encing is an important part of any property – it signif es the border between your home and your neighbours, offers privacy from the outside world and keeps out any unwanted guests. However, when it comes to renovating, the humble fence is often overlooked. There are many different fencing styles and materials available, so with a little research you should be able to update your boundary or dividing fences to suit your home’s style without compromising on function or security. The f rst step is to determine the limits of your property, as building a fence outside the boundaries of your land is likely to incur penalties. Check the council’s records to determine exactly where your boundary is. This is worth doing even if you’re replacing an existing

fence, because over the years your home’s former owners may have borrowed some space that isn’t legally yours (and the same goes for your neighbours). Sunshine Coast Council’s planning regulations specify that if you are building a fence that is more than two metres high you must also obtain a building development approval from a private building certif er, who will then refer your application for consideration under the Queensland Development Code. If you are replacing a dividing fence also be aware that ownership is shared equally with your neighbour, and you have a responsibility to comply with any obligations under the Neighbourhood Disputes Resolution Act.

For style inspiration, drive around your neighbourhood and look at other people’s fences, in particular those homes with facades similar to yours. Popular choices include combinations of timber, rendered cement, wrought iron and powdercoated aluminium or Colorbond. Take note of different fence heights and how this impacts the property’s overall street appeal, and remember to factor in your driveway and entry gates. Colorbond is a popular material as it doesn’t rot, twist, warp or peel. Aluminium is also durable and low-maintenance, and easy to install, which makes it a good choice for DIYers. Both materials come in a wide range of colours, as does cement render, which means it’s easy to tie your fence into your home’s overall colour scheme.

However, if you just want a timber dividing fence and are reasonably handy, there’s no reason why you can’t tackle the project yourself. Constructing a timber fence involves three key steps: installing and f xing the fence posts, f xing the post rails and attaching the cladding. Accuracy is crucial – if your posts aren’t installed at exactly the right depth, and your post rails aren’t exactly parallel, you’ll end up with a fence that is lopsided. It’s not a task for beginners, but if you are feeling conf dent your f rst stop should be your local timber supplier, who can help you choose the right materials for the job. You’ll want to use hardwood or treated pine for its durability, and for outdoor work always use galvanised nails, which won’t rust.

uilding a deck has become a whole lot easier. Imagine if you could skip the f nal step altogether and start enjoying your deck sooner. In the past, once you had built your deck you had to seal the timber to give it the right f nish and protect it from the elements (an absolute must if you want your deck to last beyond 12 months). This process is never fun and involves at least three coasts of oil or sealer, a couple of chemical prep coats, a session or two with a high-pressure cleaner and perhaps even some sanding if required. Not a lot of fun at all, and at the end of it, the coating may last only about

12 months, at which point you get to do it all over again. But Durawood could change all that. This fantastic product is 100 per cent wood, is all pre-oiled and ready to go, so you just lay the deck and start enjoying it straight away. Once the Durawood is laid a second coat of oil is recommended if the deck is exposed to full sun. Then it’s just a quick recoat every year to maintain colour. Planning your renovation

Sunshine Coast HIA branch manager Stuart Collins shares some tips on how to get the most out of your renovation.

C

onsumers are spending record amounts on renovations despite a lull in new home activity. HIA

research shows the renovations sector on the Sunshine Coast has been strong over the past year, growing by a total of 16 per cent. Last year, Sunshine Coast residents spent more than $98 million on renovations. This number is expected to grow further with signif cant volumes of coastal housing stock entering the age bracket from 12 to 18 years, when major renovation is most likely. It is estimated that in Queensland alone there are 226,915 homes eligible for renovation based on this trend. While HIA welcomes strong renovation activity, it also warns consumers to carefully consider their objectives and follow these simple tips to get the most out of their next renovation project:

• Know why you want to renovate. Most renovations begin with practical issues. For instance, your bathroom may be cramped, you need more storage space, or you want a place for the children to play where you can supervise them. • Work with the strengths of your home and save money at the same time. Check under existing carpeting and sheet f ooring for old hardwood f ooring that can be re-sanded and polished. Ref nish old trim and mouldings rather than replace them. Resurface cabinets rather than installing new ones. Turn a large landing into a child’s play area, a quiet reading area or a small home off ce or study. • Keep it simple. A complex design

can result in complicated and expensive construction. Whether you want to extend your home, change roof lines or carry out internal alterations, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals. • Don’t just focus on the upfront cost. Renovation is a further investment in your home. Consider the time, energy and cost required on ongoing maintenance and possible replacement down the road. A well-planned renovation can reduce these future costs. • Don’t cut corners to save a few dollars, or you may not get the results you want. There may be

ummer’s heat and humidity look to be sticking around for a while, so if you’ve been sweating it out without proper cooling, now is the time to think about upgrading. The most cost-effective way to keep your home cool is to design a f oorplan that allows for passive cooling. The right orientation and layout will draw breezes into the home, keeping the temperature under control without using extra power. This is f ne if you are overhauling your home, but if not you need to work with what you’ve got. Windows are also important –toned or glazed glass are great for the eastern and western

sides, and external shading or awnings can reduce heat gain by up to 85 per cent. Ask your builder about insulation and thermal building materials, which can help maintain even temperatures. Even if your home takes advantage of passive cooling there are some rooms, such as the bedrooms and main living spaces, that require a little extra airf ow. Ceiling fans are ideal for these rooms as they are highly cost effective to run – a ceiling fan costs a few cents an hour to run, which is about the same as a standard 60-watt light bulb. f you had time over the festive season to leaf through those gardening books, you should have plenty of innovative ideas on how to spruce up your garden in the new year. If you are redesigning an established garden, you can retain mature features, moving large shrubs and border plants to create an immediate effect. The proportion of plants and features to open space in the garden is all-important and the general rule is one-third planting to two-thirds space. You need that space to be able to properly see your garden and all its features. Yet the garden can consist of many elements. Even a small garden could

incorporate a mixture of different aspects, from lawn and paving to gravel, water and pebbles. If you have a tiny garden, think about incorporating vertical planting, using climbers to bring colour and texture upwards, or make your garden seem larger with the use of mirrors. Vertical dimension will prevent an otherwise f at area from looking boring. In a large garden, for example, tall trees will take the eye upwards, while in a medium-sized garden pergolas, arches and arbours are useful devices. Consider using a few bold focal points to draw the eye across the garden at an angle, which can help

to overcome the shortcomings of a really tiny space. Drawing the eye to focal points elsewhere can also detract attention from an unattractive object or area, rather than attempting to screen it. If your garden is big enough to incorporate beds and borders, make sure they aren’t too narrow. Too many plants end up cramped between fences and lawn in boring, straight borders which do nothing for the plants or the view. Think about introducing interesting curves to your borders to give them a more f uid feel. The minimum width for a border should be about one metre, and

even with that, you’ll be limited to dwarf shrubs and fairly small perennials. If your design includes three layers of planting in a bed, you’ll need an area of at least three square metres. Of course, before any project can start, consider the type of gardener you are. Do you want a low-maintenance plot, or one you can endlessly potter in? How much time will you realistically be able to spend each week maintaining that space? And don’t make it too complicated – remember clean lines and simple shapes will always work best. AAP
