Mr Body Language, Allan Pease, has sold 30 million books and says the Sunshine Coast is the only place in the world he wants to live. WHAT ARE YOU CURRENTLY WORKING ON?
YOUR GREATEST REGRET?
I just finished my 18th book. It’s called The Answer. The subtitle is, ‘If life is a game these are the rules’. It will be published in March next year in Australia and worldwide in 54 languages. It’s a fabulous book about how your brain works to decide if you get what you want or don’t get what you want. When we test ran it on 30 people, the results were mind-blowing.
Don’t have any. Everything has an upside, it’s just a matter of looking for it. Even a disaster like cancer. There’s an upside if you look for it.
FIRST CAR? A 1964 Volkswagen beetle, lime green. It was the first model that had indicators – the models before that, you had to stick your arm out the window. The battery in the olden days never worked, so I could only date girls that lived on a hill. It sounds funny, but it’s absolutely true.
YOUR FAMILY INCLUDES. . . Six kids, Barbara and me. The eldest is 44 and the youngest is nine. We have nine grandchildren, and one dog, Jimbo. We live in a rainforest in Buderim.
FAVOURITE BOOK? The Naked Ape, Desmond Morris. He wrote it in 1969 and it studied human beings as an animal and why we make the choices we make and why we behave the way we do.
BEST DAY IN YOUR LIFE? When I married Barbara. When we got married both our lives changed dramatically for the better.
WHAT ARE YOU READING NOW?

God is Not Great by Christopher Hitchens. He’s so witty.
My favourite song would be Aerosmith’s I Don’t Want to Miss a Thing. It was Barbara and my wedding song.
IF YOU COULD CHANGE ONE THING ABOUT THE SUNSHINE COAST, WHAT WOULD IT BE?
HOW LONG HAVE YOU LIVED HERE? We bought the property in Buderim 17 years ago and moved here in 2000. We bought 20 acres, now we’ve got 65.
WHY DO YOU LIVE HERE? We got a map and asked where is the best place in the world? We could have lived anywhere. We got in a hire car in Sydney and drove north. We got to Mooloolaba and thought wow, this is just brilliant. When we considered every possible aspect, lifestyle, climate, the security question, this was it. We’ve been here ever since and we’ll never leave. Where do you go from Buderim? I don’t have any white shoes or a gold chain, so I’m not going to Noosa. When I get off the plane here it’s like going to another world, particularly coming from Eastern Europe where life is generally horrible. Here it’s like a bubble, people are unaware of what an incredible place the Sunshine Coast is. People complain about the Queensland government. Go to Poland and the Ukraine, see what that’s like.
FAVOURITE PLACE ON THE COAST? Buderim, where we live here. We set this up like a resort. We’ve got lakes, four music studios, playgrounds, there’s nothing I can imagine better than being here.

WAS THERE A DAY IN YOUR LIFE THAT TURNED OUT TO BE A TURNING POINT? A major turning point was when I first got diagnosed with cancer in 1996 and for anybody who’s had cancer or a life threatening illness, it’s a major turning point. You have to focus on what’s really important in life and you say no to what’s not important. Cancer diagnosis, while it’s quite a dramatic and disastrous thing, it does have some powerful upsides and that is it focuses you on what you want to get out of life. A lot of people spend their lives saying yes to things they don’t really want to do. I’m still going with it all – 15 years ago I was only given a threeyear life expectancy. I don’t intend to die soon.
BEST ADVICE YOU’VE BEEN GIVEN? It would have been from my father, he was my mentor. He’s 84 now and he still thinks I’m only ten. The best advice by the old man: whatever you can think and imagine is what you’ll be able to achieve and do. He taught me that from when I was about five. I’ve done just about anything I could imagine in life.
I’ve never looked for anything negative. I’m just happy here all the time. Nothing really bothers me. When I go to the plaza and it’s chock-a-block and you can’t get a car park, I get excited that we’re in a growth area. Real estate is a big business for Barb and me. People don’t like development, but if you’ve got kids, you want progress.
ADVICE TO YOUR 18-YEAR-OLD SELF? Set clear goals for what you want and say no to what you don’t want. I never said what I didn’t want until I was nearly 40. Like most people, I got swept along. I’m not into the papers telling me what to do. I don’t do Christmas, Mothers Day or Easter. I give random gifts for no reason and when I give them, they’re bloody good ones. If you give someone a gift for Christmas, they match them up against all the others. I just come out of the blue. Birthdays are good, but I don’t do obligatory dates. I tell people in advance, no Christmas presents. It took a few years to wean them off. Just write me a letter about how significant I am in your life, but don’t spend any money. T
he Sunshine Coast property market has fared well through 2015 and shows no sign of slowing down. The highly anticipated REIQ Market Monitor Report for the September quarter was released this month and indicates sales activity has grown steadily across the region. Over the September quarter the Sunshine Coast, including Noosa Shire, reported a five per cent increase in sales activity with a median sale price of $496,500. The highest increase in buyer activity was recorded in the $500,000plus price point. According to the report, there were 921 homes sold within the Sunshine Coast Council boundaries. Buderim recorded the most movement with 101 properties sold. Real Estate Industry of Queensland (REIQ) Sunshine Coast zone chair Amber Werchon says the property market has been healthy and continues to record buoyant market conditions with buyer demand remaining strong. “It’s not surprising considering the region continues to go from strength to strength with a multitude of developments, both infrastructure and property, providing a boost to local employment opportunities,’’ Werchon tells My Weekly Preview. “Prices on the Sunshine Coast have generally moved upward, benefiting from population growth including interstate migration inflows and even overseas migration. “The driving force has a lot to do with 16 My Weekly Preview | December 29, 2015

the new developments. “From the Caloundra South Aura development through to the ongoing works at the Sunshine Coast University Hospital, the opening of the new golf course at Bli Bli, talk of an additional runway at the airport, new apartment complexes in key coastal locations, boutique developments such as Mons Reserve in Buderim, just to name a few. “On top of that, we have a wonderful climate, and it’s a fantastic place to live, so it’s hard to foresee a time when property here won’t be in demand.’’ Werchon says the $2 billion university hospital development has

We do see over a $1 million but they take longer.’’ The sense of urgency swarming buyers has been echoed in the rental market. The REIQ report showed that the vacancy rate across the entire region tightened to a further 1.3 per cent, with the Noosa council area and Caloundra recording the tightest vacancy in the state at 0.9 per cent. However, median rents have not significantly increased and gross rental yields have remained steady at 4.4 per cent for houses and 4.9 per cent for units. With interest rates at a low and

Next Property Group owner Loren Wimhurst says: “Some of the sales we saw in 2015 were really strong largely due to the lack of available properties. The market under a million dollars has been really strong all year. The top end has shown signs of strength and recovery. There have been more top end sales this year than in previous years. Rolling into next year, with interest rates being so low, locals are using that as an opportunity to upgrade. If you have a look at the bulk of sales across the Coast, 80 per cent have been locals who are making the most of the opportunity to upgrade. A lot of the beautiful, top-end properties are selling to the residents who think the prices are great. The gap is closer than it’s ever been and the interest rates are lower than they’ve been. Local residents are going from a dry block to a waterfront block and then from that to a deep water location. It’s been really exciting and rolling into next year it’s going to be similar.”
The king of property research is predicting big things for the Sunshine Coast’s market. He predicts that while the Coast is in the recovery phase of the property cycle, it will reach peak in late 2016 and early 2017. The Sunshine Coast market fell in 2011 but it is now above the peak of the previous 2010 price market peaks. Matusik predicts 10,500 property transactions for the year ahead. Matusik says a driver for the regional property market can partly be attributed to new construction and infrastructure as well as interstate buyer interest. In regards to land, sale volumes are likely to be limited in the coming year due to a lack of supply.
RESIDENTIAL DEVELOPMENT
Sunshine Cove New residential development has surged ahead during the past 12 months. According to the Housing Industry Association, the trend echoes the state’s growth. HIA Queensland executive director Warwick Temby says the level of home building approvals in the
state is healthy. “Approvals are up nine per cent in the September quarter and up 27 per cent when compared with the same quarter last year,’’ he says. “These strong increases in approvals point to a positive outlook for activity on the ground in coming months. “The home building outlook is very positive for employment in Queensland, not only in the building industry but also in the other sectors of the economy that supply building materials and the products that the new home buyers will put in their home. Maroochydore’s Sunshine Cove is one Coast development making its mark.

The Chardan Development Group’s 106-hectare central project won the Urban Development Institute of Australia’s Queensland award for residential subdivision in November. The development has 400 dwellings approved and several hundred more to be constructed. Sunshine Cove development manager Glen Cassidy says the project is halfway through development with a projected eight to 10 more stages to be developed. On completion there will be about 6000 residents living in Sunshine Cove including a Living Choice retirement village.
Sunshine Coast Council mayor Mark Jamieson says the council is on track to delivering a $33 billion economy by 2033. Speaking at the annual State of the Region address earlier this month, Jamieson said council had taken an assertive approach to getting a lot of projects off the shelf and out of the ground including SunCentral Maroochydore, Caloundra South and Palmview. “The Sunshine Coast Solar Farm will start next year and it is hoped the Sunshine Coast Airport Expansion Project will move forward so we can deliver a new runway and the associated benefits,’’ he said. “Ultimately the measure of our economic performance is creating employment opportunities.’’ There are a number of key projects being undertaken on the Coast: • There were $1.18 billion in building approvals across the Sunshine Coast in 2014/15 • $20 million Evans St, Maroochydore upgrade • $2.4 million Coolum Sports Complex expansion • $3.2 million Sippy Downs Drive upgrade • Sunshine Coast Airport experienced a 13.2 per cent rise in domestic and regional airline passenger numbers as well as a 32.4 per cent increase in international travellers in the year ending September 2015. • $2 billion Sunshine Coast University Public Hospital • Stockland’s $5 billion Caloundra South project

BUDERIM 9 RAISES $16,000
KULUIN KIDS GO GREEN
More than $16,000 was raised for Sunshine Coast disability service, the Cerebral Palsy League during the fourth annual Buderim 9 Challenge on December 20. About 230 riders battled nine of Buderim’s toughest hills across 75 kilometres. The prestigious Argon Law perpetual trophy and highest fundraiser title was awarded to Burnside’s Josh Paix, 17, who collected more than $2400 for the cause. The Most Outrageous prize went to Kunda Park resident Steve Roscarel who rode a BMX and completed five hills in two hours and 39 minutes.
Kuluin Early Learning Centre students aren’t only learning about the environment but are doing their bit to help. The centre has diverted 42 per cent of its waste away from landfill. As part of Sunshine Coast Council’s Waste 2 Resource STARS Program, the centre was presented with a certificate of achievement in recognition of their hard work and dedication to working towards a sustainable environment.
QANTAS ON COAST A positive year for tourism on the Sunshine Coast has ended on the highest of notes with the resumption of QANTAS flights to the region. The airline has started a service from the Sunshine Coast to Sydney six times per week. Over the holiday period the schedule is aimed at tourists, but from February the flight times will be adapted to suit business travellers.

015 has been the Year of the Fighter. My favourite story was Mick Fanning punching that great big cheeky shark in the back in South Africa. I think every viewer around the world was screaming, “Mick, there’s a great big bloody white shark behind you mate, turn around!”. Turn around he did, then he did the unbelievable: he started punching the predator. And to cap off a remarkable story, Sunshine Coast guru, Julian Wilson, paddled towards the shark to try and help his friend. As you do. Someone hurry up and make a movie about these two. I have two favourite local stories: Bindi Irwin and Finn Smith. Bindi won the hearts of the world after taking out the mirror ball trophy in the United States TV show juggernaut, Dancing With the Stars. I loved seeing a little more of the ‘real Bindi’ and it made me feel like a proud aunt to see she has grown up into a fine young lady. I was a journalist back when Bindi was born and I still remember the look on Steve’s face 17 years ago as he cradled that little bundle of pink. There are a lot of critics of the Irwin family, but at the end of the day, those two tiny kids are growing up without a dad. Those children have no doubt had some dark days in the past decade. They have been deprived of a dad – of all those morning cuddles and of all those corny Dad jokes. I can tell you from experience they would dread Father’s Day and tidal
waves of emotions must sweep over them at Christmas and on their birthdays. So I was so happy to see Bindi happy. And now to little Finn Smith. Could you get a more courageous little fighter than our three-year-old who battled meningococcal? Finn learnt to walk for a second time this year after losing both his feet and a hand to the dreaded disease when he was only 13 months old. This year the little man took steps in red boots made especially for him. But it has been a hard and painful slog. The boots are painful to walk in and there is now some concern for the little boy’s hearing. My little boy is also three and we went to Finn’s birthday party this year, where all the kids were just kids and played together. There were no questions about Finn’s feet. There were, however, some fights over toys. The beauty of children and their innocence. Finn gave me a picture he had drawn with crayons of a rainbow. It is beautiful. It is framed and a treasured item to remind me life is pretty good and there is always someone battling tougher days than you. So happy New Year everyone. Thank you for reading this column, even if that is only Mum. May 2016 be a year we all win our fights.

As I am spending Christmas with family in the Netherlands this year, I have once again been reminded of just how hollow this vision is when compared to other cities around the world. My parental home produces virtually all of its own electricity from just a few weak hours of sunshine. It no longer has a general waste bin (or associated rates bill) as it produces less than half a container of waste per month, which is collected through a central bin shared by the rest of the houses in the street. Although there are two cars parked on the driveway, virtually all trips are done by bike or train. And Apeldoorn is by no means the most sustainable region in the Netherlands, let alone Europe. Vaxjo in Sweden (population 85,000) is aiming to be fossil fuel free by 2030 but may well be beaten by the Danish capital Copenhagen (population 560,000). The city of Munich (population 1.3 million) is on track to be carbon neutral by 2045 and Germany (population 80 million and an economy several times the size of Australia) regularly produces all its energy from renewables. Meanwhile, the Sunshine Coast has abandoned its zero waste objective, has an appalling public transport network and an ever increasing per household demand for electricity. Although there
are some worthwhile initiatives, such as the solar farm and the biodiversity protection in the planning scheme, we fall far short of being a sustainable region by any meaningful definition of that term. This frankly isn’t good enough, not just from an environmental perspective but for the long term future of our region. The entire world is grappling with carbon budgets, waste management issues and other resource constraints. Sustainable technologies that offer solutions to these problems are the growth industries of the future. In a globalised world where smart professionals and innovative businesses can settle anywhere, regions that are leading the way in the sustainability field will become hot spots for innovation and investment. With our natural setting and secondto-none lifestyle the Sunshine Coast can compete internationally if we set ourselves bold goals. But simply saying we want to be Australia’s most sustainable region is not enough. We need to work towards goals that demonstrate our commitment to this vision. Projects such as the new Maroochydore CBD, SunCentral, should be the points of conversations in Copenhagen, Munich and Apeldoorn and not the other way around. It is time for us to pull on the jersey of a player on the global sustainability field.

orthern Californians like to sledge southern Californians from Los Angeles for being surgically enhanced, image obsessed, shallow and slippery. The LA crowd like to portray their San Francisco cousins as being hairy, dope smoking, knit-your-own-sandals greenies. And then there’s the central Californians who get forgotten in the crossfire and that’s just how the savvy folk of San Luis Obispo like it. San Luis what?
The Californian county of San Luis Obispo is a revelation, located roughly midway between Los Angeles and San Francisco on California’s central coast. It’s home to the extravagantly romantic Hearst Castle, pristine Pismo Beach, the best wine tasting adventure called zipping and sipping, and knockout local wine and produce pairings from the emerging new Paso Robles region. If you travel from San Francisco you’ll hit SLO, as the locals call it, after you’ve done the famously majestic Big Sur

100 YEARS AND GOING STRONG With Maroochydore Surf Life Saving Club kicking off its centenary celebrations on January 1, My Weekly Preview takes a look at the history of one of Australia’s oldest and most iconic surf life saving clubs.

N
ew Year’s Day 2016 marks the centenary of the formation of Maroochydore SLSC. This day will be one of several highlights in our centenary season of lifesaving on the Sunshine Coast. A beach party, our centenary book launch and the dedication of our time capsule will make New Year’s Day one to remember. Our community has supported us so well from the very beginning, so we hope that many of our general community, not just our lifesavers, will turn up from 2pm on January 1 to enjoy the occasion. We were the first surf club in our region and the second to be established in Queensland. Only a handful of surf clubs in NSW (Bondi, Bronte, Coogee, Manly 1907) and one or two in WA (Cottesloe) existed before we did, and we are all very proud
of that. Another highlight of our centenary season will be the hosting of the 2016 Australian Surf Lifesaving Championships, ‘The Aussies’. We are hosting with Alexandra Headland (est. 1924) and Mooloolaba (est. 1922). All three surf clubs are well known in Australia as successful clubs and we think the 2016 Aussies will be a great success. The Sunshine Coast won the host nomination back in 2011 in honour of the centenary of lifesaving on the Sunshine Coast. Maroochydore SLSC hosted the titles in 1980, and Mooloolaba SLSC way back in 1959, so it is about time we again showcased the Sunny Coast to over 7,000 athletes and 15,000 visitors and supporters. Finally, our centenary dinner in June 2016 will close our celebrations. I am certainly very proud to be president of the famous ‘Black Swan’ for our centenary.

ONE FOR THE RECORD BOOKS Richard O’Leary chats with Ralph Devlin, author of a book about the colourful history of Maroochydore Surf Life Saving Club.

ne of the features of the Maroochydore Surf Life Saving Club’s centenary celebrations will be the release of a centenary history book on January 1. President of Surf Life Saving Queensland Ralph Devlin, a 44-year member of the club, and former Australian champion Peter Rigby have teamed up to write and research the book. The result? Home of the Black Swan 1916-2015 – a 700-page history which not only tells the story of the club, but the Sunshine Coast region as a whole. My Weekly Preview’s Richard O’Leary sat down with historian Ralph Devlin to get the story behind the book. Where did the journey to write the book begin and how did you get to this point? I realised there would be nobody else to write the bloody thing, it would have to be me. And Peter Rigby presented himself as the chief researcher. He said I want to do this.
Peter’s a six-time Australian surf champion himself, a great athlete in the history of this club in the 1960s and he’s now turned 70 in the process of this exercise, and we’ve become very close friends. We haven’t had a cross word. Can you take me back to the beginning and the start of the Maroochydore Surf Life Saving Club? They (Royal Life Saving) trained 16 men from the farming districts of Rosemount, Bli Bli and Maroochy River. Two squads were established: the Bli Bli squad and the Maroochy squad and they qualified on January 1 [1916]. The club was formed on that day under the Salvation Army tent. A district organisation was formed with two sub-branches in Bli Bli and Maroochy. On the second of January the club mounted its first patrols on the beach, one of which was life and death, and they received Royal Humane Society Awards for doing so. We saved five lives by the time we were one day old.
How many more since then? Countless, you’d have to say. Hundreds, thousands perhaps. Because the river mouth is an absolute death trap and our young people now with much better gear do exactly what those people did back 100 years ago. It’s extraordinary. They do the same task. The same beach and that river mouth.

What was the most surprising thing you discovered while writing the book? I think the fact that 11 men then [after club was formed] volunteered for the Great War and just a shade under 50 went off to the Second World War – that’s an extraordinary number of servicemen. We know who they are. We know who didn’t come back. The 11 came back from The Great War, and the most remarkable story is the captain of the Bli Bli squad, Hjalmari ‘Zola’ Hannus who led the first competitive team in the April of 1916 to Brisbane where they got third in a competition and then he enlisted on the 30th of May 1916

and fought in seven battles in World War One. He was a Finnish émigré and the Finnish community turned out to be a really strong element in our club. He’d emigrated to get away from the conflicts in Europe and went back as a member of the Empire Forces – extraordinary. And he volunteered. And died at 30 on a soldier’s settlement. After 100 years, what is the lasting legacy of this club? This regional surf club – because that’s what it was – there wasn’t a single building here when it was established. There were tents. This regional surf club rose and rose to become a nationally and internationally recognised brand. The brand of the black swan. World champion club in 2000 and 2002, not with huge expenditure of money, not with big stars that we imported, all our own people. What’s brought you the most joy doing this project? The text tells the community story as well as the club’s story and then the photographs actually show you a progression from the earliest times with the guys on the beach and horses on the beach and people in suits, right through to the motorised stuff we have now and

the gear we have. The joy of putting a lot of effort in the book telling that 100-year story is the ultimate. Now you say the club’s core business is patrolling, but there have been some real highlights in competition… In competition we rank behind, in terms of all-time leadership of the sport, we rank only behind Northcliffe which is a very wealth club on the Gold Coast, Manly [NSW] who started in 1907, so they had about 20 years’ start on us in terms of getting to the Australian Championships, and Cronulla. So two of the powerhouses of Sydney and a Gold Coast club with plenty of money, and we rank next in terms of our prowess in competition, and in October we capped our 177 Australian champions. Our forte is team events and we often punch above our weight and surprise our opponents. There’s a lot of tradition involved in our colours, and we’re known around Australia and the world for that. Obviously a proud history, but I suspect 2016 may go down as one of the most memorable years in a hundred of them. The club and the region have really been honoured by the choice of the Sunshine Coast as the venue for the

Australian Surf Life Saving Championships. They were last here in 1980 on Maroochydore Beach and then the Gold Coast took over. This time we co-host with Mooloolaba who hosted it in 1959 and Alexandra Headland, so it’s a joint venture arrangement. But essentially what carried the day with Surf Life Saving Australia was that surf life saving on the Sunshine Coast was going to be a hundred years old. We also get the chance to bring it back in the 2020s when all the commercial arrangements change and the Sunshine Coast gets a look in.

In a hundred years from now, will there be another journalist and another club historian talking about Maroochydore Surf Life Saving Club’s 200 years? I would hope so. The volunteer part of what we do may end up looking different, but it will be preserved. The ethos of the organisation is intact. But just as in the 1960s it looked very different to what it does today in way of all the gear we have, I can see our professional life guards may play a bigger role, but I think the volunteer service will still be very much alive.

Why are the surf life saving titles so important to the clubs and the region? It’s on a number of levels. Recognition of the region as a destination for the Championships. Our titles in 1980 are regarded as one of the greatest titles ever. And I’m not being biased, I was the carnival organiser for the club at the ripe old age of 25 [laughter], so I was on a steep learning curve there. It was at a time when the club actually hosted, and had to put the bloody thing on. Nowadays it’s a much more sophisticated structure. Back then, Grant Kenny won the double in the Iron Man – it was perfect.
For three or four days we had this perfect weather, huge crowds. So the recognition is incredibly important to the region. The recognition of surf life saving on the Sunshine Coast as one of the most viable and well supported areas of surf life saving in the whole country. I can attest to that. Our community really supports life saving and life saving events. And about 20,000 people will come into the area for nine days. That’s huge. Western Australia put a price on it back in 2008 – up into the tens of millions. This and the Queensland Garden Expo are the two biggest events that will be held on the Sunshine Coast next year.

THE FINE PRINT Real estate industry statistics show a combination of print and online advertising will sell homes faster and get the best price.
P
roperties sell faster and for more money when advertised in print and online mediums according to 2015 research released by CoreLogic RP Data. The findings show that properties advertised across both forms of media have more success than those advertised online only. Not only do residential properties sell on average seven days faster than those advertised only online, but data compiled from Brisbane research shows that properties advertised across both experienced a 12.5 per cent increase in success rate and an increase of 5.8 per cent (or $27,000 for the average home) in the sale price. What’s more, the Brisbane properties spent an average of eight days less on the market before selling. CoreLogic RP Data studied the sales history of 850,000 houses across a two-year period to compile the information. The organisation’s head of solutions, Greg Dickason, says it provides evidence that print advertising helps. Additional data from Enhanced Media Metrics Australia found that of the 1.8 million buyers, more than one million people read property content in print or online formats and all buyers are
more likely to read print than online content. “This supports our findings: sellers who list their property in a print newspaper sell faster or they sell with a lower discount,” Dickason says. Sunshine Coast real estate agent Karen Jones, of Next Property Group, says the findings did not come as a surprise. “This is in line with my own experience and the reason why I always recommend to my sellers to consider advertising in print and online mediums,’’ she says. “In my experience, if you combine online and print marketing you reach the whole pool of prospective buyers resulting in a higher number of enquiries and inspections. “There are always buyers at different stages. Some have sold and are intently looking to find the right home immediately, some are downsizing, upsizing, relocating… and there is a

Following print advertising, the agent saw an increase of 200 per cent. Within three weeks, the agent received 29 inspections/ inquiries, three offers and the property sold for the asking price within a month. SUBURB: Minyama Island FEATURES: Five bedrooms, four bathrooms, waterfront, 2001m2 block. FINDINGS: Listed online December 23, 2014 with three inquiries received. Print campaign began in early January and the agent had 17 inspections in the following three weeks. Sold within five per cent of vendor’s expectation.

SUNSHINE COVE CELEBRATES It’s been a big year for the Maroochydore development, and 2016 promises to be even busier.
W
hen Chardan Development Group decided to build Sunshine Cove in the heart of the Sunshine Coast it had a vision to provide a popular and vibrant community which would help to transform the Maroochydore city centre as it to moves into the development phase of its new CBD. If 2015 is anything to go by it appears well on the way to delivering on that commitment. The Chardan Group’s Sunshine Cove development recently received the UDIA Qld Award for Excellence in the Residential Subdivision category. It capped a memorable year for the developer which included the successful release of the Mackenzie Precinct - the fifth residential land release and the first across the lake. The allotment plan for Mackenzie features impressive direct north facing water blocks, an array of park front terrace and lane way allotments and the introduction of some innovative urban allotments. With this diverse product range Mackenzie will see more than 140 new homes built.
Sales off the Mackenzie plan point to it selling out much faster than anticipated, and development dates have been brought forward for the other western residential precincts. Sales have been so successful there are only a limited number of the coveted north facing waterfront allotments available and a smattering of the park front blocks left as 2015 comes to a close. The Sunshine Cove marketing team’s manager Penny Service says the Mackenzie success is due to the recently completed homes within the Savannah and Trinity precincts. “Being able to see the diversity and quality of the new homes being built plus the way they integrate with the lake and parklands gave Mackenzie buyers a high degree of confidence in buying off the plan.” “Previously many had waited to see how precincts would develop before buying, only to find that when they did decide to buy, it was too late as both precincts sold out in record time.” Announcements regarding further precinct releases will be made in the early part of 2016 when a further 200 allotments will be released to market.

ESTUARY: Some quality whiting on yabbies and cured worms along Cotton Tree with oversized flathead on live baits along the Twin Waters banks on the northern side of the Maroochy River. There are mud crabs from Bli Bli to Eudlo Creek. You can find trevally and bream at the Twin Waters weir opposite Picnic Point. SURF: You can get dart and sand whiting along Maroochy North Shore along with a summer run of tailor which are proving good sport. The exposed rock along Maroochy and Alex beaches is returning bream and tailor on baby blue pilchards with the best results at dawn and dusk. OFFSHORE: When conditions allow, there are unexpected good catches of snapper at The Gneering’s just on dawn after heavy berleying. The Barwon Banks are best for pearl perch, snapper and parrot using pillies, squid and cut baits. FRESHWATER: Bass are responding to spinner baits and medium divers in Lake Maconald with Mary River cod also showing up. There are a few small bass, golden perch and saratoga in Borumba Dam with dawn just perfect. Somerset has good reports of yellowbelly on a variety of baits and deep diving lures. Don’t forget your red claw traps and freshwater licenses. Merry Christmas and a Happy New Year to all. We hope 2016 produces many fishing tales.

Are you kidding me? Did any of you see the Kelly Slater footage of his companies man made wave? It is off the hook! These waves look like ground swell waves that actually barrel. Now what an anticlimax on the WSL tour. A few controversial calls in my opinion and to have the title decided in sloppy Pipeline was disappointing. Talk about a tough year for Mick Fanning but like a true champion he held his head high. As for de Souza, a humble winner indeed. Now we are at the busiest time of year where the line ups will be overcrowded but take a step back and be friendly to our visitors. And keep an eye out for the little ones that struggle. Cyclone season is coming so let’s hope we get some good clean groundswell with offshore conditions. Seems like we have not had a good groundswell for a long time - enough to drive you bonkers – imagine if we had a Kelly Slater wave pool?

GETTING REAL ABOUT RESOLUTIONS Having failed at keeping his New Year’s resolutions for too long, Richard O’Leary takes a new approach.
I
find New Year’s resolutions impossible. I make them, I break them. The only time I have succeeded was the year I vowed to take up smoking, which I promptly did. Thankfully, I have since quit the habit but the arrival of my first son was the catalyst for the change, not anything I shouted from the rooftops on December 31. So this year I am going to take a different approach. I’m going to make a commitment to not doing things. In 2016: • I won’t… read any more articles about what I should and shouldn’t eat. I am already meat free (except fish), dairy free and gluten free. Narrowing that list any further could result in some serious issues, like, what the hell to buy to fuel the energy rich existence I lead sitting behind a desk most of the day.
• I won’t… make bold predictions without reservation about the outcome of election campaigns, especially when they are many months away. Although I have to say Clive Palmer has absolutely no chance at all in Fairfax. Zero. Nil. None. • I won’t… leave it until the last few drops in the water tank before ordering a truck full of H20. Unless of course the Bureau of Meteorology says there is more than a 30 per cent chance of rain within the next 24 hours – even if that prediction is for a light drizzle rather than a heavy downpour. • I won’t… wait until the jets on the cooktop start to splutter before ordering a replacement for the first gas bottle, which ran out many weeks before. • I won’t... delay until December to get my oven fixed – especially in the year we are playing host to both sides
of the family. • I won’t… complain about the weather. It is what it is. I live in a region with an awesome climate so if there is an occasional heat wave or cold snap, I need to live with it, or move to a place with more predictable weather, like the Equator or Antarctica. • I won’t… get excited about Parramatta’s prospects in the NRL despite signing Foran, Scott and Gordon. For 30 years now I have looked forward to the start of the season with unrealistic expectations about my team despite its obvious deficiencies, leading to much angst and disappointment. No more will I talk up the Eels’ chances of premiership success – I concede they may only finish runners-up.
