I
t’s a joy interviewing people who just love what they do for a living. This is something I was reminded of again this week when I was speaking to a handful of locals whose workplaces are part of the large collection of charitable organisations in the region. I was curious to f nd out what sorts of organisations are on the Sunshine Coast and what they do. Now that I look back on the story, I think I’ve barely scratched the surface. I was also keen to f nd out how generous Sunshine Coast locals were – are we a region of givers? The overwhelming answer seems to be “yes!”. Over the page we say thank you to a few organisations that are contributing to the region in ways you might not even think of, but, as I said, I am sure for every charity we have listed there are hundreds more who haven’t got a look-in. If yours is one, please let us know. It warms the heart to know how many good people we have in our region and we love hearing your stories. But if you want to read about a few others, turn the page. This week we also have our bumper business section. As well as a region of givers, we are an innovative lot. Find out how you can do better business from page 30. Sunshine Coast locals are happy to dig deep for our many wonderful charities, writes Jemma Pearson
T
he beach, the weather, the natural environment, the communities that make us feel at home – it’s an enviable lifestyle we enjoy on the Coast, which might explain why we have a population of incredibly generous, giving groups and individuals. On any given day of the week you will see locals donating to charities, holding events to raise money for charities, volunteering for charities or working hard for charities. Whether it’s Rotary groups or surf clubs, disability services or health foundations, advocacy groups or sporting organisations, or just businesses and individuals who want to help out those who need it, the Sunshine Coast is packed with groups large and small who want to make a difference. Angela Miles is the relationship manager for the North Coast region at RACQ CareFlight. The service not only rescues those in need but also transports patients from hospital to hospital. Miles says, “I have been with the service now for seven years and it is not a job, it is a privilege to serve the community. When you see they are out there three to four times a day dealing with a broken leg or a heart attack or somebody drowning or someone burnt in a

f re. It is incredible to know we are called upon to change the destiny [of people in trouble]. There are not many days when you don’t feel that strong emotion for the work.” A third of CareFlight’s funding, says Miles, comes from the State Government, a third from RACQ and the balance from the community. She tells MWP the community fundraising “is critical, it is how we survive. We rely on the community to host third-party events and individual donations.” Miles says you won’t f nd more generous people than those on the Sunshine Coast. “They are probably the best givers in the whole of Australia.” Wishlist CEO Lisa Rowe agrees. “We never cease to be amazed by the generosity of Sunshine Coast families. Thirteen years at Wishlist and I am gobsmacked by how deeply families will dig to help a charity, and a local charity.” DJ McGlynn from the Compass Institute echoes the sentiments of Rowe and Miles. “[Coast locals are] extremely generous. Every time we have an event there’s an outpouring not only of monetary value but time with volunteers. The Sunshine Coast people are true Queenslanders in that we always dig deep.”
The Australian Tax Off ce keeps tabs on how much Australians give in tax deductible donations. These f gures don’t show donations made and not declared, or indeed how many people volunteer or give gifts, but it still gives an insight into the generosity of Australians. • In the 2011-2012 f nancial year, Australians gave $2.24 billion in tax deducible gifts. • Queensland was the third most generous state (behind NSW and Victoria), giving more than $300 million. • Women give a higher proportion of their incomes than men. • On average Queenslanders donate about $366 each. • Those living in the 4558 (Maroochydore and Kuluin) postcode were even more generous, giving an average of almost $660 each. • Those in Buderim and surrounds gave an average of $451.74 each. • Police were the most generous occupation – almost three-quarters of those in the police force made tax-deductible gifts.

Giving independence to youth with disabilities
They bring so much more to a business than just work. . . We give them the opportunity to unlock that hidden asset
DJ McGlynn is the development co-ordinator for Sunshine Coast-based charity Compass Institute. “We provide education and training for post schooling for kids with disabilities. We continue on where the special schools and special education [units] f nish off,” he tells MWP, adding that Compass helps with education and training, plus hygiene, transport and life skills. “We make that independent life that little bit easier.” In relation to funding, McGlynn says all Compass attendees are registered to receive government disability services, which includes funding for education and respite. Compass takes a small proportion of that funding so that young people with disabilities can participate in its programs. But he adds that some people are
self-funded. Those who are high functioning may not receive much government support but see the value in Compass and will pay to attend. However, McGlynn adds that the organisation does rely on fundraising. “All of our fundraising goes to a project. The money raised does not pay for admin or management.” He says a fundraising event will be organised to fund a particular project, so donors know exactly where their hard work and money will be spent. Compass has a number of social enterprises, says McGlynn, including a nursery, lawn-mowing business, retail shop, training facilities, the 20-acre Compass Farm with kitchen and more. He says that those who access Compass go through the education and training to get life
skills to take them to the next step, which for many is a goal of unsupported employment. All the Compass social enterprises are f exible, and relate to different types of industries. The main outcome is a huge sense of accomplishment and independence for the young people. He says those with special needs “they are kind of sheltered at school. It’s free, they get picked up and then at the end [of their schooling] they go, ‘what happens now?’. We have made it f exible. Their parents can be conf dent and ultimately it will help them transition to a more independent life. “They bring so much more to a business than just work; they are fun, they are loyal. We give them the opportunity to unlock that hidden asset.”

We have a funding process that is about empowering frontline health staff to nominate what they need to enhance patient care
“We’re the Coast’s hospital foundation set up under State Government legislation to raise money to support local public health services in the region,” Wishlist CEO Lisa Rowe explains to MWP. The Sunshine Coast Hospital and Health Service (SCHHS) includes the hospitals at Nambour, Caloundra, Maleny and Gympie, plus a number of ancillary services in the region. The university hospital will be included in 2016. Wishlist raises money to help buy medical equipment and provide education and research – what Rowe calls “cream-on-top initiatives”. The organisation’s funding comes from the Nambour Hospital car park, Rowe says, adding that any surplus
prof ts and other money raised is held in trust to help buy equipment for the region’s hospitals. Wishlist, which was formed in 1998, has so far spent more than $11 million on our local health services. And fundraising is a vital part of getting that sort of money. Rowe stresses the importance of the organisation’s various charity events, such as the recent Spring Carnival, the winter ball, the Row for Cancer and the 300 Club Melbourne Cup event hosted by My Weekly Preview and BOQ Mooloolaba and Chancellor Park. Grateful patients and other donors also offer money, while many Coast businesses organise events to raise funds. And it’s the generous help of people like
this, the board (which is comprised of volunteers) and an internal pool of volunteers that is so vital to the service. Rowe, who has worked at the organisation since 2001, says, “We have a funding process that is about empowering frontline health staff to nominate what they need to enhance patient care.” She adds that the money raised stays in the local community and is invested in the local health service. “It’s a great way of identifying big and small ways to make the system even better,” she says, adding that it’s a system we may all need to access in our lifetimes. “I love working for Wishlist – that’s why I have been here so long.” continued over>

Nambour’s Old Ambulance Station becomes a cultural hub
A
group of artists is breathing new life into one of the Coast’s most iconic historical buildings – The Old Ambulance Station in Nambour. Thanks to not-for-prof t community group Sunshine Coast Arts Industry Precinct, The Old Ambulance Station will be revitalised with a new brand and a series of creative events. SCAIP board president Michael Doneman says a f ve-day program of events between October 8 and 12 will include art workshops, a seminar, exhibitions and concerts aimed at inspiring creativity and its links with commerce, and to support emerging and established artists in the region. “The new vision and brand for The Old Ambulance Station, which we fondly call ‘The Ambo’, will be unveiled over the f ve days and signif es the energy and positive engagement of artists and cultural workers to a venerable and repurposed building in Howard Street,” Doneman says. “The Old Ambulance Station aims to engage with the Sunshine Coast community within the scope of ‘commercial sustainability’, bringing together training and early career support with actual employment experience by utilising the Ambo’s existing shops, off ces, gallery, cinema and recording studio.”
He says Drawn Together, a public art and graff ti management program – a Sunshine Coast pilot program funded through a Federal Government grant – is one of the exciting programs underway. An exhibition showcasing the results of the program will open at the Ground Zero Gallery at the Ambo on Friday, October 10 featuring artwork from the professional graff ti artists and local youth. Doneman says the newly formed SCAIP Board had worked hard to create a safe, supportive and engaging creative environment in The Old Ambulance Station, and he is delighted to see the historical building full of life once again. “Nambour has the potential to become a key creative and cultural hub on the Sunshine Coast and the support for developing The Old Ambulance Station has come about by necessity, as local business and local cultures adjust to the demise of primary production and the drift of capital and inf uence to the coastal towns,” he says. “There are so many creative people within our community, but many are unaware that the Ambo can provide a meeting and working space for creative minds.” The Old Ambulance Station is a multidisciplinary art space
The space will be preserved for cultural events such as the Jandamarra exhibition opening incorporating off ce and retail spaces, training rooms, and space for workshops, rehearsals, performances and exhibitions. It offers creative business incubation and encourages

Take a walk on the wild side with the Great Noosa Trail Walk
W
hile the Coast’s beaches are expected to be packed across the October long weekend, a group of walkers will experience the region at a more leisurely pace. More than 120 hikers will traipse through the Noosa hinterland as part of the second annual Great Noosa Trail Walk. Starting in Cooroy on October 4, the threeday trek will take participants through farmland and natural forest, past lookouts and through to the ocean as they follow walking trails that showcase the natural and cultural landscape of the Noosa hinterland. Trail guides will be on the route providing help and information about the history and scenery. Great Walk organiser Shaun Walsh says last year’s event attracted 85 walkers and 15 trail guides and the numbers are up this year. But Walsh is not aiming to make it bigger than Ben Hur, saying the maximum they can cater for is 150 people. While the aim of the walk is to provide a recreational activity and introduce people to the many public trails through the Noosa hinterland, Walsh says it has an economic spin-off for community organisations and local businesses. “In total, thousands of dollars go to different community groups across the Noosa hinterland,” Walsh says. “We did it for the f rst time last year and we found the walkers are pretty generous with their discretionary funds and on average they spent $380.”

It amounted to a $38,000 injection to the local economy. Each community group that provides services to help facilitate the walk gets a share of entry fees. This includes those organising luggage logistics, refreshment stations and providing other services along the way. The event also offers an entertainment program and social activities with artist Steve Weis’ Kin Kin Sound Garden, the Kin Kin Yarn Festival and the Cooran Acoustic Night all on the program. But Walsh says walkers are given plenty of freedom along the way and can choose how and where to spend their time at each town. Some camp, some book accommodation, some cater for themselves, while others head along to one of the local restaurants. Some also stop and wander through the shops buying antiques or other items.
“The route and activities are a little different this year and we are seeing both new walkers and returning walkers from last year booking in.” Most participants are from the Coast but others are coming from central and northern Queensland and interstate. The Great Noosa Trail Walk will take place from October 4 to 6 and bookings for the walk can still be made. The cost is $180 per person, which includes shuttle buses, camping fees, some meals and entertainment entry fees. Teenagers to get a head start with Startup Weekend for Youth High school students are encouraged to attend the Startup Weekend for Youth held at Mountain Creek State School from October 31 to November 2. The event aims to teach young people new skills, connect them with potential employers and demonstrate the process of starting a business. SEPTEMBER USC’s walk of fame A University of the Sunshine Coast supporter has embraced an initiative to recognise graduates and inspire future students. USC foundation board member and honorary senior fellow Jocelyn Walker has bought 12 pavers inscribed with the names of scholarship recipients and family members who have graduated from the university. The Graduate Walk initiative invites USC alumni to buy pavers to be used in a pathway outside the main entrance of the library at Sippy Downs.

Once a humble fishing village, six million visitors now descend Saint-Tropez every year to soak up its history, spend serious cash in its shops and bump into a celebrity or two.
T
he sexy, sunny siren of the Cote d’Azur, Saint-Tropez has been luring men to the French Riviera long before Brigitte Bardot made it a jet-set touchstone with the 1956 film …And God Created Woman. People have been drawn since prehistoric times to this once-simple f shing village on the Mediterranean. Today, just the name conjures images of cafe society sybarites and celebrities, which is part of the mystique that attracts six million visitors a year.

The summer months are the most active – super yachts are docked in the marina and private chateau parties are held for the bling-bling crowd. Hotels are booked well in advance of the onslaught, so many just make it a day trip, taking ferries from Nice and Cannes. In a day, you can only scratch the surface of the Saint-Tropez experience. Narrow streets wind uphill from the harbour to the Citadel, a popular tourist destination with great views of the Gulf of Saint-Tropez and a
museum that offers a comprehensive history lesson of the town from its days as a shipping port, f shing village and Allied landing site in 1944. Artists, writers and designers were among the f rst of the famous to discover the town’s saturated colours and golden light. Among them were Henri Matisse, Paul Signac and Coco Chanel. They undoubtedly sipped rosé and indulged in the decadent pastries and people watching at Senequier. Established in 1887, the cafe looks out on the harbour and the parade of locals and visitors who stroll the promenade. You can’t miss it with its red awning, chairs and tables. If you do nothing else in Saint-Tropez, order its tarte tropezienne, a cream-f lled slice of heaven. There are several la tarte Tropezienne shops around town, but eating is only one of the sensory experiences that put Saint-Tropez on travellers’ itineraries. Swimming, sailing or sunning on the beaches are others. It costs about 30 euros (about $44) for a mattress or lounge chair at one of the private beach clubs and another $90 or so for lunch. Plage de Pampelonne is home to some of the more well known, including Club 55, which began as the canteen for …And God Created Woman. Today, it is the favourite of Hollywood elite and newly wealthy Russians. Tahiti Beach is older and less expensive. There are public beaches as well, but the true “drunken

lunch” – with techno music and ample amounts of chilled rosé – is best experienced at the beach clubs. Le Ponche is one of the smaller town beaches near the old f shing port. Above it is Hotel Restaurant Bar de la Ponch, a f shermen’s watering hole that began to attract patrons with panache such as Pablo Picasso and actress Jeanne Moreau. Today, it’s a f ve-star hotel that retains a very authentic ambiance. To the owner, Madame Simone Duckstein, it is home. She inherited it from her father and has lived in Saint-Tropez her entire life. She remembers Picasso spending afternoons in the restaurant and Bardot and crew playing at the beach below. Now 70, she continues to greet and seat customers. Her 18-room hotel is the epitome of charm.
Every Tuesday and Saturday, lanes between the trees are packed with tents for a festive market where all manner of food, f owers and goods are on offer. Cheese, breads, linen tunics, art, silver, baskets, pottery, hats, handbags and salami are sold, but unlike most markets, there is no haggling. If you miss the market there’s still plenty of shopping on Saint-Tropez’s cobbled, medieval streets. Chanel, Hermès and hundreds of unique boutiques beckon alongside butcher shops, bakeries and a morning f sh market that helps to keep year-round inhabitants connected to their roots. You would need an entire summer to explore all of the shops. Thankfully, a shopping map is available. It can help you f nd gems such as Bla Bla, an original Saint-Tropez boutique with a bohemian, gypsy vibe.
IF YOU GO GETTING THERE Fly into Nice International Airport. From the centre of Nice, you can take a train or a ferry to Saint-Tropez. The train stops in St Raphael and you can take a bus from there. Or rent a car and drive from the airport. PLAYING THERE Eat: the Tropezienne. Drink: the rosé wine or Blonde, a beer exclusive to Saint-Tropez. Visit: the Citadel and the L’Annonciade museum and stroll by pointillist Paul Signac’s home, La Hune on Paul Signac Road. Shop: because it is inevitable in Saint-Tropez.

Bitcoin debit cards
Bitcoin is creeping from our computers to our back pockets. A Melbourne company unveiled the country’s f rst bitcoin debit card last week, which will allow users to spend the digital currency at CK.COM UTTERSTO IMAGE: SH ATMs and eftpos terminals. Users can pre-load the MOCK-UP card with bitcoin, which is converted to Australian dollars. The company will exchange bitcoin at a rate based on the day’s global aggregate. At present, that’s about $500 a bitcoin. The chief executive of bitcoin exchange CoinJar, Asher Tan, says the Swipe card is designed to demystify the currency. “We simply wanted to make it easier for our customers to spend their bitcoin,” he says. The currency, which was invented in 2009, is still viewed by many as the preserve of technologists and the digital elite. Reports of black market activities and hacking attacks have also dented bitcoin’s reputation, but Australian entrepreneurs are determined to bring it into the mainstream. AAP

hances are, if you are in business today, you have some kind of social media presence. The question is, are you using the right social media platform for your business? While social media is often seen as a great, free marketing tool, Italic Creative managing director Luke Humble says too many businesses plunge in to the one they hear the most about without considering if that’s where their consumers hang out. “They all seem to be setting up Facebook accounts f rst and it’s not necessarily the best way to go,” Humble says. “The main thing that needs to be educated with the businesses on the Sunshine Coast is use the right network for your target market and communicate your brand wholeheartedly across those networks.” Yvette Adams, founder of The Creative Collective and the Training Collective, agrees and says each business has a different directive and therefore a different reason for using social media. While some want to increase their prof le, others are trying to grow an online community or share their knowledge and some want to sell products online. “Yes, I do think there is a social media platform for all businesses,” Adams says. But, she says businesses need to identify their objectives and know who their target market is. “Engagement is what we talk about as being key,” Adams says. And if your audience isn’t engaging, perhaps you are using the wrong platform. Humble says too often businesses
start a Facebook page because it is a medium everyone uses and many of them have personal accounts and are familiar with it. But if your target audience isn’t on Facebook, then it isn’t the platform for you. POMO Creative Agency owner Lisa Harrison says she has told two businesses in the last week to delete their Facebook pages because they are B2B businesses and Facebook is not where their customers want to connect with them. But choosing the wrong social media platform is not the only mistake businesses make. Humble says because people are used to using social media for communicating in their social lives, they use it the same way in business. “They believe that social media, because most of them are free, they can get up there and start publishing,” he says. They publish for the sake of talking and often use it like a

Another mistake is focussing on building followers and losing sight of business objectives. “It’s not about the number of followers, it’s about the quality of followers,” Humble says. He says social media is one of many marketing platforms and their business plans should have a multi-pronged marketing strategy. Harrison says social media should be approached strategically and jumping on any platform because you think you need to be there can be a waste of time and resources. She says the social media strategy should also be incorporated in the business plan and business owners should invest in educating themselves and key staff members about the best ways of using social media.

But more than that, the cost to recruit new staff when employees leave as a result of not being valued is one of the largest costs to a business, with estimates it equates to 100 to 300 per cent of the employee’s salary for managerial staff and 50 to 120 per cent for operational staff.
The Sunshine Coast Council has launched an export program to help guide local businesses through the export process and identify potential international markets. The Export and Global Capability Program was launched last month and the eight- to 10-week program will include two master classes with exposure to new markets, will help business assess their export readiness, provide one-on-one coaching from an experienced international trade consultant and provide access to some export documents. Mayor Mark Jamieson says there are two planned rounds for the program. The f rst is underway and the second intake will be from February to May 2015. “The Sunshine Coast Regional Economic Development Strategy aims for 20 per cent of goods and services produced in the region to be exported by 2033 – and our export program helps set up our local business to achieve this goal,” Jamieson says. “Exporting expands the market for

Looking forward, the falling Australian dollar should have a positive effect on selected companies. This combined with lower interest rates (in all likelihood for the longer term), is helping the non-mining economy to bounce back and offset the slowdown in the resources sector. It is easy for the doom and gloom of mainstream media to give investors second thoughts. However, an economic outlook that is not nearly so gloomy as that suggested by the media, and low returns offered by term deposits, mean that investing in incomeproducing growth assets is really the only way to achieve returns above inf ation. There are always enough reasons to convince yourself not to invest. However, those who leave their funds invested in term deposits will continue to be left behind in a gradually improving economic environment. he profit reporting season just ended had the shadow of the federal budget looming over it, a budget which led to a fall in consumer confidence and some nervousness about how corporate profits would fare. In the end however, solid growth was recorded, and in the main, consensus earnings estimates for the financial year were confirmed. In terms of actual results, 54 per cent of companies exceeded expectations, one of the best results in a decade. This result was welcomed by investors who feared the worst. In addition 68 per cent of companies saw their prof ts rise from a year ago, 65 per cent of companies increased their dividends from a year ago, and 60 per cent of companies saw their share price outperform the market the day they released their results. All in all, it was a successful reporting season. Of course, performance was not even across all sectors. Resources companies managed to increase prof ts by cutting costs and increasing volumes, outweighing the effect of falling commodity prices. Audi Q3 is compact and feature-packed WORDS Peter Atkinson
W
hen we think of SUVs, the first thing that usually springs to mind is size and space. Yet in recent times the SUV market, while continuing to grow in terms of sales volumes, is shrinking. Eager to extend the extraordinary buyer appeal of the SUV phenomenon, vehicle makers from all over the world are rolling out smaller, smarter and more affordable versions of these family favourites. Audi’s Q3 is one of the more recent arrivals, but one that’s gaining more than its share of attention.
First launched in 2012, the Q3 has spent much of the time since as the best seller in the entire Audi range, a status helped by it getting more affordable by the year. Last year Audi rolled out a diesel base model Q3 that dipped below the $50,000 barrier. Now it’s unveiled a frugal petrol variant that further drops that entry price to a very mainstream $42,300. Yet this new Q3 1.4 TFSI feels anything but a bargain-basement machine. It does make one major compromise – dropping Audi’s famous
Quattro all-wheel-drive system in favour of powering the little Q3 via the front wheels only. Still, for a car that’s likely to spend most of its life in the city, that’s not such a bad thing. What surprised us most about the Q3 is just how easy and how much fun it is to drive. With a tiny 1.4-litre turbocharged engine, even a vehicle of relatively small dimensions might feel a bit compromised. Not the Q3. It leaps off the line, accelerates hard as it rips through the ratios of its dual-clutch S-Tronic transmission and handles with a balance and verve that totally belies its high-riding stance. That shouldn’t surprise, I suppose – it shares the same running gear as the A3 sedan, a car that greatly impressed us. Even after a week’s driving, mostly in built-up city traff c, our Q3 fuel gauge was less than half empty with a range of more than 400 kilometres still showing on the trip computer. It calculated our average consumption at 7.1 litres per 100 kilometres, which borders on astonishing for this type of driving in this type of car. Its off cial combined average thirst is a miserly 6.2 litres per 100 kilometres. In heavy, stop-start traff c, Audi’s stop-start system, appropriately enough, helps save fuel by turning off the engine while waiting for the traff c to move on or the lights to turn green. Despite its trimmed-down price, the Q3 still has a decent level of standard equipment, including 17-inch alloys, rear parking sensors, leather trim, auto headlights and wipers, dualzone climate-control, cruise control and Bluetooth connectivity. Audi also offers a series of option packs, including the $3790 Technik package on our test vehicle, which added satellite navigation, front and rear parking sensors with a reversing camera and colour driver information display. ] in that context it will excel. Its smart performance and delightfully nimble handling as well as the excellent all-round visibility delivered by its raised ride height and glassy cockpit make it one of the better city cars we’ve driven. It feels big from the inside but remains small on the outside so you don’t feel intimidated in traff c yet it’s a breeze to park. Being an Audi, of course, things such as quality of dials and gauges, the classy click of switches and buttons and the peerless f nish of the interior surfaces are a given. It has a grown-up feel about the way it rides and handles, too. It’s acceptably quiet for a car with f rmish suspension and so much glass. It feels very solidly planted on the road yet soaks up rough surfaces and road imperfections with minimal feedback to the driver. The six-speed S-Tronic transmission, a version of the double-clutch system perfected by Audi and its cousin Volkswagen in recent years, is a beauty. Despite its small capacity, the
blind-spot, lane departure and high-beam assist for $1250, as well as the popular S-Line sport packages, featuring bigger wheels, LED running lights, paddle shifters and sports seats for an additional spend of about $6000. The Q3 probably falls short of
being a true family machine, although those whose children are yet to reach their teenage years will f nd it amply spacious and practical for most occasions. It’s just as likely, though, that the Q3 will serve as the second car for well-to-do families and

1.4TFSI’s strengths, surprisingly, lie in its torquey low-down performance, which feels much more substantial than its 250 Newton metres rating. There’s a spirited 110 kilowatts on tap, too – once again a remarkable f gure for such a small powerplant. The Q3’s compact size really only becomes evident when you put bulky items into the rear hatch. Its limited width meant one of the rear seats had to be folded f at, although that task is easily achieved. And, to be honest, this is not the kind of machine that is likely to be primarily used to lug a group of golfers heading off for their morning round. More likely a husband and wife heading off to the Sunday markets. In that context, it’s a perfect f t.

Gain without pain?
What are the capital gains tax implications of selling inherited property? My Property Preview investigates.
I
f you inherit a property it is your obligation to find out whether or not it attracts (wholly or partly) capital gains tax (CGT) once you sell it. To do this, you need to know when the person you inherited the dwelling from bought it, when the previous owner died, and the date the property was passed to you. From this, you can find out whether or not the property is exempt from CGT. If the deceased died before September 20, 1985, any CGT will be disregarded. However, major improvements such as renovations or extensions to the property after this date may be taxable. If a dwelling was inherited before September 20, 1985 and the deceased died on or after that date, the home need not be the deceased’s main residence to be exempt from CGT. However, after the deceased’s death the property cannot be used to produce income and must be your main residence. You may also choose to sell the home within two years of the previous owner’s death. If the deceased bought the property after September 20, 1985, passed it to you before August 20, 1996, and was the deceased’s main residence you don’t have to pay CGT. However, the home cannot be used to produce income and must be your main residence at the time of sale. If the dwelling was passed to you after August 20, 1996, you may disregard any CGT if you either sell the property within two years of the deceased’s death or use the property as your main residence. The home must also have been the deceased’s main residence before his or her death. It’s important to remember any land or structure separate from the main dwelling is subject to CGT. Different rules also apply if you

Property law expert gives USC a boost
R
espected Australian property law expert Pamela O’Connor has joined the University of the Sunshine Coast Law School. The academic has practised at various legal aid agencies and for more than 20 years was an associate professor at Monash University. She led an inquiry into property law reform for the Victorian Law Reform Commission and was a member of the Board of the Judicial College of Victoria.
O’Connor says it’s a rare opportunity to establish a new law school and course in a highly regarded regional university. “We can build courses from the start around the very latest teaching and learning methods, technologies, library collection and teaching spaces,” she says. “Every law student can experience work-based learning in legal practice, through the university’s relationship with the Sunshine Coast Community Legal Service Inc.” The appointment coincides with the introduction of the Bachelor of Laws/ Bachelor of Property Economics degree to begin in 2015. USC will be the second university in Australia to offer the program, as it aims to highlight the signif cance of property to the local region. O’Connor says the new combined degree would bridge law, planning, building, f nance and property management. “It will produce highly qualif ed professionals to plan and manage the built environment.” The professor is one of three new academic appointments for the Law School as it prepares for its second year of operation. So imagine this – you are beating Kelly Slater in the quarter finals with five seconds to go and a set wave pops up and you decide not to paddle for it with priority, only to see Slater drop into it on the buzzer. Big mistake. Oop! Taj Burrow had it! And yes Slater got the required score. As Homer Simpson would say, ‘Doh!’. I think John John was very unlucky not to win but he was clearly the surfer of the Hurley Pro. So I am back from Bali where I surfed Airports and when that wave lines up is a fun, fun wave ! Although I did get flushed across the reef a few times. This weekend could be mixed fortunes but early checks could reward you. Friday – Happy Valley. Saturday and Sunday – Maroochydore, maybe Anne Street early. So why did the Mexican throw his wife out the window? Tequila!
FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World
ESTUARY: Bream are moving into the Maroochy River on the high tides with fowl gut and baby blue pilchards the best baits. Whiting are taking yabbies around Goat Island. The Cod Hole area is firing for jew, grunter and estuary cod. Flathead are being caught drifting over sand banks at Bli Bli, and in Eudlo Creek. As the warmer weather continues, mangrove jack will become more active. SURF: Sea bream will be taking prawns and gar fillet from Mudjimba to North Shore Maroochy. Catch chopper tailor and bream at Pincushion with dawn and dusk best. You’ll get dart and whiting on pippies at Maroochy and North Shore beaches. OFFSHORE: Head to the Blinker area for parrot, sweetlip and moses perch on squid and cut baits. Cobia, squire and red emperor are at Murphy’s Reef with the Barwon Banks firing for snapper, pearl perch and the odd spanish mackeral. Water temp is around 20 degrees. FRESHWATER: Borumba Dam is returning togas right up in The Sticks with golden perch, bass and jew below the dam wall. Most of our local impoundments are working well down at their weirs with rattling lures and spinner baits best.
