Our PHILOSOPHY
Starr Sanford Design is an architecture and interiors firm excelling in coastal vernaculars and versed in a range of aesthetic traditions. Our practice encompasses custom residential design, historic renovation and restoration, boutique commercial design, and full interior design, including our furniture and home accessories line, Sublime Original.
SENSUALLY SUSTAINABLE
Appreciative of numerous geographies, we study the salient history and context of each site. Our homes in Rosemary Beach and Alys Beach along the majestic Gulf Coast express the spirit of the Caribbean Rim: Colonial adaptation to sub-tropical climates. Using masonry and timber, the spaces are romantic, never nostalgic, imaginative yet timeless. In the Caribbean and Pacific, our projects push residential design out of the ordinary realm, invigorating classic expectations with modern forms. Cosmopolitan designs unite urbanity with serenity. Agrarian estates are inspired by pastoral customs. Engaging all of the senses, we create spaces for a life well-lived.
Homes throughout the South and along the Atlantic coast are distinctive in their attention to historical proportion and detail; the designs are distinguished by old world techniques of wood joinery, heavy timber framing, and the grace of authentic detail. Recognizing an environmentally sensitive approach to residential design, with outdoor living spaces are enhanced by natural climate control, verandas, balconies, large windows, and louvered shutters.

Through The Sky Institute—a collaboration of architects, planners, scientists, engineers, attorneys, food growers, and scholars who recognize stewardship of the land and its reserves and who work to transform theoretical models to practical solutions — we produce extraordinary concepts that challenge the essence of dwellings, of subsistence, and of conservation.
Recent projects in Central America and the Bahamas represent explorations into actively sustainable construction through the incorporation of established regional practices.

ARCHITECTURE
Our architecture team works with you to refine the design of your home for function, views, and style. We prepare conceptual plans and elevation studies for review before developing hardline detailed drawings. Drawings include site plans, floor plans, roof plans, exterior elevations, exterior finishes, building selections, and construction drawings for permit.
We collaborate with your builder to ensure construction is in compliance with the design intent and cost-effective methods are being used.
INTERIORS
Our interior design team works with you to select interior finishes to lay the foundation for a classic and beautiful home. Our commitment to conscientious creation ensures the use of sustainably sourced materials known for their longevity and durability against indoor and outdoor elements.
Selections include finishes such as flooring, cabinetry, built-ins and casework, architectural details, color schemes, lighting, plumbing fixtures, and all the fine details that build character in a new home.
FURNISHINGS
Our interior design team prepares furniture layouts and makes selections to complete each room, right down to the finishing touch.

ARCHITECTURE SERVICES
Our architecture services are based on a percentage of construction cost. We tailor fees to each project needs.
INTERIOR + FURNISHING SERVICES
Our interior and furnishing services for new construction are based on a percentage of construction costs. We also offer a per sq. ft fee structure for renovations.
SHIPPING & WHITE GLOVE DELIVERY
Our dedicated team is able to provide shipping, receiving, inspection, storage, and white glove delivery on your scheduled installation day.
OTHER SERVICES
Construction administration and bidding can be included in your scope of work. These services are tailored to each project.
FAQS
How long does the process take?
Each project phase varies based on the size and scope of the project.
The architectural design phase is comprehensive, if necessary, additional time may be needed for state permitting.
The interior design phase is based on the builders time frame. Our designers get involved early to carefully design your custom home.
The furnishing design phase takes place alongside the interior design phase. Furniture production can take 10-20 weeks. We present the design in advance with the goal of having your furniture arrive when the home is ready for move-in.
Can you recommend a builder?
If you don’t have a builder, we are happy to provide a list of recommended contractors. If you’d like us to gather construction bids for your project, we can include that in your scope of work.
What is the billing process?
To officially confirm your project on our design calendar, we collect a retainer at the time of contract signing. Then, design fees are billed monthly by phase.
Once we move into selections for lighting and furnishings, invoices are due before we begin placing your orders.
How does construction administration work?
If you would like, Starr Sanford Design can provide Construction Administration Services by evaluating and reviewing the construction of specific elements designed by Starr Sanford Design.
If in your scope, site visits and collaboration with your Contractor are included.We perform site visits to the Project as required for the sole purpose of reviewing the quality of such construction or responding to inquiries of the Client and/or Contractor.
How do you source your furniture?
We source unique pieces from all over the world, showcasing custom upholstery, original art, and curated finds through our boutique showroom, Starr Sanford Collection
Our careful focus and thoughtful efforts help to create an interior to highlight and complement the architecture and character of your home.
Our product pricing is competitive to retail when furnishing an entire home.

After your initial call, we’ll invite you to our studio to meet with Julia and see how our firm can be a comprehensive solution for your custom home.
03 | CUSTOMIZED PROPOSAL
After your studio visit, we’ll prepare a customized proposal to detail the scope of work, fee structure, and project timeline.
