I

’ve been enthusiastically following the journey of Sunshine Coast couple Jess and Norm who are competing on the current season of Channel Nine’s The Block. Until recently, Jess was better known for her role as one-half of Sea FM’s Barrat and Jess morning radio show. That was before she picked up a hammer, threw on a pair of boots and headed to Melbourne. Now, she and husband Norm are beamed into hundreds of thousands of Australian homes as they compete for The Block’s coveted 2018 title. They have garnered plenty of support and I’m sure all local viewers are cheering them on – we certainly are! Lucky for us, the pair kindly took some time out of their busy schedule to chat and dish out their best renovation secrets. The story is on page eight. DID YOU KNOW? Sustainable gardening has become the focus of landscape architecture and aims to work in with the natural and built environment. The key is to plant vegetation, such as wetland plants, that attract wildlife. According to the Australian Government Home website, ideally these landscapes should maintain themselves and survive by being part of the natural cycles of the local environment.

The checklist The beginning of spring is a vital time in the world of gardening. Here are the top five tasks to ensure your garden grows well through the warmer months. Ready the garden bed. Rake, mulch and add fresh soil. Feed your lawn. Early spring is the ideal time to feed and repair the grass prior to the hot summer months. Aerate the soil and then use a good fertiliser. Prune. Get to work and cut back overhanging tree branches and slow-growing hedges. Trimming back plants will encourage growth. Start planting. Seeds and seedlings should be planted into pots and transferred once they strengthen and the weather warms up. However, plant vegetables straight into the ground. 6 My Renovation | September, 2018

TIPS & TRICKS FROM THE BLOCK

lthough Norm Hogan has spent the past 25 years in construction, even he was pushed to the limits when he and partner Jess Eva set foot in The Gatwick in Melbourne as The Block contestants. For Jess, renovating the penthouse they chose in the Channel 9 series was truly a baptism of fire. While their journey is still unfolding on the small screen, the Sunshine Coast couple have spoken with My Renovation to share some of the tips and tricks they have learned through their experience. WHAT IS YOUR ADVICE FOR FIRSTTIME RENOVATORS? Norm: Have a budget. You need to allocate more money towards kitchens, bathrooms, ensuites and that sort of thing because they literally do just cost more to do because of plumbing, equipment and extra things like waterproofing.

Also bear in mind that they do add the most value to your home, so if it comes down to it, steal money you have allocated to other rooms to make sure that these key areas shine. Jess: Try as hard as you can to stick to the budget. If you can find ways to save money with some things, like buying second-hand or waiting for discounts in stores, you can blow out in other areas. It’s also important to create something you love, not just something that is on-trend. That way, when the hard work is done you can love the crap out of it. Also, if you have kids at home, start with their rooms first. We whacked a bit of paint on our son Fred’s room when we got back from The Block and he thought it was the greatest thing he’d ever seen in his life. Renovating a kid’s room first will give you confidence and they will be stoked with everything you do.

WHAT IS THE BEST THING ABOUT RENOVATING? Norm: Creating something amazing. I think that was probably the highlight of my time on The Block. Jess: Having never renovated before it was amazing to see what you can create, and if you have confidence to do it in your own home it will be amazing. On The Block, we had a week to do a room so we just had to get in there and just do it, but it did show us how to make good, fast decisions.

WHAT IS THE MOST STRESSFUL THING ABOUT RENOVATING? Jess: I think having to work with your partner and having to compromise. Creativity is so subjective and you both have an idea of what will work. If you are renovating with your partner, you have to give and take. Norm: I always gave. Jess: No, you didn’t. Pick your battles with what you really want and let your partner think they have won the rest.

Jess and Norm’s first The Block project was to create a child’s bedroom If it was your own house, you might fall into the trap of over-thinking and analysing everything – you could literally spend years on it. TOP TIPS Here are Jess and Norm’s five top tips for completing a successful renovation project. 1. Patience. Don’t go rushing into coming up with a design, take time to get a feel for the room and how you will use it. 2. Research designs and have an idea of what you want. Always have a

starting design in your head and then research to find out how best to execute it. 3. Enjoy it. At the end of the day, you are trying to create a dream renovation, so take your time with it rather than just slapping it together. Bit by bit, you can see your dream come true. 5. If you are renovating with your partner it’s a good idea to have a third party on hand who is willing to come in and mediate for you. Everybody needs a Scotty Cam, so nominate your ‘Scotty’ that can come in once a week to look around and look at what you are doing and give you an objective outsider’s point of view. Open up your relationship to a third person, who might have a designer or builder perspective, and who is comfortable calling it like it is. And, preferably somebody who can give you $10,000 if you present a well-designed room!

inding ways to save money throughout your reno, is one of the biggest challenges you might face as part of your project. This month, moving on from how to manage your budget, we will run through a list of ways to help you save a few dollars in your reno. DIY v professional. Work out what jobs you think you can do yourself and those you are better to pay a professional for. Electrical, plumbing and structural tasks are best done by professionals, but there will be other jobs that you can complete yourself to save on labour costs.

the renovation project will be all the thanks they need. Demolition. Aside from asbestos removal, do as much demo work as you can. Strip tiles, remove vanities, rip up the carpet, dismantle the kitchen cabinets and load skips bins. Electrical. Keeping the electrical points in the same spot will save loads. Salvage. Scour salvage yards for doors and materials you can use on the project. Be sure to check that these finds are not more expensive than buying new. Also, sell or recycle whatever you can from your project. Nambour and Caloundra have good recycling centres. Painting. Painting is one of the best ways to change the look of a space and it is an area where you can save on labour costs. Take your time and be sure to do the job right with good quality equipment and paint.

Flooring. Old carpet or lino dates a room. Rip it up and work with what is underneath. Hire a sander and paint or polish the old flooring. Otherwise, find a cheaper new lino covering. Retain and re-grout tiles, or invest in large area rugs. Bedrooms. Change or paint cupboard doors, replace ceiling fans, change window furnishings to roller blinds and install inexpensive white cotton sheers. Internal exposed brickwork. Cover exposed bricks with easy and inexpensive VJ panels, or paint it. Planning approval. Choose a designer who is experienced in dealing with your local council to avoid extra expense on design work. Neutrals. Maintaining a simple and neutral colour palette across the property will allow savings. A neutral base is also less likely to date and need updating.

Materials. Swap out more expensive materials, such as stone, for cheaper alternatives. Floor stock. Seek out floor stock or factory seconds when it comes to buying tiles, flooring and appliances. Also, don’t buy a fridge that requires plumbing if the plumbing is not already available in the kitchen. Check and check again. Measure everything three times and select your appliances early to confirm dimensions for cabinetry. Be organised. Ensure the builders and other contractors have immediate and complete access to their tasks without delays. A rough schedule of trades for a renovation project includes: demolition, structural, trades rough-in, wall finishes, waterproofing, tiling, fixtures and fittings, joinery, electrical/ plumbing fit-off, painting and landscaping.

Plan. Ensure you have electrical and plumbing plans in place so that nothing is forgotten when workers are on site. Spend now to save later. Installing insulation, rainwater tanks and solar panels as part of your renovation will cost now, but they can return you with massive savings down the track. Budget accordingly and reap the savings. Prioritise. Organise and plan for maximum impact if you are planning on reselling, even if you have a tight budget. Paint the property, change the front fence, paint the front door and change benchtops. You’ll be surprised what a few changes will do. Final tip. If you are competent and able to do so, roll up your sleeves and get to work. Do whatever you can, whenever you can.

Plan ahead Remember that wet weather will hamper construction progress. If possible, plan major renovation projects to take place in the low-season. The less rain, the quicker you’ll be in your new home.

Demolishing? Donate any quality timber or fittings to the local recycling centre, or pop it up for sale.

However, it is also important for pool owners to think about reducing their carbon footprint. So, how do you balance your leisure needs with your environmental concerns?
