T
here are very few Australians not touched by Anzac Day, and in the MWP off ce, we are all feeling quite solemn about April 25. Many of us have our own feelings about the day – Kath, our production editor, never met her dad, who died serving his country in Vietnam. Publisher Michael’s dad, who was a refugee from the Second World War, served his adopted country for two decades in the Army and headed off to Vietnam for two tours of duty. We have other parents and grandparents who served, including my great-grandfather, a light horseman in World War I, who came home from Gallipoli with stories he could never share with his family. One of our number has even been a member of the armed forces, though his calling was clearly in publishing and not in the infantry. But even those who don’t claim a personal connection to a particular battle have a clear respect and reverence for the day. Many of us are planning to attend dawn services and marches. Maybe we will see you there. It’s the local perspective of Anzac Day that Dorothy Drane is exploring in this week’s cover story. Dot, who grew up on the Coast, shares some very special Anzac memories and tells stories, such as the f re that terrorised the residents of Nambour in 1987. It’s a fascinating and poignant account of what April 25 means for her, and it’s one many of us relate to. See if you do, over the page. A DAY TO REMEMBER
AS TIME MARCHES ON, THE ANZAC SPIRIT IS KEPT ALIVE IN EACH NEW GENERATION.

kookaburra calls to off cially announce the dawn as a glow slowly seeps into the black in the east, putting the f rst f ngers of light and warmth into a chilly April morning at the Woombye war memorial. It’s 1987, and apart from the Salvation Army band, the numbers solemnly gathered form only a small crowd. A Salvation Army off cer leads the service and wreaths are placed. A bugler plays the Last Post as the sun rises, evocative of dawn at Anzac Cove in 1915, when young Australians landed on the beach unaware of the horrors awaiting them, and entered hell. There’s a minute’s silence to remember them, the Reveille echoes through the park and it’s a new day in Woombye. The small crowd wanders off across the road where a free breakfast of savoury mince on toast awaits, courtesy of the Woombye publican. It was my f rst dawn service and the f rst time I fully grasped the poignancy of Anzac Day. Until then, it had been parades, giggles while skipping class on April 25, and an awareness of the need to be solemn but never quite understanding why.

During the 1960s, when World War II was still only 20 years behind us, Nambour Primary and High School students were herded up to the cenotaph which stood between the high school and the railway line in Coronation Avenue, to pay their respects. We stood in the hot sun for what seemed like forever trying not to muck about while speeches that we couldn’t really hear and certainly didn’t understand, droned on. Bogey March, kids f dgeted, teachers got tetchy and then everyone went back to class, grateful only for the brief break from routine. Few of us understood what it was really all about. Many had fathers and grandfathers at home unwilling to talk about their war experiences, memories still so raw that they refused to be drawn into Anzac Day commemorations. They looked to the future and wanted to forget the past. Then parents would take us into Nambour for the Anzac parade down Currie Street, which for decades drew representatives of every community group in the town – and there were a lot of them then – to march in an impressive procession. There were marching girls, scouts, guides, cubs and brownies, schools, church and youth groups, girls brigades and military cadets all led by the Maroochy District Band. This was when Nambour was still the commercial heart of the Sunshine Coast; centre of the Maroochy Shire where local history began and the town was busy and prosperous and everybody knew everybody else.

The town’s strong link to the Anzac tradition had been forged at the start of World War I, when a dinner called the ‘Floreat Namboura’ was held at the Royal George Hotel to farewell the almost 1000 volunteers from the Maroochy District. Shire chairman JT Lowe said at the time that if all parts of Australia had contributed men in the same proportion as Maroochy, Australia would be sending 100,000 rather than 20,000 men. Four years and around 60,000 dead Australians later, on Monday, November 11, 1918, a telegraph arrived announcing victory. The news was heralded by the Moreton Mill blowing its whistle and ringing the biggest bell in town, at St Joseph’s Catholic church. Celebrations continued with the Nambour

Town Band turning out to play followed by f reworks, a parade on the Tuesday and a public holiday on the Wednesday. All too soon though, the call went out again and Maroochy Shire rallied once more. A new drill hall was built at Yandina in 1939 for the growing line of volunteers and Maroochydore Returned Sailor’s, Soldier’s and Airmen’s Imperial League of Australia opened in 1941. The vacant coastline between Caloundra and Mooloolaba became a military zone on the Brisbane Line. As development took hold on the Sunshine Coast during the 1970s and ’80s, unexploded ordnance (UXO) began regularly turning up in Currimundi, Kawana and the Peregian/Sunshine Beach area. The old bombs had been buried there, undisturbed, for at least three decades, after World War II exercises in the area.
When Nambour burned
On Anzac Day in 1987, Nambour woke up to f nd the town had been desecrated overnight. The beautiful old brick Methodist Church on the corner of Currie and Maud streets, built by
the fathers of the town, had been burnt to the ground, gone forever. The Lutheran Church around the corner had been vandalised and obscene graff ti splattered across its walls. A building in Low Street housing a Christian bookshop and the National Bank had also been set alight. An attempt had been made to burn the altar in the Catholic Church and a troubled Vietnam War veteran from the Solomon Islands called Kenneth Gosschalk was making his way to the Presbyterian Church opposite the primary school when police, f re services and SES hit the ground running. It was well after midnight when the phone rang and the words “Nambour’s on f re” came screaming down the line. A red glow f lled the sky, streets were cordoned off and emergency services were still following the trail of destruction, as the town dealt with its own war zone in the early hours of Anzac Day. It was a sombre parade that year but it went ahead just as it always had, the biggest gathering on the Sunshine Coast. continued over>

Commemoration services now draw thousands to memorials in towns across the Sunshine Coast every April 25, but sadly, many of the old Diggers whose sacrif ce is being honoured have not lived to see newer, younger generations turn out
in droves to pay their respects. Some time during the 1990s, things changed and Anzac Day stopped being a poorly understood obligation to an event that united new generations of Australians. Memories of the reality of war have faded with the passing of the old Diggers, thousands of them, who volunteered in 1940, and while there are new generations of servicemen who have witnessed conf ict in Vietnam and the Middle East, the sheer weight of numbers from when Australia was a new nation at war, is gone. Somewhere in the past two decades, Anzac Day has entered the souls of Australians, with crowds getting bigger each year as grandchildren learn with pride the family war secrets their parents often hadn’t known. Far from dying with its most heroic servicemen, April 25, has become proudly Australian, a f tting thought 100 years after the young men of the Sunshine Coast rallied and answered their new nation’s call.

ALL-GIRL CLUB IS GROWING
T
he state’s only all-girl surf ng club is rapidly growing in popularity with females of all ages keen to embrace the Coast’s surf ng culture. The Sunshine Coast Girls Boardriders Club, based at Currimundi, has been operating on and off since the 1980s. But in the past 12 months membership has grown exponentially under the direction of the club’s enthusiastic president Felicia Kerr. “At our last meet we had probably 50 girls,” Kerr says. And 60 turned up for sign-on day in January. A year ago she says they
were lucky to get 10 members to each meet. The club’s youngest member is just six and the oldest is over 50 but Kerr says the majority of girls are in their teens. Mountain Creek’s Dearna Eaton joined the club in December and loves it. The 15-year-old took up surf ng last winter. “It’s a healthy lifestyle and it’s fun and it keeps me out of trouble,” she says. She is still new to surf ng and says because the all-girl club is less competitive it makes her feel more comfortable. “It gives me like way
more self-conf dence when I’m out there and I feel more comfortable because I’ve learnt heaps,” she says. Kerr tells MWP that Eaton is not alone and many of the girls are worried they will be teased by the boys when they go out into the water, so they enjoy learning to surf in a positive, non-judgemental environment. And she is keen to share her love of surf with girls wanting to learn. “I just love the freedom of being out in the water,” Kerr says. “It’s really nice and relaxing. If I’m having a bad day I can always go out in the water and come back feeling refreshed and energised.” But she says the club is looking for sponsors or donations to help it grow. They need a range of equipment including marquees for shade, soft boards, a trailer, club T-shirts and funding to upskill members and help more girls gain coaching qualif cations.

Remote nursing experience The University of the Sunshine Coast’s nursing science students are gaining valuable work experience in rural and remote areas across Australia thanks to new scholarships. A total of $10,000, provided by Health Workforce Australia as an Australian Government initiative in 2013 enabled six USC students to take advantage of clinical placements in Victoria, South Australia and Queensland. Mountain Creek’s Ashleigh Coombs spent two weeks working with Blue Care Innisfail, providing community services for patients in their homes. She says the placement taught her the value of helping people in different environments

LOCALS SHINE AT AUSSIES On Sunday the Coast’s surf lifesavers will pull the red and yellow f ags from the sand and put away their boards and IRBs for the last time this season. From September to April thousands of volunteers devote their time and energy to patrolling our popular coastline and help to keep beach-goers safe. Our strong surf life saving culture was evident when local clubs showed off their talents at the Aussies – the Australian Surf Life Saving Championships – held at Perth’s Scarborough Beach earlier this month. The Aussies played host to 5000 surf sport athletes, competing in 382 events over seven days of competition and the Coast made an impact with four clubs f nishing in the top 20. Mooloolaba SLSC placed third overall, with Alexandra Headland SLSC taking sixth place, Maroochydore SLSC coming in at eighth position and Noosa Heads SLSC placing 20th. Michael White The Coast also excelled in the Open Male Champion Lifesaver event, with club members from Alexandra Headland and Dicky Beach taking f rst, second and third places to dominate the f eld. Alexandra Headland SLSC’s Michael White won the national title, which includes a theory paper of 40 questions, a practical resuscitation
component and four physical events, for a record f fth time. And he says he will be trying to make it a sixth title next year. While the event doesn’t get the recognition of the Ironman competition, White says it is the closest thing the organisation has to assessing a lifesaver’s surf patrol skills. “It’s an event I’m passionate about and I think it’s important for surf life saving to keep investing in it,” he says. White, who trains about 10 times a week for the event – including a daily swim at 4.30am – has been involved with surf life saving since he was six and with Alexandra Headland SLSC since the age of 12. “I love that it’s a sport but also a community service organisation,” White says. “I don’t think any other sports have that element of giving back to the community like surf life saving does. “I love how much it’s a leveller as well. You’re all down there on the weekend pretty much as equals.” White is also a rescue swimmer for the Westpac Life Saver Rescue Helicopter and a facilitator at SLSA’s National Leadership College, where he mentors 30 up-and-coming lifesavers to help develop their leadership skills.

A special event The annual Island Charity Swim is gearing up for another big day in the water with registrations open for the 11-kilometre event. The swim began more than a decade ago as a dare between two local businessmen to raise funds for vital equipment for the Sunshine Coast’s two special schools at Currimundi and Nambour. The successful swim event has raised more than $1 million since it began in 2000. Each year the two schools identify transport, equipment and educational material needs to buy with the fundraising proceeds. More than 100 swimmers plus boat crews will take part in the open ocean swim, leaving from Mudjimba Beach at dawn to swim around Old Woman Island and back to shore at Mooloolaba Beach. Bitcoin, which began trading in 2009, is the most inf uential. Cryptocurrencies can be bought at online exchanges, exchanged for goods or ‘mined’ using complex computer algorithms. Bitcoin value varies based on supply and demand and at the time of writing one bitcoin was worth $456.34. Most cryptocurrencies are stored in digital wallets or hard drives on remote ote servers. These virtual currencies are designed for exchange in peer-to-peer transactions but a number of businesses have started accepting them in lieu of conventional money. There are built-in safety checks but cryptocurrency is not very safe, with thieves and hackers rife. It is worth noting National Australia Bank is severing ties to digital currencies, saying they are too risky. BOQ A SENSIBLE ACQUISITION book is heavily skewed to medical, dental and veterinary practitioners (82 per cent of all loans) with the balance of the loans to accountants and other professionals. This gives BOQ an entry to a large market segment in which it was previously under-represented. From a geographic viewpoint it also makes sense as more than 60 per cent of the business is in NSW and Victoria, two states that BOQ is ‘underweight’. Asides from the loan book, there is also a high net worth customer deposit book with over $1 billion of deposits. The acquisition and accompanying capital raising have caused our headline earnings forecasts for FY15 and FY16 to be up by two per cent and three per cent respectively. There is room for further upside to these numbers if BOQ is successful in re-pricing a portion of the acquired mortgages and deposits, and also to the extent that it is able to reduce excess liquidity in the Investec business over time. We remain positive on BOQ. Looking at our forecasts, it trades at 13.1x our FY15 earnings estimate, and offers a 5.9 per cent fully franked yield. We believe that the new rights issue which is priced at $10.75 is an attractive discount to the current trading price, and an offer which current stockholders should certainly consider.

ank of Queensland has been one of our preferred banking stocks for some time, as we have felt that the discount that it has traded at relative to the ‘big four’ banks is unwarranted, and could translate into a premium over the next couple of years. It has begun to close the gap but we are conf dent that further upside remains. BOQ recently reported its f rst half result which was broadly in line with our expectations. The net interest margin improved due to better deposit pricing on the back of a recent credit rating upgrade (bad news for depositors, good news for shareholders). Expenses remain well managed with the key ‘cost to income’ ratio now below 44 per cent. The bank grew its business lending at 2.4x system, well above its targets, however, the retail book was f at due to the roll-off of a retail line-of-credit product. The big surprise in the result was the announcement of the acquisition of the $2.4 billion Investec loan book (subject to regulatory approvals). BOQ will pay $440 million for the asset, including $210 million of goodwill. A $400 million rights issue was announced to fund the transaction. The Investec loan

hen your father is a retired acrobatic clown it is perhaps not surprising you might pursue a career in the entertainment industry. Adam Elliot grew up as a creative child with a love of making things and telling stories. But it wasn’t until he was in his mid-20s that it dawned on him he should pursue a career in f lm-making and foster his love of storytelling. And in a career spanning nearly two decades Elliot has turned his passion into a rags-to-riches success story – from selling hand-painted T-shirts at Melbourne’s St Kilda Markets to winning an Oscar for his short f lm Harvie Krumpet. “I’ve had a lot of offers to leave Australia and work in Hollywood,” Elliot tells MWP. And while the temptation of big money and big movies is there, it is not enough for Elliot, who loves being in control and wants to stay

T
he Federal Government needs to encourage retirees to use their superannuation as an income stream rather than a lump-sum withdrawal, industry experts say. The government runs the risk of being forced to further subsidise retirement income if it doesn’t provide better options, the Centre of Excellence in Population Ageing Research has said in a submission to the government’s f nancial system inquiry. “The absence of options to access superannuation savings as gradual income forces the lump-sum culture on people who may not want it,” CEPAR director Professor John Piggott said. “We know people who retire early may not have as much money as they anticipated. When the lump-sum runs out, they revert to the pension system or try to re-enter the workforce.” There is growing speculation that changes to the pension system will be included in the upcoming federal budget, as part of measures to reduce spending. CEPAR said there needs to be a focus on f nancial planning for retirees, with the amount of people aged 65 and over expected to reach 7.2 million by 2050.
Superannuation would serve a greater purpose as an ongoing income stream, its inquiry submission said. It is likely that drawing on a lump sum has become an attitude adopted by retirees as a result of tax benef t incentives, CEPAR added. Changes to policies and regulations could help to develop “an income mentality”, it said. Mercer retirement business leader Guy Thorburn says the industry needs to help people understand the income-producing capability of their superannuation. “We need to be helping and encouraging people to use their superannuation to generate an income through retirement,” he says. “We should make sure as an industry that we come up with products that make it attractive for people to maintain their benef ts as an income rather than take it out as a lump sum.” Maroochydore f nancial planner Tracey Ferguson believes Australians need more help to understand how superannuation can provide an income throughout their retirement. “By the year 2050, it’s predicted that our population aged 65 and over will reach more than seven million,” Ferguson says. “It’s therefore imperative that this expanding group of retirees use their superannuation more effectively, and so that it lasts throughout their lifetimes.” Ferguson says a retiree’s decision to access superannuation as either a lump sum or as an income stream is one that needs careful consideration, as the tax treatment of the two options is very different. “Additionally, if a retiree draws an income stream from their superannuation (instead of a lump sum), they will generally be more favourably assessed by Centrelink.” AAP & MWP

Retirement far off for many National Australia Bank boss Cameron Clyne is retiring at the age of 46, but most Australians expect they’ll be in their jobs for years longer than they’d like to be. The well-respected Clyne surprised many by announcing his retirement this month, putting his family life ahead of his career. No doubt his many years in well-paid positions helped his decision, making him very different to many Australians, according to a new survey. Most think 57 is the best age to retire, and just 28 per cent of respondents will be happy to work past 62. But the majority of Australians believe they’ll have to remain in the workforce until they are 63, the research from recruitment f rm Randstad shows. Even that would seem optimistic, with the pension age currently at 65, and set to gradually increase to 67. The challenge for employers is keeping their staff motivated. Randstad’s survey found 44 per cent of employees believe a more relaxed working schedule would be one of the key motivators to keep them working later in life. Adaptable working hours would also be a key for 38 per cent of employees, and a third of those surveyed believe a more friendly working atmosphere could entice them to stay in their jobs. “With f ve generations in the workforce at the same time, HR strategies need to appeal to both older and younger workers,” Ranstad’s Steve Shepherd said. I
t is the spiritual successor to one of the most iconic and beautiful cars ever to grace the planet – and the f rst full-blooded Jaguar sports car in more than 50 years. Jaguar’s new F-Type has arrived with perhaps a greater weight of expectation than just about any car in living memory. It extends a heritage that includes its celebrated predecessor, the classic E-Type Jag, and the magnif cent D-Type and C-Type that helped build that legacy. But even that does not fully illustrate the intensity of the spotlight on this machine.
You see, as well as re-imagining the “old” Jaguar and the romance of those models past, this car also embodies everything the “new” Jaguar hopes to be in the future. No pressure at all, really. Does the F-Type match the hype? Mostly, yes. It def nitely adds another exquisite layer to the ever-growing, ever-more-impressive stable that sits beneath the modern Jaguar marque. It’s like a boiled-down version of everything we like about the current crop of Jags – with the added spice of being a true, ground-up performance machine.
Sadly, I’ve never driven its E-Type predecessor – so can’t make a valid comparison about how the F-Type measures up to history. But it’s fair to say the DNA remains strong. And even though it’s been half a century since the grand old British brand last trotted out a true sports car, this one has been worth the wait. The man charged with the task of reinventing what remains perhaps Jaguar’s most cherished and marketable model is the marque’s head of design Ian Callum. The Scot has almost single-handedly penned the new face of Jaguar, turning it from a stuffy, old-fashioned collection of retro-styled models into the maker continued over>

of many of the world’s most beautiful cars. “It’s a project I’ve looked forward to from the moment I joined Jaguar,” says Callum, whose previous progeny include most members of the current Aston Martin stable. But even with cars like Jaguar’s elegant new XJ limo and the gorgeous XK coupe under his belt, Callum must have felt the pressure when penning the new F-Type. If the feedback we received during our week behind the wheel is any indication, it is mission accomplished. I can’t recall a car that’s earned so many admiring glances, thumbs-up and even comments from fellow traff c-battlers as this fetching little roadster. The World Car of the Year jury agreed – giving the F-Type its 2013 gong for best design. But the F-Type is much more than just a pretty face. It will be offered with three basic engine options – the entry-level V6, mid-range V6 S and the f agship V8 version. We tested the supercharged V6S – quite a weapon with its 280 kilowatt powerplant. A 0-100 kilometre-per-hour sprint time of 4.9 seconds doesn’t really tell the story of the V6S. It’s in the mid-range that this car really excels, with the combination of its light, all-aluminium construction and brilliant throttle and transmission response delivering an exhilarating ability to jump at the slightest prod on the accelerator. The cockpit is snug and thoughtfully laid out and
controls are arranged in groups by function. It still delivers the same theatrical start-up routine as other Jags, though – the central air vents rise slowly from the dashboard as soon as you depress the pulsating start button and retreat when you turn the car, or the air-conditioning, off. Seats are smart and supportive and electrically adjustable in just about any direction. A colour centre screen displays sat-nav, audio settings and other functions including something called ‘stealth mode’.
It’s not perfect – I found the instrument panel, while functional, a little underwhelming for a car of this pedigree. Likewise, the chunky steering wheel looks a touch cheap for a machine nudging the $200,000 mark. It’s also a little surprising that a drop-top with a European badge doesn’t offer heated seats.
The F-Type’s boot, too, is barely worth the effort. For the Australian market they’ve included a spacesaver spare, which soaks up almost all of the precious few litres of space on offer. You can take the spare out and rely on the repair kit, which I’d recommend. Even so it’s barely enough space for a week’s worth of groceries. Still, they’re fairly mild criticisms of a car that otherwise puts a compelling case. The V6S retails for just north of $171,000 – although our test machine was rapidly approaching the $200K mark with options including 20-inch ‘Blade’ alloys (with carbon f bre inlays) for $6800; a 770W Meridian surround sound system ($6900); ‘special’ paint ($5620) and the switchable exhaust (a bargain at $260). You’ll pay substantially more for this car than a similarly equipped Mercedes SLK55 AMG. Perhaps most glaring of all is the price difference between the Jag and the leader in this class – Porsche’s Boxster S/Cayman S combo, which can be had for roughly $20-grand less than our test machine. Still, Jaguar doesn’t seem to be having much trouble attracting buyers – with a lengthy and growing waiting list for those lucky enough to be able to afford the new F-Type. The impending arrival of the F-Type hardtop coupe might help shorten the queue. Considering we’ve been waiting f ve decades for this car to arrive, a few more months doesn’t make that much difference.

First things first THE STATISTICS ON FIRST-HOME BUYERS DON’T TELL THE WHOLE STORY.
T
his month the Housing Industry Association (HIA) released a research note called First Home Buyers: The Big Picture, and the results might surprise many aspiring property owners. The HIA says while there has been considerable media coverage of low f rst-home buyer (FHB) activity, the focus and explanation of this coverage has been insuff cient. The typical explanation for low FHB activity is that younger buyers are being ‘squeezed out’ of the market by investors with deeper pockets. Discussing the research paper with MPP, HIA chief economist Harley Dale says, “I guess the important starting point is that we do think FHB numbers are too low. There is a challenge to ensure aspiring FHBs get into a home. “But the reasons are not as simplistic [as much of the commentary suggests].” Dale tells MPP that the Australian Bureau of Statistics releases monthly statistics, which “tell you how many f rst-home buyer loans were written”. And unfortunately it is these f gures that are used to paint an incomplete picture. According to the HIA research note, the off cial ABS data on FHBs includes only mortgaged-f nanced purchases for owneroccupation. FHB purchases made by such things as savings, inheritances, informal funding from family or friends, insurance payouts or other

sources don’t show up on the statistical radar. Nor do the statistics take into account FHBs who purchase an investment rather than a home to move into. These buyers might continue to rent or live with family. If these buyers do not show up in the off cial FHB data, the actual number of FHB transactions is understated. But it seems one of the biggest factors skewing current f gures can be attributed to government assistance. “One of the principal points we make in the paper is the tremendous

For years there was “a lot of additional incentive for FHBs”. As a result, many FHBs
were fast-tracked into home ownership – leaving fewer potential FHBs to buy right now. “It does take time for the numbers to balance out again,” says Dale. Asked if the misrepresentations are frustrating, Dale says, “I think it is less a case of frustration and more a case of just recognising there is a more complete story.” The HIA research note says it is important to raise these insights but the HIA also recognises the underlying problem that the housing supply response to strong population growth over the past decade has been insuff cient. The main challenge will be for policy makers to ensure the recovery of FHB activity over the coming years will be met with a strong supply of affordable housing. “There is no doubt there is a lot that needs to be done for people trying to get into their f rst home,” says Dale. “A generally tighter credit market than it was prior to the GFC and the lack of competition out there in the banking world doesn’t always do FHBs any favours.” He adds, “If you take a region like the Sunshine Coast, a prolonged downturn in new home building where land values have increased disproportionately [to things like wages] means there hasn’t been enough supply to assist the overall FHB equation. “Releasing an adequate amount of land – that isn’t going to do FHBs any harm.”

The bigger picture The HIA’s analysis reveals that FHB activity is the result of a combination of factors, and these include: • Government stimulus packages – these have ‘dragged-forward’ a signif cant volume of FHB activity and resulted in fewer FHB left to purchase in the following years. • The age structure of the population – the typical FHB age group (between 25 and 35 years) has accounted for a diminishing share of the total population. This share has started rising again only in recent years, which should lead to the FHB segment of the market becoming more active again. • Greater caution among FHBs in entering the recovering market – in a recovering market, more seasoned buyers are likely to be the fastest to respond to the improved conditions. Likely to be more risk averse, FHBs will be less comfortable with being the f rst to enter the market. As a result, their share of the market will temporarily f ag as the market starts to turn.
• Labour market weakness – this disproportionately affects younger labour market participants. As the FHB market is dominated by younger people, they will be disproportionately affected by a weaker labour market, risks to incomes, and any uncertainty around employment prospects. • The scope of off cial FHB statistics – off cial statistics cover only FHBs who obtain a mortgage for the purchase of a home they will occupy. As a result FHB purchases that are not f nanced by a mortgage are not captured by off cial statistics. FHBs whose f rst-home purchase is an investment property are also excluded from off cial statistics, and there is some evidence the current low interest rate environment and accelerating prices have attracted FHBs into purchasing their f rst residential property for investment purposes.

ESTUARY: Whiting are taking yabbies along the drop-off on the south-west end of Goat Island. Bream are on the night tides along Bradman Avenue using prawns and mullet f llet. Flathead, trevally and estuary cod will be working herring schools around the motorway bridge pylons with well-placed plastic lures returning quality f sh around the top of the tide. SURF: Dawn and dusk are the times to work Maroochy North Shore and Maroochy Bar for tailor, sharks and jew with mullet f llet and pillies best, especially on the next full moon. OFFSHORE: Close-in reefs worked well this week for mixed reef f sh using squid and pillies. Mid-water f oaters after berleying are also returning sweetlip and parrot in close to Point Cartwright, out of the south-easterly winds. FRESHWATER: Head to Lake Baroon for bass, spangled perch and Mary River cod on a variety of plastics, deep divers and earthworms. The bigger impoundments of Somerset and Bjelke-Petersen have been f ring for bass and golden perch on trolled deep divers and jigged plastics once f sh are located on your sounder.

Well hopefully you all got up early and paid your respects to the diggers, after which you took the kids to the beach and enjoyed the morning in the surf! Normally by 11am I am shot and craving a coffee. Well the smell of winter is in the air and I am really looking forward to some winter waves! Peregian comes alive with the right conditions so do your homework and make the commitment. Another gem which I am happy to share is northern NSW. Lennox beach breaks can really turn it on! Flat rock, oh and the famous Angourie Point – OMG, when that f res it is such a cool wave to ride. So many waves, so little time. Remember once ya dead you are well and truly dead! Unless you know something I don’t! Yeeewww!!!
