Contents

T

here are few things like having a child in hospital to put your life in perspective. Those everyday concerns and worries slip away so fast when you are confronted with something that truly makes your heart ache. It’s an experience my family has just gone through and I can’t begin to tell you how grateful I am that my youngest is now back at home. Thank you to all those people who reached out with love, support and many kind words. There seems to be little warmth for the nation’s politicians at the moment, with Mr Newman dumped in Queensland and leadership turmoil in Canberra. It must have some of our local government leaders increasingly worried, with elections just over a year away. Sunshine Coast Mayor Mark Jamieson was elected to turn the region’s economy around and in this edition we get an exclusive look at the action plans being implemented to triple its size by 2033. Also this week we take a look at the best and worst dressed at the Grammys, soak up the sunshine in Fiji, preview the Cricket World Cup, and of course, there’s plenty of property. Picture this. You touch down at the Sunshine Coast International Airport after a business trip to China where you have helped to secure a lucrative deal for your organic fruit and vegies with a major supermarket chain. As the plane taxis to the terminal, your bleary eyes take in the pilot training school, national aircraft maintenance hub and the headquarters of one of the country’s major airlines. It’s a scene you’ve become accustomed to, as the region has been a leading centre of aviation and aerospace for some time now. The plane parks at an arrivals gate. You say goodbye to the passenger next to you, a doctor who has f own in from New Delhi to further his training at the local university and major public hospital. You have already invited him to your family dinner on Sunday to meet your two adult children who both work in the health sector – the region’s biggest employer. They earn good wages – more than most Queenslanders – as do most people on the Sunshine Coast. Once through customs you take the light rail to the Maroochydore City Centre, which

has just been named the Smartest Place on Earth for the third year in a row. Its status as the country’s digital hub is undisputed and is being reinforced before your very eyes, as the off ces of technology multinationals signpost the route to the regional capital. You get out at the Entertainment, Convention and Exhibition Centre, which looms

large above you, its iconic shape still a delight after all these years. And to think it, and the rest of the city, is powered by clean technology. Rewind 18 years and Mayor Mark Jamieson arrives at a meeting in Mooloolaba to unveil the plans which are supposed to create that future Sunshine Coast. He’s just f nished a round of media interviews following the release of the latest business conf dence f gures – the best results since tracking started six years ago. It’s delivery day; the culmination of three years’ work. In 2012 the Mayor was elected on a platform to transform the Sunshine Coast economy – to get it out of the boom and bust cycle which had hurt the region, its businesses, and its people for so long. His solution was to bring industry and business together to create a new way. The result was the Regional Economic Development Strategy which deliberately moved the Sunshine Coast away from its over-reliance on the vicissitudes of retail, construction and tourism. Launched just over a year ago, it set bold targets: triple the region’s economy, create 100,000 extra high-paid jobs, increase exports by 20 per cent and raise incomes above the state average – all with a deadline of just 20 years. To do that, seven high-value industries were identif ed to lead the way: health and wellbeing; education and research; knowledge and

professional service industries; tourism, sport and leisure; agribusiness; clean technologies; and aviation and aerospace. The next step was the creation of a taskforce for each industry to create clear and concrete plans to deliver what was promised. It’s 12 months since the chairs of those taskforces were appointed, and f ttingly, the f rst time they have come together in the same room is to see the mayor press the go-button to turn their plans into action. “The Sunshine Coast has never been centre stage because of its economy. It’s always been recognised as a great place to have a holiday, but we want to be known as a really strong commercial and economic region that creates opportunities for people,” Mayor Jamieson said. The big ticket items include the expansion of the Sunshine Coast Airport and Sunshine Coast University, the creation of the new Maroochydore City Centre, and making the most of the opportunities provided by the new Sunshine Coast Public Hospital. But the dozens of items on these economic to-do lists are as diverse as the industries themselves, ranging from investment, to identif cation of new opportunities, and greater co-operation between businesses.

“We don’t want people to come to the Sunshine Coast because it’s a nice place to live. We want them to come here so they can get a good job. So in converting our economy from one that’s been driven by consumption to one that’s been driven by demand, we’re well and truly down that path,” Mayor Jamieson says. A gauge on how effective these actions are could come as early as 2018, when the f rst goals kick-in – a 25 per cent increase in the overall worth of the target industries, and 11,000 more high-value jobs. And despite more than a hundred local organisations helping to create this vision for the future, there’s one job which will come under scrutiny much earlier. Mayor Jamieson faces an election in just over a year. He’ll be more eager than most to see some progress well before then, otherwise the Utopian view of what the region may look like in 2033 may look more like a f ight of fancy than the real deal. t’s estimated more than 300,000 seabirds and turtles are killed each year as a result of longline tuna fishing. A man who knows all about the problem is Sunshine Coast former tuna fisherman – now entrepreneur – Hans Jusseit. “I spent ten years as a tuna longline f sherman and nearly ten years as the Executive Director of the East Coast Tuna Boat Owners Association. One of the key environmental issues that we faced – and that the global industry faced – was the death of seabirds due to longline f shing and during my time in the industry it was a problem that remained unresolved. When I f nished my ‘tour of duty’ I had a light bulb moment and began working on the Smart Tuna Hook,” he says. Several years later and after

having invested almost $1 million of his own money into the project, Jusseit says the Smart Tuna Hook is almost ready to be launched. “Part of the challenge has been that nobody has been willing to try something new unless it’s proven to be physically, as well as cost effective, which is why we invested our time and money into trials of the product in South Africa last year,” he says. The trials were conducted with independent scientists, observers and analysts. Two longline vessels were used – one featuring traditional hooks and the other featuring Smart Tuna Hooks. Jusseit’s system resulted in an 80-90 per cent reduction in seabird catch compared to the standard method. Jusseit says the key is that the Smart Tuna Hook doesn’t allow birds to become trapped.

Also, there are now many regulations in place around the world to protect threatened species like the albatross. If a f shing boat catches too many seabirds in these regulated zones, they can be banned from f shing. The Smart Tuna Hook will allow them to keep f shing,” he says. Jusseit and his team are now formulating a marketing and sales plan. His innovative system will be launched onto the market in the coming months.

New York artist spreads her wings on the Coast

I

n a coup for Sunshine Coast art lovers, New York artist Kelsey Montague will visit the region to create an artwork, which locals can interact with. Montague will visit the Sunshine Coast on February 28 to create an ornate artwork titled #whatliftsyou, after completing works in Melbourne and Sydney. “I want to weave art into a

person’s everyday life,” Montague says. “Most of my social media posts deal with art woven into the fabric of a person’s life. “That is also why most of my commissioned work is on the street. I want people to stop and step into one of my interactive pieces and become a living work of art for a moment.” Sunshine Coast Council cultural programs team leader Ant McKenna

says it is very exciting to have Montague, who does lots of work internationally, creating an art work at Caloundra Regional Art Gallery. “The exciting thing for us here is that she’ll be completing the work on some mobile boards that we’ll be able to take anywhere around the Sunshine Coast,” McKenna says. It will lead to pop-up displays of the artwork, which normally takes her between six and 10 hours to complete, depending on weather. McKenna says the council’s main role is to build the capacity of local artists but it also plays a role in engaging the community in art and engaging local artists. As part of Montague’s visit she will also be holding an artist talk at the gallery. Sunshine Coast icons such as the Glass House Mountains, surf lifesaving or surfers, pandanus trees, bunyas or the Big Pineapple will be incorporated into her #whatliftsyou artwork, as well as her signature design work.

When f nished, residents and visitors will be able to have a photo of the artwork to share with their friends via social media. An instaMeet is also planned for February 28, where people can share photos of the Digital Disruption exhibition at the gallery and Montague creating her work. “I want to create community online,” Montague says. “How cool is it to post a picture within a hashtag that literally has people from around the world all talking about the inspiration in their life? It’s cooler than I could have dreamed. “Each wing is unique and the images within are designed to represent the city they exist in. I love to f ll each set of wings with images that represent that specif c community. “#whatliftsyou is a global campaign. I want these wings in cities all over the world, and I want people to have the opportunity to join this really cool online community and share what inspires them in their life.”

Money and mentoring up for grabs for young entrepreneurs The Coast’s young people are being challenged to come up with innovative business ideas as part of a call-out for the next generation of entrepreneurs to step forward. The call has been put out by new, not-for-prof t organisation, Generation Innovation. Young people who have what it takes to start their own business are encouraged to contest the inaugural GI Challenge, which will provide applicants with training and guidance from business mentors and the best of them will receive seed capital to get start-up ventures off the ground. Generation Innovation founder and chairman Ted O’Brien says the GI challenge aims to unleash the innovative genius of the region’s young people. “The Sunshine Coast has one of the highest levels of unemployment for young people in the country and this is something we as a community can do to make a difference,” O’Brien says.

While all that is happening we are asking Coast business people and the community to invest in these young people

“Once young people are accepted as participants in the GI Challenge, we will bring them together for a one-day event, where they will form teams and begin developing a business concept under guidance from business mentors.” They will have two weeks to ref ne their concept then attend

another one-day event where teams will be given advice from successful business entrepreneurs, then record a video-pitch to promote the venture. “While all that is happening we are asking Coast business people and the community to invest in these young people by donating as little as $50 each,” he says.

Up to $2500 of funds will be provided to each team. Successful teams will undergo business readiness training before executing their business plans with access to capital and ongoing guidance from business mentors. Sunshine Coast business is jumping for joy – quite literally – over the success of its product. It is one of several local companies being featured as part of the Amplitude program, a

joint initiative between the Sunshine Coast Chambers Alliance, Sunshine Coast Business Council and Sunshine Coast Council, which aims to shine a spotlight on some of the Coast’s most innovative businesses. Springfree Trampolines, based in Kunda Park, produces what it says is the world’s safest trampoline and the invention has become a hit with families all over Australia. A decade after establishing their head off ce on the Sunshine Coast, the company’s production rollout is now 200 times the size of its inaugural year and the team has grown from four to 50. Management says that being based on the Coast is part of the success of the business. “Springfree is all about family. We have a fun product, we love kids and we support families and are all about supporting anything that focuses on family connections. And that’s exactly the culture we have here on the Sunshine Coast. ISLAND HOPPING IN FIJI Family-friendly Fiji is just a hop, skip and a jump from Australia and offers a surprising variety of holiday experiences. WORDS: By Anne Cooke and Steve Haggerty, AAP

A

s the departing guests gathered under the coconut palms to wait for the airport shuttle, one of them began to sniffle and tears ran down her cheeks. The rest of us, startled, exchanged looks. We thought she’d been put off by Koro Sun Resort, the most family-friendly – and the noisiest – of the three beach resorts we’d visited in Fiji, in the tropical South Pacif c. “I hate to leave,� she said, mopping her eyes as the Fijian staff assembled to say goodbye. Turning from one smiling face to the next, she hugged the housekeeper, high-f ved the kayaking guide and gave a thumbs-up to the guitar player who’d invited her to share in a late-night bowl of kava. “I’ll never see them again,� she lamented, blowing her nose as she climbed into the bus. “It feels like losing the family I didn’t know I had.� Compared with dreamy Yasawa Island Resort, on a pristine sand beach in the remote northwest Yasawa Archipelago, or with Nanuku Resort, a group of villas in Pacif c Harbour, on Viti Levu, Fiji’s main island, Koro Sun on the island of Vanua Levu felt like a summer camp. Each day started with a bang and didn’t slow until the Southern Cross appeared in the sky. We were welcomed with a fruit drink served in a coconut and steered to a chair for a

10-minute foot massage. Shouting kids ran through the lobby on their way to the pool and water slide, passing a group of cyclists geared up for a ride. A three-generation family partied at the adjacent dinner table and all 108 of the resort’s guests packed into the Clubhouse to watch pounding drums and a f oor-thumping meke (traditional Fijian dance). We went snorkelling, f oating over the coral reefs while the divers deep below snaked their way through the ‘Dungeons and Dragons’ canyon. Other guests made their own plans, quietly slipping away to kayak through the cave at Bat Island, indulging in a meditative massage in the secluded Rainforest Spa, exploring the town of Savusavu alone and identifying indigenous f owers. Each of Fiji’s beach resorts has a unique personality, shaped by location, climate, the topography and the owner’s vision of what Fiji is all about. This endless variety is why so many travellers come back over and over, staying at two or three resorts on any one trip. Yasawa Island Resort is a deluxe hideaway on a blue lagoon, accessible only by helicopter, small plane or boat. The experience, with 18 traditionally thatched and furnished bures, candle-lit dinners, chef’s menus and no-pressure days, is a dream

come true for self-motivated explorers, A-list luminaries and honeymooners. “We’re on Fiji time here,� says Manasa Ragigia, Yasawa’s resident elder and the spokesman at Bukama, the neighbouring Fijian village. “You want to f sh all day? Fish,� he says, mixing drinks at the sunset cocktail party. “You want to kayak or snorkel? Whatever you like, it’s your choice.� Mornings were f lled with boat dives on nearby reefs and coral mounts, snorkelling off the beach, windsurf ng, f shing for marlin or sailing the catamaran. Laid-back afternoons offered meet-the-people tours in Bukama, lolling in the inf nity pool, reading, joining the cultural and basket-weaving demonstrations and beach combing. On Tuesday, Ragigia and Chef Talala Tupou prepared a lovo (underground oven) feast, a chance to taste most of Fiji’s favourite ingredients and dishes. Our bure, tucked among ferns, hibiscus and palms, had a private deck, plantation shutters, hammock, a biscuit tin that was never empty, indoor and outdoor showers, piles of towels and air conditioning. Back on Viti Levu, Fiji’s main island, we headed for Nanuku Resort, a gated group of new and remodelled villas on the lagoon in Pacif c Harbour. The villas are grouped around the pool and pool deck, where the torch-lighting ceremony is held at sunset. According to Karen Taylor, the manager, Nanuku’s location at the east end of the Coral Coast is why it succeeds as a Fijian-style safari lodge. “With the ocean in front of us and the mountains behind, there’s everything from hiking and river rafting to sailing,� she says. Since child care (nannies) are also included in the lodging cost, parents can get away for a few hours, or take the nanny on outings to help with children. We saw the f re walkers, toured a hillside village and explored the vegetable market in the town of Navua while others signed up for surf ng or went diving with sharks. The dive sounded so fascinating we added it to our wish-list for next time.

Volvo drivers a safe bet for cyclists Car manufacturer Volvo is aiming to improve safety for cyclists with a new concept based on helmet technology that communicates with cars. Developed in conjunction with communications giant Ericsson and sports gear manufacturer POC, the technology is integrated into a cyclist’s helmet and the Volvo car’s safety system. The ground-breaking technology establishes a two-way connection between the car and the cyclist via a smartphone app and warns car drivers of a cyclist’s presence. The cyclist also receives a visible warning through a helmet-mounted alert light. Australians love bicycles and they are being sold in record numbers. In October nearly 230,000 bicycles were imported into Australia. But it has also resulted in an increase in the number of deaths and serious injuries as a result of cars colliding with cyclists. In 2014, 45 cyclists were killed in Australia.

Village Roadshow an entertaining investment

s the All Ordinaries approaches post GFC highs, it’s becoming more difficult to find quality stocks at a reasonable price. However, one company that looks attractively priced with solid growth potential is Village Roadshow (VRL). VRL is an entertainment and media company, whose businesses include theme parks, f lm distribution, cinema and f lm production. These businesses are located in Australia, New Zealand and America. We expect Village has experienced a soft December half as the Australian box off ce f nished

down f ve per cent for the half, f lm distribution was hurt by ‘underperforming f lms’ and theme parks experienced patchy weather in December. All this led us to downgrade our full-year forecasts for the 2015 f nancial year as it will be diff cult for the business to catch up in the second half. Following 9.4 per cent and 8.6 per cent downgrades to our 2015 and 2016 prof t forecasts our valuation falls to $7.35. Nonetheless, we maintain a buy recommendation on Village in light of the stellar f lm line-up for 2015 and 2016, longer-term growth potential from Asian theme park developments, the generally defensive nature of the theme park and exhibition businesses and the ample valuation support on offer at current levels. While the next six months will likely be a rocky period for the share price, the recent weakness is a buying opportunity for

long-term investors. The 2015 and 2016 f lm slate looks very strong, with a number of blockbuster titles due for release. Many of these action and franchisebased f lms are targeted at the big screen, which tends to drive cinema attendances. Sequels of Avengers and James Bond: Skyfall, the number three and number seven highest grossing f lms of all time in Australia, are due to be released in 2015. Other movies to be screened this half include Fifty Shades of Grey, American Sniper, Entourage, Minions and Ted 2. Village has a full pipeline of deals for the management of Asian theme parks, the most imminent of which is for a Hainan Island park in China opening in late 2015. As deals become binding, Village could offer details on the scale of the revenue opportunity which would help justify the $7 million per annum

investment in the region. We factor in just $10 million of annualised operating prof t for these deals, and see material upside to this, given the size of the projects. We’re into the second month of the year and I’m on the wagon. Yeah right! But seriously, I did recently give up drinking, swearing and smoking (‘cause all three go hand in hand) and I can tell you it was the worst eight hours of my life. Jokes aside, I was on the wagon for six days, then it all went pear-shaped. Hey, not my fault the wagon got a license and opened a sports bar, people. The smoking thing is a shocker though. I wouldn’t consider myself an actual smoker as such – I only smoke when I drink. I’m down to 23 beers a day and thinking about quitting. If there’s any kids reading this, just so you know, Toddy’s making dumb adult jokes and smoking is a very bad thing. In reality, cigarettes are like Wests Tigers supporters – on their own they’re not too bad, but when they hang about in packs of 25 they’re very bad for your health. As for the consumption of beer on such a regular basis, to those who would call me an alcoholic, shame on you – I’m simply a dedicated drinking enthusiast. And truthfully if I didn’t drink, how would everyone know how much I love them, at 2am? This week’s nectar of the gods

comes in a 500-millilitre bottle and is all the way from Manly, New South Wales. The 4 Pines Brewing Company has more awards than Robert Allenby’s had lap dances and the Pale Ale is proof that God loves us and wants us to be happy. I’m delivering these words direct from the label because there’s no better way to tell you what the Pale Ale offers. Brewed using only the f nest traditional and time-honoured techniques, this Pale has a deep ruby amber appearance with aromas of pine and grapefruit featuring full-bodied malty f avours with a tight and bitter f nish. They’ve nailed this one and while it’s not a session beer, it’s a great pipe opener or sundowner after a long week. I’m all over this f ne brew like a couple of Kiwi off ce workers on the boss’ desk and I proudly salute the 4 Pines Pale Ale with a solid 4 out of 5 thumbs up.

Barina RS boasts tech credibility WORDS Peter Atkinson

I

t’s been more than a decade since Holden boasted a contender in the hot hatch category. That changed with the introduction last year of the Barina RS – a spiced-up version of the Aussie manufacturer’s small car staple that’s injected some f zz into the lower end of the market.

Armed with the same turbocharged petrol engine found in its big-brother Cruze sedan and hatch, the Barina RS combines smart performance with an upgraded level of specif cations, usually a tempting recipe for ambitious young buyers with relatively modest budgets. I’m very familiar with the

previous hot Barina, having owned a Barina GSI more than a decade ago. That was a pretty special little car built in Belgium, originally as an Opel Corsa, and imported into Australia as a Barina. It boasted a high-revving, punchy little 16-valve 1.6-litre four-cylinder engine, a slick six-speed manual transmission and enough grip and nimble handling to make it a truly delightful thing to drive. The Barina RS, sadly, doesn’t quite continue the family tradition. Its 1.4-litre turbo engine is certainly spirited enough, giving the RS more than enough acceleration to satisfy those with an appetite for some sporty driving, but lacking the budget for a European hot hatch. The Korean-built, front-drive Barina certainly delivers on the power-to-weight scale tipping above the 100 kilowatt mark that has traditionally been a benchmark for European hot hatches. Holden has also endowed it with enough comfort and technology features to more than justify its $20,990 price tag. Leather, heated sports seats, sports pedals, aggressive body styling and

even a unique RS colour scheme set this model apart from its more mild-mannered Barina siblings. It also gets the clever MyLink audio and connectivity system featuring a colour touch-screen we f rst encountered in the Barina CDX f agship we tested some months ago. That’s the good stuff. Unfortunately, the Barina RS doesn’t quite measure up to its admittedly more expensive European rivals in a number of other areas. While its performance is impressive, the Barina’s handling is less so. Its steering feels a little vague off-centre, there’s noticeable body-roll when the car is pushed hard into corners and even its day-to-day ride characteristics are a little disappointing. That mightn’t be such an issue in everyday Barina trim, but with its performance capability and sporty image, a car aimed at younger drivers should ideally deliver driving dynamics to match. The basic RS offers a six-speed manual transmission that f ts well with the sporty image but again falls a little short of class-leading.

An additional spend of $2200 will get you a six-speed automatic with Active Select sports mode. Some of the cockpit feels a bit plasticky and cheap, particularly the handbrake which can be jiggled alarmingly from side to side and feels decidedly f imsy. On the plus side, the embossed RS trim on seats and other interior panels adds to the vehicle’s appeal, and from the outside it also looks the part. Holden has offered a unique Orange Rock paint colour specif cally for the RS, which also enjoys shiny 17-inch alloy wheels. The RS model further extends the Barina’s market appeal, following the arrival of the f rst Barina sedan as part of this growing range. There’s also the smaller, cheaper Barina Spark, which doesn’t come close to matching this model’s visual or performance appeal. With its eye on youthful buyers for the Barina, Holden has focused much of its marketing on the MyLink system, which it claims as class-leading technology for this segment.

The system links with Bluetooth compatible smartphones to add all manner of connectivity via the car’s centre console rather than juggling phones while trying to drive. That’s a real safety plus for young drivers. When streamed through 3G or 4G smartphones, the device will also allow access to the web-based satellite navigation system BrinGo, which Holden claims gives low-cost sat-nav capability to the Barina. Music lovers will also be able to

stream music via the internet through the car’s audio system. It’s clever stuff and perfectly aimed at the younger buyer prof le, which has always been the Barina’s bread and butter. The RS also uses the same so-called motorcycle-style instrument panel as its siblings, an unusual set-up with one dominant circular dial and a slightly cheaplooking digital speed display. We weren’t convinced. Sporty f nishes aside, the Barina RS also delivers reasonable practicality, with decent-enough interior space front and rear, plus a usefully large cargo space in the rear. It’s small and nimble enough to be well at home in city traff c, where its good all-round visibility is another asset. On the open road it is acceptably devoid of road and wind noise and that turbo powerplant gives it ample capacity for overtaking. A hot hatch? Perhaps not. But by the end of our week in the Barina RS we were certainly starting to warm to it.

Rental vacancy rates

News round-up It’s good news for home buyers and investors, with interest rates close to rock bottom and construction of new homes on the rise.

New home sales The Housing Industry Association’s latest New Home Sales Report highlights the ongoing strength of the new home building sector. “Monthly sales volumes remained strong throughout 2014, following the recovery that characterised 2013,” says HIA Economist Diwa Hopkins of the report, which is a survey of Australia’s largest volume builders. “The number of sales in 2014 was 14.4 per cent higher than in 2013.” She adds, “A key change in conditions to the residential construction sector in 2015 is the February cut to the off cial cash rate to a new historic low. However, it should be noted that this cut was made in the context of a mooted tightening of lending conditions in parts of the housing market.” The HIA anticipates that the new home building sector will enjoy a healthy 2015. “The two key leading indicators of new home building activity, new home sales and residential building approvals, both saw increases during the December quarter of 2014. This is a clear indication that actual residential construction activity will rise in the current early months of 2015, which is good news for the broader domestic economy in addition to the housing sector.” In the f nal month of 2014 detached house sales increased by 2.8 per cent in Western Australia and by 2.6 per cent in Queensland.

Seasonal factors in South-East Queensland and the State’s tourism centres caused a slight increase in rental vacancy rates over the Christmas/New Year period, however overall market conditions remained tight, according to the REIQ. REIQ CEO Antonia Mercorella says, “Residential vacancy rates are prone to seasonal f uctuations over the Christmas/New Year period and 2014 was no different. Many REIQ agents reported softer tenant demand in December, with many leases expiring as students f nish up their studies and others also take up employment opportunities in new locations.” Despite this, conditions are still tight for those looking to rent. The REIQ Residential Rental Survey for December 2014 indicates a decrease in rental stock, suggesting investors might be taking advantage of improved selling conditions to place their investment properties on the market. Mercorella says it appeared many properties coming on to the market, which may otherwise be targeted by investors, were being sold instead to owner-occupiers. “The net effect appears to be a shortage of rental supply,” she said.

It’s certainly true on the Sunshine Coast, where vacancy rates over December were a low 1.1 per cent. Only Redland City (with a rate of 0.8 per cent) is lower, while Noosa is also 1.1 per cent. This compares to the Gold Coast and Cairns, which experienced vacancy rates of 2.2 per cent. Affordability issues and tenants moving away are affecting other regions such as Bundaberg, where the vacancy rate is 4.4 per cent. Rockhampton’s rate is 5.2 per cent. Townsville is sitting at 4.7 per cent and Mackay is experiencing a 10.3 per cent vacancy rate. In other parts of the state, the rental market is being affected by changes to the sales market, with improved market conditions resulting in increased activity both in the sale of former rental stock, and resultant decrease in rental supply, and decreased tenant demand as former tenants move to home ownership. “Normally when the sales market is performing strongly we see the rental market ease,” Mercorella says. “It is clear that many investors are reaping the benef ts of improved property prices and selling up – something many have been waiting for since 2009.

Building approvals up on Coast Building approvals continue to climb on the Sunshine Coast, with the council registering more than $277 million of development activity in the October to December 2014 quarter. That’s an 11 per cent increase over the same quarter last year. Mayor Mark Jamieson said the steady growth across a range of development types demonstrated continued growth of conf dence in the local market. Residential approvals are being supported by an increase in commercial activities, which create future employment opportunities. Residential developments were approved in Pacif c Paradise, Palmwoods, Mooloolaba and Alexandra Headlands, as well as number of commercial projects in the Kawana Health Precinct. “We have now settled into a steady level of growth that aligns with our vision to become Australia’s

most sustainable region,” Jamieson said. Planning Portfolio Councillor Christian Dickson said development activity contributed to more than 2000 lots being made available to the market through the council’s development approval process during 2014. “During the October to December 2014 quarter, 112 planning certif cates were processed, a 30 per cent increase from the previous period. “Planning certif cates are site specif c and are primarily used for property conveyancing and are an encouraging indicator for the local property market. “It is also rewarding to see the positive response to council’s continued development of fast and effective alternatives to traditional lodgement channels. “Over the past year, more than 80 per cent of all development, building and plumbing applications were received through council’s electronic portals.”

Seems like a few small waves might be hanging around for the weekend however the disclaimer is a south-east wind will be attached. Me? I’d head to DI and hope something is getting around the corner. Might be small but could be fun. Remember to have an adventurist spirit and you might be rewarded. Locally, Dicky to Currimundi, Alex to Maroochydore and just maybe the points but highly unlikely. ESTUARY: Large whiting are taking yabbies and prawns around the sand banks off Goat & Channel Islands with flathead on the drift past Cotton Tree. You can get trevally on poppers at Twin Waters canal weir. There’s mud crabs and mangrove jack around Bli Bli Islands. SURF: Very rough conditions are making beach fishing difficult except for the sheltered areas off Mooloolaba Rock Walls where bream, flathead, butter bream and yellow tail pike were taken this week. Pippies along Marcoola Beach have been washed in by the big tides. OFFSHORE: Big seas this week with no reports, but as conditions improve try The Gneerings for mixed reef fish and The Blinker for cobia and mahi-mahi. The Barwon Banks will be worth a visit for snapper, pearlies and parrot - use pillies and squid. FRESHWATER: Six Mile Creek just below Lake Macdonald has Mary River cod, bass and some oversized spangled perch. Baroon Pocket Dam has been firing with bass on small spinner baits and spangled perch on worms.
