The first step in any renovation project (apart from determining your budget!) is to identify exactly what it is that you hope to achieve.

SOUNDPROOFING IDEAS
Admit it – hearing those footsteps upstairs on the second level of your home can be annoying. For those homeowners and renovators looking to soundproof their home, there are a number of options.
Here are some suggestions from the team at Choices Flooring.
One easy way to soundproof your floors is to purchase a soundproof floor mat or rug. Soundproof floor mats help absorb sound, particularly noises made from walking or jumping. If you’re in an apartment and like doing at-home workouts, your

neighbours will thank you for getting a soundproof floor mat. Or, if your kids like to run around upstairs, this can help keep things quiet downstairs. Even an area rug can help quiet the underfoot in your home, since it will help to absorb footsteps.
Another creative way to soundproof between floors is to insulate the ceiling . Along with a new floor, you can add insulation to the fi rst-floor ceiling which can help dampen noises from upstairs.
If you’re wanting to replace your floors with new, noisereducing planks, you have lots of options. Luxury vinyl installed with
a soundproof underlay is a good option for any home. By adding an acoustic underlayment, you’ll reduce noise from footsteps, drops, and other movement. If you prefer hybrid flooring, there are also options in this department.
The type of material your floor is made out of can impact how soundproof it is. For example, laminate flooring tends to be the loudest, due to its lightweight nature. Solid timber flooring can provide the most soundproofing, since it’s a heavier material. That being said, without any soundproofing underlayment, any wood flooring will create more noise and echo than carpet.
Carpet provides exceptional sound absorption by reducing reverberation. The pile in carpet can muffle sound waves, preventing a percentage of the vibration to reflect and echo across the air. It can almost eliminate impact noises produced by footsteps, items dropped, and chair legs scraped across a floor. Most carpet will be installed with carpet underlay laid down first before the carpet is put down. Carpet underlay comes in various thickness depending on how much comfort underfoot and noise absorption you require. Carpet underlay comes in a variety of materials.

BATHROOM TIPS
If part of your home improvement vision is a bathroom renovation, you are not alone. Many homeowners are freshening up their homes and one of the rooms many will focus on is the bathroom or ensuite. Highgrove Bathrooms’ Nick Crossland has helped countless home renovators and tradies choose the right components like baths, sinks, toilets and accessories. As a home renovator himself, he shares the renovation knowledge he has learned first-hand.

1. WHERE TO START
Fail to plan and you plan to fail, as the saying goes. Nothing could be more true when it comes to your bathroom reno. If you are following the current layout and are just replacing your vanity, toilet, bath, and shower, you just need to decide about tiling. There are great ways to top-dress existing tiles which is easier and quicker, or there is the option to install new tiling.
Both are great options and both have a bearing on the finished look and time frame.
For those homeowners planning to re-do the layout of
the ensuite or bathroom, it is best to follow the plumbing as this usually determines the placement – unless you get some work done on the water pipes and drains to suit your new design. In this case, it is best to consult your plumber first, to foresee where you can best place things in the space you have available, for your new shower, bath, toilet and vanity.
2. KEEP VIEW OF THE OVERALL PICTURE
If you are renovating your main bathroom, really look at the changing needs of your family before you make decisions. Also, if you are looking at selling in the coming year or two, then consider features that add extra appeal, which a potential buyer may appreciate. Think of a spa instead of a bathtub, or create a double shower.
If you are giving your ensuite a facelift, keep in mind that this is a more personal space for the couple of the house. This thought should be front of mind during

the creation process. Find the perfect balance between a spa-like sanctuary and functionality, but don’t go too themed or extravagant – stick to stylish, classy, beautiful and timeless design.
A few of the most common bathroom renovation mistakes you want to avoid are:
• Lack of design planning
• Underestimating the extent of design choices available
• Not ensuring water in and out are free from leaks or faults
• Not fully considering the long-term needs of the family
• Attempting the reno without the right advice
• Unrealistic budget for the renovation.
There are some amazing designs for basins, baths and vanities, but it is not just about look and appearance. Consider usability and practicality too. Think about cleaning for an example and plan a design that makes the process easier. Avoid creating tight corners behind above-bench basins for example or contemplate how difficult claw-foot baths are to clean underneath, versus a floor-fitted one.
Storage is another big one, especially if the space you are renovating is not big. Sacrificing a second basin for more bench space, drawers or a wall cupboard might be a worthy consideration. Most people will agree that often smaller bathrooms lack the actual room required to accommodate lotions, makeup and creams.
Ventilation is often overlooked, but it should be another consideration. It’s a known fact that most bathrooms are poorly ventilated and suffer mould exposure. Also most lotions and creams stored in bathrooms must be kept at cool temperatures.
TIP: Spacing between the vanity top and power point outlets should be sufficient to fit a diverse range of plugs (consider the different rotations, size and shape of your chargers). Nothing is more frustrating than not being able to plug in your razor or straightener after you have invested all the time, effort and money to create a beautiful new bathroom.
Things have to be done in order and often tasks require drying times too. More often than not, renovations tend to go a fair bit longer than planned, but turn out better because of it. Avoid the stress of working on multiple bathroom renovations – you might end up without a working shower or sink!
Ordering the accessories, ceramics and fittings can all be done online as well as in-store. Also, booking your tradie or handyman and working in with their schedule is important, unless you are DIY-ing it. While many homeowners have successfully completed their bathroom renovation on their own, it is definitely worth talking to a professional who is well-versed in bathroom installations and trained to assist in your planning. After all, you don’t want to falter on your bathroom reno as it will be a space you use for many years.

DEVELOPER REVIEW A MUST, SAYS CFMEU
A review into Queensland property developers should be expedited to tackle the “twin crises” of unaffordable housing and building insolvencies, a union says. Words: AAP.
The Queensland government has been accused of dragging its feet on a statewide property development review under way for 18 months.
The probe into the fi nancial and operational capacity, ethical behaviours and work practices of developers was announced in November 2021.
But it’s been dragging on too long and Premier Annastacia Palaszczuk should intervene to speed up the process, the union said in April.
CFMEU state secretary Michael Ravbar claimed the review had been “bogged down by a change-averse bureaucracy and a minister in Mick de Brenni
who is a grand master of over-promising and underdelivering”.
A spokesman for Public Works and Procurement Minister Mr de Brenni said the review had been extended to allow stakeholders more time for submissions.
“I anticipate I will receive the report soon, with the report to be further considered by government prior to its release,” he told AAP in a statement.
The review was designed to further reforms and ensure accountability and fi nancial security within the building industry.
Mr Ravbar said any delay in the review process would be felt
by home buyers and renters.
“If Ms Palaszczuk does want to make a real, positive difference in the housing sector she will act to speed up reforms that will make developers subject to the same sort of licensing and regulatory oversight as others operating in the sector,” he said.
NCC TOOLS NOW AVAILABLE
With critical changes to the National Construction Code (NCC) coming into effect, peak industry body Master Builders has developed two information tools to assist people in understanding the requirements for new builds and major renovations.
Changes to the NCC are set to significantly impact residential construction and include large changes to waterproofing, accessibility, and energy efficiency. The majority of the NCC 2022 came into effect at the start of

Last year, My Renovation columnist Cassandra Fenaughty welcomed readers into her home as she shared the exterior renovation of her Sunshine Coast property through a series of articles. In coming months, she will unveil the renovation of her bathroom and master suite. In this edition, she leads us through the master bedroom.
The master bedroom phase of our renovation has been quite the transformational. From a small pokey bedroom to an open space with forest views and breezes throughout, it
has come a long way. The original home had a small master bedroom with no access or views to the forest in the backyard, and a bed facing mirrored wardrobe doors.
Before
The master bedroom is an important room of the home. It is not just a place to sleep; it is a retreat and it should be a space where you’re happy to spend time, read a book or have a cup of tea. This is the type of space we have now created.
The removal of the mirrored robe doors and reconfiguration of the wardrobe into an adjoining walk-in robe allowed us to reorientate the bed to face the views in the forested backyard.
To save on budget we retained the existing window opening and installed a glass sliding door with access to the new veranda that connects to the backyard forest. The inclusion of security screens on both sliding doors allows for excellent cross-

ventilation which is fantastic on our balmy summer nights.
By opening up the ensuite, we have created a larger sense of space and a feeling of luxury with a freestanding bath to provide a day spa feel.

Bree Leech, Dulux colour forecaster and stylist, reveals exactly how she and her team tackled the makeover.
“Exposed timber beams, cathedral ceilings and stonelook tiled floors gave this beautiful open-plan room a chic farmhouse vibe. While the white was beautiful and simple – we wanted to show how introducing just two colours into a large room like this can bring warmth and cosiness,” she says.
“The room’s generous proportions and high ceilings called for slightly deeper colours – in this case, a beautiful muted yellow-green and a soft wheat hue from the Connect palette unites the interior with the lush garden outside seen through generous picture windows and sliding glass doors.
“We wanted to make this a
space perfect for gathering with the fireplace at its heart. So, we painted the main walls and ceiling in Beaten Track, a lovely creamy honey hue, to tie in with the timber beams and offset the stone-look floor tiles.
“We then used a slightly richer colour on the fireplace wall to make the fireplace the clear focal point.”
