what the client needs, wants or expects. This practice not only places distrust in the minds of the clients but also can leave a property listed on the market without a result. This in turn also leaves the client out of pocket for advertising and other expenses and a very bad taste in their mouth. Statistics show that properties overpriced become “stale listings” and are dismissed. Buyers are educated and generally know their market and what a property is worth. In my experience, this approach rarely works. A real estate transaction must benefit everyone involved and needs to be a win/win situation if you want to create long lasting relationships. I believe that it’s important first and foremost to gain the trust of my client. The only way to do this is to be honest about what the market is doing and the price that my client will achieve. Yes it is possible I may lose the business first hand because it’s not what my client wants to hear, however, in the long run the client will respect me for being honest and will come back to me when they have not achieved the result they originally wanted. I find my clients appreciate my honesty and integrity and this creates long lasting relationships. It’s time to create change in the industry. Let’s be honest and ethical and act with the law of service in mind. Until next time……

How good was last Saturday! Man, oh man that was classic Sunshine Coast. Hope you got amongst it. I ended up catching two sharks on my stand-up – now that was interesting. So, your next instalment – the Billabong Pro Brazil is about to start. Let’s hope the Aussies give it a red-hot go and shut down the homegrown stars. Although, it must be said that the Brazilian team of surfers are hot, real hot. Now, as for the local conditions let’s start by saying Sunday appears to be the day with light winds, so get in early.
FISHING REPORT

ESTUARY: Grunter bream are on the night high tides from Bli Bli to the old oyster leases using live yabbies and prawns. Flathead will be on the drift using whitebait and lures from the motorway bridge to north shore, Twin Waters. Find trevally and bream at Twin Waters. There are also still a few mud crabs around. SURF: Tarwhine and bream are along Maroochy Beach using fowl gut with whiting and dart taking pippies and worms. Catch tailor at Pincushion and along Maroochy north shore with baby blue pilchards and lures the best baits. OFFSHORE: There are some fantastic catches of mixed reef f sh from the close-in reefs of Coolum, The Gneerings and Murphy’s with squid and pillies the best baits. Head to the Barwon Banks and beyond for snapper, pearlies and rosy job f sh. FRESHWATER: Good reports are coming in of golden perch and bass from Somerset where both deep divers and live shrimps will be working. Lakes Baroon and McDonald are f ring for early winter bass on spinner baits and medium divers.
