an you believe there are people in the world who don’t like summer? You might even be one of them. Some people just can’t handle the heat, and the mozzies. They don’t like getting sunburnt or feeling the sand between their toes and they hate humidity. But isn’t all that stuff exactly what a Sunshine Coast summer is all about? Hot sand and tan lines, fresh fruit and lazy evenings on the deck. Beach hair and tourists and new togs. Most of us in the MWP off ce are loving the warmer weather, and the signs of lovely long warm days to come. Don’t get us wrong, we love coming to work, but the summer break is getting closer, and it’s got us excited. So it is with this in mind that this week we are presenting our celebration of all things summery. Jarna Baudinette is dusting off the beach

towel, slapping on the insect repellent and sipping on a summer cocktail to bring you our guide on what we love about summer, starting over the page. What we are also loving in the off ce this week is the subject of our My Property Preview cover story, a home on Mooloolaba Road that is up for sale. This incredible property is a retro beauty that is in pretty much the same condition it was in when it was built in the 1960s. It has some lovely features and has us reminiscing about simpler times. Check it out on page 38. For things to do on the weekend, head over to our my time pages, starting on page 30. But just before that, on page 28, check out the latest pieces to add to your summer wardrobe in our my style section. I have my eye on a couple of pretty products on that page!

] Summer on the Sunshine Coast means hot days, warm nights, trips to the beach and outdoor adventures. The sun rises well before 5am, so even if you work full-time there are still plenty of hours to get outside and enjoy our lovely climate – whether it’s under the watchful eye of our volunteer life savers at beaches across the region, with a bike ride along the coastal pathways or a picnic in the park. This week we’re embracing the humidity and celebrating all the wonderful things summer brings: new-season fruits, lighter clothing, sunshine and beach holidays.

WP’s resident stylist, Dianna Mullins, shares her advice on overcoming one of summer’s greatest challenges: shopping for a new swimsuit. “Ah togs, or swimmers, perhaps bathers. Whatever you call them, they ARE made of Lycra. The fabric alone is enough to make you run from the change rooms,” Mullins says. “But just like the scary shapewear of old, the epitome of summer fashion has also had some attention. Thoughtful design and fabric technology does make a difference. So does choosing a style that f atters your body shape. Here are some tips to boost your conf dence at the beach.” When choosing a cozzie, think about the body part you want to minimise or downplay. Her advice? Boobs: Opt for thicker straps and halter tops for support if you need it. On the other hand, bandeaus with embellishments are perfect for making the area look bigger.

Fresh face When choosing a cozzie, think about the body part you want to minimise or downplay Tummy: Tankinis are your friend. So are gathers/rouching and directional patterns across the belly. Booty: No big prints, and choose a darker shade. Make sure your f t is good – too small equals extra wedgies.

Thighs: Don’t make the mistake of wearing shorty pants for extra coverage – they are for shape creation, which means for a boyish f gure only. Choose a higher-cut leg with something to distract the eye, such as toggles on the side, frills or tie ups.

If in doubt, get professional help! Dianna Mullins will be in the swimwear department of Myer Maroochydore on Friday December 6 from 11am to 2pm, if you need help choosing the right togs. [ 10 ] MY W EEKLY P RE VIE W \ N O VE M B E R 29, 2 0 1 3

Summer make-up tends to be lighter and fresher than the trends worn in the winter months. If you’re wanting to brighten up your look but aren’t a fan of heavy bronzers, Nikki from ColorPop in Maroochydore recommends you simplify your make-up routine for the holidays by using a BB cream, like this Cailyn Cosmetics Precious Blend formula. “It’s an all-in-one product that moisturises, protects and provides a dewy looking coverage,” she says. “The Cailyn Precious Blend is unique in its fuller coverage formulation that gives a radiant natural f nish and steers away from the usual bronzer.” M Y W EEK LY PREVIEW.C OM .A U

“I really love the bite of the onion in this salad,” says Kelly. “It works well with the mango and coconut f avours, and the whole effect feels and tastes exotic. Coconut chips can be found in the same aisle of your local supermarket as the nuts and dried fruit.”

easy

• 200g baby rocket leaves • 1 continental cucumber, thinly sliced • 3 large mangoes, peeled, pitted and diced • 1 small red onion, thinly sliced into rings • 100g macadamia halves • 40g coconut chips • Small handful fresh coriander leaves, coarsely torn

did you know... Many people say they feel happier in summer, and in extreme cases this may be because they suffer from the winter-based condition seasonal affective disorder (or SAD). Some people with depressive disorders experience heightened symptoms in winter, while others simply feel sluggish and down. While the cause is unknown, it has been linked to the fact that in many species, physical activity reduces in winter to accommodate a scarcity in food (hibernation being the most extreme example). Treatments often include light therapy, which resets the body’s internal clock – another reason you feel happier after some time in the sun.

1. Place the rocket leaves onto a large platter. 2. Arrange the cucumber, mango and red onion over. 3. Top with the macadamia nuts, coconut chips and coriander. Drizzle the dressing over the salad just before serving or place on the side. Serves 10

Sweet chilli dressing

• ¼ cup water • ¼ cup light olive oil • 2 tablespoons sweet chilli sauce • Juice of 1 lime • Juice of ½ lemon Place all ingredients in a screw-top container and shake well. Store in the refrigerator for up to a week. Makes ¾ cup

Summer cocktail Ditch your usual wine or beer for a summer drink that’s fresh and fruity. This Velvet Rush cocktail was designed by the bartenders at Lot104. Just muddle together three strawberries and four lime wedges,

then add two parts Belvedere vodka, one part Licor 43, one part strawberry liquer and four parts cranberry juice. Too hot to be bothered making your own? Pop down to Lot104 and get the bartender to do the work for you. continued over >

New SunSmart app

No more mozzies

Spending time in the sun this summer? Remember to slip, slop, slap. Despite widespread education campaigns costing millions of dollars, Australia’s skin cancer rates remain among the highest in the world, with about one million GP consultations each year and a growing death toll which hit 2000 in 2011. Young people are among the worst sun dodgers, according to the Cancer Council Queensland. It cited the latest National Sun Protection Survey which revealed one in f ve adolescents admit getting sunburnt on summer weekends – while only one in f ve admit using three or more sun protection measures. With summer in the off ng, the Cancer Council hopes its new SunSmart app will play a key role in reducing skin cancer rates. “Young Aussies use apps to keep them on track with their health and f tness – we hope our SunSmart app can be used successfully in the same way,” says Cancer Council Queensland spokesman, Katie Clift. The free app, on Android and iPhone, has been downloaded 80,000 times since it was launched and appears to be a sensible way to reach Australians, who have one the highest smartphone ownership rates in the world. It works by tracking UV rays across the country and alerting users when they do or do not need sun protection. AAP

One of the less appealing aspects of summer on the Sunshine Coast is the reappearance of mosquitoes, which have been around for more 30 million years and can detect a warm-blooded human from more than 30 metres away. For a natural repellent, try small amounts of pure plant-based oils such as citronella, lemongrass, eucalyptus or peppermint – experiment to f nd one that works for you.

You thought the effect of the hot sun on your car’s steering wheel was bad – the Eiffel Tower in Paris can grow by more than 15 centimetress in summer due to the expansion of the iron on hot days. December 21 at 5.11pm will mark this year’s summer solstice – the instant when the tilt of the Earth’s vertical axis is most aligned with the sun. The summer solstice is the day which has the longest amount of daylight, except for in the polar regions where daylight is continuous – meaning the sun is still visible at midnight.

SURF LIFE SAVER OF THE YEAR

T

asman McClintock is a relative latecomer to the world of surf life saving. While many of his peers began their affair with the beach as enthusiastic nippers, it wasn’t until McClintock took a youth action program in his last few years of school that his relationship with the beach developed. And it has come a long way in just a few years. The 22-year-old, who grew up on a property in the Mary Valley, devotes his working life and his personal life to beach safety. From Monday to Friday he is Surf Life Saving Queensland’s regional life saving services co-ordinator for the Sunshine Coast. On the weekends he is a volunteer life saver at Rainbow Beach and says he spent in excess of 200 hours volunteering at his local club last year. “I spent almost every weekend at the beach during the summer. “I don’t really do a lot else. His passion and dedication contributed to him being awarded Sunshine Coast Surf Life Saver of the Year for 2013. “It’s a big honour I suppose, he says in a humble acknowledgement of an outstanding achievement. The award is not just about surf life saving but about being respected by the club and the community.

I spent almost every weekend at the beach during the summer. I don’t really do a lot else

McClintock says the award was a complete surprise and he wasn’t even aware he had been nominated. Before taking up a full-time position as a lifeguard, McClintock was a carpenter and surf life saving his hobby. Today it is his life. With this weekend marking the f rst day of summer and Coast beaches expected to become increasingly popular destinations for tourists and locals, McClintock and his life saving peers will play a crucial role in keeping people safe. He says surf life saving clubs provide great camaraderie and support. “It’s like a nice close-knit family. He encourages people of all ages to join a local club, learn life saving skills and help patrol local beaches.

Tasman McClintock on patrol at Rainbow Beach Surf Life Saving Club

Stay safe on the beach this summer • Swim between the red and yellow f ags • Read the safety signs • Ask a life saver or life guard for advice • Swim with a friend • If you get into trouble in the water, put your hand up • Slip, slop, slap • Keep an eye on your children at all times • Find some shade • Drink plenty of water • Don’t swim at night

$10,000 raised for club Metropolitan Caloundra Surf Life Saving Club has thanked everyone who supported its race day fundraising event at the Sunshine Coast Turf Club. The race day raised $10,000 for the club and the money will go towards keeping busy Kings Beach safe. Kings Beach is one of the busiest beaches on the Coast, averaging 130,000 people on the beach each volunteer patrol season.

nactus USC is working towards making the University of the Sunshine Coast a greener place through a mass planting of trees. The 100Trees event, organised by Enactus USC, aims to educate the community about the importance of environmental sustainability. Enactus USC 100Trees marketing and communication co-ordinator Corinne McCulloch says Enactus is part of a global organisation that operates throughout universities and provides entrepreneurial action for students through projects that benef t the community and the environment. Ilee Sannholm, a 100Trees team member and environmental science student, is passionate about the event and the message it hopes to send to the community. “I’m so excited to be a part of the 100Trees project, Sannholm says. “Trees are everything. They give us food, shelter, air, clean water and absorb our pollution. “With no trees, there is no us. She says projects like 100Trees are vital. “When you plant a tree you are planting hope for our future. The project aims to get schools and local community groups on board and encourage them to hold their own 100Trees event in the future.

100Trees team member Ilee Sannholm Amy Isaac, the 100Trees project leader, hopes the project will be a fun and interactive way to teach people different perspectives. “We want to show people that making a difference can be enjoyable and that it can be as simple as making small changes in everyone’s daily lives, Isaac says. The trees, which have been bought with funding from a grant, will be planted near the university’s sports stadium on December 16. If you’re interested in participating, visit the 100trees Facebook page or send an email to 100trees@enactus.usc.org or.

7 Biggest Mistakes you could be making that could cause Permanent Depression, Anxiety or ADHD Are you not as happy as you used to be? Is stress, anxiety, depression, insomnia, or ADHD overwhelming you? Are anti-depressants not working for you? Do you f nd yourself irritated, not able to feel excited, or constantly thinking negatively? Do you have trouble sleeping, your mind won’t stop racing, or you wake too often through the night? Do you get anxiety at bed time where you can hear your heart beating while your head is on the pillow? We had an incredible response from all who were logged on for the webinar we ran about one of my favourite topics – Solving the puzzle that creates Anxiety Depression & ADHD. When you put it all together, it all makes sense. There are 7 key underlying triggers which can cause all of these symptoms including anxiety, nervousness, depression, or lack of excitement and motivation for life. Stress feels overwhelming, and little upsets cause feelings of anger. Palpitations, excessive heat in the body, tingling in the hands or feet, irritable bowel syndrome, foggy brain and lack of concentration including ADHD in children, can also be present. Often these symptoms have been going on for months, years or even decades. You may suffer just a few of the above symptoms or perhaps all of them.

The 7 key common triggers that affect your brain, cause a compounding effect that your brain cannot deal with, which leads to long term, and then permanent brainwave pattern changes, affecting your personality, mood, and ability to think and cope, permanently! Fortunately it can be quite easy to address. Patients who have suffered depression for four decades, have reported to have improved out of sight after one month and other patients have shown improvement after just one week of treatment, including sufferers of Major Depressive Disorder, and children with ADHD, who have then been able to reduce their medication in less than 7 weeks, and these results are permanent and medication free! Proven with testing, these steps improve brain function immeasurably, without the help of medication, in adults and children. To f nd out more, call the centre and arrange a free half hour consultation, or view the webinar on our website. A webinar is simply a seminar that you can see on the internet. You just register through the website and it will play for you on your computer. It’s easy and it’s free. DIY RENOVATORS WARNED

T

he man at the head of a new government asbestos agency has warned that home renovators and DIY heroes will keep Australia’s asbestos-related death toll rising until the 2030s. Former Communications, Electrical, Plumbing Union boss Peter Tighe, now CEO of the Asbestos Safety and Eradication Agency, says the trend for DIY renovations is creating a growing “fourth wave of asbestos victims. He told the inaugural National Asbestos Forum in Sydney recently it was predicted that rates of deadly conditions like mesothelioma would peak in about 2020. “The way it’s going, unless this agency can turn the process around [the peak will probably occur] further down the track, somewhere around 2030, Tighe told the forum. Training was “critical to his agency’s strategy for wiping out asbestos-related deaths, he said. He told AAP that could include requiring home renovators to achieve a basic level of competence and asbestos awareness before they could be issued an owner-builder licence. Critics in the audience said that approach risked leading home owners to believe they knew what they were doing based on

limited information. Wendy Tredinnick, the managing director of South Australian f rm Total Asbestos Services, says she meets unsuspecting renovators on an almost-weekly basis. “Six months ago I had a young woman come into my off ce with a baby on her hip, literally crying, she says. “She said, ‘I’ve just been down to the hardware store to buy more scrapers, and the guy down there said, are you sure it’s not asbestos vinyl you’re trying to scrape up?’ A sample analysis showed it was. “She said, ‘I’ve been in there with my children, my sister and her children have been in there,’ Tredinnick says. “’Why aren’t people doing something about this?’ Tighe said he didn’t want renovators to think they were fully trained simply because someone had “given them a leaf et, but many were taking risks already. “The problem is that it’s happening anyway, he said. A creation printed in 3D is modelled during the 3D Printshow exhibition Kor says if a car company mass produced the vehicle it would be possible to keep the price down to about $US16,000 (about $17,440). “It should last 30-plus years,” he says. “Our goal is that it should be 100 per cent recyclable.” JEWELLERY – 3D printing can also make the production process far less expensive and time consuming. Dutch jewellery designer Yvonne van Zummeren produces a range of jewellery made out of lightweight nylon polyamide. “It enables me to be a jewellery designer much more easily,” she says. “Otherwise I would have needed a factory in China and a minimum order of 20,000.” PROSTHETICS – Prosthetics can be custom made to provide the perfect match. REPLACEMENT PARTS – One-off parts are needed by everyone from NASA to the person who loses an unusual jacket button. AFP

rom replacement kidneys to guns, cars, prosthetics and works of art, 3D printing is predicted to transform lives in the coming decades as dramatically as the internet did before it. “I have no doubt it is going to change the world,” researcher James Craddock said at the recent 3D Printshow in Paris. A member of the 3D Printing Research Group (3DPRG) at the UK’s Nottingham University, Craddock nevertheless predicts the use of 3D printing will be limited. “You wouldn’t want to make a cup from a 3D printer because it would probably fall apart, leak or poison you, but you would use it for high-value, beautiful items or replacement parts,” he said. “The real revolutionary factor is industrial use,” he added. Here is a selection of the potential future uses of 3D printing: WEAPONS – Californian engineering company Solid Concepts said earlier this month it had produced a metal replica of a classic 1911 shotgun. ART – Fancy a replica of one of the Louvre’s most famous sculptures on the mantelpiece? American Cosmo Wenman has used thousands of photographs taken in some of the world’s biggest museums to produce exact plastic copies. CARS – Canadian Jim Kor’s 3D Urbee car is made out of plastic and stainless steel. The futuristic-looking three-wheeler is electric but uses petrol at higher speeds.

n a repeat of last year’s rally in asset markets, the Australian stock market, together with most stock markets around the world, have moved clearly higher since the start of July. At the same time, the US dollar and commodity prices have weakened. Satisfying as the steady gains in all asset prices are to investors, it comes with concern that this simply cannot last, as the world economy remains lacklustre and the liquidity supplied by central banks will eventually stop. Most concern appears focused on the risk that the fall in asset prices in May following the US Federal Reserve’s mere warning of slowing down its purchase program shows how much markets are dependent, if not addicted, to global liquidity. According to this view, tapering is only delayed, and so is the def ation in asset prices that will follow it. The good times of higher asset prices therefore cannot last. Our view is different in that we think the Federal Reserve’s approach in May in f nancial markets was, with hindsight, a mistake. No doubt, monetary tightening without an accelerating economy is a bad recipe for asset

prices. The Federal Reserve, in essence, corrected itself in September by declaring that tapering and eventual tightening will come only with a stronger American economy, and is not just driven by the improvement in a single variable – the unemployment rate. As a result, the end of easy money will come, but its impact on growth assets, including equities, should be dulled by the better economic data that the Federal Reserve tells us is a prerequisite for tapering and eventual rate hikes. Equities remain to us the best asset class under this scenario as it will ref ect longer-term economic strength. We therefore remain positive on the market and would maintain a reasonable allocation of investors’ assets to both international and domestic shares. It would be prudent for investors to be mindful of the current risks and to be prepared for a correction at some point. Denture troubles? We can help

As a dental prosthestist, if I had a dollar for every time I have heard a patient say, “The upper denture is good but the lower denture moves” I could be retired. If you wear full dentures and you have heard yourself say this then there is an alternative – Implant Retained Overdentures. This is where titanium screws can be inserted into your jaw by a trained dentist and then a denture made to fit over the top. This enables the patient a much greater control of the denture, stopping nearly all the movement of that troublesome denture. This could allow us to make the upper denture without having to cover the palate. It also enables you to chew better than with your conventional denture and eat food you never thought possible. If you wear a partial denture that is held in place by unsightly clasps

Darren Fletcher & Patryk Stesik Dental Prosthetists

– it may also be possible to have a partial denture that is retained by implants. Placement of implants in the appropriate position can make this possible. They can be life changing to someone who struggles with their ordinary dentures. All at a price that is becoming more and more affordable. We work alongside your dentist to provide a cost effective solution. Whether Implants are an option for you will have to be assessed by your dentist, however if you would like to find out more, visit Advance Oral today for your free consultation with our experienced Prosthetist to assess and discuss your denture options. It may be possible to use your existing dentures – modifying them to accommodate the implants. A new full upper denture and a new full lower implant retained over denture could cost as little as - $3000. *Conditions apply Bruce Menzies Part of Advance Oral Group

The Pastry Chef, Alexandra Headland Q. How long have you worked in the pastry game, and how did you get started? Forty years. I used to help out at the local bakery in the Isle of White (South England) when I was eight or nine; it was something I always had a love and passion for. My mum pushed me to apply as an apprentice baker in Brisbane when I was 17 and I am so glad she did. Q. What’s your ultimate showstopping dessert? A mahalo gateaux – ‘mahalo’ means thank you in Hawaiian. It’s a pineapple custard between layers of sponge covered in marshmallow – best idea we bought back from holiday. Q. What’s your go-to meal at home? I love a piece of eye f llet cooked rare on the barbecue with seasonal veg, washed down with a cheeky glass of scotch. Q. Where do you get your new ideas and inspirations from? Our travels. We were doing macarons before MasterChef made them famous after our trip to France. Q. What do you love most about living on the Coast? The relaxed lifestyle, the sunshine, the people , the beaches. The list goes on. Nothing better than f nishing a day’s work and cruising around Mooloolaba on my Jet Ski. Q. What’s the best advice anyone ever gave you? Do it for yourself and open your own patisserie.

The CWA will also host a suitcase rummage sale, and the night will culminate with the lighting of the town’s Christmas tree. ail the size of cricket balls, bolts of lightning and hours of rumbling thunder – it’s a sure sign the summer storm season is here. With the combination of storm season and the silly season it is the time to remind motorists to take care on the roads. Firef ghters are pleading with motorists to avoid f oodwaters in the event of excessive rainfall and f ash f ooding and their call is supported by Police Fire and Emergency Services minister Jack Dempsey.

“Each year Queensland f ref ghters rescue more people from f ood waters than burning buildings,” Dempsey says. “Last summer QFES swift water rescue technicians were called to more than 125 cases of residents entering f oodwaters by foot or vehicle. “In many cases, the person had willingly entered the water believing that it was not a risk. “You are not only gambling with your own life, but the lives of those with you and your rescuers.”

Storm clouds roll in over Maroochydore car yards

QFES commissioner Lee Johnson says it is important for people to heed warnings and avoid entering f ood waters. “While f ash f ooding can occur quickly and catch motorists and pedestrians off guard, in most cases swift water rescues are preventable,” Johnson says. He says there is no excuse for motorists who ignore warnings and enter f oodwaters, even if you are familiar with the roads. “Flood water can be deceptive, swift-moving and hide debris that may damage your car.” RACQ executive manager technical and safety policy Steve Spalding says it is important for motorists to use caution in wet conditions. “The message – if it’s f ooded, forget it – is so simple and so relevant, regardless of whether you own a small car or a 4WD,” Spalding says. Insurance assessors are still tallying the cost of damage to cars

and homes from the hail storm that swept through two weeks ago and pummelled some areas with hail stones the size of cricket balls. RACQ executive manager insurance communications Mike Sopinski says RACQ received hundreds of claims from in and around the Sunshine Coast following that storm and has set up an assessment centre at Kawana. “We’ve deemed that hail that fell, heavy to extreme,” Sopinski says. He is urging motorists with hail damage to their vehicles to call their insurance provider as soon as possible and not to drive unroadworthy vehicles. “If they do have smashed headlights and parking lights and windows it is unroadworthy. “It is an offence to drive an unroadworthy vehicle in Queensland.” The hail storm played havoc at Coast car dealerships, resulting in hail sales of damaged vehicles. continued over>

<from previous page Dealer principal of Ken Mills Toyota in Maroochydore, Brett Mills, says 125 cars in his dealership were damaged and all are being sold in the sale. “There are potentially thousands of dollars to be saved,” Mills says. As with any car purchase, buyers should ask questions but Mills says customers dealing with responsible companies should not experience any diff culties. “People shouldn’t be scared and they should just look at the car, look at the compensation they’re receiving and make an educated decision,” he says.

Tips for buying hail-damaged cars • Read the paperwork. • Understand that the warranty may not cover issues related to hail damage. • Speak to your insurance company. • Ask questions.

COMMODORE STILL A WINNER On a best car winners list dominated by imported vehicles, the iconic Australian-built Holden Commodore stood alone. Made in Australia for more than 35 years, the Commodore SV6 was the local car-making industry’s only winner among the best car awards by Australia’s peak motoring bodies, taking out the gong for best large car under $60,000. The rest of the f eld was split between European and Asian imports, with strong competition ensuring no car maker took home more than two accolades. The Mazda6 Touring, which won the best medium car under $50,000, also landed the headline judges’ prize. Amid ongoing fears about Holden’s future in Australia, the company’s executive director of sales, marketing and after sales Phil Brook refused to comment on specif cs but says the locally built Commodore has “lots of life left”. “The car is built here in Adelaide and we’ve got lots of plans to move

forward,” Brook says. Chief judge Mark Borlace says despite well-publicised problems with the local car-making industry, the Commodore’s safety features and ref ned drive mean it competes comfortably anywhere in the world. “A lot is being said The Holden Commodore SV6 was the only Australian about the Australian vehicle to make the best car winners list motoring industry, but what I think has been lost in it is that Holden are making that we would not award a trophy world-class cars,” Borlace says. to those that had not achieved a “Australia doesn’t have a f ve-star ANCAP rating,” Borlace says. very big car industry relative to “This was the f rst time we said everybody else. n 1959, Jack and Milda Broughton designed and built a house on Mooloolaba Road. It was built in the California bungalow style popular at the time, and Milda – who would go on to live in the home for 50 years – was responsible for the creative furnishings, including unique wallpaper in each room, handpainted motifs, a handcrafted porphry stone f replace in the living room and doublehung red cedar windows throughout. On Sunday, the original three-bedroom home at 135 Moololaba Road, Mooloolaba will go to auction for the f rst time. Lovingly cared for by the Broughton family, it is now a renovator’s dream, featuring an inviting main living area with east-facing picture window, a well-integrated kitchen, a charming pink bathroom and a central breezeway now enclosed by red cedar and glass doors. There are verandahs to the front and rear and underneath the home has been built in to create a large workshop, with an adjoining concrete water tank in perfect working order. The original ocean views have been built out but the home still captures sea breezes, and is only a few hundred metres from the beach. It will be auctioned on site by Tim Burrough from Belle Property Buderim on December 1 at 10am.

WATERFRONT LAND CLOSE TO NEW HOSPITAL

T

he Promenade is an small gated community on Kawana Island comprising nine waterfront blocks, less than f ve minutes from Kawana’s new hospital precinct. The vacant blocks range in size from 418 to 686 square metres and all face north-east, making them the ideal location for a waterfront dream home. Each home will have an intercom from the main gate to the house, providing privacy and security, and the on-site manager at the nearby Ocean Reach apartments will also be available for added peace of mind. Each home will also have its own marina berth which boasts direct ocean access, allowing for an easy waterfront lifestyle in a central location. The Promenade has easy access to the motorway and is only a short drive from the beach. Its central Kawana Island position is also close to local restaurants and shops, bike ways and walkways. However, one of The Promenade’s biggest selling points is its proximity to the Kawana health precinct, which comprises the new state-of-the-art private hospital, which has just opened, a public hospital due for completion in 2016 and a range of related health services and commercial and residential developments.

When built, each home in The Promenade will have an intercom from the main gate to the house, and its own marina berth, which boasts direct ocean access ss

The precinct is set to become one of the Sunshine Coast’s major economic hubs, and nearby properties are expected to experience solid capital growth. Prices at The Promenade range from $590,000 to $690,000. For more information contact Steve Turner or Geoff Ohmsen from Platinum Properties on 5437 8806.

NEWS & VIEWS

QLD PARLIAMENT FLAGS CHANGES

L

ast week the Queensland Parliament introduced proposed changes to legislation which, if passed, will affect buyers and sellers in 2014. Four bills amending the Property Agents and Motor Dealers Act 2000 were introduced by the government on November 20, proposing a range of changes to the legislation which governs the state’s real estate industry. The bills are designed to split the PAMDA into four

industry specif c Acts, rather than one whole. Among the most signif cant is the deregulation of real estate agent commission, which will remove the maximum commission cap currently in place. Agents will also no longer need to disclose to buyers the amount of commission they are receiving from sellers. The proposed changes will also clarify the rules around auctioneers disclosing a guide price to prospective buyers, and will allow agents to disclose

whether a reserve price has been set for an auction (but not the price itself). The limit existing time limit of 60 days on appointment of a sole or exclusive agency will be extended to 90 days If passed by the parliament, the new bills will come into effect in 2014, however, the State Government has advised there may be further changes before they become law. To read the proposed changes or for more information go to fairtrading.qld.gov.au/pamd-act.htm.

RESULTS If you’re thinking about selling, now is the time. Here are the latest success stories:

The great debate There is an ongoing debate about internet versus print marketing, and which one gets the best results. Here are results from properties we’ve recently marketed in both: 18 Millgrove Place had 137 people inspect, 111 people attend the auction, 14 registered bidders and a sale under the hammer. 63 per cent of the enquiry came from MWP.

Overwhelming response What an overwhelming response to our advertising for 11 Currimundi Road, Currimundi. We had 60 enquiries and multiple offers presented and it was sold within a week. We have a VERY happy seller. Thanks MWP! Jodie Hedly-Ward, Next Property Group

7 Cassowary Street had 12 groups through the f rst open home and a sale by the next day. Nine came from MWP, including the eventual buyer. 48 Landsborough-Maleny Road was marketed exclusively on the internet for 12 months with other agents with no results. Two ads in MWP produced 21 inspections and a sale just short of full price. The buyer thought it was a new listing. The sellers were amazed. You need to cover all bases when selling, however, quality ads in MWP currently outperform any other media we can access. It’s that simple. The results are better, the enquiry level is higher and the time on market is much less. Dave Hawkins and Darren Rix, Team Excellence

Sold under the hammer What a fantastic result! Thanks to the marketing campaign published in My Weekly Preview we were able to attract in excess of 50 people through the open homes of a property we were marketing. The auction campaign invited multiple verbal offers prior to auction, and culminated in two registered bidders, a great sale under the hammer and an extremely happy client. Thanks again MWP. Bevan Horsnell, Belle Property Buderim

400% increase in open home traff c

The numbers say it all

Our f rst month on the market with 42 Danielle Place, Buderim produced only a handful of inspections with no offers made. As soon as we started our marketing campaign with My Weekly Preview, there was a 400 per cent increase in the traff c through the weekend open homes. The amount of interest we were able to generate in the property encouraged a buyer to put forward a fantastic offer the owners were very happy to accept. Had the seller not decided to promote the property in MWP, it would have probably stayed on the market for much longer, making it harder to achieve the best price outcome for our sellers. Jarrad McCarthy, RealWay Buderim

Here are the stats on a property we recently marketed: Five weeks of marketing in MWP (one double page spread and four full-page ads), 52 buyer inspections, three registered bidders, 68 people attending the auction, Sold under the hammer for $1,775,000. Awesome. Craig Porter, Next Property Group

HINTERLAND

EXPLORING THE HEART OF THE HINTERLAND

T

he district of Nambour takes in Burnside, Coes Creek, Image Flat, Towen Mountain, Dulong, Highworth and West Woombye. The area size is close to 6000 hectares with a population of just over 16,300 at the 2011 census. European settlement in Nambour occurred from about 1860, and like much of the hinterland, the land was used for timer-getting, grazing and farming, particularly sugar-cane farming. When the rail line opened around 1900, growth increased in the town, but it wasn’t until the 1970s when a large amount of residential development occurred that Nambour and surrounds really blossomed. In 2003 the Moreton Sugar Mill was closed, virtually putting an end to this industry on the Sunshine Coast. But local farms in the area still produce a variety of crops, and Nambour locals and business owners pride themselves on the

The closure of the sugar mill was a blow to the town, but residents and business owners have been keen to celebrate its successes close-knit community which they are proud to say is the hub of the hinterland. The closure of the sugar mill was a blow to the town, but residents and business owners have been keen to celebrate its successes, its history and importance to the region in the years ahead. According to the Australian Bureau of Statistics, in 2008 20.4 per cent of Nambour’s population were 14 years or

younger, while 9.1 per cent were 75 years or older. Twenty-f ve to 44-year-olds accounted for 25 per cent of the population, while 32.2 per cent of the population were aged 45 to 74 years. For property buyers looking for an affordable home or investment, Nambour and surrounds are a great option, offering some of the Coast’s most affordable homes. ARIES Mar 21-Apr 20 If it seems like crunch time in the financial department, don’t despair – it’s just a new chapter. Be careful you don’t misunderstand something you hear. If in doubt, then double-check.

TAURUS Apr 21-May 21 The Taurus full moon emphasises your earthy personality, but is it time to update your appearance? You’re in the mood for a makeover, so enjoy experimenting.

GEMINI May 22-Jun 21 Some of your motives are a mystery at the moment, but soon you’ll reveal your true colours. Is a loved one being completely honest with you? Listen to what your inner voice is telling you.

CANCER Jun 22-Jul 23 Crabs are usually teary on a full moon but this one’s in earthy Taurus, so you’ll feel more emotionally grounded. It’s time to network, as you fraternise with a new crowd.

LEO Jul 24-Aug 23 The full moon lights up your career zone, so you’re keen to be in charge. But are you being the boss – or just plain bossy? Utilise your leadership skills in clever and creative ways.

VIRGO Aug 24-Sep 23 You’re more experimental than usual today, as the full moon activates your adventure zone. But unclear communication could lead to misunderstandings with a loved one or colleague.

LIBRA Sep 24-Oct 23 How’s your budget and bank balance going? The full moon highlights hiccups in your financial management. Aim to be less extravagant, and much more cautious with money.

SCORPIO Oct 24-Nov 22 Relationship issues may come to a head today, as the full moon stirs up your partnership zone. It’s time for clear communication – rather than moody silences and confusing innuendo.

SAGITTARIUS Nov 23-Dec 21 If you are organised, then the day will go well and you’ll have plenty of energy to complete a myriad of tasks. But, if you have no practical plan, expect mix-ups and misunderstandings.

CAPRICORN Dec 22-Jan 20 It’s time to nurture rickety relationships, foster new friendships and connect with the creative Capricorn within. Don’t believe everything you hear though – check the facts before you respond.

AQUARIUS Jan 21-Feb 19 The full moon heralds a house move, home renovations, guests arriving or domestic dramas. Strive to get the balance right between your professional life and family responsibilities.

PISCES Feb 20-Mar 20 The full moon stirs up your communication zone, and your emotions. So allow yourself plenty of time to prepare for meetings and appointments, so you don’t end up feeling stressed.

SURF REPORT

with MWP’s man in the water

Expect an absolutely perfect weekend at Sunshine Beach and Happy Valley on Friday and Saturday. On Sunday when the wind shifts, Moffats, Mooloolaba, Maroochydore and Noosa will be the picks. The really good news is there is new swell coming. I cannot tell you when but it’s coming! Ha! So if you are going stir crazy keep driving up and down the Coast checking it out – it will make the reward more worthwhile when you score it. Or check out Air Asia for some sweet deals to Bali. I just found a return fare for $700. Interesting. With a bit of swell plenty of waves can be had! Until next week.

FISHING REPORT

with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Whiting will be on most sand banks throughout Maroochy and Mooloolaba rivers using yabbies and worms with the better quality on the rising night tides. Flathead are taking both live baits and plastics along drop-offs and around snags. Mud crab numbers are steadily increasing. Plenty of bait activity is around the pylons of bridges. SURF: Catch sand whiting on beach worms at Maroochydore and Alexandra Headland beaches in the low tide gutters. Grab dart on pippies at Alex. Shiny chrome casting lures are taking trevally at river mouths, and the mackerel are starting to show up at the Mooloolaba rock walls. OFFSHORE: Good-quality sweetlip and squire can be found at close-in reefs and around headlands in places often overlooked. These spots require berleying around dawn and dusk for better catches. Cobia will be at The Blinker with berleying a must here. FRESHWATER: Somerset and Wivenhoe are well stocked dams with live shrimps jigged beside the sticks returning quality f sh. Kin Kin Creek and the upper reaches of Noosa are returning bass on f oated baits and medium divers. Try Bjelke-Petersen Dam for large red claw in great numbers.
