A great start GETTING YOUR BUDGET IN ORDER AND FINANCE SECURE ARE THE FIRST STEPS TO A SUCCESSFUL RENO PROJECT.

T

he biggest problem for f rst-time renovators – and sometimes experienced ones – is not plumbing issues, rotting walls or unreliable tradespeople. What brings many reno projects unstuck is a budget blowout.

All in the planning Before settling on a f oor plan, check that your home is structurally sound – it’s best to ensure before the trades come in that the home really does have good bones to support a smooth-running reno. You can then draw up your plans with conf dence. From the plans you can create a realistic budget and then add about 20 per cent. You will need a bit of fat as few renovations ever run on budget. If you can’t afford the 20 per cent, go back to your plans and see where you can cut costs. There are a few different ways you can fund your renovation, and it’s a good idea to explore these and secure your funding before you get too far down the track.

Funding your dream Many small reno projects are funded by the credit card. For really small projects of say a couple of grand, this is a viable option, but if you can’t pay off your credit card debt quickly, the cost will skyrocket. It’s probably a much better idea, on smaller projects, to take out a personal loan. The interest rate paid on personal loans is higher than on home loans, but the terms are usually much shorter – say for two or three years, rather than 25 or 30 – making this a feasible option for funding that new kitchen or bathroom. For bigger projects you will probably have to explore using the equity you hold in the home. If your home is worth $500,000 and you have $200,000 left to

pay on your mortgage, that means you have $300,000 equity. You can use this equity to extend your current loan to pay for your renovation. It’s a great option with interest rates as low as they are. Or you might want to take the opportunity to shop around and ref nance. It may mean you get a better deal on your entire home loan. Just be aware of any exit fees you could incur with your current lender.

Ian Agnew says the average renovation costs between $150,000 and $200,000, so the key to success is in careful planning and costing to start with, followed up by tight budget control and management of the project. Agnew advises home renovators to assess the f nancial feasibility of the project before commencement. A trap he sees renovators fall into is obtaining construction quotations on the basis of limited drawings and specif cations, appointing a builder without a proper contract, and allowing a project to proceed without quality control during construction. These can all lead to budget blowouts. Home owners wanting to check what their proposed reno may cost can download Archicentre’s free

It provides estimates on labour and materials such as how much per square metre you can expect to pay for a concrete path, what different types of ceiling insulation will cost you as well as trade labour rates and so much more. Think about who is using the bathroom and how long it will be in use each day. You might love the look of that expensive clawfoot bath but if you and your family never use it, is it worth the expense?

Get out the measuring tape and draw a plan of your bathroom to scale. Create cut-outs for the bath, shower, cabinets and toilet and move them around to f nd the best spot for them. If you are gutting the space, you’ll probably f nd it is bigger than you realise and careful planning means you’ll use every inch the room.

The latest bathrooms incorporate elements from other rooms of the home, such as armchairs, MP3 docks and televisions. If you have the funds to spend big, why not?

Set your budget and then add 20 per cent. Most renovations run over budget but bathrooms can throw up particular problems that add to the bill. So always have a bit of cash to spare.

Want a cheaper renovation? Keep plumbing points in the same location, and look out for the less expensive tiles. That way you can splurge a bit on your tapware and other accessories.

Many Sunshine Coast households have a pool in their backyard, and for most people that pool is one of the biggest users of electricity in the home. The majority of pools are on tariff 11, which is your everyday usage tariff. However, if you’re looking to reduce energy usage in your home, you can switch your pool to off-peak tariff 33 (with a possible saving of up to $400 per year) and also gain a $250 reward from Energex. Tariff 33 is available for a guaranteed minimum of 18 hours per day, which is plenty of time to run your pool pump.

However, rather than the standard everyday usage of around 26 cents per kilowatt hour, tariff 33 will cost you only 17 or 18 cents per kWh, meaning you can save an average of nine cents per kWh without impacting on your pool usage. Energex is looking to reduce peak demand, and so if you switch your pool pump over to tariff 33 you will also receive a $250 reward, as well as dramatically reduce your electricity bill. Great to add glamour to a dining room or kitchen. You can also get glitter paint that dries clear on top of your matte f nish. Suede-look products echo the soft look of suede – a good choice for the media room.

Matte emulsion – matte paints are water-based and easy to apply to walls and ceilings. Most matte paints have a bit of shine to them, making them wipeable but not usually washable.

Kitchen and bathroom paint – it’s a good idea to choose paint especially designed for wet rooms as they are more moisture and mildew-resistant than conventional paints.

a weathered or distressed look, perfect for beach houses and hinterland homes. Other f oor f nishes will make the timber smooth and polished or highly glossy, great for making a room look larger. Matte f nishes are more understated and bring out the natural timber pattern. The quality of timber also varies greatly – higher grade boards look sleeker and have few blemishes, but will cost you more. Lower grade products are more affordable, and will have more knots and blemishes, which can give a great deal of character to a room – perfect if you have sleek furniture but perhaps overwhelming in a cluttered room.

The sizes of boards vary as well. And how you lay them can alter the look of your room. If you have a long narrow room laying the boards horizontally will draw the eye to the sides of the room, rather than straight down. For a small room, go for thinner boards, as they will create the illusion of more space. Wider planks are generally more expensive, but look great in many different rooms. Remember that as a natural product, not all timbers are the same, and the boards you see in the showroom won’t necessarily match exactly the product that is delivered to your home due to variation in colour and grain. But hey, isn’t that part of the appeal?

Air-conditioning is an easy and effective way to cool and dehumidify the air inside your home, and will be invaluable for your family’s lifestyle and comfort during summer. Reverse-cycle systems can also be used to warm up the interior. This is because an air-conditioning system contains a heat pump, which is used to transfer heat from one area to another, and a series of coils connected by a pipe. The interior coil contains a refrigerant, and as warm air moves over this coil it absorbs the heat,

transferring the cooled air back inside. The heat is then transferred via the pipe to an external coil and released outside the home. A reverse-cycle air-conditioner can reverse this process, absorbing heat from the outside air and transferring it via the refrigerant into your home. It doesn’t matter if the air outside is cold, as reverse-cycle air-conditioners can provide warm even if it’s freezing outside. The benef t of this type of system is its f exibility – a reverse-cycle air-conditioner will provide warmth during our short winter, and can then be used to cool your home during the warmer months. Installing zoning or a ducted system can also improve energy eff ciency.
