To reduce the degrading effect of sunlight, opt for bright, pastel colours instead of darker glossy and satin colours which are more prone to fading.
B
eachside properties are some of the most sought-after property locations worldwide. They are usually centre stage seats for breathtaking views of the coastline, refreshing sea breeze which rivals the output of most modern air conditioning units, and they provide a genuinely relaxing atmosphere. Beachside homes require a bit more planning and attention to detail during the construction or renovation phase and general maintenance once completed. Here are some common challenges that may arise where beachside homes are concerned, and some tips to greatly reduce or completely avoid facing a huge restoration project. The harsh Caribbean sun is almost always blazing at full strength and should not be underestimated, especially in recent times with increasing sun intensity and atmospheric temperatures which are attributed to global warming. The sun can have several damaging effects on home finishes such as paint and varnish. PHOTO DEGRADATION The ultraviolet rays emitted can cause paint colours to fade significantly over time, usually within the space of one to two years. This deterioration is caused by the breakdown of the chemical compounds responsible for the paint’s colour as a result of the constant exposure to ultraviolet rays. To reduce the degrading effect of sunlight, opt for bright, pastel colours instead of darker glossy and satin colours which are more prone to fading. White paint should be mainly used as an accent colour, since it tends to become yellow after extended sun exposure. PAINT BLISTERING Constant exposure to intense sunlight can also result in paint blistering. The intense heat causes compounds in the paint mixture to reach their boiling point and form bubbles. Once these bubbles burst, the underlying material becomes exposed to the elements and can crack, warp or become an encouraging environment for mould or in the case of wood, termites. INSPIRATION & INNOVATION
11
Extremely salt sensitive plants should be grown in planters containing regular soil and shielded from intense sea breeze. CHALKING The sun can also cause paint to deteriorate over time in such a way that instead of blistering, the paint becomes dehydrated and some of its chemical components rise to the surface. You’ll see a fine layer of white chalk-like powder on top of a faded, rough, painted surface. There really is no quick fix for this, all paints will chalk over time to some degree, but this can be delayed by priming and regular maintenance with a high-quality outdoor paint.
animal excrement, which can become moulded into paint finishes and cause etching in the finish thus making the metal underneath more prone to rusting. Alternatively, opting to avoid metallc materials in areas such as windows and guttering and choosing to use fibreglass or vinyl reduces the need for frequent repairs or replacements. For metal window hinges and latches, apply some WD-40, salt neutralisers or silicone spray to help protect metal parts.
WEATHERED WOOD Paints aren’t the only finishes that are vulnerable to intense sunlight. Stained wooden doors and window frames also become weathered and need to be regularly restained to avoid warping, cracking, and swelling of the wood.
LANDSCAPING Before picking and planting anything in a coastal garden, it may be advisable to plant or construct a windbreak. Windbreaks may be permanent or temporary and should be comprised of shrubbery. You can also create wind screens with fences, sturdy shrubs or groups of trees. This will help protect your landscape plants from high winds and create a shady environment that protects your house from direct sunlight. Organic matter such as fertiliser or compost should be incorporated into sandy soil to provide additional, necessary nutrients. Extremely salt-sensitive plants should be grown in planters containing regular soil and shielded from intense sea breeze. Maintaining gardens near oceanfront vacation properties presents additional challenges because you aren’t always there to provide routine maintenance. Therefore, choose low-maintenance plants that are salt tolerant and only need to be pruned occasionally such as bougainvillea and succulents.
CORROSION The high salt content in the air around seaside properties can spell major trouble for metallic components such as light fixtures, hinges, rollers, screws, nails, handles, knobs, and latches. The most durable choices of metals include high-quality stainless steel, copper, and brass and even these choices require regular maintenance. Metal fixtures and components should be cleaned with a mild soap solution at least once a month to remove build-up and reduce the chances of corrosion. Fixtures and components should also be inspected and recoated with paint or rust-resistant material. Metal structures should also be regularly inspected for bird or 12

What no one tells us is that not every homeowner is blissfully soaring for the rest of his life, and so many of us pursue home ownership with vigorous fervor, unaware of the nightmares that some members of this sought-after fraternity experience during the journey.
rom the time we were small, we have been programmed that success was about getting good grades; when you left school, it was about securing a good job, building or buying a house, having a family, and remaining comfortable for the rest of our lives. Many have aspired to what seems like a simple and effective formula. After we graduate from secondary and tertiary levels, we go out ambitiously determined to make these goals a reality. We check them off one by one as we climb the ladder of perceived success. Purchasing a home is one major milestone which makes us feel that we’ve arrived, we’ve made it. As we jump through the hoops of securing a loan, approving plans, setting up insurance, selecting furniture and finalising deécor, we delight ourselves in knowing that we’ve conquered. We’ve entered the land of the few and the brave – home ownership. What no one tells us is that not every homeowner is blissfully soaring for the rest of his life, and so many of us pursue home ownership with vigorous fervor, unaware of the nightmares that some members of this sought-after fraternity experience during the journey. Should we stop our pursuit, play it safe, and enter the land of renting for the rest of our life? No, that’s not the way to approach life. However, the knowledge of the pitfalls of others perhaps can help us to make prudent decisions allowing us to better prepare for any similar demise. Before the recent recession hit, there were many homeowners who had joint salaries of over $8 000. They therefore had no qualms about taking out mortgages which ranged between $3 000 and $5 000 monthly. Their jobs were stable, or so they thought, and they existed in a climate where it felt like the natural progression would be via promotion either to a higher position within the same company or relocation to another job. Never could they have foreseen that one partner might be made redundant 14

and that joint income suddenly cut in half. Worse yet, never could they have imagined that both breadwinners might be laid off at the same time. To add to their distress, when they now turn to sell their beloved home to help make ends meet, what was once valued at $825 000 is struggling to fetch a market value over $600 000. Although the banks which provided the initial financing try to be understanding of their situation, at the end of the day, it is a business arrangement and the banks need to protect their interests. If you default, at some point in time they’ve got to collect. What a nightmare! Then there are those who stood at the altar and declared their commitment to love one another until death do them part. However, while very much still alive and feeling like killing one another, they opt for divorce instead. How often have I sat between two former partners, wanting to cut the tension with a knife, as we discuss the best strategies to sell thebproperty which they once worked so hard to secure together? Usually, thanks to a court ordered sale, they focus on the speed of pushing the property off, often not realising close to its market value. They just want to cut their losses, close that chapter of their lives, and move on. The pain and emotional scars of being booted out of your matrimonial home can be lasting. There are instances in which homeowners have built the biggest houses they could possibly afford because in their eyes it symbolised success. Now that their children have grown and left the nest, their once desirable haven has transformed into a ball and chain around their ankle. Pool maintenance, garden maintenance, housekeeping 16
SMART HOMES MAY 2016
services, insurance, land tax, repeat. They only live in two rooms of the house and now despise the very possession they most avidly pursued. They’re ready to downsize and hurt at the thought that a future buyer doesn’t care about the blood, sweat, and tears that they poured into the house nor about the sentimental moments that took place there. A prospective buyer cares about a deal and after your house is now on the market for three years, having experienced five price reductions, it is depressing to sell it for next to nothing just to be able to downsize. Sickness is one of the unforeseen circumstances that has placed many a homeowner in an unfortunate predicament. With mounting medical bills and urgency being the name of the game, selling one’s house can seem like the quickest option to raise much-needed funds. Illness doesn’t care about your acquisitions and even the most phenomenal property can seem totally insignificant in comparison when all you want is your health restored. We don’t plan for things to go wrong but this is the reality of home ownership. Life happens. Making wise decisions like building your savings, minimising your debt-to-equity ratio, and living according to your means are the best approaches to take as you pursue acquiring property and any other assets. Go after your dreams with optimistic enthusiasm, but awareness of the pitfalls and knowledge of what can go wrong will keep you one step ahead. Home ownership can certainly be for you. Don’t be discouraged, just be informed. Do not venture into it naively and with your eyes wide shut, and I’m sure you’ll be one of the majority who definitely enjoys the journey.

Home Leaking Money
or many people, the purchase or construction of a new home is the biggest, most expensive investment they would have made within their lifetime. This is why it is essential to protect your investment by keeping your home in the best shape possible. However, there are several things which often go unnoticed or unresolved which can lead to homeowners having to spend more money than they anticipated. 18
SMART HOMES MAY 2016
For the past few years, the authorities and environmentally conscious individuals have been making the appeal for homeowners to ditch the traditional incandescent light bulbs in favour of the LED lights. Inefficient air conditioning As people of the Caribbean, we often boast about our warm weather and year-round sunshine. Though we love the warm climate, it is also the reason why many people add the luxury of air conditioning to their homes. Air conditioning (AC) is known to pull lots of energy and cause significant increases in electricity bills. Has your AC unit been making more noise than usual but you postpone its maintenance each month? Lack of maintenance is one of the main causes of inefficient air conditioning systems. Like all other appliances, after a while, AC units need some special attention in order for them to function optimally. It is recommended that a full service be given to each unit in the home by a professional technician at least once annually. The technician will be able to advise you on any leaks that need to be repaired, parts that need to be replaced or if it’s time to replace the entire unit. Inefficient lighting For the past few years, the authorities and environmentally conscious individuals have been making the appeal for homeowners to ditch the traditional incandescent light bulbs in favour of the LED lights. In the fight against exorbitant energy costs, it is remarkable to know that just switching the types of bulbs in your home can save you a few hundred dollars. If you are not ready to replace all the light bulbs within your home at once, experts encourage that you start your savings by switching the five most heavily used incandescent bulbs to LED bulbs. Not only do they use less energy, they also last up to 20 times longer than traditional bulbs. Poor plumbing practices An overflowing toilet, a kitchen faucet that constantly drips or a drain where the water takes minutes to go down: these are all signs of plumbing problems around the home. Plumbing repairs will always be needed but there are ways that you can reduce these costs. A huge mistake made by homeowners is treating the toilet like a trash bin. Toilets should only be used for the disposal of human waste and tissue. Other items like baby wipes, or even tiny cigarette butts, can wreak havoc on your piping system. These items are not designed to break down, so they just sit in the pipes potentially stopping other waste from passing through. 20
SMART HOMES MAY 2016
Another common plumbing error is the constant use of chemical drain cleaners to clear clogged drains. While they definitely have the power to disintegrate blockages, many drain cleaners are caustic in nature and can have a corrosive effect on the pipes themselves. Rather than using caustic drain cleaners, a simple mixture of baking soda and vinegar can also be effective in loosening clogs. Unnecessary appliances upgrade After binge-watching shows about home remodelling and the latest in home appliance technology, you may feel inspired to get rid of your ten-year-old stove (even though it works perfectly). While an upgrade every few years is necessary, it is not always economical. One of the first areas to analyse when buying new appliances is the impact of this new appliance on your energy bill. Is a brand-new refrigerator worth an eight per cent increase in your electricity bill each month? If it is, then go for it. If not, it may be better to wait until it definitely needs to be replaced. Sometimes homeowners upgrade their appliances as a way of increasing the value of their home; however, appliances only increase the value of a home if they are brand new and you are getting the house ready to sell. Here are some additional tips for saving money around the home: • Shop at the right time – There are big appliance and furniture sales which happen at certain times each year. Plan ahead to take advantage of these sales rather than buying expensive items out of desperation or lack of choice. • Make a household budget – Are there any areas where you may be overspending? Create practical ways of reducing these costs. • Repurpose and recycle – Instead of throwing out an old table or other furniture, try applying a few coats of paint or lacquer. You’ll be pleasantly surprised to see how easy it is to bring old items back to life. • Use a power strip or surge protector – Either can help you to save electricity as you can simply flip a switch to turn off the power strip or surge protector rather than unplugging each device. Surge protectors also help to preserve the life of your devices by preventing damage caused by voltage spikes.

Childproofing your home T
he sound of breaking glass followed by the piercing cries of a young child are sounds which many parents may have experienced at some point or it is an experience which they dread. Broken glassware is but one of many accidents which occurs around the home at the hands of children. In fact, experts in the United States have revealed that toddlers are more likely to die as a result of accidents in the home such as serious falls, shallow drowning, and severe burns rather than at the hands of a stranger. For this reason, parents-to-be find it necessary to make sure their homes are childproof. Childproofing refers to minimising or eliminating hazards around the home

The baby’s room Maybe you’re thinking about using a crib that has been passed down through the years from all your older siblings. While this may be very sentimental, it may not be very safe. It was not until 1974 that regulations made it mandatory that the bars on cribs be placed 2⅜ inches (six centimetres) apart. This is a safety precaution to ensure that a newborn’s head does not become fatally wedged between the narrow openings between the bars. Crib safety extends beyond its style and how it is built. It may seem fashion-forward and cute to add stuffed toys, blankets, and other accessories to your baby’s crib to enhance the room’s decor; however, many of these items can prove hazardous and cause asphyxiation for a young child as he or she moves around in the crib. The kitchen For young children, the many smells and sounds which emanate from the kitchen are sure to be absolutely fascinating. Children can be drawn to the bright shine of kitchen utensils or the bright colours and knobs found on many kitchen appliances. Small appliances like toasters, sandwich makers or electric kettles should be placed as far as possible out of your child’s reach. These appliances usually have electrical cords which may inadvertently be left to dangle off the edge of a counter when not in use. You do not want to give a crawling baby the idea of tugging on these cords. They should be wrapped up and well tucked away after each use. While it may be convenient to keep cleaning products, detergents, and other household chemicals in that cupboard under the kitchen sink, this is not the best idea when there is a curious infant roaming your home. In the same way that knives and other sharp objects should be kept up high, toxic substances should be kept in a latched cupboard well out of your child’s grasp. It is important to note that while many of these products have childproof lids, research has shown that many children above the age of two are able to successfully tinker with the child lock which is found on such products.
by making certain places inoperable or inaccessible to a child. All areas of the home should be made safe in preparation for the arrival of a child, but areas such as the kitchen, bathroom, and bedrooms should be made especially safe. We must remember that children are naturally curious and they are guided by their senses. Their instincts lead them to taste and touch things that would be better off left alone. Here are some tips to ensure that your young one remains accidentfree and your valued belongings make it through your toddler’s terrible twos.
24
SMART HOMES MAY 2016
The bathroom Apart from pools, the bathtub is the most common place where infants drown, even in just a few inches of water. Firstly, it is recommended to line the bathtub with a non-slip mat to avoid the child taking any spills or tumbles. You also want to make sure to drain the water as soon as bathtime is over and, of course, always keep an eye on the child. As strange as it may seem, the toilet itself can pose a risk to a young child. Some parents have found it useful to use a special lock for the toilet lid to avoid toddlers falling head first and being unable to get out. We were taught at school that water conducts electricity. For this reason, electric personal grooming appliances should be kept out of reach of areas with water such as the tub and the toilet. Electrical shaving systems, flat irons, and blow-dryers are the main culprits which pose numerous threats. Not only do they produce heat and have sharp edges, if they come into contact with water they can produce electrical currents which are too much for a toddler’s small body to withstand. These items should be kept well secured and out of your child’s sight.

Preparing for any DIY job by Natalia Nunes

ho goes to a party, or any invitation out, and doesn’t bathe and wash their hair? I wouldn’t ask that question in a classroom – just saying. Do-it-yourself projects are just like going out. We’ve got to do what it takes to be presentable. Soap and water where applicable is a great start. If the project does not require that, then perhaps a good wipe down, sanding, blow out – whatever it takes, it must be done for the job to look acceptable and for it to last. No sense painting over stripping paint with the hope that it will endure over time. A quick fix in some cases is workable but proper preparation for excellent results is the way to go always.
WINDOWS and DOORS These are generally made from wood. The old paint will need to be scraped and sanded. I hate dust. It brings on the most uncomfortable allergies. Either I have to be out of the house when that is being done or a less dirty but more intense method is to use paint remover. That stuff burns like you would not like to feel, so make sure you read the instructions and follow them to the letter. 28
SMART HOMES MAY 2016
WALLS Brush them off or use a soft cloth wrapped over a broom to get the dust off. Think carefully about the type of paint that is required. Speak with your paint store technician and explain where the paint will be applied and allow the technician to advise you on the type of paint that will best suit your needs. FLOORS Depending on the type of flooring you are dealing with, there are many methods to clean floors. As we really should all be leaning towards a healthier environment, natural cleaners are best. They normally take far more elbow grease than the readily available chemicals but at the end of the day, we may spare ourselves medical expenses and much discomfort healthwise. Google is our friend. Siri is our built-in intelligent assistant. It answers our questions very quickly and efficiently on our phones and other devices. Ask it any question about the type of floor you want to clean and the most environmentally safe method, and it’s got the answer. I love it like sliced bread. Here’s a great, safe, floor cleaning recipe: Ingredients 7 cups water ½ cup baking soda ⅓ cup lemon juice ¼ cup vinegar Put ingredients in a clean spray bottle. Spray on floors (especially on grout) and allow to sit for five to seven minutes. Scrub! Works like a charm. If you prepare your surfaces, chances are that you’ll be pleased with the outcome. Please don’t forget those places that are not normally visible like the insides of your cupboards. To keep the value of homes and other places of habitation at a high standard, effort must be made to keep inside and out looking sale ready. You never know when someone will like what you have enough to make you an offer you can’t refuse.

Prevention often the safer option by Nick Nunes
U
nfortunately, we do not live in a world where vigilante justice will assure that damages will be reclaimed and loss will be fought against in a magnificent show. Fortunately, there are companies that look to the protection of society before the advent of unlawful or accident destruction or loss. Today there exist many more, unfortunately, creative ways for people to experience the darker side of human nature. Burglary, arson, vandalism, and assault are all possibilities that should be guarded against in order to live a life content and free from constant worry. 30
SMART HOMES MAY 2016
In seeking such contentment, it is important to employ practices and even services that aid in the deterrence of heinous acts before they occur. Insurance and security systems are great measures to take in the preparation for the possibility of an ill-fated occurrence. There are, however, other preventative steps that should be taken to avoid such calamities. It is important to install fire safety and gas detection devices for both home and office, but surveillance can also be an irreplaceable strength to improving the quality of your life. Many companies are equipped to provide background checks on prospective employees as well as security consultancies to address every need.
Several cases have been reported in the news, worldwide, of caregivers (both for infants and the elderly) behaving in a manner that is unprofessional and possibly dangerous. It is important to know that every individual in your employ is of sound character. Whether you employ a babysitter or a helper around the house, the knowledge that you are in good hands is invaluable. A well-trained guard dog is also a very useful addition to employ in seeking protective comfort. Historically speaking, even geese can be used, quite effectively, as an animal guard against the intrusion of unwanted visitors of an illicit nature. Going beyond the engagement of services and such, it is imperative to personally secure important documents against all potentially damaging circumstances. A popular tool for protection of small but vastly important items is the use of safety deposit boxes in a bank. There are some things that are impractical to place in a bank, though. The purchasing of a fireproof safe is a smart step to keeping your small important possessions safe but close at hand. With important documents, the originals should be kept secure in a hidden location, like a safe, and copies held in a different location that is also hidden but more easily accessed. If you have concerns about the level of safety your home or office is provided with, a security consultation can do wonders for improving your personal practices or advising you to the changes that would better fortify all the things you wish kept most safe.

hat was intended to be an admittedly routine site visit at this contemporary, well-appointed home in Providence Terrace, ended up being a mindopening (and mind-blowing) experience. No, it wasn’t just the attention to detail with the ceiling’s seamless crown moulding finishes, the modern kitchen or the hidden basementlevel garage. During the impromptu meet-and-greet turned house tour with the owner, you could just sense how hands on and instrumental the home’s owner was in its design. For starters, the property possesses incredible curb appeal, thanks to its two toned wall and engineered wood fence flanked by well-manicured hedges, and a towering accent natural stone facade that catches the eye upon approach. 34

The property is inconspicuously outfitted with an underground potable water tank capable of sustaining the home’s needs for weeks without running dry, a roof almost completely with electricity generating solar panels, separate wells for storing rainwater that is recycled for irrigation, and an open, breezy design on the main level that makes the central air conditioning a choice and not a need, even when it’s sweltering outside like the day of my visit. From the tablets we use to browse the Internet to the mobile phones that can perform a myriad of functions, technology is making our lives easier and more fun. In our homes, smart technology can also save us money by reducing our bills. Today,
the term smart technology is more commonly linked to technology such as solar panels, but there is way more on offer that constitutes a truly smart home by today’s standards. Your home can be as smart as you want it to be, and if you want to keep up with the Joneses (or The Jetsons), you should start considering automation technology as a must-have for your home. Even if your abode is an antique, there are all kinds of ways to bring it into the 21st century. Your home may be old, but it can still be smart. Individuals spend most of their time in their home or workplace; for many, these places are their sanctuaries. Over the course of the 20th century, technological advances have helped to enhance the comfort and shelter provided by our homes. So here’s a question for you that I too asked myself: With all the money invested in it, how hard is your home actually working
to provide this comfort for you? Probably not hard enough! Here are some of the smart technologies I learned about during my impromptu tour, that can be implemented if you’re about to build or renovate your dream home. Temperature Control the temperature in your own home so the house is cool when you need it to be (when you come in from work, for example), and in the rooms you need it to be such as the living area and the bedrooms. Lighting Put the lights on at home at an estimated time of your arrival, selecting the rooms you want illuminated. INSPIRATION & INNOVATION
35
Security Lock your house up remotely and set up security cameras that can all be viewed remotely so you can check on things at home when you are at work or even on holiday. Home technology can be used to alert you when there is a fire or smoke detected and guide you to a safe exit. Intruders can be captured on high-definition cameras with snapshots sent to your mobile devices. Some systems can even alert you if a burst pipe is detected in your home. If you need a gate unlocked for a delivery, you can do it without ever leaving the office. Energy saving Home technology can reduce your energy bills for cooling, lighting, and electrical appliance energy consumption. You can even have a shower system set up which tells you when you need to be getting out so you don’t use too much water and you can see how much energy you are saving and how much you are using. Comfort and convenience Home technology is able to learn your habits for heating, lighting and entertainment purposes bundling them up in a mobile app that gives complete control when you are home or away. Curtains or blinds can be opened or closed all at the touch of a button and you can be alerted when a washing machine cycle has finished or when appliances need cleaning or servicing. There’s a pretty good chance you already have one smart appliance in your home. It wasn’t too many years ago that smart home technology was thought to be the stuff of The Jetsons – scifi products that we might see some day in the far distant future. Well, the future is now. Any homeowner in Barbados is familiar with the hot and humid weather that has you using air conditioning or having several fans on at home, driving your energy bills up. Improving your home’s overall energy efficiency can reduce the need to run your air conditioner and provide considerable savings over time on your energy bills. If you’re as fed up with this as I am, these energy-saving tips can help you keep your cool. Ceiling fans Ceiling fans are another great option for keeping your home cool and reducing the load on the air conditioner. An Energy Star-rated ceiling fan can be as much as 50 per cent more energy efficient than a standard ceiling fan. In 36

Switch your lighting LEDs are cooler in more ways than one. When you’re running fans or an air conditioner during the hot summer nights, having burning hot incandescent bulbs just makes it doubly harder to manage the heat. LEDs run much cooler than incandescent and fluorescent bulbs. Traditional incandescent bulbs use a lot of energy to produce light. • Ninety per cent of the energy is given off as heat • That lost energy is money we are throwing away. INSPIRATION & INNOVATION

Ceiling Fan Basics
C
eiling fans can complement any decor, increase your comfort by warming or cooling the room, and help you save money on your energy bill. This guide will help you understand which type and size ceiling fan will work best in your home. Choosing the right size Ceiling fan blade spans range from 29 to 54 inches – the most popular being the 52-inch model. To determine which size you need, measure the room where the ceiling fan will be installed and 38
SMART HOMES MAY 2016
follow these guidelines: Room Dimensions Suggested Fan Size Up to 75 sq. ft 29” to 36” 76 sq. ft – 144 sq. ft 36” to 42” 144 sq. ft – 225 sq. ft 44” 225 sq. ft – 400 sq. ft 50” to 54” Choosing the appropriate mounting system Ceiling fans should be installed in the middle of the room and at least seven feet above the floor and 18 inches from the walls. If the
height of your ceiling allows, install the fan eight to nine feet above the floor for optimal airflow. • Standard mounts come with a three- to fi ve-inch downrod, which is the metal pipe that extends from the ceiling bracket to the top of the fan. Downrods are usually either 1/2 inch or 3/4 inch in diameter. • Extended mounts can be used to hang the ceiling fan at the desired eight to nine feet from the floor for tall ceiling heights. Downrods can be purchased from six inches (nine-foot ceiling) to 120 inches (20-foot ceiling). • Flush mounts anchor the fan directly against the ceiling. Most standard fans can be installed as a flush mount; however, many manufacturers sell hugger or low-profile ceiling fans that are specifically designed for this purpose. Hugger fans are ideal for rooms that have ceilings under eight feet in height or in situations where a fan with optional light would hang down too low. Hugger fans will not move as much air as a regular fan because the blades are closer to the ceiling. • Sloped mounts are used for angled or vaulted ceilings. Wet/Damp rating Will you be placing a ceiling fan in a bathroom or in a similarly humid or damp location? Purchase a fan that has been UL listed with a “damp” rating. For fans that may come in direct contact with water, like on a patio or front porch, look for a UL “wet” rating. These fans include features such as a sealed/moisture-resistant motor, rust-resistant housing, stainless steel hardware, and all-weather blades.

o you feel like something is missing from a room’s design but you can’t pinpoint what it is? You might spot the problem just by looking up. It is said that the ceiling is the fifth wall, but homeowners often forget it exists when making design and decor choices. When most of us think about the ceiling in our homes, the thing that comes to our mind is white and flat. Despite all the amazing steps that we have taken in designing and decorating the rest of the house, the ceiling always seems to be something that skips our
mind rather easily. But a great ceiling design, whether it is in the living room or the dining area, the kitchen or the bedroom, can give a room a unique character that also leaves an indelible impression on the minds of those who step in. A great ceiling complements the rest of the room, lifts its visual appeal, and offers it a fresh new perspective that is both ergonomic and aesthetic. At the end of the day, it is the perfect blend of style with substance. The perfect ceiling design varies for each room and each home

Choosing The Right Pillow
hat happens when we don’t get enough sleep? Researchers around the world have consistently found that many aspects of our being can be negatively affected, including our behaviour, emotions, ability to learn, health, creativity and more. You might think that the key to a good night’s sleep is a good mattress, but the pillow that you rest your head on is just as crucial. We’ve all woken up with a crick in the neck, feeling unrested and groggy. What many of us fail to realise is that this has everything to do with our pillow choices. Pillows play a really important role in the quality of sleep, and
little or no support in this area can lead to neck pain, poor sleeping posture, and can even affect how well you breathe. The right pillow should comfortably provide support for your head and your neck, and it shouldn’t deflate or lose its fluffiness quickly. Most of us are clueless when it comes to choosing pillows. Where do we start? Where do we go when we step into a department store filled with rows and rows of pillows, mostly laid out in a way that favours the brand they’re trying to sell most? The first decision we make is usually towards the brand that we are currently using, assuming we like the pillow we are using. If our current pillow is causing us great discomfort, we will likely

STOMACH SLEEPER This style is best avoided because having your head fully rotated to one side is taxing on the body. For those that find themselves in this position, try a loosely packed pillow that’s soft and has no contour. Materials best suited are feathers, down, and wool as the head is able to sink into these and avoid being extremely rotated to maintain airways.
BACK SLEEPER It’s important for back sleepers to keep their head in a neutral position, where the chin is neither tucked in towards the neck nor pointing upwards. If this is your sleep style, opt for a lower pillow with a contour that’s made of solid material such as foam, rubber, latex or bamboo.
SIDE SLEEPER Side sleeping – the best way to sleep – helps keep the three major curves in the spine in their natural shape. This means more comfort and less strain on the body during the night. Maintain your side style with pillows made out of a solid material such as foam, rubber or latex.
lean towards the brand we heard of that was either recommended by those close to us or from an advertisement. Try asking the sales clerk about the pillows, and you will find yourself inundated with information primarily about the brand the store is promoting, but little or no information on other brands.Whether it’s feather-filled or memory foam, assess your pillow needs above with the need-to-know details. CARING FOR YOUR PILLOW Pillows are a breeding ground for bacteria and dust mites. Keep them fresh with protectors that are removable and machine washable. Look at replacing your pillows every two years at the absolute maximum, and wash pillow cases and protectors regularly. 44

t’s May and that means, ‘tis the season to be steady. And property protection is no joke with the increasing frequency and strength of hurricanes with every interval. Luckily, Barbados has been blessed with a low number of catastrophic cataclysms, but that is no reason to rest on laurels when nature’s course rarely bends to the predictions. Though this year is predicted to have fewer storms, that notion has no bearing on the intensity of each potential wave. Whether you need to batten down the hatches of your home, dry dock your boat, or keep your car out of the way of falling debris, the steps to security involve more than just insuring your possessions. Many aspects of home readiness can be minimal if frequent maintenance is observed throughout the year. Leaky ceilings, small cracks in walls, and rickety hinges can spiral into devastating infrastructure damage if not pre-emptively addressed. Take a tour of your home and inspect for potential weak areas in the worst of scenarios. A heavy potted plant can easily become a dangerous projectile in 200 kilometre per hour winds. Lawn and hanging ornaments should also catch your eye. When hurricane force winds blow, those tiny leaks and unsecured boards can become floodgates to the wrath of an indifferent gale. Be certain to have a contingency plan in place for making your abode sound and storm-worthy. Up on the roof, reserve a good amount of time to inspecting your tiles, shingles or galvanised house hat. Replacing damaged areas is the best option, best to patch leaks before the levee breaks. Any weakness on top of your house can easily translate to unrelenting wind and water damage if left untreated. Poorly attached galvanise can be peeled back like a tuna can and unsecured shingles and tiles can create a domino effect under extreme stress. Doors are gateways to your domicile; best not to leave them without reinforcement against the potential of a heavy-hitting hurricane. Well-kept hinges and sturdy materials are their own reward in the long run. Take a trip to the hardware store and ask a few questions about the durability of your homestead. Do not neglect your windows. Wind alone can decimate your frames and debris in the fray ramps up the need for safety. If you can’t afford storm shutters, some good 3/4-inch plywood cut to fit and well fortified should do the trick.
Doors are gateways to your domicile; best not to leave them without reinforcement against the potential of a heavy-hitting hurricane. Know the landscape of your personal property. Take a macroscopic look around your home and account for the potential of even small trees and any objects not firmly attached to the ground. Know the contours of your land. Find out the likely areas to enable water accumulation and circumvent the potential for that disaster before it’s need. Sealing cracked concrete can eliminate the potential for another heavyweight projectile. If you keep up to date with your home repairs, informed on the situation of the hurricane season, and have your emergency supplies and contingency plans set, then you should be ready to weather any prospective storms.

Pros and Cons of Prefab by Cara Briggs
I
t may still be a relatively new form of house building in Barbados, but prefab construction – that is, assembling a structure from components produced offsite – has had a rich, long history throughout the world. Today, architects and designers continue to explore how the concept can create affordable, eco-friendly, and stylish housing. Along the way, some of them have started
50
SMART HOMES MAY 2016
producing prefab designs that are easy for anyone to configure, customise, and call their own. Pro 1: Energy efficiency One of the benefits of prefab homes is that they tend to be highly energy efficient. As a bonus, modular homes’ tight construction has earned them a reputation for being
able to withstand natural disasters. Contrary to popular belief, prefabricated (modular) homes go into a foundation like any other home. Pro 2: Fast construction Fast construction is one of the big advantages of prefab homes. Because the parts of a prefab home come pre-made, all you have to do is assemble them and hook up the home to the needed utilities. The prefab goes up much faster because it arrives partially constructed. That means fewer days with labourers on-site and less vulnerability to weather delays and illnesses that can extend the construction process by days, weeks, and months. Still, there’s more to consider than just the construction time. Site preparation, including obtaining permits, can be a lengthy process. Pro 3: Affordability Building a prefab home is generally less expensive than building a comparable stickbuilt home. Nice, right? Part of the savings has to do with labour. It takes fewer labourers working over the course of fewer weeks to make a prefab move-in ready. That saves you money. If you’re open to buying an existing home, compare the costs of what’s available on the market with the cost of building a prefab. And remember that various levels of fittings and customisation can raise or lower the cost of your prefab. Talk to the manufacturer about cost-cutting strategies available to you. Con: More upfront payment If you buy an existing home you can make a down payment of around 20 per cent and pay off the rest of your mortgage over time. While financing and construction loans are available for many prefab homes, you’ll need to pay for the home’s construction before you move in. Your contract will include a schedule for paying in instalments while your home is being built. This pay-as-you-go feature of prefab homes means you need to be extra sure you can afford the prefab before you commit to buying it and putting it up. On the other hand, paying more up front can save you money in interest. Bottom line The cost of a prefab home will vary depending on how much you’re willing to do yourself and how much you outsource to others. Some ambitious home buyers may prefer to purchase a prefab home as a kit and assemble it themselves, with the help of a few (very good) friends. Others on the other hand are happy to spend the money to have the details of construction and permitting taken out of their hands. Wherever you fall on the spectrum, make sure you understand what you’re getting into before you go the prefab route. INSPIRATION & INNOVATION

Chlorine vs Saltwater Swimming Pools: Know The Difference by June Collin
52
SMART HOMES MAY 2016
S
wimming pool proprietors have used chlorine to sanitise pools for several years. Chlorine pools require lots of maintenance to make sure that the swimming pool stays clean. With technological developments, many people are discovering and changing over to saltwatertreated pools. The compound sodium chloride, also known as salt, is produced by chlorine and sodium. While both options contain chlorine, you will find distinct differences within the two methods of maintaining pools. The cost of chlorine pools is less expensive at the start, where saltwater pools necessitate purchasing a chlorine generator. Saltwater-treated pools are less expensive in the long run, where chlorine-treated pools require buying triple the quantity of chemicals than saltwater-treated pools, therefore costing more over time. Maintenance of chlorine pools calls for the owner or maintenance person to put the chlorine physically to the water. The maintenance person will conduct a test to establish the quantity of chlorine required to be added to the pool. This test is done routinely to maintain the pH balance as well as the calcium and alkalinity levels. Maintenance of saltwater pools doesn’t need great levels of chlorine as it uses the chlorine in the raw form. Chlorine is generated by using electrolysis which takes place through a saltwater chlorinator that uses electricity. This natural type of
chlorine is maintained instantly. Even though regular testing is done, it is not as extreme as with chlorine-treated pools. The pool and pump should be safe as this type of cleaning uses very low levels of salt. The balance of the water in chlorine-treated pools is extremely important, as any changes can cause our skin and eyes to become very sensitive. The chemical chloramine causes the pool to become unbalanced and in turn irritates the skin and eyes. This chemical is a mixture of chlorine and bodily fluids. It is very dangerous when handling chlorine therefore it is recommended to wear protective gear. Saltwater pools are softer on the skin as the level of salt in the pool is about one third of a human teardrop. This therefore means that the skin and eyes will not suffer any irritation as they sometimes do with chlorinated pools. Salt is a natural source and is therefore the healthier alternative for the environment. Things to consider: • A chlorine-treated pool costs more over time and calls for more maintenance. • You can experience discomfort from being in the unbalanced water. • A lower level of chlorine replenishes saltwater pools automatically. They therefore require less maintenance if set up properly.

Health-boosting Plants for Your Home A greater emphasis is being placed on the importance of developing and maintaining holistic and naturally healthy and relaxing environments worldwide. One aspect of this new attention to developing healthy living spaces is the attention being paid to plants.
Dracaena
Peace Lily
Aloe Vera
Spider Plant
Gerbera Daisy
Bamboo Palm Chrysanthemum
Aloe Vera This Caribbean staple is usually the go-to whenever burns, skin irritations or digestive maintenance are on the cards. In addition to its healing properties, aloe vera is known to absorb potentially carcinogenic chemicals such as benzene and formaldehyde, which are released into the air by household construction materials and cleaning agents. Aloe vera is easy to grow and maintain. It thrives best in areas with maximum sun exposure and can be watered one to two times a week. Peace Lily While this flowering plant is usually a staple in the most eyecatching floral arrangements, it also doubles as an air cleanser by removing formaldehyde, benzene, trichloroethylene and ammonia. This plant grows best when not directly exposed to sunlight. The soil must be kept slightly moist so weekly watering is advised and a liquid, all-purpose fertiliser should be applied once a month. Dracaena This family of plants is usually a popular choice for decorative indoor flora, because of their striped leaves which add a pop of colour to enhance any room. They are efficient eliminators of airborne xylene, trichloroethylene, and formaldehyde which can accumulate in the home from gasoline emissions and some types of paints, oils, and varnishes. Dracaena requires moist not damp soil for optimal growth as well as regular applications of monthly fertiliser.
54
SMART HOMES MAY 2016
Spider Plant This resilient and easy to care for plant effectively removes household carbon monoxide, benzene, formaldehyde, and xylene which can be emitted from leather, paper, and rubber products. It’s also considered non toxic if ingested by common household pets. Spider plants require bright, indirect light, relatively dry soil, and a cool room temperature. They can also be propagated very easily. Gerbera Daisy This bright, flowering plant is effective at removing trichloroethylene, which may be brought home with dry-cleaning. It’s also removes the benzene emitted from inks. Gerberas flourish in well-drained soil and between six and eight hours of direct sunlight. Leaves should be sprayed a couple times a week. Chrysanthemum The blooms of this plant help filter benzene, which is commonly found in glue, paint, plastics and detergent, from the air. This plant loves bright light to flower, so it is best placed near an open window with direct sunlight. Bamboo Palm This plant is one of the most effective filters for benzene and trichloroethylene. It is also a good choice for placing around furniture that could be releasing formaldehyde from its material. This compact palm only grows about five to seven feet tall and often produces flowers and small berries. It thrives in shady, humid indoor spaces with bright, indirect light and weekly watering.

KITCHEN HERB GARDEN by Natalia Nunes
T
here’s no need to go all the way to the Scarborough Fair for parsley, sage, rosemary, and thyme. You can have your own home-grown herbs right in your very own kitchen. How sweet is that? I spend, I would guesstimate, 40 per cent of my time in the kitchen. It’s not so much that I love to cook, which I do, but like my grandmother Ruby, I love to feed people. Consequently, I’m always in need of herbs. In my dream house, I will include a kitchen garden . . . in the kitchen. My dream is to have a huge kitchen where I can walk from my prep station straight out into a 56
SMART HOMES MAY 2016
wonderful herb garden yet still be inside the actual kitchen. Fantasy aside, the possibility exists that a small herb wall, inside or out, can become a reality. Picture this: a wooden or wrought-iron grid affixed to a wall in the kitchen where the sunlight and fresh air can play their very important role. The size of each area naturally will need to be large enough to accommodate a small pot and take into consideration the growth of each herb. I’m suggesting a size of perhaps 16”x9” to accommodate the height of scallions (chives). A six-herb grid should be sufficient for
any kitchen, methinks. I particularly like the usual suspects – scallions, hot peppers, thyme, sweet basil, rosemary, and sage. Those can easily be grown inside as long as they get some fresh air and sunshine. Don’t forget to water. I’m certainly no expert on growing plants but so far I’ve managed to keep a few things alive. There is quite an array of seedling herbs that can be bought in very accessible places like the supermarkets. What a great idea to have them right there where we can’t help but notice them on our weekly jaunt. The prices aren’t bad and for the amount of use we should get out of the plants not
to mention the convenience of being able to use fresh herbs while cooking, I say go for it. Apart from the obvious cooking uses, there are herbs which keep insects away. Bay leaves repel flies. Chives repel carrot flies and beetles. Dill repels aphids (small sap-sucking insects), squash bugs, spider mites, cabbage loopers (caterpillars), and tomato hornworms. Fennel repels aphids, slugs, and snails. Lemon balm repels mosquitoes. The smell from these fragrant herbs turns insects off as much as they turn cooks on. Isn’t it amazing that we are given natural repellents which are not harmful to us or our pets and for the cost of a plant or six, plus a minimum amount of maintenance, we can eat well and be protected at the same time. The herbs sold in the supermarkets and nurseries are normally sold in black or brown plastic pots. While these can be attractive because of uniformity, there are pretty ceramic, tin or colourful plastic pots that can be had at minimal cost. The different shades of green of the plants are beautiful. So in my real world, I have no kitchen herb wall. No indoor kitchen garden. Three little plants sit on my window sill while I sing sweet songs to saucepans filled with yumminess for hungry tummies. INSPIRATION & INNOVATION

Recycle by Natalia Nunes
T
o those who are not into recycling – I don’t mean keep riding your bike over and over – one man’s garbage may be another man’s treasure or it could be your very own hidden treasure. How many times have we looked at an object at home and thought, “What was I thinking when I bought that?”Or having opened a gift and thought, “That’s never coming out of the cupboard.” Most things can be morphed into something else. From simple makeovers to more complex ones, most things can be fixed. Nowadays, shabby can be chic. Simplicity can evoke elegance in decor without having to be Lalique or mahogany. Recycling is fun if we have the vision to turn a shipwreck into a work of art. Let’s start with a simple project like revamping a group of picture frames. Carefully take the photographs out of the frames and put in a safe place. If they need help, take the photographs to a good photographer’s studio and have them restored. You’ll be pleasantly surprised at the magic that can be performed to restore old photos. Even if the photos are in really bad shape, a photo can be taken of the old one and even turned into black and white which actually lasts longer than colour photographs, plus black and whites are stunning. Back to the frames. Use a fine grade sandpaper and begin to sand off the old finish. Have a soft paintbrush handy to brush away the dust when you are finished. Sand a group of frames – size does not matter. Having visited your hardware store and chosen a colour or colours you appreciate, lay the sanded frames down on an old sheet or a large sheet of cardboard on a worktable or on the grass. Spray the frames as directed on the can, keeping a steady flow to minimise pooling of the paint. If the photos are particularly precious, use painter’s tape to protect the inside of the frames to ensure the photos do not change colour from the chemicals in the spray paint. Make sure that you read the cans to see that the type of paint is what you will actually need for the surface you wish to cover. Allow a good two days drying time even if “quick drying” is written on the can. Clean all the glass with a good glass cleaner and pop the photos into their “new” frames. Voila! A fabulous new look. Rearrange the photographs in a different configuration on your wall and the new look should be pleasing. Citronella candle holders are really cheap. When the citronella candles have done their duties, don’t throw away those cute glass 58

Fill the glass holders with water for a grouping of tiny vases with flowers or add floating candles to the water for a fire on ice look. Oftentimes, we have old furniture hidden away somewhere or right there in front of us. Take it out and jazz it up. Imagine how we feel when we have a day at the spa or just a trip to the hairdresser and throw in a mani-pedi for good measure. I’m quite sure our old stuff feels the same when we give it a new lease on life. As long as the item has good bones, go ahead and breathe new life into it. A chair that has cradled many derrieres may not necessarily need to be replaced. A good sanding, a coat of paint or stain, and fresh upholstery is tantamount to a spa day. Anything can look refreshed as long as rigor mortis hasn’t set in. Recycle.
