AGENDA

NOT TOO LATE TO CORRECT SUPER MISTAKES A recent survey shows financial headaches for some Aussies in retirement but taking simple steps now might ease some of the burden.

N

ew research shows millions of Australians won’t be able to financially support themselves when they stop working. A Finder survey of 1063 respondents found 23 per cent of Aussies – equivalent to 4.6 million people – admit they don’t have enough money in their super fund or other investments to get by in retirement. The research found a further 27 per cent admit they are not sure if they will have enough money to survive once they leave the workforce. One in 10 (11 per cent) say their retirement balance is too low but they will have enough in other investments to get by once they say farewell to working.

Women are worse off, with 27 per cent admitting they won’t have enough in super or other investments, compared with 18 per cent of men. Finder money expert Sarah Megginson says millions of Australians don’t have enough in superannuation to support themselves into the future. “Superannuation is something many Australians, including the younger demographic, don’t engage in enough,” she says. “It can be a sad case of ‘too little too late’ for many who realise that by the time they reach retirement age, their super balance will fall well short of the amount of money they will need. “The age pension is asset tested in

Australia so you may not qualify.” Ms Megginson urges Aussies to take a couple of steps to engage with super now. “First, it’s essential to know how much you have in super and to consolidate your funds. You pay fees for each fund you have – it’s like having your savings split across three savings accounts and paying account-keeping fees on all of them. “It makes so much sense to bring it all together and spend less on fees, so more money stays in your name, working towards building your wealth.” Ms Megginson says those in a position to do so should also consider contributing to their super balance, by forgoing some of their pay through salary sacrifice. “Any income earned within your super is capped at a maximum tax rate of 15 per cent per annum. If you currently pay, say, 32.5 per cent tax, you’re ahead immediately. “For instance, if you salary sacrifice $1000 over 12 months, you’d pay $150 on that income and $850 will go to super, where it will be invested for your future. Otherwise, you’ll pay $325 tax on that money and have $675 in your bank account. Obviously, once you put the money into super, you can’t get it back out. So, start small – but even $100 a month would make a difference, thanks to compounding interest.” Ms Megginson says consumers should also make sure their super fund is good value for money. “Make sure you aren’t stuck in a fund charging exorbitant fees and check regularly that your employer is paying your 11 per cent Superannuation Guarantee contributions on time.” Finder’s research shows just over one-in-five Australians (22 per cent) say they will have enough to get by but will probably have to cut back on spending.

THE LITERACY CONNECTION A digital literacy program helping older Australians boost their online skills will be extended for another four years. The Albanese government announced a $42 million boost to the Be Connected program recently. The program supports people over the age of 50 with free digital literacy training and access to devices, allowing them to safely use technology. The investment will extend the program through to 2028, from its previous end date of mid-2024. Under the funding, an additional 300,000 older people will be helped through almost 4000 community organisations. The program aims to educate Australians about how to access essential services online, including net banking, shopping, telehealth and government services. Secondary school students have been enlisted to act as young mentors to the program participants. Social Services Minister Amanda Rishworth says targeted digital literacy support programs for older Australians are crucial, as society becomes increasingly reliant on technology. “Technology changes so rapidly, it is vital that no one is excluded,” Ms Rishworth says. “Increasing digital literacy can also help people feel more connected.” WORDS: AAP.

Prison break

Did you know?

Do you remember?

Froot Loops are all the same flavour. Sure, those sweetened Os are all different colours, but that doesn’t mean they are different flavours. Kellogg’s, the company which makes them, has admitted that each Froot Loop is ‘froot flavoured’ which is described as “a blend of fruit flavours”.

There were many other game consoles before and after the N64, but it certainly was a great machine and the last of the stubborn cartridge-based types to be released by Nintendo. Launching in 1996, the N64 came to market to compete with the likes of the original Sony Playstation and the Sega Saturn. Strong competition aside, Nintendo still managed to sell 32.93 million N64 consoles worldwide. The N64 is remembered fondly by many, especially for its big gaming titles that included Super Mario 64, GoldenEye 007 and The Legend of Zelda: Ocarina of Time.

By the numbers Several countries such as Mexico, Germany and Austria see the desire to escape prison as basic human nature rather than an unlawful act. Consequently, a prison break isn’t considered to be a crime itself. But before you start masterminding the perfect escape plan, know that those countries will still try to catch you. You also may be punished for criminal acts you commit during or after your escape.

Today in history – October 26 1825 – The Erie Canal opens for ships. Construction of the 584km canal began in 1817. The New York State canal – connecting Lake Erie in Buffalo to the Hudson River in Albany – was used to ship goods in a time when it was cheaper and more effective to transport them through the waterways. Since the 1990s, the canal has been primarily used for recreational purposes.

FEATURE STORY

A better read on literacy A Coast lawyer-turned-educator says that creating flexible learning environments and focusing on individual student needs to encourage reading will go a long way to reversing current education shortfalls. WORDS: Candice Holznagel.

E

ducator Natalie Pryor was five when she unearthed her love for reading. The Little Golden Book, Let’s Go Shopping, stole her young heart, eventually leading to a successful career in all things words. “Whenever I read as a child, it was a beautiful escape. I saw those books as movies in my head – all the detail,” Natalie shares. Today, that Little Golden Book hangs proudly on the wall in her Caloundra studio, where she spends her days working with children to increase their literacy skills and boost their confidence in the classroom. Her husband Aaron tracked down an original copy and gifted it to Natalie for their anniversary. It reminds her daily of the importance of reading for joy and the importance of family – two things she values deeply. “During the past few years, I have fallen back into the habit of reading for joy and have been reminded that it’s important to read for the fulfilment, not just for study and learning purposes,” she tells My Weekly Preview. “In my previous career as a lawyer, I was required to read case law and textbooks. Working in litigation, the most important element relating to literacy is

10 My Weekly Preview | October 26, 2023

10.indd 1

understanding the impact of words and the effect they can have on sentences and contracts. “You have to be precise in your languages and be particular with your reading and writing. It does take the enjoyment out of reading and focus on a different skill set.” It was following the birth of her first child, now aged 10, that Natalie realised her career in law no longer aligned with her core values. And so, following the birth of her second child, Natalie began studying for her Masters in Primary Education. “It was a huge jump from law into doing something that I was purely passionate about. I knew this was where my heart was. People thought I was taking a step backwards in my career. In truth, I was taking a step forward into who I wanted to be and how I wanted to help as an educator.” Naturally, being the bookworm that she is, Natalie specialised in literacy. Always the learner, she committed to additional courses outside her university degree and secured a position with an independent Sunshine Coast school, working in literacy intervention. It was here that she realised there

“Kids are reaching for an iPad before they are reaching for a book” Natalie Pryor was a discrepancy between how children should be learning and the education curriculum. The curriculum has come under fire in recent months, with a focus on

the obvious need for early intervention in literacy. The 2023 NAPLAN test results – the first to be released under the new measurement scale – show that an ‘alarming’ number of Australian students are not on track with their learning, research from the Grattan Institute reports. A peak independent body that produces public policy recommendations, the institute states that about one-in-three students in Australia failed to reach expectations in reading, writing and numeracy. The new scale is based on four categories. Students in the ‘needs additional support’ and ‘developing’ categories sit below expectations. The other two categories include ‘exceeding’ and ‘strong’. The NAPLAN data indicated that 23 per cent of students sat in the ‘developing’ bracket, while 10 per cent were in the ‘needs additional support’ category. More than 40 per cent of Year 3 and Year 9 students fell short in grammar and punctuation. In addition, the Organisation for Economic Co-operation and Development’s Programme for International Student Assessment myweeklypreview.com.au

FEATURE STORY (PISA), which tests knowledge and skills essential for work and life, shows that two-in-five students do not meet the Australian national proficiency standard in reading or writing by the time they are 15. The statistics are sobering. For Natalie, it is more evidence that early intervention and additional support are needed to ensure children are securing important foundational skills. “My whole purpose of moving into education was to align with my values of helping children,” she says. “I wanted to tailor learning individually to kids. Our teachers are doing the absolute best they can with the resources and support they have. The reality is that while most teachers would love the opportunity to connect with and work one on one with a student, it is not possible.” Natalie launched Hidden Key Literacy Services in 2022. In a short 12 months, Hidden Key has grown to cater for children of all abilities, many of whom do not thrive in a traditional education setting. “This is an overarching education problem,” Natalie says of Australia’s literacy shortfalls. “It is a top-down issue. Experts weigh in that this is not a problem with the teachers, it is a problem with the institution itself. Teachers already have too much on their plate. “We are in a society where people now have a focus on diagnosis and early intervention, which is absolutely fantastic. Unfortunately, the expectation is often on school teachers to tailor programs and support needs for each individual child. “In an ideal world, that would be

amazing. In reality, classroom sizes are too big.” So, what exactly is the solution? For parents, the key is to take matters into their own hands by introducing more home-based activities and seeking support from educators outside of the school grounds. Of course, finding what works for your child helps, too. Natalie says parents are often surprised by how well their child can work in a flexible environment. “At our studio, we have created an environment that has a multi-sensory approach where movement is allowed and there are short but frequent breaks. “Kids don’t want to feel like they are in a traditional classroom setting. They are open to learning and engaging more when they can move and their learning styles are understood.” As a mother to children with additional needs, Natalie is also focused on providing researched, evidencebased programs that specifically support children with ADHD, autism, auditory processing disorder and dyslexia. “Kids are reaching for an iPad before they are reaching for a book. Obviously, it is important for today’s children to be tech-savvy, but it is equally important to understand language,” she says. “The spoken language is inherently built into humans. Reading is not. “Speaking is survival. Reading is a man-made construct – and the English language is very complicated. “We need more emphasis on this. “We need to empower kids from all backgrounds by acknowledging that it is difficult and yet teach them in a way that is scientifically proven to embed the knowledge.”

The spoken The spo language is iinherently nher built into humans. Reading is not. Speaking is survival. Reading is a man-made construct – and the English glish ery language is very complicated.

Crack the reading code: how to get your kids to read Dr Lillian Fawcett is the creator of the Cracking the ABC Code. She is an accredited Dyslexia-SPELD specialist teacher and has additional qualifications in psychology. Her evidence-based literacy programs take a multi-sensory approach. Here are her five steps to help reluctant readers pick up a book and start reading. 1. Choose a book from a series and read the first two chapters to them. If they enjoy the book, chances are they will want to continue with the rest of the series. 2. Ask your child to read the next one or two pages to you. You can help when they struggle, but don’t make it a reading lesson. That takes the fun out of reading. 3. Leave the room after gently encouraging your child to continue reading silently for five minutes. The goal here is to gradually increase the

time as the days go on. This step will help your child become an independent reader. 4. Return to the room and continue reading from wherever your child is up to until the end of the chapter. Don’t quiz or question them. Simply read from the point they identify in the book. If you have time, read another chapter. Dr Fawcett says this is a critical step in the process as it hooks the child into the story. It also provides a good model of reading and helps the child finish the book quickly, which is more incentive. 5. Repeat steps 2-4 every day until the book is finished. Then start the process over with the second book in the series. Tip: Try to read at a similar time each day, such as bedtime. This helps reading become habitual. IGA story comes from the humblest of beginnings. Thirty years ago, almost to the day, Roz and Michael White took their first steps into the world of groceries and retail. With a team of just three employees, the pair ran the seven-

days-a-week NightOwl, located in the heart of Maroochydore. It’s in this small but bustling little store that the first sparks of the White’s IGA Group were ignited. Fast forward to 2023 and White’s IGA Group now operates

six successful stores with a growing team of highly skilled and passionate grocers. Every store showcases the Locavore program – a movement that supports producers, suppliers and community throughout the Sunshine Coast and beyond. “Our Locavore program is something that is totally distinctive to our six supermarkets,” Roz White says. “It helps customers to easily identify the abundant range of locally sourced, grown and produced grocery goodies. “When food is sourced locally, it travels less distance and stays almost as fresh and nutritious as the day it was plucked from the soil, trees or plants. “It also puts dollars back into our community and supports Sunshine Coast families. “Our Locavore philosophy fits with the White’s culture of creating sustainable communities with purpose. “Our stores source and stock 35 per cent of store purchases from local growers, producers and independent suppliers. A store such as IGA can’t survive without the support of the local community and we’re proud to support those who support us.”

A sustainable future for all Another core part of the White’s IGA value system is the focus on improving sustainability. This applies to the machinery and technology the Whites use, the suppliers they partner with and how they support sustainable lifestyles for their team. Environmentally friendly and energy efficient refrigeration, LED lighting and recycled water heating are all part of the White’s IGA eco-friendly approach. A bespoke White’s IGA leadership conference paved the way for a new, innovative, more-

balanced approach to the careers, personal development and health of all employees. For Roz White, caring for people and the planet is at the heart of every move the business makes. “The choices we make as a business have the power to nourish, support and contribute to our community of workers, local families, businesses and producers, as well as the future environment for our children and grandchildren. At White’s IGA, it’s imperative we give back as much if not more than we take,” she says.

Did you know? Giving back to the community is in the DNA of White’s IGAs. Look for the special Community Chest tickets on the shelves to identify which products help put something back into our local community. Join us on Saturday to see who will win the $20k of groceries and what lucky Local group will be 10k better off.

significant step is about to be taken on a 73km coastal path that stretches from one end of the Sunshine Coast to

the other. Work is about to start on a key 1km section of path at Kawana, as part of continued builds and upgrades to the Sunshine Coast Coastal Pathway, which runs from Coolum Beach in the north to Bells Creek in the south. A Sunshine Coast Council spokesperson says the “exciting new link” in the route will be between beach access 229 and 233 (Koorin Drive and

Coonang Crescent), which is a popular stretch for locals and holidaymakers. The new section is being funded by the council ($1.37m) and the state government ($1m) via the Department of Transport and Main Roads’ Cycle Network Local Government Grants Program. The Coastal Pathway is a multiple-stage project that will be completed over several years, subject to available funding. It is split into nine segments, allowing locals and visitors to take advantage of the region’s spectacular

parks and open spaces,” they say. The pathway connects towns and suburbs throughout the region. “The pathway provides people with the opportunity to explore the coast’s natural beauty, services and businesses,” the spokesperson says. They say route is a great fit for the region’s reputation as a health and wellbeing hub. “These safe, connected pathways are great for residents to have some fun with family and friends and it’s a wonderful way of seeing the beauty of the coastline while staying active,” the spokesperson says. “The Coastal Pathway is part of the Sunshine Coast Council Community Strategy 2019-2041 which empowers our community to live a healthy and active lifestyle and meets the needs of people

of all ages, abilities and backgrounds.” The spokesperson urges riders, joggers and walkers to be safe on the path. “Council reminds everyone to share the path when out and about,” they say. “All users should have respect for others and slow down, keep left, pass on the right and don’t block the pathway for others.” The upgrades are part of a $10.5m state government boost to active transport measures around Queensland. “Active transport isn’t just cheaper than using a car,” Transport Minister Mark Bailey says. “It’s much better for your health and we think Queenslanders deserve world-class active transport facilities.” The path is suitable for riders, joggers and walkers. “The Cycle Network Local Government Grants program supports local government all across Queensland to deliver priority bike routes in their area, helping connect the state on two wheels,” Mr Bailey says. “We know that, on average, every dollar we invest in bike infrastructure will return nearly $5 in economic benefit to Queensland, with improved health outcomes, reduced traffic congestion and lower transport costs – meaning this investment has a value of nearly $60 million to Queenslanders. “By supporting local governments to plan better walking environments, we are helping to make walking an easy choice for everyone, every day – particularly for short trips.” Want more news daily? SHUT THE GATE ON PREVENTABLE TRAGEDIES Following a safety checklist and educating everyone on pool compliance factors could be the keys to a risk-free summer.

A

s the temperature begins to rise and the temptation to cool off in the backyard increases, so too does the risk of a child’s life being lost in a Sunshine Coast swimming pool. Sunshine Coast Council is pleading with pool owners to take the simple but necessary steps to prevent a tragedy this summer or risk receiving a $23,000 fine. Forty children under four years of age lost their lives in regulated pools in Queensland between 2011 and 2021. A further 853 received medical attention after a non-fatal immersion incident.

Faulty fencing and gates that didn’t latch or had been purposely propped open accounted for 90 per cent of pool fatalities and lifethreatening immersions. Now is the time to check your pool is safe and educate your family about the importance of water safety and keeping the pool gate firmly shut. Service Excellence Portfolio Councillor Christian Dickson says the council regulates and educates the community about swimming pool safety, and it is imperative that pool owners conduct regular checks to ensure their

swimming pool fences and gates are safe and compliant. “Fencing and gates become faulty with wear and tear, so council encourages every pool owner to follow our free pool safety checklist regularly to provide a safe environment for their families, tenants and visitors,” Cr Dickson says. “Some people deliberately prop pool gates open for convenience and, sadly, this was a factor in more than 25 per cent of early childhood drownings recorded in our state over the past 10 years. “Please take time to educate your family, your kids, the grandparents and even visitors to your home about the importance of shutting the gate and keeping it closed. “You may think it will never happen to you, until the unthinkable happens. “Please don’t become the next statistic.” As well as compliant fencing, adult supervision is a must-do when it comes to children and pools. The QFCC report identified supervision was considered inadequate in 65 per cent of early childhood pool fatalities. Cr Dickson says people supervising young children should maintain an immediate, continuous view of the pool area and avoid being distracted by other people and priorities. “Regardless of what else is going on, whether it’s a busy time of day or there are visitors in the home, a responsible adult must be watching young children in the pool area and ensure pool gates are securely closed,” he says. More information about pool safety compliance is available on the website: sunshinecoast.qld.gov.au/ development/building/swimming-pools.

COUNTING K’S FOR RECORDS In a remarkable display of community spirit, Wishlist’s K’s 4 Cancer event at Lake Kawana this month achieved a new record for the number of entrants and funds raised. Now in its fifth year, K’s 4 Cancer drew an impressive turnout of more than 760 participants to its 2023 event. Against the backdrop of the picturesque lake, runners from across the community gathered with high energy, bright colours and costumes, ready to embark on a determined journey to complete the 10km, 5km or 2.5km – each step symbolising a collective effort to support local cancer patients. “Families, friends, school groups, health staff, local businesses and even pets joined in, creating a fun atmosphere and showing support for the local community,” fundraising and partnerships manager Lisa Wilson says. “We are thrilled to announce a record-breaking tally this year: 469 runners made a change and raised $33,429 which will be directed to support local cancer patients and families.” Competition was fierce, with the Sunshine Coast Health Service teams battling it out for the top spot. The cardiology team Heart & Sole emerged as the top fundraising team, raising almost $6000, while the three top individual fundraisers collectively raised $5365.

HARNESSING THE POWER OF OUR EMOTIONS A Coast expert in a niche field of holistic health is helping clients heal themselves through a range of services. WORDS: Chloe Nelson.

R

egulation through expression, energetic intuition, selfintelligence and emotional anatomy: this might sound complicated. But Sunshine Coast local, Kirrilee (Kirri) Murray – an expert in a niche field that explores holistic health and the importance of human connection – says it is far simpler than it seems. A person just has to learn how. Over 25 years, Kirri has accumulated a wealth of knowledge through exploration, research and a passion for offering a service that stands out from the rest. “It is the belief system that emotions are energy in motion,” she says. “Emotions live in our bodies and are

20 My Weekly Preview | October 26, 2023

20.indd 1

constantly impacting our anatomy.” Kirri believes that emotions, if not processed, can manifest into disease or blockages in the body, and it’s the body’s way of asking for attention. “We are constantly receiving messages. We just need to listen,” she says. Helping people read and listen to their anatomy and guiding them to find their inner wisdom to respond to those messages is what Kirri is so passionate about: helping people come into a sense of alignment, gain freedom, release blocked energy and ease the disease. And so, Kirri created her business Urthe and decided to use her knowledge

of emotional anatomy to deliver personal, one-on-one sessions for clients of all ages. Her main clients tend to be children but can range up to 75 years old, and many work with her using their NDIS package funding. “These sessions provide a beautiful opportunity for me to be with the child in exactly who they are in that moment, and to be with them in their expression of themselves,” Kirri says. “If they have high energy, I will create a very active session to help move the energy around their body. If they’re having a curious day, I will integrate sensory exploration activities and include a lot of sensory input. If they have low energy, I will offer bodywork. This may include using a massage ball on their muscles, going in a body sock or under a weighted blanket.” Kirri uses her many years of experience, study and skill to create sessions purely based on the client’s needs, leaving all expectations about what might happen at the door. She hones in on what the client is passionate about, using their skills and interests to guide the session. “I love to draw on the individual’s special interests to make the session highly relatable to them so they’re engaging and it feels purposeful. It becomes a celebration of who they are,” she says. After two or three of these sessions a day, Kirri will return home to do behindthe-scenes work on her business. Emails, graphic design, social media, filming YouTube videos, producing website materials and everything in between – Kirri will juggle every aspect of running a business, essentially by herself. After this, Kirri might conduct a private information/mentoring session

with a parent, guiding them through techniques and strategies to help them either personally or with their families. In addition to this, she dedicates any spare time to delving into study to further develop knowledge and skills, constantly researching and challenging herself. Kirri reflects on a 10-year-old client she works with, who has a real interest in geometry, complex equations and shapes. Together, they learn how to make geometric shapes with their bodies, do origami, paint equations and use various art materials. “I’m offering him a creative side to his analytical brain, connecting with who he is as an individual and helping him to expand on that through curiosity and connection,” she says. For Kirri, no two workdays look the same, with each week bringing a completely different schedule and requirements from her clients. An example of a recent workday included teaching a high school yoga/ mindfulness class in the morning, followed by a one-on-one session with a client at their home. Kirri’s eyes light up when she talks about her work: “It gives me the opportunity to explore the world through other people’s eyes, allowing me to see different perspectives and grow myself. “My work offers me what I offer my students. We are there with, and for, each other.” Whether this be sensory exploration, emotional regulation or a movement session, Kirri will adapt her services to meet the needs of the individual and tailor her sessions to suit. “It feels magical. The individual can embody their truest self and I get the honour of not only witnessing that, but supporting that to happen,” she says.

Remembering their service On October 10, the Firefighters Remembrance Day commemorative service was held at St Peter’s Catholic Church for the North Coast Region to honour 60 firefighters who have lost their lives in the line of duty. I felt honoured to lay a wreath on behalf of Sunshine Coast Council. May they rest in peace.

Free tree days I’ll be hosting free tree giveaway days from 9-11am at: The Avenue Park, Duck Pond, Peregian Springs on Friday, October 27; Tickle Park (near the Arts Shelter), Coolum Beach, on Friday, November 10; and at Muller Park, Bli Bli, on Friday, December 8. Head down, have a chat and take home two native trees for your garden (rates notice required).

Development Connect It was great to chat to people at Development Connect recently and speak to them about their queries across the region, including rural property,

secondary dwellings, sheds and house extensions. If you have development questions, council’s website is a great place to start, with a series of fact sheets to help.

BiospHERO Day Join in and celebrate people and nature in our Sunshine Coast Biosphere. The first BiospHERO Day is on Sunday, November 5, at The Met Maroochydore from 10am-3pm. There will be plenty of free activities for the whole community. Visit events.sunshinecoast.qld.gov.au and search for ‘Biosphere’ to find out more and register for a free workshop.

Garage Sale Trail The Garage Sale Trail is on two weekends: November 11-12 and 18-19. There has been a fantastic uptake across the region, with 120 different locations registered. Visit garagesaletrail.com.au/SunshineCoast to plan your route.

An extra 2100 proactive patrols and activities have been conducted on the Sunshine Coast as part of a leading police operation aimed at enhancing community safety. Operation Victor Unison commenced on March 1, focusing on preventing, disrupting and investigating youth crime through community engagement and extreme high-visibility patrols in intelligence-driven hotspot locations. As part of the operation, officers have undertaken 2157 proactive patrols across on the region, in addition to regular duties. Patrols have largely involved a dedicated police presence using marked vehicles, Mobile Police Beats and foot patrols in hotspots such as shopping centres, business, retail and restaurant precincts, service stations and other public places. So far on the Coast, 22 adults have been charged with 35 offences, while 20 juveniles have been charged with 22 offences. The boots-on-the-ground style operation is also allowing more opportunities for police and police liaison officers to engage with young people. “Police have ramped up extreme high-visibility patrols as part of Operation Victor Unison and they are seeing significantly high levels of community

engagement and law enforcement,” Police Minister Mark Ryan says. “Having extra police in areas such as shopping centres, parklands, public and transport areas is not only enhancing public safety but is also preventing and disrupting criminal and anti-social behaviour. “It is also a really good opportunity for business owners and community members to speak with their local police about issues affecting them. “I am also very pleased with the uptake of participants for the vehicle immobiliser trial, where vehicle owners are significantly boosting their vehicles’ security with the help of the government’s subsidy. “Operation Victor Unison is just one of the measures introduced to tackle crime and its causes and better support victims.”

BOOK PUTS CHANGING FACE OF COMMUNITIES IN FOCUS Buderim and surrounds are being celebrated in a new book by awardwinning local photographer Ross Eason. The 196-page hardcover coffee table book, Four Five Five Six The Buderim Region, has been a four-year labour of love for Mr Eason. It tells the stories of the local area, where he, his wife Judy and family have lived for 32 years. “The idea for the book first came to be in 2012 as part of the 150th anniversary of Buderim’s founding because I wanted to create one book that encapsulated Buderim from the past to present time,” Mr Eason says. “This book looks at the Buderim region, including Buderim, Forest Glen, Kunda Park, Mons, Tanawha and Sippy Downs and touches on some of the area’s history, with important images that tell the stories of how our lives have changed. “While I have begun with information about how the Buderim Plateau was formed, our First Nations and Islander peoples, it’s not a chronology or technical history. It is a narrative of the people and events that have shaped the 4556 precinct we enjoy today. “The book was designed to give both

MY OPINION

THE REAL COST OF CONVENIENCE

WEDDING DAY MINEFIELDS

Jane Stephens is starting to think the imaginary worker or ghost in the machine is what we’re all paying for in ticket and retail transactions.

Ashley Robinson knows only too well how the intricacies of the big day can set people up for a fall – especially the reception emcee.

L

ittle squares that harvest gold, they are: voraciously hungry devices – all beeps and numbers, lights and codes. Touch and pay. Wave and go. Spending money has never been so easy. And we do. But it turns out that plastic on plastic is not so fantastic. Those payment squares and eftpos machines are really pricey, it turns out, causing vendors hip-pocket pain far beyond the average consumer’s imagination. Now that business costs have risen so much that tipping point has been reached, the customer is footing the bill – and that pain is being shared. ‘We prefer cash’ signs have proliferated on the Sunshine Coast. And ever more shops are charging the 1.7 or 2.1 per cent the device supplier charges them. Some bump it up to 3 or 4 per cent to cover their bank charge, too. Australian Bureau of Statistics figures show that over the 12 months to June, all cost of living indexes rose by between 6.3 and 9.6 per cent. Insurance and financial services, food, non-alcoholic beverages and housing had the biggest rises. It is tough at the moment, certainly, and in these times of escalated cost of living, we

notice the extra. We have learnt that a dollar here or there adds up. Fees and charges used to be my bugbear. With greater understanding about the costs of electronic transactions for businesses, I have recently had to let the irritation go – or else I would be in a permanent state of feeling cranky. But the charge that continues to get my goat is for tickets. Book a seat at the movies and there is this sneaky ‘booking fee’ that latches on just as you are sealing the deal – and it is charged per ticket. Seriously? What is that for exactly? For live events, there is still a ‘print-at-home’ fee and you are forced to pay even if the tickets are delivered to you via SMS. It is outrageous. I understand people need to be paid for their service. If the tickets need to be printed and a human must be employed to put them in an envelope and walk to the post office and send them off, I understand that costs money. But too often there is no actual service, much less any need for actual action. Last I checked, software, computers and automated payments did not yet draw a wage. But who says machines don’t run the world?

I

t must be wedding season as I have a couple to go to in the next few weeks – both looking like gala affairs and that always worries me. Why? Just simply because weddings should be about the two getting married, not worrying about everybody else: who they should invite, who will be upset if they don’t get a start, and who should be the emcee and will it upset someone else who wanted to be. Of course, how much it all costs never ceases to amaze me, either. Just on the emcee thing, I have done my share of weddings with a microphone in my hand and, unfortunately, I am rocks and diamonds: either really good or really bad and nothing in the middle. I am famous in our house for a really bad one. It was a police mate of mine getting married and we rocked up to the church on the big day and, just before the service, the groom came over and asked me to emcee the reception. “Thanks for the notice,” I remarked. He just laughed and told me to loosen them up a bit as they were a bit of an uptight lot. At that stage, there should have been alarm bells. But I’m not that bright and do

love a challenge. As the reception got going, I opened up with a joke about playing golf, with the punchline being: “Screwing his heart out”. As I said it, I looked at the mother-in-law who was sitting beside the minister. If looks could kill, I would have been on my way to meet the devil. Read a room, Ashley, was a lesson I got from that. Getting back to cost, when I got married to Old Mate back in the ’80s, we didn’t have much cash. But thanks to an innovative other half, we had a wonderful day at Kawana Surf Club – where she used to do catering from time to time. So imagine the wedding when the bride was the caterer, with help from a few of her workmates from Stewarts Hotel. I can clearly remember her putting the desserts out in her wedding dress after everyone had hammered a spit roast she had organised. It was an awesome affair for not much money – out of necessity, as we didn’t have any. In a couple of weeks, it will be our 39th anniversary and, despite what I sometimes write, it’s been great ... as long as I do what I am told. Love you, Sheila.

MY OPINION

POSH + BECKS IS THE SPICE OF LIFE Tom Hartvigsen, Ord Minnett Buderim

Sami Muirhead reckons the latest reality documentary on the Beckham glam fam is kicking goals with viewers for its heartbreak and insights.

DIVERSIFY AND CONQUER

S

ometimes life brings you little fun gifts that whisk you away from reality and the savage news of the world. I am obsessed with Beckham. Yes, the reality documentary on Netflix is so brilliantly produced and uses news footage obtained over decades, along with voyeuristic glimpses into the glam fam’s milliondollar lifestyles. What suckered me in to watch it originally was the length of the series. It is only four episodes that are roughly one hour per show. I gave myself rare permission to just stop and sit on the couch and watch. Sometimes when TV shows are eight series long, I wonder what the point is of even starting, because I will not finish it until 2044. But the series is enthralling from the opening scenes of David Beckham in a bee-keeping outfit, collecting honey from his beehives on his picturesque English countryside farm. Captivated. A hundred per cent in. Victoria makes a razor-wit joke about calling the honey ‘DB’s sticky stuff’ and I knew I was going to love this ride.

It is a trip down memory lane with all the good, the bad and the ugly of the Nineties fashion, complete with Becks wearing a sarong and Posh at the height of the Spice Girls fame. It is an insight into the relationship David has with his father, who was gruelling with soccer training schedules when DB was a kid. Is it a case of nature or nurture to make someone a world champion? And I could not get enough of the heartbreak of David behind the scenes, with the entire world seemingly hating him for that red card in the World Cup. Despite spending 30 years in the public eye, the couple still have secrets to share with us, including the fact Becks is a clean freak. When the kids and Victoria go to sleep at night, he gives the kitchen a once over and even cuts the wicks of the candles to ensure they are even. And here we thought his looks were one of his greatest assets. The show ends with Posh and Becks dancing at home to Islands In The Stream. Who knew in a time when the world is not making sense, Posh and Becks are a little elixir for the soul.

Ultra-low interest rates over recent years have presented fixed income as a relatively unattractive investment class and forced many investors down the capital stack in the search for yield. A boom in equities through the pandemic only added to the narrative to invest in risk assets. But after 400bps of rate hikes from the Reserve Bank of Australia (RBA) across 14 meetings, the story is different. Yield on fixed income has returned. Competing asset classes need to clear the ‘risk-free rate’ to prove desirable again. With lead indicators of a recession pulsing as they have for several months, investors need to consider the implications of falling profits on portfolios and what returns will look like when the dust settles. As the recession debate continues, one thing is known: fixed income has provided yields in 2023 and will continue to do so into 2024, with our view that rates will be higher for longer. In January 2022, the yield on a 10-year Australian government bond was just 1.7 per cent. At the time of writing, the yield is sitting at 4.6 per cent. Investors allocating to fixed income today are not only locking in substantive levels of income but also providing valuable portfolio protection against equity declines. As growth slows, we see support for a number of fixed-income strategies. Awaiting the end of the RBA’s mostaggressive tightening cycle on record,

adding in longer-duration fixed income can provide meaningful diversification benefits. Historically, bond yields have peaked in the initial and final stages of a tightening cycle. If the economy slips into a recession, there is the possibility of rate cuts, with the expected long term neutral cash rate of 2.75 per cent. Quality credit provides compelling value in the current environment, with investment-grade corporate spreads well above average levels, with three-year Australian nonfinancial A-rated corporate bonds yielding about five per cent: more than double the running five-year average of 2.4 per cent. Tier 2 subordinated debt issued by major Australian banks are another shining light in the fixed-income universe, with spreads sitting at historically elevated levels. At the time of writing, the securities have a yield to maturity of about 6.6 per cent. The securities, which sit below senior unsecured debt but above hybrid securities, are likely to be supported in the medium term, with tailwinds of stricter regulatory requirements requiring additional capital, and favourable supply/demand dynamics. Floating rate notes can alternatively provide meaningful returns in a rate-hiking cycle, as they are periodically adjusted to reflect any changes in short-term interest rates (commonly the 90-day bank-bill swap rate) and hence can provide partial hedging benefits against higher inflation that fixed rate bonds cannot. Reviewing your asset allocation in the current environment is vital. Tom Hartvigsen is an authorised representative (No. 000470576) of Ord Minnett Ltd, AFS licence 237121. DOING JUSTICE TO OUR CLIENTS’ STORIES Some might already recognise that personal injury law is a different type of law. It is not your typical black letter law. Yes, there are legal rules and case law to follow, but the main component of our day-to-day life is about managing our client’s emotions and expectations. Our job is to make our clients feel and be heard, and to be able to tell their story the way they intend it to be told. If you are in the position of needing to engage a personal injury lawyer, you are likely experiencing one of the toughest and most-vulnerable times of

your life. So far, one thing I have observed is the art of deeply listening to our clients and the value this has on our ability to do justice to their story. Deep listening goes further than active listening: it is understanding a person and their situation and being able to show a genuine interest in the conversation. It is open communication without judgment or preconceived ideas, which gives us the ability to build rapport. It is being fully present in the moment and ignoring the mile-long ‘to-do’ list on your desk. Take the time and let your client talk – that is the best thing that we, as lawyers, can do for our clients. As lawyers, our job is not to control the conversation: it is to hear what our clients have to say. If we can reassure our clients to be open with us, that connection flourishes and this is where we can really work together. It enables us to be able to tell an authentic story about our client. To be able to advocate for our clients, we need to be able to tell their story right. What better way to do that than from their perspective – and if you aren’t deeply listening to what they are saying, how are you going to achieve that? WORDS: Aiden Warneke, Lawyer, Travis Schultz & Partners

WHAT IS A BINDING FINANCIAL AGREEMENT? Under the Family Law Act 1975 (the Act), a Binding Financial Agreement (BFA) can be made between two spouses (whether they are married or in a de facto relationship) before, during or after the relationship. The purpose is to determine how the assets and liabilities of the parties in a relationship are to be divided postseparation. Usually, spouses will enter a BFA as they wish to protect their assets in the event their relationship breaks down (commonly known as a ‘pre-nuptial agreement’) or parties wish to divide their assets after separation without the need for the court’s intervention or oversight. After separation, it can be advantageous as it allows parties to separate their finances amicably, with certainty and with less costs. Having the BFA before or during your relationship also has significant advantages. It can provide certainty around what will happen in the event you separate from your partner and minimise the emotional distress that comes with needing to make decisions post-separation regarding finances. A BFA can also protect your assets which were obtained prior to the relationship. WORDS: Virginnia Yow, associate, Miller Sockhill Lawyers

But where’s the will …?

Waste audit on your business

Annual shutdown periods approach

Your Will is confidential. It is entirely a matter for you where it is kept so it is safe and can be located. There is no Government register of Wills made in Queensland. It is not uncommon for a person to pass away and for their original Will to be missing but for a copy to exist. In these circumstances, careful consideration needs to be given as to why the original Will cannot be located. Is it because it has been destroyed by the Will maker or simply been misplaced? It is possible for a Grant of Probate to be obtained of a copy. However, it involves an Application to the Court. The Court needs to be satisfied of various matters. These include: • the extent of the searches and inquiries carried out to locate the original; and • that the Will maker did not decide to revoke it. Any Application to the Court can be costly and potentially involve a large number of parties: for example, people who may benefit if: 1. The Will “exists”; or 2. There is no Will. If you have made a Will, at the very least inform your executor where the original is.

Waste elimination is one of the most effective ways to increase profitability in a business. To eliminate waste, it is therefore important to fully understand exactly what waste is and where it can be found. We, as a firm, have just gone through the process as a team and individually to identify how we can be more efficient and effective. Audit: Conducting a waste audit is the starting point. Go through your profit and loss items to start with, line by line, to see where there is room for improvements. Prioritise: Setting the priority enables the most important issues/ items you have identified to be dealt with first. They can then be monitored for how you are progressing. KPIs: Establish Key Performance Indicators (KPIs) before you start. Putting a peg in the ground at the start and measuring progress at regular intervals is essential. The cost benefit of the process can then be clearly established. Repeat: It is good to formally audit the waste at least every six months, as the waste issues will continuously change.

It’s that time of year again when Christmas is fast approaching. And many businesses will shut down over the Christmas and New Year period. Most awards allow this. Usually, the awards require employees to be provided with 28 days’ written notice prior to a shutdown period, confirming the dates of the shutdown. What has changed this year is that 78 modern awards include a new ‘model term’. This new term allows employers to direct employees in writing to take any accrued annual leave during such a period. However, if they don’t have enough leave, employers can agree in writing for the employee to take: • leave without pay; or • take annual leave in advance. If no agreement is reached, the employee will be entitled to be paid during the shutdown period or, alternatively, they can be provided with work to undertake during this period. An employee who is engaged after the 28-day written notice has been given must receive notice as soon as reasonably practicable after the employee is engaged.

Following your separation, there are steps you should take to secure your financial position and personal circumstances. You will need to sort out accommodation and personal finances. But there are other important things to consider: • Income – has a plan been made for ongoing financial support, including child support? • Are joint bank accounts secure? • Is your property safe? • Update your security settings and reset passwords – social media, email accounts and/or physical locks. • Is your investment/business safe? Speak with your accountant for what control or responsibilities each party has, particularly with a business, company or trust. • Are your documents safe? Do you have copies of passports, birth and/or marriage certificates? • Are your legal interests secure? • How are expenses going to be handled in the interim? Additional measures may be necessary if domestic violence has occurred. You should also review your Will and/or Powers of Attorney and update any beneficiate nomination on your superannuation. Property settlements can take time but you can still secure your property and/or financial position in the short term.

he highly anticipated HIA BlueScope TRUECORE Steel Sunshine Coast/Wide Bay Housing Awards on October 13 celebrated the pinnacle of innovation, design and craftsmanship in the home construction industry. The event showcased an exceptional array of homes that redefine modern living and raise the bar for architectural excellence.

The 2023 Housing Awards received an unprecedented number of entries, making it a landmark event in the industry’s history. The awards ceremony showcased the industry’s growth, creativity and resilience, even in the face of challenging times. Nick Hayes Constructions claimed the coveted Home of the Year title, which demonstrates a relentless pursuit of perfection. The winning masterpiece, located at

Dicky Beach, is being described as a true marvel that seamlessly blends luxury, functionality and innovation. This sprawling home boasts a private tennis court, stunning beachfront views and a meticulously designed atrium that floods the living spaces with natural light. The home represents a harmonious synergy between nature and architecture, with the judges paying testament to the craftsmanship and vision of Nick Hayes Constructions. In the court of public opinion, Becker Constructions took home the People’s Choice Award for the company’s efforts in creating a home at Golden Beach.

This award reflects the overwhelming support of the community for Becker Constructions’ dedication to creating a space that resonates with homeowners’ dreams and aspirations. “This year’s awards were a celebration of innovation, creativity and sheer determination, particularly given the challenges of the last two years,” HIA’s Queensland executive director Michael Roberts says. “The quality of submissions was unparalleled and highlights the exceptional talent and commitment of our local builders and designers. “These awards not only recognise their achievements but also inspire others to strive for greatness.” The HIA BlueScope TRUECORE Steel Sunshine Coast/Wide Bay Housing Awards continue to shine a spotlight on the region’s most-outstanding homes and the remarkable individuals behind them. As the winners’ accomplishments inspire future generations, these awards serve as a driving force behind the continuous evolution of the home construction industry.

RESEARCHER AWARDED FOR ROAD SAFETY WORK

‘FIVE-STAR’ LEARN-TO-SWIM EXPERIENCE

T

he opening of the Shapland Swim School Aura brings to the southern end of the Sunshine Coast the ultimate, semi-private, learn-to-swim experience. A purpose-built, heated (32C) mineral teaching pool with 10 different water depths ensures even the most apprehensive children rapidly gain confidence. Each child receives more individual attention because the maximum number of participants per class is three, regardless of age or ability. The large, separate, air-conditioned observation room removes all distractions from the teaching area, which helps each child concentrate on developing their personal aquatic survival skills. Since 1938, the Shapland family has been teaching Aussies to swim. Its

five-step swimming program has stood the test of time and is based around rapidly identifying each child’s individual needs: psychological and physical. This tried-and-tested teaching method allows teachers who are trained in this method to rapidly assess a student’s aquatic skills level and hone in on teaching the skills a child needs to be able to progress. Shapland’s unique baby program, developed by Chris Shapland over the past 55 years, is trauma-free, limited to a class of three babies, and focuses on educating parent and child. Emma, Isaac and Maddy, who own and operate the bespoke facility, are highly experienced proponents of teaching the Shapland method across all ages and skill levels. In fact, Isaac and

Emma were taught to swim by Chris Shapland, and Maddy has been involved in the Shapland system at a teaching level and as an administration/teacher for the past seven years. A toilet for your child directly off pool deck, two heated changerooms fitted with individual cubicles, baby change tables and hot showers add to the five-star experience. Shapland’s aim is to give clients as much control over their lesson appointment as possible. Clients use the MySSS app which allows them to cancel and book make-up lessons from their phone. The flexible system for make-up lessons ensures value for money. And on-site parking is easy.

University of the Sunshine Coast (UniSC) Senior Research Fellow Dr Verity Truelove has received the Australasian College of Road Safety Young Leader Oration Award. The award is for her inspiring road safety research and potential for future leadership. Dr Truelove’s research for the Motor Accident Insurance Commission (MAIC)/UniSC Road Safety Research Collaboration addresses road rule violations, such as speeding and distracted and impaired driving. “When we want to understand how to maximise road safety initiatives, I think it is important to also understand what role evolving technology will play and how it can be used to both aid road safety and be a road safety risk,” Dr Truelove says. “It is also vital to have a larger focus on road safety outside of urban areas, such as in more regional, rural and remote areas. “Unified road safety strategies that don’t consider some of the environmental and social differences across these regions may result in some groups benefitting more than others.” She said it was an honour to be recognised as a future leader in road safety research in Australasia.

MY EDUCATION

PACIFIC EMPOWERS STUDENTS FOR FUTURE SUCCESS

I

n the dynamic landscape of today’s world, Pacific Lutheran College’s dedication to guiding students toward making well-informed career choices and embracing opportunities is underpinned by the adage: “You can’t be what you can’t see”. “A cornerstone of our career approach at Pacific Lutheran College is

the emphasis on a strengths-based methodology, placing individual students at the heart of the discourse,” head of career development Veronica Sanmarco says. “This co-agency approach fosters collaboration and personalised pathways, enabling students to actively craft their futures aligned with their

unique talents and passions.” Central to the Pacific approach is recognising that students are constantly shaping their career ideas through interactions with peers, family, teachers, and media. As Year 12 students move toward completing their Senior education journey, here are some conversations to have in preparing them for their next steps. Maintaining focus: With the end of their academic journey in sight, students need to persist in their focus. Whether they are pursuing higher education, apprenticeships or entering the workforce, nurturing study skills is paramount. Sharpening critical thinking, time management, and organisational skills are indispensable for life, regardless of their pathway. Contingency planning: Acknowledging life’s unpredictability, a contingency plan is vital. Preparing for unexpected challenges can significantly alleviate the pressure of uncertain situations. Life administration: Transitioning into adulthood introduces many choices and responsibilities. Students should proactively attend to administrative tasks such as setting up a personal email

for post-school communication, obtaining a tax file number, opening bank accounts, updating resumes or portfolios and registering for the electoral role. Charting post-school trajectory: Feeling uncertain about the future is normal. Seeking guidance from trusted mentors, peers, educational institutions and career advisors can help navigate these uncertainties. “Encouraging proactive steps while discouraging avoidance can help avoid the build-up of anxiety, which sometimes hinders students from fully realising their potential,” Mrs Sanmarco says. “At Pacific Lutheran College, our approach is founded on working with families to nurture each student’s distinct capabilities, fostering a profound sense of self-awareness. “This, coupled with our robust support system, empowers students to make astute decisions to seize the boundless opportunities awaiting them. “As students embark on their respective journeys, a partnership approach is important to equip them with the resilience and adaptability essential for a successful future.”

ARIES (MAR 21 - APR 19)

TAURUS (APR 20 - MAY 20)

GEMINI (MAY 21 - JUNE 20)

CANCER (JUNE 21 - JULY 22)

This week Mercury, Jupiter and Uranus rev up your natural Ram curiosity. But guard against being too brisk, brusque and impetuous with pedantic people who will test your limited patience. Do your very best to be as cool, calm and cooperative as you possibly can.

Promising opportunities are hovering around. With Saturn and Neptune in your hopes-andwishes zone, it’s important to have a long-term goal. You need to be patient, though, as you focus on bringing your lofty dreams down to Earth with a practical plan.

The sun, Mercury and Mars are in your wellbeing zone, so be proactive about finding a fitness routine that keeps you motivated. Venus and Uranus encourage you to be more adventurous with your partner. Singles – look for a lasting love with similar goals and values.

Venus prompts you to contribute your talents to a cause within your community. And Tuesday is a terrific day to welcome a new friend into your peer group. But keep your wits about you, Crabs, and avoid getting side-tracked by unrealistic expectations.

LEO (JULY 23 - AUG 22)

VIRGO (AUG 23 - SEP 22)

LIBRA (SEP 23 - OCT 22)

SCORPIO (OCT 23 - NOV 21)

Courtesy of Venus and Uranus, is it time to retire an outdated relationship (romantic or platonic) so there’s room for a new one? With the sun, Mercury and Mars in your domestic zone, strive to be more creative and proactive about a current family problem.

Planetary oppositions could exacerbate problems with a loved one or a stressed colleague as you misunderstand each other’s motives. Make it a priority to communicate your thoughts and feelings in a clear and compassionate way.

The sun, Mercury and Mars are all stimulating your wealth zone. So tap into the abundance that is all around you – and not just on a financial level. It’s time to combine your outer creativity with your inner strength, so that you shine brightly for the world to see.

The sun, Mercury and Mars are all in your sign, so sarcasm is out and buoyant joie de vivre is in. There’s much to look forward to as you attract opportunities or celebrate an important milestone. It’s time to be as proactive and positive as you can manage.

SAGITTARIUS (NOV 22 - DEC 21)

CAPRICORN (DEC 22 - JAN 19)

AQUARIUS (JAN 20 - FEB 18)

PISCES (FEB 19 - MAR 20)

With Venus and Uranus activating your career zone, find creative and innovative ways to shine more brightly at work. You’re feeling positive about a challenge but sometimes there’s a fine line between being optimistic and being unrealistic.

A child or partner could shock you by making a surprise move, or a group project could veer off in a confusing direction. If you keep your adaptability muscles well-flexed, then Pluto (in your sign) will help you adjust to the constantly changing landscape.

Aquarians can expect a rollicking ride as your motivation levels fluctuate. Tuesday is terrific for new friendships and falling in love, but you’ll feel a bit stir-crazy on the weekend. Try channelling your restless energy into personal projects and outdoor pursuits.

You’re full of innovative ideas and creative schemes – but can you tell the difference between an inspiring daydream and a dodgy delusion? Realistic Saturn (in your sign) urges you to dig deep and set substantial goals that are worthy of your talents.

BIDDERS OUT IN FORCE FOR AUCTION ACTION Rising market conditions underpin high attendance and healthier clearance rates, new report shows.

T

he run of solid auction results continues with bidders out in force around the nation and new records set in Queensland, according to a new market report. Apollo Auctions director Justin Nickerson says it is clear that the rising market conditions are underpinning auction results around the nation, with monthly auction clearance rates holding steady around 66 per cent since March this year. “This is in stark contrast to market conditions last year, when auction clearance rates were hovering around 50 per cent between June and August 2022,” he says. “The September quarter auction clearance rate this year, though, was a healthy 61 per cent. “Overall, we saw an average of about 30 people attending auctions, with a solid average of 3.31 registered bidders recorded as well.” Mr Nickerson says there was an average of 61 per cent of active bidders at auction nationwide. “With the spring selling season well under way and strong buyer demand – and with interest rates appearing to be on

comforted by greater certainty around economic activity, continued low unemployment, and the general talk of interest rates having reached their peak.” According to Ray White Maroochydore director Dan Sowden, spring continues to be the strongest selling season of the year, with 160 auctions conducted in the period, up from 114 in the previous quarter. “Competition on auction day created a lift rate of close to 5 per cent, which is measured from the best pre-auction offer to the eventual sale price,” Mr Sowden says.

hold for the foreseeable future – auction bookings in some locations around the nation have hit record numbers as sellers and agents make the most of market conditions in the final months of this year,” he says. On the Sunshine Coast, according to Apollo auctioneer Yianni Mooney, the September quarter saw increased auction clearance rates compared to the previous quarter despite higher interest rates. “Many buyers and sellers have anchored expectations from the recent market momentum,” Mr Mooney says. “Sunshine Coast buyers are likely

“In conversations with bidders throughout the quarter, they are buying with confidence knowing that interest rates are at or near their expected peaks with the medium term suggesting a flattening in the interest rate cycle.” Mr Sowden says while the local market continues to dominate, new migration to the area positively affects price growth. “With almost 6000 inspections conducted over the 90 days, our group conducts almost 70 inspections per day across our marketed properties. Auction campaigns again gathered the lion’s share of buyer interest with 4159 inspections which represents 69 per cent of all property inspections,” he says. Mr Sowden says auctions generated on average 25 buyer inspections, and private treaty recorded 18. He says September was a standout month for sales speed. The days on market dropped to 24 in September, which reduced the average over the quarter to 37. The previous average was 44 days on market. “This is a sign of buyer confidence and a willingness to act decisively when the right property was presented to the market,” he says.

Perfectly harmonising historical character, lush landscaped surrounds and incredible vistas over the Sunshine Coast, 38 Amaroo Drive is a genuinely unique offering situated in one of Buderim’s most revered cul-de-sacs. A substantial 5,634m2 parcel of land positioned on the prized Northern escarpment ensures the greenery, outlooks and cooling summer breezes will be yours to enjoy in perpetuity. The unique and character-filled abode is of Rammed Earth construction, both environmentally friendly and aesthetically pleasing. Just a 5 minute stroll from Buderim Village and State School.

SURF REPORT with MWP’s man in the water

Okay peeps, I just returned from Byron Bay where the crowds were at a level I have never seen before. The longterm problem with the growth is that it will be short lived, so make the most of your surfs. This weekend seems to be jumping in size a lot but strong winds will be attached. Head to Noosa, Alex, Double Island ... you get the drill.
