OUR STORY My Weekly Preview is a high-quality magazine delivering more of what matters to the Sunshine Coast. It features news, business, regular columnists, interesting facts and figures for that hot topic at the dinner table, motoring, socials, travel, health, lifestyles and more, as well as the most up-to-date information on local real estate. The magazine is 100% locally owned, which means we don’t just talk about being local, we are local, we live it every day. Delivered fresh every Friday. We’re also conscious of the environment at MWP – all our home delivered magazines are wrapped in biodegradable plastic.

rganisers call it a unique event on the Australian music scene and it’s hard to argue with that description of the Caloundra Music Festival. Its beachside location and eclectic mix of artists provide an adventure that has to be experienced to be fully appreciated. In this week’s cover story we explore the secrets of its success. Also this week you get an insight into what the new Prime Minister thinks about the potential of the Sunshine Coast. In My Opinion Sami Muirhead takes you along to a party you simply won’t believe, in My Life you get some top tips on how to get the best start to the day, in Travel you get to go diving off the Cayman Islands, and don’t forget our School Holiday Fun Guide (page 37) for some great ideas about what to do with the kids. As always, there’s plenty of property including a close look at the big things happening in Little Mountain. Enjoy, and I’ll see you next week.

QUICK CHAT

MONEY SPINNER

Financial advisor Chris Harris of Buddina knows a thing or two about money and rugby. BEST ADVICE YOU’VE BEEN GIVEN?

FIRST JOB? Working as a junior tennis coach and dish pig at a deli. I don’t wash the dishes at home.

The definition of success is to live the life you choose.

WHAT ARE YOU WORKING ON?

BEST DAY IN YOUR LIFE?

Trying to understand the implications of a rising interest rate in the US, a devaluing Yuan and what a recession in Australia may look like.

I’ve been fortunate to have many. A few highlights are, the day I fell in love with Rachel, the day I knew I was going to marry her and the birth of my children.

YOUR FAMILY INCLUDES. . .

HOW LONG HAVE YOU LIVED ON THE SUNSHINE COAST? Rachel and I moved to the Coast the October long weekend 2004. The day we arrived Rachel told me she was pregnant.

IS THERE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT? In 2003 we were holidaying on the Coast and I had arranged to visit the Ord Minnett office in Buderim. When they asked, ‘Are you here about the job?’ I sure was.

FAVOURITE PLACE ON THE SUNSHINE COAST? We love Noosa for a long lunch and my favourite run is around the Point Cartwright Lighthouse.

YOUR GREATEST REGRET?

IMAGE: CARLYLOOYAH.COM.AU

Wife, Rachel, three kids Emma, James & Ivy a cat, Coco and dog, Hogan.

WHY DO YOU LIVE HERE? It’s a wonderful place to live and raise a family. For the size of our population the amenities and infrastructure are very good. I appreciate it could be better but travel to Sydney, Melbourne or Brisbane for a small dose of traffic reality.

Nothing of note. I work hard to avoid making mistakes and have learnt that it’s bloody difficult trying to drive looking through the rear view mirror.

WHAT FRUSTRATES YOU? Watching people make avoidable mistakes – although having kids has given me perspective and a whole lot of patience.

one of the prime spots at Mooloolaba is a car park.

IF YOU COULD TELL YOUR 18-YEAR-OLD SELF ANYTHING WHAT WOULD IT BE?

FIRST CAR? Honda Civic – AKA the silver bullet.

FAVOURITE BOOK?

Your life will exceed your expectations. Trust your judgement and play rugby for a few more years.

Alexander the Great by Sean Patrick

WHAT ARE YOU READING NOW?

ONE THING YOU WOULD CHANGE ABOUT THE COAST?

Brain Rules by John Medina.

NRL OR AFL ?

I would like to see more development on the waterfront. I can’t believe that

FAVOURITE SONG? It has changed over the years and I hope this continues to be the case.

My preference is Rugby, NRL then AFL. I coach the Grammar U8’s, which is akin to herding wild cats. It can be fun, really.

LOCAL RETAILER SWEARS UNDER OATH

He Did Not Steal Any Of The Beds And The Mattresses He Is Selling So Cheap “Name your own price” said the supplier. And that’s exactly what the guys at Dial-A-Bed did. One of their longtime suppliers had to close down their business for personal reasons. And with hundreds of thousands of dollars in stock…

SAVE UP TO 30% OFF POCKET COIL ENSEMBLES

SAVE UP TO 43% OFF KING SINGLE TRUNDLES

They Decided The Goods Simply Had To Be Sold So they named him a price on them. And it was accepted by their suppliers without question or resistance. A windfall – not just for them – but for you because now the Dial-A-Bed warehouse is overstocked. There’s no room to fit anything else, and the only way they know to clear this stock is to drop their already low prices even further. The result is that you can now get your hands on the best value beds and mattresses in Sunshine Coast at not merely less than retail, but actually at little more than normal manufacturing cost prices. That’s right. These are the latest beds and mattresses on the market and the equivalent is being sold elsewhere at more than double the cost. Examples shown here are just the tip of the iceberg in savings. No matter what your taste or preference you can now get the best beds, mattresses and bedroom suites at crazy low prices and really enjoy your newfound comfort. Every bed is brand new, with a full warranty and 30 night comfort exchange. And contrary to what some jealous competitors have claimed, every item is guaranteed not to be stolen. But hurry, buy now to get the best bargain and bedding for a comfortable and restful sleep as the prices on offer must end when the current stock runs out.

SUN, SURF AND SWEET SOUNDS Caloundra Music Festival is set to bring its diverse beats and fun family vibe to the beach. WORDS: Candice Holznagel

FAST FACTS: The Caloundra Music Festival is at Kings Beach on October 2 to 5. 35,000 tickets are expected to be sold. This is the ninth annual festival. More than 500 volunteers will work around 15 hours each throughout the festival. 50 per cent of festival-goers are local and 50 per cent come from outside the Sunshine Coast region. There are seven international bands and 30 national acts. Tickets can be purchased for a single day, the weekend or the entire four days.

Angus and Julia Stone are one of the headlining acts at this year’s festival

I

t’s 1pm on a Tuesday when I first call Diana Anaid. It’s not every day you pick up the phone and cold-call an Australian rock pop icon and I’m a little hesitant at the prospect of interrupting her day. It was a warm, summer night a decade ago when I first encountered Anaid. She staged a concert at popular Sunshine Coast venue Solbar. Of course, like most of the nation, I knew who she was largely due to the 1997 hit single I Go Off, which launched the singer-songwriter’s career. The catchy song indicated that Anaid was not a woman to mess with. The emotionally-charged performance that night in the Solbar captured the attention of everyone in the room and she struck me as an artist passionate not only about the music industry but social, environmental and political issues. Fast forward to the here and now and I wasn’t entirely sure what to expect when I phoned in the lead-up to her October performance at the Caloundra Music Festival. Most artists don’t hand out their personal numbers, instead preferring

to liaise with journalists through public relations teams. This initial conversation is short and sweet as she is busy, but she leaves a lasting impression with her lively and pleasant chatter. When we do catch up a few days later for an extended chat, her down-toearth personality shines through and I learn there is much more to Anaid than her ability to hit high notes and sing with angst. For starters, I learn that her actual name is Diana Gosper. “I think a lot of people wonder what they would change their name to if they changed their name,’’ she laughs. “I just assumed when I was a teenager that everyone wants to change their name. I’d have a superhero name I’d change it to, then a hippy name I’d change it to. “I was playing around and looked at my name backwards. “The first album I made, I thought I was only making those 500 copies, so if anyone wanted me to change my name back to Gosper I wouldn’t have minded. “But then it stuck with the heavy rotation on Triple J. It is what it is.’’

The Hoodoo Gurus Anaid recorded her debut album in Byron Bay for the cost of $8000 thanks to the financial support of a family friend – a Greenpeace activist from the Netherlands. She made 500 copies of the record and launched it in Nimbin on her 21st birthday. “It’d be nice to think that people still think Diana Anaid and I Go Off,’’ she says. “It has been a long time. When I was younger and a teenager my music had

a lot of angst to it, you could kind of hear that in it. “The years have gone by and I’ve made a lot of music, met a lot of people and lived a lot of life as well.” Anaid says her new music remains true to its roots by dealing with political issues, but it has matured. She is set to release her new album, Queen, next year and spent months in the studio perfecting the record. “It is my favourite place to be,’’ she says. myweeklypreview.com.au

Richie Eyles

“We are targeting a diverse audience. . . One of our biggest demographics with the festival is Gen X with their kids” “I love being on stage and I love being in the studio as well. It feels like you are in heaven and you never want to get out of there.’’ Fans will have the chance to hear some of Anaid’s new music when she hits the Sunshine Coast next month for the ninth annual Caloundra Music Festival. She will join the likes of Xavier Rudd, Angus and Julia Stone, San Cisco, The Badloves, Hoodoo Gurus and Baby Animals in this year’s line-up. And she can’t wait. “I’ll have my hair down and rock boots on stage… and have my hair up and Converse on in the mosh pit. “I’m looking forward to getting up there with the fantastic artists playing at the festival.’’ Ticket sales for this year’s festival are expected to reach 35,000 totalling 90,000 visits to the event across the four-day program. There will be more than 70 performers including seven

international bands and 30 national acts. Festival director Richie Eyles says the event continues to grow year on year, largely due to its location by the beach. “It’s different to other festivals that are out there in the paddock somewhere. “You can eat in a restaurant, stay in a motel, swim in the beach and not miss a note of music. “We are targeting a diverse audience and have all sorts of music. “One of our biggest demographics with the festival is Gen X with their kids. “Conventional wisdom would tell you to pick a demographic and stick to it but I think that’s one of our points of difference. We are multi-generational… it seems to be working.’’ Eyles says 50 per cent of festival attendees travel to the region from outside the Coast. Analysts report that the economic benefit to the community is equivalent to 75 full-time jobs and millions of dollars of new economic activity. The biggest area of growth is within

the Fringe Festival, which spans from September 25 to October 5. Now in its fourth year, the event features diverse arts, food and cultural activities and aims to keep residents local through the school holidays There will be more than 100 events ranging from the Loud Mouth Comedy Festival starring Jimeoin to the Festuri multicultural celebration. Another highlight will be the three-day Fiesta on Kings, which will include twilight movies, fireworks, buskers, workshops, street performers, magicians and pizza making with award-winning chefs. Sunshine Coast councillor Tim Dywer says the Fringe Festival provides artists with an important platform to showcase their creative talents. “The Fringe Festival is also about giving local cultural groups, musicians, filmmakers, comedians and culinary experts the opportunity to express themselves and really unveil the wealth of cultural and artistic talent that exists here on the Sunshine Coast,’’ he says.

NEWS

TURNBULL’S VISION FOR THE SUNSHINE COAST

10 FACTS ABOUT MALCOLM TURNBULL Earlier this week Malcolm Turnbull was sworn in as the 29th Prime Minister of Australia – so what’s the story behind the man who is making all the news? Here are ten facts you may not have known about Australia’s new leader.

Last week My Weekly Preview brought you Malcolm Turnbull’s views on the Sunshine Coast and his vision for Australia, which he shared with our editor Richard O’Leary while visiting the Coast. Little did we know less than seven days later, he would be our new Prime Minister. In Mr Turnbull’s words: “The Sunshine Coast has enormous potential for embracing the innovative, disruptive technologies that are going to be the foundation of our future. It has a lot of the attributes to attract and indeed develop these kinds of businesses because it’s got a fantastic lifestyle. That’s enormously important. If the most important capital is human capital, financial capital is completely mobile, it can go anywhere, but humans do actually need somewhere to live. “Your environment, your beaches, your weather, your open spaces, these are economic assets. Don’t ever imagine they are not. Anything that attracts smart people to come and live here is an economic asset. A clean beach, a beautiful park, great places to go hiking and walking. It’s not just a holiday destination, it will attract people to come and work here. You’ve got the university, you’re close to a capital city, what’s not to like? I think there’s terrific opportunities.”

1. The self-made man used to be the richest person in parliament, but his $133 million falls well short of political newcomer Clive Palmer. 2. He was leader of the Liberal Party and Opposition leader from September 2008 to December 2009. He lost the leadership to Tony Abbott by one vote. 3. Turnbull was chairman of the Australian Republican Movement, one of his main opponents was staunch monarchist Tony Abbott.

6. His careers have included journalist, lawyer, investment banker and venture capitalist. 7. He once represented Kerry Packer against corruption allegations, and defended Peter Wright in the famous Spycatcher trial. 8. Turnbull is a Roman Catholic – he used to be a Presbyterian. 9. Turnbull’s middle name – Bligh – is a tradition in his family, his dad and son also share it. 10. The man he deposed as Opposition Leader, Brendan Nelson, the former president of the Australian Medical Association gave this diagnosis of Turnbull: Narcissistic Personality Disorder.

S

4. He was a Rhodes Scholar – so was Tony Abbott.

5. Turnbull’s parents separated when he was nine – he was then raised by his father.

aren Caulfield has spent the past year organising Paddle for a Purpose, a fundraiser for Destiny Rescue to be held at Cotton Tree on September 26. The Minyama business woman and mother of two was approaching Sunshine Coast businesses to donate to competitor packs when she called Andrew Johnston, managing director of Moffat Beach company Souls Thongs. To say she got more than she bargained for is an understatement. “When I contacted Andy and asked if it was possible to donate 50 pairs of thongs for competitor packs he said no problem,” she says. “I was so grateful. I knew they were a very generous company. The next day I saw Jim, the founder of the company at the shopping centre and he said he had an idea. “The next morning he emailed me and said, ‘I’d like to offer you 10,000 pairs of thongs’. I said, holy moly! I contacted Destiny Rescue and said, ‘do you want 10,000 pairs of thongs?’ “The girls that come to them come

IT’S YOUR

with nothing. For them to have a pair of thongs, it’s a gift. It’s a small thing, but for these girls it’s something new. For their whole life, they probably haven’t had something new.” Destiny Rescue was founded on the Sunshine Coast to rescue children from human trafficking and sexual exploitation. It operates programs in Thailand, Cambodia, Laos, Philippines and India, with offices in Australia, New Zealand and the United States. “I’ve been involved with Destiny Rescue for three years and done fundraising for them in the past,” says Caulfield. “I visited Destiny Rescue in Cambodia and India and saw the most beautiful children in the orphanage and my husband and I wanted to do something for these children. I’ve seen the changes in these girls. The new ones that come in are very quiet and broken and in a short period of time they smile and have hope for their future. “In India there are kids in cages on the third floor of a building in Mumbai. They

SPORT

Karen Caulfield Michelle Winser, CEO of Destiny Rescue, with Andrew Johnston and Kellie Shanahan of Souls Thongs keep them in cages for three years. They get fed in the cages and the only time they come out is to see the men. “About six years ago, I dreamt I was coming down a road and I saw cages. I thought there were animals in there. They were children. I looked and thought, this is not possible. Why are there children in cages? No one knew what I was talking about until I met Tony Kirwan [president and founder of Destiny Rescue]. “That’s why we’re doing Paddle for a Purpose. We need to get kids out of these brothels and cages and to a place where they can be rescued from a life of hell.” Andrew Johnston says Souls Thongs was happy to provide the 10,000 pairs of thongs in small sizes.

“ We shipped about 250 boxes to Destiny Rescue,” he says. “Originally they were being sent to an orphanage in India but now they will be split up through all the orphanages they manage.” “Money is probably the best thing anyone could offer them but at the moment it’s the thongs we can offer. They also have their Paddle for a Purpose event and we’re supporting that with product donations. The colour for Destiny Rescue is orange so we’re supplying orange themed thongs.” “What’s ironic is that Destiny Rescue is in the business of restoring souls,” says Caulfield. “Those kids are so broken and now we’ve got Souls Thongs helping them. I go goosey at the thought.”

TRAVEL

COLOURFUL CAYMANS Discover an underwater world glowing with life. WORDS: Hannah Stephenson

“I

f you kiss a stingray, it means seven years good luck,” our genial skipper jokes before we tentatively enter the sea, amid what looks like giant flat mushrooms. We’re in Stingray City, the most popular attraction of the Cayman Islands in the Caribbean, where the enormous, elegant creatures gather to be petted and fed chunks of squid by the hordes of enthusiastic tourists who come to see them every year. It’s a unique attraction 20 minutes by boat from Grand Cayman, where vessels moor at a sandbank and invite passengers to mingle with the stingrays in the waist-high water. I have come to the Cayman Islands, a trio of islands in the British West Indies – south of Cuba and west of Jamaica – to dive, and specifically pass my Professional Association of Diving Instructors (PADI) open water certificate which, when completed, will allow me to dive to depths of about 20 metres without an instructor.

We set off from the famous Seven Mile Beach, a dazzling strip of white sand and picture postcard azure sea for our first dive. Our young Canadian instructor says we’re likely to see turtles – they are prolific around the Cayman Islands. Right on cue, as we plunge into the tepid waters at Governor’s Reef, we encounter a large green sea turtle foraging for food. We see petrol blue parrot fish,

“It’s a riot of aquatic activity in a world where the only sound is your breathing” sharp, skinny barracuda, huge, beefy grouper and shoals of tiny multicoloured fish darting between the coral. It’s a riot of aquatic activity in a world where the only sound is your breathing.

Loggerhead, hawksbill and green sea turtles are common on the west side, where hotels line Seven Mile Beach, while you’re more likely to spot reef sharks and nurse sharks at the choppier east end of the island. Little Cayman is where you can access Bloody Bay Wall, the most famous reef of the Caymans, which runs alongside a tremendous abyss, a seemingly bottomless blue hole. Mixing Bowl offers coral fans and

tubes which provide fascinating nooks and crannies for a wealth of sea life, including huge lobsters and grouper, and we look beyond the reef into the deep blue bottomless chasm. The Cayman Islands quickly make me realise my diving certificate is going to give me a passport to a whole new world. * Hannah Stephenson was a guest of the Cayman Islands Tourist Board.

MY LIFE

5-STEP MORNING RITUAL

AVOIDING SELF-SABOTAGE

3. EXERCISE IN NATURE Studies show exercising in nature can improve mental wellbeing. In 2011, Science Daily published a study that found exercising in natural environments can bring more revitalisation and increased energy combined with a decrease in tension, anger and depression. Participants also reported greater enjoyment and satisfaction with outdoor activity and stated that they were more likely to repeat the activity at a later date.

1. FIRST THINGS FIRST As soon as you open your eyes, take a few mindful, deep breaths and just BE (if the kids don’t jump on you first). Before you reach for your phone, think of five things you feel grateful for. Then ask yourself: what is the best use of this day?

4. EAT A HIGH-PROTEIN BREAKFAST

2. DRINK LEMON WATER Drink a big glass of room temperature water with the juice of half a lemon in it, then have a shower before eating so it has time to work its magic. Lemon water hydrates you; helps with constipation; helps reduce bad breath by battling the bacteria in your mouth; aids weight loss; can contribute to a glowing complexion (the vitamin C helps collagen production); fortifies the immune system; aids digestion by increasing the gastric juices in the stomach; and cleanses the liver.

According to a study published in the American Journal of Clinical Nutrition, people who eat a high-protein breakfast are less likely to have sugar cravings or to overeat later in the day. Try an omelette made with organic eggs; natural yoghurt with chia seeds or LSA and fruit; porridge with chopped nuts; grainy toast with macadamia butter; or a smoothie with protein powder added.

5. READ SOMETHING INSPIRING Make your favourite hot cuppa and read something that makes you feel happy for a few minutes. It might be an excellent novel or a motivational book – whatever inspires you to achieve what you’re setting out to do that day. The news can wait.

It’s not always a lack of willpower that causes you to fail, writes Jodi Chapman.

S

pring is here again, which for some prompts the motivation to get back into a healthy lifestyle, start a new diet, reach body weight goals and get to the gym. Only to then make every excuse not to do it, reach for the carbs and plan to start again tomorrow. So why do we sabotage our healthy lifestyle? Stress can be one big reason. During stress, we produce hormones that cause fluid retention. This causes weight gain (causing you to feel defeated in your attempts), but also makes you feel fatigued and sluggish. Stress causes a drop in serotonin, triggering your brain to think you need carbohydrates, creating cravings. If you understand what’s happening, you might reach for a small serve of healthy carbs to boost your brain just a little such as brown rice, though another

factor can come into play here. Being stressed often leads to not sleeping well, which leads to daytime fatigue. Dopamine is lowered during this state, which is your neurotransmitter that makes you feel rewarded, causing you to then feel the need to reward yourself with the carbohydrates you’re craving, leading to break your diet. Understanding how brain chemicals are involved in energy, cravings, and mood can make the difference between successful healthy living and never fully reaching your goals. Don’t waste your energy on feeling guilty if you don’t get it right the first time. Start again with plenty of rest, good nutrition and support if you need it. MY OPINION

PARTY ANIMALS

PRAISE WHERE IT’S DUE

Sami Muirhead is right at home at an opulent birthday party complete with generous goodie bags.

W

e went to the #POTY (Party Of The Year) at Pelican Waters. The bash for the three-year-old had a colour theme of mauve and pale green. It was extravagant and elegant. There was a chef on duty to cater for the adults. French champagne flowed freely for the mums and dads. Designer cupcakes, face painting, a pinata, and soft toys were all in order for the little guests. But I have to say the birthday girl was an absolute bitch. Well she is a black cocker spaniel named Granny May. She celebrated with such style that guests were all left thinking we need to pull up our socks when it comes to throwing a beautiful bash. Granny May is pretty much the most pampered pooch in town. The rest of the guests were well behaved, despite the odd leg-cocking incident around the perfectly pruned topiaries and several pop-offs that smelt of liver during the cake cutting. Frank the big poodle looked dapper in his red bow tie. Penny the pug rocked her pastel bow tie. My two shih-tzus went old-school cool in their Yankees Baseball uniforms. But my dogs are old hands at attending events, as they were part of our wedding bridal party (formal tuxedoes) and we have also had them christened (flowing

white lace gowns). My dogs live a pretty good life with their diet of roast chicken breast every night before sleeping on our king size bed. I seem to attract other friends who are canine crazy as well. One friend has just bought a caravan so she can go on holidays with her dog. Another girlfriend just bought a second-hand car for the sole purpose of transporting her labrador to the beach. And a well-known local businessman walks his two dogs every day in their genuine Louis Vuitton collars and leads. More than twothirds of Australian households own pets and new figures from the Animal Health Alliance show we spend $8 billion on our pets annually. That’s a whole lot of Schmackos! Some of the luxury items we are buying for the fabulous fido in our family include Swarovski encrusted collars, designer brand clothing, pet perfume and pooch palaces. The doggy bags from the party were stuffed full of dog toys, designer dog food, tennis balls, and each dog received a lead and bowl. Enough to make us all drool with delight.

“But I have to say the birthday girl was an absolute bitch”

The Coast can thank its dedicated greenies for the preservation of our natural assets, writes Keryn Jones.

U

nless you’re under a rock, like the endangered yakka skink in the Galilee Basin, you know what many in the Coalition government think of environmentalists: well-funded green vigilantes out to undermine the Australian way of life. In the face of this attitude it is timely to look at some positive stories and pay tribute to the dedicated community groups that are the backbone of the environment movement, which is in fact, very cash strapped. There are many environment groups in our region performing outstanding work in their fields and they virtually all rely heavily on volunteers. Their work is so impressive that earlier this month some were honoured with prestigious awards. Phil Moran, of Noosa and District Landcare, was named Australian Government Individual Landcarer of the Year, while Coolum District Coast Care received the Queensland 2015 Coastcare award. We also have a Council environment team who run a very effective program. Much of the funding for their environmental work is thanks to the environment levy. This levy enables property purchases for protection of vital habitat; partnership funding for local environment groups and property owners and a range of other important projects that would struggle to get a guernsey without that discrete pool of funding. Some of the levy spend is open to criticism – flying fox dispersal is

completely at odds with the levy purpose, while levy funding of operational wages is inappropriate and should be moved to general funding – but the majority of the levy spend achieves great outcomes for ratepayers and future generations. For instance, the community partnership component of the levy alone attracted over 88,000 hours of volunteer labour, worth over $2.6 million to ratepayers. Negotiations and partnerships with local landowners have also enabled over 1,000 hectares to be protected forever by voluntary conservation agreements without ratepayers having to fork out big bucks to buy the land. People love living here because of the natural beauty. That we still have so much is largely thanks to environmentalists advocating and lobbying for things like an environment levy and ecosystem protection, and working hard on the ground on remediation over the decades. That huge effort has kept the Sunshine Coast a beautiful place that has tourists flocking here under our marketing brand ‘Naturally Refreshing’. We would be living in a very different Sunshine Coast today without the efforts of those so-called “green vigilantes”. Keryn Jones is the Sunshine Coast Environment Council president, president@scec.org.au.

BUSINESS AND FINANCE

REVEALING RESULTS Troy Derwin is from Ord Minnett in Buderim.

A

s the dust settles after another busy results season, we reflect on the major themes that emerged and what it means for our key stock picks. Chinese economic growth is lower than what it has been in the last several years which has caused much angst in financial markets, and has dragged Australian shares lower over the last few months. The sell-off in our market has pushed the forward P/E multiple for the S&P/ ASX200 down to 14.7 from 16.2 over the last month, with the prospective dividend yield now at 5.3%. This represents compelling value, in our view. We highlight some of the key themes from reporting season below. Banks and capital – ANZ, NAB and Commonwealth Bank have all raised

myweeklypreview.com.au

29.indd 1

equity in the last 3–4 months to shore up capital positions ahead of increased APRA capital requirements that come into effect July 1, 2016. This has placed downward pressure on bank prices, and indeed the broader market. Asset quality has also been a concern, given that provisioning for bad debts is at cyclical lows. However, our sensitivity analysis suggests that even if there is a 70% increase in provisioning back to midcycle levels, current bank dividends are still sustainable. Our preferred picks are Westpac and ANZ. Resources – The issues here are more cyclical than structural, with oversupply in most commodities from iron ore to aluminium and oil putting significant downward pressure on the sector. Excess supply, coupled with falling demand, has seen a sharp fall in profit margins for our major miners. Rio Tinto is our preferred pick among the majors, while South32 and Alumina Ltd look good among the smaller players. Insurers – It appears the cycle of premium increases is behind us and the

insurers are heading into a softer rate cycle. AMP is our top pick given the soft cycle facing the general insurers and the expected positive tailwinds following regulatory reforms in life insurance. Steel –With both global steel spreads and scrap prices acting as headwinds for steel stocks, cost-cutting and productivity improvement will be relied on as the key earnings drivers moving into 2016. Relative to our price targets, the sector offers value, particularly BlueScope Steel. However, it should be noted this is a high-risk sector. Consumer sector – The shift to value is an enduring theme as consumers remain cautious purchasers post the GFC. Globalisation is occurring across many retail sub-sectors. In supermarkets, Aldi is a disruptor with its discount format that is broadening its reach beyond just the less-affluent and is also expanding geographically into Western Australia and South Australia. The arrival of international specialty retailers, such as H&M and Zara, and online competition is making life tough

for domestic apparel retailers. Electrical retailers such as Harvey Norman and JB Hi-Fi benefit from a lack of international competition offline or online. Our top picks are Harvey Norman and also Caltex Australia, while we remain cautious on Woolworths.

GREASE IS THE WORD Brisbane director Maureen Bowra is getting revved up for the Sunshine Coast stage production of Grease.

T

he smash hit party musical Grease is burning down the quarter mile on its way to the Sunshine Coast. My Weekly Preview caught up with the production’s director Maureen Bowra prior to the October performances. What do you love most about performance? In such a busy and fast paced world, it allows for a moment of pure entertainment for the audience. From a creative point of view, being able to pull a show together from nothing and build it up to something worth watching is like Tetris! For me, the problem solving aspect of it is so rewarding. How long have you been involved with the performance industry? I’ve been working professionally for the past five years with various companies in Brisbane. But since I was a child, I have

always been a performer, forcing my school friends to learn my choreography to perform on school parades. It’s nice to think all those hours of rehearsals on the school oval have paid off. What do you love most about being involved with this production of Grease? I have loved Grease ever since I was young, I watched it at least once a week as a kid so I know the show inside out. I have been in it twice before but this is my first time getting to direct and choreograph it. I can’t wait to see what I can bring to the surface with the actors and script to make it feel fresh and exciting. Who is your favourite Grease character? That’s like asking me to choose a favourite child. I feel so attached to all of the characters within the show. If I really had to pick, I would say Frenchie because I am probably most like her. Why should people come to see the show? This show is brimming with local talent, I was blown away at the auditions with all the hidden gems the Sunshine Coast has. Seeing Grease is like spending a night with all of your best friends at Rydell High. Plus it’s a good excuse to bust out all of the words to Greased Lightning and not feel embarrassed!

MY TIME

BEER MUSTARD

TODD’S GROG Todd Widdicombe shares some fun facts and finds a heavenly beer.

I

’m in a reflective mood this week and thought it best to share with you some of the really important stuff I’ve learned so far in 2015. Did you know that vegetarians live up to nine years longer than meat eaters? Yep, nine horrible, worthless, baconless years. Gay marriage is legal in six states in the USA while making love to a horse is legal in 23. Good going America. Lasagne is just spaghetti flavoured cake. There is no logical reason for shorts to be the same price as pants. Ever. If Hollywood actor Jessica Biel has another kid she should call him Batmo. Think about it. Yep, gold. The best joke so far of 2015 is

STONE AND WOOD GARDEN ALE 4.4%AV Available from Cellarbrations Brightwater Marketplace, Parklands Marketplace, Wises Road, Buderim and Bellvista Tavern. You can hear Todd Widdicombe on Mix FM.

RITA & OSVALDO ARE BACK! JOIN THEM FOR A TASTE OF ITALY... NOW OPEN SUNDAYS!

the following: What do you call it when Batman doesn’t go to church on Sunday? Christian Bale. Alcohol has the ability to preserve many things. Your dignity and virginity are not among them. Here in Oz we seem to change political leaders more than my wife changes her mind. Osher, the host of The Bachelor, has got the best hair on Aussie TV. I feel like it’s deja do though, meaning I’ve seen that hair before. Specifically in the late ‘80s. I think he’s borrowed a piece from Ray Martin’s collection. Check it out for yourself. Having said that, I’ve never seen Osher or Emmett from the Lego movie in the same room. Either way, there’s something fishy going on. And finally another bacon fact for you: bacon is healthier than crystal meth. That’s just a few bits of knowledge I’ve acquired so far this year, but by far the greatest thing I’ve recently learned is that the Stone and Wood Garden Ale is now available in stubbies. Yep, I know right! The first time I tried Garden Ale was

on tap at a little bar in Sunshine Beach. It made me happier than a Frenchman who’s just invented self-removing trousers. Now friends, this little legend is available to take home and it’s Christmas come early. The Garden Ale is a rich blend of pale and crystal malts, giving off a stunning citrus aroma that’s well balanced with clean malt characters and an easy bitter finish. The Stone and Wood GA or ‘Graeme’ as I affectionately call him (in honour of the great Graeme Garden from The Goodies) is only 3.8% AV, making it the tastiest most refreshing session beer on the market. Once again, the fine folk at Stone and Wood have produced a winner and ‘Graeme’ is definitely more nectar of the gods! I give it a demi-god status 4.5 out of 5 thumbs up.

• 100g mustard seed (yellow or brown or mixed) • 225ml Stone and Wood Garden Ale • 50g honey • 2 cloves roasted garlic • 75ml white balsamic • Salt and freshly ground black pepper Mix the beer with the mustard seeds and leave in the fridge for 48 hours. Combine the beer soaked mustard seeds with the rest of the ingredients. Place in blender, pulse for a whole grain type of mustard. For a smoother, hotter mustard add a little warm water and blend to the desired texture. Serve with roast pork, smoked sausages or cold sliced ham.

SPRING SKIN ADVICE

with Beverley Henderson BHSc

S

pring is here and the change in season means time to put a spring into your skin care and declutter your skin care and makeup wardrobe. Key for spring skin care are exfoliation, antioxidants, lightweight moisturising and sunscreen. Gentle, weekly exfoliation removes dead skin cells to reveal fresh glowing skin. It also helps your antioxidant serum and moisturiser to work more effectively. Plus, if you’re a self-tanner, it will promote an even finish. The warmer spring days mean more skin exposure so sunscreen is a must in your daily routine to protect against premature aging and for those prone to pigmentation. As the UV index rises remember to avoid excess sun exposure and wear a hat or additional clothing. Maintain your healthy glowing skin with a lightweight moisturiser such as Medik8 Hydrate 360. A light yet powerful revitalising daily moisturiser containing advanced ingredients for intensive moisturising coupled with 5* rated UVA protection for everyday protection Spring means time to lighten up on the makeup – it’s more about colour and looking natural. Issada CC8 is right on trend for spring, neutralising imperfections and leaving skin radiant. Soft or shimmer blush liven’s Issada CC8 the cheeks with a sweep of luscious Cream, $79 coloured gloss to complete your look.

FEELGOOD FACTOR

E

veryone’s a winner when you combine fashion, fun and fundraising, and that’s exactly what My Style Fridays are all about. Since 2012, the events (previously known as Fashion Fridays) have raised more than $30,000 for 14 charities. On October 23, a group of local business owners will join together for the latest event, offering their expertise to create a Parisian-themed luncheon at 4th Floor Restaurant Mooloolaba to raise money for the Breast Cancer Foundation’s Step Towards a Cure – Great Wall Trek 2016. Guests will enjoy a two-course luncheon and fashion parade, with a raffle and auction raising much-needed funds for the Breast Cancer Foundation, which aims to have no deaths from breast cancer in Australia by 2030. For the first time, My Style Fridays will be professionally styled. Made to Match Events is a Sunshine Coast boutique events and styling company and head stylist and founder Anna Pugh says it was a “nobrainer” to join forces with My Weekly Preview to style the event. “It’s so important to give back to the community, as without the community’s support, you don’t have a business,” Pugh says. “I lost a dear friend to breast cancer over a year ago now, so if I can help make a difference, I’m there with bells on.” Pugh’s attention to detail and ability to think outside the box is what gives her events the ‘wow’ factor. Pugh and her team pride themselves on working closely with their clients, from the first meeting to the last pop of champagne. For October’s event they’ll recreate Paris on the Coast – think black and white umbrellas hanging from the ceiling, a champagne fountain and pink balloon poodles cascading down a staircase. The fashion parade will be by Klingers

on First Avenue Mooloolaba, and will feature both men and women’s highend fashion. Owner Deborah Thomson says, “I’m genuinely excited to be working with the other business owners that will come together to create what will truly be a special event for Breast Cancer awareness.” Thomson brings an extensive background in fashion design, from teaching through to manufacturing, to her Mooloolaba store, which offers exclusive premium brands and friendly, personalised service. Some of the Klingers labels to be featured on the day include Bugatti, Lauren Vidal from France, Brax and Haupt from Germany, David Smith and Flinders Lane from Australia, and Loobie’s Story from New Zealand. Also donating her time for the event is Liz Freney from Kooshka Hair in Mooloolaba, who will style the models’ hair with a sophisticated “sharp and chic” flair in keeping with the European theme, but with a natural edge that suits the Coast. “I’m doing the event because I think it’s important to take time out and help people who aren’t as healthy as everyone else,” she says. “We’ve all been affected by breast cancer; I’ve got an aunty who’s had breast cancer. Giving time out to the community is important to me.” Freney says what sets her salon apart is that her team is super-friendly and takes the time to listen to what clients really want. “Nothing is a drama for us,” she says. “We take a bit more time out with our clients and we’re concerned with making people feel good about themselves. The relationships we have with people on the Coast are very important to us.”

Liz Freney, Deb Thomson, Anna Pugh and Nikki Stacey She adds that her product range is Kevin Murphy, which is free of sulphates and parabens and is also cruelty free. “For people who have been unwell, it’s a beautiful range that works and is more natural.” Liz and her team are constantly educating themselves on the latest trends and she says the colour trend for spring and summer will be moving away from ombre and more towards foiling and shiny, strong colours. “Blonde foiling is going to come back, with more natural blondes or all over dark colour, like Kim Kardashian’s. I think there will be a bit of a ‘70s touch with more texture, more waves, more movement.” Working her makeup magic to tie everything together on the day will be

Nikki Stacey, owner of Colorpop Cosmetics in Maroochydore. “As director of makeup at Colorpop Cosmetics, I’m excited to be designing for the Klingers runway event a cutting-edge makeup look that is inspired by the hottest trends seen at the September London Fashion Week. Expect clean looking skin, refined brows and a single POP of colour. “The team at Colorpop Cosmetics contribute a lot of time to attend local charity events, but the My Style Fridays is our favourite for providing opportunities to connect with local boutiques, showcase our unique makeup products and socialise over fantastic cuisine in a Coast restaurant – all in the name of fundraising for a worthy cause – what’s not to love?”

SUNREEF It takes your breath away, leaving you with an almost indescribable sense of awe – sharing a close encounter with one of the giants of the deep – a humpback whale. More than 22,000 whales are right now in the warm waters off Queensland breeding and having their calves, and feeding them up for the return trip to the icy Antarctic waters. Sunreef Mooloolaba is mid-way through its second Swim with Whales season, having been Australia’s first to introduce the unique experience in 2014. With only 20 guests on board, they cruise out to the ‘whale highway’ off the coast of Mooloolaba and when a whale is spotted and conditions are right, swimmers are allowed into the water. Under the instruction of Sunreef staff and with a safety line in the water, then

it’s all up to the whale – its 100 per cent on their terms. 110 Brisbane Rd, Mooloolaba. Phone 5444 5656 or visit sunreef.com.au.

HAPPY DAYS

Have a sneak preview of a new lifestyle with Halcyon’s spring showcase open day.

A

ward-winning over 50s lifestyle developer Halcyon is opening up the gates at its two Sunshine Coast lifestyle communities on Saturday September 26 for a special Spring Showcase Open Day. Come along between 10am and 1pm, walk the streets, soak up the atmosphere and see the five-star facilities that the home owners enjoy so much. With another Halcyon community coming soon to Bli Bli, the open day is the perfect opportunity to see what it’s like living in a Halcyon community. Featuring 500 metres of lake frontage the new, gated community has been

named Halcyon Lakeside and is situated on a unique 11-hectare site within the master planned Parklakes 2 community. The community will be set against a backdrop of natural bushland and features two lakes, undulating hills and access to six kilometres of walking tracks. Project Director Mr Chris Carley said that Halcyon Lakeside would set a new standard for over 50s living on the Sunshine Coast. “Halcyon Lakeside will offer spacious and airy architect designed homes at varying price points – some with lake frontage, others elevated with views. “We are also planning to make this

the most exciting over 50s development on the Sunshine Coast with a comprehensive five-star recreational and leisure precinct,” he says. Located just 12 minutes drive from Sunshine Plaza, future Halcyon Lakeside home owners will benefit from the $522 million in infrastructure investment planned for the Bli Bli region over the next decade. This includes new retail, medical and commercial developments, schools, transport, recreation infrastructure and the newly completed Maroochy River Golf Course. Construction on the superior energy rated homes will commence early in

2016 and the first home owners will be moving into their lakeside homes in the second half of next year. Homes in early stages at Halcyon Lakeside will be priced from less than $400,000. The open day on Saturday September 26 will run from 10am until 1pm at both Halcyon Landing, 27 Waigani Street Bli Bli and at Halcyon Parks, 42 Meridan Way Caloundra.

For more information on the Open Day or about the new Halcyon Lakeside community please phone 1800 050 050.

NATURE AND NURTURE

Nature’s Edge over 50s community ticks all the boxes – and now buyers can get $15,000 off the purchase price.

T

oday’s baby boomers aren’t just looking for the traditional retirement village to live in — they want the right investment that will see them live comfortably, in style and with the reassurance their nest egg won’t devalue over time. This is clear to see at the Sunshine Coast’s newest and most sought-after over 50s community, Nature’s Edge. Demand is growing rapidly at the Forest Glen site, as baby boomers search out the ideal location to invest and settle down. Many of the homebuyers investing in the rainforest estate have commented they were ready to give up on finding the perfect location that suited all their needs, until they found Nature’s Edge. With the winter blues now in the past, spring fever has arrived and homebuyers are eager to take advantage of the market, which is now stronger than ever on the Sunshine Coast, especially in the idyllic Forest Glen, Mons and Buderim location of Nature’s Edge.

We are seeing many homebuyers, who have not been able to invest, selling their homes in order to downsize and free up money for lifestyle pursuits such as travelling. They are still looking for quality independent living without the maintenance, but that offers the lifestyle and security options of an over 50s community. It is important to them that

Many of the sites have their own piece of rainforest that can be viewed from almost all rooms their investment is secure and that their hard-earned money will not depreciate over time. Buyers are also taking advantage of Nature’s Edge offer of $15,000 off the purchase price by putting deposits down on the next release. This is a

limited offer that won’t be repeated and is available on some of the best sites within the estate. Set amongst rainforest in the foothills of Buderim, Nature’s Edge is ticking all the boxes, being in a great location and close to everything. Quiet and away from traffic, the homes are private and many of the sites have their own piece of rainforest that can be

viewed from almost all rooms in the house. The homes are low maintenance, are quality built and very well insulated.

HONDA HYBRID Peter Atkinson from AAP reviews the HONDA ACCORD SPORT HYBRID

H

onda was one of the early adopters of hybrid technology. Its first foray into the petrol-electric playground was with its Civic Hybrid way back in 2001 – just a year or so after the launch of the iconic Toyota Prius – the poster-child for hybrid technology. But while Toyota’s hybrid range has

gone from model to model and strength to strength, Honda’s hybrids seem to have been treading water in recent years. There’s been the odd exception – a couple of years back Honda launched the funky, but not particularly practical CR-Z - a pint-sized hybrid coupe that ticked plenty of boxes but was never going to be a volume seller. After all, hybrid buyers are typically

driven by the desire for a car that’s useful as well as being environmentally friendly. The CR-Z was certainly the latter, but hardly the former. Finally, though, Honda’s hybrid family has been given a welcome shot in the arm with the arrival of the new Accord Hybrid Sport. The Accord, of course, has been one of the Japanese maker’s most enduring

and most successful models since 1976 – at one stage so popular that Honda offered two completely distinct models at the same time – the bigger, plusher Accord V6 and the sportier Accord Euro. This latest Accord is a blend of both – offering an almost full-sized sedan but with the style and sporty appeal of the smaller Euro version. And for the first time in Australia, the Accord is available with a petrol-electric hybrid drivetrain. Honda says it is the first in a “new generation” of hybrid models with powertrains from the global “Earth Dreams Technology” series. Honda claims its co-called Intelligent Multi-Mode Drive (iMMD) can switch seamlessly between petrol-only, hybrid or electric-only modes, thus delivering the optimum efficiency for each circumstance. It uses a 2-litre, four-cylinder petrol engine, coupled to a pair of electric motors with a combined total output of 146kW abnd 307Nm. That might sound impressive but in reality its performance isn’t earth-shattering. It’s adequate but tends to get a bit buzzy under heavy acceleration – and lacks the punch of the 2.5-litre hybrid found in Toyota’s Camry Hybrid and also

in its cousin, the Lexus IS300h. Which raises an interesting comparison. The price point for the Accord Hybrid Sport is $58,990 – which makes it marginally more expensive than the entry-level IS 300h Lexus. The Honda is slightly bigger but probably not quite as refined or luxurious as its Japanese rival. Nor does it carry quite the same brand prestige – a point Lexus has worked hard to establish. It’s certainly superior in finish and equipment to the Camry Hybrid – but is as much as 50 percent more expensive. Which tends to leave the Honda a little bit stuck in the middle. Also worth noting is the fact that this is the most expensive car ever to wear the Honda Accord badge. Previous models have all sold for sub-$50,000. So despite all the extra technology in this vehicle, it’s still a tough ask to convince buyers to part with more than $60,000 for a badge that has traditionally lived in the sub-$40k bracket. Balancing that out is a long list of standard equipment on the Hybrid Sport that stretches to front and rear parking sensors, stylish leather trim and electric adjustment on the seats; sunroof, automatic wipers and headlights (with

cornering function). There’s also radarguided cruise control, which brings with it a frontal collision avoidance system; plus blind-spot monitoring, lane-keeping assist, satellite navigation and Bluetooth connectivity for telephone and audio. In most driving situations the Accord is beautifully smooth and quiet in its operation – Lexus-like, if you will – and its ride and handling are very well resolved as we’ve come to expect from this badge. Front and rear-seat room is impressive, as is the capacious boot – less compromised by the lithium ion battery than some hybrid rivals. The Accord’s cockpit is also thoughtfully presented. It uses two separate colour display screens – the larger one to access cockpit functions like satellite navigation. It also doubles as the screen for the very good reversing camera and another clever camera function – which uses cameras mounted beneath the wing mirrors to display a side view of the car and the road alongside every time you

HONDA ACCORD SPORT HYBRID HOW BIG? It’s officially a mid-sizer but offers impressive interior space, plus decent cargo capacity. However the car’s resultant weight can put a strain on the modest-sized engine on occasions. engage the turn indicators. The second screen is a touchsensitive means of changing radio frequency and band as well as other cabin functions. There’s also a very useful little information panel at the centre of the instrument cluster, which is dominated by a large circular speedo. The other payoff, of course, is the Honda’s frugal fuel consumption. It uses a claimed average of 4.6L/100km of combined highway and city driving – emitting just 107 grams of CO2 per kilometre. That certainly justifies the “Earth Dreams” moniker – and suggests that Honda is set to become a more prominent player in the hybrid stakes.

HOW FAST? Not very. But then again, this car is primarily designed with environmentally-conscious drivers in mind – and they rarely race away from the lights. HOW THIRSTY? Its thirst is almost as small as the smaller, lighter Toyota Prius – and is line-ball with rivals like the Lexus IS300h – at 4.6L/100km. HOW MUCH? After four decades of Honda Accords, this is the most expensive one ever – costing more than $60-grand once onroad costs are met.

NEW LOOK KIA SPORTAGE “The result is a more imposing appearance and a more stablelooking stance

T

he all-new Kia Sportage has made its global debut at the Frankfurt International Motor Show. Now entering its fourth-generation, the new Kia Sportage compact SUV builds comprehensively on the success of the outgoing model, offering an

innovative and sophisticated package to buyers in an increasingly competitive market. The Kia Sportage is manufactured at Kia’s production facility in Žilina, Slovakia, and in Korea at the Gwangju facility. It remains the brand’s bestselling model in Europe, with more than 97,000

sold across Europe in 2014, accounting for 27.5% of Kia sales. The attractive ‘face’ of the Sportage features the biggest change to the car’s design over the outgoing model, with Kia’s hallmark ‘tiger-nose’ grille and the car’s headlamps separated for the new model. The headlamps are now

positioned higher, sweeping back along the outer edges of the sharply-detailed bonnet. A lower, wider grille – enlarged to support greater engine cooling – adds more volume to the lower half of the Sportage’s face. The result is a more imposing appearance and a more stable-looking stance, despite the new model retaining the same width as its predecessor. The Sportage boasts an all-new interior, representing one of the most significant improvements over the third-generation car, including a wide, driver-oriented dashboard, with a simple, modern design. This model is also roomier with increased exterior and interior dimensions, which provides extra space for the driver and passengers. The fuel capacity has also increased, going from 58 litres to 62 litres.

LITTLE GEM

From small beginnings Little Mountain is proving to be a big hit with buyers. WORDS: Dorothy Whittington.

AGENT’S TIPS Carol Carr is a property specialist with Next Property Group. She specialises in the Little Mountain area.

HOW IS THE MARKET AT THE MOMENT?

Q

uietly but surely, the vast stretch of land between Caloundra and the Bruce Highway has been converted from cattle grazing to housing. Little Mountain is a surprise package that just crept up on us. With Parklands on the opposite side of Caloundra Road, it accommodates more than 4000 families, but few could understand the extent of either unless specifically turning into Pierce Avenue or Parklands Boulevard. After the opening of Corbould Park in 1985, Little Mountain started out as not much more than a few small acreage blocks. Large new homes went up, usually towards the rear of the blocks, and the whole development melted into its bushy background. For residents, it was an escape from suburbia into a rural lifestyle close to Caloundra beaches. And it has just kept growing since the early ‘90s with new subdivisions being snapped up as quickly as they are developed. Parklands on the opposite side of Caloundra Road also continues to expand to the north and west. Little Mountain now includes new 52 My Weekly Preview | September 18, 2015

Little Mountain, because of the development at Creekside, the townhouses at the corner of Sunset Drive and Parklands Boulevard and also the Parklands Tavern and shopping centre – not to mention the school, has just taken off. estates including Ivadale Lakes, Creekside and Meridan Springs. It is also home to one of the Coast’s most popular state schools – Meridan State College – and a new shopping precinct that includes the Parklands Tavern and specialty stores. The statistical district of Caloundra West includes Bells Creek, Ivadale Lakes and Meridan Plains and covers 7125 hectares with the population density of 1.37 people per hectare at the 2006 census, a figure now wildly inaccurate as the area just keeps growing.

Having been developed within the past two decades, it has wide and tidy well-planned streets and good connecting roads through to the Kawana Way and the Nicklin Way.

SUMMING UP: Little Mountain and its surrounds in west Caloundra is 5kms to the Bruce Highway, 6kms to the Kawana shopping strip and Dicky Beach and 6km to downtown Caloundra. Affordable housing is a feature of the area, along with more expensive rural acreage.

Prices that used to be in the $400,000s are now creeping into the $500,000s. New property and the older development areas are in huge demand. Overall, it’s doing well.

WHAT IS YOUR ADVICE FOR PEOPLE WHO ARE LOOKING TO BUY IN THE AREA? In addition to the shops and school, there is access to the hospital as well. It’s a good investment area as well. If you are buying in Little Mountain align yourself with an agent who is prevalent in the area. They will get the listings and have you on record to contact so they can get you in first.

MARKET SNAPSHOT

The REIQ results for the June quarter provide positive signs for the Sunshine Coast property market.

T

he Sunshine Coast and Noosa continue to perform strongly, in line with trends throughout the rest of southeast Queensland. Sales activity continues to push upwards with the unit market now following the house market and showing healthy increases in median sale prices. According to local agents buyer demand remained strong over the quarter with investor activity gathering momentum. The development of the $2 billion University Hospital precinct continues to attract investors to the region, from both interstate and overseas. Meanwhile, more developments are commencing, which is boosting overall confidence.

HOUSE MARKET Outside Greater Brisbane, Noosa was the top performing region in terms of increased sales activity over the quarter, up 12 per cent. While the Sunshine Coast recorded a slight easing of activity, down five per cent, overall activity continues to trend upwards. Median house prices have largely been influenced by different segments of the market performing more strongly than others. Local agents say the executive and prestige end of the market are taking longer to sell. Average days on market remains at 88 days for house sales, while average vendor discounting also remained

steady at 5.9 per cent. Both market indicators are trending downwards compared to a year ago. This coupled with an increase in house listings over the year (up six per cent), is evidence the Sunshine Coast region is gathering momentum.

UNIT MARKET The unit and townhouse markets on the Sunshine Coast have now picked up in activity, following the trends seen in the house market. The Noosa region over the quarter and last 12 months looks to be outperforming the rest of the Sunshine Coast, however its unit market still has some way to go from the impact the GFC had on its investors. The unit market is continuing to improve, with average days on market and average vendor discounting rates improved on a year ago for the Sunshine Coast region as a whole. Unit listing numbers have increased by five per cent compared with a year ago. Over the June quarter Noosa saw an increase of 9.2 per cent in its median unit sale price on the back of an increase in prestige unit sales, while the Sunshine Coast recorded a healthy increase of 3.4 per cent. Buyer demand in the prestige end remains strong with the $500,000 plus and $1-million plus price ranges the only segments to record an increase in activity over the quarter.

RENTAL MARKET While other tourism centres experienced easing vacancy rates, the Sunshine Coast vacancy rate dropped to 1.6 per cent at the end of June. Tightening vacancies was most acute in the Maroochy coastal region, which was down 0.7 percentage points to 1.2 per cent. This is despite reports investor interest in the area has increased. Noosa, on the other hand, increased its vacancy rate 2.2 per cent – its highest level in two years. According to local agents, this is a typical trend heading into the winter months. According to RTA data, median weekly rents have remained steady, despite the tight rental conditions. Demand for rental properties is set to continue.

SURF REPORT

with MWP’s man in the water

Wow, how about the controversy? First Slater’s low scoring amazing ride then poor Tony Abbott loses his gig four days shy of qualifying for 500k annual retirement salary…ouch baby! Things are crazy! Well let’s talk about Brazilians – some are good, some are bad. I’ll let you be the judge. But either way they love the small waves of Trestles. Mick Fanning and Joel Parkinson are on fire. Great to see. Now, this weekend we have waves but strong winds – definitely a trip to Rainbow will reap rewards or Noosa if you could be bothered. Get it while you can peeps because once those horrible northerlies blow it will be game over for a while. Have a great weekend.

FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Flathead are taking baby blue pillies, white bait and live bait on the drift past Chambers Island, but beware of the banks at low tide. You can get whiting on yabbies around Goat Island. There are mangrove jack and mud crabs in Eudlo and Petrie Creeks. You can catch trevally on lures at feeder creek entrances on ebb tides using plastics. SURF: Tailor are still the go at Point Cartwright right on dusk with pillies the best bait. Sea bream are at Pincushion - use unweighted prawns in the deep gutters on the rising tide. There are dart and whiting on pippies along North Shore with low tide gutters best. OFFSHORE: Trolling small pilchard type lures is returning tailor, bonito and wolf herring just under Point Cartwright headland in the early mornings. Parrot, squire and pearl perch can be found at the bottom end of the Barwon Banks with snapper taking plastics in the deeper water. Watch out for the whales as they start heading south. FRESHWATER: Borumba Dam is firing for bass and oversize golden perch with purple, deep diving lures the best. The same applies to Somerset Dam and this just happens to be the best freshwater fishing time of the year.

Over seven levels, with only two apartments on each level and no adjoining walls, privacy is paramount; this brand new boutique development only has 14 apartments in total, enhancing exclusivity, tranquility and future desirability.

TAURUS [Apr 21-May 21] It’s time to write, paint, play music or do other activities that draw on the richness of your imaginative world within. Attached bulls – make sure you jazz up the relationship with some romantic gestures. Singles – you could find love via an unexpected introduction.

GEMINI [May 22-Jun 21] Pluto and Mercury retrograde stymie your style, as a project stalls and you may feel as if you’re going nowhere. Don’t give up Gemini! The stars are testing your stamina and persistence, so pick yourself up, take baby steps, and keep on keeping on.

CANCER [Jun 22-Jul 23] Cancers can be overly cautious. When it comes to an opportunity, don’t sit on it for too long. A snap decision could turn out surprisingly well! Attached crabs – it’s time to buy a special gift for your partner. Singles – love and money are linked.

LEO [Jul 24-Aug 23] Expect some intense encounters with others and – for some single cats – love and travel are linked in unexpected ways. But it’s not a good week to make witty wisecracks, as friends, family and colleagues will be easily offended.

VIRGO [Aug 24-Sep 23] With Jupiter visiting Virgo it’s time to seize the day and get on your way! It’s true that proceedings will be slowed down by Mercury being retrograde [until October 9] but that’s no excuse to put things off indefinitely. Just make sure you allow plenty of extra time.

LIBRA [Sep 24-Oct 23] It’s a good week to revise paperwork, revisit old research and tie up loose-ends – but avoid starting any new projects until after October 9. Sunday night’s lunar eclipse [in Aries] urges you to get the balance right between being assertive and being cooperative.

SCORPIO [Oct 24-Nov 22] Resist the urge to obsess over situations and take yourself way too seriously this week Scorpio. Other people may criticise your plans or reject your ideas but try not to take it personally. They have their own problems to deal with so stop brooding and get over it.

SAGITTARIUS [Nov 23-Dec 21] Are you interested in growing, learning and becoming a better and more mature person? With Saturn moving through your sign for the next two years, it’s the perfect time to eradicate bad habits and re-structure your persona into the updated version you’d prefer.

CAPRICORN [Dec 22-Jan 20] This week your talent for criticism is highlighted, as you critique the efforts of those around you. Or a loved one or work colleague may criticise your performance. They mean well so try not to be offended. Be prepared for some domestic dramas and family fiascos.

AQUARIUS [Jan 21-Feb 19] With Venus and Mars visiting your relationship zone, it will be easier to sort out problems now than at other times. Articulate your expectations, and make sure you understand what others expect from you. Uranus also gives relationships a dash of drama.

PISCES [Feb 20-Mar 20] Mars moves into your love zone on Friday, so being passive aggressive [your speciality] is out, and being proactive is in. But money matters could come to a head later in the week. When it comes to shopping, avoid making expensive impulse purchases that you later regret.

ARIES [Mar 21-Apr 20] Are you stuck in a rut? The stars encourage you to stretch beyond your usual boundaries. Adventure awaits! But, if you make rash assumptions about people or situations, then you could end up in hot water. Try to burn off excess energy through sporting activities.

THE LAST WORD

TURNBULL ON MESSAGE The signs were clear that Malcolm Turnbull was ready to topple Tony Abbott, writes Richard O’Leary.

W

hen I sat down with the then Communications Minister in a back room of the Sunshine Coast Airport a couple of weeks ago for a one-on-one interview, Malcolm Turnbull sent a message that was perfectly clear: he still had the fire in his belly to become Prime Minister. The first signal was relayed through a comment about how members of parliament could restore the public’s trust in politicians – with a less than subtle swipe at his then leader. “I think you are much better off explaining issues and making your case, rather than offering people slogans or dumbed-down denunciations of your opponent. I think it’s absolutely critical to treat your audience, in this case, the Australian public, with respect, and that means respect for their intelligence.” He repeated those sentiments to a much bigger audience this week when he

delivered his pitch for the Prime Ministership just minutes after telling Tony Abbott he was going to challenge him for the top job. “We need a style of leadership that explains those challenges and opportunities, explains the challenges and how to seize the opportunities. A style of leadership that respects the people’s intelligence, that explains these complex issues and then sets out the course of action we believe we should take and makes a case for it. We need advocacy, not slogans.” The irony of denouncing slogans through a slogan (albeit a slightly longer and more nuanced version) wouldn’t be lost on our new Prime Minister – but politics is a funny game. The second message sent by Turnbull during our conversation was about positioning him as a man of the times, and Tony Abbott as a relic of the past. “My vision for Australia is to preserve

and enhance our prosperity, by embracing the future and not running away from it, by being more innovative, more agile, more technologically adept, more knowledgeable, and in every respect be prepared to have a go.” Turnbull will now get the opportunity to turn that vision into reality. If he is successful, he may well restore some of the trust he feels the public has lost in our political process. If that happens the Sunshine Coast could become one of the biggest beneficiaries, especially if his answer to my question about the likely success of the council’s plan for an undersea optic cable to the region, proves true. “From what I understand, I think it’s a very good chance.” Those words were substantial coming from the Communications Minister. Immeasurable weight has been added to them now he is Prime Minister. roleary@myweeklypreview.com.au.
