committee letter from the summit county builders association

Welcome to the 20th annual Summit County Parade of Homes, a showcase of elegant mountain homes hosted every September by the Summit County Builders Association. This year’s Parade will highlight 15 homes, including duplexes, remodels and single-family dwellings, throughout the communities of Breckenridge, Silverthorne, Dillon and Keystone. Featured in this year’s showings will be new and emerging trends in mountain real estate, including main floor living along with an increased emphasis on outdoor living spaces. Breathtaking views, indoor and outdoor fireplaces, reclaimed timbers and expansive glass are among the highlights of this year’s entries. Several homes include elevators and some new ideas for kitchens, ranging from two-toned cabinets to a state-of-the-art working galley kitchen, will be on display. As has been the case for years, the Summit County Builders Association works tirelessly to put on the Parade so as to benefit The Summit Foundation, our community’s version of the United Way that supports a wide variety of community causes and outreach programs. Tickets for the Parade are $15 for adults; children under 18 are admitted free. Tickets can be purchased at City Market as well as each of the homes in the Parade. Tickets also are available

for purchase at the Bank of the West branches in Summit County. Programs are available throughout the county, at City Market, Bank of the West, Visitor Information Centers and local shops and restaurants. Mountain Living magazine will also offer free subscriptions to those buying tickets online. Tickets may be exchanged for wristbands at all homes on tour, and wristbands will enable visitors to view all the homes in the Parade during both weekends. The yearlong preparation efforts that go into the Parade of Homes could not be possible without our many valued committee members, board members, volunteers and community sponsors. Our thanks also go out to our devoted sponsors, Breckenridge Building Center, Bank of the West, Cutting Edge Woodworking, Aspen Grove Kitchen & Bath, SolarGlass Windows & Doors and the Summit Association of Realtors. We hope you find something inspiring during this year’s Parade – whether it’s for your dream home or a remodel – and that you enjoy the tour. Please also feel free to enjoy fall in the mountains, take in a good meal at your favorite restaurant, catch a movie at the Breckenridge Film Festival and start planning for your own piece of serenity and beauty here in our quaint community.

description This remarkable Silverthorne contemporary offers a refined vision of luxury. A modern, floating steel staircase climbs through the home’s three stories, while an adjacent elevator also offers easy access. Smooth, straight lines, minimal hardware and contrasting tones combine to create a sophisticated take on the mountain aesthetic. The exterior features of this home are as important as the interior; the home ‘walks up the hill,’ offering ground access from each of its three levels. An intelligent integration of site design and architecture provides connecting patios and walkouts, making for easily usable spaces. Exterior features include extensive accents, metal headers over windows, a four-car garage and dog run. Inside, floor-to-ceiling windows in the great room offers some of the finest views in the county of the Gore and Tenmile Ranges. Walnut hardwood floors and extensive steel beams bring a substantial vibe. A floating stone hearth adorns the great room fireplace. Flagstone is used extensively throughout the interior, including the entry, exterior patios and a lower level powder room; there, a floor drain allows the small space to be utilized for cleanup from outdoor activities. Expansive views of the Gore Range are visible from the master suite, which also accesses the nearby patio. The ensuite bath provides a glass-enclosed steam shower and wall-to-wall tile. Bamboo cabinets in the polished kitchen feature automatic doors; the muted dark cabinets are a dramatic counterpoint to the white stone countertops. Wolf, Sub-Zero and Meile appliances add a level of distinction to the room. Off the great room awaits one of the highlights of this house; an enormous flagstone deck, with a fireplace and heaters, to provide warmth against chilly highaltitude temperatures. The deck runs into the side of the

hill and becomes the home’s back patio. The upper level features a loft and three bedrooms, two of which walk out onto grade and connect to the patio. With high-end finishes, clean lines and smart design, this spacious home is a sublime retreat for owners and guests.

description Interior living space in Summit County is often as small as our great outdoors is expansive. #5 Dillon Pines South is a prime example of what proactive space planner Nancy Stone can do with limited space. Just 858 square feet of interior space and an additional 156 square feet of exterior space provides this homeowner with the comfortable “downsizing” lifestyle many of us desire. Making the most of that space was a primary goal for both the homeowner and the designer. Originally, Dillon Pines was built as a dormitoryapartment to house the workers who built the dam (for Lake Dillon Reservoir) in 1963. Once construction of the dam was completed, it was converted to condominiums and became Colorado’s first condominium complex. Space planning was not a priority for Dillon Pines original purpose; the single large bedroom most likely housed rows of twin beds. After private ownership, it could have housed two queen beds, similar to a hotel room. Previous occupants converted the large bedroom into two bedrooms, one of which did not have the legally required egress. The upstairs consisted of a small kitchen and living space with an oversized fireplace. Last year, this townhouse-style condo was a maze of dark hallways, dark rooms and tight corners. Today, it is rich with character and

ambiance. Natural light dances through each room and invites your company. Cool and warm grays float through the palette with aquatic reflections of this home’s million dollar view. This unit boasts a few luxury treats while most of the surface selections are classy, yet affordable. Custom built-ins provide storage while helping each room feel larger than reality. Relocating the stairs was the key to maximizing the home’s potential. The 9 square feet entry opened up to 40 square feet. It also allowed a (small) guest bedroom and bath upstairs and a utility room downstairs. Now, with the addition of the second bathroom upstairs, the master suite is truly a private retreat. Experience this little gem while you tour the 2014 Parade of Homes.

This home sits on top of four acres, at the end of a private drive, with terrific views of mountains and fairways. It is an exquisite blend of mountain home with a modern flair. Nestled among tall stands of trees, arched metal roof lines fit in perfectly. Dark timbers and light siding give the home a distinct look. Don’t miss the “wood” floor in the entry, which is actually the latest trend in porcelain tile, and the two-and-a-half story elevator wall. The metal and walnut floating staircase could be a work of art itself. A large kitchen features with double islands and a breakfast nook. After viewing the great room with floor to-ceiling-windows, a wood ceiling, stone fireplace wall, window seat/nap bed and a dining room, step outside onto the grilling deck and take in the water feature next to “The Fire Falls.” The arched wood ceiling that adorns the master bedrooms continues through to the exterior covered deck and fireplace. The large stamped concrete floored open family room and play area blend seamlessly with the connected exterior patio, fireplace, and hot tub. In the family room, two large backlit onyx slabs add art and elegance. We’re out of room to tell you everything that is special about this home so you’ll have to come see it yourself.

CBI Homebuilding

Breckenridge

description

Highlights

This Breckenridge custom home is the vision of its British owners, who desired a modern mountain getaway with panoramic views of the Breckenridge ski area and Ten Mile Range. Designed by Matthew Stais Architects, and constructed by CBI Homebuilding, the collaborative process of constructing this home proves that long-distance homebuilding can be an enjoyable and rewarding experience. While the exterior architecture fits right into its mountain surroundings, several interior features give the home a fresh and modern feel. The sleek, contemporary kitchen features gray painted cabinets, and a subtle checkerboard patterned tile floor, along with a new generation of Thermador appliances. Each bathroom has its own unique style and feel. The mudroom, loft, wet bar and closets feature site-built cabinets and shelves, which match the interior trim work throughout the home. Square drywall returns into painted window woodwork are a unique contemporary feature. Also contributing to the clean style of the home are the custom built interior railings made of steel, walnut and glass. Dry-stacked squared stone constructs a twoway fireplace and other accent walls throughout the home. The “snug” room opposite the great room is one area that contrasts the sleek look with an ‘Old World’ feel. It features “Highland Smear” masonry, rough-sawn beams, and rustic knotty oak flooring. Close to town, but miles from ordinary, this stylish mountain home is a refreshing change of pace, and an example of how no matter how far away you live, CBI Homebuilding can capture your vision.

description When you ask for the impossible we ask if you would like that with a view. The essence of the Rocky Mountains has been captured in this spectacular home whose sumptuous details are truly a sight to behold. From the gable rooflines and massive windows to the stone cladding, the exterior embodies a classic contemporary mountain home. That’s just what builder Jules DeVigne and the architect envisioned when they assisted the owners in attaining their dream. First, he helped locate the lot where the home was built. He and the architect assessed every angle and view assuring the owners the best that Breckenridge has to offer the eye. The main level of the home features steel and wood vaulted ceilings that were finished with rustic siding to enhance the feeling of the local mining business in 1880. Floor-to-ceiling windows frame views of Breckenridge Mountain and allow the maximum amount of light into the home. Accents used throughout include variations of stone, wood floors, granite countertops, and a flagstone terrace that utilizes raw steel for a floating staircase. The entrance of the home showcases an open floor plan. A large, floating, and unpainted steel staircase spans the home’s three levels. The main level of the home includes the kitchen, master suite, living and dining room. Outside is a spectacular covered flagstone terrace that contains a prominently featured stone fireplace. In the kitchen, a unique wall of windows lies above the base cabinets. The two-toned cabinetry, with a light and dark wood, and the natural stone leathered granite countertops adds an array of color and patterns. The kitchen is completed with a Wolf/ Sub-Zero appliance package. This makes for a nice

place to cook, relax, or converse. Everything about this kitchen says welcome. The master suite sits two steps down from the main level. The spacious master bedroom contains a stone fireplace, private deck, and majestic mountain views. The master bathroom features two large walk-in closets, a master bath with his and her sides, and a double entry custom glass steam shower. This suite conveys comfort! The carpeted upper level offers another master suite, and an office with a full bath. Downstairs, an expansive gathering space includes a large bar, a billiards room, a sitting room with a fireplace, and a theater. A bunk room, two bedrooms, and three baths round out the space. With high-end classic finishes, smart design, and stunning views, this home provides a comfortable, spacious retreat for family and friends.

description

Highlights

This Blue River home is a model of compact, efficient and cost-effective design. An open great room on the main level provides a spacious feel, while a fireplace and reclaimed, circle-sawn pine floors warm the space. In the kitchen, custom alder cabinets and black granite counters with a leathered finish are offset by the floor, built of reclaimed pine. A steam shower and custom cabinetry in the ensuite bathroom of the main floor master bedroom create a comfortable, high-end feel. The nearby powder room is flooded with sunshine from a light tube skylight. Stained concrete floors in the lower level are cut and installed in a three-foot diamond shapes, providing a functional, eye-catching design solution. A family room and additional bedrooms are located on this level. Outside, the exterior is a rustic mining/modern hybrid exterior style, built of corrugated metal with wood accents. The passive solar design helps offset energy costs. Beautiful Goose Pasture Tarn lake is visible from a variety of areas in the house, including the living and dining rooms as well as the master bedroom. An outdoor deck is strategically located on the south side to capture lake views as well.
