I remember as a child drawing up plans for a house where my top-f oor attic room looked out over a meandering stream that f nished inside the lounge room as a large swimming pool. I even toyed with the idea of becoming an architect, but then someone told me you needed to be good at maths. Still, I think it’s those f rst planning stages of a reno that are often the most exciting, as dreams are laid down on paper. So, do you need an architect to make those dreams become a reality? Many of the Coast’s most exclusive properties are the work of local architects, who incorporate specif c design principles into the layout and aesthetic of a home. Architects often work on large-scale commercial or public buildings, but when it comes to private homes their services have traditionally been limited to high-end properties. However, there is now a growing trend of home owners investing in architectural design for new homes and renovations of any budget. A practical f oorplan which maximises a home’s living and entertaining potential is high on everyone’s wish list, along

with stylish presentation and great street appeal. And even if you are working to a tight budget, cutting corners on design will only end up costing you more in the long run. You may need to correct design issues during the building process or make further modif cations in a few years’ time, and is saving a bit of cash now really worth being dissatisf ed with your home in the future? When it comes to the design of your renovation project, there are several options available. If your renovation is purely cosmetic and doesn’t involve any structural changes, you may only need the assistance of an interior designer, who can help you settle on the layout of particular rooms and will suggest colour schemes, f ttings and f xtures that suit. However, if you are going to drastically remodel the interior of
your home as part of your renovation, it is worth considering using the expertise of an architect. Architects are skilled in spatial planning and can determine the correct ratio of living, entertaining and bedroom space your family needs. They will also design a one-off home that is site-specif c, with careful attention to land size and aspect. This type of design is especially important if you are renovating an older-style home, as many of our earliest suburban homes and estates weren’t designed with orientation, block size or location in mind. A site-specif c design will also ensure your home makes the most of natural light and airf ow, and has maximum privacy from your neighbours. If your renovation involves more than fresh paint and new kitchen cabinets, but stops short of

a complete remodel, you may be able to engage the services of a draftsperson who will draw up the necessary plans. This is a good option if you are adding a simple extension (such as one or two rooms) or expanding one area of the home to offer more living space, as it is generally more affordable than hiring an architect. Some builders have their own draftspeople who can draw plans to your specif cations. Also, if you are working with a well-respected builder who you trust, you may not need an architect or draftsperson – your builder may be able to walk you through the process and avoid any design issues before construction begins. The same applies if you are handy or particularly design-savvy – you may be able to save some money by planning a workable design, which your builder can
then ref ne and work from. If you decide to work with an architect on your renovation project, put together a ‘must have’ list and a ‘wish’ list (outlining which design features you would ideally like, if they are within your budget). Communication is essential to you achieving your design goals, so make sure you feel comfortable discussing any concerns with your architect, and likewise be open to hearing their suggestions and advice on the layout of your home. An architect’s fees will vary depending on their experience and the size of the project, but as a rough estimate be prepared to spend between $10,000 and $15,000 for a site analysis, sketched plans (for both construction and council approval) and the relevant environmental impact reports, if applicable.

uying a wine fridge is an investment, but if you like your sauvignon blanc and sparkling rose, and you’re renovating your kitchen, it’s a sensible investment to make. It’s a good idea to incorporate your fridge into the design of your new kitchen – rather than plonking it in somewhere as an afterthought. So how do you choose the fridge that’s right for you? First of all if you are designing your kitchen to accommodate the fridge, think about whether to build it into the cabinetry, or make it a standalone feature. Like a normal fridge, your wine holder will need to be in a space that is well ventilated, and also like a conventional fridge, it will make noise. Next up consider the size of your new appliance. Do you need just a tidy little 12-bottle holder, or is your collection substantial enough for something much grander? Remember, once you have a space to store

your plonk, you’ll probably buy more wine, so it’s a good idea to buy a bigger fridge than you think you’ll need. The advice from the experts is, if you’re on a limited budget, you are better off forgoing extra features for more space. Once you’ve determined the capacity of your fridge, work out whether you’ll want a single or multi-temperature appliance. Remember, ideal cellaring temperatures are different to drinking temperature and champagne needs to be cooler than white wine, which must be cooler than red. Single-
temperature fridges are better for long-term (cellaring) storage, but if you are someone who turns over your bottles quickly a multi-temperature fridge might suit you better. Check with your fridge retailer. It’s also a good idea to ask your retailer about the shelving of the fridge – can you slide the shelves if the fridge is full, and does it accommodate different sizes of bottles? Ask to see the fridge fully stacked and on (so you can hear how much noise it makes) and make sure you ask what all the buttons and monitors are for and if you really need them.

Consider the not-soglamorous but vital components – ventilation, light and privacy. Will you need to budget for a new extraction fan or a bigger window? Planning a you-beaut indoor/outdoor shower so you can wash under the stars? Is it practical when the neighbour’s bathroom window is just two metres away? Check out design mags and blogs for inspiration, but you need to know that your dream bathroom will work in the existing space. But it’s not all boring. You’ll want a space that not only fulf ls your needs but ref ects your
personality – so don’t be afraid to use colour just because all the experts tell you to play it safe. Sure, if you are renovating to sell it’s a good idea to stick with neutral tones, but if you plan to shower in this new room for years to come, be brave and create something just for you. Remember some basic design tricks. If the room is small you can cleverly use tiles to make it look bigger. If it is huge and you’re worried about the room being too cavernous, cosy it up with darker tiles, add a comfy chair or use the extra space to partition off the toilet.

unshine Coast home owners love tiled f oors, and with good reason – tiles look great, are much easier to clean than carpet and require less maintenance than f oorboards, right? Well yes, but what many people don’t realise is that if you have just had tiles installed, they might need to be sealed. There are two parts to this type of f ooring – the tile and the grout. After installation, your grout with def nitely need to be sealed, so check with your tiler whether he or she will seal the grout once the job is done, or if that job will cost you extra. product, your retailer and installer should tell you whether or not the tiles need to be sealed, but it’s not a bad idea to test them anyway. Before settling on a tile, take home a few samples and start spilling – a bit of red wine, some coffee or tea poured over the tile will tell you a lot. If the liquid dribbles off easily with a quick wipe, you won’t need to seal your tile after installation. If it soaks up any of the liquid and stains, your tiles will need to be sealed once they are laid. Many ceramic and porcelain tiles don’t need to be sealed,
but there are exceptions. And any tiles made of stone, such as slate or travertine, are pretty porous and will require sealing. So is this a DIY job? Unless you are particularly handy, it’s probably a good idea to call in the experts – there are quite a few different sealers on the market and they do different jobs and are suited to different tiles. Some sealers sit on top of the tile surface while others penetrate the pores, some are glossy while others offer a matte f nish. You can also get non-slip sealers. Ask your tile retailer for advice on this.

Solar power: is it still worthwhile? The government recently announced the Solar Credits Scheme will drop by one multiplier six months early. So, what does it mean for consumers? WORDS Cameron Lawrence
H
ave you heard the news? Wondering what this means? Confused about the current state of the incentives and wondering whether to take action? Is it a worthwhile investment? Lately, I have had many people asking me if solar power is worthwhile. That question comes from both people that weren’t considering getting solar power but still managed to submit an
application for approval to get the 44 cent feed-in tariff as well as people that missed out on the 44 cents but still want to know if solar power with an eight cent feed-in tariff “stacks up.” For the vast majority of people in both scenarios, the answer is yes! SOLAR CREDITS SCHEME When you install solar power, you are allocated a number of
environmental credits called Small-Scale Technology Certif cates or STCs. You pay for your solar system through a combination of your own money and money generated from the sale of the STCs that are accredited to you for your purchase. The Solar Credits Scheme started in June 2009, and multiplies the number of STCs created for a system (up to 1.5kW) by a factor. The

multiplier started as a f ve-times multiplier. The plan was for it to drop by one every year until June 30, 2014. On June 30, 2011 it was dropped from f ve- to a three-times multiplier. On June 30, 2012 it dropped to two. The scheme was scheduled to

end on July 1 2013. Households purchasing solar from then on would receive the minimum STCs that were available for that system before the government introduced the multiplier. The Federal Government’s announcement on Friday November 16 was that this scheduled change back to one multiplier would be brought forward to January 1, 2013. Here’s how the changes will take effect.
For those households that didn’t have a contract in place before the change on November 16: • To get a two-times multiplier the system must be installed before December 31, 2012. For those households with a contract agreed to before November 16: • To get a two-times multiplier the system must be installed before June 30, 2013. At the current STC value of $30, this change will cost householders that miss out approximately $930. The values of the STCs have been gradually increasing since the last multiplier drop in July this year, when it was $24. This value typically
increases August through to January and then usually drops for the rest of the f nancial year as householders begin to rush to get solar before any incentive changes at the end of the f nancial year. In practical terms if you purchased a 3kW system you would get allocated 93 certif cates (as of January 1, 2013, you will get 62). If on the day you signed your agreement your total STC entitlements were calculated based on a $24 value, your STC entitlements would be $2232 ($24 by 93). If that value increased to $30 on the day you had your system installed, your entitlement should have increased to $2790
($30 by 93). Therefore by acting while STC values are higher, you could effectively save an extra $558. This means, those who are able to take advantage of the two-times multiplier – and install solar ASAP – can expect to take advantage of what is likely to be the best time to purchase solar this f nancial year. NET FEED-IN TARIFF The Queensland net feed-in tariff (FIT) began in July 2008 at 44 cents. It is legislated and in place until 2028. The 44 cent FIT dropped for new applications from July 10, 2012 to eight cents. When the 44 cent FIT was set in continued over>

<from previous page 2008, solar power prices were effectively twice as much and electricity prices were around 50 per cent less. A standard 3kW system cost around $10,000 installed, after incentives, and may have taken between eight and 10 years to repay. Since 2008, the installed cost of a 3kW system has effectively halved (with the average cost being around $5000 today). At the same time electricity prices have increased by 40 to 50 per cent in Queensland. The focus in getting the most out of a solar power investment today remains the same. The focus needs to be on minimising power
Getting technical consumption and knowing when to use power to get the most f scal advantage. To do this, based on an eight cent FIT, the focus will be on tailoring the home’s power consumption to use most of the power the system generates during the day (to avoid drawing from the grid and paying an average of 23 cents per kWh). Plus, minimising power consumption during the evening (when no solar power is being produced and the home is drawing from the grid), by focusing on energy eff ciency. By doing this, the average home purchasing a 3kW system on an eight cent FIT (using most of the power
their solar power system generates during the day), could save between $800 and $1000 a year. This effectively could translate to a f ve to 6.5-year payback period based on today’s average 3kW price. The fact remains that solar power is a very viable cost-reduction strategy for most situations. The key things to consider are the out-of-pocket expenses and then using power in the right way to get the most return on your solar power investment.
