Smart home tech is on the rise. In fact, the Telsyte Australian Smart Home Market Study 2023 revealed that revenue from Australia’s smart home market is valued at around $2.5 billion.

Furthermore, around 7.6 million households now use at least one smart home product.

But how much do you know about what’s available and where to spend your money?

Australia is witnessing a signifi cant shift in home renovation trends, with smart home technology taking centre stage.

LET’S BE EFFICIENT

One of the biggest trends is the focus on energy efficiency and sustainability. Smart thermostats, such as the Nest Learning Thermostat (the first thermostat to be energy-efficient certified) and Ecobee, allow homeowners to control heating and cooling systems remotely, optimising energy use and reducing energy bills. Of course, solar energy is also popular, with smart solar panels and battery storage systems becoming more accessible. WHY WE LOVE VOICE-ACTIVATED ASSISTANTS

Voice-activated assistants, such as Amazon Alexa and Google Assistant, are becoming household staples. These devices not only answer questions and play music but also control other smart home devices. With a simple voice command, homeowners can adjust the temperature, turn off lights, or even turn on the coffee machine. There are systems, such as Samsung SmartThings and Apple Home, that also let homeowners create customised routines, such as a ‘good morning’ routine that can do anything from opening the blinds to playing the news – all triggered by a single command.

The use of home security systems is on the rise. Smart locks provide keyless entry options that can be controlled via smartphone apps, while video doorbells like Ring and Nest Hello offer high-definition video streaming and motion detection, allowing homeowners to monitor their front doors from anywhere in the world. Comprehensive security systems that integrate cameras, alarms and sensors are also becoming popular. SMART KITCHENS AND BATHROOMS

Smart refrigerators, such as those from Samsung and LG, come with touchscreens, cameras and the ability to create shopping lists or suggest recipes based on available ingredients. Smart ovens and cooktops offer exact cooking controls and can be operated remotely. In bathrooms, smart mirrors with built-in lighting and touch controls are also popular additions to the home. These mirrors can display weather updates and your emails. Meanwhile, smart showers and taps allow users to choose precise water temperatures and flow rates.

PREPARATION

The Dulux Renovation Range Floors product requires a clean surface to adhere. All grease and dirt contamination must be removed, or the paint will not adhere and will peel or flake off.

SHOPPING LIST

Dulux Renovation Range Floors in your chosen colour, Dulux Renovation Range Plastic & Laminate Primer, 38–50mm high-quality angled sash cutter,

4mm nap-100mm wide microfibre roller, paint stirrer and drop sheet, painters tape, p400 sanding paper, Selleys sugar soap, silicone remover and rapid mould killer.

FLOOR TILES

For grout lines, ensure to remove all grease and oil. Thoroughly clean surface using the mould killer and then remove all silicone sealant from the joints. Wash down well with water.

Sand with p400 paper in all areas where silicone has been removed.

Clean again with the mould killer and wash with sugar soap. Use a scrubbing brush or a toothbrush to properly clean grout lines.

Rinse with clean water and dry with a clean cloth.

Floor polishes containing wax or silicone additives must be completely removed before you begin the project.

Allow grout lines to dry for a minimum of two hours before painting. Mask using a good quality painters tape.

Mixing: Add all of the additive found underneath the blue lid to the primer first. When finished priming, repeat the process with the topcoat. Stir well for around two to five minutes with a broad flat paddle, using an up-anddown scooping action until the additive is completely mixed into the primer or the paint. Once mixed, the primer is suitable to use for up to three days. The topcoat, after mixed, is suitable to use for up to 10 days.

APPLICATION

Primer: After the additive has been added and stirred, apply Dulux Renovation Plastic & Laminate Primer. For full instructions see label.

Topcoat: After the additive has been added and stirred, apply at least two coats of Dulux Renovation Range Floors ensuring that the previous coat is left for a minimum of eight hours before recoating.

1. Cut in as necessary using a 38–50mm high-quality angled sash cutter brush.

2. Coat surface using the microfibre roller.

3. Lay off. Once each section is coated, gently go over the surface in the same direction with an unloaded roller using minimal pressure. This will give a smooth consistent finish.

TIP: Some colours may require more than two coats, especially when painting over dark colours. When applying to tiles, the grout lines will also be covered. To re-whiten grout lines, use a grout pen.

PROPERTY CONTINUES TO RISE AND SHINE IN 2024

With Queensland property prices continuing to climb over the March 2024 quarter, the Real Estate Institute of Queensland (REIQ) is encouraging aspiring homeowners to think laterally to get onto the property ladder.

Across Queensland, the median price growth of units outpaced that of houses over the quarter, as well as over the year. Units grew 5.09 per cent to $578,000 and houses rose 2.07 per cent to $735,000 over the March quarter. Annually, units lifted 10.2 per cent and houses are up 8.46 per cent.

Million-dollar-median markets

in the March quarter included Brisbane, the Gold Coast, Sunshine Coast and Noosa for freestanding houses, and Noosa units also nudged up to a million-dollar median.

Here on the Sunshine Coast, houses grew 4.06 per cent to a $1.02 million median sale price over the quarter, while units rose 5.62 per cent to $705,000. This compares with a 5.28 per cent growth in Noosa house sales – a median of $1.34 million.

Meanwhile, Brisbane houses grew 3.1 per cent to a $1.16 million median sale price over the quarter, whereas units rose 4.31 per cent to $605,000.

More palatable figures were found by expanding the net wider outside of the capital city, to the likes of Ipswich ($640,000), Logan ($701,000) and Toowoomba ($618,000), which also boasted impressive growth for both houses and units.

REIQ CEO Antonia Mercorella said sustained growth across the sunshine state property market was being underpinned by a

shortage of supply and continued competitive conditions. “The 2024 Queensland property sales market has set off in a northerly direction, showing positive signs of growth and impressive sales results over the quarter,” she said.

“Relatively affordable price brackets are a magnet for owner-occupiers and investors alike, and this broad popularity makes ‘bagging a bargain’ an unlikely scenario.

“Apartments have again forged ahead strongly, notably in the greater Brisbane areas and relocation hotspots of the Gold and Sunshine Coasts, offering greater affordability, good locations and low-maintenance lifestyle compared to freestanding houses.”

Ms Mercorella said those looking to break into the market as prices continue to creep up, may consider reinvesting – buying and renting out a property in a more affordable location, while renting elsewhere to cater to their work and lifestyle.
