M

y f rst job as a school student in 1989 was working in a deli/cafe in Mooloolaba. My mother – whose memory one never questions - tells me that it was the f rst shop in Mooloolaba with a ‘proper’ coffee machine. I would believe it. If you are fairly new to the Coast you might f nd it hard to comprehend but we weren’t always the highly sophisticated lot you see now! Anyhoo, these days you can’t walk past even a small group of shops in any suburb on the Sunshine Coast without hearing the distinct clang of a barista thwacking the group handle on a knock box to deliver the basket of the spent coffee grounds (phew, say that quickly!). So this week we are celebrating the humble coffee bean. Sam Walker has immersed herself in the local coffee scene to discover that this dark brown drink has changed the way we interact with friends and business acquaintances, while spawning a huge industry and providing a new career path for those who want to make a living out of this caffeine-loaded treat. Get your f x over the page. Once you’ve downed your soy latte or low-fat piccolo you’ll probably be in the mood for a bit of shopping. This week Dianna and Nicky have been in Cotton Tree stocking up on some bits and pieces for autumn. Follow in their footsteps on page 28. ood coffee is so much more than a hot drink – it’s an art, a science and a cultural movement, and the Sunshine Coast is mastering it superbly. With estimates two billion cups of coffee are drunk in Australia each year it is not surprising the hot, tasty beverage is becoming an increasingly important part of our culture and lifestyle. Tim Adams, co-owner of Lamkin Lane Espresso Bar in Caloundra and director and co-owner of Tim Adams Specialty Coffee, says consumers’ expectations have increased in recent years. People are no longer looking for a quick caffeine hit. And coffee providers are getting creative and innovative in their rush to meet the changing demand. “I think people are becoming a lot more savvy when they’re looking for a good coffee,” Adams says. “They’re not settling for mediocre anymore.” He says the coffee scene, particularly on the Sunshine Coast, has changed signif cantly in the past three or four years. “When a consumer goes to a cafe they’re looking for coffees now that are quite full of character, full of f avour and are different from the mundane commercial roasts that are out there now. “For me … what has equalled that character in the coffee has also come from the quality of green coffee that is being produced around the world.” The cultural shift over the past few decades has meant we have moved from drinking instant coffee in our living rooms to ordering anything from a half-strength chai soy latte to a barking giraffe (who knew?). And this change has been driven by a number of factors. Adams attributes the main one to the rise of the coffee franchise. Although not a fan of franchises, he says the big chains have encouraged people to get out of the house and drink better coffee and started the coffee culture we’ve adopted. Cafes have become an integral part of our social lives. We use them to catch up with friends, meet for mothers’ groups and book clubs or conduct business meetings. Some people who work from home use them as makeshift off ces and a place to meet clients. “I’m working in a very, very specialist area as far as coffee goes but without the consumer being in the habit of buying coffee out then I wouldn’t actually have a business,” Adams says. A lot of the growth in coffee culture has stemmed from people migrating from capital cities to the Coast or has been driven by tourists. But coffee is far more complicated than the type of bean you choose and how and where it grows. There is quite a science to a good cup of coffee and Adams understands all

the variants that will inf uence how your morning brew tastes. The processing method, the quality of the green coffee, the way it is roasted, the equipment used, the skill of the barista and even the type of milk added will change its f avour and texture. Adams prefers the rich buttery Guernsey milk from Maleny Dairies for his coffee. But he says most coffee shops will stock about f ve different milks including lactose-free and soy options. Making a good coffee is also quite an art. A decade ago no one had heard of a barista but today it is a career path with training courses and international competitions. And Coast baristas are featuring strongly in the competition mix. A barista’s skills can greatly inf uence the way your coffee tastes as they control the ratios of coffee, water and milk, temperatures and myriad other factors that can determine whether you love or hate the end result. But there is more to our coffee culture than the coffee itself. Quirky and interesting venues are springing up around the Coast creating an atmosphere people want to be part of. Izba Espresso at Currimundi operates out of a shipping container and is generating plenty of interest and business. The Birds and the Beans espresso bar has opened in an old service station at Buderim. Silas Flack, who owns The Birds and the Beans with his wife Miriam, says people are no longer settling for a coffee shop with no character. They want a coffee experience. “One of the things we did try and work with is the look and feel of the place,” Flack says. They have a mix of lounge chairs and dining chairs, a bar area where people can set up laptops and they stock games such as chess and backgammon. “We tried to create a space that is somewhere we would like to go to on our day off.” Certainly the Coast is making waves in the coffee industry and Adams says nearly every suburb in the region has somewhere selling great specialty coffee.

Coffee is the second most traded commodity in the world after oil. Coffee was originally a food. In Africa coffee beans were combined with fat to make energy balls. Turkey’s vibrant coffee house culture dates back to the 1500s. Members of the Church of Jesus Christ of Latter-day Saints are not allowed to drink coffee. The world’s f rst webcam was invented at the University of Cambridge so people could see if the coffee pot was full. In the ancient Arab culture the only way a woman could legally divorce her husband was if he did not provide enough coffee. More than 400 billion cups of coffee are consumed globally each year, two billion of those in Australia. Kopi luwak is the world’s most expensive coffee, rumoured to sell for up to $100 a cup. The beans are eaten and excreted by a small Asian mammal called the palm civet. Beethoven was so particular about his coffee he always counted 60 beans for each cup when he prepared his brew.

Seven Coast coffee shops rank in Beanhunter’s 2013 top 100 cafes in the world. Beanhunter’s list has caused a stir among coffee lovers with some arguing the popular review blog and app has skewed the data, given the vast majority on the world list are Australian cafes. But perhaps Australia has truly come of age and is leading the world in coffee. Whatever the case, Adams says local cafes can’t afford to ignore the site and should strive to be on it. Local businesses can’t afford to be complacent. With the rise of social media and blogging sites it takes only a few seconds for a bad review to circulate around cyberspace. As coffee shops increasingly diversify their decor and their blends people are becoming more interested in the whole process of coffee. “Consumers are also being more knowledgeable and aware … and wanting to know where their coffee has come from and whether the farmers in other countries are being looked after,” Flack says. As people learn more they are demanding more sustainable and ethically grown coffee. “Consumers are pushing that and roasters and cafes are on board,” Flack adds. Adams agrees and says more direct trade with farmers is resulting in closer relationships and more discussion about how to make the coffee taste better. “That interest around the farm level has actually increased the quality of the cup that a consumer will drink day-to-day,” Adams tells MWP. While the Sunshine Coast has not had an economic analysis of the coffee industry, nationally the coffee market is estimated to be worth $875 million. And Caloundra Chamber of Commerce tourism and events chair Bill Darby says it is a signif cant industry for the Sunshine Coast region. “The quality of a retail centre is often judged by its coffee culture,” Darby says. offering and he says a major contributor to our economy. “It’s fair to say that the Sunshine Coast has embraced and excels at providing a great coffee experience,” Darby says. And in an era when many young people are leaving the Coast to f nd work, Darby says some of the innovators in the Coast coffee industry are younger

than 30, and they are thriving. We might not have equalled the depth of the coffee culture in Turkey, a nation where coffee houses have been an integral part of society for about 500 years, but our interest and taste is developing rapidly. As our interest grows the art and the science of coffee will get more complex and the cultural experience even richer.

For Sam Kloske, coming to terms with coeliac disease has been a long, hard road that has revamped her pantry and made it almost impossible for her to eat out – at restaurants or friends’ homes. Coeliac disease is an autoimmune condition where the immune system reacts abnormally to gluten, a protein found in wheat, rye, barley and oats, which damages the villi in the bowel and reduces the ability to absorb nutrients. The Mountain Creek woman was diagnosed at the age of 48 and says the damage caused to her gut has impacted on her overall health and her body’s ability to recover. Her symptoms included severe diarrhoea and vomiting, low blood pressure and cholesterol, bruising, bloating, gas and abdominal pain, mouth ulcers, candida, lactose, sucrose and fructose intolerance, asthma, epilepsy, eczema, psoriasis, migraine, night sweats, insomnia

But for some people daily sustenance has become a challenge and a chore and sometimes it is even life threatening. Welcome to the world of people with food allergies and intolerances. Allergy and immune diseases are among the fastest growing chronic conditions in Australia. According to the Australian Society of Clinical Immunology and Allergy nearly 20 per cent of Australians have an allergic disease and the rate is increasing. Hospital admissions for anaphylaxis have increased four-fold in the past 20 years and one in 10 babies aged 12 months has a food allergy. Despite the prevalence, so many Australians are still unsure of what a food allergy is and many

Autoimmune diseases are common in Kloske’s family and her six-year-old nephew has a severe peanut allergy and needs to take an EpiPen wherever he goes. Allergy and Anaphylaxis Australia president Maria Said says a food allergy is an immune system response to a food protein that the body mistakenly believes is harmful. “When the individual eats food containing that protein, the immune system releases massive amounts of chemicals, triggering symptoms that can affect a person’s breathing, gastrointestinal tract, skin and/or heart,” Said tells MWP. She says the foods that trigger 90 per cent of food allergic reactions in Australia are peanuts, tree nuts, cow’s milk, egg, soy, wheat, sesame, f sh and shellf sh. Food intolerance does not involve the body’s immune system, but might cause symptoms like headaches, bloating, hives, minor swelling or mouth ulcers. It is often caused by the gut missing an enzyme to help digest

a food or by natural chemicals found in foods. Said says food allergy is a community issue and communication is critical. “The only way to manage food allergy is to avoid the food. There is no current cure for food allergy.” She says allergy needs to become a national health priority and we need more resources to help people affected. “I’m not just talking about the individuals at risk, I mean families, school and child care, health professionals, food industry, camp organisers, scout groups, workplaces etc.”

Parkrun is a weekly, timed f ve-kilometre run, where participants race the clock and enjoy some exercise in a familyfriendly environment. Kawana parkrun event director Melissa Erbacher says this Saturday the 10,000th runner will cross the line since the Kawana event started in 2012. “It’s a little bit exciting,” Erbacher says, especially considering they will be having their 74th event this weekend. Indigenous Youth Parliament The Coast’s young indigenous people are being encouraged to apply for the National Indigenous Youth Parliament. A computer game developed by University of the Sunshine Coast researchers is helping to increase understanding and awareness about child sexual abuse. Orbit is a sexual abuse prevention program designed for children aged between eight and 10, but parents and teachers are being encouraged to play the game to gain tools to help protect children. Colleen Stieler-Hunt – a PhD student with USC’s Engage Research lab, which developed the program with counsellors, psychologists, social workers and educators – says the game contains information on keeping children safe. Stieler-Hunt says the ongoing Royal Commission into Institutional Responses to Child Sexual Abuse demonstrates the extent of the problem in society. “Adults are responsible for protecting children, so adults need to understand the nature of sexual abuse and how to respond to disclosures,” she says. “Orbit presents these serious

When she f rst began antidepressants, she felt a lack of interest in life, low mood, irritability, anger, anxiety and insomnia. Exhaustion then caused more anger and irritability. With a young family, the strain was too much, so she went to her GP and began antidepressants, which worked well, but needed to be maintained for a normal life. When I f rst saw her, she had responded to an ad about depression and was curious about coming off her antidepressants. After asking a few questions, and scanning her brain and body for inf ammation, infection, hormone and brain chemical levels, it was clear what the causes were. Nothing traumatic had happened during the time the depression began, she was relaxed and happy as she had returned from an overseas holiday. This always rings alarm bells, as there are bacteria in water overseas that can cause depression, so we organised a bowel test. We also found that when she was moody, it f uctuated, with bouts of sleepiness, and fogginess throughout the day. This usually indicates a relationship with food, as the

symptoms start between meals, f rst irritability and fogginess, then sleepiness, then back to normal. When food does not agree with you, it can cause depression, anxiety, irritability, insomnia and low thyroid function. The liver detoxif es the offending food, by using enzymes which are also involved in making serotonin in the brain. This results in the brain under-functioning leading to low moods. One of these enzymes is responsible for producing melatonin for sleep, so insomnia follows. The thyroid drops in function during a food reaction. In women this will cause the progesterone to drop, which creates an oestrogen dominance problem leading to PMS, menopausal symptoms, and more hormonal imbalances including severe mood swings. We found with testing she had a few offending foods she was eating regularly, and when we received the results from her gut test found she also had a bacterial overgrowth affecting the brain. After treating these, starting a good diet, and raising serotonin, melatonin, and dopamine naturally, she was feeling amazing within weeks.

The Sunshine Coast Council has given in-principle support to reactivate the existing heritage-listed tramway line along Howard Street in Nambour. Councillor Greg Rogerson says the tramway line is a piece of Nambour’s history and has been a feature in the town’s streetscape for nearly 100 years. It is the only cane track in Queensland running through a town centre. Rogerson says the tram has enormous tourism potential for the region. “If it goes ahead, Nambour will provide a major point of difference with the only two foot [600 millimetre] gauge, battery-packed, solar-replenished tram in the world,” he says. The next phase of the project will investigate costings, legal and f nancial liability and operational logistics.

Now that’s smart THERE IS A FAIR AMOUNT OF PROMISE, AND A GOOD CHANCE OF PERIL, FOR CONSUMERS IN THIS HYPER-CONNECTED WORLD.

W

e’re in the beginning of a world in which everything is connected to the internet and with one another, while powerful yet relatively cheap computers analyse all that data for ways to improve lives. Toothbrushes tell your mirror to remind you to f oss. Basketball jerseys detect impending heart failure and call the ambulance for you. At least that’s the vision presented late last month at the Mobile World Congress wireless show in Barcelona. The four-day conference highlighted what the tech industry has loosely termed “the internet of things”. Some of that wisdom is already available or promised by the end of the year. Fitness devices from Sony and Samsung connect with your smartphones to provide digital records of your daily lives. French start-up Cityzen Sciences has embedded fabric with heart-rate and other sensors to track your physical activities. Internet-connected

toothbrushes are coming from Procter and Gamble’s Oral-B business (see page 17 for more on that) and from another French start-up, Kolibree. The mirror part is still a prototype, but Oral-B’s smartphone app does tell you to f oss. Car makers are building in smarter navigation and other hands-free services, while IBM and AT&T are jointly equipping cities with sensors and computers for parking meters, traff c lights and water systems to all communicate. Internet-connected products represent a growth opportunity for wireless carriers, as the smartphone business slows down in developed markets because most people already have service. With the technological foundations here, the bigger challenge is getting people, businesses and municipalities to see the potential. Then there are security and privacy concerns – health insurance companies would love access to your f tness data to set premiums. At a more basic level, these systems have to

f gure out a way to talk the same language. You might buy your phone from Apple, your TV from Sony and your refrigerator for Samsung. It would be awful to get left out because you aren’t loyal to a single company. Plus, the smartest engineers in computing aren’t necessarily the best in clothing and construction. Expect companies to work together to set standards, in the same way that academic and military researchers created a common language decades ago for disparate computer networks to communicate, forming the internet. Gadget makers are starting to build APIs – interfaces for other systems to pull and understand data. Building everything is too much for a single company, yet “they want all this stuff to work together,” says Jim Zemlin, the executive director of the Linux Foundation, a backer of the Tizen project for connecting watches, cars and more. Samsung’s new f tness watches will use Tizen, and tools have

As for persuading customers, IBM executive Rick Qualman says the emphasis now is on pilot projects to demonstrate the benef ts, such as better deployment of equipment and personnel during a natural disaster. At the wireless show last week, Zelitron, a Greek subsidiary of Vodafone, showed how retailers can keep track of refrigerators used to dispense bottled drinks. The system tracks temperatures and inventory, and knows if a fridge is inadvertently unplugged. Meanwhile, Cityzen hired athletes to demonstrate its connected fabric by playing basketball. Data is sent to a smartphone app using Bluetooth wireless technology. Gilbert Reveillon, international managing director for Cityzen, says he’s had interest from a UK car insurance company and Chinese hospitals. Health data can tell you whether you’re f t to drive and can call paramedics in an emergency. Some customers might worry about security, given recent breaches compromising credit and debit card numbers at Target in the US and other major retailers. Determined hackers seem to constantly f nd loopholes. Imagine someone spying on you remotely through security cameras in your home or tricking your home security system into believing your car is approaching, so it opens your garage door automatically. Jonathan Zittrain, a law professor at Harvard University, says it’s diff cult for people to say no when presented with immediate benef ts because any potential problems are vague and years away. “Information seems harmless and trivial at the moment, but can be recorded forever ... and can be combined with other data,” he says. “I don’t think we’ve come to terms with that yet.” AAP

oney, I’ve shrunk the Merc. Mercedes-Benz, a brand we tend to associate with big, luxurious machines, has entered the small-car market in a big way. Until now, Benz’s budget offerings have been distinctly different, in shape and style, from the marque’s more familiar luxury sedans. The funky A-Class – the so-called Baby Benz – has always been a hatchback, and a quirky one at that. Likewise, the B-Class – the other Benz aimed at sub-$50,000 buyers – uses the same f at-f oor, f ve-door conf guration as the A-Class. But Benz’s designers have been given the chance to demonstrate their small-car styling expertise on

a different canvas – the CLA, a compact, sporty sedan. It brings all the f air and brand appeal of Benz’s full-size sedan range to the small-car category – a segment that has been dominated by hatchbacks. But in the space of a few weeks Mercedes and German rival Audi have unveiled small luxury sedans, Benz with the CLA and Audi with its A3 sedan launched in January. Both are sporty, sexy and well priced enough to make a major impact. The Audi enjoys an edge on price and the Benz on power and technology. Both offer something completely different in this very

competitive piece of the market, where ambitious young professionals and downsizing empty-nesters are proving a lucrative clientele. Which brings us to our test in the entry-level CLA – the $49,900 CLA200. It uses a 1.6-litre, turbocharged, four-cylinder engine to push out a perky 115 kilowatts while achieving impressive fuel eff ciency of just 5.7 litres per 100 kilometres. It’s one of three variants initially offered in this model. There’s also a bigger-engined CLA250 and the phenomenal CLA45, which boasts one of the most powerful fourcylinder engines offered in a production machine. continued over>

While I’m dying to drive that pocket rocket, we were pleasantly surprised by the least-powerful member of the CLA range. The CLA200’s 1.6-litre turbo fourcylinder engine is a free-spinning, impressively responsive unit whose output seems more than the stated 115kW. It’s torquey enough to move smartly off the mark and climb hills effortlessly and it revs freely without ever feeling stressed or overworked. The use of wheel-mounted gearshift paddles – standard on all CLA models – helps keep the smallcapacity engine in its sweet spot. The bigger-engined CLA250, using the same two-litre turbo four found in Benz’s bigger C-Class, promises even more driving engagement with its 155kW and grunty 350Nm of torque. That model costs a substantial $14-grand over the CLA200. Styling-wise, the CLA impresses even in standard form and follows the same path as its similarly named bigger sibling, the swoopy CLS, blending the sleek lines of a coupe with the practicality of four doors.

Despite its compact size, the CLA manages to fulf l those two conf icting qualities admirably. It certainly looks the part with its elegant, clean lines; yet interior space and functionality is surprisingly generous for a small machine. An acquaintance who normally drives a bigger C-Class Benz commented on the CLA’s roominess, and its high-quality cabin appeal. We shared his enthusiasm. Its handling is particularly sharp – with light, nimble changes of direction and wonderfully accurate and direct steering. Its suspension amply shields the occupants from road imperfections and is untroubled by uneven surfaces. With the transmission clicked into sport mode it punches smartly out of corners and has ample acceleration. On the open road it cruises quietly and frugally, thanks to the long legs of its seven-speed automatic transmission. Benz says the car’s aerodynamics, including a low drag coeff cient, helps its fuel eff ciency at highway speeds. Around town an engine stop-start

system further trims its thirst. The CLA uses a stalk-mounted gearshift lever, which takes a bit of adjusting to. The absence of a gearshift lever and an electronic park brake helps free up space between the two front seats, creating room for useful storage spots and cup holders. Cabin presentation is smart and modern. Despite its compact size, the CLA manages impressive rear-seat legroom, and boot space is usefully deep, if not particularly wide.

Mercedes boasts about the car’s “breathtakingly sporty proportions and a powerfully dynamic idiom”, saying it illustrates a new, more modern face. It’s a design language we’ve seen on the latest versions of the CLS, f agship S-Class and upgraded E-Class. The CLA, though, takes that to a smaller, more manageable size (and price). In other words, it’s small but perfectly formed.

CAUGHT OUT BY A FLAT TYRE MWP’s Sam Walker was faced with the drama of changing a f at tyre I caught up with a girlfriend for coffee last week. You might be wondering what this has to do with motoring but the first thing she asked was whether I knew how to change a tyre. Well, kind of. It’s a topic that has raised its head in our household several times in recent weeks and my partner believes you shouldn’t have a licence if you don’t know how to change a tyre. A bit harsh, you might argue. The thing is my friend and I were taught how to change tyres when we got our license but it’s not a skill we’ve needed to put in place since. For me, the issue is where does the jack go? It might be obvious to some but it seems every jack is not made equal and every car has its own place for propping the jack. I feared the car might collapse on us if we didn’t put the jack in the right spot. My friend was worried she wouldn’t put the tyre on properly and it would fall off while she was driving. Neither scenario was appealing. Loosening the wheel nuts has also been an issue. When they’re done up with a machine, they

can get pretty tight. Apparently a long-handled wheel brace can alleviate that but who thinks to buy one when they are out doing the shopping? We were reluctant to play the helpless female card. So there we were, the two of us, in the car park pulling jacks and wheel braces out of the boot and examining the spare, pretending we knew what we were about. Apparently we weren’t too convincing. A kind gentleman offered to help. He had the job done in 10 minutes and took the time to explain the process as he went. You may well argue there is usually a good Samaritan around to help or roadside assistance is just a call away. But what if there isn’t a good Samaritan and how long will you have to wait for the roadside help to arrive? I think we will both manage if we get into a pickle again – but just to be sure I’m off to check out exactly where my jack should go and how it works. It might be time girls, to learn this very simple process of changing a tyre. Who wants to be helpless in this era of independence?

ll signs are currently pointing to a recovery in the property market, and savvy investors have been quick to take advantage. The bottom end of the market is always the quickest to improve and agents are already reporting a shortage of properties under $450,000. While investors snapping up homes is great news for the market in general, it is sobering for first-home buyers (and their parents) worried about affordability. If your kids have been saving for a home deposit but aren’t quite there yet, there are ways you can help them get into the market at the best possible time. We’ve put together some tips to help your kids climb the property ladder without risking your own f nancial security.

Let them stay

The cost of living is on the rise, and between paying for rent, utilities, groceries and services such as phone and internet, it can be hard for young people to save a house deposit. Also, the upfront costs associated with moving from one rental to another can quickly eat into whatever cash they have managed to squirrel away. If you want to help your kids get some savings behind them, let them live at home for an additional six or 12 months. If your children are working it’s a good idea to charge them board, so they get used to paying weekly living expenses. You can put this cash towards your own grocery budget and bills, or if you don’t need it, why not

put it aside for your child, to pay stamp duty or conveyancing fees when it’s time to buy.

Gift registry

If your child is only a few thousand dollars away from her target, consider lending her the balance so she doesn’t miss out on entering the market. As always, be very clear about the terms of the loan – is it a gift, or is your child expected to pay the money back? How long will the loan period be? Also consult with your accountant about any tax implications of gifting or lending money to a family member.

Fee loading

Buying a house comes with a lot of additional costs – stamp duty, conveyancing, mortgage insurance and rates. If your child has managed to save a deposit and is ready to buy, why not offer to cover some of these upfront expenses. This will allow him to adjust to his increased living costs without having to dig up thousands extra at the outset.

Go guarantor

If you have equity in your own home you may be able to guarantee all or part of your children’s loans. They will be responsible for the loan payments, but if they default the bank will seek to recoup the money from you. This is a big f nancial and legal decision, so it’s not something you should enter into lightly. Get some advice from your bank manager and then sit down for a frank, honest discussion with your children about their f nancial commitments and ability to repay the loan. Many young buyers are tempted to overreach on their f rst property – rather than risking your own f nancial security to help your kids buy their dream home, maybe you can offer to help with updating a slightly older property instead.

GUIDING LIGHT FOR AUCTIONS To price or not to price? Real estate professionals are divided over proposed changes to legislation that seek to ban auction price guides in Queensland.

P

roposed changes to legislation affecting auction price guides have caused controversy among Queensland real estate agents. The Property Occupations Bill 2013 will be tabled before the state parliament as early as next week. It proposes a raft of measures including one which would ban the publication of price guides for properties going to auction. This measure is intended to stamp out bait advertising or price-basing, where agents generate high levels of buyer enquiry by advertising a property with a price guide markedly lower than the reserve. However, several highprof le agents have stated publicly that the measure will leave genuine buyers less informed, and may deter buyers from Sydney and Melbourne, where advertised price guides are the norm. Buyers will still be able to obtain pricing information on properties for sale by making a written application

to the listing agent. Anton Kardash, CEO of the Real Estate Institute of Queensland, which supports the change, says rather than removing information the new measure serves only to clarify existing rules. “Currently in Queensland, it is common practice for real estate agents to market an auction property with no price guide or likely sale price indication,” Kardash says. “In fact, the proposed new laws simply seek to clarify existing laws which many in the real estate industry consider to be consistent with the proposed provisions. “Under the proposed laws, agents and auctioneers will be permitted to provide a prospective buyer with price guide information in the form of either a comparative market analysis or a written explanation of the property’s estimated price. “The document must have been prepared by the agent or auctioneer and given to the seller and the seller must consent to this information being passed on to the public.”

Kardash also points to the fact that auctions in other industries are generally conducted without price guides. “Art, horses and motor vehicles, to name but a few, are regularly auctioned without a f xed price or a price guide because that is the very nature of auctions,” he says. “The market will decide on the day of auction what it is prepared to pay for that particular asset.” Four-time REIQ auctioneer of the year, Jason Andrew, tells MWP the proposed changes will have a positive impact on the auction process by ensuring bids ref ect true market value. “I think it is good news for Queensland consumers who now have a black and white area around [price], instead of grey,” Andrew says. “Accessibility to information is fantastic, and consumers can now make decisions as to what they think it’s worth rather than being baited by an agent or guided by what a seller wants.” M Y W EEK LY PREVIEW.C OM .A U

I am back from an epic snowboard trip and for those of you who don’t snowboard, man you are missing out! Well it is going to be f ve-foot perfection with very slight onshore winds this weekend. One problem, you need to hop on a plane to Bali because it is a another weekend of strong SE winds here! “Arghhhhhhhhhhh,” I hear you say? Don’t panic, the points could have a few waves so Alex, Noosa, Carties and to a lesser degree Moffats. Or get on a plane to score the good stuff! Now remember everyone is starved of waves so be cool to your fellow surfers and kind to the beginners. Oh, and give the old guy a few waves – it could be me!

ESTUARY: Mud crabs will be working out of their holes and moving into the deeper water at the mouths of Eudlo and Petrie creeks. Find bream and f athead off the Cotton Tree retaining walls. Jew, estuary cod and mangrove jack are taking live bait in the Cod Hole and the upper reaches of the Mooloolaba River. SURF: Sand whiting are along Maroochy Beach on the rising tide using cured worms. Quality tailor and bream will be taking baby blue pillies on small ganged hooks at Pincushion, Alex Headland and the Mooloolaba mouth. Find f athead and dart along North Shore Maroochy and at Mudjimba. OFFSHORE: When conditions allow, moses perch, maori cod and snapper will be taking squid will be at The Blinker after heavy berleying. Barwon Banks and wide Caloundra are returning cobia, snapper and pearlies, but watch out for the sharks. Water temp is around 27 degrees. Plenty of mackeral are on offer. FRESHWATER: Head to Lake Macdonald for bass and Mary River cod on lures trolled along the weed drop-off with 10 to 15 foot favoured. Plenty of shrimps are in the Obi Obi Creek with bass and jew feeding in the cooler part of the day.
