WHY DO YOU LIVE HERE? It was an accidental move. The night before I was to fly out on a holiday to Europe, our landlords called to say that they needed to move back into our Brisbane rental house before I returned. So my husband was left to find a new dog-friendly house in Brisbane whilst I

was away. I returned six weeks later to find myself living in Noosa. With a job in Brisbane I wasn’t too impressed, but after commuting for a few years I finally took the leap of faith and relocated my business to the Coast. Best decision ever.
WHAT IS YOUR FAVOURITE PLACE ON THE SUNSHINE COAST? Coolum Beach. I live, work and play in paradise.
WHERE DO YOU TAKE VISITORS WHEN THEY COME HERE? There are too many places to list but Coolum Beach is high on the agenda. Walks and swims with the dog from Stumers Creek to Point Arkwright, Harvest in Coolum, the markets, Peregian Originals, Noosa National Park.
IF YOU COULD CHANGE ONE THING ON THE COAST WHAT WOULD IT BE? A stronger commitment to the arts. There are so many amazingly talented creative people here on the Coast but unfortunately their greatness is, for the most part, not recognised or respected and they spend most of their working life elsewhere (Brisbane, interstate, overseas). I think we tend to paint a fairly monogeneric picture of the arts on the Coast and lose sight of the demand for the breadth of artistic pursuits that appeal to many sectors of the community. Creating space and providing support for artistic endeavours has limitless cultural, community and economic benefits.
YOU ARE HAPPIEST WHEN? I’m catching an early morning wave with my six year-old displaying astonishing boogie board stunts by my side, and hubbie and puppy keeping watch from the shore.
IF YOU COULD TELL YOUR 18 YEAR-OLD SELF ANYTHING WHAT WOULD IT BE? Do what you love with people you love. A lifetime is too short to muck around with other stuff.

“Out of hospital cardiac arrest survival is five per cent. I’m alive because of CPR’’

hree weeks ago my little boy choked on a piece of pear. One minute he was fine and the next he was silently gagging, his face turning from a bright red to a purplish hue within moments. I panicked and the very real, very frightening thought of losing my 13 month-old – the light of my life – kicked me into action. I swiftly checked his airway and then proceeded to use the force of my palm between his tiny shoulder blades. It only took three attempts before the pear loosened and he was able to continue breathing as normal, but in those seconds my thoughts were processing at a million miles an hour. I knew the next step was to phone Triple Zero and if need be, I knew how to perform infant CPR. Thankfully it was nothing more than a terrifying experience, but it brought home the reason my husband and I did an infant first aid course prior to our son’s arrival. 14 My Weekly Preview | April 10, 2015

Cardiopulmonary resuscitation, commonly known as CPR, saves lives. In 2013, 28.8 per cent of patients regained spontaneous circulation by the time they reached hospital when a resuscitation attempt was made by a Queensland Ambulance Service (QAS) paramedic. These rates can be vastly improved if patients receive CPR from a bystander instead of waiting for paramedics to arrive. The sooner CPR begins, the better the chance of patient survival, says Sunshine Coast Ambulance Service Assistant Commissioner Chris Broomfield. “With effective CPR in the first instance people have a much higher chance of survival,’’ Broomfield explains. “There have been numbers of cases where people have promptly done CPR before our arrival and it has contributed to the ability of our paramedics to get people back (breathing). “We see people who haven’t had any CPR and their survival chances
are limited.’’ It’s a message that can’t be ignored and if you want further proof, just ask Bli Bil father of two Glenn Baker (above). He would not be here today if it wasn’t for CPR. It was a sunny January day when Baker’s life changed forever. The family, along with a group of friends, were celebrating the Christmas school holidays with a camping trip at Rainbow Beach. The 48-year-old was relatively active and had no known health issues, which is why he had spent the day on his kayak in the surf. When one of the younger campers got caught in a rip, Baker didn’t hesitate to swim out and offer assistance. What he didn’t count on was feeling a little out of breath. “I consider myself fairly fit and I’m pretty active,’’ Baker says. “Doing what I do as a fire equipment inspector I’m up and down high rise buildings and always on my feet.

“But I came back in and finally caught my breath. My friends were sitting in about four inches of water in chairs so I lay on one of the kid’s boogie boards. “I was laying with my head on my hand, talking to them and in about five seconds I passed out. “I had no pain. No one knew what was going on.’’ Thankfully, bystander Matthew Baldock was able to quickly assess the situation and, realising his friend was no longer breathing, started CPR. Baldock pumped air through Baker’s chest for five minutes before a parks and wildlife ranger arrived and helped with the breathing element. “Some of the surf life savers were driving past and someone called them down,’’ Baker says. “They had a defibrillator. A few of them dragged me out of the water and up to the dry sand. “By this stage our friends had called Triple Zero and the paramedics turned up. “I remember waking up, coming to and lying on the side and the first thing I read was the park ranger’s badge on his shirt. “He looked at me and said: ‘You’re a terrible kisser’.’’ Baker can speak lightly of the ordeal but there’s no denying it has left a permanent mark on his life. He had two cracked ribs and a cracked sternum from the CPR, but as doctors later confirmed, it’s a small price to pay for life. “I would have died,’’ Baker says matter-of-factly. “I did die. But I wouldn’t have come back.’’ Baker was transferred to the Prince Charles Hospital in Brisbane where he underwent a double bypass. The only risk factors he had for a cardiac arrest were genetic. “The day before they released me from hospital they did a neuro study on my brain to check… the brain lacks blood and oxygen when you have a cardiac

You can get brain damage from it. “I was 100 per cent with no damage and they said it all comes down to the guy who did CPR. “Out of hospital cardiac arrest survival is five per cent. I’m alive because of CPR.’’ During the past 12 months, 2414 people have completed QAS (Queensland
donation per person. “We’ve been doing this for some time and it’s something the Cooroy Local Ambulance Committee has been pioneering. “We’re in the process of expanding that. It’s in its infancy but we are expanding it through the whole Sunshine Coast so people can know how to do CPR. “It’s not a first-aid certificate…you don’t need a whole first aid certificate to know how to do CPR.’’ The program is not time consuming and learning CPR is not difficult. One person keen to sign up to learn the skill is Baker, and he encourages others to consider doing the same. “Especially if you are involved with sporting clubs where there is physical exertion… or going to remote areas, camping, holidays, weekends out in the bush,’’ he says. “I’m a big advocate for CPR.’’

Assistant Commissioner Broomfield wants to see this number grow and says ideally at least one person in each family should know this life-saving skill. He is encouraging people to take advantage of QAS’ community-based awareness program, which is headed up by Local Ambulance Committees (LAC). Community, sporting and school groups are invited to contact their local committee who can help arrange a CPR workshop at the cost of a gold coin

SEKISUI BATTLE HEATS UP

WIN News weather presenter and meteorologist Hannah McEwan explains the five layers of the atmosphere.
T
he climate we experience, and our quality of life on Earth is controlled by the atmosphere. This large gaseous area that surrounds the planet is retained by gravity, and helps to block some of the sun’s harmful rays, but also traps some heat to make the temperature comfortable and liveable. The atmosphere is made up of five thermal layers, and becomes thinner with altitude until it eventually merges with outer space. Most of the weather and clouds occur in the first couple of layers. The first layer above the Earth’s surface is the troposphere, and contains half of the atmosphere. This layer is where most of the weather occurs as pockets of air rise and fall. This layer is between zero and 12 kilometres high, and the temperature decreases with height. The second layer between 12 and 50 kilometres is the stratosphere and the ozone layer. The air flow in this layer is mostly horizontal. In the upper part of the stratosphere is the ozone layer; this helps to absorb
harmful UV rays from the sun, and causes an increase in temperature with height. This is where a lot of aircraft travel because it is a stable layer and the air is thinner, which provides better fuel economy. The mesosphere is above the stratosphere and is between 50 and 80 kilometres. This part of the atmosphere is where the temperature decreases again with height, and is where meteors and rock fragments burn up. The fourth layer is the thermosphere or ionosphere and is between 80 and 700 kilometres. This layer is where auroras take place and space shuttles orbit. Temperature increases again with height at this level. Past this level of the atmosphere is the exosphere, and this is where we merge into space. It is between 700 and 10,000 kilometres. The atmosphere is composed of about 99 per cent nitrogen and oxygen, and one per cent other gases. The composition of the atmosphere changes with the seasons, in different climates, and in developed areas. Water vapour, aerosols, dust, volcanic ash, sea spray and pollen can make up part of the atmosphere depending on where you are across the globe. Over the last 100 years, greenhouse gases like carbon dioxide, methane and other pollutants released into the atmosphere, have been causing unprecedented changes like global warming and holes in the ozone layer.

Fiery scenes are expected later this month when councillors consider amending the planning scheme to accommodate the controversial resort proposed by Sekisui House. As revealed exclusively by My Weekly Preview last week Sekisui House has submitted amended concept plans for the 20-hectare site at Yaroomba – which don’t comply with the planning scheme. President of residents’ group Development Watch Lynette Saxton says Sekisui House is being given special treatment by council, which is making a mockery of the planning scheme. “We do not want our planning scheme amended. It’s there for a reason. Council should not be treating Sekisui any different to any other developer. “They should lodge a development application with Council in accordance with the current development scheme which was only approved in May of last year, and they should be dealt with like any other developer.” Some heights have been lowered across the precinct, including the removal of three out of the five 10-storey buildings. The original concept included 10 buildings between seven to nine storeys. The amended version has nine buildings between seven to eight storeys. Saxton says Development Watch will be going to the special council meeting on April 27. “We’ll be taking note of which councillors vote in favour of the amendment to the planning scheme, and if council does go ahead with it, we’ll be asking the state government not to approve it.”

rd Minnett continues to expect the Australian dollar (AUD) to decline over the course of the year against the US dollar (USD). The June 2015 target remains 0.74 and the December 2015 target is 0.72. The RBA remains in an easing cycle and will likely deliver a 25 basis point (0.25 per cent) rate cut in May, taking the terminal cash rate to two per cent. Risks to this view are centred around a terminal cash rate closer to 1.5 per cent rather than two per cent as Australia faces a protracted period of sub-trend growth. Movements in the difference between policy rates in Australia and America have been an important driver of AUD/USD during the past decade. Our forecasts of a 25 basis point cut from the RBA and 75 basis points of tightening from the US Federal Reserve is consistent with AUD/USD in the low to mid-70s by year end. While the RBA did not cut rates in March, the central bank reiterated in its statement that the AUD remains overvalued when it observed that the currency “…remains above most estimates of its fundamental value, particularly given the significant declines in key commodity prices”. The main upside risk for AUD and near-term interest rates is stronger consumer data. Oil prices have a well established inverse relationship with consumer confidence and the fall in the oil price boosts national disposable income. Ord Minnett see the possibility that consumer spending could surprise positively in the current half.
Moreover, there is some chance that the combination of lower currency, rates and oil prices proves to be potent for domestic demand in coming months. Given that the futures market is pricing in another 50 basis points of cuts, a re-think of the growth outlook could be quite powerful for the Australian dollar. The alternative bearish scenarios to the base-case view is the AUD/USD below 0.72 due to renewed weakness in China pushing iron ore prices below US$50/ tonne; the RBA delivers more easing in the next six months than the market expects; or the Federal Reserve delivers a faster pace of rates rises than expected. The more bullish scenario for the AUD/USD to move towards 0.81 due to commodity prices rebound due to strong developed economy data or a change in OPEC behaviour; the Federal’s tightening timeline is disrupted; or spending bounces due to the purchasing power lift from lower petrol prices and lower rates. Hippodrome, built in 1916 and home to a vintage carousel with hand-carved horses. One caveat – the food on the pier is nothing special. For a better dining experience, go south of the pier, past Southern California’s original Muscle Beach where bodybuilders still work out. There is One Pico, which offers Mediterranean food served at tables almost literally on the sand. Or head inland a few blocks. Zagat rates the French restaurant Melisse “No 1 for food in Los Angeles,” but, really, it’s in Santa Monica. As for the beach, there is five kilometres of it, plenty to go around for surfers, swimmers and sunbathers. You can check it all out by biking, roller skating or walking the boardwalk (actually made of concrete) that parallels the sand. If there isn’t a concert you want to see at McCabe’s Guitar Shop, the night time destination is the Third Street Promenade. It rejuvenated Santa Monica’s ageing, moribund downtown when it was closed to cars in the late 1980s and remains the city’s signature downtown area with upscale shops, restaurants, bars, boutiques, yoga studios and art galleries.

More transparency is needed from the council where major infrastructure projects that affect the Sunshine Coast are concerned, writes Bill Darby

y red hot tip for the school holidays is to take your daughter (or son) to see Cinderella. And if your children have grown up, then you must still see this remake. It’s ridiculously fabulous. Run, don’t walk! I give it five stars. In fact, I give it 10 stars. It is the old fashioned story with a modern twist full of good messages, great morals and gorgeous clothing. I plan to see it for a second time because it is just that plain enchanting. I am not alone as the official Cinderella Facebook site has over 13 million likes. It seems we all still love a classic Disney love story despite being modern day women. Cinderella has twirled to the top of the Australian box office, not bad for a girl with just one twinkle toe shoe. The fairytale brought in more than $4 million in its first week of release and it has waltzed its way to more than $300 million globally in its first month. I literally sighed out loud on countless occasions every time Cate Blanchett swept onto the big screen dressed like some royal family member from the 1950s. That Cate may just well be even more regal than the actual Windsors with their fleet of horse-drawn carriages and stash of tiaras. Ms Blanchett can pull off high fashion like nobody’s business. So splurge if you can and see Cinderella on the big screen with all its sparkle and magic. Meantime, here are a few lessons old Ella has taught us
women over time: 1. Never be caught out wearing plain shoes. Bling is better, girlfriend. 2. If you are having a big night out you probably will struggle to be home before midnight. For some reason, having one more espresso martini and asking your boss for a pay rise seems a better idea at the time than catching the last courtesy bus home before the clock strikes 12. 3. We all need a fairy godmother in our lives. 4. Go to the ball. Sitting home night after night playing it safe is not going to help you attract a little glitter in your step. 5. Bet on the underdog. 6. “Just because it’s done, doesn’t mean it should be done.” Indeed! 7 Hunting is no way to win a woman’s heart (did you read that Glenn Mc Grath?). 8 Pale blue is just about the most captivating colour in the world. 9 To quote Walt Disney himself: “Cinderella believed in dreams, all right, but she also believed in doing something about them. When Prince Charming didn’t come along, she went over to the palace and got him.” 10. “Have courage and be kind.” The best five words we can all live our lives by.

oday I’m writing about a lost opportunity the council had to build greater trust with the business community. It was reported last week that Sunshine Coast Council has appointed its own CEO John Knaggs to head up a corporation charged with delivering the new CBD. A highly skilled board of directors has also been chosen to contribute their expertise to what is without doubt the most ambitious project ever undertaken by this council. Just for the record, I know John Knaggs and a couple of the new directors. I believe they are worthy of the positions and will do a pretty good job. What I am disappointed about is the lack of transparency preceding these announcements and the unfortunate media commentary that has followed. I’m referring specifically to comments made by the Mayor and directed at Sunshine Coast Business Council chair Ms Sandy Zubrinich. The appointment of John Knaggs to head up the new CBD development company might be spot on, but it was anything but transparent. While the council was in no way obliged to make public its intentions, it forewent a perfect opportunity to build trust with industry stakeholders. People like Ms Zubrinich have for many years given voluntarily of their time contributing their expertise to the council. Since acquiring the land for the Maroochydore CBD in 2011, the council has been under the spotlight and fair
enough. It is highly unusual for a council to be both the master developer and in part, the planning instrument for an entire CBD. The business community is absolutely entitled to have its concerns when it comes to such major governance structuring. Just before Easter when news of the councils’ CBD plans broke, the media were looking for a story. Ms Zubrinich, who holds a respected advocacy role, was an obvious person to be approached for comment. Long story short, Ms Zubrinich clearly had reservations about the appointment of John Knaggs after the journalist informed her of the news. In the following day’s press, Ms Zubrinich’s concerns were shut down in a prepared statement by Mayor Jamieson as criticism and in need of correction. Here’s my point. The narrative around this issue could have been positive had the council acted transparently and collaboratively. Such is the spirit of cooperation amongst the private sector, by simply engaging with the stakeholder groups that the media regularly approach for comment, these unnecessary headlines would have never seen the light of day. With the vast resources available to the council, there really is no excuse to have got this so wrong. NEW LEASE ON LIFE
After travelling all over the countryside, Mal Leyland has settled on the Sunshine Coast. WORDS: Leigh Robshaw
I
n the 1970s and early 80s, millions of Australians tuned in to the TV each week to watch the Leyland Brothers go where few had gone before, travelling to remote parts of the country and filming their escapades at the request of their viewers. The show’s jingle was so catchy, if you mention the name ‘Leyland Brothers’ to anyone born before 1980, they’ll likely break into song. Mal Leyland has always loved Queensland and 12 months ago, he and his wife of 46 years Laraine chose to settle down in a new house in Maleny. Having recently turned 70, beaten cancer and published a revealing memoir, Still Travelling, Mal says he couldn’t be happier. “We felt like we needed to put our roots down,” says Mal. “What I liked about Maleny is there are a lot of likeminded people. When you meet people living in the area who are living on the land, we can go to them and buy organically grown food. Apart from that it has the perfect climate.” Mal says he and Laraine have been warmly welcomed by the Maleny community. “An awkward part of making friends is that when you’re well known, people don’t want to talk to you or they have a preconceived notion of who they think you are, so they don’t get to know you at all. That doesn’t seem to be the case here; people welcomed us just like anyone else. I just went to Sydney and believe me the best view of Sydney is the rear vision mirror.” Mal became interested in an organic lifestyle after
Laraine and Mal Leyland at their Maleny home being diagnosed with bladder cancer in 1995 and given 18 months to live. Before moving to Maleny, he and Laraine lived a self-sufficient lifestyle on a 25-acre farm in Glen Innes and grew their own fruit, vegetables and livestock. “I’ve had 136 tumours removed,” Mal says. “When we moved out onto our acreage, started living off our own food, changed our diet and started to live a less stressful life, the tumours stopped occurring and my doctor now refers to me as a cancer survivor.” In Still Travelling, Mal reveals the rift that saw he and brother Mike go their separate ways after the business venture they’d sunk millions of dollars into, Leyland Brothers World, failed and they succumbed to bankruptcy.
He believes the financial stress not only damaged his relationship with Mike, it damaged his health. “I think the stress had everything to do with it [the cancer],” he says. Behind the knockabout good fun of the show, it was stressful making Ask the Leyland Brothers, which had 2.5 million viewers at its peak. They made 26 episodes a year for 16 years, as well as three feature films, at a time when there were few sealed roads into the outback and winching their dilapidated vehicles across raging rivers was all in a day’s work. The iconic brotherhood seemed as unbreakable as the sturdy four-wheel drives they hurled around the country – until the financial disaster struck. In his memoir, Mal gives a frank account of how they drifted apart. “The differences you ignored before become differences you can no longer stand. But I have fond memories of all of it. We never had the big blue everyone imagined. Our bond was still there; it was pretty special.” Sadly, Mike died of complications related to Parkinson’s disease in 2009. Having come to Australia as Ten Pound Poms in 1950, the Leylands’ story is one of rags to riches and back again, but Mal is philosophical about the ups and downs. “Money doesn’t matter. The things that do matter are family and looking after the relationships with the people you love. If you’ve got your health, three square meals a day and someone to love, that’s all you need.”

DIPS
Make up a double batch of green smoothies in the morning and what the kids don’t drink, take out with you in a thermos and have it for morning tea.
My favourites are hummus and baba ganoush and I always have carrots, zucchini, red capsicum, celery and cucumber sticks chopped up in the fridge.
BOILED EGGS AND SEA SALT These are great snacks filled with protein and excellent for brain function – 98 per cent of the protein is absorbed by the body.
FRUIT Seasonal fruit is a great snack. Frozen grapes are always a winner, especially on a hot day, or you could make melon balls or fruit kebabs.
NUT, SEED AND DRIED FRUIT MIXES Mix it up and put it in a glass jar in the pantry. In the morning, fill a snack-size zip-lock bag for a snack on the go.
CHOCOLATE Good quality chocolate made from 100 per cent cacao has many nutrients and can be used to make choc-dipped fruit, cakes, cookies and slices or even milkshakes or hot chocolate. Just make sure you use rapadura sugar and real milk, not prepared chocolate mixes.
BLISS BALLS Little ones love helping in the kitchen and bliss balls made out of nuts/seeds, coconut and dates are quick and easy to make. Happy changing snacking habits!

You can now be easily swayed to shout yourself to something sweet, satisfying the need to reward yourself. Low dopamine may also cause you to look for other ways to feel rewarded such as spending money, addictions to drugs, alcohol, and gambling. Dopamine, serotonin, hormone and blood sugar levels can all be measured accurately using specific medical testing methods, to identify and break the cycle for you. If you’re serious about your life, health, weight, and happiness, you should consider a regular health check, ensuring you remain in optimum health.

Pick from folk, blues or Australian songwriting royalty. Canadian-born Garrett Kato made Byron Bay his home in 2011 and has been spreading his heartfelt vocals and eerie guitar tones throughout Australia ever since. He cemented his place in Australian folk/pop at festivals like Bluesfest and has now released a new single, UFOS, from his upcoming album That Low and Lonesome Sound. Sunshine Coast music lovers can catch Kato in action when he performs at the Solbar on Saturday, April 11. The new track is full of pulsating synth, dreamy guitar and a sweeping drum beat. Treading the line between melancholy and a serene dream, Kato demonstrates the scope of his meticulous songwriting in a first taste of what’s sure to be a fanciful debut album. Recorded in his home studio after losing

Recipe supplied by Chef Maliwan at Bunny’s Dumplings FILLING: 175g pork mince 100g prawn dice 1 tsp minced garlic ½ tbs oyster sauce 1 tsp sugar 1 tsp light soy WRAPPERS: 200g 00 flour (soft) water to mix SAUCE: 20ml hot chilli sauce 20ml sesame oil 10ml white vinegar 60ml light soy METHOD: Mix all filling ingredients and set aside. To make wrappers, mix flour and water and roll out to about 1mm thick on a floured surface. Cut out circles around 8cm in diameter. Flour each wrapper to prevent sticking. Place wrapper in one hand and spoon 1.5 teaspoons of mixture into centre. Enclose over to a half circle and press edges together. Flour again to prevent sticking. Bring steamer to boil and cook dumplings for eight minutes. To make sauce, mix all ingredients well. Serve dumplings with sauce and chopped chilli/spring onion.

We all know something bad is about to happen when a buddy says, “Here, hold my beer and watch this.” But in beer’s defence how many tops moments have we experienced in our lives that have been benchmarked with a couple of quieties with good friends? Weddings, christenings, birthdays, the ancient art of removing a mate’s eyebrow on the eve of his nuptials, the solving all the world’s problems over a kebab in the taxi line, the mystery of what happened to my pants and where did that thumping big bruise come from!? So many great moments. It’s been scientifically proven that a glass of the great amber shortens your life by one minute, a glass of wine by two minutes and a day of work by seven to 10 hours. Now I know all the organic junkies are up us for all the bad gear we are digesting on a daily basis, not that they are wi without merit, I might add, but I do draw the line at wheatgrass sh shots and the like – to be honest, I’m pretty sure that stuff tastes li bong water! But my message to everyone is that not all chemicals are bad, man. Without chemicals like hydrogen and oxygen there’d be no way to make water, a vital ingredient in beer. Let’s face it friends, as I’m writing this, in dog beers, I’ve had only one. This week’s ripping brew comes from one of the finest breweries this great nation has to offer, Australia’s original craft brewery, Matilda Bay in WA. Fat Yak is a refreshingly clean, undeniably fruity and heavily hop-driven pale ale, named after a big hairy Mongolian cow thingy. As far as Pale Ale’s go, The Yak is definitely in a league of its own with strong elements of passionfruit and melon and a big hoppy hit that stays true to the North American pale-ale style. This is by no means a session beer – two or three and you’re ready for a change – but it’s the ultimate pipe-opener for an arvie spent watching the footy on the telly or to accompany some spicy Spanish grub for tea. If you can nab it on tap at your local, it’s even better. Given the right surroundings and company, you’ll be all over this brew like Federal pollie Christopher Pyne on a summer frock sale at Sportsgirl. I give the Fat Yak pale Ale a solid 3.5 out of five thumbs up.

ashquai. Hands up if you thought it was an exotic fruit? Not quite. If you said it’s the name for a nomadic Middle Eastern tribe, you’d be closer to the mark. But it’s also the name for Nissan’s latest SUV. leading technology. Our Ti test model boasted an impressively long list of standard equipment – including items not normally found in vehicles in this price bracket. Think lane departure warning system, intelligent park assist, blind-spot warning, and glass sunroof. It’s also particularly nicely finished – as is increasingly becoming a trademark of Nissan models in our recent experience. Soft-touch finishes abound, dash layout is stylish and modern, switches and dials are classy and tactile. The Ti featured plump, nicely tailored leather seats (they are heated, with electronic adjustment for the driver), as well as dual-zone climate control, push-button start, navigation with traffic monitoring, 19-inch alloys, auto headlights and rain-sensing wipers. Of course, if money’s the issue you can still get the same finishes and refined driving dynamics in the twowheel-drive ST model, which can be had for less than $30,000 drive-away. Lower-spec models get smaller alloys and cloth trim, but still enjoy comfort items including cruise control, smartphone connectivity and electronic park brake, as well as
reversing camera and a full suite of electronic safety features. Mechanically, the Qashquai Ti makes use of Nissan’s familiar X-Tronic CVT transmission, coupled to a two-litre, naturally-aspirated four-cylinder engine. Generally it fits the bill quite adequately, although the engine’s limited reserves of torque, combined with the
…it’s nicely proportioned, swoopy and stylish to look at – a bit more sporty in its stance CVT’s habit of holding high gear ratios whenever it can, means acceleration can be compromised at times, and downright glacial on occasions. Put the right foot down firmly, though, and the engine spins sweetly, delivering acceptable acceleration without the engine revving and flaring once a characteristic of these constantly variable gearboxes. Unlike some other Nissan models, the Qashquai doesn’t get wheel-mounted
gearshift paddles – not normally an issue for me although they would probably help squeeze a bit of extra performance out of the engine. The diesel, with 320 Newton metres of torque, and a thirst of just 4.6 litres per 100 kilometres, might be the better choice. The Qashquai reflects Nissan’s new corporate look – which means it’s nicely proportioned, swoopy and stylish to look at – a bit more sporty in its stance than many soft-roaders. We were impressed with interior space and the amount and useability of the cargo space for what is a modestlysized machine. It will swallow a set of golf clubs crossways without complaint. There is also a flexible, 16-way storage system meaning the floor of the cargo area can be reconfigured to deliver deeper storage nooks – or removed altogether to expand the available space. It’s also possible to use the floor segments to partition off the front and rear of the cargo area, which could be helpful to stop items shifting during transit or to keep heavy shopping items from crushing more delicate cargo. So everything makes it safely home from the supermarket. Even your exotic fruits.
NISSAN QASHQUAI TI HOW BIG? It’s described as a small SUV but still manages impressive interior space as well as thoughtfully-designed, accessible cargo space in the back. HOW FAST? Not particularly, even by the fairly modest standards of small SUVs. HOW THIRSTY? The petrol model uses 6.9L/100km which is pretty good; the diesel version sips just 4.6L/100km which is excellent. HOW CLEVER? It boasts an impressive list of features, including high-end safety techonology like lane-departure warning, blind spot indicators and moving object detection. HOW MUCH? We tested the well-equipped Ti model that costs $34,990 plus onroads – but a two-wheel-drive, manual transmission version starts from $25,850.

BUYERS ARE BACK The latest Australian Housing Outlook report confirms our property market is on the upswing.
R
eal estate agents, developers and property experts on the Coast are still buoyed by positive signs and activity in the local property market, and the latest Australian Housing Outlook report supports this optimism. The report, which is researched and compiled by BIS Shrapnel for QBE, looks at the drivers of the housing market, and forecasts the trends that will affect it in the coming years. So what does it say about the local market? Property prices on the Sunshine Coast, along with the Gold Coast, Townsville and Cairns, have been pretty flat since the 2007/08 peak, according to the report: “These markets were hampered by an oversupply of dwellings after the peak and generally weak local economic conditions, while other parts of regional Queensland enjoyed a boom in resource sector investment.” Now, however, the local market is undersupplied and conditions are looking good for our region. The table shows that median prices should increase in the coming years. “After a period of weakness, the local economy is being fuelled by the commencement of the $950 million Sunshine Coast University Hospital in 2013/14 and associated works,” says the report. “Following a rise in the median house price of eight per cent in 2013/14, further healthy rises of six per
cent and five per cent in 2014/15 and 2015/16 are forecast, slowing to two per cent in 2016/17 as interest rates peak. A total rise of 14 per cent is forecast over the period.” QBE CEO Jenny Boddington writes in her introduction to the report, “BIS Shrapnel has forecast a continuation of growth within the housing market in 2014/15, though increases will be more balanced across state capitals than in the previous year. Housing stock deficiency is set to remain a key indicator of growth in 2014/15. “Market demand has been sustained with interest rates remaining at historically low levels. While we’re seeing new dwelling commencements currently exceeding average underlying demand in most states, it’s forecast that new supply will take some time to address tight vacancy rates and change the pattern of price rises. BIS Shrapnel is projecting that affordability at current interest rates can accommodate further price growth. Increasing market activity is most visible among non-first home buyers and in residential investment, with firsthome buyer demand affected by available state incentives.” Indeed, the report shows that while demand from first-home buyers showed signs of steadying in the first half of last year, it then continued to decline. On the other hand, demand from non-firsthome buyers has been slowing since the end of 2013, though the report states there are signs this activity is again

picking up. Because demand from first-home buyers creates a need for entry-level properties, they are an important component of the market because this then “facilitates broader demand by encouraging current occupiers to upgrade through the value chain”. This is why governments will often resort to incentives to increase demand from first-home buyers when the market is weak. In the table, which shows incentives offered specifically to first-home buyers from federal and state governments since 2007, you can see there has been a decline in activity in line with a change in policy. Incentives for first-home buyers around the country have progressively changed over the past three years, favouring buyers of new rather than established dwellings. “The long-term impact will be a shift of some first-home buyer demand that would have otherwise been for established homes into the new home market, thereby adding to supply,” says the report. As incentives for buyers of established homes have been removed, there have also been short-term impacts. “Future first-home buyer demand has
been brought forward to take advantage of the grants before they expire,” says the report, “leaving a vacuum of first-home buyers in the established market immediately afterwards.” Another impact is on the next round of buyers, as they delay buying their first homes in order to collect the larger deposit that they will need to “compensate for the lack of financial assistance”. The report says upgraders and downsizers account for about 45 per cent of residential lending activity. “Upgrader demand has been strengthening since bottoming out in 2011 or 2012 in all states,” says the report. “However, Victoria is the only state where the number of loans to upgraders is exceeding the pre-GFC levels of 2007, with NSW and the ACT the only other states reporting upgrader activity close to 2007 levels. The solid growth apparent in loans to upgraders in NSW, Victoria and the ACT in 2013/14 has been joined by healthy rises in Queensland, Tasmania and SA, although the latter states are still tracking at historically low levels of demand. Should this trend continue, the increase in activity is likely to translate to stronger price growth emerging in these markets.”

I want to be a weatherman! It’s the only job that you can stuff up 50 per cent of the time and not get f red. Easter prediction – storms and rain all weekend. Not sure what radar they were looking at but for me it was blue skies and fun waves. I did manage to f nd a perfect A-frame wave with no one on it. So keep searching. This weekend may or may not have some waves with a SE wind, depending what radar you are looking at. Forty-three years young is Kelly Slater and still surf ng out of his skin. In my mind he would be one of the world’s best athletes. Watching him tear apart Bells from round one is pretty amazing. Now there’s a walking advertisement of living a healthy life and staying off the drugs and alcohol.

ESTUARY: You can get cod and mangrove jack on livies at the Maroochy River motorway bridge. Mud crabs are in the main channel at the Cod Hole. There are f athead around the Bli Bli oyster banks on trolled lures. Bream and whiting are taking yabbies from Maroochy Bar to Goat Island. SURF: You can get chopper tailor at Pincushion using baby blue pillies and lures. Whiting are taking pippies along Maroochy Beach with bream and jew at Alexandra Headland. Maroochy North Shore is returning f athead and dart in the gutters just before the bar. OFFSHORE: Sweetlip, cod and Moses perch are at the drop-off where the Blinker used to be. Spanner crabs are in about 35 meters, east of Old Woman Island. Pearl perch, snapper and parrot are at the northern end of the Barwon Banks, using squid and pillies. FRESHWATER: Borumba Dam is working for saratoga and jew with some good bass taking deep diving lures along the weed line before the eagle’s nest in the dam itself. Boondooma and Bjelke Petersen are still f ring for healthy bass and golden perch on deep diving lures and red claw are plentiful. Lake Baroon is another hot spot for bass with trolling the weed line with 10ft divers working a treat.

THE HEART OF THE MATTER It’s time to look at the people behind the stats as our population ages, writes Richard O’Leary.
T
he federal government’s recent intergenerational report looks at what Australia will look like in 40 years and it provides some interesting stats: there will be about 40 million Australians by 2055, the number of people over 65 will double, and life expectancy at birth is projected to be 95 years for men and 96 years for women. In fact, in just four decades from now, one in 1000 people is expected to be over 100 years old – that equates to about 40,000 people – or the population of Hervey Bay. Some people may argue that may not be too big a difference to what Hervey Bay is like right now, but that’s neither here or there. And while it’s interesting to focus on how we are going to live longer, I think what is sometimes forgotten in this discussion is the quality of life rather than the quantity. My last grandparent died just over
two years ago. Mama was 93 years old – she lived a happy and productive life, but in the last few years she’d had enough. Her mind was all there but her body was falling apart. I don’t think she would have argued that reaching a certain age was an achievement.
“...what is sometimes forgotten in this discussion is the quality of life rather than the quantity” Luckily for Mama, she had quality support and a loving family right until the end – but for others the loss of dignity can come quickly as the system fails to keep up with its ageing population. A case in point was an article in the
Sydney Morning Herald last week, which showed that hundreds of people are languishing in hospital wards in New South Wales while they wait for nursing homes. To be more precise, 550 people a day are waiting for a placement on any given day. Nearly half of those people had been in hospital for longer than 35 days, while 22 people had been there for more than a year. More than a year in hospital when they don’t need to be there – and I’ve heard similar stories about Queensland as well. As a society, now is the time to act on this issue. That means more incentives for the private sector and not-for-profits to build more nursing homes, but also a greater emphasis on rehabilitation to help older people stay in their own homes for longer. And we all have an individual responsibility as well – to treat older people as people, not just numbers thrown up as part of a report.
