Editor’s letter

W

hen you become a parent, there are a few new phrases you’ll often hear. These include: “You look like you have a baby in your tummy Mum.” (I was a little bloated from lunch); “I hate dinner, I just want cereal.” (this is a daily catchphrase in our house); “I am not cheating. Well I am. But can you just let me win?” (when did Uno become a bloodsport?) and the perennial “I want… (a magazine, bike, treat from the bakery, biscuits, remote-control dog, surfboard, shoes, black jeans, Yu-Gi-Oh! cards, new Yu-Gi-Oh! cards, a soccer ball, cricket set, baby brother…). Phew! In antenatal classes they tell you about stretch marks, sleepless nights and compromised pelvic f oors, but they never reveal the horror of pester power, by far the most insidious aff iction affecting most of us who are lucky enough to have a little person around. During one short trip to the supermarket, I started counting the amount of times the younger Pearson asked for something – I lost count after 17. On a brighter note, he did use his manners, and it’s amazing how much a Kinder Surprise appeases. You’d think at home I’d get a break from it. Not so. As parents, my partner and I have a love/hate relationship with the TV and iPad – great tools when we need a break, but another source of pestering: “Can you ‘load down’ some new games Mum?”, “Can I watch the channel with the ads on it?”; “I want a movie!” So where am I going with this? I don’t actually know. I just wanted to vent, really. Today’s parents face challenges our parents never dreamed of, and it’s thanks to technologies few of us can now do without. This week we are talking about children and f tness. With the school holidays here, it’s a good Jemma Pearson time to get your kids out of the house and moving.

Move it The school holidays are here, and if you are tired of the nagging from your six-year-old to watch television, or feel tempted to throw your 12-year-old’s game console in the bin, you are not alone. Today’s children are getting more sedentary, fatter and less conf dent. But as a parent, there is a lot you can do. MWP has some advice from the experts on getting the kids moving not just during the holidays, but for life. By Jemma Pearson.

SWAP SCREENS FOR SPORT

D

r Rachael Sharman has a professional and personal interest in the health of our children. The University of the Sunshine Coast lecturer in psychology and mother to four (yes, four!) teenagers says our love of technology is making our children fat. “I think the increasing numbers of ‘screenagers’ represent one of our most serious future health threats,” Sharman tells MWP. “Our research found that it was not physical activity, but sedentary time (in front of screens) that correlated most strongly with obesity in our sample of Australian children/teenagers. “This has been found by other research groups as well, including one study that randomly assigned children to a program to reduce their screen time, which resulted in weight loss (independent of diet and physical activity changes). There are a range of other benef ts to physical activity, independent of weight loss, including mental health improvements. So the take-home message here is too much screen time equals fat and unhappy children.” Sharman says parents should get involved, but that does not necessarily mean having to do sport themselves. “Parental support in our study was measured in terms of transporting kids to and from practice and games, turning up to games, clapping, helping out at practice and supporting kids to be [ 10 ] MY W EEKLY P RE VIE W \ J UN E 27, 2014

engaged in their club sport/team. That was found to motivate children much more to engage in sports than ‘modelling’, in other words the parent themselves being f t and fabulous – this showed no relationship at all to children’s participation in sport in our study. “The most important thing a parent can do is keep screen time limited. I have four teenagers myself (one is an apprentice, another at uni and two at school). The Xbox and computer games are still strictly limited to weekends and holidays only. No screens (except educational) are allowed on weekdays. “Get those rules in place while they’re young and stick with them. They will ‘absorb’ the idea eventually that screen time is not a daily activity.” Sharman tells MWP that parents need to encourage their children to participate in sport, which means getting involved with coaching and turning up to games. “Kids really appreciate it when their parents take an interest in what they are doing. And they notice the difference between parents who are supportive and engaged and those who are not. “Kids also have f nely tuned hypocrisy radars – they don’t feel so inclined to be engaged in your life and interests if you can’t be bothered being there for them. Co-operation is always a two-way street – kids who feel loved and supported and who have parents who are enthusiastically and positively engaged in their lives will reciprocate that.”

GET KIDS ACTIVE EARLY

J

ulie Winter is the training manager at Ready Steady Go Kids (RSGK), a company that runs f tness programs for three- to six-year-olds around Australia. Winter tells MWP, “We are releasing classes on the Sunshine Coast as of next term – in Caloundra. It is a multi-sport program [that is consistent throughout] Australia, so everywhere it runs exactly the same.” All franchisees are trained at the RSGK base in Adelaide. Winter says the program teaches children f ve sports in term one and then another f ve in the next term. “The idea is exposing children to a wide range [of sports] as they grow and develop.” The program teaches gross and f ne motor skills and co-ordination, but the main idea is “enjoyment in physical activity and learning to love being active. We also do a lot on school readiness, such as listening, learning to take turns and following instructions.” Winter says there is great demand for the programs and the business is growing, with franchises all over the country except in Tasmania and the Northern Territory. “These days [parents] are looking to get their children more active – we are all so busy with work and commitments and children just aren’t playing so much these days. A lot more grandparents come along with their children,” she says, adding

that parents are often too busy to bring their children along. RSGK director Stuart Derbyshire adds, “Parents are time poor. Mothers are back in the workforce earlier and for longer, lessening the time the children have for structured and unstructured active play, children are spending more time on computers and handheld devices – even small children – and backyards are getting smaller in some metropolitan areas.” He says RSGK is important because, “when children gain the conf dence at a pre-school age to participate in sports they often will go on to primary school and continue to participate conf dently with their peers”. He adds the RSGK program aims to combat the growing obesity problem in Australia. “We assist in helping the children to develop a love for sports participation that will be with them for life. [We want to] show kids that sport is fun, good for you, great for making friends and being part of a team.” The RSGK team’s advice for busy parents? “Parents don’t have to participate but we really encourage parents to join in and have fun,” says Winter, adding that the more parents can engage with children and share in having fun, the more likely children are going to enjoy being f t and healthy. “Be a great role model,” adds Derbyshire. “Children look up to their parents.”

Make time for physical activity and encourage your children’s interests and hobbies.

Praise your children in their efforts in both structured sport and unstructured physical activities.

Even if your child is involved in structured activities or sport, make sure you give them time for free play at home.

For younger children, regularly schedule time for throwing around the ball in the park, bike riding and general play.

If you feel like joining in, go for it. Show your child you can be fun too.

Choose the right activity for your child’s age – you don’t want them to be bored or frustrated.

REDUNDANCY IS NOT A DIRTY WORD

R

edundancy. It used to be a dirty word. But today, it is becoming all-too-common, and while some still attach a stigma to redundancy, industry experts say it shouldn’t be viewed as a negative. For some it is a soul-destroying blow to selfesteem and the f nances but for others redundancy can be a blessing – a chance to change jobs or careers or to retire with a healthy payout. As the Australian economy changes – the mining investment boom winds down, manufacturing heads offshore and the federal government cuts thousands of public sector jobs – redundancy is becoming a fact of life, says Jason Andriessen, general manager of marketing and advice at State Super Financial Services. “It’s certainly a big issue already and as businesses change and markets change and consumer preferences change, industries will grow and some will stagnate,” Andriessen says. “People under 48 today will have to wait until they are 70 for the age pension, so we are looking at people who will have working lives of 50 years or more.

“Redundancy, I think, will become a feature of most people’s careers at some point, potentially numerous times, so we’ll need to be f exible to get through 50 years.” Jane McNeil, director of recruitment f rm Hays, says there is little stigma attached to redundancy these days. “Most employers agree it is far better to have one redundancy on your resume than two shortterm jobs, both of which you left by your own accord,” McNeil says. “Many of our candidates who moved on to new careers during the downturn in 2008/2009 said it was the best thing that ever happened to them,” she says. If you are faced with redundancy, Andriessen says it is important to understand how your payout will be taxed or affect your superannuation. “Don’t get dazzled by the payout,” he says. “You need to plan for being out of work for a period and consider how you’re going to manage debt and expenses.” If you are worried about debts, explain the situation to your lender and consider speaking to a f nancial planner. McNeil advises people to embrace the change, be f exible and stay conf dent. AAP

COME AND HAVE A WHALE OF A TIME Welcome to the Adventure Coast. Well, that’s how Philip Hart would like the region to be known and together with son Daniel, he is working hard to make it happen. In an Australian f rst, the pair, who own Sunreef at Mooloolaba, are bringing a new adventure to the region – a swim with the humpback whales experience. It has been two years in the making and the hard work will come to fruition when the tours launch next week. “One of the big aims is to really promote tourism to the Sunshine Coast,” Hart says. He is hoping that having such a unique experience will encourage more day trippers from Brisbane and will give people from Melbourne and Sydney a reason to visit the region. Once here, he says it will have f ow-on effects for restaurants, accommodation providers and the Coast economy in general. “There’s a migratory pattern of over 10,000 people per year that go over to Tonga to specif cally swim with the whales and the infrastructure here is far better in terms of accommodation.” He says a university study found in the f rst

four years after the ex-HMAS Brisbane was scuttled off the Sunshine Coast it generated $20 million for the region. “I think this will be broader because people don’t have to be divers,” he says. The boat they will use can accommodate 22 passengers but two spots will be permanently reserved for researchers at the University of the Sunshine Coast to observe the whales. The boat will stop 100 metres from the whales and a f otation line will be fed out to about 30 metres. Swimmers will hold on to this throughout the experience. Hart says whales are usually curious and he expects they will come closer. He is planning to connect with the cruise liners when they come to the Coast to offer the experience to passengers.

Australian researchers have developed a high-tech fabric that can fight off bacteria. The antibacterial fabric can kill a range of infectious bacteria, such as E. coli, within minutes. The ‘smart textile’ could help reduce the risk of lethal infections spreading in hospitals of the future. RMIT University’s Associate Professor Vipul Bansal has been working on the project for the past year, along with scientists from the CSIRO. In developing the new fabric, they found organic materials with semi-conductor properties can battle bacteria more effectively than metal salts of silver, already known as an infection-f ghting material. “There is potential for special bedding, linens and surgical aprons on which bugs and bacteria do not grow, so we can maintain an infection-free environment in our healthcare settings,” Bansal says. “The Holy Grail is to engineer the nanoparticles so they become highly active against infectious bacteria, but they do not kill human cells.” AAP

T

he drive to the Grand Canyon’s South Rim is easy enough. Get to Flagstaff and it’s only about 145 kilometres across Arizona’s high country. But why take a car when you can ride a train, especially one like the Grand Canyon Railway? Travelling down the same tracks as the pre-car original, the Grand Canyon Railway is like a two-hour trip through history – a scenic, informative and entertaining ride from a historic Route 66 town to one of world’s natural wonders. “One of our customers described it as more than just a train ride,” says John Lovely, conductor for the Grand Canyon Railway. “We give you an experience coming to the Grand Canyon, then going home.” When the Grand Canyon Railway was established in 1901, it immediately became the most popular route to the canyon’s South Rim, smoother and less dusty than rickety stagecoaches. The railway opened the canyon to the entire world, ushering in millions of tourists to one of the seven natural

wonders of the world. It carried countless dignitaries through the years, including American presidents Taft, Eisenhower and both Roosevelts, along with kings and queens, actors and actresses. Once the automobile era began, interest in the train waned. It shut down in 1968. In 1989, Max and Thelma Biegert sunk their life savings into resurrecting the railway and restoring depots at the starting point in Williams and at the Grand Canyon village. Carrying 225,000 riders a year, the Grand Canyon Railway is once again a popular route to the South Rim, a throwback to a bygone era accentuated by Wild West characters and musicians who tell stories and sing songs during the ride. “It’s a much more entertaining ride than just driving in your car,” says Bruce Brossman, Arizona regional director of sales and marketing for Xanterra Parks and Resorts. Starting in Williams, the last Route 66 town to be bypassed by Interstate 40, the

train travels 105 kilometres to the village of Grand Canyon, with about 2000 people at the South Rim of the canyon. The train has a variety of cars, from the 1923 Harriman-style coach cars to glass-domed cars and a luxury parlour with private bar. The fare includes fruit, pastries and coffee in the morning, and a champagne toast on the way back. A cafe car has food and drinks for purchase. The train travels from the Ponderosa pine forests surrounding Williams across the high desert plains, then climbs to the pinion pines of Grand Canyon National Park. Along the way, there are views of the 3660-metre San Francisco Peaks, the highest point in Arizona, and wildlife, including antelope, wild turkey, bald eagles, coyotes, skunks, bobcats and mountain lions. Before boarding in Williams, riders are treated to a Wild West shootout in a corral next to the depot. Once the train starts rolling, the conductor and attendants tell stories and provide facts about the train, the canyon and towns continued page 26>

There are also seasonal themed rides. The train stops at a pumpkin patch leading up to Halloween; the Polar Express during the holidays is the most popular trip, featuring hot

chocolate, Christmas characters and songs, along with a stop at the North Pole to see Santa. The train runs daily, leaving Williams at 9.30am and returning at 3.30pm. That’s enough time to get a few hours at the South Rim, but if you want to spend more time sightseeing, you can stay at one of four hotels in Grand Canyon Village and return by train on a different day.

Attractions near the village include historic structures called Hermit’s Rest and Lookout Studio, both designed by Mary Coulter. Free shuttles and guided bus tours are available from the village to different parts of the canyon. The canyon is one of those places you truly can’t appreciate until you’ve been there, and the Grand Canyon Railway offers a great way to get there.

You need to drill down past the bright lights and pretty pictures to understand what the hidden extras are, whether the turnkey items are included in the costings and whether there are any council or planning restrictions or site costs you need to factor in. “Your home is not just a structure supporting a lifetime of family memories,” he says. “It is a financial instrument, a vehicle you can use through your life, building and selling a number of times so when you eventually retire the financial gain of selling it can help fund your retirement. “This is why it is important to get it right from the beginning and not have to spend extra money on ongoing repairs and maintenance that could have been avoided

he end of each financial year represents an opportunity to review your financial position. In this way, your investment structures and strategies will be up to date, and you will enter the new f nancial year with a clear understanding of the way forward. This year’s budget represented the government’s efforts to implement budget repairs in order to achieve f scal sustainability. The government claims it is asking all Australians to contribute to improving the nation’s bottom line. This has resulted in the toughest budget since 1997, with many controversial spending cuts and

taxes, including the introduction of a temporary budget repair levy on high income earners, an increase in the pension age to 70 and changing eligibility to the Commonwealth Seniors Health Card. It is important to note these announcements are only proposals and legislative passage requires support from six of the 18 cross-bench senators.

5. Contrary to previous years’ advice, with the increase in the marginal tax rate for high income earners (greater than $180,000) from July 1, consider delaying deductible expenses (in other words, pre-paid investment interest, certain insurance premiums, subscriptions or donations). If you are not a high income earner, consider bringing forward deductible expenses.

FIVE POINTS YOU MUST CONSIDER BEFORE JUNE 30: 1. If you have realised gains in the 2014 f nancial year, review tax-loss selling possibilities to minimise capital gains tax. 2. Use any market volatility to transfer assets tax eff ciently into superannuation and target greater balance between spouses. 3. Commence a tax-effective Transition to Retirement Income Stream. 4. Maximise concessional contributions (salary-sacrif ce or self-supported) to superannuation before June 30.

THE FEDERAL BUDGET Markets do not like surprises, and when it comes to politics they expect pragmatism to prevail. This budget might have been an exception – a government warning about a ‘budget emergency’, even with a def cit that is still reasonable by OECD standards and a debt level that is downright low, might have resulted in an ambitious f scal adjustment. This could have heightened sovereign risk in Australian stocks, and perhaps the currency; an obvious analogy is the surprise announcement of a resources tax in 2010. Financial markets wanted to be reassured that

debt would not spiral, and needed enough restraint to stop the Reserve Bank tightening interest rate policy. We think this budget strikes that balance, given where the data is tracking now. • As to sector-specif cs issues, health care has taken the largest hit through co-payments for GP visits, imaging and pathology. Stocks most impacted are Sonic Healthcare and Primary Health Care. • For health insurance, the pressures on public provision and a lack of indexation for the Medicare levy surcharge are small positives. • Superannuation has been spared another overhaul of tax rules and may, at the margin, gain from the tightening of public welfare provision. • One winner is the building materials sector, with the budget ramping up infrastructure spending. Perfect poached eggs

From Brightwater Hotel’s executive chef Damien Grimes • Use the freshest eggs possible. • The perfect water temperature is 80 degrees. • Use the tallest pot you have. As the egg drops to the bottom of the pan the white falls behind and creates the perfect teardrop shape. • Crack your egg on a f at surface. It gives a cleaner break and less chance of pieces of shell. • Lower your egg gently into the water using a cup. • Do not try to cook too many at once. • Using a slotted spoon, check your egg – it should feel soft to the touch. • Don’t forget to season your eggs with salt and pepper or a little Tabasco to spice things up. • If you are having a few friends around for breakfast you can make things easier by pre-poaching your eggs. Follow the same process but remove your eggs when they are just cooked and place them straight into iced water. Remove from the water, place in the fridge covered with a damp cloth. This can be done up to 24 hours in advance. To reheat your eggs, place them gently back in simmering water for 30 seconds until hot, this will give you a beautiful rich creamy egg yolk.

A compact car with a big heart WORDS Peter Atkinson

S

mall car, big engine. It’s been the formula for delivering smart performance machines virtually since Gottlieb Daimler first came up with the idea of whacking an internal combustion engine into his stagecoach 130 years ago. There have been all manner of big-engined small cars over the years, some better than others. More power doesn’t always make a car better, after all. A V8-engined MG was one of the worst cars I’ve ever tested. But Mazda has generally hit the right balance with its SP25 – the pepped-up, bigger-engined version of its volume-selling 3 hatchback and sedan. Effectively, it gives the car an extra 25 per cent engine capacity and a similar boost in power and torque outputs. Not a staggering departure but enough to set it nicely apart from its slightly lesserpowered siblings. In many ways it’s probably the best of all the 3 variants on offer to date. While there will likely be a turbo-charged MPS version at the top of the 3 range in due course, the SP25 is the performance benchmark – and it handles that task more than admirably.

HONDA

Unlike some beefed-up small cars, the SP25 does not feel overweight with an enlarged engine beneath the bonnet. If anything, it feels more sturdy and planted on the road, yet retains the nimble, agile handling characteristics we’ve come to expect from this model over the years. The latest 3 not only matches and improves upon the model’s great road manners – it is much, much quieter than any 3 model to go before it. The 2.5-litre four-cylinder engine is basically borrowed from the bigger Mazda6 sedan – but it mates happily with the smaller, lighter 3 hatchback and sedan conf guration. It’s an impressively quiet and smooth powerplant, with mid-range torque and responsiveness particularly endearing. That doesn’t necessarily make this a particularly fast proposition – it’s adequately quick without setting any benchmarks – but the added power does make the SP25 a noticeably easier, more enjoyable car to drive. While the SkyActiv two-litre engine of the entry-level 3 models is more than adequate, the additional torque and instant acceleration of the SP25 is a welcome addition. That torque, too, helped make the six-speed manual version we tested an easier proposition.

[ The SP25 also offers an upgraded level of specif cation at a stillaccessible price – a tick over $25,000 for the entry-level variant. There’s also an SP25 GT ($30,590) and f agship SP25 Astina ($36,190) – reviving a nameplate familiar to buyers of the old Mazda 323. We drove the cheapest of the three SP25 models on offer, with an asking price of $25,890 for the six-speed manual (a six-speed dual-clutch auto is $2000 extra). Ours also came f tted with a $1500 ‘safety’ option that adds blind-spot warning system, a frontal collision avoidance system and rear crosstraff c alert – all well worth the asking price. Like its big-brother Mazda6, the 3 is a fetching machine with glorious lines and perfect proportions. Inside, too, it’s thoughtfully laid out with a minimalist approach to dials and controls. Nothing particularly fancy, it just works with an absolute minimum of fuss. Finishes are f rst class, with the possible exception of the instrument panel, which drew our criticism when

we drove the standard Mazda3 as well. It’s a bit pokey in our view. The SP25 is a little thirstier than the regular 3 – 6.5 litres per 100 kilometres in manual guise compared to 5.8 for the two-litre SkyActive – although that’s a small impost for the substantial extra performance. Those numbers are enhanced by Mazda’s clever i-Stop system which shuts down the engine while idling at traff c lights. One feature of the 3 that didn’t win our admiration was the

‘enhanced’ smart-key system that recognises the proximity of the driver and unlocks the doors with a beep each time you approach the car. I’m not sure how enhanced the system is – having fallen foul of it by locking my keys in the car. In what must surely be a design fault, the system recognised the smart key in my bag as I approached the vehicle and unlocked the rear hatch. However, when I absentmindedly threw my bag into the back and slammed the hatch, the car automatically re-locked itself. Happily, though, the incident gave us the chance to test f rst-hand Mazda’s roadside assist service. Despite it being on a Sunday afternoon, our distress call was answered immediately and a roadside service man arrived barely 15 minutes later. Five minutes after that we were on our way. That helped ensure the incident didn’t sour our week in the SP25 – which would have been a pity given how much we otherwise enjoyed the car. Small car. Big engine. Maximum enjoyment.

TOUGHER TEST, SAFER DRIVERS

Queensland’s new driver licence test has shown a 15 per cent increase in the fail rate following a new focus on high-risk manoeuvres and zero tolerance to speeding. Transport and Main Roads minister Scott Emerson says the new practical test is being piloted across seven sites in Queensland. “As part of our strong plan for a brighter future we are working to make our roads safer and the new test is part of that plan,” Emerson says.

“Speeding and not safely completing high-risk manoeuvres, like merging at high speeds, were among the main reasons learner drivers failed the new test. “We make no apologies for being tough on our approach to speeding in the new test, particularly given it contributes to more than one in f ve road deaths in Queensland. The former test allowed drivers to speed at least twice and still pass. “It also made sense to emphasise manoeuvres like merging at higher speeds and turning across oncoming traff c given a high number of crashes involving drivers aged 17 to 24 occurred in these scenarios.” It is the f rst time in 15 years major changes have been made to the Q-SAFE driver tests. The pilot is being carried out until July 25 and an assessment will follow before the program is rolled out to other centres. The licence reform is pat of the two-year Road Safety Action Plan.

Coffee-powered cars New research from the University of Bath suggests waste coffee grounds could be a fuel of the future. According to the study, waste produced from the average coffee shop – about 10 kilograms a day – is able to produce about two litres of biofuel. While it is unlikely to become a source of fuel we can all plug into, researchers suggest that coffee biodiesel has the potential to be produced on a small scale by coffee shop chains to fuel delivery vehicles. Becoming a landlord If you’ve f nally taken the plunge and bought your f rst investment property, there are a few things you need to know. Here are the basics to maximise your return on investment and ensure you – and your tenants – have a positive rental experience.

GOOD MANAGEMENT

Leasing a property in Queensland is covered by the Residential Tenancies and Rooming Accommodation Act 2008. If you choose to manage your own investment property you will need to fully know and understand your responsibilities under the act and adhere to them. Using the services of a professional property manager will cost you a small portion of your rental income, but it will save you a good deal of time (and hassle) over the course of your tenancies. If you do appoint an agent, choose one who is experienced and well respected in the local area. Establish good communication with your property manager early in the relationship.

SUPPLY AND DEMAND

Rental demand on the Sunshine Coast tends to be quite high, so you should have a reasonable pool of prospective tenants. Your property manager will help you set an appropriate weekly rental amount – you can look at what similar properties in the area are renting for as a guide. Your property manager will conduct inspections and accept tenancy applications on your behalf, and will be able to narrow these down to a shortlist based on your criteria. It’s best to keep a professional distance between yourself and your tenants (popping around uninvited is def nitely a no-no), but when they f rst move in, a short note introducing yourself and welcoming them to the property is a nice touch. Your tenants are more likely to respect and care for your asset if they know you value them too.

INSURE YOURSELF

You should have a standard home building and contents policy for your investment property, but if you will be renting it out you also need to take out landlord insurance. This can protect you against intentional damage to the property and also your tenants’ failure to pay rent – which can be crucial, considering you will still need to be make mortgage repayments if this happens.

SETTLE IT NICELY

From time to time issues will arise during a tenancy. These can include missed rental payments, damage to the property or maintenance disputes. While it’s important

to remain sensitive to your tenants’ situation, any missed payments should be addressed immediately – make sure your agent keeps you up to date on any arrears and the steps taken to get payments back on track. For any other issues, try to see the situation from the tenants’ point of view – it may seem as though they are being picky, but a broken door jamb or window seal could be a potential security or health risk for them. If you cannot resolve a dispute simply, refer to each party’s rights and responsibilities under the act or consult the Residential Tenancy Authority for advice.

LOOK SHARP

Your property manager should be inspecting the property every three to four months to ensure your tenants are keeping it in reasonable condition. You can request your agent send photos of the property or that you accompany them on their routine inspections. Inspections must be carried out for set purposes (for example, a routine inspection under the act) and after an appropriate period of notice, so you can’t just turn up and expect your tenant to let you in. Some landlords are overly suspicious of tenants and want to catch them leaving the property in a mess, but try to avoid this attitude, as it will only cause you unnecessary stress – local property managers report that the vast majority of tenants look after properties as if they were their own.

REGULAR REPAIRS

As a landlord you are responsible for keeping the property and inclusions in good repair, and must adhere to any legal health and safety requirements. You may baulk at regular maintenance costs, but a wellmaintained property is much more likely to attract quality long-term tenants, and if your tenants do move on in the future it will be easier to re-let a property that is in good condition both inside and out. Your tenants should advise you of any required maintenance in writing at routine inspections, but if the property requires an emergency repair – such as a burst water pipe or electrical fault – you will need to pay a tradesperson to attend to this immediately. Your property manager should facilitate this for you.

CONSERVATION AT CALOUNDRA SOUTH

T

he first of many grassroots community rehabilitation projects at Caloundra South is underway as a result of funding from Stockland and the State Government’s Healthy Country program. Stockland is investing $100,000 over the next f ve years for community-led rehabilitation and conservation projects on the Caloundra South site. The f rst Caloundra South community initiative involves the rehabilitation of a pocket of land, referred to as Little Italy due to its distinctive shape resembling the famous ‘boot’ of Italy. The site borders Bells Creek on the eastern side of Caloundra South and includes a local f sh ing h ole. Little Italy will be fenced off with more than 700 metres of solar-powered electric fencing to prevent cattle accessing and degrading Bells Creek and allow for the regeneration of 50 hectares of the property. The site will then be rehabilitated with seeds from endangered species. This initiative will improve the water quality of Bells Creek, which f ows into Pumicestone Passage, and will serve to protect and enhance the habitat of the endangered water mouse. The rehabilitation work will be co-ordinated by SEQ Catchments Ltd under the Caloundra South Community Stewardship program to identify and optimise community landcare opportunities.

Stockland funding will be used for f ora and fauna monitoring and the maintenance of rehabilitation projects identif ed by the Caloundra South Community Stewardship program. SEQ Catchments chief executive off cer Simon Warner says the initiative is a great opportunity to partner with Stockland and community organisations to improve waterway health and the ecological integrity of the Bells Creek and Pumicestone catchments. “This demonstrates a step towards encouraging wise stewardship from the outset of development projects. The collaborative approach is to be commended and will optimise the long-term outcomes for the community and our natural assets,” Warner says. Stockland’s Kingsley Andrew says, “Little Italy is the f rst of many community rehabilitation projects planned for the site and I’m very excited the site’s rehabilitation is underway, well ahead of the schedule laid out as part of the project’s environmental conditions. It’s great to see such positive engagement and support from so many local community-based environmental groups.” Sunshine Coast Council division one councillor Rick Baberowski has applauded the initiative and welcomed Stockland’s funding commitment towards the commencement of rehabilitation work.

Well, a mega swell looks like it is about to hit Indo. South Sumatra is expecting 15- to 18-foot on the f rst day the swell hits at 19 seconds! OMG! My friend has now turned a lighter shade of grey as this coincides with the f rst day of his trip. He might have to sit back with some Bintangs and watch the f oggings! There is something a little addictive about watching someone go over the falls, providing they are okay, of course. Everywhere through Indo is looking good. Okay, back to reality. Looks like it could a bit of fun so head up north from Peregian to Sunshine and f nd your own bank. Good conditions are predicted. Maybe even A Bay, but remember the zinc (wink)! Pack the mal and stand-up too as everything might be on offer. Have some fun and be cool to your fellow surfers!

ESTUARY: Mangrove jack is still about in the warmer waters in Coolum, Petrie and Eudlo creeks with lures and live baits the go. Some honker whiting are taking yabbies on the drift past Goat Island and down to Cotton Tree. Sand crabs will be working down from Bli Bli. Catch f athead on plastics under the high rises in the Maroochy River. SURF: Low-tide gutters are producing tarwhine, sand whiting and f athead from Mudjimba to Pincushion using yabbies, pippies and worms. A few tailor are around the Maroochy Bar just after dark. Find queen f sh off the rocks at Coolum. OFFSHORE: The close-in reef of Coolum, Gneerings and Currimundi will be working well for mixed-reef f sh with dawn and dusk the best. Pillies or squid will return better quality. Check the Barwon Banks for pearlies, rosy job f sh and squire. The secret is in the berley – if you don’t use it you won’t get the required results. FRESHWATER: Lake Baroon has been popular for families with a barbecue and a quiet f sh with most bass and spangled perch returned to the water. Lake Macdonald hasn’t the volume of f sh of the bigger impoundments, but will always return a bass or golden perch on medium diving lures, with red and black preferred.
