Endless inspiration to create the look you love. / In the mood? Lamps play an important role in ambience within a room. Keep in mind the higher you place the shade of a lamp the more light you will get from it. Cluster pendant lights to give a room a distinct personality. Ask your electrician to hold your pendants at different levels to make sure the height is the right fit for the room.

couple of years ago, we installed three globe pendants in our home. The stylish trio, installed above the island bench, not only lit up the kitchen, but the entire open-plan space. I’ve said it before and I’ll say it again, lighting really can transform an outdated or unremarkable space into something quite spectacular. This is why it is a popular addition and investment in renovation projects. In this edition of My Renovation, we take a look at the latest products and advice coming out of the lighting industry. You will find the story, including tips and tricks, on page six. From lighting, we move on to trends and explore the latest styles in the interior design world. We share expert advice on what is hot right now in furniture, flooring and new products. Personally, I love the fresh take on the traditional Moroccan interior design look, but I’m sure there is something to suit every taste. Until next month, happy renovating.

ILLUMINATE YOUR HOME Despite what you may think, there is more to lighting than choosing between pendants and downlights. Lighting can have a large impact on your electricity costs, not to mention the mood and purpose of a room. Keep practicality in mind but also think outside the square and use lighting to create accents throughout the home.

This urban metal single pendant, the Plato, is perfect for hanging in a row over a bench or as a feature in a stairwell. The inner gold colour reflects a warmer light, also making the Plato an ideal choice for over your bedside table. It’s from Andrew’s Light Up.

Choosing the right lighting According to the Australian Government’s Your Energy Savings website, there are lots of options to reduce the amount of energy used for lighting while still providing the right product for your needs. The key things to remember when choosing bulbs include: 1. Think lumens (the amount of light output), not watts. 2. Consider lifetime costs, not just the purchase price. 3. Get the mood of your light right – consider colour temperature. 4. Decide what type of light you need – general or task specific. 6 My Renovation | May 2019

Tips and tricks • Take advantage of natural lighting – it’s free, clean and will make a room feel open and airy • Use low-energy compact fluorescent lamps (CFLs) or LED lighting to reduce running costs • Two-way switches are smart for use in long hallways or large rooms that have multiple entry ways • The colour temperature of globes is an important consideration - warm soft lighting works in bedrooms and living spaces while many people prefer cool, white light for areas such as the kitchen or bathroom • Keep wall colour in mind – light or neutral interior surfaces reflect more light, which in turn means you can use less artificial lighting.

DID YOU KNOW?

HEALTHY GLOW There is a reason that LEDs are now the most popular option when it comes to household lighting. They use about 75 per cent less energy than halogen and also last up to 10 times longer. According to You Energy Savings, LEDs have a payback of less than one year. By replacing 10 halogen light bulbs with LEDs an average household can expect to save around $650 over 10 years on their electricity bill.

Lighting accounts for 10 per cent of the average Australian household electricity budget. The popularity of light-emitting diodes (LEDs) is largely responsible for the reduction of lighting costs in recent years. Incandescent light bulbs and a range of halogen light bulbs are being phased out from the market, where an equivalent LED light bulb is available. Source: yourenergysavings.gov.au

Work out how much you can afford Before you get started on updating furniture, consider which rooms you would like to update. Work out a rough budget for each room and write a list of ‘must-updates’ and concentrate on those furniture pieces first. Work your way to other rooms of the house as you can afford and your budget allows. But be careful not to make your room look too dark. Mix it up with light timbers and a splash of colour. Smooth velvets are still popular, with rich deep blues adding real luxury in furniture pieces like armchairs, sofas and beds. Grey and black hues are popular in winter and work well with dining suites, bookcases, bar stools and sofas. When sprucing up your living room, luxury looks such as the new Omari armchair from Focus on Furniture can add that real wow factor. Add contrasting tones such as bold cushions and lush green indoor plants to complete the luxe look.

HOW TO PLAN YOUR SMART HOME – AND WEIGH PRIVACY RISKS

Y

ou might have heard of lights that turn off with an app or voice command. Or window shades that magically rise every morning. Technology companies are pushing the ‘smart home’ hard, selling appliances and gadgets that offer internet-connected conveniences you didn’t know you needed. But, before you succumb to the temptation, consider that these devices might also give companies and hackers a key to your homes. Here’s how to get started on your smart home and what to worry about along the way. WORDS: AAP

STARTING THAT SMART HOME A smart home can encompass features as simple as remotecontrolled lamps and as sophisticated as thermostats that know when you’re home and turn up the heat automatically. Down the line, you may want to mix and match these tasks into routines, such as a wake-up

ritual that automatically starts the coffee maker, lifts the window shades and plays the news. With the right tools, you can check remotely whether you remembered to lock the doors – and lock them if you forgot. Some systems can also create temporary digital keys for guests and contractors.

Many people start thinking about a smart home when they get a voice-activated speaker such as Amazon’s Echo or Google Home, although such gadgets aren’t strictly necessary. Nor do you even need actual smart lights and appliances, as you can buy smart plugs, adapters that control existing lights or

whatever you plug into them. If you catch the smart-home bug, you can add appliances with the smarts already built in as you replace your existing ones. Major remodels also offer an opportunity to make bigger smart-home plans. You probably wouldn’t want to get new window shades now only to replace

them with smart ones a year later. THE RISKS There are some concerns to keep in mind. Many devices are constantly listening for commands and connect to corporate servers to carry them out. Not everyone is going to be comfortable with live microphones in their homes (though your phone may already be doing the same thing, if you had enabled assistive features such as “Hey Siri” and “OK Google”). For the most part, recordings will leave home only when you trigger the device, such as by speaking a command phrase like “OK Google” or pressing a button to get the device’s attention. But an Amazon device mistakenly recorded and sent a family’s private conversation to an acquaintance after the device mistakenly thought it heard the trigger word followed by a “send message” request.

Check what safeguards a device offers before buying. Smart speakers, for instance, typically have a mute button to disable the microphone completely. Mozilla’s Privacy Not Included project seeks to warn consumers about products with security or privacy problems. A general web search also might turn up complaints. In general, it helps to stick with major brands, as their corporate reputations are at stake if they’re caught taking shortcuts. Bigger companies can also quickly fix security holes that crop up. Gadgets from startups and no-name brands may offer little or no protection; those companies may be more concerned with rushing a product to market. Bigger companies, however, are also more likely to use your data for marketing. So consider the trade-offs. continued over>

TECHNOLOGY // child-custody dispute, for instance, your ex might subpoena the records to learn that you’ve been staying out late on school nights. If you rent, a landlord might suspect an unauthorised occupant if you create a guest key that’s used daily.

LEAVING A DIGITAL TRAIL Even if a product works as intended, it may be leaving a record that can resurface after hacks, lawsuits or investigations. Manufacturers, for instance,

typically store the voice commands their gadgets send over the internet and use that data to help them personalise their services – and, potentially, advertisements. These voice snippets may include music or

conversations in the background. Reputable brands let you review and delete your voice history; be sure to do so regularly. And think twice about smart locks and their digital keys. In a

CHOOSING A SYSTEM As cable and internet services become commodities, the companies behind them are turning to smart homes for new sources of revenue. AT&T’s Digital Life and Comcast’s Xfinity Home offer cameras, door controls and other smart-home devices. The packages are good for those who prefer one-stop shopping, though you might save money and get more choices by shopping around. For the do-it-yourself approach, consider which company’s services you’re already using heavily. If it’s Amazon, then devices powered by its Alexa digital assistant

might work best. There’s a range of Alexa products, including refrigerators and washing machines. You can command an Alexa microwave oven to “reheat one potato” instead of having to look up how many seconds. It’ll also reorder popcorn with a command – from Amazon, of course. Likewise, if you’re a heavy Google

user, choose devices that support Google’s Assistant. Apple has products under the umbrella of HomeKit, while Samsung has SmartThings. Some products will work with more than one digital assistant. Some devices, especially cameras, come with extra fees for extended storage. But in most cases, you have to pay only for the product.

LIQUID GOLD

W

Home talk with Emilia Johnston Emilia Johnston is a former magazine stylist who began investing in, building and renovating properties when she was 23. She is the founder and owner of Coast Store, a local lifestyle and homewares store. Coast Store, 67 The Esplanade, Cotton Tree, @coast_store

hen it comes to home renovation there is one surefire way to add value to your home. Adding a fresh coat of paint is a tried and true budget home renovation tool available to you that will transform the look and ambience of the entire home. The effect of a well-thought-out new paint scheme can be dramatic and instantly increase your home’s street and resale appeal. When considering a renovation you need to know your ‘why’, as we have discussed in columns past. If your ‘why’ is to flip a property, then painting is one of the most effective options open to you to maximise your return for minimal cost. A home paint can add about a 107 per cent return on your investment so for example a $1200 expenditure on house repainting could return you $2484. Some experts claim they know what the best colours are to use if

selling your property. Zillow in the US studied 135,000 sold homes in 2018 to see how sale prices compared in homes with different coloured walls. Homes with charcoal grey and black doors sold for about $6000 more than expected sale price. Homes with kitchens featuring different colours for upper and lower cabinets (called tuxedo cabinets), sold for over $1500 more with the most popular colour combos being in 2018 navy/blue or black kitchen islands with white cabinets. Homes painted externally in yellow or in brownish tones typically sell for $3000 less, but in bathrooms a light blue or grey blue paint will add about $2500 to a sale price. Zillow also found that one of the simplest paint improvements you can make is to paint or restore the front door as it makes a marked difference to the sale price.

Paint is considered liquid gold when it comes to resale value. In this Queenslander in Buderim we transformed the house with a classic black and white scheme.

Now knowing the value a good paint job can add to your home, there are two things you must understand before breaking out the paint rollers. The first is to choose a stylish colour scheme. If you are not confident doing this yourself, then it is recommended to engage a consultant from your paint shop or an independent stylist to assist you with your colour choice. Local interior stylist Ros Hines recently helped the owners transform this

Buderim house from the outdated traditional yellow and maroon to a timeless black and white scheme. The stunning transformation is testament to the effectiveness of applying a winning paint scheme to your abode. Even without further renovation works, this home has already massively increased its street appeal and in turn its resale value down the line. Be selective and stylish with your paint choices and you will reap the results, but while we know a coat of paint can make a world of difference, how do you choose the right paint for the job? Fortunately, Australia’s Choice magazine has some information to help you with selecting the right type of paint for your job: 1) Paint spreading rate – a larger spreading or coverage rate means the can of paint should go further. Most paints claim a maximum coverage rate of 16 square metres per litre, but some claim as low as eight to 10 square metres per litre. 2) Low odour / low VOCs – the odour that paint often gives off is due to volatile organic compounds (VOCs), which are solvents that keep the paint’s complex

most common levels of gloss are:

Before

After

Flat – very low gloss. Good for hiding minor surface imperfections. For ceilings, and walls in low traffic areas. Matte – Slightly more gloss than a flat paint, but similarly good for hiding minor surface imperfections. Suitable for interior walls.

With today’s paints even painting tiles is possible as we did here in a very cost effective recent bathroom renovation

mixture in solution (or ‘wet’). VOCs are still commonly used in paints and excessive or repeated exposure can lead to what’s known as ‘painter’s syndrome’, with symptoms such as headaches, dizziness and nausea, so keep the room well ventilated when painting and during the drying process. 3) Mould resistant – my favourite new paint! When living in the tropics we used

to come home from holidays and have to wipe mould off ceilings and walls in the house after it had been shut up. Some paints now already have mould-resistant additives that inhibit the growth of mould, mildew and fungus. This is useful in damp parts of the home or if you live in a humid climate. You can also buy this to add paint that might not have it included. 4) Gloss level – this indicates how shiny and reflective the paint is. As a rule, the higher the gloss, the harder and more durable the paint and the better it will be at resisting stains, scuffs and moisture, but also the higher the gloss level, the shinier and more reflective the paint. High gloss paint is too shiny for large areas of wall and ceiling. Note, there are no rigid definitions for these gloss levels and the finishes may vary between brands, but the

Low sheen – good for most interior walls. Generally good stain resistance. Satin or silk – slightly glossier than low sheen, and for similar use. May also be used for bathrooms and kitchens. Semi-gloss – more stain- and moistureresistant and easier to clean. For hallways, kitchens, bathrooms, doors and trim. Gloss – very stain- and moisture-resistant and easy to clean. For furniture, doors, banisters, trim, kitchens and bathrooms. Knowing the type of paint to use and choosing the right colour scheme with the help of an expert is just one half of transforming your home in this way.

THE GREAT OUTDOORS Reader Rachael Witton recently wrote in seeking advice for her “renovators’ delight” Buderim home: “Externally I’d like to create something with a bit of comfort and wow. It’s a five-year project so what would you recommend as the best investments in landscaping?”

Cassandra Fenaughty is a landscape architect with more than 20 years’ experience. She’s the founder and owner of an innovative new renovation design consultancy, creating photo-real renovation concepts for clients looking to visualise their dream renovation before it begins. For more visit cassandrafenaughty.com.

CASSANDRA SAYS: It’s great you have recognised the external spaces as being an important factor in a renovation. Many people concentrate on the interiors and run out of money for outside, which is often the first impression of a home. There are a few ways you can use landscaping to increase the value of a property, and if you can protect the landscape works during construction, it’s more cost effective to put the plants in smaller and let them grow during your five-year flip period. Here are some ideas for you:

“There are a few ways you can use landscaping to increase the value of a property”

1. Climate control Planting shrubs on the western side of your home can assist in cooling hot rooms in summer by shading the home. If you have a large front and/or backyard, a feature shade tree is also a good idea so future potential buyers can see themselves relaxing in a cool shady nook of your garden. Remember to ensure the tree is not too slow growing, but also check the mature size and make sure it won’t be too big, or have invasive roots.

2. Screen and soften Whether it be neighbouring properties es or a blank wall of your home, screening ing plants can really help with providing a fence-like divider and privacy, or soften part of your homes facade. 3. Outdoor rooms If the home is small, consider adding an outdoor entertaining ‘room’ to compensate. This could be as simple as a paved court with an outdoor setting and

4. Prepare the soil Even small plants can be expensive, so make sure you cultivate the soil and prepare it well to give your plants the best chance to grow into healthy specimens. 5. Maintenance Most maintenance is low cost or free. Over your five years, tidy up and manicure your garden, clip shrubs, weed, cut edges, aerate lawns, stain timbers and pressure-clean hardstand areas. Re-mulch prior to sale to freshen up gardens. Many clients look at their overgrown gardens and think it all needs to be ripped out, but most times it just needs a major tidy up! umbrella or vine frame structure, or as elaborate as a roofed gazebo with half walls, built-in seating, an outdoor kitchenette and television. Remember when it’s time to sell, stage these areas well to let buyers see the potential – cushions, wine glasses and throw rugs are a great start.

MOROCCAN According to Darren Palmer, Carpet Court’s style ambassador, one of the hottest interior trends for 2019 is the Moroccan look. Moroccan styles are bold and bright with clashing patterns and earthy textures. We like Carpet Court’s Dreamtime high-loop pile carpet or the Antilles Twist cut-pile product. Timber flooring also works well in a Moroccan scheme. Opt for timber with warm undertones such as the Stockmans Ridge Premium Spotted Gum or Blackbutt.

DARK FLOORING Dark floors can bring a modern flavour and character into your home. Choices Flooring recommends lightening the effect by introducing colour into your walls or through rugs and accessories. Jewel-tones, velvet and faux fur finishings will create a cosy and homely vibe. Laminate can give you a sense of real timber without the price tag. Pictured is the Plantino Laminate Deluxe Ultra in Greenwich Village paired with the Dreamscape rug in raspberry. Both are from Choices.

NEW TO THE MARKET Hybrid flooring is one of the latest materials to hit the market. The Godfrey Hirst product’s core technology displays stability in all climates with minimal expansion and contraction. It is waterproof, hard-wearing, scratch proof and stain resistant. The added bonus is that although it has laminate and vinyl attributes, it looks like an authentic hardwood floor. Pictured is the Apollo XL. It’s available from QEBS Builders Warehouse.

tip Wool carpet has a luxurious, natural appeal, but solution-dyed nylon is a great choice if you’re looking for a soft carpet with superior fade and stainresistance for a sunny room or a home with kids.

PRODUCT ALERT If rich textures and muted tones are more your style, opt for a piece featuring contemporary colours with a light pattern. We like the Grampian Autumn Leaves rug from Choices Flooring.

New Ikea Video Suggests at Least Two Sonos-Powered Speakers Coming Ikea has unveiled the smart speaker products it has been building with Sonos. The furniture giant unveiled its first smart speakers at the Milan Furniture Fair in April. Ikea first previewed design concepts for its Sonospowered products last year, including one that doubled as a shelf. The company specifically called out this prototype calling it “a book-shelf speaker that will give customers a great connected speaker that enables a multi-functional usage in the home, at an affordable price.” It’s believed that the speakers will go on sale in August.
