hat’s your dream holiday destination? A punt along one of Venice’s picturesque waterways in a gondola? How about the famous trek to the ancient city of Machu Picchu? Or perhaps a stroll along the Champs-Élysée while eating a croissant is more your thing? If I had a magic lamp, I’d be wishing for an extended break in New York, a city that has long been on top of my wish list but one I am yet to visit. I have been lucky to travel to some pretty special places in the world, but my ‘to-do’ list is much longer than my ‘been-theredone-that’ list. Sigh. Anyway, winter has well and truly set in, and if you are like me, you might be dreaming of far-away lands. We live in a holiday destination, but it’s also good to take a break from the Coast. If you are in the holiday-planning mood, Jarna Baudinette is here to help. She has been on the case to f nd exotic destinations from around the world – and a couple closer to home. Head over the page to start planning – or simply dreaming – of your next travel destination. We must be in a bit of a holiday mood here at My Weekly Preview – MWP publisher Anar Higgins shares his thoughts on one of his favourite cities, Las Vegas. He reckons you don’t have to set foot into a casino to have a fabulous time in Sin City. Find out why over on page 22. If holidays are the last thing on your mind because you’re saving to buy your f rst home, head over to My Property Preview. As well as property-related news and homes for sale, our MPP cover story is all about the challenges f rst-home buyers face, and what they can do about it. Jemma Pearson Bon voyage!

EXOTIC TASTE
Need a holiday but don’t know where to go? Skip the usual tourist favourites for an experience that’s off the beaten track. Whether you seek adventure, scenery, relaxation or thrills, Jarna Baudinette has got a destination for you.
THE WAVE, ARIZONA Anyone who’s been to the Grand Canyon will tell you it’s a must on any visit to the USA. Just a few states over you’ll also f nd The Wave, a stunning series of U-shaped rock formations eroded into Navajo Sandstone from the Jurassic age. The Wave is near the Arizona-Utah border and is accessed via a rugged hike; the location is a favourite with nature
photographers, especially after rain, which creates stunning mirror-like pools on the formation’s lower surfaces. You can’t just turn up though – the US Bureau of Land Management grants just 20 day-access permits each day. These are allocated via a lottery system, with 10 released in the weeks before and 10 the day before.
NORTHERN LIGHTS, ICELAND
CAMINO DE SANTIAGO, SPAIN Adventure lovers the world over f ock to Europe each year to walk the Camino de Santiago, or Way of Saint James, an 800-kilometre pilgrimage between Saint-Jean-Pied-dePort, a small village in the Pyrenean foothills of south-west France, and Santiago de Compostela in north-western Spain. Not for the faint-hearted, the track is renowned for its physical and mental challenges, [ 8 ] MY W EEKLY P RE VIE W \ J ULY 4, 2014
8.indd 1
but also for the sense of spiritual and emotional renewal many travellers feel on completion. The trek generally takes between 30 days (for very f t walkers) and 40 to 45 days (for more leisurely walkers). Travellers can choose to walk or cycle solo, in small groups or as part of a larger tour, and are granted special Pilgrim’s Passports which allow them discounted access to cathedrals and other sights along the way.
Anyone who has seen the 2013 f lm The Secret Life of Walter Mitty will have marvelled at its stunning Icelandic backdrops. While the Nordic island may not be at the top of many tourists’ lists, those who have visited the country say it boasts some of the most breathtaking and pristine landscapes in the world. A big attraction is the Aurora Borealis (more commonly known as the Northern Lights), a series of luminous green streaks that appear across the night sky as a result of tiny particles interacting with the atmosphere in the Earth’s magnetic f eld (trust us, it’s pretty). The Northern Lights
season is from September to April, and while it can be a f ckle phenomenon, there are plenty of tour operators and forecasts available to ensure international visitors have the best possible chance of seeing the lights. If you can’t make it during the northern winter, never fear – there are plenty of other attractions on offer including geothermic pools, Nordic horse riding, whale and bird watching, and caving. You can even visit Eyjafjallajökull, the volcano that erupted in 2009 and closed most of the airports in the northern hemisphere. Just don’t get too close. M Y W EEK LY PREVIEW.C OM .A U

KERALA, INDIA The home of the centuries-old practice of Ayurvedic medicine, Kerala is a small state at the south-western tip of India and is popular with tourists seeking a relaxing, holistic health retreat. Declared one of the ‘10 paradises of the world’ by National Geographic’s Traveller magazine, its natural landscape boasts plenty of variety including beaches, lakes, a network of more than 40 rivers, tropical forests, stunning mountains and waterfalls. There
TRANSYLVANIA, ROMANIA are temples, museums and historical sites to visit, but Kerala is also renowned as a relaxing hideaway, where you can escape routines and activity in favour of massages, Ayurvedic treatments and delicious local cuisine. Many tourists choose to visit in monsoon season, from June onwards, when the rains bring out the vivid green beauty of the landscape and the climate cools down from the usual 35 degrees to a more temperate 25 degrees.
The undead are a common feature of pop culture these days, and vampire buffs looking to blend fantasy and history can take a trip to Transylvania, a historical region in central Romania bounded by the Carpathian mountain range. Transylvania is the setting for Bram Stoker’s 1890 novel Dracula, and its stark mountains, gothic architecture and imposing stone castles make it a vampirelover’s dream. It’s also a
historically signif cant region and one of Europe’s hidden natural treasures. Several tour companies host vampire-themed holidays in the region, including nights spent in supposedly haunted castles and appearances by the Count himself. But you can also take a more romantic drive through the picturesque countryside, staying at small bed and breakfasts or farmhouses, meeting locals and exploring quaint wooden churches.
NORTHERN TERRITORY, AUSTRALIA Many Australians have never visited the heart of our own country. The Northern Territory is a diverse destination, with Uluru and the vast desert in the south, the rugged gorges and teeming waterfalls of Katherine and surrounds in the centre, and the lush rainforest and rugged coastlines of Kakadu and Arnhem Land in the north. Nature, wildlife and myriad outdoor activities are a focus; most importantly, NT is a rich site of Aboriginal culture and heritage. Meet with local indigenous guides to learn about the stories, artwork and traditions of local Aboriginal people and remember to check the cultural sensitivity of any self-guided excursions or trips you have planned – for example when you visit Uluru (go at sunrise or sunset to admire the vibrant colours of the sky), respect the wishes and customs of its traditional custodians by enjoying a walk around the base rather than climbing. continued over>

HINCHINBROOK ISLAND, QUEENSLAND
GREAT BLUE HOLE, BELIZE An abundance of marine life makes the small Caribbean nation of Belize one of the world’s most popular diving locations. The Great Blue Hole is a submarine sinkhole – in layman’s terms, a vertical cave that extends much deeper than the surrounding sea f oor – around 70 kilometres from the mainland. And at 300 metres
wide and 125 metres deep, it was declared one of the world’s top 10 diving spots by famous French marine explorer Jacques Cousteau. With English the off cial language, Belize has a thriving ecotourism industry and is also renowned for its f shing, boating, rafting, kayaking and hiking.

Dissatisf ed with your current super fund?
Queenslanders looking for a completely unspoiled camping experience can travel to Hinchinbrook Island, the largest island on the Great Barrier Reef. It’s separated from the Queensland mainland by the narrow Hinchinbrook Channel opposite Lucinda, a small town around 140 kilometres north of Townsville. The island is renowned for its diverse range of habitats including mist-covered mountains, lush rainforests, pristine lagoons and sandy beaches. You can travel
to the island by water taxi or private vessel, but once you get there you’re on your own – you’ll need to take your own food, drinking water, camping equipment and supplies such as sunscreen and insect repellent (and watch out for stinging jellyf sh and crocodiles). Access to some areas of the island is restricted and you will need to apply for a permit and notify off cials of your visit, but it’s worth it to experience the unspoiled beauty of the Queensland tropical landscape.

Is your back getting on your nerves? According to a recent Chiropractors Association of Australia report, back pain affects 2 million Australians each year.
“The problem occurs if the stressful situation is not temporary and our bodies can’t get out of this physiological state.”
“This is such a widespread problem that impacts us all.” Says Dr David Hendrey, Chiropractor from Lake Kawana. “When one person in the family is suffering, everyone else gets affected. The cost is pain, decreased productivity and increased stress is enormous”.
“Chiropractic work can’t reduce the cause of the stress for you, but it can release the tension building up in your body”
With 19 years of clinical practice and 9 years as a CAA board member Dr Hendrey has gathered extensive experience and knowledge. “Sadly I have noticed an alarming trend is the last 5 years with stress becoming a major cause of irritation on the spine and nerve system. When we are under stress, the hormones cortisole and adrenalin are released, causing increased heart rate, respiration rate, our nerves get pre-excited and our muscles get ready for a fight or flight response. At the same time our digestive system, our immune system and reproductive system are temporarily down-regulated or in layman’s terms: reduced in function while all our bodies resources are channelled into fighting off the stressful situation.” MY W EEKLYPREVIE W. “Your spine is an engineering masterpiece, with 24 movable bones joined together with ligaments, muscles and discs. The unique shape of the bones of the spine allows protection to the spinal cord. Unfortunately the spine can begin to tighten and stiffen up thru poor posture, injuries and accidents or even stress,” he says. Hendrey Chiropractic on Lake Kawana is situated overlooking the beautiful Lake in the Private Hospital building. The centre has the latest diagnostic equipment using Direct Digital X-ray equipment, and Digital postural examinations. “Our patients love the fact that we have invested the money and they don’t need to go anywhere else to have an accurate look at the condition of their spinal system. After all when you can see exactly what is wrong, it makes treatment more specific.”
A common question that we hear all the time, is “How do I know if I have a spinal problem?” the common indicators we see every day are: Back aches and pains Headaches and sore necks Leg and arm pains Postural problems Stiffness and tension Whiplash

RUNNING FOR ‘MURWILLUMBAH MARK’S’ LIFE
Tracey O’Connor is running the Great Australian Outback Marathon to raise money for a man she saved.
n outback marathon is turning into an event with a purpose for one Sunshine Coast woman. Tracey O’Connor has started a personal crusade to raise money for a man she barely knows after saving his life in a cycling event on the Tweed seven weeks ago. O’Connor, who owns Assist First Aid, was working as a f rst aid liaison at the Battle on the Border Cycling Festival when she was f agged down by a local farmer. She says the farmer thought he had heard a voice and, pointing to a cliff, said there
A
might be a cyclist down there. So she headed down the steep embankment and found the farmer had indeed been right and it was clear the cyclist had life threatening injuries. “He was lucky that the farmer heard him,” O’Connor says. While she never at any point thought the man, whom she has dubbed ‘Murwillumbah Mark’, was going to die, she knew his condition was serious. His injuries included two breaks in his femur, a shattered pelvis, fractures to the spine and broken ribs. “He really seriously thought he
was dying and I happened to be the f rst person on the scene,” she says. Murwillumbah Mark is still in hospital and she says he is likely to be there for a while yet. But his serious injuries have inspired her to run for a cause. She was already in training for the gruelling Great Australian Outback Marathon but has decided to raise money for Murwillumbah Mark in the process. She says it is still too early to know what the medical expenses will amount to and how much his insurance will cover, so she doesn’t know how, if any, money he needs. But she wants to contribute and help out and says if he doesn’t need the money he will give it to his charity of choice. She is asking people to donate $1 per kilometre she runs ($42 for completing the marathon) and has already raised more than $1000 and is hoping other people will back her. O’Connor says it’s not about the money but about people caring. She’s hoping the event might lead to something down the track that raises money for locals who are injured while playing sport. O’Connor will run the marathon in central Australia on July 26. To learn more or to contribute money visit mycause. com.au/page/77701.

I train early, go to class, go home for a rest and head back for training in the afternoon. Wallace, of Shelly Beach, is also looking forward to racing at her second Commonwealth Games. “I’ve had a few hiccups in preparation, injury-wise, but you know me – I don’t let anything get in the way,” she says. “I’ll be going into my main event, the 200 metre breaststroke, as mentally prepared as ever and aiming for that podium f nish.” Both also have a f rm eye on the Rio Olympics in 2016.
Two University of the Sunshine Coast students will be sporting Australian colours when they head to Glasgow this semester break to compete in the Commonwealth Games. Blake Cochrane, 23, and Tessa Wallace, 20, will compete in swimming events at the Games, to be held from July 23 to August 3. ANTICIPATING EL NIÑO WIN News weather presenter and meteorologist Hannah McEwan has the lowdown on El Niño. El Niño is a highly talked about weather event that occurs naturally in our climate system. Many people have heard the term but don’t know what it means for them. The development of an El Niño event is quite technical, so I’ll break it down into plain language. During an El Niño event, we generally see drier conditions across northern and eastern parts of the country. This is due to the western Pacif c Ocean and seas north of Australia being cooler than normal, which causes a reduction in cloud cover and rainfall. GLASS HOUSE MAKEOVER Improved rock-climbing facilities, more walking trails and increased cycling, horse riding and canoeing networks are on the cards for the Glass House Mountains National Park. National Parks and Recreation minister Steve Dickson says the new project will boost recreational opportunities and grow tourism for the region. “From now until mid-2015, our focus is on reopening the routes to the peaks of Mt Beerwah and Mt Tibrogargan
It means our daytime temperatures are generally warmer than normal as there is more sunlight. While most major droughts in Australia have occurred during El Niño conditions, widespread drought is not guaranteed. El Niño events generally start in autumn, develop further in winter and spring, decay in summer and then end in autumn the following year. El Niño normally lasts for a year, but can be shorter or much longer. The development can be quite irregular, however generally they occur every three to f ve years. The last El Niño was in 2009 and 2010 but the overall effect on Australia was weak. The latest climate outlook for the next three months states that for most of Queensland, temperatures are going to be warmer than average and rainfall will be below average, indicating the development of an El Niño event by spring.
and investing in relevant safety signage to highlight the risks,” Dickson says. The project will include a multi-use trail from Beerburrum township to the Trachyte Circuit in the Mt Tibrogargan section, including mountain biking trails. After the initial phase, new visitor facilities at Mt Tibrogargan and Mt Beerwah will be constructed as well as better links between the peaks and local accommodation and trail networks will be expanded.

7 Reasons We Don’t Succeed Success means different things to different people but let’s assume success to be the achieving and maintaining our goals. Most of us have an understanding of what has to be undertaken to achieve our goals but knowledge and understanding (i.e. talking about it vs. DOING it) are not the same thing. As Financial Advisers, we meet lots of every day people who have achieved extraordinary things due to their own ability to stay the course and finish what they started. On the flip side we all know folk that have been given every opportunity, but just never get ahead.
So, Why Don’t We All Succeed? 1. We don’t finish what we start. 2. We don’t get uncomfortable enough for long enough.
3. We want instant (or rapid) results. 4. We lose motivation. 5. We lack clarity about what success is for us - it’s hard to create what we can’t define. 6. We have no accountability system. 7. We spend our lives waiting for the right time. Wayne Bennett once allowed rare access to his team’s dressing room before a big match. The main thrust of Wayne’s speech pre-game? “The first battle is between your ears”. In other words, IF you get your thinking right, you can win the game.

Faster food, please
It seems Australians want their fast food faster if a survey by tech start-up Shift8 is anything to go by. The franchise point of sale specialist says Australian food retailers risk losing valuable customers and being outsmarted by the competition if they don’t embrace new mobile sales technology. The survey results found only 25 per cent of quick service restaurant operators are geared up for mobile sales, although customers increasingly rely on their smart phones to shop. Nearly one third of customers say queuing to order food is the biggest waste of time when eating out, while a further 41 per cent dislike waiting for food once it has been ordered and 10 per cent resent waiting too long to pay at the end of a meal. Shift8 co-founder and director Jonathon Britton says many QSR operators are losing out by overlooking the value of mobile

Tech revolution to hit public sector
point-of-sale systems. “Online ordering and queue busting are two key benef ts of mobile POS, both of which take pressure off employees in-store and allow for an improved customer experience,” he says. “Commercially, being able to transact from anywhere within the premises means greater staff eff ciency as employees don’t have to repeatedly go to a central terminal to input payments and orders.”
We all know technology is inf ltrating most aspects of our lives. But a new Deloitte report on digital disruption predicts Australia’s hospitals, universities and other government services will have to wrangle with the transition to the digital age in coming years. Sectors such as health, transport, post and education will start to feel the spread of digital technology in the next three to four years, Deloitte Access Economics director John O’Mahony says. While it won’t be as sudden as some areas of the private sector, he says digital development will eventually change the way these non-market bodies operate. In health, new services such as recently announced Apple’s HealthKit app, online prescription pharmacies and electronic medical records could change the way we keep well. For universities, he says traditional campuses may have to battle with the rise of online tertiary courses.
Meanwhile, the decreasing demand for snail mail will continue to challenge Australia Post’s traditional purpose – we are already hearing that mail delivery might be reduced to a few days a week. But unlike businesses, public bodies don’t have the imperative of a bottom line to force them to adapt, Deloitte Digital’s Frank Farrall says. Unsurprisingly, the report also conf rmed digitalisation had hit retail and media companies fast and hard. AAP

MWP publisher Anar Higgins shines a new light on one of the world’s most famous glitter strips – Las Vegas – and discovers there’s more to see and do than meets the eye.
A
merica can be a crazy place for the Australian tourist, but the king of crazy has to be Las Vegas. Sure, it does not show you the ‘real’ America. It’s a huge glittering tourist trap in the middle of the desert designed to empty your pockets. But it does it so very well. Without a doubt, it’s one of the best glittering tourist meccas of its kind in the world – and therein lies its charm. After three weeks in the glitter strip we were exhausted. We had fun and not ordinary fun – imagine being 21 again, knock yourself out, that kind of fun. Before we left, people kept saying, “I didn’t know you were a big gambler.” I’m not. I go to Vegas for everything else it has to offer. It’s hard to describe Vegas. The scale of the buildings, the over-the-top opulence, the attention to artistic detail cannot be compared to any other city I have seen. When the casino you’re staying in can take up a few city blocks, just walking next door can be a mission. Walking is something you

do a lot in Vegas. Although there are plenty of taxis and buses if you want a reprieve. The best thing about Vegas? All the options. You can do so many things without even leaving the Strip, but there’s plenty to see further af eld. The Grand Canyon, Valley of Fire and Red Rock Canyon can all be accessed easily from Vegas. Don’t leave town without seeing the Grand Canyon – one of the world’s natural wonders. We spent a day at the Valley of Fire on quad bikes and accidently booked the adrenalin tour (this means riding f at out with a bunch of maniacs) instead of the more sedate scenic tour. But it was a blast. My f ancée turned out to be one of the maniacs, but fortunately she stopped and waited for me to catch up – sometimes. Yes, we got engaged when we were there. Vegas can be very romantic. Speaking of adrenalin, if you want to f re high-powered weapons, Battlef eld Vegas takes the cake. A military Hummer picks you up from your hotel and takes you to the complex, which has an impressive collection of military vehicles on display. You can shoot anything from an AK-47 to a sniper rif e in a very safe, controlled environment. It was so much fun we went back twice. Top shows are on every night on the Vegas Strip. Everything from rock concerts to Cirque du Soleil shows, to top comedians like Jerry Seinfeld or Carrot Top (special shout out to that guy, he is hilarious).
We attended a show every second night in Vegas and every other night was party night. One tends to play hard with this many distractions at your f ngertips. Alcohol is ridiculously cheap in some venues – think $2 margaritas and $3 Coronas. If you like the bar scene, Coyote Ugly (made famous by the movie) at the New York New York casino is a must. The Voodoo lounge at the Rio Casino has amazing views. While you sip cocktails and take in the views from the rooftop club, you can also watch some crazies take the f ying fox from one end of the building to the other, 50 stories up. The Stratosphere at the other end of town has a revolving top-f oor restaurant, where you can dine while bungy jumpers f y past your window. Then there’s the shopping. It’s insane. You may never see your wife again – you have been warned. My favourite purchase was a soft sheepskin leather jacket for just $200. The Boot Barn opposite the South Mall has beautifully crafted American- and Mexican-made cowboy boots at great prices. Food and dining is great value in Vegas. We stayed at the Luxor, where you can buy breakfast, lunch and dinner at the buffet as a $35 package. The more upmarket buffets like the Bellagio cost about $10 more per meal. Would I go back again? Absolutely, can’t wait.
tips: > While Vegas caters for kids, it’s really an adult destination. > Shop around – deals can vary dramatically from store to store. > You get better hotel deals online than direct from the hotel (four-star for as little as $40 a night). > Some casinos charge an additional ‘resort fee’ to use the facilities. > The deals for shows and tours are best bought from ticket vendors on the Strip. > For a tailor-made experience consider hiring an SUV and driver. > Try to stay near the centre of the Strip – it will save you a lot of walking. > You can buy a 15-day bus pass for $35 or pay $8 a day.

] THE WEEK THAT WAS
RUSSIAN THREAT TO AUSTRALIAN LNG?
Justin Scattini is from Ord Minnett in Buderim
hina and Russia have signed an agreement for Russia to supply China with 38 billion cubic metres per year (bcm/year) of gas via pipeline for 30 years. Supply could be boosted to 60bcm/year over the period of the contract. The gas would be supplied via two pipelines entering north-east and north-west China. Supply is expected to start by the end of 2018 once the pipelines are constructed. An amount of 38bcm of gas is the energy equivalent of around 26 million tonnes of liquef ed natural gas (LNG). This is the annual output
C
of the existing north-west shelf joint venture LNG project in Western Australia, or the projected output of the three LNG plants being built in Gladstone. Over 30 years, this will add up to 780 million tonnes of LNG, a large amount in anyone’s terms. China’s natural gas usage was around 130bcm in 2011, up from 50bcm in 2005, and equivalent to 17 per cent per annum compound growth. The Australian Bureau of Resources and Energy Economics expects demand will reach 240bcm by 2015 and 300 to 350bcm by 2020. The 38bcm/year will therefore be about 10 to 15 per cent of Chinese demand when the Russian supply comes on line in 2018, and will represent about 20 to 30 per cent of total imports of 120 to 170bcm/year. The China/Russia deal is large, but the Chinese market is much larger still. In 2015, gas use will only account for less than eight per cent
of Chinese energy requirements, compared with an average of 24 per cent in OECD countries. It is feasible that Chinese demand will continue to exceed supply. Chinese authorities will be mindful of energy supply security and aware of previous problems with Russian gas supply to Europe and its neighbours. We therefore believe China will continue to source energy from a wide range of countries and in various forms (gas, coal, uranium, etc). Accordingly, we don’t see this Russian pipeline deal as a threat to continued growth in LNG exports from Australia (or from North America or elsewhere, for that matter), which is good for companies like Santos and Origin Energy. Sunday, July 6 QUINOA (pronounced keen-wah) You’ve probably seen quinoa popping up on a lot of menus recently. Quinoa is a seed from the chenopodium or goosefoot plant, but is often cooked like a grain. It is high in protein, fibre, iron and B vitamins, has a low GI and is gluten free. However some research suggests it does have ‘gluten like’ proteins that can cause immune reactions in those with coeliac disease or gluten intolerance.

Toyota Corolla turns a new corner WORDS Peter Atkinson
D
ependable. Reliable. Enduring. Unstoppable. Look up any of these words in the dictionary and you’ll probably f nd a picture of a Toyota Corolla. Japan’s world-beating small car has held an almost unassailed place on the global automotive stage for nearly 50 years. First launched in 1966, it has registered an incredible 40 million sales – more than any car in history. At least 1.25 million of those have been in Australia and I’d wager some of the f rst models sold way back in 1967 are still on our roads. Toyota claims more than 26 million Corollas remain in service around the planet – an extraordinary record. Last year, the Corolla was Australia’s best-selling car – the f rst time a Toyota had achieved that status, although the mantle is likely to pass this year to the better, slicker, prettier Mazda3. But the Corolla still retains a huge core of loyal, rusted-on fans, many of them f eet and corporate buyers enamoured of the Corolla’s incredible reputation for cheap, trouble-free motoring. Its sales appeal has been given a fresh boost with the recent arrival of the new Corolla sedan, the f rst time the car has been offered in non-hatchback form in almost three years. It can be had for as little as $20,740 plus on-road costs – a touch dearer than the base-model hatch equivalent – bringing it into play for the majority of
those whose budget and motoring requirements f t the small-car mould. It will be offered in three variants: entry-level Ascent, mid-range SX and the top-end ZR, which unlike its cheaper siblings, can only be had with a self-shifting transmission. All Corollas come with a 6.1-inch colour LED touch-screen with Bluetooth connectivity, USB and iPod inputs. SX and ZR models add a Toyota Link system allowing smartphones to link their apps to the system, effectively enabling internet connectivity via the screen. This latest Corolla has grown by 100 millimetres in its wheelbase, creating more interior and cargo space, yet its centre of gravity has been lowered to produce improved handling. We drove the f agship ZR. At $30,000 it is possibly not the best-value machine in this segment,
HONDA
nor is it the slickest or the best to drive. But it does all three competently enough to still present a convincing case to those for whom Toyota’s reputation for practicality and dependability is a key selling point. We’d be very happy to have a Corolla sedan in our household, if not for me, then certainly for my teenage son. It’s the perfect balance for a young driver – acceptable performance, ease of driving, and predictable handling and acceleration. It’s about as rock-solid as any car can be at this price. It combines a crisp 1.8-litre four-cylinder engine that delivers a useful, if not dynamic, 103 kilowatts and 173 Newton metres. Our test machine was driven through Toyota’s smooth self-shifting Multi-drive constantly variable (CVT) transmission – one that matches well to the continued page 32>

<from page 30 engine and to the car’s personality. Toyota says the transmission differs from other CVTs because it features a torque converter – more like traditional automatics – reducing the sensation of the transmission ‘slipping’ at high revs. It’s a massive improvement on the ancient four-speed auto previously found in this model and allows the driver to take charge of the gear changes manually, but only via the gearshift lever rather than pretentious gearshift paddles. The Corolla doesn’t pretend to be a sports car. It does, however, deliver seamless acceleration, assured handling and
braking and a smooth, quiet ride. Just as pleasing is its fuel-eff ciency – with an average thirst of just 6.6 litres per 100 kilometres in the automatic – which shades the manual version by almost half-a-litre. Our real-world test was conducted almost entirely within the city conf nes and produced equally pleasing results of 7.4 litres per 100 kilometres for more than 250 kilometres of urban running. On the open road it feels composed and very solid, with minimal intrusion from wind or road noise – so often the bugbear of smaller machines. Around town, of course, it remains nimble and easily manoeuvred, despite its growing dimensions. The Corolla sedan won’t just appeal to the f edgling drivers, either. It’s a surprisingly large machine with ample space for front and rear passengers, and a capacious boot more in keeping with a mid-sized or even full-sized machine. Inside,
the Corolla is relentlessly functional and thoughtfully presented. Instruments are clear and concise, including a digital speed readout as well as the analogue version. Our ZR model included satellite navigation in the centrally mounted display, which also hosts climatecontrol and audio settings. Even the entry-level model Ascent includes cruise control, reverse parking camera and parking monitors, as well as seven airbags and a full suite of electronic driver aids. The mid-range SX adds goodies such as 16-inch alloys, keyless entry and start and front-parking radar; the f agship ZR enjoys automatic airconditioning, rain-sensing wipers, LED running lamps, satellite navigation and leather trim, as well as an electric driver’s seat. Toyota says the ZR is $1000 cheaper than the Ultima it replaces, while the SX is $1500 cheaper than the old Ascent Sport. Even after almost 50 years, the Corolla continues to improve. And its popularity shows no sign of slowing down. The car is built in
no fewer than 16 production sites around the world, with one rolling off the production line every 27 seconds. That’s quite extraordinary, particularly for a car that’s made a virtue of being anything but.

Helping hands A survey has shown that young Australians believe friends and family could be the keys to home ownership.
Y
oung Australians say they’d consider buying a property with a friend or family member if it meant getting their foot on the property ladder. Independent research commissioned by Slater & Gordon Conveyancing Works has found more than a third of 18- to 24-year-olds, and just under a quarter of 25- to 34-year-olds, would consider buying a property with a friend. Those aged 45 plus were far less likely to consider buying with a friend but far more likely to consider buying a property with a family member other than a spouse.
Helping hand
Slater & Gordon Conveyancing Works Solicitor Robert Kern says in some parts of the country, young people are feeling the squeeze when it came to property prices. “Capital city prices increased by 10.9 per cent between March 2013 and March 2014 and recently the International Monetary Fund warned Australian homes were the third most expensive of 24 countries,” Kern says. “So it’s no surprise young people are willing to consider buying a property with someone other than a partner to get their foot in the door. That more of the baby boomers would consider buying with a family member probably ref ects the fact an increasing number of parents recognise their children are fast being priced out of the market and are willing to help them out.” While buyers in regions such as the Sunshine Coast don’t face the kinds of prices city-dwelling [ 34 ] MY W EEKLY P RE VIE W \ J ULY 4, 2014

buyers are seeing at open homes, many young people are still f nding it diff cult to take that important f rst step onto the property ladder. Buying with others and sharing that load seems to make a lot of sense.
Buyer beware
Kern says buying with friends or family members is becoming more common, but both scenarios could have drawbacks and it’s important that a contract provides for any change in circumstances.
“Down the track it’s quite possible one of the owners will want to sell or can’t cover the mortgage, or even just wants out of the contract,” he says. “That’s why it’s important you consider all of the potential scenarios up front and actually have mechanisms for one or both of the parties exiting the contract written into it. “Without them, the worst case scenario is that the Supreme Court will step in and appoint an independent trustee. This can be a stressful, long and expensive process, so some people choose
The research found: • 37.85 per cent of 18- to 24-year-olds and 23.65 per cent of 25- to 34-year-olds would consider buying a property with a friend. • Only 9.14 per cent aged 55-plus would consider buying property with a friend. • 60.75 per cent of 18- to 24-year-olds and 53 per cent of 25- to 34-year-olds would consider buying property with a family member other than a spouse. • 37.7 per cent of 45- 55-year-olds and 37 per cent of Australians aged over 55 would consider buying a property with a family member other than a spouse.
• 58 per cent of 18- 24-year-olds said they did not know the difference between joint tenants and tenants in common, compared with 48 per cent in the 45 to 54 age bracket and 45.5 per cent over 55. • 58 per cent of Australians said they would not feel conf dent working through the legal documents themselves when buying or selling. • 54 per cent of 18- to 24-year-olds, 52.4 per cent of 25-34 year olds, 57 per cent of 45-54 year olds and 64.5 per cent of those over the age of 55 said they would not feel conf dent working through legal documents themselves when buying or selling.

to include alternative dispute resolution avenues, such as mediation, in the contract as well.” Buying a property with family members can also present problems where common law rules apply. “For example, if there is a dispute between parents and children, the courts may f nd that it is reasonable to assume the property was a ‘gift’ in which case the parents could forfeit the funds paid towards the property to their children,” Kern says. The Slater & Gordon Conveyancing Works research also found more than 58 per cent of the 2000 Australians surveyed would not feel conf dent
While I think it’s great that young people are taking innovative steps to get into the market, it’s important they are protected
working through legal documents themselves and just over half did not understand simple terms such as the difference between joint tenants and tenants in common. “Buying a property is a huge commitment that can be complicated if you have an unconventional arrangement,” Kern says. “While I think it’s great that young people are taking innovative steps to get into the market, it’s important they are protected if circumstances change. “It’s a lot more diff cult to change a contract later than at the beginning,” he adds.

NEWS & VIEWS
REMEMBERING MORRIE
he staff at My Property Preview were very saddened to hear of the passing of Mooloolaba Real Estate marketer Morrie Bernhardt last weekend. Born in the Sydney suburb of Coogee in 1930, Bernhardt started his career in real estate as a teenager in 1947, working for LJ Hooker in Randwick. He made the move to Queensland back in 1983, working for Mooloolaba Real Estate,
T
where he remained for 31 years. Spending almost 70 years working in the one industry shows an incredible commitment to the industry, but Mooloolaba Real Estate principal Nigel Lucas says Bernhardt had plenty of other interests. “He owned various horses including Semper Prima, which won 36 races, and My Mink.” Lucas adds, “He was a life saver for Coogee Life Saving Club, a lifetime member of Randwick Rugby Union club and played rugby for Randwick when he was around 20 to 23 years. He also played cricket and knew the cricket commentator Richie Benaud from Coogee. He played rugby with Sir Nicholas Shehadie. He is also a life member of Mooloolaba Surf Club. “He had a Rolls-Royce from around 1972 to 1979 and was well known for driving this car to the races and Melbourne Cup.” Bernhardt is survived by son Brett Bernhardt and daughter Debbie Bernhardt.

ARIES [March 21-April 20] Are you annoyed that people aren’t behaving the way you want them to? Expect loved ones to be demanding and colleagues, clients or customers to be more defensive than usual. Cool compromise is the key.
TAURUS [April 21-May 21] Avoid being a gullible bull early in the week, when someone may try to pull the wool over your eyes. Stay alert. The more you dig your heels in and refuse to budge on Friday, the more frustrating the weekend will be. So be flexible and keep the lines of communication open.
GEMINI [May 22-June 21] Hey Gemini – thank goodness Mercury (your ruling planet) goes direct on Tuesday so communication, business, education and travel should all start to improve. If you take the time to communicate clearly with family and friends, you’ll reap the rewards.
CANCER [June 22-July 23] A creative project finally takes off, as Mercury moves forwards and your imagination soars. Friday’s sun/Pluto opposition exacerbates an existing problem in a relationship. Try not to take things too personally.
LEO [July 24-Aug 23] Lions can be a selfish lot, as you become self-absorbed with your ambitions, dreams and daily dramas. But, with the sun and Jupiter both jumping through your humanitarian zone, it’s time to finally roll up your sleeves and help those around you.
VIRGO [Aug 24-Sep 23] Your career gets a welcome boost, as Mercury moves forwards in your job zone. But don’t spend so much time looking at options that you lose motivation and momentum. Single Virgos – love and work are linked, as you view a colleague in a new light.
LIBRA [Sep 24-Oct 23] Neptune confuses issues early in the week so be careful you’re not viewing situations through rose-coloured glasses. Attached Librans – when it comes to goals, make sure you and your partner are on the same page. Saturday is super for socialising in beautiful surroundings.
SCORPIO [Oct 24-Nov 22] This week Pluto gives you an energy surge that increases your desire to be in charge. But, if you want to avoid power struggles and unpleasant dramas (especially on Friday) then stop trying to control others. Avoid the temptation to stew on grievances.
SAGITTARIUS [Nov 23-Dec 21] Positive aspects increase your generosity, plus your desire to help those around you. But, before you jump in, just make sure others require your assistance. If you are reckless with a close relationship, you could find yourself with a fractious friend on your hands.
CAPRICORN [Dec 22-Jan 20] Your perfectionist side is likely to go into overdrive this week, as Pluto amps up your obsession with perfection. The more you slip into control-freak mode, the more problems you’ll encounter. Calm, considered compromise is the smart way to go.
AQUARIUS [Jan 21-Feb 19] Be very clear in the way you explain things to a child, teenager or friend early in the week. Otherwise you are likely to get your wires crossed. The moon and Mars activate your restless gene so it’s time to travel, exercise, play sport or explore the great outdoors.
PISCES [Feb 20-March 20] Creative inspiration is high, but don’t get so carried away that you delude yourself and head into the realm of pure fantasy. Keep it real. Plus, with Venus and Mercury moving through your domestic zone, strive to make family relations as pleasant as possible.

SURF REPORT with MWP’s man in the water
Okay, J-Bay is just about to start and I reckon Jordy and Slater on perfect waves will be hard to stop! Let’s see how they go. Locally, Saturday should be the day with light SW winds and small waves. Head north or go south (to northern NSW). A few dolphins seem to be coming into play recently and that makes life pretty darn good. Peregian Beach – if you can pick the tide – will be the top of my list. Finally the wetsuit will have to be pulled out as the wind will make it a little chilly. And hey, you can even use the old-fashioned warming technique – if only someone told Todd Carney this. “In the wetsuit, not your mouth! Young crazy kids! I blame Bear Grills. Just sayin’! Be kind to your fellow surfers.
FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World
ESTUARY: Quality whiting are taking yabbies and live worms in the gutters off the sand f ats at Bli Bli. Find f athead and bream in the same areas on the drift. Bream, whiting and f athead will be just inside the Maroochy Bar. Estuary cod and trevally are around the motorway bridge pylons using lures and live baits. SURF: Catch dart and sand whiting on beach worms and pippies along North Shore. Queenf sh, jew and sharks are at Yaroomba. Catch bream and chopper tailor at Pincushion using half a pilly or baby blue pillies on ganged hooks. Mooloolaba rock walls are returning bream, some f athead and trevally on pillies. OFFSHORE: Most close-in reefs will be working for mixed reef f sh with the best results using pillies and squid, dawn and dusk. Barwon Banks should be f ring at night for pearl perch, snapper and moses perch with sweetlip and parrot during the day. FRESHWATER: Lake Macdonald is returning bass and togas on a mixture of f ies, lures and shrimps. Check all dams for signs indicating there is a blue-green algae problem at present.
