Editor’s letter

W

hat were you doing six years ago? Can’t remember what you did six days ago? I hear you, so perhaps this will jog your memory. Six years ago, Michael Phelps and Stephanie Rice were winning gold at the Beijing Olympics, New Orleans residents were preparing for Hurricane Gustav and in India, a burst dam killed at least 75 people and displaced two million more. Closer to home, Quentin Bryce was about to become our f rst female Governor-General and Malcolm Turnbull was soon to be leader of the Opposition. A month before, on July 11, the Apple iPhone was off cially released in this nation, and on a personal level, six years ago the younger Pearson couldn’t walk or talk (ah, the memories!). Oh and locals started reading a little magazine called My Property Preview. Yes, on August 15, 2008 My Property Preview f rst hit the streets. We’ve all grown a lot since then – both in terms of the staff who work on it and the magazine itself. It’s been great fun to look through early issues and see how much has changed. Looking to the future, a big change that’s on the horizon is the water park they want to build in Glenview. We take a look at that and see what the response is from locals, over the page. We have a kind word from the mayor on page 10 and in My Property Preview, over on page 42, I’ve been reminiscing about the past six years in relation to property. Turn on the waterworks Developers searched the country for the perfect spot to build a $90 million water park and found it here on the Sunshine Coast, writes Jemma Pearson.

S

unshine Coast locals don’t have a lot to complain about, but while our beach lifestyle is pretty enviable, we are hardly known for our cracking surf. The angle of our coastline means we miss out on the good stuff that the Gold Coast and northern NSW is regularly blessed with. It’s no surprise then that the prospect of a water park offering tidy, surfable swell 365 days a year has surfers, at least those in the MWP office, just a little bit excited. And they are not alone. Sunshine Park has got the Coast talking. Set to occupy 24 hectares at lot 22, Steve Irwin Way in Glenview, we’re told the park will cost $90 million and feature a large surf pool, and a tourist village comprised of a hotel and holiday cabins. The project is being developed by Waterplay, a privately owned water park consultancy that has been involved in other projects in Kuala Lumpar, Bahrain and United Arab Emirates. It’s quite a trip

from the Persian Gulf to the Sunshine Coast hinterland, but the developer says it spent years establishing potential Australian sites to build a water park and the search ended at the humble block tucked behind the Bruce Highway. Project spokesman David Baird said in a statement, “The Sunshine Coast is well established as one of Australia’s most popular destinations

While the proposal is with the council and the details of it – such as number of pools and types of activities offered – is still being considered, the prospect of a new attraction has caught the

for both domestic and international visitors. “The site is perfectly positioned on a well-established tourism route near commercial operations such as a service station, quarry and nursery and in close proximity to other tourist attractions such as Australia Zoo, the Glass House Mountains and the Sunshine Coast hinterland.” Baird said the proposed development would be delivered in two stages over three years, with the water and surf pool built first, followed by the tourism accommodation and other facilities. “All things going well, our team hopes to begin

attention of those in the local tourism industry. It’s not just Waterplay and eager surfers hoping the Sunshine Coast Council will give the development application the green light. Surfing Australia CEO Andrew Stark has penned a letter of support for the project, saying, “We believe the Sunshine Park will offer amazing participation opportunities and a high-performance training environment for surfers. Other tourism operators have thrown their support behind the project, including Australia Zoo general manager Frank Muscillo and Big Kart Track managing director Ferre De Deyne. “We’ve been delighted by the level of support to date from the local community and tourism operators,” Baird said in the statement. “We are committed to continue working with them, along with Sunshine Coast Council to deliver this project on the Sunshine Coast. “After an extensive location search we believe the Sunshine Coast is a great fit for the project and that Sunshine Park will further enhance the current tourism offer.” Sunshine Coast Destination Limited (SCDL) CEO Simon Ambrose says the proposed park is a positive sign for the region. “I think it is going to be an excellent addition to the Sunshine Coast attraction pool,” he tells My Weekly Preview. “It sits in with our ‘naturally refreshing’ brand and sits in with the demographic we are trying to attract [families and younger holiday makers] and with our other attractions both natural and [man-made] such as Aussie World and Big Kart Track.” He adds that Sunshine Park “will in later phases have potential to include accommodation. It’s really exciting to see people and corporations investing in the Sunshine Coast.” The tourism industry on the Sunshine Coast has always been a pillar of the local economy, and it will continue to be so. But for many accommodation and tourism operators, it has been a tough few years. “We have turned the corner, there is a bit more optimism,” Ambrose tells MWP. He adds that the region’s biggest market for tourists is still Brisbane and our neighbours in the south-east of the state, but “our international market is growing”. Sunshine Park isn’t just for our tourists, though. “Without a doubt the attraction will get a big kick [from locals],” says Ambrose, adding, “I think the council does see tourism as important for the region. We are a $2 billion-plus industry. I am confident the council is all for this sort of development, one that is appropriately planned.”

Tourism back on top “We believe that Sunshine Park will complement the existing attractions in the area and f rmly establish the location as a major tourism precinct as well as provide much needed job opportunities for the region,” says Waterplay’s David Baird. According to Waterplay, the project’s independent economic reports state that around 430 jobs will be created in the construction period with approximately 250 jobs during the operational phase. The economic benef t to the region during the construction and operational period has been estimated at more than $50 million. The f rst stages of the park’s development is set to begin next year, Sunshine Coast Destination Limited CEO Simon Ambrose said in a recent media statement.

“The water park will complement the Sunshine Coast’s many other beach and water attractions, and grow the region’s reputation for adventurebased activities,” he said. “With the region now serviced by direct international f ights to Sunshine Coast Airport, and with Brisbane Airport just an hour’s drive away, the Sunshine Coast offers great potential for developers of tourism infrastructure. We have proposals for a new eco-based zipline development to allow visitors to experience the hinterland rainforest, a Mooloolaba operator recently became the f rst operator in Australia to offer swimming with humpback whales, and we have a record number of events and festivals on our books. It is a very exciting time for tourism on the Sunshine Coast.”

Clean and green If you head down to Lot 22 Steve Irwin Way today, you’ll have to stretch the imagination to see it as a future tourist attraction. The site is currently a car park for machinery and other vehicles. According to Waterplay spokesperson David Baird, “Although it is a bit of an eyesore at present due to its heavily denuded state, we are planning major environmental rehabilitation, revegetation and landscaping as part of our project. The development will also have several environmentally sustainable features such as advanced water capture, f lter and treatment systems for the waterpark; waste recycling and energy-eff cient buildings.

] < The Pacific Pearl will be anchored off Point Cartwright on Saturday for its inaugural visit to the Sunshine Coast

Coast welcomes first P&O cruise

S

aturday is shaping up to be a pearler for Coast tourism operators, with P&O Cruises’ 63,875-tonne superliner Pacif c Pearl making its inaugural stopover at Mooloolaba as part of a four-day cruise from Sydney. And the Sunshine Coast has proved to be such a popular destination option that P&O Cruises spokesperson David Jones says Pacif c Pearl is fully booked, with 1850 passengers on board. Pacif c Pearl will be anchored off Point Cartwright from about 8am tomorrow and passengers will be transferred to Mooloolaba Wharf by tenders, where they can have a look around town or take part in a

number of tourism activities available to them. Jones says a number of onshore activities are available to passengers, including trips to Australia Zoo, Noosa, Eumundi Markets, Underwater World, hinterland tours and a four-wheel drive experience. For the water lovers, there is an opportunity to swim with the whales, go whale watching or jet boating, or do some stand-up paddle boarding. Sunshine Coast Destination CEO Simon Ambrose is excited to welcome the P&O cruise ship to Mooloolaba and says volunteers will be on hand to greet passengers, hand out welcome packs and answer questions.

He says the inf ux of visitors from Sydney, a key market for the Coast, is a “marvellous boost” for local tourism. “More importantly, once exposed to the region for this day, we want as many of the passengers as possible to get a taster for the region and return for their next holiday,” Ambrose says. “We need to ensure the passengers have a great experience, poll us as a popular port and then this has enormous potential for even more ship visits in the future.“ While this weekend marks the Pacif c Pearl’s f rst trip to the Sunshine Coast, P&O has already conf rmed four more cruises from Sydney to Mooloolaba for July, August and October 2015 and March 2016. “What you see happening here is we’re opening up more and more destinations right around Australia and the Sunshine Coast is obviously

Youth to join Green Army Young adults on the Sunshine Coast will be the f rst to join the Australian Government’s Green Army movement. The largest environmental effort in Australia’s history targets 17- to 24-year-olds to get involved in environmental initiatives and help deliver preservation outcomes. The Green Army projects to be rolled out in the coming weeks include priority coastal restoration, Maleny Community Precinct restoration and the Bells Creek riparian rehabilitation project. Member for Fisher, Mal Brough says the initiative provides young residents with training and experience in the conservation f eld and offers the opportunity to explore career prospects in conservation management, while positively contributing to the environment. “Participants will receive a Green Army allowance for the duration of the project,” he says. “Participants will also be supported to obtain Certif cate I

or II qualif cations or nationally endorsed skills set to help them prepare for the workforce or improve their career opportunities.” The initiative aims to encourage practical grassroots action to support local environment and heritage conservation projects. Tap dancing seniors find fun and fitness Words: Kate Lees

S

eniors Week provides an opportunity to connect Queenslanders of all ages and celebrate the appreciated contribution of older people in the community. From August 16 to 24, events and activities will be held across the state to improve community attitudes, initiate participation and advance community connections with the older generation. An active participant in senior activities, Aileen Presser says she is fortunate to spend more time enjoying hobbies and family in her retirement. The 73-year-old Coolum resident is a member of Tap Katz, a Sunshine Coast-based tap dancing group that performs at nursing homes and various events from Tewantin to Caloundra. Training six hours a week in Lake Kawana, members of the 12-strong troupe are aged 65 to 85. Led by Tap Katz founder Laurie White, the close friends also design and sew their costumes for each performance. Presser, who has been a member for six years, says the Tap Katz lead an active lifestyle and the preparation gives the women a solid dose of weekly exercise. But the main aim is to entertain their audiences. “By the time we end we’ve got smiles and laughs,” she says. “It provides so much pleasure.” Presser’s husband Ernie is also involved in the Sunshine Coast Concert Band, which conducts concerts across the region.

Presser urges seniors to get involved and seek out activities in their community, including dance groups like Tap Katz. “Give it a go,” she says. “Most people don’t know how to tap, but they quickly pick it up. “It’s a social outing and you’re using your brain.”

Sunshine Coast libraries will hold workshops during Seniors Week, from saving money to discovering family history. Community Programs Portfolio councillor Jenny McKay, says Seniors Week is an opportunity to recognise the contribution of older people in the community. “In recognition of this important week, our libraries will be holding a range of free activities,” she says. McKay says participants can join in on the ‘5000 Poppies Anzac Commemoration Project’ and donate their poppy to a Remembrance Day tribute, or take part in discussion with tea enthusiast Kate Maxwell. “I urge everyone to come along to a library activity to celebrate with the seniors that have made a difference to our lives,” she says.

Research to improve our roads, protect the world’s polar regions, and understand how climate change is affecting coastal erosion will be presented at a free public lecture at the University of the Sunshine Coast on Tuesday August 19. USC’s professor of Engineering Mark Porter and lecturer in Science and Engineering Dr Adrian McCallum will discuss their progress in ground-breaking engineering research in a one-hour presentation at USC’s Innovation Centre auditorium from 5.30pm. The talks will be followed by a question and answer time and the opportunity to meet the academics while enjoying light refreshments. It’s the second event in the Research@USC series of free talks open to the community. The series will continue with Environment on Tuesday September 16, Primary Industry on Tuesday October 21 and Education on Tuesday November 4.

UNUSUAL TASTE Australia makes up in innovation what it lacks in culinary tradition, says Fat Duck chef Heston Blumenthal, who is relocating his team to our not-so-stuffy shores.

W

hen Heston Blumenthal decided to temporarily close his Fat Duck restaurant in Bray, UK for refurbishment, he didn’t have to think too hard about finding a new home for his trademark egg and bacon ice cream. In a move he describes as “the furthest migration of a duck�, the innovative and experimental chef is relocating his team to Australia – a country he applauds as being one of the world’s most adventurous foodie destinations. But before setting up shop in Melbourne’s Crown Resort in February, Blumenthal will also be headlining Western Australia’s Margaret River Gourmet Escape in November. The fact one of the world’s most famous chefs has chosen to focus his attention on Australia is not accidental. Australia is gaining increasing popularity with foodie travellers. “Of all the nationalities, Australians are the most enthusiastic,� Blumenthal says. “The restaurant scene and the wine industry

have been booming for some time, but I think the main thing has been the effect of Aussie MasterChef. “I’ve never seen an explosion in food in a country quite like that.� He suggests this is partly due to the lack of any historical food culture in Australia. “The other end of the scale is Italy,� he laughs. “You order a cappuccino at lunchtime and you’re the devil. Put parmesan on a seafood pasta and you’re the devil’s brother. “Things are done a certain way because they’ve always been done like that. Australians have a greater level of adventure.� Blumenthal f rst visited Australia 15 years ago, but only properly explored Western Australia last year, and was immediately impressed by the scenery. “It’s the most beautiful location of any food event I’ve ever been to,� he says. “The sand is white, the water is crystal clear

and you’ve got some fantastic wine estates around – places like Cullen and Leeuwin. “For three days, you’re completely immersed in food and wine,â€? he says of Margaret River’s Gourmet Escape. Blumenthal will be joined at Gourmet Escape by Massimo Bottura (Osteria Francescana, Modena Italy) and Guillaume Brahimi (Guillaume Sydney and Bistro Guillaume, Melbourne and Perth) among others, for cooking demonstrations, barbecues, dinners and tastings. “It’s one of those events that doesn’t actually seem like you’re working because you’re with a lot of your mates,â€? he says. So what new f avours could you expect to savour at the event? “The marron are amazing,â€? recommends Blumenthal. “They also have the best beef in the world ‌ and some of the best truff es are coming from Australia. “One of the most incredible smells that I’ve tried to capture, but never been able to, is of an unbroken eucalyptus.â€? So will eucalyptus porridge make it onto the Fat Duck menu soon? With Blumenthal, anything is possible. Jibo is being touted as the world’s first family robot. Just like a scene out of your favourite sci-fi movie, Jibo is an interactive e little device with a kind of cute – in a weird sort of way – childish dish voice. Its developers claim the little robot can pretty much be e your all-round household helper. It notifies you of incoming calls, reminds you of appointments, orders your takeaway and takes es ut it’s photos of your family functions. It’s not quite a babysitter, but more interactive than a television and will entertain your children ldren with animated stories. But while it seems kind of cute and reminds you of ET (without the heartbeat), there’s just something a little freaky and unsettling about this guy. You can’t buy him yet, but you’ll find him on a heap of crowd-funding sites, where money is being raised for Jibo’s development. Charitable investment fund a first for Australia

orking in the rather dry finance industry, it is not often an investment vehicle comes along that has a genuine feel-good factor about it and the potential to make a real difference. How would you like to direct your fees to charity instead of a fund manager? The Future Generation Investment Fund Limited gives you that opportunity. It is a listed investment company that aims to deliver solid returns to its shareholders, while also supporting children’s charities. The f rst of its kind in the Australian market, the company is created with the dual objectives of

The attraction from the investor’s point of view is that the average fees for these fund managers are normally much higher. The cost savings are capitalised within the fund and will add to the net worth of the investor. The unique approach is based on the Battle Against Cancer Investment Trust (BACIT), which is listed on the London Stock Exchange. Its shares have traded at

a premium to its net asset value since listing. Importantly, it has donated more than $5.4 million to cancer research charities. The model is a win for charities and a win for investors who want an investment with a charitable income. Investors gain unprecedented (discounted) access to some of Australia’s best fund managers and diversif ed exposure to Australian equities through the different managers’ styles and strategies, with a skew towards absolute return, small cap and mid cap investing. The Future Generation Investment Fund is undertaking a capital raising of up to $200 million. Investors can subscribe for shares (with one attaching option) for $1.10 each. This member of the brassica family is available all year round, but is best in winter. When shopping for cauliflower look for large, firm, tight, unblemished white heads with bright green leaves. Cauliflower takes on flavour very well and can be eaten simply steamed and served with olive oil or butter. Try something different: • When making cauliflower soup, replace half the stock with milk. This will give you a beautiful white soup with a velvet finish without the use of cream. • Cut the head into two-centimetre slices, rub with some olive oil and grill on the barbecue until golden and tender. Finish with some capers, lemon, toasted pine nuts and sage leaves. Serve with grilled pork chops or roast chicken. • Shave the tops of the cauliflower with a knife and add raw to a salad with some quinoa, raisins and pistachios. Dress with a little olive oil and lemon juice. This is a healthy lunch or use as a side to a piece of freshly grilled fish.

hhh friends, here we are again, basking in the glory of the almighty amber fluid, the nectar of the Gods, known universally as Beer. I know, right – beer, it’s the only reason I get up every afternoon. I read an article suggesting beer doesn’t have many vitamins. I guess that’s why we need to drink lots of it – clearly it’s a health thing. I also read about the dangers of alcohol and how it can fair dinkum kill you and I instantly decided enough was enough and I gave up reading. It’s just so depressing. In the interests of being socially responsible, I do acknowledge that alcohol doesn’t solve your problems, but then again neither does a mango frappe. My wife and I are blueing. She’s worried my penchant for beers will turn me into an alcoholic, but I told her that’d never happen – alcoholics

go to meetings, I go to parties. See, two different things. I’m just as dark with her though. She keeps putting vegetables in the beer crisper. Helloooo? The fridge abides by the same rules as an Esky, ladies. If you’re packing for a mate’s barbecue and there’s not enough room in the Esky, the salad comes out. We all know, thanks to the philosophies of Homer J Simpson, “you don’t win friends with salad”. Nuff said. As we brave the cold of winter, it’s fair to say that all good things start with ‘s’ right? Summer, sun, sex, beer. This week’s liquid gold is an absolute ripper that packs a taste bigger than Eddie McGuire’s head. From the famous f shing wharf of Fremantle, Western Australia, comes one of Little Creatures’ Brewery’s best creations: Rogers Beer. Easily in the top 10 most ace craft beers in the country, Rogers’ tips the cap to the old English style

ale and mixes refreshingly light citrus hops with roasted hazelnut, caramel and even toffee malt f avours to make this, without a doubt the best looking, most velvet smooth session ale I’ve ever tasted. The other tops thing is that Rogers, although you’d never know from the taste, is a mid-strength beer. So at only 3.8 per cent AV, after a hard day’s work, out with the family for Chinese or before Church on Sunday morning, there’s always time for a Rogers! Jaguar prowls into f rst Coast showroom

P

acif c Motorgroup at Maroochydore has secured the Jaguar franchise for the region, adding another luxury car dealership to the Coast’s growing number of prestige dealerships. Pacif c Jaguar general manager Bryce Robinson says the group has been working on securing the franchise for a few years and the success is big news for the dealership and for local lovers of the esteemed British marque. It’s the f rst time the Coast has had a designated Jaguar franchise and Robinson is excited by the interest it has generated since the new Jaguar/Land Rover showroom

opened on Sugar Road last month. “It’s a very fast-growing brand,” Robinson says. “They have a mission to become a big power in the luxury cars.” And he says people might be surprised at the price tag of a brand-new Jaguar with the entry-level models starting at $75,000 drive away. They work their way up from there towards the $300,000 mark. The Jaguar’s pedigree goes back a long way, emerging in the 1920s as one of the world’s f rst luxury vehicles alongside the Mercedes-Benz. “It’s the heritage of the Jaguar; it’s always

been well-known for real class,” Robinson says. “They’re a classy luxury car. They’ve got a history of that.” But Robinson says they’ve also got a strong racing history and a reputation as a high performance car. “It goes right back to the E-Type and they were one of the best performing road cars in their era.” And that sound DNA made up of class and performance is keeping Jaguar at the forefront of luxury. “They’re still one of the most desirable, and considered one of the most beautiful designed cars in the automotive industry.” But he says Jaguar has spent a lot of money in ensuring its cars are also one of the most reliable luxury cars on the road. The vehicles are a sign of success and he says they are popular with more mature buyers and retirees, but there is growing interest from young executives. Robinson is excited about the new range of Jaguars coming out in 2015, with one to be priced even lower than $75,000, and he is expecting interest in Jaguar to keep growing. Continued over>

Study gives Jaguar and Land Rover tick of approval Jaguar took the number two spot in a major American motoring industry study that ranked 34 brands based on their appeal to buyers, beaten only by Porsche. The JD Power 2014 US Automotive Performance, Execution and Layout (APEAL) study, now in its 19th year, serves as the industry benchmark for new-vehicle appeal. Both the Jaguar and Land Rover nameplates ranked in the top f ve this year, with Jaguar having moved up six places from eighth in 2013. Jaguar has been a top ten scorer for three consecutive years in the American consumer study. The Jaguar F-TYPE ranked third in the Midsize Premium Sporty Car segment, while the Land Rover Range Rover Sport ranked third in the Midsize Premium SUV category. The APEAL study, released in July, has been updated to better measure the appeal of today’s vehicles, particularly with respect to the new technologies and features being offered. Owners evaluate their vehicle across 77 attributes, which roll up into an overall APEAL score on a 1000-point scale. The study is used extensively by manufacturers worldwide to help them design and develop more appealing vehicles, and by consumers to help them in their purchase decisions.

The 2014 APEAL study is based on responses gathered between February and May 2014 from more than 83,000 buyers and lessees of new 2014 model-year cars and light trucks who were surveyed after the f rst 90 days of ownership. Renault’s in a Twizy over new car

WORD ON THE STREET Hi-tech seatbelt could save drowsy drivers

A

ustralians love to tweet, some like to twerk and soon, maybe, they will be able to Twizy. Possibly the most innovative four-wheeled zero emission electric vehicle put into series production by a mainstream car maker (at least according to the manufacturer), the Renault Twizy has made landfall in Australia. Its the f rst step on what could be a long road to create a new category of environmentally friendly personal mobility device. Twizy is classed as a quadricycle in Europe, but because there is no suitable categorisation in Australia, Twizy is required to conform to passenger vehicle standards, and so has to meet the same criteria as a Renault Koleos SUV, despite doing the same job as an electric scooter; carrying two people around the city. Renault Australia has imported its f rst Twizy in order to demonstrate its vast capability and endearing attributes to a wide audience. “Twizy has to be seen to be

Twizy is the third Renault zero-emission vehicle to turn a wheel in Australia after the Fluence ZE sedan, and the Kangoo ZE light van (which are being tested with Australia Post). Hocevar says Twizy has been an incredible success in Europe, where it has been on sale for two years, and hopes it will gain popularity as a legitimate form of personal transport in Australia.

Hyundai’s new generation i20 has been revealed. The Korean company released sketches of the vehicle’s new design featuring angular headlights, a hexagonal grille and a wrap-around rear window. The new model was designed in Germany and has a definite European influence. It is expected to arrive in Australia in 2015, after its European launch later this year.

Subaru’s new line-up The word is, Subaru will drop its Liberty wagon and seven-seat Exiga from its line-up next year. The Japanese car maker is instead focussing on its new generation Outback and says the model offers an SUV alternative to the Liberty.

The University of Manchester has joined with the Biomechanics Institute in Spain and some tech companies to develop a high-tech seatbelt that warns drivers they could fall asleep at the wheel. The seatbelt, with built-in sensors, monitors the driver’s heartbeat while the car seat cover measures the driver’s respiratory rate. It is likely to be years before we see anything like this in our cars. Meanwhile, other car makers like Mercedes-Benz and Volvo, have been developing different products to alert drivers to fatigue.

Last ever Ford Falcon Ford has released photos of the final Falcon due to hit showrooms in November. The car signals the end of local manufacturing once the Broadmeadows factory closes its doors in 2016. The XR8 performance model is fitted with the supercharged V8 from the Falcon GT model.

back in the day As we celebrate six years of My Property Preview, the MPP team ref ects on how our region has changed.

unshine Coast readers picked up the first issue of My Property Preview six years ago today, and while the magazine has evolved into My Weekly Preview, the team remembers those early days fondly. So, what kinds of stories were we covering in our first few months? Here are a few of our picks: • Six years ago the area south-west of Sunshine Plaza was nothing but a large patch of dirt; today workers f le into Emporio, home owners have settled into Sunshine Cove and locals are shopping at Maroochydore Homemaker Centre. • In issue seven, we ran a story on an exciting new development called The Edge on Lake Kawana. Now home to Youi Insurance, I bet you can’t imagine that space without the contemporary building that ref ects the changing weather in its massive wall of glass windows. • Some things never change. In issue 11, from October 2008, we wrote in our cover story that

the government was encouraging f rst-home buyers into the property market. These buyers had just been tempted into the market thanks to the Rudd Government’s $14,000 grant for established and $21,000 grant for new homes. • Back in January 2009 we didn’t write much about Bli Bli except in relation to Parklakes. Now the humble little town has not just this large and popular estate but also Cutters Ridge, Halcyon Landing, an impressive new shopping centre and the nearby golf course. Wish you’d bought in Bli Bli a few years back? We don’t blame you. But there’s still time to capitalise in this thriving little suburb. • The Bulcock Beach refurbishment also caught our attention as plans were drawn up to turn the southern end of the Coast’s humble strip into a vibrant precinct attracting large numbers of diners every week. It’s now really hard to get a car park there on Friday nights.

What’s going on with property?

Prices for property still haven’t rebounded from the slump that started f ve years ago, but optimism among investors, developers and real estate agents returned late last year, and it continues to increase. Property commentator Michael Matusik has been one of the voices singing the praises of the region’s property market. In January this year he presented a seminar on the Coast and said, “After many years in the doldrums, the Sunshine Coast looks set to shine.” According to Matusik, in 2008 median prices on the Sunshine Coast sat at more than $500,000. They dropped to around $450,000 before the year was out, and in 2011 to 2013 hovered around the low $400,000s. Residential sales hit a high in 2008, before dropping and remaining low in 2011 and 2012. They too are expected to increase this year, and when activity increases prices will follow.

The lowdown with local government

The Sunshine Coast Regional Council was formed with the amalgamation of the Maroochy, Noosa and Caloundra councils a few months before My Property Preview’s f rst edition. Bob Abbot became the region’s f rst mayor before Mark Jamieson won the job in April 2012. His electorate shrank on January 1 this year, when the people of Noosa had their way and the Shire of Noosa was re-established as separate to the Sunshine Coast. money, the Sunshine Coast Council is determined to forge ahead with plans and projects that six years ago were little more than pipe dreams. The public hospital will be treating patients next year, and development in the surrounding area is attracting buyers and investors from inside the region and out. Work is ongoing at Horton Park Golf Club’s new Bli Bli course, and the new Maroochydore city centre, while quite a few years away yet, will take shape eventually. The airport expansion is a project many thought would never happen, but there is more optimism around it now the government has agreed to hand over land needed by the council, and the region is set to reap the economic rewards of an expanded facility. Six years ago the economic talk centred on our traditional sectors of building, retail and tourism, but the council says new jobs now and into the future will also be in the health, education, clean tech, aviation and knowledge industries.

International travellers welcome

International f ights to and from the Sunshine Coast? It would have been unthinkable six years ago, but Air New Zealand has announced a third season of operating non-stop f ights between Auckland and Mudjimba. The 2014 season began

in late June and will continue until October 26. It’s all thanks to a partnership between Air New Zealand, Auckland International Airport, our council and airport, Tourism and Events Queensland and Sunshine Coast Destination Limited. Over the 17-week season, 42 return trips will be running. It’s onwards and upwards for our airport with the expansion plans including the 2430-metre east-west runway, a new passenger terminal and shops, expansion of the public transport apron and aviation business precinct.

Construction f nally picks up

Figures from the Housing Industry Association (HIA) show what a tough road those involved in the region’s construction industry have walked for the past six years. While in 2007/2008 building approvals for the Coast were a healthy 3778, that number dropped to 2760 in 2008/2009 and totalled 2928 in 2009/2010. In 2011/2012 they were just 1776, and dropped to 1690 the following year. The signs are good for 2013/2014 with building approvals at 2805. The HIA tells MPP that it’s clear building conditions were better in 2008 than they are today but 2014 signals improvement in the industry,

which may be a sign of positive growth ahead. Earlier this week the HIA also released its latest Queensland Outlook, the state’s most comprehensive housing report card. “The report card shows that new home building will continue to recover in 2014, following the resumption of growth last year,” says HIA executive director, Queensland, Warwick Temby. “New dwelling commencements, the key metric for the sector, are forecast to head towards the 37,000 mark this year, which would be the highest level since 2008. Commencements are forecast to head higher still in 2015. “Having struggled for much of the past f ve years, new home building in Queensland can expect to see a reasonably steady recovery over the years to 2017. New home commencements should eventually top 40,000 per year if the current focus on housing policy reform is maintained,” Temby says. New dwelling commencements in Queensland are forecast to increase by 13.8 per cent in 2014 to just under 37,000, following growth of 13.4 per cent in 2013. Commencements are forecast to rise by another 4.2 per cent in 2015 before declining slightly to 38,466 in 2016. Renovations investment is forecast to grow by 5.9 per cent in 2014 and by 3.2 per cent in 2015. Investment in renovations is forecast to increase by another 5.3 per cent in 2016 to a value of $7.04 billion.

SURF REPORT with MWP’s man in the water

I told you so! If you read last week’s column I so dialled you in. Get up early I said. In case you forgot. And those who did were rewarded as some fun waves were on offer up and down the Coast – just sayin’! WARNING – the north-easters are coming (from September onwards) and once they arrive it will be crap for eight to 10 weeks with a few hidden gem days in between, sooooo get as much ocean time as you can before it hits. Would be great if I am wrong but I have been here for 34 years and it has not changed yet. If you get down in the dumps over this time why not go get yourself a new board for summer! Beachbeat is knocking out some amazing boards at the moment. The Tahiti pro starts on Friday with predicted six- to 10-foot faces growing into 12 foot. See ya soon ya big baboons!

FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Whiting and bream are taking yabbies and prawns along Cotton Tree with flathead on the drift around Goat Island. Find jew in the Cod Hole area at night using squid and live baits. Winter whiting will be at the old Bli Bli oyster leases near the bridge. SURF: Quality dart will be taking pippies from Mudjimba to Maroochy North Shore. Chopper tailor and bream are at Pincushion using pillies and trevally taking ‘poppers’ early mornings. Find whiting in the low-tide gutters along Maroochy Beach with beach worms the best bait. OFFSHORE: Sweetlip, parrot and maori cod are taking squid and cut baits from the Blinker to the Gneerings. Head to the Barwon Banks for snapper, pearlies and Samson fish with seven-inch plastics providing the better quality. Water temp is around 22 degrees. FRESHWATER: Borumba is returning bass on trolled divers and saratoga on floated baits. Head to Lake Macdonald for golden perch, bass and spangled perch on live shrimps and small deep divers. Somerset Dam is returning golden perch, bass and jew on live shrimps.
