WHY DO YOU LIVE HERE?
I worked at Westworld Skate in Nambour, it was the coolest job ever for a school kid. I was really lucky to have all my favourite things in the one place – friends, loud music, skating, parties, lollies, boys and lots of fun.
It feels like my spiritual home and it has beautiful beaches, amazing cuisine and lots to do. I love laying on the gorgeous white sands of Mooloolaba Spit reading or swimming and playing with the boys, friends and family.

I have my little family and my big family. My little family includes my three delicious sons, Jaxson 10, and the twinnies Bowie and Casey 5 and Berry our fluffy family member. My big family includes my partner Sparks, his family which includes his four awesome kids, my best friends and my mum, dad, brother and their families.
Have far better public transport so locals and tourists can just hop on and off buses easily and frequently all day long from Caloundra to Noosa, Maleny to Mooloolaba.

WHAT ARE YOU READING RIGHT NOW? I have three on the go, all different genres. One is a client’s manuscript about the number 11, a thriller by Lee Child, and a bio that Sparks gave to me on Mark Donaldson.
FAVOURITE SONG? Oh no, really? There are way too many! I’ll always sing loudly (and probably badly) to anything from Get Down Tonight (KC & The Sunshine Band) to Give Me Love (Ed Sheeran), Powderfinger, Live and the The Foo Fighters.
HOW LONG HAVE YOU LIVED ON THE SUNSHINE COAST? Thirty-three years. Dad got a job here so we moved from Stanthorpe when I was in grade seven. For an 11-year-old girl who was vice captain with a healthy social life, it felt like the end of the world. How quickly that changed! I feel lucky every day that he made that decision now.
Yes, the day I turned 40 was incredibly pivotal for me. Up until then I think I lived for everyone else, since that day I’ve lived for me.
WHAT FRUSTRATES YOU THE MOST? Our health system – it promotes illness over wellness. The government needs to focus more on rewarding people for making good health, food and lifestyle choices.
ADVICE TO YOUR 18-YEAR-OLD SELF? Put the Southern Comfort down, throw the smokes in the bin, save your money for a year and travel for two. You’ll have plenty of time to party. See the world first and make memories that you can remember.

Artificial trans fats are a major health concern, so why has Australia shunned compulsory labelling? WORDS: Richard O’Leary
WHAT ARE TRANS FATS? Trans fats are a type of unsaturated fat that behave like a saturated fat because of their chemical structure. There are two types of trans fats. Naturally occurring trans fats are caused by the way that some animals, such as cattle, sheep and goats, digest their food (the ruminating process). Artificial, synthetic, industrial or manufactured trans fats are caused by the way some fats and oils are processed. Source: Heart Foundation

rans fat is the ugly duckling in a family not known for its good looks, and unlike the fairytale, this outsider does not grow up to become a beautiful swan – it’s more likely to pollute the pond. But is this reputation deserved? In the world of nutrition there are three types of fats: the good the bad and the ugly. Traditionally, the unsaturated fats are the good guys, the saturated fats are the bad guys and trans fats are the ugly – no one has a kind word to say about them. According to the Heart Foundation, when you eat unsaturated fats instead of saturated fats you lower your risk of heart disease. Some can even reduce your bad cholesterol (LDL) and increase your good cholesterol (HDL), while saturated fats increase your bad cholesterol. This is contested by some nutritionists and naturopaths, who say saturated can actually be good for us. But almost everyone agrees trans fats are bad news. liquid oils into solid fats via a process called hydrogenation. This increases the shelf life and flavour stability of foods. Trans fats not only increase your bad cholesterol but lower your good cholesterol. The Heart Foundation says the more good cholesterol you have and the less bad cholesterol, the greater your chance of avoiding heart disease. In June this year, the US Food and Drug Administration (FDA) announced it would phase out trans fats from the food supply over the next three years in a move it says will “reduce coronary heart disease and prevent thousands of heart attacks every year”. This followed the FDA’s decision in 2006 to force manufacturers to list trans fats on nutrition labels, which has helped to reduce the consumption of trans fats by Americans from 4.6 grams per day in 2003 to about one gram per day in 2012. A move to have a similar requirement here was defeated in February this year when government ministers voted against compulsory labelling at the Australia and New Zealand Ministerial Forum on Food Regulation. The Assistant Minister for Health until the new Prime Minister’s cabinet reshuffle on the weekend, Senator Fiona Nash, who chaired that forum defended the decision, saying the Government’s preferred
approach is to actively educate, support and encourage Australians to adopt and maintain a healthy diet. “The forum accepted the advice of Food Standards Australia New Zealand (FSANZ), given the low level of trans fatty acids (TFAs) in the foods sampled, mandatory labelling does not appear warranted.” “The amount of TFA’s in processed foods is declining in Australia and assessment of dietary intakes of TFAs
and pies have large amounts of trans fats – where the fats are the artificial, industrially produced trans fats. “We think people need to be aware if they are buying and consuming those foods.” Executive Manager of the Obesity Policy Coalition Jane Martin has been a health policy advocate most of her adult life, including two decades in tobacco control. She says trans fats should be labelled to empower consumers to make

think that’s why they’ve been banned in a number of countries. We don’t know if we’re consuming products with high levels of trans fats or not.” Dr Sarah Burkhart, a lecturer in Nutrition and Dietetics at the University of the Sunshine Coast says labelling would be a good start, but would not be the magic pill to solve the problem of trans fats in our food supply, as many of the worst offenders don’t have nutrition labels at all. “Problem foods in the food supply tend to be things like bakery products, fried foods, pies, cakes, buns, takeaway options, a lot of them don’t have to be labelled. So there’s the real challenge in getting the information across.” The Australian Food and Grocery Council (AFGC) which represents the country’s biggest food companies supports the government’s decision not to make labelling of trans fats compulsory. CEO Gary Dawson says the level of trans fats in the Australian diet is already low because manufacturers of many products recognised this as an issue more than 10 years ago and took steps to remove them from their products. “Through innovation and reformulation, Australian soft margarines have been free of trans fat for over 10 years.” Unfortunately for the AFGC and consumers, the evidence doesn’t support such a categorical statement – which even goes beyond the food industry’s usual mantra that trans fats have been “virtually eliminated”. Public health expert, Professor Amanda Lee from the Queensland University of Technology has found margarine on supermarket shelves that not only contains trans fats but at a level more than five times the recommended limit of less than a one per cent. Lee has found a margarine manufactured by Goodman Fielder called Golden Award on several occasions, including in remote indigenous communities, poorer areas of Brisbane,
Jane Martin and more recently on the Sunshine Coast. “I did see it in a little shop on the Sunshine Coast. I did talk to the manager and he was unaware of the trans fat issue – and that’s my point. They should be labelled carefully and well, so if people want to find out, it’s easy for them.” Goodman Fielder was approached to answer why it manufactures a margarine with such a high trans fats content when the link to heart disease is so well established? Does it intend to continue producing this item? And, what is Goodman Fielder’s view on compulsory labelling of trans fats on processed foods as recommended by the Australian Heart Foundation? The company, one of Australia’s largest food producers responded with a single line: “We are currently reviewing the formulation of Golden Award, with a view to reducing the trans fats level of the product.” Professor Lee believes Golden Award may just be the tip of the iceberg, as the advice of Food Standards Australia New Zealand (which was relied upon by ministers) used to reject the compulsory labelling of trans fats, was based on a report that used a sample of grocery items rather than all processed foods. “The problem is the Australian food industry claims it has virtually eliminated trans fats. Until I found this margarine I would have been happy to

take their word, (but) it’s raised my doubts,” Lee says. Questions are also being asked about the claim by the food industry that Australians typically obtain around 0.6 per cent of their daily kilojoules from trans fats (about half the amount recommended by the World Health Organisation). The Heart Foundation says that figure ignores the fact some groups in society consume large amounts of trans fats while others may consume next to none. It’s the equivalent of the health authorities averaging out the total number of cigarettes bought across Australia’s total population – rather than the 15 per cent of people who actually smoke, to determine the appropriate action to take to reduce the harmful effects of smoking. While most health experts consulted for this story supported labelling, none wanted Australia to go down the American path to phase out trans fats altogether. That was seen as a step too far. The President of the Public Health Association of Australia, Professor Heather Yeatman, says a total ban may cause more problems than it solves. “There is always the risk that if you take something out and you need to substitute it with something else, and that something else is new and different it may also have problems. An example of that is decreasing total fats in a food product. What we’ve seen is when total fat decreases the level of sugar increases to ensure the product still tastes nice for the consumer.” But Professor Lee says ultimately the behaviour of the Australian food industry could determine what action is taken in the future. “If the voluntary system is not working, and we’ve got evidence to suggest it’s not, you seriously need to consider mandatory regulation.” The Australian Government says it will continue to maintain a watching brief on trans fatty acids.

FAST FACTS What foods contain trans fats? There are very small amounts of naturally occurring trans fats in dairy products, and in beef, veal, lamb and mutton and their products. Manufactured trans fats are found in foods that use hydrogenated or partially hydrogenated vegetable fats to increase the shelf life and flavour stability of foods. How can I reduce the amount of trans fats I eat? • Cook with polyunsaturated or monounsaturated oils, such as canola, sunflower, soybean, olive, sesame and peanut oils. Measure out your oil with a teaspoon or use a spray oil. • Grill, bake, poach, steam or stir fry rather than shallow or deep frying and roasting in oil so that you don’t need to use a lot of fat. • Try to limit deep fried foods and fatty take-away foods to no more than once a week. • Try to limit fatty snacks, such as crisps, cakes, pastries, biscuits and chocolate, to once a week. Suncoast Christian College students have raised $7000 for World Vision’s 40 Hour Famine. Last week, students donned orange clothing to raise awareness of the cause and raised money through bake sales, pizza parties, obstacle courses and sausage sizzles. During the past decade, the college has raised almost $67,000 for the charity. The 40 Hour Famine, now in its 40th year, aims to raise money to help families break free from poverty.

WHEN DISRUPTION IS A GOOD THING Stuart Smith is helping the Sunshine Coast embrace new technologies. WORDS: Leigh Robshaw
W
hen Malcolm Turnbull addressed the media prior to ousting Tony Abbott as Prime Minister, he used a phrase many of us weren’t familiar with: disruptive technologies, a term coined by US businessman Clayton Christensen in 1995 to describe an innovation that creates a new market and value network. One man who was happy to hear the phrase entering the national discourse was neuroscientist Professor Stuart Smith, the University of the Sunshine Coast’s new Professor of Disruptive Technologies. Smith will head the university’s Bachelor of Serious Games Development starting in 2016. It’s the first degree of its kind in Australia and will equip graduates with the skills and experience to apply games to various fields including health care, education and marketing. Serious games? Disruptive technologies? Bring on the oxymorons, because these fields are going to paint a bright new tech-based future for the Sunshine Coast. “It’s a really exciting opportunity,” Smith says. “We can build an entirely new industry based on the Sunshine Coast and take a national – indeed an international – lead. I’ve always wanted to build games for the health industry in Australia and this is the ideal place we could do that.” Sydney born and raised, Smith first studied engineering then switched to psychology and in 2000, after completing his doctorate, scored a dream job completing a postdoctoral fellowship in psychophysics at NASA’s Ames Research Centre in Silicon Valley. For an Aussie kid who’d harboured dreams of becoming an
astronaut, it was a career highlight. “I spent about three years in California and it was a wonderful time,” he says. “It was a really cool place to work. It was ground zero for one of the dotcom booms. I lived just around the corner from Google. It was such an exciting place for someone who was a bit of a nerd.” Part of his work with NASA was studying why astronauts fall over when they return from orbit. “Going into orbit is a bad thing for the human body,” says Smith. “The heart weakens, the leg muscles have shrunk, the balance system changes. It’s like they’ve gone through an artificial aging process. It got me thinking about the problem of falls in elderly people.” Smith moved on from NASA and spent five years at Trinity College in Dublin, where he developed video games similar to the Nintendo Wii to get young male spinal facture patients more enthused about their rehab. “It was a turning point in my research career, when I started thinking about the applications of video games and health issues. “I was frustrated by the fact that a lot of good stuff gets done in universities but only makes its way into academic papers or fattening up the CV of professors.” In 2007, Smith met his wife and moved back to Australia, where he has continued to work on serious games development in the health industry, studying the potential of video games like Dance Dance Revolution and Fruit Ninja to promote exercise and assist rehabilitation for stroke patients, among others.
“Older adults tend to be pretty sceptical. What I say is, for entire human existence, we’ve played games. The fundamental things about being human are that we like to tell stories and follow narratives, and play is a big part of humanity. These are not games where you blast aliens; they’re games that translate activities people are familiar with – it could be dancing or tennis – and put it in a realm where they can play in the safety and comfort of their living room. Caloundra is leaving its daggy image behind and smartening up with a new CBD revitalisation plan, writes Bill Darby.

T
here are two types of people in life: those who cruise and those who do not. I refer to holidays at sea with all you can eat buffets, expensive drinks, and endless wardrobe options of blue and white striped clothing (oh hang on, that last one was just me). The cruise ship holiday is a polarising option. Some embrace the cheap carnival at sea along with the 24-7 entertainment and mind-boggling activities on offer. Others avoid cruising with the vigour Tony Abbott now avoids Julie Bishop. The naysayers claim there is a lack of culture on board and you are stuck at sea with a boat full of bogans. I have just got my land legs back after getting off a three-day adventure in the not so high seas. The massive P&O ship, the Pacific Jewel, was my initiation into the cruising world. She has to be seen to be believed at 245 metres in length, 11 decks high and able to carry 3000 people. She cost $400 million dollars to build, and that was decades ago. They must have been sure they would sell a lot of fuzzy ducks to cover the cost. If you do not know what a fuzzy duck is, then you probably still have perky boobs and a bottom that hasn’t gone south yet. From the outset I knew I had been bitten by the cruise bug. The Pacific Jewel scraped under the Sydney Harbour Bridge at sunset while thousands crowded the deck to dance
to YMCA and drink cold champagne with the entire cabin and crew. We bobbed around Sydney for three nights. We could have been in Bermuda. All I cared about was lying around like a beached whale with my husband, ordering fancy cocktails and actually reading a book. The only time I left my chaise lounge was to feast at the free all-you-can-eat buffet. It was like a much fancier form of Sizzler. I may have just found a new church alter to worship at. Some friends we travelled with were not so religious about the concept of cruising. They recovered from their mild sea sickness but they did not get over their staunch view it is a bogan holiday where fat and pale Aussies go to party and drink booze around the pool from 10am every morning. They say cruises attract those who are bereft of both culture and closed in shoes. They may have a point. It may well be the new Bali at sea with the industry dramatically on the rise. Seven new ships will be added around the world this year. Of course we now have cruise ships pulling into local waters. And from 2016 to 2017, 15 more cruise ships will come online, although that does include Clive Palmer’s Titanic 2, so let’s make it 14 to be safe. Bring on the buffet!

ood old Caloundra has experienced its fair share of ups and downs over the past 20 or so years. Once the domain of a few local developers (some only interested in making a quick buck), no one seemed to be setting the bar very high. Thanks to the dreaded GFC, and in no small part due to Caloundra having become quite daggy in spots, investment and innovation in property development has been conspicuously absent. This hasn’t been helped by the obvious lack of new infrastructure. But any experienced property speculator will know the signs that indicate positive change is afoot. For beachfront holiday apartments, occupancy rates are on the rise. As a destination, Caloundra is kicking goals. National and international tourism marketing is helping Caloundra grow its market share of visitors. Our regional tourism organisation, Sunshine Coast Destination, has discovered that Caloundra is one of its uniquely authentic jewels. Caloundra Tourism has begun a collaborative and successful partnership with Sunshine Coast Destination to ensure Caloundra remains firmly in the spotlight. The real opportunities for more sophisticated investors centre around the Caloundra CBD. Look past what Bulcock Street looks like now and imagine a modern and functional high street with new access points and all the innovation of smart city design. The
master-planning work is being advanced as we speak and will deliver all this and more. Thanks to the Chamber of Commerce, a multifaceted approach to CBD revitalisation is now well past first base, with the recently formed Caloundra CBD Taskforce rolling out a range of innovative and artistic projects to stimulate the town’s eclectic heart. The nuisance of having parking meters is helping fund change and Caloundra businesses are now beginning to realise its a small price to pay to secure a convenient car park in Caloundra. This has been the key to gaining broader acceptance of paid parking as customers continue to support those businesses in town that focus on being awesome. Over the next few years, the burgeoning population from Stockland’s Caloundra South development will add new pressures on the CBD. The demand for entertainment, hospitality and retail services skirting an already bustling beachfront will send property values skyward. Rents will increase and demand for CBD freehold space will be at a premium. Investors who foresee these early signs of future growth will reap the rewards.

A trip on the Trans Siberian Railway is unforgettable. By Jeremy Hainsworth
I
t was the realisation of a dream from a childhood obsessed with trains: taking one of the world’s longest train rides, on the Trans Mongolian Express and Trans Siberian Railway. The trip went from Beijing, China, via Ulaanbaatar, Mongolia, and across Russia to Moscow and St Petersburg with whistle stops in between. It spanned two continents, seven time zones, many cultures and more than 7,900 kilometres. The logistics are hard to organise on

your own, so I travelled with G Adventures. Arriving several days early in Beijing to sample the city, I munched on deep-fried scorpion in a market, climbed ancient drum and bell towers, explored the sprawling Forbidden City and saw the preserved body of Mao Zedong in a mausoleum more resembling the shrine of a deity. Then our tour group – six in all – met for our three-week adventure, led by guide Aleksandr Paramanov.

We stood amid Buddhist ceremonies with monks chanting and sampled horse cooked on flat metal grills. Later, we slept in a yurt on the steppes (Mongolian plains). Cows meandered through the camp, the twilight on the distant hills making it seem like a scene from Middle Earth. Boarding the train again, we readied ourselves for Russian border officials. Passports were taken, bags searched and sniffer dogs led through the train. After 51 hours, we arrived at Irkutsk, touring with a guide whose grandparents had been given 15 minutes to pack and leave for a collective farm in Stalin’s era. Then on to a guest house in the village of Listvyanka on the edge of Lake Baikal, the world’s largest freshwater lake. On to Yekaterinburg, a city on the dividing line between two continents, a two-day ride through forests and rolling hills on rails that once carried Soviet exiles heading the other way to the gulag. In another compartment, strangers fed my travel-mate caviar, crabmeat, eggs and vodka. Yekaterinburg’s highlight is the Church
A week was spent in close quarters aboard trains. Each car had a hot water boiler, but you had to bring your own food, water and tea and get into the right mindset: relax, chat with new friends or just gaze at the ever-changing landscape. The Trans Siberian is not a special train with specific runs. It’s a regularly scheduled train; you book sections and get on and off as you wish. Our first run, departing the madness of Beijing’s main station for Ulaanbaatar, was filled with Chinese and Mongolian travellers heading home. After Chinese officials searched the train and stamped passports in the late evening, the train was taken apart. Carriages were moved into sheds, giant jacks raised them about two metres and wheel bogeys were replaced to handle Mongolia’s gauge rail system. We awoke to see the sandy-brown, scrub-dotted wastes of the Gobi Desert. Ulaanbaatar, the world’s most remote capital city, comes into view as the train rounds a bend. Yurt tents dot the hills around the city of 1.1 million where more than 100,000 nomads still live under canvas. We explored the Black Market, a massive jumble of stalls containing everything from horse blankets to

There are many however, that will suffer with hormonal migraines causing intense throbbing in different parts of the temple or forehead, beginning in the neck, or shoulder as intense muscle pain. Hormonal migraines often last up to three days, though every migraine sufferer is different, and every migraine type is different. For some, migraines that seldom occur may be caused by structural problems such as misalignment of the spine, or muscle tension. For many others, migraines can be caused by a number of biochemical reasons that trigger a cascade of events in the brain. Once the cascade begins, it is difficult to stop the process that results in the intense pain of a migraine.

here’s an art to showing that you are different to your competitors and very few businesses get it truly right (regardless of their size and marketing power). When communicating to your customers, a lot of businesses fall into the trap of repeating perceived benefits that the customer takes as implied or built into the price. Let’s assume for a second that all of your competitors are offering these two elements: • Good quality product; • Great service. So if you cannot explain quickly and succinctly why your product is different or how your service is better, let us ignore these two points and focus on what you can do to separate yourself

from the pack. Communicate only the benefits. There is a plumber on the Sunshine Coast who was able to communicate how his service was better (and subsequently was very successful in the marketing of the business). The service promise consisted of: • We will turn up when we promise to turn up; • We offer a fair price and a quality of work that we guarantee 100 per cent; • We treat your home with care and take off our boots when working inside. Very simple, but highly effective. The business identified all of the issues associated with their competition and tackled them all head on. But more importantly, it actually followed through on its service promise and its brand grew. Once you have the message right, it is purely about getting it to market. We helped with elements such as direct mail
printed and delivered to homes within pockets of the Sunshine Coast, low-cost gifts that were given to each customer to thank them for their support and to reinforce they made a great choice, and a consistent branding theme across work uniforms and vehicle signage. Jetts Fitness is another perfect example of getting the brand promise correct. Before launching, it identified all of the pain points members had with their gym. High costs due to services that not everyone wanted/needed, lack of flexibility with workout times and expensive contracts. By tackling these industry pain points as part of its core brand promise, it told the market it was different (and succeeded as a result). We’ve been working with Jetts Fitness since the beginning and while a lot has changed, the customer-centric approach has not. Identify, acknowledge and appreciate – this cycle of client development will serve any sized
business well. If there is one element of your branding that needs more attention, I guarantee it is the brand promise to your customers that isn’t quite as defined as it should be. any people think that superannuation is simply a deduction that comes out of your pay each month, reducing the amount that you have available to spend. However, in reality it is an important and beneficial scheme that provides savings for your retirement. Because of the aging population in Australia, the government has put in place many incentives to encourage people to invest in superannuation and save to help fund their own retirement. The earnings of funds invested in super are generally taxed at a maximum rate of 15 per cent, which is considerably lower than the effective top personal tax rate of 49 per cent. Capital gains may be taxed as low as 10 per cent. If you had $500,000 invested in super receiving an income of six per cent, this could provide a saving of $10,200 per annum when compared to investing in your personal name. If you are an employee, you can
salary sacrifice some of your pre-tax earnings to your superannuation fund. Salary sacrifice contributions are known as concessional contributions and are also taxed at rate of 15 per cent rather than your marginal rate of tax. For example if you usually receive a wage of $100,000 your effective marginal tax rate would be 39 per cent. If you were to salary sacrifice $10,000 to super you may benefit from a tax saving of $2,400. It is important to note that you need to make the election to salary sacrifice the funds before they are earned. Look after your super investments – don’t put your head in the sand because retirement seems so far away. hanges to residential investment lending criteria are changing the landscape for Australia’s commercial property sector, including on the Sunshine Coast. The Australian Prudential Regulatory Authority (APRA) has initiated tighter lending requirements for banks and financial institutions due to rising concerns about the number of property investors, the stability of the market and economic conditions. Part of the focus is to insist borrowers have a larger deposit, to reduce a borrower’s risk. These changes have impacted positively on the commercial sector as investors seek to ‘actively diversify’ their portfolios by spreading their risk. Historically low interest rates and rising house prices, along with the tighter residential investor lending conditions, have seen a lift in enquiry for commercial property. Commercial property is a sound alternative for those who appreciate a
bricks and mortar investment, whether they’re looking for retail, industrial or commercial office premises, the returns are also increasingly favourable. APRA’s directives to banks and lenders do not apply to commercial real estate investment. The Coast’s lower cost base and lifestyle make commercial property investments attractive propositions for many investors, including those from interstate. The increased interest has gathered momentum since February, improving further, as better sites became available. Investment in Australian commercial property set a new record in the 2014–15 financial year with an overall investment in retail, industrial and office sectors increasing by 19 per cent to $28.88 billion in total sales. ntering into a contract to buy an apartment or townhouse before construction has finished is known as buying “off the plan”. It’s a good idea to research the developer and the location and try to get as clear a picture as possible of the dwelling you will actually receive and how it fits into the rest of the complex. Study all plans, drawings and schedules of finishes and even ask an architect for an opinion about them. Get a good understanding of how the body corporate will be structured and how much you can expect to pay each year in levies to that body corporate. Beware of rental guarantees. They can give you a false impression about the return you can expect to receive. The proposed contract of sale and associated disclosure statement from the developer should include copies of the plans and schedules provided to you earlier as well as provisions specifying a sunset date by which the development
must be completed. The contract should also include a provision requiring the developer to rectify any defects that may become evident during the first few months after you settle. Experienced lawyers will ensure that these and many other important matters are properly covered if they are asked to review the documents before you sign. In summary: • do you research and get a very clear picture of how it will all fit together; • beware of rental guarantees; and • get the contract reviewed by an experienced lawyer before you sign. DREAM CAR, REALISTIC PRICE Peter Atkinson from AAP reviews the BMW M235i convertible.
T
hey are the most sought-after models of the most sought-after brands – but the price of joining the elite ranks of high-performance German cars has never been cheaper. Once strictly a six-figure domain – and generally pushing towards $200k
and beyond – models from MercedesBenz’s AMG stable, BMW’s M-Sport and Audi’s RS range are moving closer to the reach of the average buyer. As little as $80-grand is these days enough to get an AMG badge into your garage, thanks to the advent of the
turbo-charged A45, CLA45 and GLA45 pocket rockets. Audi’s potent S3 and RS3 are equally accessible. And the latest addition to BMW’s high-performance stable has further shrunk the price of a seat at the marque’s high-performance table, with the very
rapid M235i coupe arriving at a tasty $79,990. Not quite as cheap, but every bit as tempting is the drop-top version of that machine – the M235i convertible that recently made a welcome visit to our driveway. At $85,800 it’s certainly not cheap, but do some comparisons and it seems like quite a bargain. It is roughly half the price of the slightly bigger, slightly faster and slightly more desirable M4 convertible – that will set you back $178,430. And like its coupe sibling, it is also impressively more affordable than the model it essentially replaces in the BMW lineup – the now defunct, rather awkwardly-named 1-Series M Coupe. That car – with similar mechanicals to the M235i, was priced beyond the $100,000 mark. It’s probably worth dwelling briefly on the naming convention for these machines. The 1M Coupe was so called to avoid confusion with a legendary nameplate from BMW’s rich motorsport history – the M1 from the 1970s and 80s. The 1M Coupe has disappeared because two-door versions of the previous 1-Series range are now called

the 2-Series (in the same way 3-Series coupes are now called 4-Series). So, why isn’t the M235i simply called an M2? That hasn’t been fully explained. But it’s probably because this machine – despite its very impressive performance characteristics – probably falls a rung short of the all-out wildness we’ve come to expect from the M-Sport brand. The M235i uses fundamentally the same components as the M3 and M4 models – a tweaked-up version of the twin-turbocharged six-cylinder engine found across the BMW range. But while the M3 and M4 squeeze 317 kilowatts out of this powerplant, the M235i has to make do with a more modest 240 kilowatts. That means a 0-100 kilometres per hour sprint time of five seconds – roughly half a second slower than the M3 and M4 – and a tad slower than the coupe version of the M235i. That’s because the convertible’s cloth folding roof – and added stiffening of the chassis to make up for the absence of a steel roof frame – means it’s marginally heavier than its sibling. The consolation is that on a sunny day you can peel back that folding roof (a process that takes a few seconds and
can be performed while the car is driving at up to 50 kilometres per hour) and, as well as the wind in your hair, you can bask in the aural delight of a BMW straight-six in full cry. That’s a very good thing indeed. And while it’s an expensive exercise in vanity and indulgence, the M235i is nicely equipped for the purpose. Standard kit includes adaptive M-Sport suspension that can be stiffened or softened depending on your mood, high-performance brakes and an eight-speed sports automatic transmission. The M235i also offers the choice of a Sport and Sport Plus mode that sharpens gear changes and throttle response and stiffens the suspension – producing a very focused little machine indeed. One of the best performance convertibles we’ve driven, in fact. You will also enjoy bi-Xenon headlights, rear view camera with front and rear audio park alerts, auto stop-

start function, leather trim with heated front seats, high-end audio and navigation systems and full Bluetooth connectivity with audio streaming. In all, a reasonably generous package for the price. Of course, there are downsides. The rear seats are strictly for small people or contortionists. The boot is not quite as dire but still fairly compact. And, with the cloth roof in place, rear and particularly side vision is pretty ordinary. Of course, it’s easy enough to solve that problem by pushing the button to fold back the roof and enjoy this classy little machine in all its glory.
HOW BIG? It has four seats but you’ll generally only use the front two. The boot can accommodate a set of golf clubs. HOW FAST? It’s not quite as wild as some of its M-Sport siblings – and possibly might even lag behind its Mercedes AMG rivals in a sprint – but the 240 kilowatts are more than ample to make this a very brisk little unit. The speed limit arrives in a smart five seconds flat. HOW CLEVER? It records and analyses your driving style and conditions to calculate when the next service is required. And the Connected Drive system transmits the data to your nearest BMW dealer so they can be ready when you book it in. HOW MUCH? $85,800 plus onroad costs – which is pretty competitive.

NEW ASTRA TAKES ON EUROPEAN STYLING
T
he all-new Astra was revealed this month at the 2015 International Motor Show in Frankfurt, Germany. The launch has given Australians a taste of what is to come in Holden’s new-model onslaught which will see 24 new models introduced over the next five years. Destined for a late 2016 release by Holden in Australia, the new Astra is a clean-sheet design from Opel’s European
headquarters in Russelsheim, focusing on style and efficiency while following the design philosophy introduced on the Monza concept in 2013. Holden chairman and managing director Mark Bernhard says the all-new Astra promises Australian customers European style and sophistication, coupled with outstanding efficiency, stateof-the-art technology and connectivity features that signal the future for the Holden brand and its vehicles.
“The all-new Astra is a stunning car and clearly signposts Holden’s future product strategy – bringing in the best cars from around the GM world for our customers,’’ he says. “The Astra offers leading design, performance and technology, and is the latest vehicle to be confirmed as part of Holden’s new product onslaught that promises 24 new models by 2020. “Astra has made a giant leap forward with a new engine line-up, lightweight design and an advanced infotainment system complete with Apple Car Play and Android auto compatibility. “The five-door Astra is a perfect small car for Australians and I am excited to say that, following local engineering input to ensure its performance is optimised for our unique road conditions, Holden will be offering this car in late 2016 alongside the recently launched Astra GTC and VXR sports hatches.” Astra utilises a completely new vehicle architecture, facilitating a sleek new look and weight reduction of up to 130 kilograms for Australian models. MAGICAL MOOLOOLABA
It’s nearly a hundred years since the first residential lots were sold - and how the place has changed. WORDS: Dorothy Whittington. of blue sea lapping white sand. Mooloolaba is also known for its tourist sites and nightclubs and the harbour is popular in yachtie circles and also for its fishing fleet. Construction of numerous high-rise apartments, combined with the original housing spreading back from the ocean and river, has seen it become one of the most densely populated areas on the

ith the Pacific Ocean forming one border and the Mooloolah River another, Mooloolaba was always going to be special. Things first started happening in 1864, when the river was identified as a handy port for shipping timber to Brisbane. Mooloolah Heads, with a name too close to the hinterland rail town, was then renamed Mooloolaba in the 1920s, and the first allotments were sold along the riverfront up to the surf.
It was a fishing village and popular holiday spot for settlers from Buderim, Palmwoods and Woombye. Construction of the spit and the opening of the Mooloolaba Harbour in 1968 guaranteed that one of the oldest beach towns would be a popular resort. The main beach and its extension around to the Spit provides some of the best and safest surfing and swimming on the Coast and is patrolled by the longestablished Mooloolaba Surf Lifesaving Club. Learning from Surfers Paradise,
planners ruled that the high-rise accommodation towers that went up to house the numbers that kept pouring in, were kept far enough back from the front to not shade the beach. The council has also done its bit over the years by providing plenty of green picnic spots and a boardwalk through the dunes, as well as the landmark Loo with a View and landscaped esplanade. The esplanade is a busy cosmopolitan mix of restaurants, coffee shops and boutique shops while in contrast, the beach is a peaceful picture
Coast, with 23.6 per hectare at the 2006 census, but this hasn’t detracted from its preeminent liveability. According to the Australian Bureau of Statistics, Mooloolaba had 11400 residents in 2010. Summing up: Mooloolaba is a holiday resort backed by longestablished residential streets. There are some homesites and unit developments on canals but while most residential properties don’t have water views, they are within an easy walk of one of the best beaches and esplanades around. As one of the older suburbs, it has a school and post office as well as a large supermarket and some commercial offices, but for the most part, it’s a holiday town.

It is quite an interesting market. As far as the main Mooloolaba area, it’s hard to get houses for sale and when they do come in they sell very quickly. Prices of houses, over the past couple of years, have increased steadily. It’s a matter of getting the properties for sale. The market has become rather strong and remained that way. As far as units go, you’ve got the units on the front and you have got the larger residential units. You’ve also got the smaller ones. Those smaller units are around the $300,000 to $400,000 price. Demand for those has gone up and remains strong. These are bought by investors but a lot of first home owners buy them too. Then you have the units that I call residential apartments. These are bigger apartments that only sell to people who
will be living in the units. The bigger apartments vary from $800,000 to $1.7 million. These have the double garage and all the conveniences and outlook. They’ve been selling in the past 12 months. They are a strong seller and it’s hard to get them for sale. Then you have the units on the front, which are holiday units or people can live in them if they wish. They are older units, big units, that were mainly built in the 1980s. You can get them in the $600,000 price range. Then you come to the area from Venning Street to River Esplanade where
units are priced at just under a million up to $1.4 million. These take a little while to sell.
WHAT IS YOUR ADVICE FOR PEOPLE WHO ARE LOOKING TO BUY IN THE AREA? It’s difficult to get into the Mooloolaba market and you’ve got to be prepared to pay a bit extra sometimes. People are realising now its position and what you are buying is part of that ocean out there. Look around to see what is out there. awes began his real estate career in September 1988 working for a company in the Melbourne bayside suburb of Frankston. Within 12 months he was appointed to the role of sales manager, becoming at the age of 20, the youngest person to hold that particular role. In May 1991, Dawes joined an office that was a member of the Professionals real estate organisation and after completing his full license in 1993 became an associate director. During this time, Dawes established a successful career and was named the number one salesperson in Victoria for the Professionals group two years in a row. In March 1998, Dawes branched out on his own. He joined forces with a business partner and launched the firm Dawes & Milne First National. During the course of this association the office won National awards for property management and remained a top 10 office for sales volume in Victoria. During a two year period Dawes conducted training for the First National group Australia wide, served on the
national marketing committee, was vice chairman of the group in Victoria for five years and in 2005 was an alternate director on the board of directors for the First National network. Recently, Dawes and his wife Tenille made the decision to relocate their family, which includes three children, to the Sunshine Coast. He says they chose the region because it felt like home. Now, Dawes is working under the Property Today banner and is looking to sell residential property anywhere on the Coast, particularly concentrating on the Buderim area. “I am looking forward to implementing all the ideas and experience I have had into the Sunshine Coast marketplace,’’ he says. Jenkins is well known in the industry not only for her customer focused approach but for her love of the Sunshine Coast coastal strip she specialises in selling. “I love the strip… that’s my Instagram account. I have 400 followers,’’ she tells My Weekly Preview. “I sell from Coolum to Caloundra, all along the beach strip but predominantly in Kawana. “I’ve been here for so long and people understand my passion for what I’m selling. (The Instagram account) isn’t much about the houses but the area through photographs.’’ Jenkins has lived in Kawana for 43 years and has worked in the property industry for nine years. “There is nothing easier to sell than somewhere you love and you live. “I’ve watched it evolve and I can see where we were 40 years ago and where
we are today. Every place is a story.’’ Jenkins is excited about her move to Team Godwin and says between her experience and owner Luke Godwin, they have a combined 24 years of selling in the area. “I’m very excited to be a part of Team Godwin,’’ she says. “He has made a wonderful name for himself. We are here to work for the seller and help the buyer. DO YOU WANT FRIES WITH THAT? Junk food companies sponsoring junior sport sends the wrong message to our kids, writes Richard O’Leary.
“W
as that faster?”, my eldest son asked as he crossed the tiles on our verandah after doing the 80-metre dash to the front gate and back. “Just,” I say. “Was I faster than you?” he asks. “Yep.” “Let’s have another race.” That’s the conversation we’ve been having in one form or another all through winter. My oldest boy doesn’t mind soccer, but he’s been looking forward to Little Athletics for months. He simply loves running. It’s the one thing that releases all the energy he has bottled up inside him. He runs with a smile. That smile was turned upside down, on my face at least, when we turned up for the first week and collected his athletic gear.
That’s when I saw that this healthiest of pursuits is sponsored by one of the unhealthiest of fast food outlets. The big M was plastered beside the athletes’ numbers, the age group patch and seemingly any other available surface. Now, I should say from the beginning that I think Little Athletics does plenty of things right; it introduces children to a healthy sport, volunteers give up hours of their time to pass on their skills and experience, and the Friday night training is full of fun and encouragement. But, accepting sponsorship dollars from McDonalds is wrong. So what? You may say – it’s harmless enough - Little Athletics gets some much needed funding and McDonalds gets some good PR. If only that was the case. McDonalds hasn’t sponsored our
little athletes for the past 30 years or so because it thinks it’s a noble thing to do – it has outlaid millions of dollars (the exact figure is not known as Little Athletics and McDonalds won’t reveal it) to try and get more kids to eat its products – products that are not good for our children, and at a time when we should be trying to get kids to adopt healthy eating habits. A survey of 12,000 Australian secondary school children a few years ago revealed one in four are overweight or obese. The same survey showed more than half of the kids surveyed had tried a food because they had seen it advertised. In other words, sponsorship of junior sport by junk food companies can be summed up pretty simply: it’s harmful to our kids’ health. roleary@myweeklypreview.com.au.
