Making it work

T

he home off ce has become an essential addition for many renovators. The availability of reliable internet and a desire for f exibility is leading more and more workers to opt for home-based employment, while those keen for a career change are also starting businesses from home. The Federal Government is also jumping on board. It has plans for 12 per cent of public servants to regularly work from home by 2020 in the hope it will increase productivity and reduce costs. If you’re planning to renovate or update and want to include a space

for your home-based business, the Australian Institute of Architects has the following tips: • Ensure the room is adequate for your needs – is there enough storage, what about space for support staff, and do you need a meeting area? • If you are going to have clients visit, how will they enter your space? Perhaps you need a separate external entry. • Make adequate provision for ventilation and light. It’s essential you are comfortable in your new work area. • Where will your work area be situated on your property? Do you

need to be visible from the street? Is it just a room in the house, or do you need a separate dwelling? • Do you have adequate internet access for your needs? • Do you need a quiet location for your off ce? Consider the noise – from neighbours and your own family – when f nding a space for you workplace. • What about parking? Do you need to make provision for a car space or two? Once you’ve worked out your needs, it’s then time to start planning. And the best thing about creating an off ce in the home is you can decorate it completely to your taste.

Store it Remember when they said computers would turn all off ces into paperless ones? It seems we have more documents and paper than ever, so plan for plenty of document storage in your new home off ce. You’ll also need a spot for stationery, books and other bits and pieces. If you are going to have lots of f les and don’t love the open shelf look, why not stash the ugly f ling cabinet in a cupboard? Invest in drawers and pop up some handy shelves near your desk.

A glare in there When searching for a room or space for your new home off ce, be aware of what the sun will be doing throughout the day and the year. A room with north-facing windows might seem like a good idea as you’ll want lots of natural light, but the winter sun might dip below the eaves and blind you at your desk. It’s probably not a good idea to have your computer and devices sitting in the harsh western sun either, while a south-facing room with few windows might get a little gloomy. It’s a good idea to budget for blinds and extra task lighting in your off ce revamp.

Tick of approval If you’re planning to run a business from your home off ce, you might need to check with the Sunshine Coast Council to see if you need to get approval f rst. While the majority of businesses don’t need planning approval, you will still need to comply with some rules, for example you can’t cause your neighbours any problems in the running of your business. Power strip You can never have enough light in the kitchen. An effective accent light, LED strips are also great for task lighting in dark spots that need it. Install a strip underneath your overhead cabinets – you’ll get a strong glow on your benchtops, and it will provide ambient light for the rest of the room. To add warmth to the kitchen, install the strips on top of the cupboards, and for shelves and pantries, LEDs will help illuminate dark corners. For the novice renovator, you can buy DIY LED strip kits, which are easy to install.

Space solutions If you are working with a small space, consider a single-drawer dishwasher, rather than a full-sized one. Add a built-in microwave to save on bench space and an appliance cupboard for the kettle, coffee machine and toaster will keep things neat and tidy. Go for handle-free cupboard doors and drawers for a streamlined look, and paint the cabinets in the same colour as the wall. Time for timber? We love the look of timber in the bathroom, but as a natural product many home renovators are nervous about installing timber in a wet area due to the risk of swelling and warping. Here are some tips on using timber in the bathroom: • Whether you are using it in a vanity, bench, f oor or wall, choose the right timber for the job. Solid timbers with tight grains are less likely to absorb moisture, so go for teak, cedar or bamboo. • Timbers warp and expand when they take on moisture, so once you have chosen your timber product, it must be properly sealed. Sealing ensures no water can penetrate the timber. • Think about ventilation. Even if you’ve chosen a heavy timber and sealed it well, keeping the bathroom relatively moisture free is the next step. If you do have water spill on your timber, wipe it away as quickly as possible. • Don’t forget there are some fantastic products that mimic the look and feel of timber. Porcelain tiles that look just like timber can fool even the fussiest home renovator.

Cover it up If your tiles are looking tired, you might not have to resort to a complete renovation. It might be that your grout just needs a good clean. In the past you would have to scrape out the old grout and replace it with new, but now you can buy products that can be applied over the existing grout, giving the whole area a fresh, newly tiled look. Keep an eye out at your local hardware store for these rejuvenation products.

Trend alert THE interior trend for 2015 is textures and design inspired by nature. Think foliage-f lled wallpapers, insect prints, timber accessories, stone and bark textures and organic shapes. Metal will also be big in interior styling, with copper, pewter, gold and silver accents adding a touch of industrial glamour to the home.

Casual corner Create an informal space where you can enjoy your morning cuppa and a chat. Keep it simple with beanbags or ottomans and pared-back styling.

INTERIOR UPDATE What’s big for 2015? The good news is on-trend colours, textures and designs are also timeless and elegant. Shy of using bright hues in the home? Green is a great choice for minimalists. Add a splash with a pot plant or cu cushion for a touch o of understated colour.

Lounge-buying guide You’ll be spending a lot of time relaxing in your renovated lounge or living space, so before hitting the furniture shops for your next sofa or lounge, it pays to plan. You can buy a sofa based on how many people it seats (two-seater, three-seater and so on). Or you can opt for a modular lounge, which consists of separate modules that can be conf gured in just the way you need them. You can get corner sofas and lounges that feature a chaise for reclining in front of the TV.

STYLE When buying a sofa, ask yourself what it will be used for. If it’s in front of the TV and you have a large family, a decent-sized corner lounge with a chaise might be the way to go. SUBSTANCE When it comes to quality, it starts with the frame. More affordable sofas and lounges will usually feature a frame made of a timber such as pine – these aren’t built for heavy treatment. A heavier timber frame such as jarrah will put up with a lot more rough treatment, but if you really need a durable frame, go for metal. Quality cushions will be high-density and a quality sofa will feature seat suspension to help keep the sofa firm and comfortable for years to come.

THERE’S MORE Leather is durable, resists stains and is easy to wipe down after a spill, but this upholstery will generally be more expensive. There are plenty of leather-look sofas at your furniture store, which give the look of leather without the price. Great for families, leather-look sofas are easy to wipe down, but you’ll find they don’t wear as well as the real thing. You can go for a fabric sofa. Look out for fabrics that are washable – a bonus when the kids spill red cordial on your cream lounge.

Sustainable design Want to make your home more sustainable, but not sure how, or even what it means? According the Australian Institute of Architects, a sustainable home is one that is more liveable and healthier than other homes, saves you money on water and energy bills and is constructed using environmentally eff cient materials. Sustainable homes incorporate passive solar design features such as house orientation, good ventilation, insulation and shading; they integrate water, waste and energy eff ciencies; and use cost-effective building materials to maximum comfort and minimise energy costs in running the home. To comply with the Building

Code of Australia, all new homes must incorporate a minimum level of sustainable design features. If you’re undertaking a major renovation or building a new home, you must meet the minimum energy-eff ciency requirements. Under Queensland law, the minimum energy eff ciency rating for new houses and townhouses is six stars. This also applies when renovating an existing house. However, a six-star house might not look any different to other home, incorporating passive design features that will add little or no extra cost to your budget. GROUT AND ABOUT

When laying tiles, spread only as much mortar as you can use in 10 minutes. If the mortar sits for too long, it will harden and the tiles won’t stick to it. Spread the mortar evenly using the notched edges of a trowel to create grooves.

To make sure your tiling job lasts, you must set and grout the tiles properly. Check with the staff at your local hardware on the type of mortar that’s best for your job – the mortar you use on the floor will be different to that used for wall tiles. Grout fills the lines between the tiles and comes in different colours, so consider carefully the right colour for your project. It’s important to apply a grout sealer after the job is done, to make cleaning easier and keep stains at bay.

MIXING MORTAR When mixing mortar, place the dry powder in a bucket and gradually add the water, mixing as you go to achieve a creamy consistency. For small batches, you can mix the mortar by hand, but for large batches use a mortar mixing paddle attached to an electric drill.

TOOLS OF THE TRADE When laying tiles you’ll need the right tools. Grab a trowel and a notched trowel to apply the mortar. You’ll need tiles spaces to separate the tiles, plus a pair of pliers to remove those spaces once the tiles are laid. Grab a rubber mallet to tap in tiles, while a grout float is needed to apply the grout over tiles and into the joins. Sponges and rags come in handy to clean up after grouting. You will also need to hire a tile cutter.

MAKE THE CHOICE When choosing the timber f ooring product for your home, f rst check out the grade of the timber – a higher grade will be more uniform in colour and texture, while a lower grade will have more character. The colour of the timber depends on the species, but there will be variations even in the same species – it’s usually only after the f oor has been sanded and coated that the true colour reveals itself. The pattern of how the timber is laid will also impact how it looks in the room – you can choose a herringbone or basketweave design, or have it laid out in straight strips.
