hose of you out there who are fans of Kath & Kim – and yes Melissa, I am talking to you – will fondly recall the episode when Kath’s creative adventure in f oral hat-making went awry thanks to a failed phone line. While Kath was able to revive the hat thanks to a well-placed pineapple, she was not at all impressed by the service she received and punished the Telstra man, when he eventually arrived to deal with the fault, by ignoring his attempts to get her attention. Alas, for most of us, it isn’t that simple. I myself have had my moments with the national carrier this year – but that’s another column. This week in our cover story Jarna Baudinette takes a look at the state of communications in this country and f nds our nation is sadly lacking when compared with other countries – we are falling behind in
terms of connectivity and price, and while it would be easy to blame Telstra, the situation is a little more complicated than a faulty phone line. Jarna has been chatting to our council’s expert on all things internet and has uncovered some surprising facts about broadband that greatly impact home owners and businesses on the Coast and around Australia. Mr Turnbull you have your work cut out for you. Changing the subject to something slightly less complicated than the NBN, over in agenda on page 23 we are doing a spot of space exploration. Broadband blues YOU’D BE SURPRISED HOW FAR AUSTRALIA LAGS BEHIND OTHER NATIONS WHEN IT COMES TO HIGH-SPEED BROADBAND, WRITES JARNA BAUDINETTE.
A
s Australians, we like to think we’re world leaders in things like sport, medical research and technology. But sadly, one area where we can’t claim top status is in high-speed internet and data services. In global surveys of information and communication technology, Australia ranks anywhere between 40th and 55th in the world. Many of the top performers are countries you would expect to be leaders, such as Sweden, Singapore and Japan, but Australia also gets beaten by some surprising rivals – including Lithuania, Uruguay, Nigeria and Liechtenstein (hands up if you can point to that one on a map). We’re lagging behind in both speed and pricing. According to website Net Index, Australia’s average download speed is 13.47Mbps (megabits per second, well below the 62.03Mbps enjoyed by world leader Hong Kong. Another survey on f xed broadband prices has us at 42nd. Michael Whereat is Sunshine Coast Council’s broadband and digital economy manager and says while there are several reasons for Australia’s poor performance, a key issue is simple geography. “If you look at the top performers – countries like Hong Kong, Singapore, Luxembourg, Japan,

Taiwan – they’re all relatively small countries with high-density populations compared to Australia,” Whereat says. Singapore has a population density of 7252 people square kilometre, which means it’s far easier to connect a vast number of people via an NBN-style network that’s fast and cost-effective. “Australia’s average is two, and even in urbanised areas it’s 300 people per square kilometre,” Whereat says. “So the sheer practicality of the distance f bres need to go is a lot further than smaller countries. “You can set 4.5 Singapores into the Sunshine Coast, and if our population was the same density as Singapore’s, it would be approximately 23 million people.” Believe it or not, another disadvantage arises from the fact that Australia actually was a leader in telecommunications in the ’80s and ’90s. “Australia’s telecommunications industry, as a government-owned entity, was a world leader in doing voice [infrastructure] and has also signif cantly deployed f bre,” Whereat says. Issues are now arising because that original copper network was designed for voice, not data, and cannot keep up with increased demand.
Another key issue is the inf uence Telstra has over the wholesale and a retail market. A 2009 submission on telecommunications legislation by Infrastructure Partnerships Australia identif ed Telstra as one of the most highly integrated telecom companies in the world, and found this nexus has resulted in higher retail costs, a lack of innovation and anti-competitive pricing. The submission went on to suggest that a full separation of Telstra into distinct wholesale and retail arms would drive greater competition in the Australian market. Combined with dated infrastructure, a poor competitive environment has stif ed development. “At a time when more and more f bre should have been deployed further and closer to the premises, it hasn’t been,” Whereat says. Fibre to the node versus f bre to the premises is a debate many Australians are familiar with, given the controversy surrounding the NBN. “Fibre to the node is a less attractive option, but if it’s done in a way where it breaks that nexus it’s an acceptable interim solution,” Whereat says. “But ultimately, over time, as new developments occur, f bre should go right to the premises. “We’re playing catch-up with the infrastructure, and we’re also playing catch-up with the competitive environment.” Dated infrastructure means many residential and commercial property owners are f nding they cannot connect to high-speed broadband. Some residential estates are built too far from the exchange to receive ADSL; other exchanges are maxed out with no more ADSL ports available. One Coolum family recently told MWP they cancelled an ADSL subscription due to slow speeds, and when they later tried to reconnect ADSL2 using a different provider, they were told there were no ports available in their exchange. “We’re assuming someone else took our port,” Nicole Paul says. “So our only option is to put our name down for a three- to six-month wait on a port while we work off a ridiculously slow mobile broadband device, which to be honest, is not worth having.” As a result, some in the tech community are critical of property developers, who they say do not understand the infrastructure requirements necessary to connect high-speed broadband in new buildings or estates. However, major developers such as Stockland say they are keenly aware of the need to provide high-speed services to their customers. Stockland regional manager Ben Simpson says the availability of a high-speed internet connection is “an important factor” in the creation of Stockland communities, as customers want to be able to work from home and access fast, reliable internet services. “All new stages of communities such as Bells Reach, Brightwater and Birtinya at Oceanside are being developed with NBN-speed f bre-optic cable running past each home,” Simpson says. “Planning for future communities, such as our Caloundra South Project, also includes provision for all residents to have access to super-fast broadband services.” While Whereat concedes internet service on the Coast often doesn’t live up to its cost, he says people need to be realistic about the need to pay for higher-quality access. “There are some areas, such as the Coolum Business Park, that can’t get high-speed broadband. I absolutely get that, and that needs to be continued over >

A recent joint study by Ericsson and Sweden’s Chalmers University of Technology looked at 33 OECD countries and found that for every doubling of broadband speed, there’s a 0.3 per cent increase in gross domestic product (GDP). “On the Sunshine Coast, what that translates into is if we’ve got a $13 billion dollar economy, we can double broadband speeds and add an additional 0.3 per cent to our gross regional product here,” Whereat says. “If you start at sixMbps, you can double it to 12 and add 0.3 per cent, and if you double it again from 12 to 24, you can add another 0.3 per cent. Those gains don’t diminish – it’s a constant and signif cant economic benef t for the whole region.” The same researchers have found that upgrading a household’s broadband speed from four to eightMbps adds US$120 per month to household income.

aroochydore businesses have welcomed phase one of construction at the Big Top Shopping Centre and Ocean Street precinct, which gets underway this month. The f rst stage will begin on the Ocean Street frontage of the Big Top, creating a new precinct, which aims to change the face of dining and entertainment in the region. Solbar and Piano Bar owner Dimitris Limnatitis is delighted about the start of construction and plans to expand his business. “The redevelopment is just what is needed and it’s given us and other entrepreneurs the conf dence to start up more bars and restaurants, which will add to the vibe of the precinct,” Limnatitis says. He will move his popular Solbar into larger, custom-designed tenancy, which will become the Coast’s largest dedicated live music venue. Coast gymnasts compete in Singapore Five Coast girls are in Singapore this week making their debut in international gymnastics competition. Charlotte Eising, Kayla Allen, Ellie Dunbar, Brooke Bevis and Phoebe Kenafake, from Sunshine Coast Gymnastics Academy at Woombye, are competing in the Prime Gymnastics International Invitational today and tomorrow. The girls, aged between 12 and 17 and competing at levels six to eight, are coached by Rimma Lazarus, who has coached gymnasts in Russia, the US, Japan and the United Kingdom. Lazarus says it is the f rst international competition the girls have taken part in and it is an exciting opportunity for them. “These girls are in the top 10 in Queensland in their levels and in their age categories,” Lazarus says. And they have worked hard to make it to the international stage, training 19 hours a week in the lead-up to the event.

U
niversity of the Sunshine Coast researchers are hoping to unlock weather trends by studying evidence of past weather events in Fraser Island’s coastal landforms. Lecturer in Science and Engineering Dr Adrian McCallum, and senior lecturer in Environmental Engineering Dr Helen Fairweather, are collaborating on the project with coastal geologist and geophysicist Dr Allen Gontz from the University of Massachusetts, Boston. They are using groundpenetrating radar to gain images of
ancient coastal landforms along Fraser Island’s south-eastern coastline. By looking at the depth and structure of buried ancient landforms, McCallum says they hope to estimate what the weather might have been like in the past and how it could relate to current weather patterns. “Gathering evidence of these trends will allow us to gauge the severity of weather in the past and help us in predicting future climate or weather changes. “The use of ground-penetrating radar equipment is a f rst for USC and it gives us the opportunity to know and understand more about the dynamics of our local coastal environment, both now and potentially in the future.” Gontz, who initiated the research, says the ground-penetrating radar will be supported by careful analysis of sand coring – a method of producing a cylindrical, undisturbed sample of sand – over the next 12 to 18 months.
Summer Surf Girls hit the Turf Club The Summer Surf Girl program has raised more than $13.7 million for Queensland’s Surf Life Saving clubs since it began in the 1960s. It has been an integral part of fundraising for Coast clubs, while also engaging female club members and developing their skills and experience. This year Metropolitan Caloundra Surf Life Saving Club is holding a Jupiters Summer Surf Girl Twilight Race Day fundraiser
at Sunshine Coast Turf Club. Funds raised from the event go towards buying and maintaining new rescue equipment, surf safety education, member development and training programs. Business applauds compo laws The Sunshine Coast Business Council has applauded the State Government for passing its overhaul of the Workers’ Compensation and Rehabilitation Act through parliament last week. SCBC chair Sandy Zubrinich says the changes – which under common law require workers injured on the job to have at least f ve per cent whole person impairment in order to make a claim – provide better protection for employers, who bear the brunt of compensation costs. But Michael Callow, a partner of law f rm Schultz Toomey O’Brien, says f ve per cent is a signif cant barrier and will remove access to damages for about half of Queensland workers who receive an injury while at work. Zubrinich says the playing f eld

News Previews MAROOCHY BEACH REVEGETATION UNDERWAY Revegetation of the dunes along Maroochy Beach got underway last week, as the council began planting the f rst of more than 17,000 native plants. The revegetation is part of the sand re-nourishment project and the plants will help build dunal resilience following the sand-pumping. The revegetation project will continue with a volunteer event on Saturday November 16 from 8am to 11am. Anyone interested in helping should head to Pierce Park. FOUR COAST PUBLIC SCHOOLS GIVEN INDEPENDENT STATUS Four Sunshine Coast schools are among more than 50 Queensland state schools to adopt the Independent Public Schools model from the start of 2014. Meridan State College, Chancellor State College, Palmwoods State School and Golden Beach State School have been selected from more than 100 expressions of interest across the state. Member for Kawana Jarrod Bleijie says as independent public schools they will benef t from increased autonomy and will have greater input from parents, teachers and community members, giving them more freedom to shape their own direction and make decisions that will directly benef t their students. The Queensland Government is investing $21 million in establishing 120 independent public schools by 2016.

UN CHIEF ATTACKS ABBOT’S PLAN
Rare giant swamp orchids make a comeback
T
he United Nations says the NSW bushf re crisis is “absolutely” linked to climate change and Tony Abbott’s Direct Action policy is dangerous. UN climate chief Christiana Figueres has told CNN the Abbott Government will pay a heavy political and economic price for walking away from Labor’s commitments on climate change. “What we need to do is put a price on carbon,” she said. She said Australia, and the world, were already paying heavily in other ways. “We are really already paying the price of carbon. We are paying the price with wildf res, we are paying the price with droughts. “What we have seen are just introductions to the doom and gloom that we could be facing.” She told CNN Australia had not walked away from its international commitment on climate change, but was now “struggling” with how to meet those obligations. There was “absolutely” a link between climate change and the f re crisis playing out in NSW Figueres added. “The World Meteorological Organisation has not established the direct link between this
wildf re and climate change – yet,” she said. “But what is absolutely clear is that the science is telling us that there are increasing heatwaves in Asia, Europe and Australia … that they will continue in their intensity and in their frequency.” Figueres said the world was closing a window on itself, but there was still time. “That’s not the only scenario. We could – as humankind – we could take vigorous action and we could have a very, very different scenario.” AAP

Considered one of the world’s most endangered plant species with just 100 growing in the wild, Australian scientists are hopeful they’ve found the answer to propagating the orchid. Griff th University’s Professor Roderick Drew has used tissue from one giant swamp orchid to reproduce between 200 and 300 others in a laboratory. “Orchids have tiny seeds, like particles of dust, and they are diff cult to control and require very delicate handling,” he says. “But once you do manage to tissue culture an orchid, or any endangered plant for that matter, you can multiply it in the laboratory and go a long way towards saving it.” Plant tissue culture or micropropagation involves using cells from one plant and growing another in a light and temperature-controlled laboratory. Drew says the populations of the plant are declining because people are so impressed by its size and beauty they dig it up or pick the f owers. “They take them home and put them in pots and then wonder why they wither and die,” he said. “That’s why building a reservoir of plants and then getting them out into safe areas where they can’t be stolen is very important.” Plant tissue culture technology could be used to resurrect other endangered plant species, Drew says. US graphic design professor has knitted his way into the record books while running the Kansas City Marathon. The Kansas City Star reports that David Babcock, from the University of Central Missouri, f nished the marathon in f ve hours and 48 minutes. Knitting experts measured the scarf he created along the route at a little more than four metres. The Guinness scarf-knittingwhile-running-a-marathon record was previously held by Susie Hewer, who runs to raise money for Alzheimer’s disease research. Study shows bald new truth The days of the wig, the toupee, the weave and even the dreaded comb-over could be numbered. US scientists believe they’ve found a map pointing to the El Dorado of baldness. They have grown hair from genetically engineered cells grown in a lab and inserted follicles into the foreskins of circumcised babies. The team, from New York’s Columbia University, tried to graft the fuzzy foreskins onto the back of lab mice and it worked. They believe that further research could help people suffering hair loss, including burns victims, regrow their lost locks. Hair grafts are already common,
but they use hair already growing on other parts of a person’s body to avoid rejection and are quite expensive. “Although further work will be required to increase the eff ciency of this process, this crucial f rst step represents a milestone advance for bioengineering of human hair,” lead researcher Dr Clair Higgins wrote. The scientists grew human dermal papilla cells, which stimulate hair follicle growth, in the lab. These were injected into the foreskins and then grafted onto the mice. After six weeks, f ve of the seven test samples had hair follicles growing from the skin. The team believe the research could also lead to new drug treatments for hair loss. AAP

EXPORT DOLLARS TEMPT COAST BUSINESSES

unshine Coast businesses met with Queensland’s Trade and Investment commissioners on Wednesday as part of Export Week celebrations. The commissioners from the Middle East, the US and Latin America provided insight into the current global business environment and outlined future export opportunities to representatives from 23 local businesses. With the recently released Sunshine Coast Economic Development Strategy outlining a goal of doubling exports to 20 per cent of goods and services by 2033, local businesses are being encouraged to learn more about expanding internationally. A 2012 survey of Sunshine Coast businesses found nearly 90 per cent of businesses exporting from the region are looking to expand their export activities. “Products the Coast is already exporting include a range of confectionary, native foods, dog
and art and recreation services. This year’s Export Week celebrations recognise the valuable contribution regional communities make to the Queensland economy. “In 2012-13 total goods exports were valued at $56.7 billion to the Queensland economy and the majority of that was produced in
regional areas,” says trade minister Tim Nicholls. Sunshine Coast exports also include clothing, household products and electrical equipment and reach a range of destinations including the Pacif c Rim nations, America, South-East Asia, Europe, Russia, Canada, China and Japan.

RIO TINTO – ANOTHER STRONG QUARTERLY

io Tinto remains our top pick of the large cap miners, having just released a strong third quarter production report, which we think will see the shares push higher. The last time we wrote about RIO was in July; since then the shares have moved from around $57 to about $64 today, and in the meantime paid a 93 cents fully franked dividend. RIO is heavily reliant on its iron ore division, accounting for more than 80 per cent of annual prof ts. The September quarter was a record high for iron ore production, shipments and rail volumes – 68 megatonnes shipped, which was 11 per cent
higher than the second quarter and four per cent higher than the 3Q12. The Pilbara 290 port and rail expansion opened in August, four months ahead of schedule and some $400 million below budget. RIO is on track to reach a full run-rate production of 290 megatonnes per annum in the f rst half of 2014. RIO’s second biggest division is copper, where mined volumes for the quarter were 11 per cent higher than the second quarter and 23 per cent higher than the 3Q12. The massive Oyu Tolgoi copper-gold mine in Mongolia made its f rst shipment of copper to China during July and is ramping up to capacity. RIO has again increased its 2013 production guidance for copper. RIO replaced its CEO in January, with Sam Walsh taking the reins from Tom Albanese. Walsh has given a commitment to the market that he is focused on reducing costs and deferring non-essential capital expenditure. In the nine months
to September, RIO cut exploration and evaluation costs by US$729 million, meaning the full year target of US$750 million should be comfortably exceeded. Whilst we don’t expect anything in the immediate future, shareholders could be benef ciaries of this reduced spending over time. The iron ore price has been resilient in recent times hovering around US$133/tonne. RIO is the lowest-cost producer of iron ore in the world with production costs below US$50 per tonne, and hence it will continue to make healthy prof ts even at US$80 per tonne. Despite the shares moving closer to $64 as we write, our analysts continue to believe RIO is worth $78 a share. o you want to forge a career that’s out of this world? What are the prospects of f nding a job in space? Of the seven billion people on Earth, just a little more than 530 have been in space. Although the chances of f nding a career in space are as remote as landing the lead role in the new US f lm Gravity, that’s no reason not to reach for the moon, says retired astronaut Chris Hadf eld. “There was no Canadian astronaut when I was a kid,” he says. “But I thought if I don’t try, I guarantee I’m not going to f y in space. I thought even if I don’t get to go to space, it’s going to shape my life to make it interesting, so why not?” So what will the job market be like for the space junkie in 20 to 30 years? Hadf eld suggests space careers of the future might include roles such as poet laureate of the moon, or artist-in-residence. “It will be interesting when we get to the stage of many people being able to visit space, then we’ll have artists in space. “To have a true painter with an easel in front of them painting the landscape, that will be interesting,” says Hadf eld, who shot to fame when a video of him singing David Bowie’s Space Oddity aboard the International Space Station went viral. Adelaide-based Dr Alice Gorman, an expert in space archaeology, is one space lover who will be ready if a space agency ever places a wanted ad for a space archeologist. “I’m very hopeful that this is something that will happen in the future,” says Gorman, a lecturer at Flinders University in Adelaide. “Space archaeology has come from a place
where people say `that’s crazy’ to it actually being accepted as a legitimate part of archaeology and a legitimate study.” However, there are plenty of current opportunities for Australians who want to work in a space related f eld, says Michael Davis, co-director of the Southern Hemisphere Summer Space Program, a course offered by the University of South Australia in partnership with France’s International Space University. “The jobs that the graduates from our program are doing are likely to be around satellite engineering, robotics, remote sensing, processing images from space, developing new instruments to f y in space and working for governments in areas such as space policy and military matters,” he says. Davis points out that the chances of an Australian becoming part of a space program are remote. NASA astronauts, for example, have to be US citizens. (Australia’s f rst man in space, Andy Thomas, was a naturalised US citizen by the time he blasted off in 1996.) This year NASA selected only eight candidates (four men and four women) to be astronaut trainees, from more than 6100 applicants. The European Space Agency has recruited only three times since its foundation in 1975. However, it advises anyone interested in a job in space that it’s never too early to start preparing. “The job prospects are remote,” Hadf eld says. “But most really good dreams and really precious things that people want are remote. So why not try?”

There are plenty of DIY investors making sound decisions, but if you don’t have the conf dence or time to manage your f nances by yourself, it is probably time to get help. The Australian Securities & Investments Commission (ASIC) says that before seeking the help of a f nancial planner or adviser, you should sit down and think about your reasons for wanting a meeting. Advisers will be able to help you set f nancial goals and plan for your retirement, but remember, no adviser can turn you little nest-egg into a multimillion-dollar portfolio. The type of advice you require might be a one-off query about an issue such as consolidating your super funds, or what to do with some spare cash you have sitting in the bank. On the other hand, you might want a more comprehensive f nancial plan and strategy that you can then control. Or you might be looking for ongoing advice, with regular reviews of your goals. A f nancial adviser or planner can help with all of these. So now you have decided to enlist the advice of an experienced f nancial adviser, the question is, how to choose the right one for you? ASIC’s advice is to get onto
the websites of the Financial nancial Planning Association or Association of Financial Advisers and search for a planner in your area. a. Only a few f nancial advisory companies are independently owned. Some investors may prefer a smaller independent company, while others will have more conf dence in a larger organisation.” Traditionally, many advisers have been paid commissions on the products you buy, so if you are concerned about this type of remuneration affecting the advice you might be given, be sure to speak to your adviser about these concerns. It’s important to ask for an estimate of the cost of the service right from the beginning. While an adviser might not be able to give you an accurate f gure early on, he or she should be able to provide a rough estimate. Ask if you pay by the hour or per service, and if you want ongoing advice, f nd out if an annual fee will be attached to that.
DIY planning The Australian Securities & Investments Commission says not every person planning for retirement needs personal f nancial advice. These are things ASIC says you can do yourself to take more control of your f nancial future: • Educate yourself – regularly read through the f nancial press, get online and conduct some research or get onto resources such as the ASX investor education program. • Get on top of your super – talk to your superannuation fund about your investment options. Some funds will also give free advice to members on things like saving, general f nancial advice and insurance. • Get saving – if retirement is still a few years or more away, get on top of your savings. Getting money into an online savings account or a managed fun is a good way to lock away your cash while you’re researching your investment options.

My dad John always lived by his own set of commandments: thou shalt not covet thy neighbour’s house. Unless they have a wellstocked bar. When I think back, I reckon Dad was allergic to alcohol. Luckily he could take shots for it, but I’ll never forget the time he rang me to say he’d just f nished reading about the evils of drinking. It shocked him so much, he was going to give up reading immediately! When I told Dad I’d recently met a real-life brain surgeon, he just scoffed at me, took a swig of his amber and said, “Brain surgery – it’s not rocket science is it?” Good old John, he also told me years ago that a woman reaches her sexual peak after 35 and a man reaches his after about two minutes. But that’s another yarn altogether. Dad has always been a bandit for championing beer over any other poison. Two New Years Eves ago, he drank three martinis and tried to hijack a lift and f y it to Columbia. Wouldn’t have happened on beer, he reckons. Well, the ace news is this week is we’re unleashing possibly the World’s Greatest Ever Beer: Hinano. This drop is 10 tonnes of awesome and it hails from that French Polynesian joint, Tahiti. The Hinano is an American-style lager that pours a deep golden colour with a full-bodied malty
aroma and a clean, crisp, genuinely refreshing taste. This baby is brewed using natural Tahitian spring water, which helps produce a top-quality kicking f nish without the hangover. Seriously – no hangover. I reckon this is the beer Jesus drinks in heaven. Already the recipient of a stack of f ash awards, this true session beer is an absolute treat. issan Pulsar Turbo. There was a time when those three words alone were enough to quicken the pulse of many a young Aussie male. Back in the early ’80s, when turbo-charged technology was still a rather new and dangerous thing, the force-fed Nissan Pulsar was quite a cult machine. Fast forward the clock about three decades and the Pulsar turbo is back after a long absence. This time, it’s in the form of another revived Nissan badge – the SSS – giving a sporty edge to the newly launched Pulsar family that
Nissan hopes will put the iconic nameplate back into a large number of Aussie garages. While the latest version of the standard Pulsar is quite a ref ned, thing, the SSS certainly revives some of those old ’80s memories. Interestingly, it even feels a bit like the old ET turbo – very much a pepped-up hatchback, rather than a ground-up sports machine. Sure, it’s got some sporty bodywork and nice alloy wheels, but the SSS otherwise looks and handles largely like a standard Pulsar hatch – albeit one with a rather fulsome 140 kilowatts of urge beneath the bonnet.
That power comes thanks to a fairly high-tech 1.6-litre turbocharged engine that dwarfs the performance of the bigger, normally aspirated 1.8-litre version in the standard Pulsar – giving 50 per cent more power than the non-turbo version. The turbo powerplant, also available in the f agship ST-S hatchback, uses Direct Injection Gasoline technology – meaning a fuel injector is placed inside the combustion chamber, maximising power and fuel eff ciency. Nissan boasts that the engine produces about 20 per cent more
torque than other comparable engines and its 240 Newton metres are available from an accessible 2000rpm. We drove the SSS in manual form – once again a bit of a throwback in these days of fastshifting, sports-focused doubleclutch transmissions like that favoured by the Pulsar’s performance sibling, the awesome Nissan GT-R. There’s also an optional Xtronic continuously variable transmission (CVT) that seems a little at odds with the Pulsar’s sporty pedigree. While there is little risk of the Continued page 34>

<from previous page Pulsar rivalling the performance of the ‘Godzilla’ GTR, it’s certainly well placed to add some spice to the lives of those with about $30-grand to spend on a punchy little city runabout. Its impressive power and torque output means the SSS gains momentum at a pleasing rate – plenty of shove to get it off the line and an engine that happily spins towards the 6000rpm redline. Peak power arrives at 5600rpm, by which time the little 1.6-litre turbo is starting to scream just a bit. However, it still delivers average fuel consumption of 7.7 litres per 100 kilometres, more than acceptable for such a sharp little device. Handling is good, but hardly a stand-out. Its ride is slightly softer than you might expect, although it turns in reliably and took most road imperfections in its stride. Nissan seems to have set its sights on a slightly more mature end of the market with the Pulsar sedan, but conversely the SSS could be more appealing to the young – or at least young at heart.
However, the SSS is not without its creature comforts. A smart key and push-button start contribute to both the upmarket appeal and the sporty essence of the SSS. It also features leather trim, electrically adjustable seats, dusk-sensing, self-levelling Xenon headlights with washers, six-speaker audio with USB and iPod connectivity, 5.8-inch touch screen with satellite navigation and steering wheel-mounted controls, rear-view camera, dual-zone climate-control air and push-button start. Space is acceptable, but seemed a little less generous than the sedan, both in terms of rear-seat comfort and cargo capacity. That will be less of an issue for the hatchback’s younger target market and happily the sedan, with its older target demographic, has a vast boot. Not that the hatch won’t appeal to those older buyers as well. Particularly those old enough to remember the days of the original Pulsar turbo.

People don’t know how it works or what questions to ask and they assume they can’t afford it
Biding time before buying GENERATION Y SEEMS CONTENT TO RENT, BUT IS IT LACK OF DESIRE OR LACK OF KNOWLEDGE PREVENTING THEM FROM BUYING? JEMMA PEARSON FINDS OUT.
“A
ccording to the latest off cial f gures released today – well, for August – f rst-home buyers (FHBs) accounted for 13.7 per cent (always best to get the decimal point in) of all loans – a nine-year low. The long-term average is about 20 per cent,” wrote Michael Matusik earlier this month in his regular Matusik Missive. But Matusik doesn’t have a lot of sympathy for would-be f rst home buyers unable to get into the property market. He dismisses the idea that wealthy baby boomers and overseas buyers, poor town planning and capital gains tax are to blame for the low numbers of f rst-timers, saying it is a simple matter of demographics.

“Generation Y – the largest rental group – is more interested in travel and other lifestyle things than being saddled with a home loan,” Matusik contends. “They are partnering later, if at all, and history shows that unless one is getting serious about a relationship (and having children is being discussed or on the way), then the momentum to buy your f rst home is limited. Renters have better things to spend their money on. Also, they have more investment options – including their own portfolio of work – than their parents did. “Potential FHBs are happy to share accommodation, especially higher priced rental (and better quality/located) properties and experience the lifestyles that are outside their ability to obtain through home purchase. HECS debt is also strangling FHB interest. Underemployment is also having an impact. Our [ 38 ] MY W EEKLY P RE VIE W \ O CTO B E R 25, 20 1 3

employment situation is still somewhat shaky.” Loretta Morgan from Caloundra’s Jam Property disagrees that members of generation Y aren’t interested in buying, telling MPP the problem isn’t a lack of desire but a lack of knowledge. She says the younger generation is just not as informed about property as previous generations have been. She says when she asks her tenants if they have ever thought about buying, the response is, “I can’t afford it.” Morgan tells MPP, “It is our job as real estate brokers to provide information to the public if we want to be seen as professionals. It is all giving the right tools to the public.” Part of that education is taking the fear of rejection and the unknown out of the equation and encouraging clients to ask questions and give them information. “If I wasn’t in the real estate industry I wouldn’t know,” Morgan adds. “People don’t know how it works or what questions to ask and they assume they can’t afford it.”
HIGHS AND LOWS
“Expectations are out of whack,” Matusik writes. “Many FHBs want their f rst home to be like the one they currently live in. Many still live at home – without paying rent or doing too much around the house. There are plenty of options for FHBs to buy a property – for example, a third of all house sales in South-East Queensland are still priced under $300,000 – but these properties aren’t good enough for many of today’s FHBs. “We aren’t likely to see FHBs come back into the market at volumes as seen over the past two decades or so. A new norm is being set.”
Only time will tell if this prediction of Matusik’s rings true. However, Morgan concedes that the younger working generation have the income but not the ability to save. “As a result they don’t have the deposit so they think automatically they can’t [buy property]. But there are ways and means around that the public might not be aware of. More education would encourage people into home ownership.” As an agent working on the southern end of the Coast, she knows there aren’t a great deal of vacant rental properties for them to live in. “Our availability is one per cent,” she tells MPP. “Ever since I have owned this business rents have been going up,” she says, adding that the Caloundra area desperately needs more homes.
LEARNING CURVE
Morgan says it is vital that agents educate owners and tenants. All the processes and procedures in her business are transparent. She explains to all parties for example, “why we do condition reports, why we have rent increases, the lease renewal process, and rental arrears. We send letters out to owners about why we do what we do. Tenants get a pack when they move in that tells them how to check for water leaks, rubbish bin days, how to f ll out condition reports. You can’t assume [they already know this]. “You can’t expect that someone outside your industry understands how your industry works.” As a result of this education process Morgan says the day-to-day stresses of managing a rent roll have been greatly reduced. What I did not mention last week in my column about our Sumatran experience was my discovery of the Hypto Krypto surfboard from HS courtesy of Al Hing and the boys from Beachbeat. This board is a game changer and helped me score some amazing waves and make sections I would otherwise get caught in. I took a 6’4 but in talking with a friend who is a G-Land charger, he rides the 6’0 in triple overhead – but then again he is a freak so don’t go there. This board took some absolute f oggings which I was sure would snap it. This board has given my surf ng a rebirth. Basically it gets you in early, it’s fast and feels great under foot. I would suggest its Australia’s bestselling board – who knew! Now, on Saturday and Sunday early there will be light south-east winds so it should be a bit of fun. Those awful onshore winds will take hold after that, so get on it.

ESTUARY: Bream are around in good numbers with better quality at night from the Maroochy Bar upstream and Mooloolaba rock walls upstream using fowl gut and prawns. Flathead and whiting are on the drift throughout the river systems with worms and small bait f sh returning better quality. SURF: There are some great gutters and holes north and south of Pincushion with bream, dart and whiting working in on the rising tide – worms and pippies are the go. Tailor are still around on the night tide using whole pillies for better sizes. OFFSHORE: Pearl perch are in surprisingly close at the Gneerings and around Murphy’s Reef with whole pillies working better than cut baits. Find parrot, moses perch and maori cod at Currimundi and Caloundra Six Mile. FRESHWATER: A few nice bass have been caught and released at Lake Macdonald, trolling lures past the boat ramp. Somerset is another impoundment f ring for bass and golden perch with live shrimps and jigged shiny lures or ice jigs the best. Sleepy cod are taking earthworms just off the ranger’s house.
