From 2001 to 2011 • In 1991, the population is highly concentrated in the CBD region and the core city areas • The development of IT sectors in late 1990’s and other infrastructure and industrial development increased the population growth beyond 10kms from CBD. • From 1991 to 2011 the population gradually decreased in old areas. • For a city of its size, it has a very dense center that continues to add population • Changes in land use indicate that the region is simultaneously growing in a sprawling pattern • The population growth in the periphery of the city is evident along transit corridors to the north, south and west • Suburban areas resulted in rapid growth (within GCC boundary) • This most likely results from a lack of parcel sized tracts of land in the central 10 km of the CMA

• Most expensive land is that purchased in serviced residential plots are in city center • The cheapest unserviced residential parcels in the city. • Gradually the land price reduces from the city core to the periphery • Peri- Urban area land is most preferred due to the high availability of vacant land less price as compared to the core areas • Residential parcels within the 5km from central railway station (Purasaivakkam, Triplicane and George Town) has become very scarce. • The demand has shifted to next 5kms which lies between 5km to 10km from the city core
