ntil I had a child my dog, Harvey, was my baby. Not in a weird, dresshim-up and push-him-around-in-apram kind of way (and no, I am not judging any pet owners who do that sort of thing). No, the furry Pearson was just very well loved. He still is, of course, it’s just he is not allowed to sleep on the bed anymore and he has to put up with the younger Pearson ‘playing’ with him. He (the dog, not the child) was a rescue, so I have a soft spot for those animals that have done time in a shelter. I have to admit I was a little misty-eyed after talking with Penny from the Sippy Creek shelter for this week’s cover story on pets. For pet lovers around the Coast, and there are many of you, I am taking a look at why animals are so important in our lives and what they bring to the human experience. Whether

] you’re a dog-lover, a cat fan, or even if you’re not into pets at all, f nd out what makes them so special over the page. In My Property Preview this week, auctioneer Gordon Macdonald is on the property see-saw, explaining what our market is up to at the moment. Get his expert opinion on page 40. We have a look at the winners from the HIA awards from page 31, there are three chock-a-block pages of fashion starting on page 25, and we have got plenty of social photos from last weekend’s outings, from page 10. And in agenda this week, MWP publisher Michael Kramer is changing hats and trying his hand at some travel writing. He has returned from a North Sumatran surf ng trip and is pumped to share his story. Check out his holiday snaps on page 22.

The RSPCA says teenagers who own pets are more positive, and less lonely and restless, than those who don’t have a pet in the home

e Australians love our furry mates. According to the RSPCA, we have one of the highest rates of pet ownership in the world, but what makes our connection with pets so strong, and what are non-pet owners missing out on? US-based social psychologist Allen R. McConnell has researched the subject. In a 2011 article on the website Psychology Today he wrote, “In three different studies, we found consistent evidence that pets represent important social relationships, conferring signif cant benef ts to their owners. “In one study involving 217 community members, pet owners exhibited greater self-esteem, were more physically f t, were less lonely, were more conscientious, were

more socially outgoing, and had healthier relationship styles than non-owners.” That’s quite a list of advantages. The 2011 research concluded something that many pet owners probably already know – that owners are generally happier and healthier than non-owners. It’s not just the happy vibes that have us opening our homes to these creatures. Pets, whether for the disabled, the vision or hearing impaired or elderly, not only provide companionship and unconditional love, they can also offer practical physical support. Whether furry, scaly or f uffy, pets can pick you up when you are feeling blue or elevate an already happy emotion. University of Western Australia (UWA) research

6.indd 1

in 2007 took a look at more than 330 people and 12 focus groups. The f ndings show that non-pet owners reported feeling lonely more often than owners. We also know that pets are great social ice-breakers. Head to a dog-friendly park or beach on the Coast and you’ll hear more noise coming from the chatting owners than from barking dogs. According to the UWA researchers, 74.5 per cent of pet owners reported f nding it easy to get to know people compared with 62.6 per cent of non-pet owners. And in great news for parents, the RSPCA reckons teenagers who own pets are more positive, and less lonely and restless, than those who don’t have a pet in the home.

Advantages of pet ownership • Pet owners have a reduced risk of cardiovascular disease due to lower blood pressure and cholesterol levels. • Pet owners cope better with grief and loss. • For dog owners, that daily walk often keeps them more active than if they didn’t have a pet. • Pets keep owners socially engaged. • Some studies show that children who have grown up with pets from infancy have stronger immune systems. • They are great non-judgemental companions when we are feeling sad or depressed. • Just watching your pet can instantly relax owners – there’s a reason why there’s a f sh tank in your doctor’s surgery. Give me shelter Penny Brischke from Tanawha’s Sunshine Coast Animal Refuge spends her day surrounded by loving animals. The shelter, which receives roughly 500 dogs and 500 cats each year, costs $500,000 a year to run, which Brischke says covers operating costs, including staff, amenities and electricity. But she tells MWP that the biggest costs are vet bills – which includes vaccinations, desexing and microchipping, as well corrective surgeries – and food. Brischke says the shelter operates with minimal staff and 120 volunteers, relying on the goodwill of the Sunshine Coast community to survive. While resettling most animals is easy, some dogs and cats take a while to f nd a home. Still, the shelter has a strict non-euthanasia policy, unless the animal is terminally unwell. For animals that are hard to resettle, “we keep trying until we do”, Brischke says. “Most of our dogs and cats turn around pretty quickly. Puppies turn around really quickly. Cattle crosses and staffy crosses and older animals [are harder to re-home]. Some animals have been here eight or 10 months. But the majority go quickly. It is not great for the animal to be in too long as they do get institutionalised.” She says a dog enrichment yard, which will be operational soon, will provide extra stimulation. “And we recently bought an outdoor cat run.” When re-homing pets, getting the right f t is a priority. “All of our animals get temperament

tested. We match the animal to the family. It is a bit of a process.” Brischke advises families to come and see the animal, have a play and then go home and have a think about it. The shelter staff discourage buying on impulse. Brischke says pets are abandoned for a variety of reasons. Many owners relocate and can’t take pets with them, while others buy a pet and just don’t know how to manage them. “We have an animal co-ordinator that tries to give owners help and training to get on top of the behaviour,” she says. Escaping dogs are an issue, as the more times they escape, the higher the costs are to reclaim and some owners just don’t have the money. “Lot of cats are abandoned.” Brischke adds, “Some people really didn’t anticipate the workload and haven’t factored it in to their life properly.” She says problems can arise if buying from the internet or pet shops, as the people selling the animal don’t always properly inform the buyers about just what kind of pet they are taking on. “Some pet shops are good, but they are not ideal.” The place to get a pet is a breeder or a shelter. Shelter animals make beautiful pets and Brischke says they are wonderfully loving and appreciative. Even those not after a pet can help the shelter. “The main things are supporting with donations or food or volunteering.” Brischke adds that spreading the word about the shelter helps with re-homing these precious creatures.

Dogs doing time

fast facts:

In the past few decades there have been a number of prison programs that match prisoners with a dog, to either rehabilitate the inmate or to train the animal. The US, Italy and Australia are just three nations that have such programs, but little research was done until a 2005 US study published in the Journal of Family Social Work. Researchers from Kansas State University interviewed inmates, staff and the recipients of the dogs and concluded, “…though such programs clearly create some challenges for inmates, staff and administrators, they also appear to hold considerable promise. The accounts of the men we interviewed indicate … the dogs have the potential for transforming lives, both within and outside prisons walls. Data from staff and administrators indicates that supervising inmate dog handlers can present some ... security concerns, and there may always be resistance from members of the community who oppose seeing the lives of inmates improved in any way.” A Queensland Times story from April this year reported that prisoners were “given a new lease on life” thanks to the introduction of dogs into Wacol’s Arthur Gorrie Correctional Centre. The prison program, which was run with RSPCA Queensland, placed surrendered dogs into the care of prisoners undergoing drug rehabilitation. The sense of connection and responsibility seemed to provide positive outcomes for the inmates, with one reporting he was going to adopt his new friend when he was released.

ooloolaba Outrigger Canoe Club’s senior masters team won its 14th world championship in the senior masters division at the Molokai Hoe Marathon in Hawaii last month. The Mooloolaba Men, who featured in MWP’s October 11 cover story, f nished the 66-kilometre race in f ve hours and 37 minutes, three minutes ahead of the world record for their division and 25 minutes in front of the next team across the line. Team member and coach Ron Grabbe says conditions on the day were

extremely hot and f at with no wind, but the team took this in its stride. “It was great satisfaction winning the world championship on our 20th consecutive crossing, he says.

Bli Bli IGA is bigger and better The multimillion-dollar redevelopment of White’s IGA at Bli Bli, which opened on Wednesday, is adding support to the local economy. The 1700-square metre store, which has increased its footprint by f ve times, stocks a large range of fresh and locally sourced products, and uses local manufacturers. “We’ve also increased our staff levels from around 40 full- and part-time staff to over 120, with a vast majority of them being locals, says store co-owner Roz White. “It’s great to be able to support those who support us and ensure the money stays local. Joint store owner Michael White says the re-development also features a strong enviro-friendly component, which includes sustainability initiatives to improve energy consumption and lower carbon emissions. “Large components, such as the store refrigeration, have been locally manufactured and include cutting-edge technology to maximise energy eff ciency, he says. The store’s opening this week is part of an overall redevelopment of the Bli Bli River markets shopping precinct, due for completion in December.

Aerial photo of the Sunshine Coast University Private Hospital The Sunshine Coast University Private Hospital at Kawana opens for business on Monday. The 200-bed hospital, owned by Ramsay Health Care, will open its f rst two wards on November 4 and is on track to open all f ve wards by the end of January. “Sunshine Coast University Private Hospital will deliver a comprehensive range of inpatient and day services across a wide range of specialties, providing increased private hospital capacity and choice for patients on the Sunshine Coast, hospital CEO Kimberley Pierce says. The hospital’s opening is a milestone for the emerging $5 billion Oceanside Kawana precinct. Stockland regional manager Ben Simpson says the opening is great news for the region. “Oceanside Kawana is the largest health and medical precinct under

development in Australia, when you include the massive Sunshine Coast University Public Hospital now under construction, Simpson says. “That means it is also going to be a huge generator of economic growth and vital health industry jobs for the Sunshine Coast. “Health services on this scale require nearby residential and short-term accommodation, retail and other services, which is exactly what we have envisaged for Oceanside Kawana, Simpson says. “We are also continuing to work on millions of dollars worth of civil works for the precinct, including new roads, bridges and parkland. The hospital features six operating theatres, a day surgery unit, cardiac catheter laboratory, a day oncology unit and an intensive-care unit. The four-storey building features all single-patient rooms with ensuites.

Find out why Anxiety, Nervousness, and Panic Attacks happen to you and how to overcome it! Do you wake in the morning feeling anxious for no apparent reason? Do you f nd yourself with panic overwhelming you through the day when nothing is planned? You might feel nervous about going to work or when the phone rings, when there’s nothing to be worried about. This can go on for months or years, and will cause debilitating emotions, reducing your ability to work, and cause relationship problems at home. There are a number of underlying causes that contribute to symptoms including anxiety, nervousness, depression, or lack of excitement and motivation for life. Stress feels overwhelming, and little upsets cause feelings of anger. Palpitations, irritable bowel syndrome, foggy brain and poor concentration can also occur. Even though it seems psychological, and you may have issues in your life contributing to it, there are two very common physical problems that cause your symptoms to feel more extreme than they should feel. These affect the nervous system, causing your f ght/ f ight response to over-react. A malicious infection has been found to be a contributing factor in up to 90% of tested patients. It’s

picked up from overseas, or having contact with someone who has travelled which is only detected in specialised testing. This infection releases a toxin affecting the nervous system physically and mentally. It’s not often been associated with mental health, though studies show its impact on the brain. It’s passed on very easily, so more than one person in a household may suffer from similar symptoms. You will also f nd some people can carry this infection with no symptoms whatsoever, as it seems to act when there are other health or stress related problems. Often we’re able to correlate the f rst sign of symptoms, coinciding with a stomach bug causing diarrhoea or vomiting. It’s passed on quite easily through schools, day care centres, or places of work. It’s quite easy to treat, when done properly, and most symptoms are relieved as soon as the infection has been eradicated. Infections are just one part of a 7 step process for permanently treating anxiety and other mental health conditions. These steps have been proven with testing to improve the brain function immeasurably, without the help of medication.

A Sippy Downs bank has been named the Bank of Queensland’s top-performing Australian branch. BOQ Chancellor Park was announced the winner of the bank’s 7 Star Award at its annual sales conference. The prize is awarded for business performance, service and quality and BOQ Chancellor Park owner-manager Brenden Brial says he is thrilled with the win. “The whole team has put in a lot of effort over the last 12 months to continue growing the business and engaging with the Sippy Downs community,” Brial says. He attributes his success to his devoted team. “I have a lot of excellent staff who work with me and helped to make this win possible. “Our secret to success is the high level of personal service my staff gives our customers.” The 7 Star Award is based on service and performance, positive brand representation and

community contribution. The branch’s main charity initiative, held in conjunction with My Weekly Preview, is the annual Melbourne Cup function held at Sunshine Coast Turf Club, to raise money for Wishlist, a foundation aiming to improve public health services on the Sunshine Coast. This is the f fth year the branch has been involved with the sell-out event, which will take place next Tuesday and has so far raised $150,000 for Wishlist and the Coast community. BOQ Chancellor Park also makes regular donations to Chancellor State College and is closely involved in the school’s events. “We’re an established part of the Sippy Downs community, so of course we want to contribute to keep it a great place to live and work,” Brial says. BOQ group executive for retail banking Matt Baxby congratulated Brial on the win. “Winning the 7 Star Award takes incredible energy and a real commitment to quality service and performance, so this win is a real credit to Brenden and his team.”

Game targets sex abuse Child safety campaigners Bruce and Denise Morcombe last week helped launch a space-themed computer game to combat child sexual abuse. The interactive game, called Orbit, was designed by University of the Sunshine Coast researchers in partnership with the Telstra Foundation, Queensland Police Service and the Daniel Morcombe Foundation. It is designed for use in classrooms to help children aged eight to 10 learn how to be safe from sexual abuse. Bruce Morcombe supports

adoption of the Orbit program into every primary school in Australia. “Engaging children in an online game to appreciate their personal safety is the way forward,” he says. Visit orbit.org.au.

arents who swaddle their baby should ensure the hips and legs have free movement, according to an expert worried about the increased popularity of the traditional full-body wrap. The main concern is the hips, says UK Professor Nicholas Clarke. Many babies sleep better when swaddled, but this can be achieved by focusing on the top half of the body, he writes in the Archives of Disease in Childhood published by the British Medical Journal. Australian paediatrician Dr Harriet Hiscock agrees. “Parents who are going to wrap need to learn to do it in a safe way. The baby must be able to fully stretch out their legs. “The wrap should be tight at the top and looser at the bottom.” Tight swaddling around the hips and legs could lead to delayed walking among children born with a hip abnormality, says Hiscock of the Murdoch Children’s Research Institute. It can also lead to hipreplacement surgery when the children reach middle age. Clarke’s article says the one in f ve babies born with a hip abnormality are at most risk from traditional swaddling. The article raises concerns about renewed popularity of full-body swaddling in the English-speaking world. It says 90 per cent of US infants are swaddled in the f rst six months and the practice is increasing in other countries.

It points to 2012 Australian research that highlights a three-fold increase in developmental hip dysplasia at one hospital. The article says a Japanese program to encourage grandmothers not to swaddle their grandchildren led to a 50 per cent drop in the prevalence of hip dislocation. It says early diagnosis leads to relatively simple and successful treatment of the condition, but highlights controversy over whether babies should be screened for the condition. The article says it is essential that health professionals provide the correct advice about safe swaddling. AAP

September quarter and it came in at 1.2 per cent. When annualised the rate of inf ation is 2.2 per cent, which is still in the bottom half of the RBA’s target zone, but not low enough to justify a near term policy response, in other words, a rate cut in November. The gain in headline inf ation in the September quarter was the largest in more than a year, driven by higher energy, travel and utilities prices. The elevated CPI number means that the timing of the next RBA rate cut is most likely to occur either late in the f rst quarter or early in the second quarter of 2014, with the precise timing being highly data-dependent. Broadly, inf ation is benign but not suff ciently so to justify a rate cut before the end of 2013, in particular, even with the Australian dollar climbing and the economy still struggling to transition away from mining investment as the primary source of growth. It is no secret that RBA off cials want a lower Australian dollar – they have said so more than once – and are not getting it. We suspect, however, that they believe cutting the cash rate will not necessarily get the Australian dollar down for long, given global dynamics pulling it the other way. Growth in Australia is likely to stay sub-trend as the economy struggles to adjust in the post mining investment boom world. A lift remains elusive in sectors outside housing and exports, despite the RBA’s extended easing cycle. Sub-par growth means the jobless rate is likely to keep climbing and growing slack in the labour market explains benign wage pressures. So, don’t think about interest rates on Melbourne Cup day. Focus on picking a winner. Chris Harris is an authorised representative (no 435773) of Ord Minnett Ltd, AFS licence 237121. SUMATRAN DREAMING

E

very surfer dreams about it and few bite the bullet, but taking off on a surf trip with your mates is a pleasure everyone should aim for. As the marketers at Nike say, “just do it”! With our bags bulked up by anti-inf ammatories to ease the pain of long days on the water, we boarded the boat in anticipation. Al Hing from Beachbeat brought a collection of demo boards for the travellers to try and we were set to go. Imagine this – you wake up, scramble out of your air-conditioned bunk room to see today’s surf as you hear the anchor being released. All you have to think about is the f ve- to six-foot pumping perfection that awaits you as you down a coffee and some fruit. Work deadlines, annoying customers and that boss who is a tosser are all forgotten, as it is all about the waves. Decisions are then complicated by which board to ride because you brought three with you. The background sounds are of grown men behaving like excitable grommets yelling out previously unspoken words like “frothing”. Oh and this is just your f rst day of a 14-day trip.

Yep, this is the reality I have just experienced with a bunch of long-time friends and a few new ones. Our boat, named the Jiwa, operates in the North Sumatran region, home to some of the best waves in the world that are guaranteed to blow your mind. World Surfaris dialled us in on our adventure and Mother Nature more than repaid our patience on the long trip. We surfed f ve to eight hours per day, had a private chef, private surf guide and the right attitude to immerse ourselves into this great adventure. Our boat was newly built Indonesia style and while not as fast as some of the ultra-modern vessels, I think it pays to go slower to enjoy more. Our guide was a seasoned ex-UK pro surfer with an accent not dissimilar to Jamie Oliver, who had the energy of a child who had eaten way too many red snakes. With this enthusiasm and conditions that were close to perfect, the adventure was ignited like a f re cracker on New Year’s Eve. We surfed 14 quality waves in 14 days ranging from two to 10 foot. We laughed and we cried,

actually we just laughed and cheered everyone to go beyond their comfort zones. Some experienced take-offs triple overhead, some (like me) had to climb their leg rope back to the surface and some nailed the best waves of their lives with big barrels, bigger take-offs, the longest wave and longest surf. It’s been a few weeks since we returned and everyone who went is still ref ecting on how great we scored it. So, my advice? Don’t wait until your body cannot co-operate with your mind. You are a long time dead and when your time comes and you ref ect, don’t do it with regrets. Money can make you hollow but surf ng can make you rich. More advice? Do the trip with mates and share the waves. Being the best surfer means jack if you paddle inside your friends. This attitude will earn you respect and you will all score the waves of your life. Trust me, we all did. So what are you waiting for? Oh, a last word, you might feel the urge to speak like a pirate once on board this f ne vessel. Arghhhh we all did!

GET BUSY, STAY HEALTHY

owing the lawn or washing the car are among simple activities that can reduce the risk of heart attack or stroke by almost 30 per cent in people over 60, researchers say. A study in Sweden found that older people who were physically active around the house stayed healthier longer than couch potatoes – regardless of whether they also did any kind of formal exercise like jogging or going to the gym. “A generally active daily life was, regardless of exercising regularly or not, associated with cardiovascular health and longevity in older adults,” said the study in the British Journal of Sports Medicine. While the health risks of prolonged sitting and the benef ts of regular exercise have both been well documented, the contribution to good health of “non-exercise physical activity (NEPA)” is not fully understood. For the study, researchers screened nearly 4000 Swedish 60-year-olds

from 1997 to 1999 and tracked their health for an average 12.5 years. The participants recorded how frequently they performed certain activities, including doing home repairs, cutting the lawn or hedge, car maintenance or going f shing. The researchers found that people with high levels of physical activity, excluding formal exercise, had a 27 per cent lower risk of contracting cardiovascular disease compared with inactive people, and a 30 per cent lower risk of death from all causes during the study period. AWARDS SHOWCASE DESIGN EXCELLENCE

T

wo weeks ago the Housing Industry Association HIA held its annual awards at a cocktail function before a large audience at the Ramada, Marcoola. The awards, held by Australia’s peak industry body for residential construction, renovation and development, recognise the achievements of the housing industry, as it leads the way in design, construction, innovation and housing technology. The most prolif c winner on the night was Mees Construction, taking out a number of awards including Sunshine Coast Home of the Year for its Pelican Waters project. The judges described it as a remarkable home with many outstanding features, and unanimously voted this project the winner. They also commented on the degree of diff culty and extraordinary workmanship of each and every tradesperson. While the home, with elliptical roof lines and suspended concrete f oors, is large in overall size, it has been designed in a way that each area or room is still cosy and f lled with interesting shapes and materials. However, the outdoor living areas are the true centrepiece of this resort-style home. Continued over >

Pat and Petrina Ryan from Ryan Designer Homes took home a number of awards

In the custom built $1 million to $2 million category, JD Constructions impressed There are three outdoor zones that interconnect with a distinct leaf-shapes outdoor dining area and a dining table custom made to follow the curves of the room. Mees Construction also received three other major awards, Sunshine Coast/Wide Bay Bathroom Project, Sunshine Coast/Wide Bay Outdoor Living Project, and Sunshine Coast/ Wide Bay Custom Built Home for the same property at Pelican Waters. In addition, the company was the recipient of

the newly introduced HIA-TwoCents People’s Choice Award, with the public validating the judges’ decision to announce this project the overall winner. Other major award winners on the night included Ryan Designer Homes, Mike Murry Homes, James Burrell Homes, Kitchens by Resident Hero, Bundy Homes, Ross Bauer Homes, Quail Constructions, Ultraspace and Bungalow Homes. A number of these companies also won multiple awards. Plantation Homes took out two awards for its display homes. In congratulating the winners and f nalists,

HIA branch manager – Sunshine Coast/Wide Bay, Stuart Collins says, “Each year the HIA Sunshine Coast/Wide Bay Housing Awards attract an outstanding array of entries across a number of different housing forms, with this year being no different. “It is diff cult enough selecting f nalists, let alone winners, such is the high calibre of the entries received in 2013. This healthy level of competition ensures that new standards in design, workmanship and innovation are achieved across all award categories.” Continued page 34>

The projects on show tonight undoubtedly demonstrate that they have once again risen to the challenge. As in previous years, the awards night was well supported by the building industry. I

magine if we lived in a world full of second chances. You’d never miss an anniversary or a putt or forget to put the wheelie bin out. Mid-model updates give our car makers a second chance to get things right and the smart ones rarely miss the opportunity. Mercedes-Benz has certainly done that with its relaunched E-Class executive sedan. They take a very good car and make it safer, better equipped, cheaper and more efficient. Not that there was much room for

improvement over the previous E-Class, for the past two decades one of the world’s best family sedans. Perhaps in a nod to the importance of the E-Class, Benz has used this model to launch no fewer than 11 all-new driver assistance systems. That’s a break from the usual Benz tradition of unveiling its latest safety gadgets, with much fanfare, in the flagship S-Class. The new E also borrows partly from elsewhere in the Benz family. We first saw its excellent instrument and graphic display panel on its smaller sibling, the

compact C-Class; likewise, a new design language, including the felineshaped headlights and sporty front-end treatment from the C-Class, have given this latest E-Class a sleeker look. Like the C-Class, the new E will be offered with a choice of personalities – the traditional Elegance design or the new, sportier Avantgarde range. The E-Class will be offered with no fewer than 12 engine choices – from small four-cylinders to huge V8s – plus a number of all-wheel-drive models. It will also include the first hybrid Continued over>

FEATURES Five-star safety rating; nine airbags, blind spot and collision avoidance assist systems; active park assist, bird’s-eye view all-round parking camera; radar cruise control, active lane-keeping system; driver fatigue monitoring system; auto stop-start system; dual-zone climate-control air-conditioning; voice recognition; Bluetooth audio and telephone streaming; electric windows, seats and mirrors; auto-dimming LED headlights; keyless entry and start, leather trim; 19-inch alloy wheels; satellite navigation. THIRST 4.8L/100km (official combined figure). VERDICT The best keeps getting better. BOTTOM LINE From $98,900 plus on-road costs.

<from previous page Mercedes to be offered in Australia. We tested the E250 CDI, one of the cheaper options in the range. For the f rst time in some years, it sneaks in below the $100,000 barrier, despite the inclusion of what Benz says is $19,000 of added value. Its four-cylinder, twin-turbocharged diesel engine pumps out a hefty 150 kilowatts and 500 Newton metres, yet thanks to its seven-speed auto and stop-start system, it sips just 4.8 litres per 100 kilometres. Benz will offer the E-Class model with two versions of the 2.1-litre, four-cylinder petrol turbo engine in the E200 and E250 models; three fourcylinder turbo-diesels (E200, E220 and E250) plus six petrol V6 and three diesel V6 models; topped off by two turbo-charged V8 petrol models, including the f agship C63 AMG with 430 kilowatts at its disposal. Most interesting, perhaps, is the E300 hybrid, the f rst vehicle in Australia to combine a turbo-diesel engine with an electric motor, yielding a gargantuan 750 Newton metres of torque, while achieving a remarkable

4.1 litres per 100 kilometres. The E-Class also benef ts from a substantial cosmetic makeover. The previous E-Class was never bad looking thing – perhaps a bit awkward from some angles. However, the more angular and sharp-edged W212 model has been re-sculpted, resulting in an altogether betterbalanced, more purposeful looking machine. It looks longer, sleeker and better-grounded. Inside, the E-Class has been tweaked rather than completely redesigned, but again it’s noticeably more attractive. All E-Class models do away with the traditional gearshift in the centre console in favour of a stalk on the steering column. But it’s the unseen safety driver assistance innovations that will def ne this car and underpin its marketing spin of “science, not f ction”. At the heart of this Intelligent Drive system are two cameras, mounted near the rear-view mirror, which virtually allow the E-Class to ‘see’ where it is going. The car’s ‘eyes’ scan up to 500 metres ahead, using

computer algorithms to identify and classify objects on the road and also those moving into its path. This provides the basis for a radar-guided cruise control system; frontal collision avoidance system; a Steering Assist function coupled with Brake Assist and Junction Assist to detect crossing traff c and pedestrians. The car will steer itself gently if it detects the driver veering from the correct lane, as well as automatically braking at speeds of up to 50 kilometres per hour to avoid rear-end and pedestrian collisions. An Attention Assist device monitors the driver’s attentiveness and advises of their level of fatigue. Active parking assist and a 360-degree bird’s-eye virtual camera help ensure minor bumps and scrapes are avoided. The car will also dim its own headlights and reduce the cone of

light to avoid dazzling oncoming traff c; as well as reading traff c signs. Not all of this technology is standard. Some of the more advanced features are optional. A seven-speed automatic transmission is standard on all models and a six-speed manual is available. And an all-new nine-speed automatic has recently been launched in Germany and should f nd its way to Australia in due course. Just another little improvement to this everevolving family.

LIGHTENING THE LOAD Heavy blocks of batteries of the kind mounted on the floorpans of today’s all-electric and hybriddrive cars could soon be a thing of the past, according to Swedish carmaker Volvo. The manufacturer has come up with a new lightweight, structural storage material for electrical power made up of carbon f bre, polymer resins and so-called “nano-structured batteries and super-capacitors”. The new composite can be bent readily into shape and typically used to form a boot lid or spare-wheel well, thereby cutting weight and maximising on-board space, the company says. Volvo is the only car maker involved in the project, which is funded by the European Union and groups together a total of 10 companies. Heavy and expensive battery packs are one of the main bugbears of contemporary electric and hybrid cars. The Swedish f rm says the

nano-structured batteries are much lighter than conventional lithiumion batteries, but just as powerful. They can be charged by being plugged into a regular power source or from regenerative braking. Volvo has conducted extensive trials with the new material using one of its f agship S80 limousines. The components weighed only half as much as a conventional battery and its mounting bracket, yet provide enough power to run the entire 12-volt electrical system including the starter.

Riding the seesaw WHAT GO DOWN MUST COME UP, RIGHT? GORDON MACDONALD FROM JASON ANDREW GROUP TALKS MPP THROUGH THE OPPOSING FORCES AT PLAY IN THE CURRENT MARKET.

R

emember back in the pre-litigious days when seesaws were still a common feature in playgrounds? You could play by yourself, walking the bar from side to side or balancing in the middle. You could play with a friend – one on either end evenly balanced, up and down. Or you could play around with a group of kids, adding weight to either end to make the bar tip. However you did it, the principle was simple: the heaviest end would end up lower to the ground. It’s the same principle behind property economics – only instead of kids, you have the opposing forces of demand and supply, buyers and sellers. There’s an interesting twist at play currently. Buyer demand is high, rising on the back of historically low interest rates and increasing conf dence. Compared to the year-to-date numbers, inspections, auction crowd sizes and registered bidders are all up. The weight of all this buyer activity should have sellers riding high. But it’s not. Auction clearance rates are actually falling. Year to date (YTD), the clearance rate is at 46 per cent, while over spring it’s sitting at 43 per cent. And here’s why: while buyers have become more willing to act, many sellers have raised their expectation on price, beyond what the market is willing to pay – and sellers are refusing to budge. The latest data shows the average amount

[ 40 ] MY W EEKLY P RE VIE W \ N O VE M B E R 1, 2 0 1 3

40.indd 1

a vendor is willing to shift to achieve a sale under the hammer is falling, from 4.3 per cent YTD, to 2.5 per cent over spring. This is despite the fact that more vendors are describing themselves as highly motivated – 52 per cent in spring compared with 49 per cent YTD. The weight of high vendor expectations is putting sellers at the low end of the seesaw, with buyers preferring not to act rather than pay a price that’s perceived to be too high. But why are vendors’ expectations so high? There’s little discernible reason, apart from perhaps the optimism in the media. The word ‘boom’ has appeared in increasing numbers of propertyrelated articles, with ‘bubble’ even making its way forward too. While it’s of course tempting to believe there’s a price surge just around the corner, vendors would be better off looking at the reality of the current market, rather than relying on unfounded hopes. It’s true that Sydney and Melbourne are currently experiencing rapid price growth, but with a property market as segmented as Australia’s,

it does not automatically follow that the growth will be replicated elsewhere. To the contrary, the most recent index from researcher RPData shows Brisbane values have risen by just 1.74 per cent across this year. Louis Christopher of SQM Research, who is currently one of the market’s most bullish forecasters, is predicting just four to seven per cent growth in

While buyers have become more willing to act, many sellers have raised their expectation on price, beyond what the y market is willing to pay Brisbane prices across 2014. Regional Queensland markets like the Sunshine Coast are unlikely to outperform the state capital. Anyone considering selling now would be well advised to formulate a realistic expectation on current market value based on actual comparative sales, not prospective future growth. With a realistic price expectation will come active buyer competition and the best possible market outcome. Without it, there is little point in going to market at all. ndependent residential market analyst Michael Matusik has given Aspect North the tick of approval in his latest Seven Reasons Why report. In the report, Matusik outlines seven reasons why Aspect North, a townhouse development in the Brightwater estate, is a good long-term investment option – so good it has been named a highly rated Matusik property pick. The report covers key points such as location and design, the demographic growth and economic status of the Kawana area over the next f ve years, the demand for residential townhouse properties in the Sunshine Coast, the rise in the residential property market and – of course – value for money. “Aspect North offers great value for money – large and welldesigned town homes, in a very spacious layout, with views towards the water and adjacent to great lifestyle facilities,” the report says. “It’s in a fantastic location, it’s full turn-key and the town homes are 20 per cent larger than standard townhouses.” Developed by Brisbane-based

company AR Developments, Aspect North is on an elevated site. “Aspect North offers the lifestyle that many people are seeking as life in the big city becomes too expensive, stressful and tiresome,” says Randal Wilson from AR Developments. “The estate also offers a unique opportunity for families, f rst-home buyers and investors to prosper from the enormous growth that is expected in this area.” Wilson says that according to Matusik’s report, sales volumes have increased across the Coast by 27 per cent since last year, with asking rent and property prices rising 18 per cent and seven per cent respectively. “This is an opportunity for potential owner-occupiers and investors to secure their new home at today’s price and capitalise on future prices and rental growth potential,” he says. Aspect North offers a mix of three- and four-bedroom townhouses ranging from 160 to 195 square metres. Prices start at $385,000 and the homes feature large, liveable f oor plans, spacious private courtyards and double garages.

ARIES Mar 21-Apr 20 The solar eclipse indicates a turnaround to do with money matters or an intimate relationship. It’s time to consider initiating positive changes – and inspire others.

TAURUS Apr 21-May 21 Are you stuck in a relationship slump? Have your partnerships become boring and ho-hum? The solar eclipse urges you to re-connect with your nearest and dearest.

GEMINI May 22-Jun 21 Take a close look at your fitness, as the solar eclipse activates your wellbeing zone. It’s time to make healthy eating and regular exercise an essential part of your everyday life.

CANCER Jun 22-Jul 23 For crabs, Sunday’s solar eclipse promises a period of nurturing old friendships and establishing new ones. But make sure you communicate clearly.

LEO Jul 24-Aug 23 The solar eclipse signals that it’s your time to shine. Mighty Mars boosts energy levels, plus Pluto and Mercury help you focus your mind and concentrate.

VIRGO Aug 24-Sep 23 Is your mind suffering from information overload? Aim for a mental spring-clean this weekend, as you adapt to new ways of thinking and find fresh solutions to stubborn old problems.

LIBRA Sep 24-Oct 23 Be on your toes this weekend as money matters become complicated, and family members confuse you with conflicting advice. Keep an open mind, as you absorb new information.

SCORPIO Oct 24-Nov 22 Sunday’s solar eclipse is in Scorpio so prepare for a day of extremes. You’re keen to initiate changes, but don’t underestimate the resistance of some people to your plans.

SAGITTARIUS Nov 23-Dec 21 Sagittarians are gregarious souls who love to party. But the solar eclipse falls in your privacy zone, so aim for some splendid solitude this weekend, as you relax and regenerate from within.

CAPRICORN Dec 22-Jan 20 With the solar eclipse highlighting your hopes and wishes zone, strive to be innovative and creative with your dreams and aspirations. Group activities are also favoured.

AQUARIUS Jan 21-Feb 19 It’s time to create work opportunities and maximise your professional potential, as the solar eclipse stimulates your career. But you may have to ditch a project and start again.

PISCES Feb 20-Mar 20 Many Pisceans are keen to travel, but delays and obstacles are likely at the moment. The best time to take a heavenly holiday is next August. Now’s the time to do your research!

SURF REPORT

with MWP’s man in the water

Well, I guess it is ground-hog day. Nothing to get excited about so maybe go for a swim with your board and if you happen to grab a wave it’s a bonus! Now, I have been bragging recently about my trip to North Sumatra. In today’s magazine you can have a looky look at the quality waves we scored. And yes nothing was out of bounds in these waves, although some of the f oggings were a tad annoying. Next weekend is the famous Board Meeting surf event at Kawana. Why not come along to the surf club and jag yourself a cheap board in the auction items and help some kids that need it. Have a great weekend, guys, because you won’t be surf ng!

FISHING REPORT

with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Whiting and f athead will be on the drift from the northern side of the Maroochy River near Twin Waters to the bar area using yabbies with the low tide concentrating f sh in the gutters. Work the areas just pumped for yabbies. Jew will be on live baits as the tide slows around bridge pylons with plastics also returning f sh. SURF: There’s not as much action along the beaches as in the rivers, but the rising night tides are still producing tailor, bream and some unstoppables, using mullet f llet and pillies with Mudjimba and Pincushion best. Try Maroochy Beach for whiting and dart early morning. OFFSHORE: When conditions allow, there are great reef f sh at present with quality mixed f sh species being taken from the Barwon Banks to Murphy’s Reef. School mackerel are off Point Cartwright and Alex Headland. Use mid-water f oaters for snapper and pearlies. FRESHWATER: Impoundments are f ring with the rising barometer best. Deep-diving lures and live shrimps will be working well in Somerset, BjelkePetersen and Boondooma. Our little local creeks are also f ring for bass as they move down to breed, on shallow-diving lures and poppers.
