Renovation revolution Australia is a house proud nation. It’s estimated that 8.4 million of the country’s 13.6 million homeowners undertook a renovation project in the past year. It’s a figure that has jumped 57 per cent since 2013. Now, the Housing Industry Australia has predicted the building industry is set to see an increase in renovation activity. We take a look at the renovation industry and what we can expect in the coming 12 to 24 months.

FUTURE-PROOFING This relatively new term is being applied to all home design and renovation projects, and given how fast our society is moving, it’s understandable why. When creating a home it’s important not to limit yourself to the here and now, but predict future changes and market appeal. Here are our top four suggestions for future-proofing your home. 1. Smart technology – From Google home to iZone, there are so many new ways to create a smart home. Control your lighting, security and airconditioning all with the tap of a button or via voice control. 2. Eco-friendly – Speak to your architects about incorporating environmentallyfriendly design and construction elements. 3. Energy efficiency – Electricity isn’t going to become less expensive anytime soon. Invest in solar panels, insulation and consider natural cooling methods and the orientation of your home. 4. Generational – Children are staying at home longer and older family members are moving in. Investigate zone options or the inclusion of a granny or Fonzie flat.

THIRTY YEARS ON As homes built in the late 1980s are approaching the point of needing a bit of extra TLC, Housing Industry Australia senior economist Shane Garrett predicts the building industry will see an increase in renovation activity. In October, the HIA released its latest edition of the HIA Renovations Roundup Report, which is the most comprehensive review of Australia’s $32 billion home renovations market. The publication analyses the latest developments in home renovations activity and reveals the results of the exclusive renovations market survey. “Our analysis shows a strong correlation between the volume of renovations work and the age of the housing stock,” Shane says. “The more houses between 30 and 35 years of age, the greater the need for renovations and improvements. “The really good news is that the number of houses in the key renovations age group will increase substantially over the next decade – a result of record volumes of detached house building during the late 1980s. “Houses belonging to the ‘1980s Club’ will become increasingly ripe for renovations work over the coming years.” HIA’s updated forecasts for the home renovations market indicate that the activity is set to inch up during 2017 overall (+0.2 per cent) with a further small increase (+0.4 per cent) during 2018. In 2019, the pace of expansion is predicted to accelerate to 4.9 per cent with a further rise of 2.9 per cent in 2020 bringing the value of Australia’s renovations market to $35.12 billion. 6 My Renovation | December, 2017

GROWING IN POPULARITY With the birth of reality renovation television shows such as The Block and Selling Houses Australia, more and more homeowners are developing an interest in renovation and home styling. Interior design queens Alisa and Lysandra Fraser – who collected more than $1 million and found fame from two appearances on The Block – believe that the investment property market has become lucrative for many Australians. “With growing financial needs in order to supplement our lifestyles, renovating and building is perhaps the most financially rewarding side job for many couples and families,’’ Lysandra says. “Unlike overseas markets we are still lucky to be enjoying financial stability in Australia, which minimises risks and offers an opportunity to take on these quick turn around projects that can add dollars to our pockets.”

The twins have noticed a strong movement towards European influence in design and say that homes will continue to be a family’s centre of gravity but with a design that moves towards an emphasis on functionality, organisation and entertainment. “While we are a culture that enjoys food and beverages in a social scene, we are now designing our homes around the need to equally enjoy these activities right at home,’’ Alisa says. “With today’s economy, and the shifts in employment and entrepreneurship, it means families stick together under the one roof for much longer. While our children are free to spread their wings and leave the nest, for most parents the reality is that they will stay at home much longer than anticipated, some even up until marriage.” Turn to pages 6 and 7 for more renovation tips from the girls.

ALISA AND LYSANDRA’S RENOVATION TIPS • Failing to plan is like planning to fail – plan as much as you can well in advance but always keep in mind that the renovation process requires you to stretch your imagination and your flexibility muscle. Sometimes things go to plan, sometimes they don’t. Either way, optimism will take you a long way in your renovation journey and unexpected surprises that seem like hurdles at the time, can in fact have a positive outcome. • Create a budget then add a buffer to it because things will almost always cost more than you think. With every purchasing decision it is important to use the principles of hierarchy. For example if you’re renovating your bathroom, spend some time reflecting which items are more valuable to you and your lifestyle,- and where you can afford to cut corners. If you rarely take baths, it’s pointless spending big on a feature bathtub.

Down to earth As the technology stronghold on our homes increases, many homeowners are feeling the need to reconnect with nature. In 2018 we will see a renewed interest in natural and organic materials, raw products and living plants.

Alisa and Lysandra say that the coastal design theme is perfect for Sunshine Coast homes. While the style is based on a natural colour scheme, they suggest using textures to add features, depth and contrast to the design. Use different wood grains and materials for rugs, cushions and décor accents.

Choosing the right paint for a rendered home

aint on a rendered home is not just there to look good. It protects both the coating system and your home. Render and paint systems consist of several layers that work together. The right products, adequate surface preparation, sufficient adhesion and correct application all play a part in ensuring the system works effectively. Most render systems need a protective film to shield the system from the elements. That protective film is paint, or ideally, membrane paint. A membrane is a pliable structure that forms a barrier or lining. Thus, the term membrane is used to describe a type of exterior paint that offers greater thickness, protection and elasticity compared with standard paints. Choosing the right exterior paint for overcoating render is important for long-term protection and reducing maintenance. Here is some useful advice from the experts at Rockcote about what to

look for when it comes to choosing paint for render. THICKNESS Thickness equals protection. In a two-coat system, standard exterior paint is typically around 50 microns thick, while a quality membrane such as Rockcote Armour can be more than 170 microns thick. To put this into context, the thickness of a fine human hair is about 30 microns. To compare products, refer to dry film thickness on the technical data sheet, available on the manufacturerâ&#x20AC;&#x2122;s website. CRACK-BRIDGING ABILITY Fine surface cracks will cause premature aging of the paint system and can grow into major cracks. Look for paint with built-in elasticity to accommodate minor cracking, known as crack-bridging ability. A good quality membrane has up to seven times more crack-bridging ability than a standard paint.

DON’T MOVE... WEATHER RESISTANCE Most render systems rely on the paint layer to provide water repellency and weather resistance. If the integrity of the paint is compromised, the system can fail, leading to a range of issues such as mould, cracking, delamination and, in severe cases, water ingress into the home. Look for paints with thickness, crack-bridging ability and water repellency that are designed for render. LOW MAINTENANCE Most manufacturers recommend that exterior render systems are regularly inspected by the homeowner and washed down with a hose annually. As a guide, a home coated in standard paint will require repainting in five to seven years; a membrane should last 10 to 12 years. Factors affecting this timeframe include maintenance routine, quality of application, colour and location (dark colours and coastal properties may

require repainting more frequently). DIRT AND MOULD RESISTANCE Cracking, damp areas and dirt build up can lead to the growth of mould. As well as causing unsightly dark stains, mould can affect the performance of the paint. Products with built-in mould and mildew resistance help to reduce the risk of mould growth. Using a membrane paint over render will provide a longer lasting, thick coating with greater ability to resist minor cracking compared with a standard exterior paint. Finally, don’t be concerned about repainting changing the appearance of your texture coating. A fresh coat of membrane paint or paint over existing sponged render or texture will not change the textured appearance of the surface.
