Welcome I am lucky enough to live in a home that has a deck right off the kitchen. In summer (and on warmer winter days) we are often to be found on the front deck – eating lunch or dinner, reading a book on the daybed, washing the sand off after a dip in the ocean, or just watching the world go by. And indoor-outdoor space is one of the sought-after transformations in a reno project, which is why we have dedicated this month’s cover story to it. We discover that many Australians are renovating rather than moving, and f nd out the types of things they want from their outdoor space. We couldn’t squeeze enough pool news in last month so we have another pool feature to inspire and educate on landscaping, budgets and more, starting on page 27. And there are plenty of hints for kitchens, bathrooms, painting, lighting and more. Happy renovating! Jemma Pearson

ant to boost the value of your home as well as its liveability with your renovation? One of the most cost-effective ways to revitalise the home and add to its value is by opening it up to the outdoors. Creating an indoor-outdoor link may be as simple as opening up a doorway and adding a deck, or it could be part of a much bigger project. Whatever the size of style, you will probably want to create a special feature, add an extra living space and make the connection with the outdoors that much stronger. Ian Agnew is from building advisory service Archicentre. He says now is a good time to renovate. “Many home owners facing higher cost of living pressures and low interest rates on savings may see a well-designed renovation as a way of both improving lifestyle and the value of the family home.” He adds that for many people, the cost of moving is prohibitive,

and that those funds would be better spent on improving the home, both for lifestyle and resale. And linking the indoors and out is a great place to start. “A well-designed renovation that skilfully links the home and the outdoor area can provide a considerable amount of extra living space,” Agnew says. “In renovation design it is vital to ensure a high-quality design to maximise both the quality of the living environment and the f nancial return.” He advises home renovators to spend plenty of time in the planning phase, ensuring the design has physical and visual appeal. “Smart renovators who spend time and money at the front end of their renovation, creating a well-designed project that is fully costed and
a fridge and sink. Solid outdoor tables, chairs and daybeds are musts in outdoor zones, and a bit of storage doesn’t go astray either.
supervised through to construction, are the renovators who make money when the property is sold.” So what are Australian renovators spending their renovation budget on when it comes to the outdoors?
Pergolas and water features
Outdoor dining areas – Most indoor-outdoor zones link the kitchen to an outdoor dining area. The Sunshine Coast climate means locals can spend all-year round dining on decks and verandahs. A covered outdoor deck provides the basis for outdoor dining and entertaining, as well as offering another living area for busy families. If space and budget allows, many renovators are opting for an outdoor kitchen, or at least a quality barbecue with built-in bench space,
– Moving beyond the back deck, leafy pergolas can provide a sanctuary in large backyards from the intense summer sun. Water features – from birdbaths and fountains to large swimming pools and waterfalls – are also popular, adding to the appeal of the outdoor space.
Relaxation zones – Connecting with nature can prove highly relaxing and when home owners are not entertaining, the indoor-outdoor deck can become a relaxation zone. Other home owners are creating sanctuaries away from the home,

such as a bench beside the water feature or a hammock under a tree.
Edible gardens – Cooking shows and gardening programs have inspired many home owners to grow their own food. Including space for a vegie garden is now high on many renovators’ lists. Raised garden beds and oversized pots containing herbs are popping up in backyards all over the Coast. Low-maintenance backyards – While gardening appeals to many, renovators are also calling for low-maintenance outdoor rooms. Archicentre reports there is a move away from lawns that need to be mowed every weekend and towards paved courtyards and drought-resistant plants that happily thrive on their own.

Make a splash N
ot sure what colour scheme for your new bathroom, or do you just want to update your boring all-white space? Having a bathroom that is in neutral tones is not a bad idea – not only are neutrals much easier to work with, they are also more appealing to future buyers if you are planning to sell any time soon. But you don’t have to sacrif ce colour completely – you can also play it safe while introducing colour to your renovated room or revamp an existing space with splashes of colour. How do you do it? Including a striking feature wall
in your otherwise neutral space will add that wow factor, which is relatively easy to change if you want to down the track. Wallpaper is also a fantastic option, with many vinyl-coated papers tough enough for wet rooms. If you are feeling braver, including coloured tiles in your renovation might be the way to go. A mosaic wall in the shower recess or striking tiles on the f oor will create a focal point in the room and give it a pop of colour. Artwork is a great option for bathrooms that are well ventilated.
Just check with your art dealer that the painting you choose is suitable. If you’re lucky enough to have a large room, a colourful chair or bench will not only be a bright addition to the space but will prove very handy. Plants, driftwood and sea shells are perfect accessories for Sunshine
Coast bathrooms and a great way to introduce temporary colour. But you can also include colour in shower curtains, towels, towel rails and other permanent or temporary f xtures. If you are planning to cover your window with curtains or blinds, go for striking stripes or bold patterns.

LIGHTING
Bright beauties D on’t forget the outdoors when shopping for lights. Here are a few of My Renovation’s picks of outdoor lighting products. Sensor lights: essential for safety, security and convenience are sensor lights. Get ones that line the driveway when you drive up to your garage, light the path for visitors when they come knocking for dinner and f ood the yard with light to deter intruders. These are indispensable lighting buys. Keyless entry: more than the old garage buzzers, keyless entry also includes a card or key-ring that
unlocks the front door – so handy when you have your hands full. Weatherproof sunset switch: these use sensors and turn on lights once the sun goes down. Some sunset switches come with a timer option to give more control over the source and duration of light. Surveillance camera: if you are security conscious or have a large home and don’t want to leave the poolside to check who is at the front door, a security camera is a great investment. You will never have to open the door to strangers again.

OUTDOOR
Tool time T
he humble garden shed is ubiquitous in Australian backyards, so don’t forget to put this on your reno to-do list. Before you start shopping around for sheds, think about what you’ll use it for and how big it needs to be. An economical option is the prefabricated shed you can pick up from the hardware store. It is a good idea to get a concrete slab laid down f rst, and if you are not too handy your builder can knock a small shed up in a couple of hours. You can get pre-fab sheds that aren’t much bigger than cupboards
right up to large garages that can accommodate several cars. If your shed is merely for storing tools and garden equipment the concrete f oor will do, but remember that even the most basic shed benef ts from a light, so factor in getting the electricity connected. Ensure that the shed is waterproof and drainage isn’t an issue on the patch of ground you have chosen. If you are going to be working in your space, it is a good idea to have the shed insulated, and include windows and plenty of ventilation. You might also consider laying
down a f oor that is kinder to your legs. During the planning stage, also consider the shelving and work benches you will need, and any other f ttings such as cupboards. The f nal part of the planning puzzle is to get council approval.
While the Sunshine Coast Council deems a ‘small tool shed’ as self-assessable, meaning you won’t need a permit, the def nition is hazy so it’s a good idea to check before you get building, no matter the size of your new shed.

KITCHEN
Open season T
hese days, a kitchen is much more than simply a place to store and prepare food. It is also a place to relax and entertain, and needs to cater for our increasingly busy lifestyles. One of the biggest changes to home design over the past few decades is that kitchens are no longer isolated rooms. Instead, they are more likely to be expansive, open-plan spaces which allow for living, dining and entertaining as well as cooking. If you’re renovating an older-style kitchen, one of the best ways to modernise it is to knock down a few walls and embrace open-plan living,
to create a natural f ow between your cooking, dining and outdoor areas. The key to designing a great kitchen is to f nd the balance between practicality and style. A recent trend is to integrate all f ttings and appliances behind f oor-to-ceiling doors, which allows you to close off the food preparation areas. Soft-closing 900-millimetre wide drawers keep your pots and pans neatly sorted and don’t need chunky handles. A large island bench provides ample prep space, and with some high stools can double as an entertaining table. Otherwise, make sure there is

If you entertain often and want to fully conceal your cooking area, consider a traditional butler’s pantry with its own fridge, sink, bench and oven. Otherwise, invest in attractive appliances: a sleek induction cooktop, freeform faux stone sink and telescopic stainless steel tap will have your kitchen looking like it belongs in the pages of a design magazine. PAINT
Dry spell
Paint a feature wall I t has to be one of the easiest DIY jobs around – the feature wall. But painting is never as simple as it looks. So how to paint a feature wall you’ll be happy to live with for years to come? First of all you’ll need the right accessories, so along with your chosen paint, grab some quality masking tape, paint stirrer, drop sheet, brushes and roller and roller tray.
Get ready
If you are painting an existing wall, ensure it is clean, dry and dust free. For new walls, you’ll probably need to prepare the wall with a quality primer. Then it’s time to mask off door and
window frames and f ttings. And don’t buy masking tape from the newsagent – cheap masking tape will cause the paint to bleed. Get proper painter’s tape. Lay out your drop sheets and set out your brushes, roller and roller tray.
WAIT UNTIL THE FIRST COAT IS DRY BEFORE APPLYING THE SECOND.
Get painting
Give your paint a good stir before grabbing your brush to start cutting in. This means painting the edges and corners up near the ceiling and around f ttings or frames you have masked off. Once that is done you can paint the remainder of the wall with the roller. Load up the roller with paint – don’t drown it, though – and then apply.

HUNGRY FOR A NEW KITCHEN?
The best method of application is zig-zag strokes in a small area (about a metre square) before rolling over in up-down strokes and then moving on to the next patch of wall. Wait until the f rst coat is well and truly dry before applying the second.

Get cleaning
After you have cleaned and made sure your paint is dry to the tough, it’s time to take off the tape. Peel off the tape slowly, holding the end at a 45-degree angle away from the painted surface. If you f nd some of the paint pulling up with the tape, run a razor blade along the edge of the tape.

WINDOWS
Play it safe – keep blind cords out of reach of children and if you have a room with f re hazards such as candles, gas cooktops and f replaces, steer clear of soft curtains that are likely to billow with the breeze.
Screen stars
Before you go shopping for window coverings check out these top tips.
You can make your window look taller by hanging your blind higher than the window frame.
Roller blinds can look a little corporate, but if you like the ease and look, consider Roman blinds – they are the ones with the horizontal rods through them. These are just as easy as roller blinds but softer and cosier.
space-saving functionality wardrobes to ultra modern style shower screens
Don’t forget what lies beyond your window. If your garden is looking tired there is no point splashing out on a gorgeous curtain that only draws the eye to the substandard view. So, perhaps you’ll have to budget for some new plants and a visit from your landscaper.

POOL FEATURE
The cost of a pool W hen planning your pool budget keep in mind the cost of the following:
• The pool contractor. The installation is the biggest expense, and you don’t want to skimp on this, but prices can vary greatly depending on the contractor and the type of pool you choose. For tips on choosing a contractor, turn the page. • Lighting and heating. If you are installing an inground pool you will probably want to light it
(pool lights look great at night as well as serving a practical purpose) and heat it (so you can use it for more months of the year).
• Landscaping and extras. The tiling, paint, landscaping, coping and paving are all essential to f nish off your pool, but might not be included in your quote from the pool builder, so be sure to keep these in mind. You might also want to consider a waterfall, baby pool or spa if you have the budget and space.

Switch to tariff 33 and year save up to $400 per on your electricity bill Looking to cut back on your home’s electricity icity p and costs? A simple change to your pool pump hot water tariff could be the answer. Many Sunshine Coast households have a pool in their backyard, and for most people that pool is one of the biggest users of electricity in the home.
Tariff 33 is available for a guaranteed minimum of 18 hours per day, which is plenty of time to run your pool pump. However, rather than the standard everyday usage of around 29 cents per kilowatt hour, tariff 33 will cost you only 19 or 20 cents per kWh, meaning you can save an average of nine cents per kWh without impacting on your pool usage.
Call Danny Jaggs now for a free quote
Energex is looking to reduce peak demand, and so if you switch your pool pump over to tariff 33 you will also receive a $250 reward, as well as dramatically reduce your electricity bill. We can visit your home for a free no-obligation quote.
Receive a $250 reward from Energex when you switch over
The majority of pools are on tariff 11, which is your everyday usage tariff. However, if you’re looking to reduce energy usage in your home, you can switch your pool to off-peak tariff 33 (with a possible saving of up to $400 per year) and also gain a $250 reward from Energex.

SAVE!
So, when can you save money, and what shouldn’t you skimp on? Installing solar-powered heating and lighting will cost you initially but will save on ongoing costs, so that is worth considering. If you have included lots of lights, cutting down on the number will also save the dollars. Shopping around for contractors and taking a look at less expensive designs can also save you thousands on you f nal bill.
Installing solarpowered heating and lighting will cost you initially but will save on ongoing costs Using a cover to avoid evaporation will minimise the expense of extra water and chemicals, and switching your pool heater to off-peak or turning it off completely when the weather is warm or you know you won’t be using the pool for a while is the way to go. Also keep your f lter clean and go for the largest f lter you can afford.

Choosing a contractor H ere are some tips on choosing the right pool builder for your renovation. • Get three or four quotes – enough so you can get a good idea of price differences but not too many that you are overwhelmed. • Ask to see the builders’ past work – does the contractor build the type of pool you are after, and what about testimonials from satisf ed customers? Ask your neighbours and friends who built their pools and if they were happy with the service. • Check to see the builder holds the appropriate licence and is a member
of a trade association such as the Swimming Pool and Spa Association of Queensland. It is reassuring to know you are dealing with a professional, and industry recognition gives peace of mind. • Check what insurance the contractor has if things go wrong. You want to be sure you won’t be liable for tradespeople that come onto your property and are injured, and that if the builder damages your property, the company has insurance in place for that. Ask if this insurance is covered in the price or if it will cost you extra.

POOL FEATURE
Time to landscape W hile plants are a great option for pool surrounds, many home owners like the look and ease of hard landscaping around their pools – and no we aren’t talking about diff cult bushes. Hard landscaping uses materials such as pavers and stone, concrete and tiling, and bricks and timber rather than soft landscaping like plants and grass. That doesn’t mean you can’t have some plants around your pool. In fact, a few pots of striking bushes or a patch of hardy grass might be just what the hard landscaping needs to soften it in places.
When choosing materials, most home owners will look at pool surrounds that are in keeping with the home. Timber decking looks great against most contemporary home designs, brickwork looks good against more traditional-looking houses and in large gardens, while sleek, large tiles are perfect for rendered canal-side homes. So take a good look at your house and your garden, to see what kind of pool landscaping will look best in the space. Also consider your family’s needs. You might be nervous about tiles if the pool will play host to

young children. If you won’t have time to do much maintenance, timber decking might be too diff cult for you, and concrete might be just too stark for your tastes. Sit down with a pile of magazines to get a collection of looks you like and make a list of the essentials. Take a look at your ‘likes’ list and the ‘must have’ list – are you seeing any patterns emerge? If you’re planning to enlist the help of a landscaper, shop around. Visit a few landscapers and ask to see examples of their work. Your pool builder might be able to recommend someone to help you out.
