occupier markets in the near future, it’s not the only one, Mr Salt says.
Middle-aged millennials and retiring baby boomers are also likely to encourage growth in lifestyle properties outside the major cities.
“In the 1950s, the average lifespan was 69 years, and the average retirement age was 65,” Mr Salt says.
“So, you’d expect to have four years in retirement before you dropped dead.
“Now the average life expectancy is 84, which is almost 20 years in retirement. Our lifecycle has been reinvented to introduce a lifestyle stage and with a lifestyle stage comes a demand for lifestyle property.”
Over the next 10 years, we will also see millennials hitting a new life stage as they reach their forties and start to have families, which Mr Salt believes is likely to prompt a move out of cities in search of a backyard and larger home to suit their changing needs.
“The minimalist inner-city apartment will no longer cut it,” he says.
“We’re about to see five-and-a-half million people pass from the single-apartment stage into needing a lifestyle house.”

ENERGY BILL RELIEF PLAN DOWN TO FINER DETAILS
Prime Minister Anthony Albanese says relief for energy costs isn’t a ‘one-size-fits all’ approach, with the country’s treasurers close to finalising the details of the national energy bill relief plan.
In December, an agreement was reached to set up an energy bill relief fund, with $1.5 billion from the Commonwealth matched dollar-for-dollar by the states and territories.
Speaking after national cabinet, alongside the country’s premiers and chief ministers in Canberra recently, the Prime Minister noted that the treasurers were about to meet to finalise the details of the plan.
“This isn’t going to be a ‘one-size-fitsall’, because different states and territories have different systems and starting points,” Mr Albanese says.
He says the key to fixing the system is to modernise the energy grid.
The federal government intervened in the energy market late last year, introducing a temporary 12-month price cap on coal and gas.
Parliament was recalled before Christmas to pass the legislation for the temporary price cap, following an agreement by the Prime Minister and state and territory leaders at national cabinet. – AAP

DOMESTIC AVIATION HITS A PURPLE PATCH
Bonza is challenging the way we fly, connecting regional centres like never before and promising that low airfares are here to stay, after the Sunshine Coast Airport-based airline celebrated ‘wheels up’ on its first commercial flight.
He is too unassuming and goal-focused to dwell on titles. But Tim Jordan could very well prove to be a colossus of the aviation industry and a cape-less little Aussie hero to millions of prospective regional passengers.
When Australia’s only independent, low-cost airline fired up the engines on its first commercial flight – AB 777 from the Sunshine Coast to Whitsunday Coast – on Tuesday, January 31, the quietly spoken Bonza CEO took his 12A window seat on the port side.
It was a telling example of his overarching philosophy on flight: that air travel shouldn’t be just for the “highflyers” in the first rows. Mr Jordan believes the joy of flying – the places it takes us and the connections it creates – should be available to everyone everywhere at affordable prices.
After securing his bag in the overhead locker and then fastening his seatbelt, he could have been forgiven for a brief, inner sigh of relief as he finally delivered on the dream – one that began 14 years ago with an epiphany in his own backyard, just south of Coffs Harbour.
“I stepped on to the veranda at
Urunga and looked skywards and realised that most people couldn’t afford to get on the aircraft I’d just seen fly overhead,” he told media, politicians and invited guests about to fill the first 186 seats on the plane nicknamed “Bazza”, waiting on the Sunshine Coast Airport tarmac.
“So, 14 years in the making, out the back of the garage, and we’re here today and I’m really, really pleased that, on behalf of Team Bonza, that we’re able to bring flying within the reach of the many and not the few.
“We look at an airline seat as the ultimate perishable item. As soon as that aircraft pushes back, that’s a lost opportunity. So, we will be aiming to use as many seats on board as we possibly can because even if it’s $10 or $20 that somebody gives us, that’s $10 or $20 that we won’t otherwise have.
“That’s our business model and we think that’s great for the wider community as well.”

generate more than $86 million in visitor expenditure over the next year alone.
It’s no wonder airport CEO Andrew Brodie is giving Bonza a big thumbs up. His airport services a community of a million people – stretching from Bundaberg, to north of Brisbane, and three hours west – who will now be able to travel to many regional destinations for the first time by air.
“For the first time ever, they’re going to be connected with their family and friends, to business, and we’re going to bring high-value tourism directly into this region and that’s what’s really exciting,” Mr Brodie told the media conference in the international wing of the terminal.
“Never in anyone’s career have they had the opportunity to base 800,000 seats in one hit out of one port that has only ever served three destinations.
“We will now service 13 destinations on the back of the Bonza tail. It’s phenomenal. Ten of them have never been serviced at the Sunshine Coast.”

repetitive media questions about the long-term sustainability of Bonza’s fares.
Those fares start from $49 per person one way from the Sunshine Coast to regional centres such as Coffs Harbour, Port Macquarie and Rockhampton.
But Mr Jordan, the boardshortswearing executive, doesn’t have his head in the clouds. He knows the sums add up. For starters, there’s the fleet of new Boeing 737 Max 8 aircraft that burn 15 to 20 per cent less fuel than the 737s and other mid-size jets flying around Australia today.
“That gives us a fantastic advantage,” he says.
Then there’s other cost savings including an app-first strategy (in addition to booking through local travel agents) that improves on-board communications with customers and also delivers food and drink on demand in a digitalised service, greatly reducing wastage (as well as doing away with cumbersome trolleys in the aisle).
It’s another reason a future “frequent flyer program” is unlikely.
“We’re low-frequency, leisurefocused, so some of those bells and whistles that are associated with business carriers, that’s not for us,” Mr Jordan says.
“All of those things cost money and if anything adds cost to our business, that’s somebody’s airfare going up. We don’t want to do that.
“Those fares which are actually on sale, they’re not sale fares. They’re our regular fares. And they are the starting fares, so not every seat is available at those levels but a good number are.
“The business model works if we offer low fares. The rest of the world shows us that. That’s what we’ve done before, many of us (who have worked for a successful low-cost carrier).
“That’s what we’re doing here and bringing to Australia. Australia is playing catch-up.”
And the initial response is more than encouraging. Prospective passengers are
already embracing the first start-up airline in 16 years (the last was budget airline Tigerair Australia, which officially ceased operations in 2020 after 13 years).
“We started sales on Friday (January 27), essentially late morning into lunchtime. I’m pleased to say that we’ve already sold well in excess of 10,000 seats,” Mr Jordan says. “To put that into perspective, that’s all of our capacity that we had for February and most of March.
“I’m not saying that you can’t get seats in February or March ... but that just gives you a scale as to how warm and how positively many, many communities and regional centres have actually received us. There’s pent-up demand and we’re looking to fill that and we’re looking to get people flying.”
With investors 777 Partners, Mr Jordan knows he is only at the starting line but his sights are firmly set on powering towards “changing the aviation environment for the better, for the many – so, so many – and not just the few”.
“We have utmost confidence in terms of being able to actually offer the fare levels which are out there on a sustainable, long-term basis,” he says.
“This business model is about getting people flying who currently don’t fly or people who are potentially flying via an intermediate point flying non-stop.
“That’s what we want to do, especially post-COVID. We want to fly non-stop. We don’t want to connect.”
That’s part of the reason Bonza chose the two-character airline code: AB.
“We fly under a code of AB. A to B. That’s what we’re about. We’re about getting you from where you live to where you want to go. And home again.”
While Sunshine Coast Airport’s new $334 million, 2450m long internationalstandard runway will now accommodate flights to all ports in Australia as well as Asia and the Western Pacific, Bonza is taking things one step at a time.
“There is no predetermined position we’re looking to,” Mr Jordan says.
“We’ve all seen, especially in the aviation industry, a predetermined strategy that can sometimes end in a fairly ugly way for lots of reasons.
“The market’s going to tell us how large and how significant we can be in the Australian market.
“We will listen to that market and we will grow accordingly. We believe there is just so much domestic market opportunity. There truly is. So, that’s our 100 per cent focus at this time.”
Attention now turns towards getting the Melbourne base up and running.
“We are taking delivery of two additional aircraft: one next month and
one the month after,” Mr Jordan says.
“That allows us to actually get started on our Melbourne base which is nine routes – seven of them currently unserved by other airlines. So, again, (focusing on) unserved markets or under-served markets. We’re looking forward to doing that and putting those routes on sale in the coming weeks.”
Sydney has a conspicuous absence among the current routes planned.
But the reason comes back to maintaining the fare structure.
“We can’t say we’re here for ‘all of Australia’ and not service markets like Sydney,” Mr Jordan says.
“We actually have an airport cost structure which allows us to offer the wonderful fares that you’ll see and we need that to be able to expand to other airports around the country.
“We look at all of Australia as where we’d like to go, as where our customers would like us to go. Today’s a great first step and we’d dearly love to get into other locations with the right cost basis.
“In terms of Sydney Airport, I guess any city which is just served by one airport, has issues in that regard. They’re not as keen to come to the table maybe as other locations or maybe they don’t see the opportunity. The Melbourne Airport team stepped forward.
“Nine routes initially. Seven of them unserved by any other airline.
“Now if Melbourne can do that, I’m sure there’s a hole there somewhere for Sydney to realise that we can offer something different in that particular market. So, we’re quite enthusiastic about Sydney, but it has to be at the right pricing.”
At the start of the day’s festivities, which included a long table lunch on the sands of Airlie Beach for the entire plane, Mr Jordan greeted the crowd with: “Welcome to an historic day for Australian aviation – it really is a game-changing day for Australian aviation.”
And we’re beginning to believe him.

Residents are being offered the chance to have their say on improving traffic congestion on a major section of motorway.
Residents are being asked for their input on upgrading a 10-kilometre section of the Sunshine Motorway from two to four lanes.
The section of the motorway between David Low Way and YandinaCoolum Road at Coolum has been
identified for duplication to accommodate future growth.
“This stretch of the Sunshine Motorway is crucial – in fact, it carries 30,000 vehicles a day,” Member for Nicklin Rob Skelton says.

Yandina-Coolum Road roundabout, as well as a new active transport section connecting Pacific Paradise to Coolum Beach.
Other key features will include the provision for southbound ramps onto the motorway at West Coolum Road and the realignment of Yandina-Coolum Road to the west of the motorway.
It will also include ‘smart’ infrastructure such as variable speedlimit signs and CCTV cameras, fauna fencing, drainage improvements, additional water-quality treatment devices and improved lighting.
A total of $5 million also has been committed to traffic signals on the Yandina-Coolum Road and School Road intersection at Coolum.
Member for Ninderry Dan Purdie says that following years of advocating for the funds to bust congestion in Coolum, he is pleased the money has been secured to get the ball rolling.
“This is one of the most significant infrastructure projects in our region,” Mr Purdie says.
“It’s vital that locals and regular commuters who use these roads every day have input into the planning and design of the upgrades.
“We have a unique opportunity to help shape what will be a game
changer not only for our region, but the connectivity of the entire Sunshine Coast.”

Roads to new growth
The community and key stakeholders are being invited to have their say on possible short- and long-term solutions at the Caloundra Road, Kawana Way Link Road and Bells Creek Arterial Road intersection.
State Minister for Transport and Main Roads Mark Bailey says planning will address booming growth in new and emerging communities, including Caloundra South (Aura) and Palmview (Harmony). The second round of consultation will allow the community to review the proposed solutions, following the first phase completion in November 2021. Improvements proposed in the first round included a signalised intersection to reduce congestion and improve travel times. Feedback is invited until February 16. FINDING A REMEDY FOR MEDICARE PROBLEMS
The Prime Minister says better policy rather than more funding is the key to our ailing healthcare system. WORDS: AAP.
Health is the main priority for federal, state and territory leaders as the Prime Minister plans to overhaul Australia’s ailing Medicare system.
Anthony Albanese met with premiers and chief ministers for the first national cabinet meeting of the year recently, which he describes as collegial and collaborative.
During the meeting, leaders discussed the findings of a review by the Medicare taskforce on measures to improve healthcare affordability and accessibility, support people with chronic health conditions and take pressure off hospitals.
Mr Albanese says he will act on the recommendations from the report.
“We all understand the challenge ...
for improving our primary healthcare networks, how that interacts with the hospital system and there’s absolutely a commitment to work on policy outcomes as the starting point,” he says.
“The key going forward is to better integrate the systems so that patients (have) better healthcare and we know that the earlier the care is provided, the cheaper that care will be.”
The Prime Minister says better policy, not necessarily more funding, is key to fixing issues in the Medicare system.
“We all agree ... part of the issues are people turning up at emergency departments because they don’t have other options. We need to improve primary health care (and) we need to improve access to GP services,” he says.
“The task is to continue to talk about the bigger-picture reform but also not sit back and wait. We’re investing right now.”
Mr Albanese pointed to recent announcements in Tasmania and Western Australia to improve access to primary healthcare.
NSW Premier Dominic Perrottet says more money isn’t necessarily the solution to improving the health system.
“Let’s put patients at the centre of that system, integrate the networks in a
better and more efficient way and then work out the funding arrangements off the back of it,” he says. “If you start with funding, you won’t get the outcomes.”
South Australian Premier Peter Malinauskas says ideas such as pharmacists being able to prescribe medications for common ailments should be considered.
“I don’t think we should be discouraging organisations ... from constructive suggestions,” he says.
“Provided they are clinically safe, I think there should be an appetite to embrace new, innovative ideas that keep people out of our hospitals.”
Victorian Premier Daniel Andrews agrees the problems with Medicare are not all about money and need a national approach rather than each state working in isolation.
“The most important thing here is that good ideas and common sense reform drives this first and foremost and we can fund it appropriately after that,” he says. “We can, out of this meeting, have a shared common purpose and a statement that says health reform is top of the list for us, both as individual jurisdictions and as a national cabinet.
“It all starts with the acknowledgement that this system is broken and we can do so much better.”

ENDURING LOVE IS ABOUT SHARING AND CARING
Each year, we dedicate one day on the calendar to celebrating love and romance. Yes, we are talking of course about Valentine’s Day.
It’s the romantic holiday where roses are in high demand, fancy restaurants are booked out and love is well and truly in the air for those who choose to mark the occasion.
While the day may have become
over-commercialised across centuries, its traditional origins mark the Feast of Saint Valentine.
Saint Valentine has become synonymous through folklore with love and romance.
In a true celebration of love, My Weekly Preview recently spoke with Brian, and Joan Olson, (90 and 93 respectively), who celebrated 70 years of marriage on January 10.

When and how did you first meet?
JOAN – We met at the Blind Institute Dance Hall at South Brisbane. I saw him 12 months before at a dance at Morningside. I asked my friend who the tall blond was. She replied, “That’s Brian Olson. Doesn’t he love himself in his football blazer?” He was a very good rugby league player. Was it love at first sight?
BRIAN – Yes, it was.
JOAN – Yes, it was as soon as we met. How/where did the proposal happen?
JOAN – We were together three years before we got engaged. Brian proposed to me while we were at a friend’s house at Morningside.
Where did you get married and how did you celebrate?
BRIAN – We were married on January 10, 1953. The wedding was beautiful. The service was at the Albert Street Methodist Church. We had an alcohol-free reception at the Canberra Hotel. Joan made her own wedding dress.
Tell us about some of your achievements or passions over the years?
JOAN – We enjoyed building 9 different houses in the Wynnum/Redlands area and spent many years on the Sunshine Coast. We have five children, nine grandchildren and 11 great grandchildren. I was an embroidery machinist and I love art and sewing.
BRIAN – I was a panel beater for many years and finished working as a storeman at the Ampol refinery. I love gardening. What is your secret to 70 years of marriage?
JOAN – Love and respect. Caring about the things that make him happy. We are very blessed to have the loving support of our children as we get older.
BRIAN – Respecting and helping each other through the ups and downs.

Hello everyone,
The Brisbane 2032 Olympic and Paralympic Games may be nine years away, but the excitement is building and opportunity knocks.
Council is a key delivery partner and we have established a Sunshine Coast Legacy Community Reference Group to help develop a shared vision and guide aspirations for what our region should achieve from this golden opportunity.
I was delighted to recently join the Chair of our Community Reference Group, Dr Bridie Kean, group members and community and business representatives for the launch of our 10+ 10+ vision document.
While the Sunshine Coast will play host to seven Olympic and two Paralympic events across four key venues, we want the Games experience to deliver many ongoing benefits for our community. Certainly, getting key infrastructure commitments in place is crucial as is the legacy for our region to also encompass actions that will have a meaningful impact on the liveability and sustainability of our Sunshine Coast.
We thank members of the Sunshine Coast Legacy community Reference Group for volunteering their time to create our legacy vision.
New ‘world-class’ sporting centre to see region soar
The site of a world-class new indoor centre that will be enjoyed by the Sunshine Coast community before, during and long after the Brisbane 2032 Olympic and Paralympic Games, has been revealed.
As planning steps up for the Games, Kawana has been chosen for an exciting sporting expansion that will boost a range of clubs and also benefit business, tourism and allied health providers.
Sunshine Coast Council, in conjunction with Brisbane 2032 Games delivery partners, will deliver the new international indoor sports centre that will have capacity for 11 courts and
the ability to convert to a 6000-seat show court.
It is expected to be up and running in 2027 and funded by the Australian and Queensland Governments under their Brisbane 2032 Olympic and Paralympic Games funding agreement with the cost to be determined once the design process is completed.
Deputy Premier Steven Miles and Sunshine Coast Council Mayor Mark Jamieson jointly announced the new centre, plus an expansion of the outdoor Sunshine Coast Stadium, aquatic centre and Sunshine Coast Sports Hub.
Mayor Jamieson says the expanded
sports hub will benefit the entire community and visitors to the region for many decades.
He says the development of the indoor sports centre at Kawana will also be used by a range of groups and sports, including basketball, netball, volleyball, pickleball, futsal and badminton.
Queensland Deputy Premier and Minister Assisting the Premier on Olympic and Paralympic Games Infrastructure, Steven Miles, says the sports precinct at Kawana will be well-positioned to provide lasting benefits for the region.

Sunshine Coast Council’s historians in residence are hoping to fill knowledge gaps in our heritage and are researching local farming practices and the community’s involvement in the WWII war effort.
Historians Dr Tony Brady and Brian Rough are calling for the community to share diaries, photos, stories and information at two community open days, where they hope to glean new information that could offer new insights into our region’s past.
Community information days will be held in Glass House Mountains, Nambour and Landsborough on February 15 and 23.
Dr Brady says he wants to talk to people who may have information, diaries or photos of their family farming on the Sunshine Coast, particularly before the 1940s, and as early as possible.

Caloundra Repair Café
At the Caloundra Repair Cafe, you will find tools, materials and volunteers to help you make any repairs you need for items such as clothes, furniture, small electrical appliances, bicycles and toys. Since its opening in January 2021, the group has repaired more than 731 kilograms of items and saved 17,500 kilograms of greenhouse gases from the atmosphere. This helps keep usable items out of landfill, teach repair skills and offers a wonderful service to the community. March 5 will officially mark the 33rd annual Clean Up Australia Day.

This year, several groups will be running clean-ups, including Night Eyes Water and Landcare, Rotary Club of Caloundra Pacific, 2nd Nambour Scout Group and the Twin Waters Residents Association.

It was wonderful to see Kings Beach Park and Community Precinct gain international recognition by achieving the Green Flag Award.
It’s only the fourth park in Queensland to receive this award and is a testament to the level of service and planning delivered. Many years were spent planning this precinct by former council staff including former deputy mayor Tim Dwyer and Caloundra City councillor Chris White.
Division two updates
The Caloundra Transport Corridor Upgrade (CTCU) is the largest road upgrade in division two in 30 years. This project is a priority to reduce congestion in our popular town and ease traffic around beachside communities. Progress is being made, with a consultant engaged to carry out the detailed design. Further updates will be released as the project continues.
The CTCU is just one of the projects that will help reduce traffic congestion, improve travel network efficiency and help attract business investment into Caloundra’s CBD.
There’s also exciting plans for a district-level library, new regional gallery, and reimagined town square through to Bulcock Beach.
As part of council’s Stormwater Renewal Program, stormwater pits on Grigor Street and Derby Road, Moffat Beach, and Oronsay Avenue, Caloundra, are being replaced this month.
The remaining works to the Dicky Beach viewing deck are expected later this month. I hope you’re enjoying the new open space and coastal pathway.
Caloundra Netball Centre outdoor courts six and seven have been resurfaced and re-painted in time for the netball season.
Sustainability workshops
The council is running three workshops in February and March to help businesses understand how they can cut costs and reduce their environmental footprint.

LOO WITH A VIEW’S ‘WINNING’ CONCEPT DESIGN ANNOUNCED
The community has voted for a fresh, new-look amenities block to essentially replace the dated Loo with a View at Mooloolaba.
Two designs were presented to members of the public via a survey.
Concept Blue featured a contemporary new look, while Concept Yellow was influenced by the current loo.
In the end, Concept Blue was chosen by three-quarters of respondents, with the current loo to be demolished.

Councillor Peter Cox says that from more than 1300 survey responses, many people expressed that Concept Blue felt open, contemporary and consistent with
Mooloolaba’s natural landscape.
“The community was eager to maintain the new character, aesthetic and quality established in the Northern Parkland,” he says.
“As well as the layout and architectural style of Concept Blue, there was a clear preference for improved inclusion and accessibility, with 69 per cent wanting public toilets and showers on the same level as the Mooloolaba Esplanade.”
Funding and construction timelines for the next stage of the Mooloolaba Foreshore Revitalisation are yet to be determined.
The council will continue to keep the community informed.

REWINDING THE DICTIONARY
Jane Stephens writes about the weird and wonderful world of words that includes reference to a long list of outdated terminology.
The pace of change might be lightning-like, but it leaves a breadcrumb trail to the past.
Recently, my UniSC team and I were faced with having to name an overhauled journalism course that included reporting and editing for TV news, but also audio-visual news for socials and online.
But video no longer exists and we don’t use film anymore. Still, those words persist. In fact, while time and terminology move at the speed of bytes, it is remarkable how many old words linger.
Perhaps it is unsurprising, given we are cocooned in the digital age, but many of these outdated terms come from media – whether that be news or entertainment.
Fresh information, news or even gossip is still said by some to be ‘hot off the presses’. We still talk about taping something instead of recording, even though there is no physical tape involved anymore. Visual recordings are referred to as footage, which once referred to the number of feet of film used but now means how many digital minutes.
Rewinding as a verb in general is also dead. Without reels of tape, there is
nothing to wind back: we just go back.
Digital natives – the generation that has not known anything other than devices and multimedia technology –must wonder what weird world went before them. There is more: when a person talks repeatedly about something, we might say they sound like a broken record. But those black discs now exist only in hipster circles and museums.
Another record reference persists in the occasional mention of a possible alternative in a debate as ‘on the flipside’.
Typing is only correct when your digits are on a keyboard, not on a mobile device, when it is texting.
There are many other terms that hang on. Freelancing came from the time of knights, who were mercenaries, and their lances could serve anyone. Now it is generally used to refer to farming out an artsy or wordy skill. Making lots of stops on the way to somewhere is to take the milk run. We still talk about winding down our car windows, but cranks are not part of a vehicle’s infrastructure.
These phrases will no doubt pass into history soon: such is the way and wonder of words.
FEELING
HOT HOT HOT? TRY THE ’60s
Ashley Robinson is sweating it out in another Queensland summer but is cool with it after the degree of heat from a childhood Christmas.
Wow! We are right in the middle of a heatwave . It’s a reminder that we are living in Queensland and best summed up by comedian Robin Williams in Good Morning Vietnam: “You fool, of course it’s hot. It’s damn hot.”
The past couple of weeks, we have just had to recalibrate what we should be used to but have forgotten.
Christmas lunch in Eudlo, circa 1960s, or any other given Sunday in summer was a ‘roast everything’, sitting under the bloody house because the dirt floor was the coolest part of the joint. We would be sitting there absolutely sweltering but apparently enjoying eating a hot lunch washed down with steamed pudding.
That was just how it was and I am not really sure we knew what humidity was.
It just seemed eating and sweating at the same time was normal. The only fan in sight was a little bamboo one my mother had, as she force-fed us with one hand and fanned herself with the other.
Ice cubes weren’t invented in Robinson Road, Eudlo, in those days. So, if it didn’t fit in our little Snow Queen fridge,
it was room temperature. Nothing much was frozen as the freezer was the size of a glovebox. Everything was mostly fresh as it was frowned upon to eat anything that had been frozen. Spuds, peas and beans were all fresh, and chips were actually hand-cut from the potatoes and smothered in butter – all washed down with a nice hot cup of tea. Awesome.
After lunch, there was an opportunity to cool down, no sunscreen required (apart from something that resembled cooking oil applied to the nose that nine-out-of-10 times blistered the next day), in the family pool (I mean dam) that was surrounded by clay. If you got in and out without a yabby, toad or leech, or covered in lilies, you were doing well.
Then there was the shower: a bucket with holes in it under the tank stand. If that didn’t cool you or clean you, there was the option to share the bath with your brother, with hot water supplied by a tub with an element in it – adding some cold water to avoid third-degree burns.
Welcome to summer in Queensland.
Just a couple of weeks to go, but it has nothing on summer in the ’60s.

Sami Muirhead now realises that in the name game, you can’t please everyone when deciding your children’s life-long monikers.
The name game is full of traps. I always wanted to call my future son ‘Alexander’ as it was my father’s name. I also love the name. It is strong and classic.
The trouble is, my mum hated my father to the day he left this mortal world.
If you stir her up, she will still curse him and all he ever did to apparently ruin her life. Mum never liked another bloke after her and dad busted up over four decades ago. I am never quite game to mention the fact that he did help provide three children (I am one of them). So, surely the fruits of their marriage were partially beneficial.
So when my husband and I had our first son, we did the smart thing and swerved ‘Alexander’ as a name. I would be disowned.
We christened him ‘Nixon’: sentimentally named after my mother’s mother. Our second son was always destined to be called ‘August’. When he started to make rumblings to enter this world in July, I willed it that he was born on August 1. Okay, when I say I ‘willed it’, Dr George scheduled in a lovely little procedure to induce my bundle of joy.
It was not a coincidence that my Augie was born on the first day of August.
A new list is out of baby names rejected by the Victorian Government because they are deemed offensive or illegal. Every year, I love this list because it always surprises me what crazy names parents try to name their kids. To all the parents who want to name their kid ‘Lord’ or ‘Corporal’, I have some bad news for you. Those names are banned

REIT SECTOR POISED FOR TOP RETURNS THIS YEAR
The Australian Property/Real Estate Investment Trust (REIT) index on the ASX fell by 20 per cent in 2022 and underperformed the broader ASX by 19 per cent.
The weakness was due to expectations of rising interest rates causing expanding capitalisation rates (cap rates) and, therefore, decreased property valuations. Rents are typically tied to the Consumer Price Index (CPI) which stubbornly remains around 40-year highs.

A combination of easing interest rate increases, and higher rents will result in steadier valuations and increased profitability. We believe the REIT sector is poised to deliver strong returns in ’23.
The main appealing factor for investment in the sector is the heavy discount the REIT’s shares are trading at, compared with their net tangible assets (NTA). Put simply, the market capitalisation of these companies is well below the value of their property assets.
The quickest way to close the discount to NTA is through capitalmanagement initiatives such as selling a lower-yielding property asset and using the proceeds to pay back debt or purchase outstanding shares. We believe this reporting season will highlight the
growing pressure these companies are facing to undertake such initiatives.
Charter Hall Long WALE REIT (CLW) is our top pick. CLW has a weighted average lease expiry (WALE) of over 10 years, mostly with government and corporate tenants. The property trust invests in assets across office, industrial, retail and social infrastructure. This diversification reduces the risk of sector-specific shocks and allows greater capital management flexibility.
CLW currently trades at a 27 per cent discount to its NTA and has a distribution yield of 6.2 per cent. This screens attractively, with CLW historically trading at a 1.8 per cent premium to NTA and with a distribution yield of 6.1 per cent.
While we acknowledge the market is anticipating some cap rate expansion and valuation losses across the REIT sector, we believe the market has more than priced this into CLW’s share price.
Nearly 50 per cent of CLW’s leases are linked in CPI (predominantly uncapped). If inflation remains high and interest rates start to stabilise, CLW is well positioned to benefit. This has already been evidenced with its latest valuation result (December 2022) surprising on the upside, predominantly due to its inflation-linked leases. All eyes are now on when it releases its half yearly results. We expect the stock will re-rate on the upside if management announces asset sales in conjunction with debt repayment or stock buybacks.

Our family recently enjoyed a multigenerational holiday to Hamilton Island. It ticks the boxes for all ages and offers a wide variety of holiday styles and standards. And you are surrounded by pristine white beaches and a kaleidoscope of coral and marine life.

In Australia, we are using cash less and less often. So, the question arises: do you still need to take local money with you when travelling overseas?
The simple answer is ‘yes’. Many countries still rely on cash, and for some, it’s the only way to pay.

“How much cash you need depends on where you’re going and for how long,” Rhonda says.
“We love to take the time to work through our customers’ itineraries with them and guide them through which currencies to take and how much.”
For example, in most parts of Western Europe or North America, a few hundred dollars per person worth of local currency could last you a week.
However, cash is king in southern Europe for a morning coffee and croissant at a cafe – same with taxi fares, tips and shopping in markets, so you will need to take more cash.
You can usually pay hotel bills, meals and just about anything else with a card in cities and tourist areas, but if you are
travelling further afield, the local currency is still the go in the more isolated regions that don’t see many tourists.
In other parts of the world, such as Asia and Africa, you’re more likely to find cash-only vendors.
In some cases, it’s the only way you can pay for anything.
Having cash available, especially smaller notes, also allows you to barter at markets and street vendors.
Paying with local currency also means you can stretch your money further as you won’t have to pay the fees and charges you can accumulate when you use credit cards overseas.

STEPS STUDENTS WALKING FOR A CAUSE
Students at STEPS Pathways College will brave the sweltering heat once again this year for an annual fundraising walk. The Steps for STEPS returns for its third instalment.
Presented by MIX FM, breakfast duo Mark and Caroline will walk alongside the students, starting at the studios in Maroochydore before arriving at the college in Caloundra.
And it’s all in the name of raising vital funds for STEPS Pathways Charity.
This year, 13 students will take to the pavement to walk parts of the 20km journey. When chatting to each of them, it’s clear they all have a common goal in mind: to be the one who raises the most money.
STEPS Pathways Charity executive manager Michael Williamson says excitement has been building at the college over the past few weeks, as students think of clever ways to garner as many donations as possible.
“Steps for STEPS is one of the highlights on our calendar every year and it’s amazing to see how involved the students get,” Mr Williamson says.
“Everyone was pretty exhausted at the end of the walk
last year but seeing all the students cross the finish line with big grins on their faces makes you realise how important an event like this really is.”
A total of $56,000 was raised for STEPS Pathways Charity last year, but the team is hoping to go one better in 2023.
“This year, we’ve added some of our college trainers to the MyCause page to really spice up the competition,” Mr Williamson says.

So, I found out the cost of a surf last weekend and its not cheap.
I was out having way too much fun when I accidently (we all say that) dropped in on a friend. When I was paddling back out, I noticed my watch was gone.
It reminded me of a time working on my father’s trawler and we pulled up a piece of coral with a Seiko watch in it that was still working!
