o we’ve reached that time of year again; recycling bins are full of wrapping paper, bodies are feeling a little worse for wear, but there’s still a couple of days until the f reworks. In Norway they refer to this period between Boxing Day and New Year’s Eve as ‘Romjul’. As far as I know there is no English equivalent, although I’ve seen some people suggest Twixtmas, and Chrimbo Limbo. Maybe on the Coast we should call it Woodford. But you don’t have to feel lost at this time of the year – My Weekly Preview is full of great stories, places to go and things to do. This week we take a close look at the Sunshine Coast property market; where it is at, and what you can expect in 2015. We visit a remarkable neighbourhood in Buderim which has dubbed itself Food Street, where locals band together to dig gardens, grow fruit and vegies, and then feast on the results. Sunny days for property The Coast’s real estate industry is gearing up for growth in 2015 on the back of strong performances this year and increasing conf dence in the local economy. MWP takes a look at how the different sectors fared. By Sam Walker

T

he Sunshine Coast property industry is on the up, with the region outstripping the rest of the state in some areas and showing strong signs of growth for 2015. With the state’s lowest vacancy rates and the biggest improvement in building approvals, it is a sign conf dence is returning to the region. University of the Sunshine Coast Professor of Property and Development Mike Hefferan says the property industry is a manifestation of economic and human activity and the early signs for the economy through 2014 have been quite positive. “The level of public sector investment, particularly based round the hospital, is really very important. It gives a feeling of conf dence,” he says. Real Estate Industry of Queensland (REIQ) zone chair for the Sunshine Coast Amber Werchon says the year was consistently strong, even in the traditionally quieter winter months with improvements in all sectors of the property industry, although commercial property has been the weakest performer. “To really propel our housing sector to the next level, we always needed to address the jobs issue,” Werchon says. “With the multi-billion dollar hospital precinct at Birtinya, plans for an additional runway at the airport, the revitalisation and extension of the Maroochydore Principal Activity Centre and many

more public funded and private enterprise driven initiatives are creating not just short-term jobs, but longer term employment. “Where there are jobs, there are people; where there is commercial activity there is growth.”

of view, is that the Sunshine Coast now has the lowest vacancy rate at just one per cent, of any major region in the state,” Werchon says. “Hopefully this will entice more f rst home buyers to take the plunge and purchase their own home – it’s a particularly conducive time to do this with interest rates remaining so low.” Holiday Mooloolaba and Mooloolaba Real Estate principal Nigel Lucas has certainly seen the evidence. He says it has been a very strong year for permanent rentals “and the lowest vacancy that we’ve seen in probably eight years”. At the time of writing, he had a vacancy rate of 0.3 per cent with just one recent listing, which he didn’t expect to remain vacant for more than a few days. “It’s the best ever. You don’t get lower than that.” He says holiday rentals have also been strong. “Occupancy levels are about 10 per cent higher than this time last year as a result of a weakening Australian dollar and competitiveness of the Sunshine Coast properties.” Lucas is expecting strong growth in 2015, particularly in the low to mid budget market. While the high rents are great for investors, Hefferan says it is not a good sign – it means people are paying about the same rent as they’d be paying in a mortgage, but are not committed enough to the area to have conf dence they will get another job if they lose the one they have. He says the residential market has been sound because it is underpinned by a strong investment market. “There’s a lot of people buying property because the rents are high.”

HINTERLAND

Day & Grimes principal Ian Black says things are looking up in the hinterland, but it is still a buyer’s market and commercial real estate remains very f at. “The economy over Australia is still weak and still recovering, so on the Sunshine Coast, as a consequence, we are not seeing those who are selling their smaller homes upgrading. “Upgrades push the market on and up through the range, but we’re not seeing that activity occur so prices in the hinterland still remain extremely

And those looking for acreage between Nambour and the Blackall Range can f nd properties for less than $650,000. If you are looking for value for money, he says the hinterland behind Nambour, Woombye, Palmwoods, Dulong and Kureelpa are the best-kept secrets on the Coast. However, one of his best sales in 2014 was a standard residential block in Carol Court, Nambour, which sold for $620,000. “I would say the year that has gone has proved a most welcome turnaround, bringing stability back to a very uncertain market,” Black says.

“This will underpin buyer conf dence that the worst of the period post GFC is over and as a result, buyers are likely to see more opportunities from sellers who are seeing a recovery and are more likely to put their properties on the market. “So going forward, we see more a natural balance returning to the marketplace in the hinterland region.”

CONSTRUCTION

The Coast’s construction industry has taken a hammering in recent years, but QMBA (Queensland Master Builders Association) Sunshine Coast and Burnett Wide Bay regional manager Michael Hopkins says it turned the tables in 2014. “It’s been a great year for the construction industry and all of our members have been reporting that the industry is on the up and everything is recovering,” Hopkins says. The Coast’s residential building approvals improved 63 per cent in the 12 months up to and including September, compared to the previous 12 months.” He says it is interesting to note that a lot of the building approvals have not just been for traditional detached homes but many have also been for units, townhouses and renovations. Housing is becoming a lot more diverse on the Coast and he says it is good to see smaller options and more affordable types of housing being delivered, although Hefferan says there are still improvements to be made in this area to cater to changing demographics. “One in four houses now has only got a single person in it,” Hefferan says. “And the number of houses without children in them are now pretty close to 50 per cent.” He says the types of houses we are “churning out” are wrong and don’t f t the changing demands of the population, catering for busy lifestyles, singles and couples. While housing construction has been strong the news wasn’t quite as good for commercial building. Hopkins says the f gures have been skewed by construction of the public hospital and generally 2014 was a fairly disappointing year for other commercial builds. continued over>

But the outlook for 2015 is substantially better. New accommodation, hotels, medical centres and off ces are expected to start construction next year, particularly around the health precinct at Kawana, and Hopkins says that will be a welcome boost for commercial builders.

BUSINESS SALES

This year has been a mixed bag for business sales on the Sunshine Coast. It got off to a slow start but Rod Russell, principal of Savvy Business Sales, says it is picking up. “It was very, very diff cult in the f rst seven to eight months and then it returned to normal from August onwards, and then it has been quite bullish since,” Russell says. He says the plans for new infrastructure, including the new Kawana town centre, the new road structure on Kawana Island and the growth

of areas like Bli Bli are all making the region look more attractive, and the ongoing and planned construction projects are major contributors to the growing conf dence in the area. “We believe next year is going to be very solid and that’s boosted obviously by the conf dence in the local area.” Construction is a major contributor of that conf dence. But he is also expecting baby boomers to help drive the market. “Northward of 70 per cent of businesses are owned by baby boomers,” he says. Many of them are expected to sell in the next decade as they get into their 60s and 70s and look to retire and Russell is expecting things to get busy. He is optimistic about the future and is putting on additional staff to cope with the increased demand he is expecting.

While the Coast’s relaxed lifestyle and natural beauty will continue to attract retirees, downsizers and families, what is really driving the renewed optimism in our local real estate industry is the major infrastructure and commercial investment in the region. REIQ zone chair for the Sunshine Coast Amber Werchon says, “The forecast for the region is incredibly positive; 2015 is anticipated to be just as, if not busier, than 2014 and the longer term forecast remains encouraging.” “In short, the future is looking very bright indeed for the Sunshine Coast. There has never been a better time to invest in this region.”

Urban agriculture blossoms in Buderim’s Food Street Words & images: Sam Walker

T

hey call it Food Street. But it’s not a single street. It’s a small community of like-minded people living in a number of streets north of Gloucestor Road at Buderim and they are dedicated to planting a wide variety of food to be shared among their community. Many of them have used the vacant land in front of their properties. Some have extended it to their front garden and others to their backyard. Some, like Dean Stewart, don’t even live in the area. Stewart heads along to community days to lend a hand digging holes and planting trees just because he loves the concept. The Buderim real estate agent has sold several properties in the Food Street area to people who like the philosophy and want to get involved. “It’s really exciting,” Stewart says. “The last day we had 45 blokes digging holes together in a street.” Indeed, working bees have been regular and people turn up to help dig holes in preparation of planting trees such as olives or bananas, they learn how and when to harvest and share a wealth of information about growing, planting and preparing food. Between them, they are growing a variety of citrus, avocados, bananas, cucumbers, eggplants, olives, herbs, stone fruit, custard apples, tomatoes, mangos, mulberries, potatoes and more. They are also establishing some bee hives. And together, they are turning a

location into an old-fashioned neighbourhood. And that was the aim when Duncan McNaught and his partner Caroline Kemp came up with the concept and started it with a few others nearly f ve years ago. “We’re not a community garden,” Kemp says. “We’re actually a new model of urban design which integrates urban agriculture into the streetscape.” The food from this linear farm is shared equally among those involved. “Just a couple of us started off

and it’s snowballed,” McNaught says. “This is a cultural change taking place within our neighbourhood and it’s exploded this year.” While food production is an important part of this neighbourhood, McNaught is quick to point out that it is so much more than that. It has brought people together. Neighbours know each and they stop and say hello and have a chat. Certainly, everyone stops and chats to McNaught or they toot and wave as they drive past and that community spirit is integral to the project.

He says there are emotional and physical benef ts to Food Street. A woman in her 90s comes along to their community days. Someone helps her get there and she has offered space in front of her house for some olive trees. People know her and watch out for her. And people are more active. Iconic park closer to upgrade

McKay says. “It has been a popular destination for residents and visitors for more than 50 years and attracts about 200,000 people annually.” She says the concept includes a welcome and orientation area, rainforest ecology, a living lab, research section and a children’s education area. “Another section represents activity in the rainforest between dusk and dawn, giving visitors a full sensory experience of sound, light and visual displays to take them on a journey of discovery.” Visitors will be able to learn about the local indigenous history and the history of the reserve through an interactive display. “There are only two interpretive centres of this kind in Queensland and this is an opportunity not to be missed,” McKay says. It is estimated that in year three of the development’s opening, the direct and indirect spend contributed by additional visitors attracted to the region to visit the discovery centre will reach $4.2 million and will increase with visitor growth.

ary Cairncross Scenic Reserve’s world-class view of the Glass House Mountains could soon be complimented by a world-class discovery centre. The Sunshine Coast Council has approved a building renewal project concept plan allowing detailed design to be developed to a shovel-ready state. Councillor Jenny McKay says there is still a long way to go for the project to become a reality, but f nalising detailed designs is critical to attracting state or federal government funding. The project will include a new discovery centre, café, gift shop, elevated viewing platform, meeting theatrette, conservation research area and off ces and amenities for volunteers and staff. “Mary Cairncross Reserve is recognised as a regional icon for its signif cant conservation values,”

HEAVENLY VALENCIA Less touristy than Barcelona, Valencia is a romantic charmer with its fair share of fascinating architecture, beautiful beaches and a world-famous underwater restaurant. AAP

arcelona is arguably Spain’s most popular tourist city but visitors to Valencia might wonder why Barcelona hogs all the praise. Strolling through the winding narrow old streets of Valencia, people are surprised to discover an unknown pearl on the Mediterranean. “Valencia has an old city centre just as beautiful as Barcelona’s. It has wonderful art deco buildings, an atmospheric port and beaches that are actually a lot bigger,” tour guide Bettina Guenther says. And, she says, Valencia is more authentic: not so overrun by tourists. Next year, however, it might get more crowded. The Catholic Church has declared 2015 to be a holy year in Valencia. The reason is the city’s 13th-century Gothic cathedral possesses a relic that is reputedly the chalice Jesus Christ used during the Last Supper. Thousands of pilgrims will pour into the city. Guenther is out to prove Spain’s third-largest city has no reason to be shy of comparisons with Barcelona’s architecture.

She leads her group to one of the few Gothicstyle secular buildings still standing in Europe. Amid the noise and excitement of the old town’s streets, the La Lonja merchant trading building stands out, even among so many other architectural gems. “Back in 1498, silk trading got underway here,” Guenther says. In 1996, La Lonja became a UNESCO World Cultural Heritage site. Across the street she points out art deco details inside the Mercado Central market hall that opened in 1928. Few can hear her over the commotion. At the f sh stalls, women are shouting to sell the latest catch of f sh, prawns, octopus and clams. In another section, butchers’ stalls are lined up with tasty Iberian hams hanging from the ceiling. Scents of vegetables and citrus fruit f ll the market. Outside, in the romantic alleys and streets, the air is f lled with the aroma of paella and rice dishes.

At the Torres de Serranos, two huge towers of what was once part of the 12th-century city wall, numerous street stalls sell the ice-cold Valencian beverage, horchata, or almond milk. Next comes a tour by bicycle down to the sea through Valencia’s ‘green lung’: the bed of the erstwhile Rio Turia. Because it was constantly f ooding, the river was rerouted, and the riverbed was dried out in 1957. But it was only about 15 years ago it started to become what it is today – a recreation paradise in the middle of the city. The stretch of greenery and parks runs for nearly seven kilometres down to the harbour. The Bioparc Valencia is a nearly 100,000 square metre zoo that opened in 2008. The borders of the animals’ pens virtually vanish, and the animals live in authentically re-created ecosystems. The group cycles further along the Turia riverbed and through groves of palm trees, heading towards the sea. Only the old bridges are a reminder that a river once f owed here. It’s a park route of no cars, no traff c lights, no noise. Just before the harbour is Valencia’s futuristic leisure centre – the gleaming Ciudad de las Artes y de las Ciencias (city of the arts and sciences). You could spend an entire day exploring the complex of seven buildings surrounded by an artif cial pond. There is, for example, the concert and opera hall Palau de les Arts Reina Sof a, looking like the gigantic head of some interplanetary alien. Behind it are the eyeball-shaped L’Hemisferic containing a cinema and planetarium, the Museum of Science with its dinosaur-skeleton design, and L’Oceanograf c – Europe’s largest aquarium. The city’s most spectacular restaurant is found in L’Oceanograf c. The underwater restaurant Submarino gives diners a feeling of having dinner on the seabed.

Investing offshore

O

ne of the best performing investment themes in 2014 has been to consider opportunities outside Australia. Shares of many Australian listed companies with overseas operations earning foreign dollars have performed well. Examples include Amcor, Aristocrat, Brambles, CSL, Lend Lease and Westfield. These companies are performing well operationally, so their share prices have responded positively to this. But currency effects have also contributed to this performance. After holding relatively steady over the f rst half of the year, the Australian dollar has depreciated against the American dollar in the second half, with a peak of US95 cents in July compared with US82 cents at the time of writing. This provides a neat tailwind when offshore earnings are converted into our currency. Currency risks are weighted to the downside. This ref ects a softening outlook for the Australian economy and stronger prospects for the

American economy. This indicates it is worth continuing with this investment theme into 2015. Another reason to consider investing offshore is to reduce the effects of a concentrated Australian market. Financials dominate the Australian market, with more than a third of market capitalisation sitting in banks and insurance companies. The materials sector, which is comprised mostly of mining stocks, represents another 15 per cent. Meanwhile, sectors such as IT and healthcare are under-represented. And within those two sectors, there are only a handful of stocks, which tends to lead to elevated valuations as they are keenly sought. There are many ways to invest offshore – directly, managed funds, ETF’s, Australian stocks with offshore earnings, however advice is essential. New Year’s Eve Mooloolaba is set to be a huge celebration for locals and visitors. Two stages will feature an action-packed entertainment lineup for the whole family. Live entertainment kicks off at 5.30pm with a range of shows including Postman Pat, Peanuts and How to Train Your Dragon 2. There will be roving entertainment, children’s activities, buskers, carnival rides and four DJs will turn up the music on the Beach Stage from 7.30pm. Iconic ‘80s band The Church will take to the main stage at 8.45pm followed by local band The Flumes and indie pop band British India. Fireworks displays will take place at 8.30pm and midnight. PAPAYA AND COCONUT MUFFINS Red papaya and yellow pawpaw are packed with antioxidants, high in fibre and potassium and aid digestion and immunity. Serves 12

Ingredients 2 cups wholemeal self-raising flour ½ cup shredded coconut, plus extra to top muffins 1 cup papaya, peeled, deseeded and mashed ¼ cup papaya, peeled, deseeded and finely diced (for decoration) 1 large egg, whisked 2 tbsp butter ½ cup honey Method Pre-heat oven to 180°C. Over a low heat, melt butter in a saucepan. Allow to cool. Combine flour and coconut in a large bowl and mix. In a separate bowl, combine mashed papaya, egg, melted butter, honey and mix well. Add papaya mixture to flour and coconut bowl and mix well. Place muffin cases into a standard muffin tin and spoon a heaped tablespoon of mixture into each one. Bake for 20 minutes or until a skewer inserted into the middle comes out clean. Cool for 10 minutes before removing from the muffin tin. ars are always changing. Changing shape. Changing engines. Changing personality. But rarely do they change other cars. This one does. In fact, the Mercedes-Benz S-Class has helped change virtually every other car on the market since it was introduced 50 years ago. The S-Class has, over the course of its long history, been responsible for many of the motor car’s greatest innovations – anti-lock brakes in 1978, life-saving airbags in 1981 and, in 1995, the Electronic Stability Program (ESP) systems that have slashed our road toll. By and large the S-Class has been the launchpad for all manner of safety, luxury and convenience features that f lter their way down the automotive totem pole. So, what does this new S-Class tell us about the cars of the future? Well, they’ll be beautiful. They’ll be quiet,

comfortable, classy and full of clever technology. And they’ll be staggeringly eff cient. That’s because, for the f rst time, the “world’s best automobile” has embraced hybrid technology – an area pioneered by Benz’s Japanese rival Lexus, it must be said – but in the process has taken fuel-eff ciency into an entirely new stratosphere. This new S-Class is perhaps the most complete machine I’ve ever driven. Not the quickest – although it shifts very smartly for a big, plush saloon. Possibly not the most luxurious – although its cockpit is a statement in serenity, technology and exclusivity. Not the most fuel-eff cient – although its average fuel consumption of just 4.4 litres per 100 kilometres is almost unbelievable for a car of this size, weight and complexity. But it is unique in its ability to blend all those factors together. Let’s deal with the obvious stuff f rst. The engine of our test vehicle – the entry-level model known as the S300 Blueff ciency Hybrid – combines a small but powerful diesel engine and a 20-kilowatt electric motor, which runs on energy harvested from the engine and braking systems. The car sets off in amazingly quiet fashion (even for a Benz) before a barely detectable shudder indicates that the fossil-fuel engine has kicked into action. From there, it’s virtually a normal, if rather posh, driving experience. The diesel part of the powerplant is the 2.1-litre, four-cylinder twin-turbo version found in other Mercedes models such as the C250, E250 and ML250 CDI. Its 500 Newton metres of torque and 150 kilowatts do a surprisingly effortless job of lugging this very substantial machine around. The result is seamless power, quiet operation and continued page 38>

the ability to travel long distances while using virtually no fuel. There are a couple of bonuses with this hybrid Benz for those lucky enough to be shopping in this price bracket. Because of that phenomenal fuel-eff ciency, this model manages to dodge part of the federal government’s luxury car tax – courtesy of an exemption for green vehicles. That makes this the most affordable S-Class in the range at $195,000 plus onroad costs. The fuel gauge, incidentally, is

displayed as a percentage on the screen, rather than as the traditional dial or graph so you can instantly see the percentage of fuel remaining and charge in the batteries. Those batteries mean something of a compromise in the capacity of the S-Class boot. To drive, it feels nimble, responsive and fabulously well-balanced, particularly when the suspension is adjusted to the Sport setting from the softer, f oatier ride on Comfort setting. As you’d expect from the world’s most renowned car-maker, attention to detail is extraordinary. Virtually everything about the S-Class can be adjusted, customised or enhanced. The suspension can be calibrated in comfort or sports modes – as can the transmission and engine performance. For the f rst time, the S-Class has been built without a single light bulb. Instead, more than 500 tiny light-emitting

diodes (LEDs) illuminate everything from the slinky headlights to the subtle interior lamps to the rear brake-lights that are automatically dimmed when you stop at traff c lights but shine more brightly when you jam the brake pedal hard. New innovations on the S-Class include a suite of systems collectively known as Intelligent Drive which include radar cruise control that mirrors the speed of the car in front; an improved version of the Pre-Safe pre-crash system; headlights that dim automatically and a suspension system that scans the road ahead, looking for bumps and automatically adjusts the suspension to deal with them. I kid you not. Even the air you breathe is gently scented by an Air Balance system that ionises and atomises through the vents. It might sound as if we were rather enamoured by this new Mercedes. Despite our best efforts to remain impartial, I have to admit we were. In fact, it’s one of the few cars I wouldn’t change, even if I could.

About this time of year I start focusing on my up and coming snowboard trip to North America. Snowboarding is like surfing a massive never ending wave. And during this summer madness of onshore and cheap wind swells it breaks the insanity. Last year I was clocked at 80 kmh, and just when I thought that was quick a 20 year old kid shows me his speed at 118 kmh. I can tell you the rush at that speed is pretty good fun. Falling at that speed, not so much fun. Now the word is we are in for perfect 4 foot off shore waves up and down the coast for New Year’s Day. OK, that might not be totally correct but I live in hope. Yep, hope is my friend. The good news is we are now heading into cyclone season, and we all should be praying for a low pressure system which is far enough off the coast to not bring wind. Amen. I feel the Lord! FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Whiting are the go and some are whoppers, with worms and yabbies returning fish from around Goat & Channel Islands. You’ll get flathead on lures and live bait from the Cod Hole boat ramp and upriver to the mouth of Petrie Creek. There’s jewfish in the deeper water around the Maroochy River motorway bridge pylons. Mud crabs have been taken at Bli Bli and up in Eudlo Creek. SURF: You’ll catch tailor on WA pillies along North Shore and down at Kawana. There’s bream at Pincushion using hardy heads and mullet gut. You’ll find sand whiting and dart along Maroochy Beach and down to Alex Headland main beach. OFFSHORE: Small red emperor are very enticing, but must be returned to the water if under 55cms. They are in most shallow reefs at present. Try drifting with squid for parrot from The Blinker to The Gneerings and be prepared for a few Caloundra specials. Mackerel and tuna are here one day and moved on the next, so a search is a must chasing these delicious pelagics. FRESHWATER: The warmer conditions and higher barometer have seen a steady improvement in the size of golden perch and bass in Somerset Dam with the Hump and Neils Rock the best. Our local dams of Baroon Pocket and Borumba have been a bit quiet, but this can change quickly. They are worth a visit just for the scenery. Don’t forget your fishing licence for impoundment fishing.
