didn’t make a New Year’s resolution this year. After breaking the foot I’ll just be happy if I am walking normally by winter. In the past, though, when I have indulged and written my top 10 goals of the year, health and f tness have always featured highly. And we reckon that if you did make a resolution, chances are it had something to do with your body. Now it seems, as we head towards the middle of February, it’s a good time to reassess your goals, so Sam Walker has been on the case. She discovers that unhelpful habits, especially ones related to health and wellbeing, are hard to break, and she has tips and advice from the experts on adopting some positive ones that you’ll be able to maintain right to the end of the year. Don’t stop moving IF YOUR GOAL FOR THE NEW YEAR WAS TO GET FIT AND HEALTHY YOU MIGHT NOW BE LOSING MOMENTUM. SAM WALKER HELPS YOU GET IT BACK.
I
t’s nearly the middle of February and for many of us that New Year’s resolution we made to get f t, lose weight, join a gym or eat healthy food is a distant memory. New Year’s resolution is a term that gets bandied around every January and some people make sweeping statements about an ideal they’d like to achieve while others make a more def nite commitment to improve an aspect of their life. Many of these goals centre around health and f tness; other popular ones revolve around f nance, travel and lifestyle. The thing is, very few of us follow through on our New Year’s resolutions. University of the Sunshine Coast senior lecturer in psychology Dr David Tod (pictured right) says the failure rate for New Year resolutions is high. “I would say … talking about f tness, normally within six to eight weeks you’d f nd at least 50 per cent of people would have stopped doing what they want to do,” Tod says. We’re about to hit that six-week mark so it might be time to evaluate your 2014 goal and see if you are on track for success before you ditch it altogether. With so many of our goals focussed on health and f tness, failing in the f rst few weeks is not the best way to kick off the year. There are many reasons we ditch our goals so early and Tod says one of the biggest is that people are too ambitious and set their targets too high. He cites the example of someone who wants to lose weight and lose it quickly instead of being more realistic. Another reason is that people don’t get the support and help they need. “If you’re forced to have to cook two meals because your partner doesn’t want to start eating more healthily or more fruit and veg, it becomes a real chore to a person to then try and achieve their goal,” Tod tells MWP. People also need to be able to accept that we all make mistakes and occasionally slip up but this doesn’t mean pursuing your goal is a waste of time. “Any progress is good progress,” he says. One of the diff culties he sees when we set goals or resolutions is that people don’t have knowledge of how to achieve them. Bec Seemann believes achieving any goal requires an action plan. Once you decide what you want to achieve the plan should be your number one priority. “If you have a plan and you get off it by f ve per cent that’s so much better than having no idea where you’re going,” Seemann says. “If you don’t have a plan, you’re anxious, you
don’t know what’s going on, you don’t know what’s happening … it creates stress and that’s obviously not good.” Seemann is the Sunshine Coast area manager and marketing manager for the Ashy Bines Bikini Body Challenge. The f tness program she runs is a 12-week challenge for women, which aims to transform the body. The program offers a dietary plan, which you don’t have to follow, and a series of workouts aimed

But she is quick to stress it is not a boot camp. This season’s challenge is already booked out with 100 women, aged between 17 and 60, signed up for the sessions. Seemann says the program’s phenomenal success hinges on the huge amount of support the women get – not just from the program and the trainers but also from each other. She says there is an online forum participants can tap into for additional information and they receive text messages through the week to see how they are going and if they have any issues or injuries. “So the value is beyond training sessions, the support is beyond an hour, six times a week.” She says people fall back on old habits so it’s about conf rming new ones. “It’s not about looking at what we’ve done wrong, it’s about building up so many new good things and appreciating all the small things that are going right and just keeping that positive approach because it’s so easy to go back to old habits.”

Jeremy Dean, author of Making Habits, Breaking Habits says eating and exercise habits are particularly hard to change because they are so strong. “Unfortunately, even when we decide to change, what the research shows is that in the face of strong habits, our intentions get blown away by our mind’s autopilot,” Dean says. New habits can be achieved if we stick at it but eliminating habits can be more challenging. “They are always lurking there in the background, ready to reactivate. Instead of trying to wipe them out, the best solution is to learn an alternative response.” Dean suggests going for a walk after dinner instead of sitting in front of the television, or instead of having a muff n when you go to a cafe, choose a healthier option. “Repeat the new response enough and it will become second nature.” When you’re trying to create a positive new habit, he says the key is repetition. But breaking habits is harder and he says it’s important not to inhibit the habit because the more we try to put things out of our mind, the stronger they come back. Tod agrees that habits are important and building routines into daily life makes things more achievable. Instead of deciding to set aside an hour of activity he suggests parking the car further from work, walking to work or walking the kids to school. He says the popularity of group boot camps and f tness regimes could have something to do with the morale they provide. “If you have groups of like-minded people who support each other and assist each other and encourage each other that makes a huge difference,” Tod says. Dean is not a fan of New Year’s resolutions. “There’s this assumption built into them that you should change one big thing about yourself

It’s much better to make very small, precisely def ned changes that you can stick to and build them up slowly.” Instead of deciding to eat more healthily, change the size of your dinner plate because people eat less from smaller plates. “Don’t vaguely resolve to ‘be a better person’, just aim to start recycling milk containers,” Dean says. “When it comes to personal change, thinking small can make a big difference.” If your New Year’s resolution or personal goal is teetering on the edge of failure, it’s not too late to put it back on track. But it might require re-thinking how you are going to reach your goal, rather than setting your sights on unrealistic expectations, and then putting a support base in place.

Take it easy Fitness does not have to mean heading to boot camp f ve days a week and putting yourself through a gruelling routine. Even gentle exercise can have positive, and sometimes dramatic, impacts on health and wellbeing as a University of Queensland study has shown. Researcher Dr Xin Liu from UQ’s School of Medicine has used a gentle mind-body movement therapy based on the Chinese tai chi and qigong exercises to study the health benef ts for people with chronic conditions such as diabetes or obesity. And he says the results are encouraging for those who participated in the SMILE Wellness program. “The therapeutic program resulted in many health benef ts for participants, including reduced blood sugar, blood pressure, body weight and waist circumference,” Liu says. “Average blood sugar levels decreased by six per cent, blood pressure decreased by nine per cent,

apid advances in technology are driving our modern lifestyle. Computers and gadgets are inf uencing the way we work and play. Most households have at least two televisions, a desktop computer or perhaps several laptop computers, a tablet, a number of mobile phones and a PlayStation or Xbox. And with upgrades to all these devices happening so frequently we are generating huge quantities of electronic waste as we discard one device in favour of the latest model. What many people don’t realise is much of our e-waste can be recycled. Sunshine Coast mayor Mark Jamieson says the council is offering free e-waste recycling at its waste facilities. “We need to be ahead of the game – Australians are among the highest users of technology and e-waste is one of the fastest growing types of waste,” Jamieson says. “In Australia the cumulative volume of televisions and computers reaching the end of their useful life is expected to reach 181,000 tonnes or 44 million units by 2027-28, so
having a plan in place to deal with that increase is essential.” The council has partnered with Drop Zone to create an electronic waste recycling program, which began last February. Since the program was established more than 930 tonnes of e-waste has been collected across the Coast under the National Television and Computer Recycling Scheme. This scheme combines government regulation with industry action to take responsibility for the safe recycling of e-waste. It is funded and run by industry and regulated by the Australian Government. It aims to increase recycling of television and computer products to 80 per cent by 2021-2022. Jared Cangelosi from Specialist Computer Team is an expert in computer recycling. He works with local schools and businesses and will collect bulk items free of charge. “The main aim with e-waste recycling is re-using and refurbishing old technology,” Cangelosi says. This includes f xing or re-building computers, which are often used by
hobbyists or people who need cheap, basic computers. He says working technology is also exported to less privileged countries. Computers and peripherals that no longer function are processed for resource recovery. “Up to 95 per cent of a desktop PC can be recycled,” Cangelosi says. The computers, cables and other technologies are stripped for their steel, copper, aluminium, silver and gold components. E-waste collection and recycling service TechCollect has declared a B2B focus for 2014. “This year we’ll continue to raise the prof le of e-waste recycling among individuals, small business and households, and growing our national network of collection sites,” says TechCollect’s Sonya Blondinau. She says large businesses generating high volumes of IT e-waste will get special attention.

Environment grant A State Government grant has contributed to habit development to help protect the endangered Richmond birdwing butterf y in the Coast’s hinterland. The funding was provided under the Everyone’s Environment grants program, which provides $12 million over three rounds to grassroots environmental projects. Environment minister Andrew Powell says the butterf ies are threatened by the spread of an introduced plant, which looks like the Richmond birdwing vine. “These plants confuse the
egg-laying females and poison the caterpillars when they emerge, Powell says. “Dozens of volunteers have been removing noxious weeds and planting 5000 native Richmond birdwing vines in two hectares of prime butterf y habitat near Maleny.”

Innovative partnership

rganisers of the Seniors’ Travel Expo have been thrilled with the response to the inaugural event, which will take place on Saturday. Living Choice marketing manager Linda Hooper says a week ago people were asking if she was going to run it again next year. The idea for the expo stemmed from one of the Living Choice residents, who is a travel writer and offered to talk about his experiences and it has snowballed to include 15 exhibitors. “You start to see it through their eyes and they’re very independent and they’re also looking for different travel options,” Hooper says. “The residents are so excited.” She says they are bussing residents in from their Kawana Island complex but she has had interest from the general public as well. The majority of exhibitors are local companies and she says many of them specialise in niche areas of travel. The expo will be held from 10am to 2pm tomorrow, at Living Choice, 21 Baywater Drive Twin Waters.
Coast businesses with memberships to the Innovation Centre are set to benef t from a 12-month professional partnership between Poole Group and the Innovation Centre. As part of the partnership Birtinya-based accounting f rm Poole Group is supporting the IC’s membership base of start-up and high-growth companies with accounting, taxation and investment services and advice. Poole Group director Greg Tuckwell says the partnership will allow the company to increase its outreach to the local small business community. “We have a long history of working with businesses of all sizes and appreciate the value small and micro businesses bring to the local economy,” he says.

The handlers for US groundhog Punxsutawney Phil say he's forecasting six more weeks of what already has felt like a brutally long and cold winter. Pennsylvania's famed groundhog emerged from his lair in front of thousands of fans around daybreak on Sunday. Legend has it that if the furry rodent sees his shadow on February 2, winter will last another month and a half. If he doesn't see it, spring will come early. In reality, Phil's prediction is decided ahead of time by a group called the Inner Circle, whose members don top hats and tuxedos for the ceremony on Groundhog Day each year. Phil is the most famous of a small group of groundhogs said to forecast the weather, including Staten Island Chuck in New York and General Beauregard Lee in Atlanta. AAP

here are a growing number of requests in Britain for what the country’s funeral directors are calling “unusual” send-off ceremonies. From Wild West themes to a convoy of cranes leading the cortege, the National Association of Funeral Directors (NAFD) says people are increasingly making bizarre f nal requests. Other uncommon requests include a Morris dancing-themed funeral, a farmer being asked to be buried at the highest point on his land and a company director being buried at the end of his garden next to his beloved golf course. And instead of being buried with sentimental jewellery, people are increasingly opting to be laid to rest with unusual items including tea bags, yoghurt pots, horse chestnuts, cigarette packets and bottles of champagne. The NAFD says unusual requests are becoming increasingly common as more people are willing to talk about their funerals. The

t’s a provocative title but with books like 50 Shades of Grey walking off the shelves, the Coast’s Kim McCosker thought the time was right for a recipe book titled 4Play. The savvy businesswoman makes no bones about riding on the back of a global trend for risqué reading, and realising she was never going to write a novel of her own on the subject, decided to write the next best thing – a book to spice up the meals of everyday couples and encourage women to “ignite their kitchen siren”. 4Play, which had a soft launch on the Coast last week and will be launched nationally next month, is McCosker’s 14th book. But it is the f rst one written under her married name of Kim Turnbull. It started as a small, fun project on the side but it rapidly grew into something much bigger. “It’s funny, it’s clever, it’s got great recipes,” McCosker tells MWP. The book is a little bit cheeky, with a bit of mystique and includes more than 80 “aphrodisiac-loaded” food and drink recipes. “It’s your go-to little black book in the kitchen,” she says. And she hopes it will inspire a little bit more romance in homes where it is easy for meals to become routine and uninspiring. The 4Ingredients team celebrates its seventh birthday next month and McCosker

attributes her ongoing success to the strong relationship she has with her readers. “The key to successful business is really in how you spend your time telling people about your product and how it will help them and how it will benef t them,” she says. “It’s the relationship you have with your audience.” McCosker has come a long way since her f rst 4Ingredients book, which started with 2000 copies that she sold door-to-door. That book went on to become Australia’s biggest selling selfpublished title in Australian history. The 4Ingredients series has sold nearly 7.65 million copies worldwide.

In addition many of today’s growth industries including technology and health care are diff cult to access by investing solely in Australian companies. You would all be very familiar with the brands Apple, Google and Microsoft in the technology sector and Johnson & Johnson in the healthcare sector. These are all foreign companies. Prudent investors should therefore consider allocating part of their portfolio to international investments. For example a balanced investor may typically have around 15 per cent of their portfolio assigned to foreign shares. This will provide diversif cation across asset classes and by having exposure to technology and health care you will also improve diversif cation in a single asset class. In addition the Australian dollar is often seen as a proxy for world growth, particularly in relation to emerging markets. When these markets suffer a setback the ‘Aussie’ can fall. Investments held by Australians in foreign companies can therefore increase, in Australian dollar terms, a result of the falling local currency. There are many ways to access international investments. Experienced investors may consider buying individual shares on foreign exchanges directly. Alternatively, those who wish to broaden the number of overseas companies they are exposed to have the option of investing in various exchange-traded funds (ETF) or managed funds that specialise in international investments. In the case of the managed funds or ETFs there are a number of investment analysts who do the in-depth research for you. This is also a great option for the smaller investor, including superannuation accounts.

In the mood Technology is helping scientists and researchers in the f ght against depression.
D
octor Mary Czerwinski was having a blazing row with her boyfriend when something strange happened. He got a text message warning him Czerwinski might be stressed and how about giving her a call to check she’s okay? It was a great moment in Czerwinski’s professional f ght against depression. “We both just burst out laughing and of course the f ght was over immediately,” Czerwinski says. The US-based cognitive psychologist, who arrives in Australia to speak about her work this month, was wearing a wrist-mounted mood sensor, which triggered in the heat of her f ght. Designed by Czerwinski and her colleagues at Microsoft’s VIBE
research laboratory, the system measures minute changes in heart, heat and sweat rates and then alerts users (or boyfriends, parents or friends) if there’s a sudden change. The technology has a range of potential uses, but Microsoft is most excited about its use as an earlywarning system for attention def cit hyperactivity disorder, panic attacks or depression – the latter of which is said to affect about one million adult Australians each year. The sensors, which can also sit around a users’ chest, are said to be able to pick up changes in mood well before traditional symptoms of depression or stress may be felt. Once those symptoms have been detected, the system sends a message to the users’ mobile phone urging them to take action.

In Microsoft’s recent trials, people who received targeted messages from the sensor technology reported signif cant improvements in mood. A control group sent messages of anti-stress advice at random points in the day reported little change. “We had signif cantly less depression reported and we had signif cantly better coping mechanisms,” Czerwinski adds. “So we do have evidence that we can do some good. And these f ndings were just among the general population – this isn’t even with a population that has signif cant or clinical issues. If you have a population that really needs technology like this, I’m feeling quite motivated that they will use it and benef t from it greatly.” Czerwinski, who is due to speak at the University of Sydney on
February 11, envisages Microsoft making the technology available for free for medical purposes, though it remains at the trial stage still. Australian experts are also using technology to try to aid depression sufferers, including a project by the Black Dog Institute that analyses Twitter and other online content to try to detect early warning signs of suicide or depression. Another group of scientists, from the University of Bonn, Germany, are researching the progress and severity of mental illness and depression by measuring smartphone use. The scientists believe that some people who spend a lot of time interacting with friends via their phone may indicate cheerfulness; a sudden drop-off in usage could indicate the presence of depression. octors have said they could treat peanut allergies by feeding children the very thing their bodies reject, building tolerance that could save a life in case of accidental ingestion. Small doses of peanut powder taken over several months seem to induce tolerance in children with the potentially deadly allergy, a research team wrote in The Lancet medical journal. After six months of treatment, dubbed oral immunotherapy or OIT, 84 to 91 per cent of the children in a trial could safely tolerate daily doses of 800 milligrams of peanut powder – the equivalent of about f ve peanuts – wrote the team. This was 25 times the amount they could tolerate before the therapy, and much larger than any accidental dose is likely to ever be. “The treatment allowed children with all severities of peanut allergy to eat large quantities of peanuts, well above the levels found in contaminated snacks and meals, freeing them and their parents from the fear of a potentially life threatening allergic reaction,” says study leader Dr Andrew Clark from Cambridge University Hospitals. “The families involved in this study say it has changed their lives dramatically.” The trial involved 99 allergic children aged seven to 16. One in f ve of the kids receiving OIT reported “adverse events” – mostly mild itching of the mouth, the authors say. But they stress that people should not try the treatment at home as more research is needed. While “exceptionally promising”, the method remains experimental, Matthew Greenhawt from the University of Michigan Food Allergy Center also wrote in The Lancet. “It is unknown if OIT can produce lasting tolerance.” Peanut allergy affects about one in 50 children and is the most common cause of fatal food allergy reactions. o you had a fabulous Christmas with family and friends but admit it, you over-indulged, and even gave your f tness ‘a holiday’. But now that it’s over, you’ve gained four kilos. When the holiday period has come and gone, how do you pick up where you left off? How do you not only continue with your previous exercise and eating routine, but f nd the motivation to make up for lost time? Here you’ll f nd an easy guide to help you get back track. Drink water. When you hydrate yourself before you eat, not only will you f ll yourself up and decrease your hunger pains, but you’ll f ush out the sugar and toxins from your system. Get back to the basics. You need to give your body a major detox from the heavy, rich, sweet foods you’ve eaten and all that extra alcohol, but try to stay off the scale for a few weeks. Sure, it’s important
to track your progress as you lose the holiday weight, but you don’t want to start off feeling frustrated and hopeless. Give yourself two weeks to get back into your old habits, take your favourite cardio class twice a week, add in some new activities to your workouts, and if you need extra motivation see a personal trainer or food coach – they are worth it! Eat lean protein, f bre, fruits and vegetables – they say that two-thirds of everything you eat should look like it did when it came off the tree or out of the ground. Move as much as possible throughout the day. Soon that extra weight will begin to shift but be patient, and give yourself a f ghting chance to lose the weight you gained. After two weeks, step on the scales, and begin to track your progress – but not without feeling proud of how much you’ve accomplished so far.

hanks to the Dutch’s love of vegetables and dairy products, the Netherlands has been named the country with the most nutritious and plentiful foods, according to a new study. Its European neighbours France and Switzerland followed close behind coming in second and third, respectively. The Oxfam study, titled Good Enough To Eat, looked at the food consumption in 125 countries with researchers taking into consideration whether people have enough to eat, whether people can afford to eat, whether food available is good quality, and the extent of diet-related diseases. The Netherlands nabbed the top spot due to its relatively low food price, low diabetes levels and better nutritional diversity. Despite having the highest obesity level of the countries, Australia scraped into top 12 with Sweden, Ireland, Italy, Luxembourg and Portugal. The

Oxfam, however, says there is always room for improvement. “Even in countries like the Netherlands, the food system is still failing when it comes to people being able to live their lives healthily,” explains Oxfam senior researcher Deborah Hardoon. “The top 10 per cent have obesity rates of 18 per cent or above, so there are still some critical health challenges associated with the food industry in those countries, even those at the top of the index.”

A
udi has given one of its most popular models the boot, well, ‘a’ boot, to be precise. The volume-selling A3, which has been a staple of the Audi line-up in hatchback, ‘sportback’ and cabriolet form, has f nally become a sedan. It is just the second sedan in this small luxury car segment – following closely on the heels of MercedesBenz’s recently launched CLA. Audi hopes the sedan will make up about half of all sales of the A3 – a model which accounts for almost
one in every four cars in Australia sold by the German manufacturer. Audi Australia managing director Andrew Doyle predicts the sedan will push A3 sales beyond 4000 this year. Doyle says Audi is anticipating a 10th consecutive year of sales growth in Australia in 2014, en route to the company’s global goal of being the world’s leading premium brand, and selling more than two million cars worldwide each year, by 2020. They are lofty goals, but matched by the $30 billion Audi
intends to spend on development over that period. Its model line-up will swell from 49 to 60 by the end of the decade. Doyle describes the A3 as the “most important launch of the year”, even though Audi is on track to launch at least one new model each month until September. New models will include a highperformance S3 version of this newly minted sedan, while an electric ‘E-tron’ version will arrive in 2015. Continued page 34 >

<from page 32 The A3 sedan, according to Audi executives, will appeal mostly to young, “early adopter” urban executives – skewing strongly to male buyers who are “more of a risk taker than Sportback buyers”. Audi is at pains to point out the A3 sedan is distinctly different from the Sportback, and it looks more closely related to the larger A4 sedan. “The A3 sedan and Sportback are the same only in name; no two body panels are the same,” Doyle says. A move made necessary, he says, by the trend among luxury car buyers to gravitate towards smaller cars better suited to city driving. That explains why city-focused driver aids, like blind spot warnings and a frontal collision avoidance system, are among the options on the A3 sedan. The model will be offered in two trim levels – entry-level Attraction or the higher-spec Ambition – and with three engine choices. Four in 10 buyers are expected to choose the smallest engine – the turbocharged 1.4-litre petrol version
that produces impressive power while sipping just 4.7L/100km. The base model will slip beneath $40,000 before on-road costs. The A3 will also feature a twolitre turbo-diesel and 1.8-litre turbo petrol variant, the latter also available with the maker’s signature Quattro all-wheel-drive system. The 1.8 TFSI Quattro tops the range at $47,800, although a series of option packages could send the price well beyond the $50,000 mark. Standard kit will include a dual-clutch six-speed (on diesel and Quattro models) or seven-speed automatic transmission on the others. The two petrol engines were most impressive on the launch route. The basic 1.4 TFSI is the f rst of the three engines to offer Audi’s new Cylinder On Demand system, which shuts down two cylinders when the engine is not under heavy load. Popular on some larger V8 engines, the system, combined with an auto stop-start system for when the vehicle is stationary, helps the A3 achieve an impressive 4.7L/100km average consumption. The diesel
(4.5L/100km) is even more frugal. The A3 sedan impressed with its rock-solid, well-resolved ride, nimble handling and the brilliant, involving way the car steers. The diesel variant wasn’t quite as nimble, although all models were untroubled by diff cult corners and uneven road surfaces. Audi claims the A3’s interior will set benchmarks for quality and equipment levels, and it looks and feels classy for a car in this category. Tactile switchgear, sculpted soft-touch surfaces and stylish turbine-style air vents dominate the cockpit, which features Audi’s Multi-Media Interface (MMI) cabin management system. Options packages range from an $1800 assistance package (adaptive cruise control, lane departure warning
and high beam assist) to the $4200 S Line sports package (18-inch alloys, Xenon headlights and sports suspension). In any form the A3 looks likely to succeed in this highly competitive market segment. There’s no question it’s beautifully proportioned and looks every bit as sleek and purposeful as its larger A4, A6 and A8 sedan siblings. As for that boot? Well, it’s an impressively large 425 litres, or 880 litres with the rear seats folded down. More than a match for any hatch.

Seven things to do after you’ve signed You’ve f nally signed on the dotted line for your dream property. Now the work really begins. We step you through the process.
T
he sellers have accepted your offer and you have signed the contract. Is it time to start organising a housewarming party? Not yet! First there are a couple of things that need to be done before settlement day. Most contracts work within a seven- to 14-day time frame so you will need to get things moving as quickly as possible. Here’s how:
Insure it
Once the contract has been signed you may be liable for loss and damage between that time and settlement, even if you are not living in the house. Legally the property must be covered by your insurance from 5pm on the f rst business day after the contract has been signed.
Lights, gas, action!
Organise for the transfer of utilities such as electricity and gas before settlement day as sometimes there will be a delay in getting them connected. There is nothing worse than moving into your new home and not having any power, so get in and organise that as early as possible.
Make it legal
Hire a solicitor or property law conveyancer to assist you with negotiating the contract and represent you in communicating with the seller, their lawyers, the banks and your mortgage provider. Your representatives will oversee the transfer of the property into your name, and conduct the relevant property and title searches. They will also be there on settlement day, on your behalf.
Get the inspections
Most standard contracts have conditions or clauses which make the contract subject to building and pest inspection reports. These are sourced and funded by you and will be useful if you need to negotiate with the seller about an issue with the property.

Money, money, money
Assuming you already have the mortgage lender or the loan pre-approved before signing the contract, the next step is to hand over the deposit, pending the nod from the solicitor. The deposit is usually given to the real estate agents and is placed in their trust. Once all the clauses have been met you are legally bound to go ahead with the purchase, unless special circumstances allow you to withdraw. Aside from the purchase price of the property there may be additional fees and charges that will need to be paid by you. If you are borrowing more than 80 per cent of the purchase price then you’ll need mortgage insurance. You may also need to pay lender fees, insurances and stamp duty.
Relax and wait
Once all the conditions have been met, the contract becomes unconditional. Then it’s all just a waiting game until settlement day. If you would like to get a pre-settlement inspection on the property, now is the time to do that. After that, all you need to do is book the removalist and wait for settlement day!
Settle: it’s yours!
On settlement day your representatives will meet to exchange the last of the paperwork, cheques and keys. The solicitor will arrange for the transfer to be registered at the titles off ce and the property is now yours!

RBA LEAVES RATES ON HOLD At its meeting this week, the Reserve Bank decided to leave the cash rate unchanged at 2.5 per cent. The RBA board took into account slightly below-trend global growth as well as predicting an improvement in consumer and business conf dence at home, and has indicated it will be more of the same in the months to come. “On present indications, the most prudent course is likely to be a period of stability in interest rates,” it said in a statement.

Well you crazy cats. I have good news and some bad, bad news. The bad news is I just looked at the forecast and who would have guessed, more ESE winds! I cannot recall so many weeks of bad conditions. What we need is one solid cyclone swell out to sea to the south. Now the good news â&#x20AC;&#x201C; I am off snowboarding for three weeks with a Sunshine Coast group of surfers. Heading to fresh powder and minus-20 conditions â&#x20AC;&#x201C; perfect ! So there will be fewer guys in the water for you to enjoy these epic onshore conditions. I have no doubt clean swell will arrive soon. It has to, right? I will f le a few snow reports from my chalet at Big White while drinking a tasty rum or red wine. So long suckers! Yew!
FISHING REPORT

ESTUARY: Whiting are taking yabbies on the drift around the Bli Bli area with mud crabs at the mouth of feeder creeks. Find f athead and jew in the Cod Hole on live baits or sinking lures that rattle. Bream will be on the top of the tide under the high rises in the Maroochy using fowl gut and prawns. SURF: Sand whiting and small dart are along Maroochy Beach using cured worms (they stay on better) with low tide best. Tailor are surprising anglers at Pincushion and Point Cartwright with quality and quantity, using pillies and slugs. OFFSHORE: Spotted and Spanish mackeral are taking weighted pillies and red head lures just off Point Cartwright, when conditions allow. Murphyâ&#x20AC;&#x2122;s Reef and Coolum will be returning mixed reef f sh with dawn and dusk best. FRESHWATER: Borumba Dam is returning bass on deep divers and saratoga on surface poppers or f ies. Silver perch and jew are preferring earthworms when worked just along the weed line. Reports from Boondooma and Bjelke-Petersen are not encouraging, but a high barometer will improve f shing in these bigger impoundments. Most of the freshwater f shing comps are around this time of year.
