W Renovating to retire means creating a new home that you’ll enjoy for the rest of your life. And that doesn’t mean compromising on style.
hen it comes to your home, the needs of a young family are vastly different to those of a couple in their 50s, which are again going to be very different to a single person in her 80s. But whatever your age, if you are hoping to stay in your home for the rest of your life, it pays to renovate with retirement in mind. And this goes far beyond including grab rails in the bathroom and wheelchair access up to the front door. Applying universal design principles – meaning designing so that people of all ages, shapes and abilities are comfortable – is the way to go. This means you don’t have to compromise by creating a home for someone a lot older than you, but rather considering some basic design rules so that you are comfortable now and well into the future when mobility might become a big issue for you.

Top tips for a future-proof reno The biggest renovation challenges will be in the kitchen and bathroom. When renovating for retirement take a look at how you can open up your kitchen – this might mean knocking down the wall that separates the kitchen from the rest of the home. Your aim will be to open it up, creating a space that is easy for elderly legs to move around. Include plenty of storage down low – so lots of under-bench drawers rather than high cabinets. Bathrooms can be hazardous for the elderly, so in these spaces pull up the old slippery tiles and bath and replace with non-slip f ooring and a no-step shower. Ask yourself, could a wheelchair move around easily in this newly renovated
bathroom? You will need to invest some cash in adding extra support in the walls – while you probably don’t need grab rails now, down the track your walls will need to be strong enough to support them. Whether in the kitchen or bathroom, think about elderly hands turning on taps – for this reason levered handles rather than taps that twist are the way to go. When working on the f oor plan, don’t forget to add a bit of width to hallways and doors. You probably won’t even notice the extra width but in the future it makes life so much easier, and is not something you can just add later on. Keep your home on one level – even one or two steps at the front

and back door can be a hazard for the elderly, and don’t forget to consider the backyard. Non-slip surfaces are a must inside and out, so opt for timber decking rather than tiles on decks and verandahs. When considering your landscaping, ditching the lawn is a good idea – you probably won’t want to push a lawnmower into your 80s and 90s. While many retired people love to garden, creating a space that requires hours of work every day is probably not practical. Leaving room for a vegie patch is a good idea though. When choosing paving, ensure that pavers are even and level – you don’t want to create a tripping hazard.
• Include plenty of lighting, particularly in the kitchen, bathroom and laundry. • Non-slip surfaces are a must, inside and out. • You probably won’t need as much furniture when you are older, so de-cluttering now isn’t a bad idea. • When choosing lights get high-wattage globes that don’t need to be replaced often. • Carpet is always a better option than rugs, which are easy to trip over. • Replace lawns with easy-care garden beds, gravel and pavers.

All right on the outside C hoosing colours for the bedrooms and kitchen is easy – the really tricky painting decision is settling on the right tones for your home’s exterior surfaces. Here are some ideas to help. Your roof forms a large part of your home’s prof le, so why not start designing your colour scheme from there? Before getting stuck into your kitchen renovation, it pays to plan, and plan, and plan some more.
Slow and steady
You might be looking around your space and deciding what you can dismantle and throw away, but calm down. Take a look at what components you really like. Will updating be just as effective as ripping it out and starting from scratch? It will certainly be a lot cheaper. You might decide that your kitchen doesn’t even need an extensive renovation. Cupboard doors that are structurally sound
can be repainted or coated. A new stone benchtop, a couple of new lights, an extra cupboard and an updated splashback might be all that is needed to completely transform the space. If you really do want to do away with all the old, take care when dismantling your kitchen – you may be able to reuse some components in other renovation projects or even sell cupboards or benchtops to other renovators.

Getting practical
There are ways to save money in terms of materials, but opting for cheap appliances and cut-price labour can be a false economy.
While you are renovating, how are you going to live? If you don’t plan to move out, where are you going to relocate your fridge? Can you set up a table on the deck with a small gas oven to prepare food? Where will you wash up? And where will you store all your kitchen utensils in the meantime? Remember a kitchen renovation can take many weeks, even months to complete.
Budget and planning
Spend lots of time considering materials and colours – you have to live with the kitchen for a long time. When you’ve decided on a kitchen wish list, it’s time to start pricing. There are ways to save money in terms of materials –
reconstituted stone is cheaper than the proper stuff, laminate f ooring is affordable and really effective, for example – but remember, opting for cheap appliances and cut-price labour can be a false economy. A kitchen is a long-term investment and it pays to buy the best quality you can afford. Splashing out on extended warranties for your appliances is not a bad idea either.
Don’t forget the small stuff
Often what makes a space so special are the personal touches – soft-close drawers, an integrated garbage bin, a statement light. Be sure to create a space that ref ects your personality – if you are truly in love with that red glass splashback, go for it!

ou can never have too much storage in the home, so it’s likely you are planning to include a large walk-in robe as part of your latest renovation project. Whatever the size of your new space, it pays to spend time planning it to get it just right. Here are our tips for getting the wardrobe you want. • Sit down and look at your wardrobe needs – do you need lots of hanging space for your maxi dresses and jackets, or is f nding a home for your 200 pairs of shoes the priority? Having a clean-out at the planning stage is not a bad idea so you can see what you have and what your storage needs are.
• Don’t forget about lighting. Even if your wardrobe has good natural light, include plenty of lights to help you f nd your favourite cocktail dress. • Don’t forget to add your personality. If you love red but are nervous about rosy paint in the kitchen, splash it around your wardrobe. • If you have the space, include a bench or chair for popping on your shoes, and a mirror. • Mix up your storage options: hanging space, shoe racks, small cubby holes and large shelves. And don’t forget all that space above head height for items you don’t use that often.

Shopping for doors and windows? Here’s some expert advice.
C
an’t decide between timber and aluminium frames? Here are a few things to consider to make the decision a lot easier. Generally aluminium frames will be cheaper than timber, though timber offers an aesthetic appeal that many renovators just can’t go past. Timber can be painted or stained, while aluminium frames come in a variety of pre-f nished colours, so there is less work involved in aluminium. For our climate, aluminium frames are a good option as they are generally maintenance free while timber frames will probably give you ongoing maintenance jobs. If you are trying to save a bit of cash on your renovation, go for doors and window
frames in standard sizes – they should be more affordable than custom-made and non-standard sizes. Check out the energy-eff cient requirements for the windows and doors and get educated on the energy-eff ciency ratings for glazing. If you live in a new development you may have to stick to certain styles of windows and doors. Check this out before heading to your door shop or window supplier. If you live in one of the busier suburbs, consider that any opening in your home will let the noise in. Double-glazed and laminated windows really help to cut out the noise from your neighbours.

How to render a brick wall 1. If you are rendering a newly constructed wall, give it at least a week for the mortar to cure before rendering. If it is an existing wall, remove paint, dirt or loose material thoroughly with a wire brush. 2. Cover the surrounding area with plastic sheeting to protect it. 3. Fix the corner trims or angle beading on any corners – these help give a professional f nish. 4. Mix the render according to instructions. Render dries quickly so it is a good idea to mix it just one bag at a time. 5. Now it is time to apply. Fill in any gaps or cracks on the wall with some
render, then grab a metal trowel and, starting at the bottom of the wall, sweep the render on in an upward motion, ensuring you keep an even thickness of render. Try to use long even sweeps and don’t overwork the surface. 6. You can apply more than one coat. Follow the manufacturer’s instructions on this but generally you need to leave a few days between coats. 7. It’s a good idea to f nish off the f nal surface with a wooden trowel to smooth it out. 8. After all your hard work it’s vital to keep the surface moist – a f ne mist

Being brave with colour Taubmans brand ambassador and colour creative director Shaynna Blaze has this advice for the colour shy.
I
n my experience, the secret to using colour successfully in the home is to make it personal. I encourage Australians to escape the safety of neutrals and take a bold chance with colours in their homes. Take the time to re-engage with colour; f nd the hues that connect with you personally. It’s important to f nd colours that excite and engage you as it’s you and your family who has to live with them. Start off by seeking inspiration for the colour palette you want to create. This inspiration could
come from nature, your favourite colours, travel, animals, your artworks and furniture and even the characteristics of your home. One technique I use is f icking through magazines and pulling out the pages that elicit something within me – colours I feel some kind of connection with. Selecting the perfect colour palette is a process. I always suggest getting three colours or fewer (too many is confusing), and testing the colours on a white background. Before making your decision, live
with it for a week to see how the mood of the paint changes in different light. Test the paint on an A4 card rather than just straight on the wall, so you can move the card to different walls in the room and test how it looks with different light ref ections depending on where it is positioned. Once you’re happy with your shortlist of colours, paint two at a time on your wall and leave them for a week, so you can get used to the colour to see if it sits well in the space. Then play the yes/no game to decide your f nal colour – only ever do this with two colours at a time, otherwise you’ll end up complicating the process.
One of the major challenges with colour is that there is simply too much choice, and the task of choosing can be a little overwhelming at times. So to help you get started here are some of my favourite colour palettes.
Dark colours: I love working with dark, rich colours and mixing them with metals to create a sexy and sophisticated yet masculine mood that still feels feminine. I suggest using Taubmans Endure in Dark Heather with mixed metals such as a brass side table, chrome accessories and leather furnishings to create this look.

hoosing the right timber f ooring for your renovation will depend not just on what suits your budget and taste, but also what is suitable for your lifestyle and renovation project. Solid timber f oors are always a winner. In this f ooring, solid lengths of wood are joined together, usually on bearers and joists, so timber f oors are usually more suitable for newer builds or rooms. However, it is possible to put solid timber on a concrete slab – you’ll just have to put some
battens or sheeting down f rst. Floating timber f oors can be laid directly on a concrete slab, but they also have advantages over solid timber – solid f oorboards are trickier to lay and require sanding and polishing, while f oating timber boards are much easier to install, offer better soundproof ng and don’t require as much maintenance. Because it is acoustically much more forgiving, f oating timber is also suitable for units and apartments. Parquetry f oors are having
a bit of a renaissance in homes as renovators rediscover the beauty of the mosaic patterns. Parquetry can also be laid on concrete and can be bought in panels or pre-assembled tiles. Cork f ooring is also having
a resurgence. Once seen only in old homes from the ’70s, cork products have come a long way. Cork is a sustainable product, has good sound and thermal qualities and is much softer underfoot than tiles.

lmost f nished your renovation but still keen for more DIY? Why not build a worm farm? Grab some worms, newspaper, compost and a plastic container – those big storage ones from the cheap shop work well. Give your container a good clean and line with a few sheets of newspaper. Pop on some compost and then add some shredded newspaper. Prop your farm up with some bits of timber or bricks – make sure it is tilted slightly so you can collect the liquid from the farm. Then place your worms inside. Pop in a few food scraps – not too
many at the start as the worms can eat only so much, then cover with a little more compost. Keep and eye on the farm and add water regularly to ensure your farm isn’t drying out – the worms will die if they get too dry. And be careful about overfeeding as the food scraps will go off and smell. Once the worms have worked their way through the compost, newspaper and food, you can gather the castings for the garden and start another farm. Worms breed and grow quite well so you may f nd you have too many – just pop some in the garden.

While it is accepted that these figures are coming from a very low recessionary base a doubling of approvals is a positive signal that industry is in for a much brighter period of sustained residential building activity.
