t’s funny when you interview public f gures – they are usually nothing at all as you would expect, or exactly as you imagined they would be. I’ve had a few chats to Sunshine Coast mayor Mark Jamieson over the past couple of years, and he is a curious mix of both. The man with the serious expression betrays his corporate background when he speaks – he is measured and knowledgeable, and driven to help transform the Coast into a successful, prosperous region. But he’s not all business. The mayor is friendly, approachable and, as far as any public servant can be, he seems open and honest in his responses. For his week’s cover story I was keen to chat to him, post de-amalgamation, to ask about his vision for the region, now that our northern borders have been pulled back to just past Coolum. t’s been almost two years since the Sunshine Coast voted in a new mayor in the form of businessman Mark Jamieson. Coming up to the halfway point of his time in office, the mayor, reflecting on his achievements, tells MWP, “I am very proud.” It’s perhaps not surprising to hear a politician and public servant talk up his triumphs, but the former newspaper chief is unpretentious and personable. He also knows he has much more to do. Jamieson and his councillors stepped into the Nambour council chambers at a time of reduced business conf dence on one hand and a deep concern from many in the community about maintaining the Coast’s enviable lifestyle and environment on the other. Jamieson has seen his council split by a de-amalgamation and he’s been kept busy introducing a new economic development plan and town plan, as well as green-lighting projects, overhauling the council and connecting with the community.

Getting on with the job
Elected on a platform of job creation and economic development, after less than two years in the job, Jamieson tells MWP, he is well and truly on track to achieving his aims. “I am very happy with the progress we are making but in the end others will judge the council on delivering on those platforms. I am very pleased with what has been achieved.” He adds, “We have f nalised a new town plan which is now just waiting on approval by State Government. We have f nalised the economic development strategy which gives business, industry and government a blueprint [for the future].” He says the economic development strategy and town plan contain “aspirational but realistic goals”. But now that the work of completing the documents is done “the real challenge is activation”.
Jamieson and his team have also been kept busy with the organisational review which has reshaped the council, a vital thing to do. “I now believe we have a f ts-the-purpose organisational structure [staffed by hardworking and talented workers].” He tells MWP his goal of creating an environment of conf dence with the business and private investment sector has been realised. “I am constantly getting feedback from private sector

needed to maintain the balance.” The previous council had a reputation among many for stif ing economic growth. “What we don’t want is for the pendulum to spring widely the other way.” It is often the case that it is not until the earthmovers come in and the cranes spring up that locals have conf dence in that much-talked about growth. Jamieson turns his attention to those cranes, particularly those in Kawana. “It gives people cause for optimism and encourages small business to expand. [New development] creates a range of new market opportunities for small business. “The hospital precinct has been a tremendous stimulus for our local economy and I think it is important people understand these things take time to bring to fruition and we are very much on that path with the CBD and airport.” He adds, “People come up and chat to me very regularly and I am really heartened by it because without exception people are only ever being positive and complimentary and that is reassuring. Councils are about people and in this case the people of the Sunshine Coast and how we can play a pivotal role in making the Sunshine Coast more sustainable in terms of the economy, community and environment.”
both inside and out of the region, but it’s certainly not an open-door policy. Jamieson accepts some businesses will walk away disappointed if their proposal is not in the best interests of the region, but “our reputation as a place to invest in has been enhanced”.

Still there is that tricky balance between environmental considerations and growing industries and creating jobs. “I feel happy with the balance. There is a healthy tension there and that is

That will push us up to a region of half a million (when you include Noosa),” the mayor tells MWP, adding that a population of that size puts us in the top 10 of Australia’s largest regional centres. “And we have to manage that – we can’t allow it to drop into our laps. “Big portions will occur in Caloundra South and Palmview, plus the new CBD,” he says, adding that existing suburbs and hinterland communities
will also experience a growth in population. “So if we have to cater for that many people how do generate enough economic activity to support that?” He answers his own question by adding, “Giving conf dence to the private sector to create jobs [for everyone in the region].” So where will those jobs be? “No doubt in the health, medical and wellbeing sector and all the related industries. High-value jobs in the education and research sector, the clean-tech sector.” He says the Valdora Solar Farm is “a catalytic investment – it helps build our brand as the clean-tech capital of the country and encourages other ‘green’ business.” He says government needs to be careful that it doesn’t try to become the job creator – it is all about creating an “environment of conf dence and trust” for the private sector to generate those jobs. “We have a talented and reliable workforce. Many employers are starting to recognise that as well because in some ways capital investment will follow where the labour resource resides. “I guess one of the driving key motivators for council is that we have so many people on the Sunshine Coast complete their schooling here [secondary and tertiary] but we don’t have suff cient opportunity.” He says the old economy driven by tourism, construction and retail is too shallow. “We need to create an economy that is less at the mercy of the world economy.” And diversity is the key.

processes in government slower but that is in response to the community’s demand for transparency and scrutiny. You can’t compromise that. “Having said that we still should constantly look at ways where things can be improved.” He is kept busy engaging with the community at cultural, business and sporting events, gatherings and meetings. It leaves him little time for himself but he says, “You try to make time to do things you enjoy and I have other interests but I am totally dedicated [to the job of mayor].” He sees the stability within the council as a major win. “We do have vigorous debates but generally councillors are united in our objectives.” His other great achievement is the planned airport expansion. While much work is still to be done, the council has fought hard for the project. “We lobbied the state and federal governments hard for the land they

owned at the airport and they gifted that land, which will prove absolutely crucial as we seek further growth. Now that it is all in council’s hands it is a big step forward. Still, it is an expensive piece of infrastructure.” There must be a few disappointments, too? “I don’t get disappointed – things happen and as long as you have given your best there is no point beating yourself up.” In the future he says there is “an agenda full of new challenges”. “I think 2014 should be a year we really start to see signif cant benef ts of our work coming through.” Rebuilding the culture within the council, working with the private sector investment on Caloundra South and Palmview, getting on with council responsibilities and balancing the environment, economy and community needs are all on his to-do list. It’s an optimistic mayor that faces 2014, much like many of those he serves.

When asked about the de-amalgamation of Noosa Council from the previous Sunshine Coast Council, mayor Mark Jamieson is pragmatic. “In the end the people of Noosa and district voted to de-amalgamate. My preference was for the region to remain as one but I couldn’t argue,” he says. “It has been for all concerned a major distraction; it has meant people involved in all sort of issues that have taken them away from real tasks and now it has been decided [it is time to move forward].” Jamieson is conf dent he and Noosa mayor Noel Playford can work together and at the ceremonial handover on the December 12 council meeting in the Tewantin chambers, councillors and mayors had a cuppa and a chat – Jamieson says it is a good sign that the relationship will be amicable. Still, both the Sunshine Coast and Noosa councils have plenty to do at home. “Noosa will have their hands full re-establishing their new council and we will provide assistance but equally we will have our hands full.”

Some struggle to adjust to the changes brought about by moving to a new school, having new teachers or transitioning to high school. Others don’t cope with the academic workload. Kids Helpline is encouraging parents to help kids who are still struggling to settle into the school year by paying close attention to their behaviour. BoysTown counselling centre manager and Kids Helpline spokesperson Tony Fitzgerald says while “By helping their children prepare for change and keeping an eye out for behavioural changes, parents can make all the difference to how their school year begins and ends. “Some kids may fear they won’t make new friends, others might not understand what a new school routine might mean. “It can be particularly daunting for students who have moved to high school where they adapt to routine changes like a new room for each class and different teachers. They may also fear letting their parents down academically. “The most important thing you can do is let your child know that you trust them and keep communication open,” Fitzgerald says.
• Be available to discuss problems and help them think of ways to overcome these challenges. • Attend parent-teacher interviews for information on how the young person is going. • Encourage them to do homework and revise their in-class material so they don’t fall behind in their academic progress. • Provide opportunities to develop their social networks by encouraging them to invite other students to your home outside of school hours. Sing a song The University of the Sunshine Coast’s new singing group is open to Coast community members looking to share their love of singing with others. Conductor and USC Education academic Dr Janet
Wyvill says auditions for USC Chorale are not required as the group is open to singers of all types and standards. Wyvill says music will be taught during rehearsals and members are expected to attend every rehearsal. The membership fee for community members is $100 per semester. The Collaborative Approach to Liquor Management’s new chair, Luke Bartlett, has shared his vision for Caloundra’s bars and clubs to work hand-in-hand with the Chamber of Commerce. CALM, initiated six years ago, is a voluntary partnership of liquor licensees, which aims to f nd practical solutions to alcohol-related issues. “CALM Caloundra has made great progress in its goal to improve liquor management strategies for Caloundra venues since its establishment in 2008,” Bartlett says. Caloundra Chamber of Commerce spokesperson Bill Darby says the chamber is keen to work with CALM and commit to strategies to improve the vibrancy of the hospitality in Caloundra. Koala scientists join USC Two internationally renowned microbiology researchers have joined the University of the Sunshine Coast to further their scientific fight against diseases such as chlamydia in humans and animals. Professor of microbiology Peter Timms and senior research fellow Dr Adam Polkinghorne are renowned for their excellence in microbiology, especially regarding the chlamydia bacterium and iconic species such as koalas. “Peter and Adam are bringing over $1 million in national research funding to our university, along with a team of up to six researchers initially and extensive links with local, national and international partners,” says USC pro vicechancellor professor Roland De Marco. Timms and Polkinghorne were previously at Queensland University of Technology, where they were key members of a world-f rst genome mapping project that uncovered vital information about koala genes.

Kumar says many new parents on the Coast have moved from interstate for the lifestyle and lack family and friends to help them, while some mums have husbands working in f y-in-f y-out jobs. “It isn’t that easy to connect with other mums and services,” she says. Kumar, who works out of the Maroochydore Community Health Centre, says a drop-in clinic and parenting groups are among the services available to parents with young babies.
Fiona Edington has taken part in two of the programs and found valuable resources to help her adjust to having a new baby. She attended the First Visit group – a one-off two-hour session – with her husband. “We didn’t even know we had questions until we sat down with someone,” Edington says. Then she joined the Parenting Young Babies group, a six-week course facilitated by a child health nurse. She says it helps to have people to talk to and to meet parents who are going through the same things. It also provides valuable information and a social network. “I really do think it is important that every new mum is aware of the services that they offer,” she says. Kumar says while the parenting group offers ongoing support they also talk about a range of issues such as sleep patterns and parent/child relationships. And guest speakers are brought

Young Babies group. “It helps you understand how your bub develops and things that you can do for bub and that you’re not the only that is going through the sleepless nights,” Kavanagh says. “I cannot praise it any higher. They don’t judge you. Everything’s in conf dence. They’re just beautiful.” She says the social benef ts of the group are also great and they have already been to a Mums with Bubs

Baby sling workshop A Baby Wearing workshop will be held on the Coast this month to help raise awareness and demonstrate the best wearing practice techniques for baby slings. Online news research Exploring the way older people engage with online news is the focus of a new research project at the University of the Sunshine Coast. The aim of the research, being conducted by USC senior lecturer Dr Renee Barnes, is to ensure older people stay connected with the news in a digital era. Barnes, who leads the university’s journalism program, is seeking survey participants for her pilot study. “I’ve received $10,000 in funding from the auDA Foundation to investigate how older Australians are engaging with online news,” says Barnes. The foundation is a charitable trust established by auDA (.au Domain Administration) to encourage educational and research activities to enhance the use of the internet for the benef t of the Australian community. Barnes says understanding how older adults engage with online news is vital in the changing media landscape. “On one hand we have news increasingly moving towards

digital platforms, with more content being delivered solely online, but on the other hand we have Australia’s ageing population and the potential barriers they face,” she says. “If journalists are to ensure public debate at all levels of the community and intergenerational access to the news, we need to make sure people of all ages are involved.” The research will develop a set of principles for the journalism industry to use when presenting and distributing news online. hree factors should influence the performance of the utilities sector in 2014. The f rst factor is our expectation that electricity demand will remain under pressure in 2014. We expect a decline of around two per cent in 2014, with further penetration of solar panels and household and industry demand responding to higher prices. The second factor is that customer churn rates between electricity providers will moderate. The past 12 months is likely to mark the peak year of competitive intensity in the market. Reduced churn should help to stabilise valuations for AGL Energy and Origin. The third factor is that the national energy regulator will adopt a transitional period of 10 years in its calculation of regulated returns for network utilities. Certain allowances for debt costs could allow utilities to earn excess returns by adopting short-term f nancing. Origin Energy is one of our preferred utility stocks. Its LNG project in Queensland continues to track in line with expectations for project delivery and cost. With reduced risks around delivery, we have brought forward our forecasts for f rst gas from the project. The transformation of Origin’s retail
business and cost reduction program should also contribute to improved operating performance. As for AGL Energy, a little less than two years after it acquired the Loy Yang A power station, the company stands on the threshold of a similar-sized deal in NSW. At the right price, an acquisition of part, or all, of Macquarie Generation (which the NSW Government is considering selling) should enable AGL to strike a balance between near-term earnings drag and longer-term value creation. Beyond Macquarie Generation, our focus turns to the impact of carbon tax-related compensation for Loy Yang A receding in the 2015 f nancial year and the extent to which incremental gas sales can bridge the earnings gap. We envisage a positive effect from the latter, but it will be insuff cient to offset the loss of operating prof t from compensation. Overall, our price target of $16.40 exceeds the current share price. The resilience of SP AusNet’s electricity transmission business due to its ‘revenue cap’ tariff structure is set to support strong operating performance in 2014. Furthermore, it is the only network utility able to take advantage of rising rates; a rare occasion where a regulatory reset presents an opportunity for outperformance. It is worth noting the ATO has informed SP AusNet that it will review its intra-group f nancing arrangements. Further clarif cation might provide an opportunity to consider the stock. Q. What’s your favourite go-to meal at home? Anything Asian. It changes all the time but at the moment I’ve been playing around with a lot of Vietnamese cuisine. I f nd the f avours are very bold and fresh and very healthy as well. They are very quick and easy to prepare and taste great. Q. What’s your favourite local produce and how do you use it? I’m looking forward to Brussels sprouts coming back into season next month as I want to play around with them on our winter menu. Q. What’s the best advice someone ever gave you? Never stop learning. The restaurant industry is always changing and evolving, new techniques and creative ideas are always being
thought of. As long as you keep pushing to try and better yourself as a chef you will always love what you do. Q. Who’s the most interesting person you’ve cooked for? Probably wouldn’t be who I’ve cooked for but who I cooked with – I worked on a private chef’s table at Huka Lodge with Guillaume Brahimi of Bennelong restaurant at the Sydney Opera House. We had two full-on days of preparation and after the service we all sat on milk crates or buckets in the back kitchen having a quiet beer. Guillaume came out and thanked us all and then began speaking about the restaurant life and food. He had our entire kitchen team in silence as he spoke of his passion for food and the hospitality industry.
Q. What’s the best part of being a chef? Creativity and always learning something new. As we work such long hours together you also form strong bonds with your workmates and they become a second family to you and chances are you’ll be spending your birthday/ Christmas/Easter/anniversaries and any other special days you might have outside of the kitchen life, so you might as well enjoy their company. Q. Who’s the most inf uential person in your life and why? There are too many to put down on paper but my wife Sarah for her unwavering support, my family and almost every chef that I have worked with.

GRAND PLANS
MWP ASKED THE SUNSHINE COAST COUNCIL TO SET OUT THE REGION’S BEST NEW PROJECTS AND ITS LIST OF ACHIEVEMENTS. HERE THEY ARE. SUNSHINE COAST PUBLIC UNIVERSITY HOSPITAL: Australia’s f rst major new hospital in more than 20 years on a greenf eld site is emerging. The $1.8 billion facility is due to open in late 2016 with about 450 beds, growing to a 738-bed facility by 2021. About 6000 administrative, medical and operational staff will be required by 2021.
OCEANSIDE KAWANA HEALTH PRECINCT: A whole new town
is being built around the hospital, with homes, commercial and retail space, plus ancillary and related health services.
MAROOCHYDORE CITY CENTRE: The much-anticipated city
centre might be a few years away but there is much to look forward to. The centre will become an important commercial hub and the plan for it sets out 150,000 square metres of
new commercial f oor space, plus 65,000 square metres of new retail f oor space by 2031. There are to be a proposed 4000 new dwellings as well as signif cant community facilities. Importantly, under the plan, 40 per cent of the golf course site is to become public open space.
AIRPORT EXPANSION PROJECT: The government is in the
process of handing over three parcels of land needed by the council for the airport expansion. The proposed $400 million project includes a new east-west runway and a new terminal with retail facilities. The project could create up to 5000 direct jobs, and increase our region’s passenger capacity. It will also help add to the diversif cation of the Coast’s jobs and economic base and inject about $1.6 billion in regional economic benef t between 2015 and 2050. VALDORA SOLAR FARM: The

proposed solar farm near Coolum will cost an estimated $24 millionplus and will meet half the council’s electricity needs for at least the next 30 years, saving ratepayers $9 million and reducing the region’s carbon footprint. The farm will also inject $10 million into the local economy over the next 10 years and create up to 40 jobs during construction.
CALOUNDRA SOUTH: The new
The $350 million Plaza expansion will add 37,000 square metres to the shopping centre, creating jobs and giving the Coast its f rst David Jones.
Stockland development covers 2360 hectares and is set to provide homes for an estimated 50,000 people. MAJOR ROADWORKS: An $80 million f yover and road project south of the Caloundra turn-off on the Bruce Highway will help commuters and boost hinterland businesses. It will link Beerwah and the highway via an upgraded Roys Road, taking pressure off Steve Irwin Way, which connects the towns of Mooloolah, Landsborough, Beerwah, Glass House Mountains and Beerburrum.
The new scheme replaces the Caloundra City Plan 2004 and the Maroochy Plan 2000. The council expects to adopt the new planning scheme, which has been reviewed to support the new Regional Economic Development Strategy, by March 2014.

R
emember the Toyota RAV4? Not the big, slightly f abby machine that wears the badge these days. I mean the original RAV. It was quite a revelation back in the day. In many ways, it started the SUV revolution that has swept the motoring world. That original RAV has been reborn. Well, kind of. It wears a Nissan badge these days – they call it the Nissan Juke. But it’s almost as small, every bit as funky and nearly as much fun as that
f rst RAV was a couple of decades ago. It boasts that same sort of shrunkendown cuteness that def ned the RAV, and it has a wheelbase almost as short. It’s unique to drive – heaps of power for such a small, light vehicle, with all-wheel-drive capability (in some models, anyway), surprisingly sharp and sporty handling and a funky interior. The Juke is the latest member of the large and ever-growing range of Nissan SUVs. At last count the Japanese manufacturer offered 10 off-road or soft-road machines, from the iconic
Patrol, the Murano, X-Trail, the recently reborn Pathf nder all the way down to the Dualis, which is joined by the Juke in the small SUV segment. The Dualis already owns 20 per cent of that market but Nissan hopes the Juke will entice an entirely new type of buyer. And Nissan will soon unveil the Qashquai, which sits somewhere between those two models and is proving a big hit in overseas markets. Phew. Talk about being spoiled for choice. And that’s not to mention the 4x4 versions of Nissan’s Navara ute,

[ and of course the SUV variants in Nissan’s luxury Inf niti range. The Juke, though, is carving out its own niche. It’s part SUV and part city car. In fact its styling is remarkably similar to the baby Micra. That styling is edgy but won’t win everybody’s approval. Pronounced wheel arches, swept-back bubblestyle headlights and big, bug-eyed fog lights dominate at the front of what Nissan describes as a “sporty and distinctive” machine. Nissan says the Juke’s design is “inspired by active lifestyle inf uences including motorcycles and rally cars”. The Juke will be offered with a choice of two engines, one a normally aspirated 1.6-litre four-cylinder (86kW, 158Nm) and a turbo-charged, direct-injected 1.6-litre (140kW, 240Nm) it shares with the Pulsar SSS. It will drive two or four wheels through a f ve-speed manual or smooth-shifting CVT auto, with a sports-shift function. The Juke will feature three trim levels – ST, ST-s and the top-of-theline Ti-S and pricing ranges from
$21,990 right up to $32,190. We drove the top-spec TI-S, featuring the punchy turbo engine and all-wheel-drive grip. It’s clearly the pick of the bunch. Although costing more than $35K once you get it on the road, it would want to be. That’s certainly pricey for a machine of this size and puts it into competition with BMW’s X1 and Audi’s Q3 and soon-to-arrive Q1. Countering that is the high level of equipment in the top-spec Nissan, including a full array of electronic handling aids. Luxury gear includes nicely sculpted leather seats (heated) and Bluetooth audio streaming. A modern-looking and functional dash arrangement includes a comprehensive trip computer between the turbine-style speedo and tacho dials. Although toggling between displays requires a push of a button on the dash, rather than on the wheel which would be better. There’s also a secondary display, further down the centre console stack, that shows things like turbo boost and torque, but you have to take your eyes off the road to read
them, which seems a bit pointless. The Juke is also quite a sophisticated thing mechanically. We drove the 1.6-litre DiG turbo-charged model, boasting the same 1.6-litre, four-cylinder turbo powerplant, and similar acceleration and performance, as the spunky SSS performance version of Nissan’s latest Pulsar. The engine’s punchy 140 kilowatts is piped through a smoothshifting CVT (constantly variable) transmission and powers all four wheels. Off cial fuel consumption f gures are 7.4L/100km for the turbo and as low as 6L/100km for the entrylevel model. Our test found no reason to dispute those numbers. Nissan claims the Juke can accommodate f ve adults,

although I suspect not all would f nd it comfortable. The Juke’s ride is f rm and tends to get a little jiggly over uneven surfaces (a product of that short wheelbase) but it remains generally composed and turns in with bite and precision. The Juke is a refreshing entry to the ever-more diverse SUV market, and ours was a fun and engaging machine to drive. Is it as good as the original RAV4? We always remember things more fondly as the years pass. But the Juke is a worthy modern-day incarnation.

DANGERS OF TAILGATING
T
ailgating, according to the Queensland Road Rules, is the act of following another vehicle too closely. The reality is we have probably all done it at least once, whether we are aware of it or not. We’re running late, stuck behind someone driving slower than the speed limit or we may have accidentally started sitting too close to them. On the other side of the coin, many of us have experienced the person in the car behind getting a little bit too close to our rear wheels. What we might not be aware of is that tailgating

comes with a $256 f ne and one demerit point. Apart from the impact on our driving record and our hip pocket, tailgating can be dangerous. Driving too close to the vehicle in front does not allow for space to stop in an emergency. This could mean a collision with the car in front, or the need to swerve to avoid impact, possibly jeopardising the safety of yourself and others in the vicinity. Another issue with tailgating is the person whose tail you are sitting on may get anxious (especially if your headlights are shining in their eyes), and they may feel compelled to speed up, to maintain distance between the two cars. This could cause them to drive unnecessarily fast to try and shake you off. These are not the hallmarks of defensive driving. The best way to ensure you are not tailgating is to use the three-second rule; when driving, ensure there is a three-second stopping distance between your car and the car in front. If you are driving in front of a tailgater, gradually slow down enough to add an extra second to your own three-second rule with the car in front. This will allow you to increase your braking time and allow the driver behind you more time to react. Alternatively, pull over and let them pass. It’s best to avoid giving them the standard ‘cheery wave’ as they pass you, as this could cause problems for you, especially if they are already antagonised.
It is the stuff of sci-fi movies, but vehicles travelling on American roads will soon be able to ‘talk’ to one another to avoid accidents. American regulators have given the green light to the use of vehicle-to-vehicle communication technology that can exchange basic safety data such as speed and position to help avoid collisions. “Vehicle-to-vehicle technology represents the next generation of autosafety improvements, building on the life-saving achievements we’ve already seen with safety belts and air bags,” says US Transportation Secretary Anthony Foxx. “By helping drivers avoid crashes, this technology will play a key role in improving the way people get where they need to go while ensuring that the US remains the leader in the global automotive industry.” Off cials say the technology can help avert rear-end, lane change, and intersection crashes, but the systems do not include technology such as automatic braking or steering. Let’s be friends THE LANDLORD-TENANT RELATIONSHIP CAN BE A TRICKY ONE TO GET RIGHT. MPP CHATS TO SOME EXPERIENCED PROPERTY MANAGERS TO GET THEIR ADVICE FOR LOCAL LANDLORDS.

ver the years, the relationship between landlord and tenant has developed a reputation for being a bit frosty. Reports on current affairs programs about the ‘tenants from hell’ – and stories of over-enthusiastic owners turning up on the doorstep uninvited – have sparked distrust on both sides. But if you are a landlord, or are about to become one, local property managers say good communication is key to maintaining a positive relationship with your tenant. Karen Stehr from Next Property Group has worked as a property manager for more than 23 years, and says while many landlords have had a negative view of tenants in the past, that perception is changing for the better.
the person renting their property by sending copies of their application forms and inviting the owner to inspections. “I invite owners to come along to my routine inspections, and the ones that do come along have a better relationship to it, because they are happy to see the tenant in the property and are more comfortable,” Stehr says. While some tenants are uneasy at the thought of an owner inspecting their property or having photos taken, Tamara Wrigley from First National Carolans says it should be seen as an opportunity to show their landlord how well they are maintaining the home. She says with more and more owners now living interstate or overseas, a landlord should never
It’s becoming more apparent that landlords now understand most tenants look after the property as if it is their own wn Tamara Wrigley “The landlord of 10 years ago would have said, “‘I’m never tenanting, I’ve seen the stories on TV’,” Stehr says. “But if you actually get out there and learn about the dynamics of tenants these days you’ll see that’s not the case.” Many couples and families are now choosing to rent for professional or lifestyle reasons, which means there is a greater pool of high-quality tenants for property managers to choose from. “Today, a lot of people move here for a change of lifestyle and own property elsewhere, so as a landlord you’re actually dealing with a fellow property owner” rather than a stereotypical renter, Stehr says. be surprised at the state of their investment. “If [property managers] are honest and up front with a landlord, and send pictures every three months, there should never be a problem,” Wrigley says. “Tenants have a lot of pride in their homes, and it’s a chance to say to your landlord, ‘Here’s how well I am looking after your property, and here’s the photos to prove that’. “It’s becoming more apparent that landlords now understand most tenants look after the property as if it is their own.” Good communication also means the property can be maintained in optimum condition. Stehr says from her experience, only around 10 per cent of tenants feel comfortable telling an owner
straight away if there’s an issue, whereas the remaining 90 per cent leave it “because they don’t want to bother the owner”. “But as an owner, it’s far better to know that something’s gone wrong,” she says. Landlords whose property managers have developed a good relationship with their tenant are more likely to hear about small problems, which can be dealt with before they become big ones – for example, a leaky tap can be f xed before it causes a huge water bill. Wrigley agrees that even though rental vacancy rates are extremely tight, owners need to be diligent in maintaining their properties. “Tenants are, at the moment, paying top dollar,” she says. “The property should be of a standard that matches that rent. I also recommend that owners have a maintenance plan in their budget, say over a three-year period.” This can involve major updates or simple things like keeping driveways and paths clean. “Making sure your property doesn’t look like a rental, but a good-quality home,” Wrigley says. “That way, when M Y W EEK LY PREVIEW.C OM .A U

it does come up for rent you can get top rent for it, because it doesn’t look tired.” Speaking of top rent, Stehr says some landlords can be quick to request rent increases without considering the quality of their tenants. If an increase seems unjustif ed a tenant may consider moving, and though there is no shortage of good tenants to replace them, landlords should see value in maintaining long-term tenancies. “If they’re receptive to the value of their property then they’ll keep a good tenant,” she says. On the other hand, Wrigley says that landlords’ cost of living is constantly increasing and tenants need to acknowledge that. “Insurance costs are going up, rates and water are going up, and you need to be able to match

At the end of that period, a landlord can reassess their f nancial position. “Also, if you’re moving people in and out e very six months that’s where the wear on your property comes from,” she says. “Whereas if you have a tenant who moves in and stays for years – less wear.”

LIFE’S A BEACH Beachfront property owners looking to follow Lindsay Fox’s example to snag themselves some extra land should take note: the trucking magnate’s December attempt to extend one of his Victorian beachfront properties may be short-lived. On Christmas Eve the state’s land titles off ce extended Fox’s Portsea property boundary to include an extra 45 metres of prime beach land, reportedly worth an estimated $5 million. The decision involved a new legal interpretation of the high water mark on an old land title, but Victorian Premier Denis Napthine says the government is now looking at passing new laws to clarify such land title boundaries, to prevent a f ood of similar beach land grabs. “Beaches fundamentally should be for the public,” Napthine told AAP. “We will be examining the total issue of how titles operate, and some of these old titles being perhaps put into a more modern format that provides greater certainty and security.” Planning minister Matthew Guy says the new laws will likely look at def ning the high-water mark at the time of purchase, or by a certain date. tockland has unveiled a new village at its Bells Reach residential community in Caloundra with home sites close to natural parkland and prices starting from $202,000. The boutique village, Arbour at Bells Reach, is the latest land release at the popular community. It is located off Bellvista Boulevard and is surrounded by natural bushland and conservation areas, adjacent to Lamerough Creek. Home sites in the initial release range from 350 to 595 square metres. A selection of house and land packages is also available. A new 8500-square metre community park in the Arbour village – the third major park at Bells Reach – is also expected to be completed before the end of 2014. Stockland Sunshine Coast regional manager Ben Simpson says the new village is at the gateway to the future Caloundra South project. “Arbour is a secluded enclave set

As I sit in the massive hot pool in Canada I am left to wonder who is left back home as half the Sunshine Coast seems to be here! Iâ&#x20AC;&#x2122;ll get to the surf report in a sec but f rst the snow report. Nothing but powder everywhere. It is like scoring f ve-foot perfection with offshore conditions all day. What a fantastic week we have had for all types of f shing! A long-awaited boost with weather and f sh co-operating together! ESTUARY: Find quality whiting throughout river systems on cured worms or small, clear poppers, which are working a treat. Mangrove jack are lurking, ready to attack from any overhang or snag area. Flathead are still around and are a decent size caught mostly on plastics with a curly or split tail creating most interest. SURF: Sizable tailor are being caught along the beaches for the hardy few f shing into the evening. OFFSHORE: The mackerel are on!!! There are great sizes mixed in with yellow f n tuna and wahoo. The Blinker and out around the Twelve Mile are proving popular, but most reports have good catches throughout the area. Any type of deep-diving lure is the go. FRESHWATER: The upper reaches of the Coast rivers are all producing quality bass. Boondooma Dam is a great place for both seasoned anglers and beginners with bass, golden perch and red claw on offer using both baits and deep diving lures.
