here does your mind go when you hear the term sustainable design? Hippy communes in Byron? Expensive pavilion homes in Noosa? It might be time to rethink, as green is becoming more mainstream. There are a range of ways to incorporate green design aspects into your reno, from extra insulation to water tanks, solar roof tiles and low-f ow showerheads, but the best place to start is in the design phase. Once driven purely by environmental concerns, green design is being embraced by budget-conscious home owners too, as rising energy costs force architects, builders and home renovators to look at ways to save money. and you’re planning to renovate soon, it may have inspired you towards green design. You are not alone. According to the Federal Government Department of Resources, Energy and Tourism, historically, by developed world standards, Australia has had pretty stable and competitive electricity prices. Until recently. In the past three years the cost of electricity has risen by about 40 per cent nationally. And that f gure will continue to rise. So before you start renovating, if you want to live a greener life, you must build this into your plans. The f rst step is to assess how much space you really need. Renovating usually means going bigger, but large homes require more resources and cost more to build than more humble dwellings. With clever design and planning you may be able to make better

use of available space and reduce the need to add on extra rooms. When working on the plans of your renovated home, take into account these elements for a greener build: • Orientation is crucial. A northerly aspect rates highly in property advertising for a reason – homes that have a northern aspect with well-placed eaves and decks block the summer sun, while inviting in warming winter sun. This greatly reduces reliance on air-conditioners and heaters, the prime power chewers. You want to avoid exposure to the west – screens and trees are a great idea to reduce the impact of the harsh afternoon summer sun. If your existing home or block doesn’t have a northern aspect, an experienced designer or architect can cleverly design a plan to suit.

Renovating?

• It’s best to look at your block not as a blank canvas but as a mix of existing elements that you can use in your new design. If your property features a large shady tree, this might be perfect for providing much-needed shade in summer – better still if it is deciduous and drops its leaves in winter, allowing the milder sun to warm the home. Consider the slope of the block, where the breezes come from and the views that you can enjoy. • Well-placed rooms will make your reno. Place the living areas in the best spot of the home, to maximise daylight and reduce reliance on electricity. Zoning your home means you can close off under-used areas such as bathrooms, the laundry and storage spaces – important when it comes to heating and cooling. • A greener home is a healthier

home, and indoor air quality is a vital feature of sustainable homes. You can reduce the amount of volatile organic compounds or VOCs (read on for more on this) in the materials you choose, so during the design phase go for materials and f nishes with zero or low VOCs. This will immediately improve your indoor air quality. Even so, once you are inside the home you want adequate air f ow and mechanical systems such as fans and air f lters will add to your energy bill, so designing a home that is well ventilated is vital. • Embodied energy relates to the energy required to extract, manufacture, process, transport and install the building materials in the home. If you want a building with lower embodied energy, go for timber products over brick, concrete and steel.

o money to do the kitchen during this reno? No problem. A quick and affordable way to inject some life back in the kitchen is to change the splashbacks, and glass splashbacks are a great choice. They come in a range of colours, but for something unique, why not put up some wallpaper f rst? You may think wallpaper’s not suitable for kitchens, but vinyl papers are. And, in fact, you can use any type of wallpaper for a kitchen splashback, providing you protect it by f xing a heatproof glass panel over it. If they’re f tted properly, these panels work well because the wallpaper’s sealed in, so moisture, cooking splashes, dust and dirt can’t get to it. The key thing is to make the wall as smooth and f at as possible to get the best f nish. Wallpaper will cover lumpy and bumpy walls,

Paper work HANG THE WALLPAPER FOR YOUR SPLASHBACK IN THE NORMAL WAY, BUT GIVE IT A COUPLE OF DAYS TO DRY

but the clear panel on top won’t sit f at over bumps. If you’ve removed an existing splashback, some f lling, sanding and wiping may be required, before the new splashback is screwed or glued in place. It’s a different story if you have to remove tiles, as it’s hard to do so without damaging the walls, making it a bit more of a challenging project. Hang the wallpaper for your splashback in the normal way, but give it at least a couple of days to dry before covering it, making sure it doesn’t get marked in the meantime.

The clear panel should be very slightly bigger than the piece of wallpaper to ensure it’s covered completely, with a two-millimetre gap at the bottom where the panel meets the benchtop (put tile spacers in the gap when you screw the panel in place). This gap’s especially important if the benchtop’s wooden, as it will expand and contract over time. Once f tted, leave the panel to settle for 24 hours, then seal all around it with clear silicone sealant (preferably a quick-drying one) to keep the wallpaper clean and dry.

oing up a bathroom requires a lot of money and also a good deal of homework. Not just the exciting part of looking at styles and trends, but understanding the basics of bathroom design. Whether refreshing the bathroom or making it over, this is always the starting point. Bathroom design: bathrooms are deemed ‘wet areas’ and must comply with the building code. Before updating, deal with any water leaks indicated by dampness on the wall or f oor. Then check around the bath and under the vanity for leaking connections as well as the shower base and walls. A plumber will be needed. Functionality: if there’s insuff cient light around the mirror, the tiles are slippery underfoot, there’s not enough f oor space between f tments, and mildew thrives through poor ventilation,

Reduce, reuse MANY FLOORING PRODUCTS – SUCH AS CARPET, TILES AND TIMBER – CAN BE RECYCLED

and sustainability credentials mean it is making a comeback. Carpet is notorious for being highly unsustainable – both in the manufacturing process and then when it comes time to rip it up and throw it into landf ll. But a new generation of carpets is made from more natural f bres such as wool, corn and coconut husk. Carpets that are made from recycled plastic are also available. Ask your supplier about the dying methods used – you can choose carpets made from dyes that pollute less and require less energy – and the adhesives. Traditional adhesives

can be quite toxic, but there are eco-friendlier products available. Don’t forget the outdoors, and choose decking timber that comes from certif ed managed forests. You can also buy composite products made from sawdust and recycled materials. And use a low-toxic oil to treat your new deck. It’s also important to know that many f ooring products – such as carpet, tiles and timber – can be recycled, so keep this in mind when you are ripping out your old f ooring as well as looking for new products for your renovation.

Play it safe IT’S EASY TO GET YOUR HANDS ON LOWVOC AND OTHER SAFER AND MORE ENVIRONMENTALLY FRIENDLY PAINTS

While VOCs are toxic, they are in paint for a reason – they equal durability and washability. But ‘green’ paints can be just as long-wearing. Plus low- and no-VOC paints don’t smell, and mould is less likely to develop on walls where these paints have been applied. While you would expect to pay more for ‘green’ products over traditional synthetic-based paints, the increasing popularity and pressure on paint companies to be environmentally sound mean there are more products emerging, which will lead to lower prices.

Be wary when shopping for paint – some manufacturers might claim their paints are low-VOC when in fact they still contain high levels of VOCs. Good Environmental Choice Australia (GECA) is a certif cation system that monitors products for their environmental impact. For a wall paint to meet GECA’s def nition of low-VOC, it must have a VOC level of 16 grams per litre or less, including the tint. Remember, once you tint the paint the VOC will rise, and darker tints tend to have higher VOCs than lighter ones.

here are a few important considerations when designing any room – you want it to function in the way it should and create a mood, but no matter the function or mood of a room, it will always work best if it has a sense of harmony. A room with too many clashing styles, colours, shapes and designs will never quite work because the elements are not in harmony with each other. That doesn’t mean they have to all be the same colour, shape or texture, but no one element should overpower or compete with another. This is so important when designing your lighting. different tasks, at different heights and with varying intensities. And remember, it’s best to have too many lights in a room than too few, as you don’t have to have them all on at the same time. This is why separate switches are a good idea. If you are shopping for new furniture and new lighting for your renovated room, remember that lighting and furnishings should always work together. Say you have two sofas that face each other and you’d like four table lamps on the ends of each sofa. While the symmetry might appeal, it will probably look a

little boring. Make the lighting a bit more interesting – why not try a wall sconce above the f rst sofa nearest the wall, and a table lamp between the sofas. A f oor lamp will provide extra illumination in the darkest spot by the other sofa. Even when the lights are off the lighting should work with the furniture. If you love your antique straight-backed chairs and Queen Anne sideboard, lava lamps and ’60s style sconces will look wrong. Having said that, rules were made to be broken – a chandelier over an overstuffed sofa can look amazing.

lanning a decent renovation without changing the footprint of your home? It might be time to look up. You might not be planning to alter your roof line but your roof may need some TLC, and while you are already renovating, the time is right to get your roof in shape too. Archicentre is the building design, inspection and advice service of the Australian Institute of Architects. A survey of Archicentre’s pre-purchase property inspection database of more than 100,000 inspections showed more than half the homes inspected had a roof ng problem.

Archicentre’s Ian Agnew says the roof is one of the least inspected areas of a home by owners and home buyers as it’s diff cult to access, but he adds, “Roof faults can be some of the most costly for home owners and buyers as water damage can impact on internal areas and f nishes, ruining everything from the walls to electrical f ttings, carpets and cupboards, which are all costly to repair.” But the roof is one area that home owners should never DIY. Get professional assistance and never climb up on your own roof, especially after a storm.

When inspecting a roof, Archicentre advises to look for dislodged tiles or f apping sheets of iron; check that guttering is not rusted or blocked; check the roof ridge visually to ensure that there is no sagging; check that the f ashing around chimneys and skylights is secure; and look for cracked mortar beneath ridge tiles as this is a common source of leaks. It’s also important to look inside the roof for sagging or cracked roof members; check the interior of the roof space for any water stains; and check downpipe drainage points.

Let’s get sustainable

W

hether it’s a full-scale reno to turn your ageing brick and tile into a green dream home, or just a few extras to help kickstart a more sustainable life, there are plenty of things to consider. Here’s a rundown, and it’s by no means exhaustive, of the elements of a green renovation. Waste reduction: Cut down on your home’s embodied energy – the energy used to manufacture, ship

and install the building materials – by using recycled and reclaimed materials. Reduce your own building waste by sending it off to the recyclers rather than into landf ll. Look into household waste recycling and compost systems to reduce everyday waste. Hot water: If it’s time to get a new hot water system, choose an eff cient low-greenhouse system, and think about the placement of the system – the less distance pipes have to travel the less energy is wasted. Solar hot water systems are more expensive but you’ll notice a drop on your energy bills. Openings: Glass is a poor insulator

so locate windows away from the western sun and choose window treatments that will block afternoon sun while insulating for winter. Louvres: These are great for cross-ventilation – locate them up high and they will draw out hot air. Skylights will save you turning on lights and door and window seals will reduce cold draughts in winter. Double-glazed windows will reduce heat transfer and timber frames from managed forests are a good choice. Insulation: Lining the roof, walls and even f oors of the home with insulation will minimise heat loss in winter and heat gain in summer.

Environmentally e entally friendly insulation products – such as ood, wool and o ood recycled wood, cotton – and nd natural products – such as straw bales – are good options. Solar panels: Capture the sun, save on power bills and help the environment? Solar panels are a no brainer. Invest in a quality product with a reputable retailer. Appliances: Fridges, kettles and ovens account for about 25 per cent of your household energy consumption, so f x faulty appliances, and when buying new
