omething Natural’s summer crew had barely departed last fall when the first inquiry for 2012 turned up in Terry Hastings’ inbox. “Last year,” she said, “we started getting people in October asking for jobs this summer.” Something Natural, an island institution for sandwiches and breads, sees its ranks swell from about six employees in the winter to 45 at the start of July. avid Zieff sat behind his desk covered by piles of paperwork and smiled. As Executive Director of the newly formed Mentoring Youth Nantucket, he has dreams that are all beginning to come true. “It’s up and running,” he said of the non-profit organization that is replacing Big Brothers Big Sisters of Nantucket and expanding on services exclusively for local youth. Zieff, who has dedicated himself as an advocate for children since his young adulthood, explained that studies have shown that kids engaged in sustained mentoring relationships are less likely to use drugs or alcohol, will make better life choices, graduate from high school and perhaps college, and go on to secure good jobs and be responsible citizens. “It helps them every step of the way, in adolescence and even after,” he said. “I think there’s a lot of kids who can benefit from this program. I’d like to get as many kids in as we can.”

Bumper in comparison with the past several years, at least. “There’s always a burst of activity in the fall from people who were here and renting,” said Penny Dey at Atlantic East/Nantucket Real Estate. “It picks up again when the Steamship Authority starts taking reservations for the general public [in January]. It’s been very busy since then.”
Enticing estimates Because data rentals are not tracked the same way as for real estate sales, there are no hard numbers available to show just how the market is performing. Anecdotally, the consensus among brokers is that rental activity has risen over the past several years. “The rental market has been very strong,” said Gary Winn of the Maury People. “There are a lot of people looking to rent. And where there was plenty of availability last year, there’s no almost none left for this year.” Dey puts Atlantic East’s activity up 30 percent over a year ago. Winn pegged the number at about 11 percent,

Employers report more hires and more applicants this year than in past years, but the mood remains generally cautious. “It’s not going to be like turning on a light,” said P.J. NEWS REPORT Jobs, continued from page 1 of 6.8 percent and closer as well to that year’s low point: a jobless rate of just 3.4 percent in July 2011, according to data from the national Bureau of Labor Statistics. What those numbers tell is what many Nantucketers already know: There’s lots of work in the summer and not as much in the winter. Such is the fate of a seasonal economy. “The season is everything on Nantucket,” said Peter Morrison, a year-round resident since 2005 and former RAND employee who tracks demographic trends on island and nationally. Determining employment figures is complicated business. Morrison points to the size of the island’s work force and the proliferation of less-than-fulltime jobs, which create “a wobbly number” for figuring out how many people are working on the island, how many are looking for jobs and how many have dropped out of the labor pool. However shaky the number, though, Morrison sees improving conditions. “The sense I have is that things are looking up a bit, but they’re not looking wildly optimistic,” he said. Martin agrees, based on what she’s heard from Chamber members, who represent “a microcosm of what the whole island is experiencing,” she said. “We’re hearing that there a lot more job openings for this summer,” Martin said. “You can tell a lot more jobs are being filled.”
Secondary stats Telling and proving are two different things. Data beyond unemployment rates paint a clearer — though not a perfect — picture of the island’s economic activity. These include information on travel to the island, summer rentals and building permits, areas where activity affects other aspects of the local economy. Such data “give a perspective on when the depth of the [recession’s] impact was felt on Nantucket,” said Morrison. They also give a perspective on the island’s recovery. Based on early indicators, Nantucket Memorial Airport appears on track for a stronger-than-recent
Rentals, continued from page 1 with the rate per week creeping up about 12 percent. Over at J Pepper Frazier, bookings are up 25 percent and rates up 35 percent, according to Jennifer Frazier. “There’s been good demand and it appears that we should have a fairly active summer on the island,” said Gloria Grimshaw of Jordan Real Estate. “Things are up a little above and beyond [2011], but I don’t think there’s been a vast increase over last year, which saw a substantial increase” over 2010.
Trend spotting In terms of where people are renting, there are no surprises for 2012. Brant Point, town, the Cliff — the usual suspects remain the hottest locations. Surfside, Cisco and Miacomet are also popular among renters. “People love being close to the beach and close to town — that hasn’t changed,” said Grimshaw. What they want when they get there has evolved since the days of a rustic getaway by the beach. Renters have for years come to expect levels of amenities similar to or better than what they have at

year, as shown by operations data. Operations figures measure emplanements — the counting of every plane that lands at the airport. Through April, Nantucket Memorial Airport logged 26,963 operations in 2012, a rise of more than 12 percent over the same period in 2011. That may help buck a downward trend operations have followed since 2006. That year, the airport saw some 160,000 emplanements. By 2011, the figure was down to about 120,000. Numbers from the Steamship Authority have improved as well. Through March, the Steamship recorded 294,900 passenger crossings, up about 7 percent from the same period in 2011. Truck crossings through March have also risen — by about 5.5 percent — over the same period from 2011. The summer forecasts to be strong for the Steamship and the Hy-Line, Martin said in early June. “When we checked in with them about a month ago, they were telling us that bookings for the summer are already up,” she said. “The Steamship at that time said it was up about 10 percent, and the Hy-Line estimated it was up 15-20 percent. That’s a great sign.” Rentals aren’t measured as exactly as crossings or emplanements, but anecdotally, booking are up over a year ago and rates have climbed, too. “With the improving economic conditions, people are feeling better about committing to what might have been perceived as a luxury a year or two ago,” said Penny Dey at Atlantic East/Nantucket Real Estate, where rental bookings have increased by an estimated 30 percent over 2011. According to data from the town’s Building Department, permits for construction work have been rebounding since falling from the heights of 2004-2006, a three-year period in which averaged 1,440 permits each year. By 2009, that number had fallen to 1,013. In 2011, that figure was back above 1,300. “Permits mean people are prepared to do something, to put money up,” Morrison said. In other words, to spend — on supplies, on labor and eventually on maintenance.
home, brokers said. Among those expectations: fine, clean linens; quality patio furniture; grills; easy Internet access; flat-screen televisions; pet-friendly arrangements; air conditioning; and pools. “Pools are extremely popular,” said Winn. “There aren’t enough houses with pools. Kids love them, and parents feel their kids are safe in them.” The duration of stays has also changed over time. Summer- and month-long retreats have turned into one- or two-week visits. “The trend has been for shorter and more frequent vacations,” said Dey. “People might be here for a week in late spring or early summer and then come back August.” “I think people are spreading their vacations out now,” said Grimshaw. “They may go skiing or to the Caribbean in the winter, then come here in the summer. It’s no longer spending a whole month on Nantucket.” While it’s not a new phenomenon, some rental owners have changed from the traditional Saturday changeover between renters. By moving to Friday or Sunday, owners help “to accommodate for tenants travel schedules, since it is
Jobs to be had Eight months after that first inquiry for summer work turned up at Something Natural, the business has weeded through “easily” 1,000 requests for application information and hired people to work in the shop, bakery and kitchen, Hastings said. Something Natural’s not alone in receiving applicant interest that far outstrips the number of jobs available. Nantucket Island Resorts had received more than 2,000 applications and resumes by the beginning of June, according to Jason Curtis, assistant director of human resources. NIR’s summer work force peaks at 363 people, in addition to the company’s 54 year-round employees. Increased business over last year and the opening of the White Elephant Village have resulted in 24 additional jobs, according to Curtis. Given the company’s employee return rate (about 75 percent) those 2,000 applicants are competing for about 100 open positions. As with Something Natural and other island businesses, NIR employees come from near and far, with a mixture of foreign workers on H-2B visas, foreign students on J-1 visas and U.S. citizens. Marshall Thompson runs The Jetties and in May won a bid to operate a concession stand at Surfside Beach. Between the two locations, Thompson estimates he’ll hire 60 to 65 people this summer. For the summer, the airport has added 16 people, according to Janine Torres, administrative assistant to new Airport Manager Tom Rafter. The hires are largely seasonal, with workers staying as long as October. The hires are also local. “In previous years, we often had to use a foreignstudent hiring company because there weren’t local people to cover our needs,” Torres said. “This year, we found plenty of local applicants to fill these positions.” With jobs filling up and new ones being added, there are high hopes about the economy picking up steam in the months ahead as the island fills with summer visitors. “Everyone’s extremely optimistic,” Martin said. “If people are welcomed here and serviced properly, they’ll come back and be the start of the upswing of our economy.”
often more convenient at this stage to organize travel to the island on a day other than Saturday, which is the most popular turnover day,” said Frazier.
Room at the inn? As with everything Nantucket, rentals are a finite resource. There are only so many of them, and when they’re gone, they’re gone. But, of course, a limited supply doesn’t equate to limited demand, especially with the high summer season just around the corner. “We’re seeing people still continuing to book,” said Grimshaw. “We’re receiving numerous inquiries daily.” If you have your heart set on a four-bedroom house in Brant Point for the second week of August and haven’t booked yet, chances are you’re out of luck for 2012. If you’re flexible, though, properties are still available. “August is very, very hard right now,” said Dey. “It’s as booked as it was pre-recession — anecdotally, of course. But for July, you can still find good rentals, and for September, there are lots of great properties.”

Zeiff, continued from page 1
The welfare of kids has mattered to Zieff since before he attended law school. He worked in shelters for adolescents and with youth in psychiatric hospitals, then went on to represent children when he became an attorney. He and his late wife, also an attorney, vacationed on Nantucket at her family’s home. In 1996, when a position for her opened in a law office, they decided “it would be an adventure” to try island living and moved here from Swampscott. Zieff went into private practice, and towards the end of that decade he was elected to the Nantucket School Committee and served one term. In 2009 he was named Director of the local branch of Big Brothers Big Sisters, a division of the Massachusetts Bay umbrella mentoring organization. For more than 10 years, a before school program called Breakfast Buddies has been in existence at the elementary school in which high school juniors and seniors volunteer to “hang out” with the young students, many of whom are entitled to reduced fee school meals or have parents who must go to work very early in the morning. They all have breakfast together, then the older students do crafts with the young ones, play games, talk and share companionship.

This year the program added help with homework and a reading literacy component, and the program grew from 70 to 95 students and from 30 to 50 high school volunteers. “We’re very proud of that program,” said Zieff. As it turned out, however, though Breakfast Buddies was successful, the state Bigs organization decided not to support group mentoring. Last summer, members of the island branch began discussing a break from the state, which occurred this April. In May, Mentoring Youth Nantucket officially began and is in the process of transitioning former mentors and interviewing potential new members, both adults and children. Now Zieff, who calls himself a “jack of all trades” in the office, has his sights set on not only continuing Breakfast Buddies and the traditional one-to-one mentoring relationships, but widening the scope of services offered to island youth. Since the program is autonomous, all monies raised can be used here to further options for the kids. Zieff is hoping for plenty of community support at two benefits scheduled for this month: the Iron Teams Relay on June 24 and Blooming Bids for Kids, a dance and auction on June 28. That funding will permit travel to the mainland for individual mentors and mentees to go bowling, play mini-golf and enjoy
other activities, and group travel to a Fenway ballgame, museum visits or to attend a major stage production, for example. “A lot of the kids don’t get away often,” said Zieff. Zieff has also applied for a grant to establish a program just for middle school students that would offer outdoor adventures in collaboration with Strong Wings, discussion groups and off-island excursions. Further, he is working on partnerships with other local organizations for group events such as outings with Nantucket Community Sailing. While he is a busy man, Zieff makes time to spend with his daughter, 19 and in college, and two sons, 14 and 16, play his guitar and cook. Still, his work is of utmost importance to him. “My head is spinning right now, we’ve got so much going on,” he said. “It’s exciting. We only serve Nantucket kids and Nantucket families, and there is a real need for this program.” Anyone interested in volunteering with Mentoring Youth Nantucket may call Zieff at 508325-6423 or email, dzieff@mentoringyouthnantucket.org.

The Nantucket Islands Land Bank gained $39,906 in transfer tax fees for the week ending June 1. To date in the year 2012, the Land Bank gained an estimated total of $3,848,030.83 in transfer fees. Land Bank income is derived mostly from the collection of a twopercent transfer tax on real estate transactions, subject to certain exemptions. The Land Bank acquires, holds, and manages land for open space and recreation on Nantucket. Other revenue sources include investments, private contributions, leasing of properties at 2 Massasoit Bridge Road, 159 Hummock Pond Road, and 22 Broad St. Many of the property transfers recorded with the Land Bank are exempt from the 2-percent transfer fee using one of 13 exemptions allowed by the Land Bank Act as follows: A; transfer to government entity, B; transfer which, without additional consideration, confirms, corrects, modifies, or supplements a previously made transfer, C; transfer made as a gift without consideration, D; certain transfers to and from a trust, E; transfer via death or bankruptcy, F; transfer made in partition of land and improvements, G; transfer to charitable organizations, H; transfer to a mortgagee in foreclosure of the mortgage, I; certain transfers made to or within a corporation or partnership, J; certain transfers out of a corporation or partnership, K; transfer due to divorce, L; transfer of property that is partially personal property and partially real property, M; certain first-time property buyers (applies to the first $400,000). The above explanations are abbreviated because the language explaining these exemptions is too lengthy to print in this section every week. If you’re curious about a certain exemption, go to the Nantucket Islands Land Bank Web site for complete information on the exemptions and the land bank’s governing bylaws: www.nantucketlandbank.org. Or visit the office at 22 Broad. You can reach the Land Bank at 508-2287240.
