Introduction This report is aimed to show understanding of the laws and regulations that regulate the Final Design Project. This report will show understanding and give examples of how building regulations and laws can be applied in the project. This includes: DEVELOPMENT & PLANNING CONTROL BUILDING REGULATIONS: 01. Fire Safety (Approved document B) 02. Protection from collision and impact (Approved document K 03. Access and use of buildings (Approved document M) LAND LAW, POLICY AND LEGISLATION

Development & Planning control Development According to the Town and Country Planning Act 1990, development is carrying out of building operations, engineering operations, mining operations, or other operations in, on, over or under land or the making of any material changing the use of the buildings or other land. In the case of a listed building, any works to alter, extend or demolish the building in a way that affects its character as a building of special interest require listed building consent from the local planning authority, whether planning permission is also needed or not. Listed building The facade of the building is grade II listed, which means it has its importance in the national and local history. The facade is maintained from its original design to preserve the historical and cultural aesthetic of it. Some building elements will be restored because of its poor state. Roof to be replaced as it is doest not affect visual aspect of a buildings, that will allow more sunlight into the space.
Actions to be taken when dealing with listed buildings: 1. Apply for planning permission. 2. Apply for Listed building consent (as an interior to be changed and altered from its original look). 2. Consult local authority regarding LDF (local development framework). 3. Consult planning portal regarding any previous changes to the site. 4.Consult Historic England as the building is grade II listed building.
Interior glazed brickwork is to be restored and reglazed where needed. As existing glazed bricks dont correspond to the proposed concept the walls to be partly covered to preserve its historical importance. At the same time some areas of the walls to remain uncovered to show the original fabric of the building.

In accordance with section 3, an open space plan assumes that a person should leave Ground Floor of the building in case of fire via two exits on the opposites sides of the building, being guided by the fire safety evacuation signs indicating the direction of movement.
From the basement level, there are three exits, of which: 2 fire exits located on the opposite sides of a building leading to the street. Both of the fire exits are existing.

Ground floor and basement are divided by existing fireproof slab. Due to the building’s small area, as well as a narrow and long shape, there is no division into separate rooms inside the building on the ground floor, and therefore visitors can easily, quickly and safely find a way out of the building in the event of a fire. In the basement there are only four rooms divided from the rest of the space and they are located near the fire exit.

Section 1. Stairs and Ladders. In accordance with paragraph 1.34 of section 1 of document K, the height of the railing above the floor on the stairs will be 1000 mm. Attached to the balustrade which is 1200 mm high.
According to paragraph 1.36 D, the railing will contrast with the wall to which they are attached, and they will be visible to ensure the safe movement of people during the ascent or descent of the stairs. Also, accordingly to paragraph 1.36 E, the railing will be made of non-slip material (gold s/steel).

Section 2. Ramps. There are no ramps inside the building, however the building is located at an angle of 1° to a surrounding area. Therefore there is an existing natural slope at the entrance. Due to the natural slope there is a difference in height at the back of the building forming a step of 168mm. Therefore the ramp is needed to provide exit route for disabled people if needed. Section3. Protection from Falling. The mezzanine railing height is 1225 mm and it consists of two layers. Casted iron railing with designed pattern and interactive lights located on the inside of the mezzanine creating a second layer and preventing people from coming close to the edge and falling.

As there is a difference in height of 168 mm and also difference between right and left sides of the building there are two ramps from the exit both are 1:12 gradient and 2000 mm. The railing is 1000 mm high with 50 mm circular railing diameter. Width of the ramp is 1500 mm with rails on the both sides accordingly to the requirements. The absence of borders and baseboards, as well as the width of the doors are comfortable for people with limited mobility, which allows them easily to enter the building.
